Just for the record: any referral network demanding a $2,000 “deposit” before you’ve closed a single transaction, on top of the 25% referral fee per lead, WHEN THEY HAVEN’T EVEN CLOSED A SINGLE TRANSACTION IN YOUR MARKET…. is a damn clown.
You got it? A damn clown.
I’m proud to say I kept the guy running himself in circles for two hours on the phone trying to sell this “service” before he finally gave up. Lol. If someone’s willing to waste your time that much, you might as well waste theirs too!

How much to charge as property manager? by /u/ThreeRRRs
It's come up twice in two weeks now, people want me to rent their place, then act as a property manager, as many property managers won't take single on single units. I'm happy to do it, but wondering how to charge. Flat monthly rate? If they have a major project I need to facilitate, do I charge a percentage of the project cost as well? Want to be fair to these people, but don't want to undersell myself either.

ESA policy in Massachusetts? by /u/Reuvenisms
Hello, I recently became a Realtor in Massachusetts and I am advertising an apartment for rent. A potential applicant has said they have four ESA (two cats and two ferrets).
I tried calling the health department to find out what the bylaws say regarding the number of ESA allowed in one unit of an apartment building but they are closed until Monday. Could anyone offer me some sort of clarification as to how many ESA a person is allowed in a small one or two bedroom apartment?
If someone has twenty animals am I still obligated to show them the apartment? Am I allowed to ask them for a Dr note declaring the need for so many ESA? Any help here would be greatly appreciated.

Who’s right here? by /u/Ill-Psychology1988
I posted a video on TikTok and IG, mainly for entertainment. I told a story that an old Principal Broker shared at a meeting about the classic refrigerator swap: buyer writes “refrigerator” into the offer without any specifics, seller leaves the old junky refrigerator and takes their new one that was present for showings.
When I write personal property into an offer, I always write “as seen on date of showing, etc.” Or, “as seen in listing photos.”
Someone commented on the video and said essentially you don’t need to use that language, and it’s to be assumed that the buyer is referring to the appliances that were present during the time of showing. The commenter also said that MLS regulations would favor the buyer here, and the sellers should just assume they need to leave the photographed refrigerator. We’re in Oregon, by the way.
Thoughts? Opinions? Would the sellers technically have been in violation of the contract by leaving the junk refrigerator if the refrigerator type wasn’t specified?

I have a seller trying to take a new refrigerator with her. And we’re covered, as in it’s in the contract - so we had to remind her of such. But it got me wondering, what’s the weirdest thing you’ve had a seller take at close?

How would the average realtor react to this? by /u/zeroedit
Let's say you're in charge of a listing for a condo, and you get a call from the neighbor explaining that they're noise sensitive and want you to advise prospective renters of avoiding things like running subwoofers in the house. Would a realtor actually consider doing that?

Buying agents picking my listing apart before writing an offer, is this normal? by /u/mayhemy11
I currently have a listing on a lower-priced home built in 1950. My seller can't afford any repairs to be done and only accepting cash or conventional. When other agents call to look at the home I let them know my seller is not open to repairs. We had to terminate an offer already because they were using a VA loan, got the inspection and the list of repairs was extensive to make it go VA such as repainting the house, replacing gutters, replacing window sealant, trimming tree branches, replacing light switches, water heater straps (this one I got her to do), replacing window screens and a few other things. My seller refused to complete their list so we terminated.
A different agent shows her buyers the home today and then calls to tell me there are big problems with the subfloor because there's some slopping in the kitchen. Except the other inspection didn't point that out. She kept going on and on that it is a major problem and said if her clients write an offer they're going to request an escrow holdout if it's discovered on the inspection report.
I'm assuming the other inspector would've caught that and the agent with the VA buyers would've called that out.
Can an agent influence an inspector to call out something for their gain?
I'm still new but it feels like I'm playing a game of poker with these agents!

Is it okay if the new deed on home purchase doesn't match anything on the P&S? The sale went through a relo company. by /u/indi50
The P&S has the seller as the relocation company. As does the 50 other pages of documents my buyers signed. The deed shows the people that lived there and a date of sale before my clients even heard about the property - I'm assuming it's when the people who lived there sold it to the relocation company.
The title company (one I trust) approved it all so I'm assuming it's fine, but.... It just doesn't sit well with me that it completely misrepresents what happened. The buyers' names are the only thing factual on the deed.
Should I worry about it? I'd love to hear from someone familiar with why this is the way it is. I assume they don't want to do a formal deed for the short time the relo company owned it, but feel it should be handled differently. At least have the actual date the buyers owned it from.

What do you say to buyers who have changed their mind and want to wait to buy?
I have some clients who currently own a home so they don’t have to move which is nice, but they are looking to upgrade. Today they told me they are not interested in entering bidding wars or waiving inspection and would like to wait until maybe summer or fall when there are less buyers.
Frankly I don’t blame them, but obviously it’s effecting my income. What should I tell them?

Does this sound fishy at all? by /u/AidenR20
I’m newly licensed (Oct 21’) and my broker sends me leads, he’s older and doesn’t wanna grind as much so he sends me a lot. This one he sent was interested in a commercial property awhile back. We lost touch for a couple months and then I texted him recently to see if there’s anything I can do for him, and there was. He sent me some places he was interested in, and then I just wrote a LOI on a $1.5m commercial space about a week ago, and now he wants another one on a ~$600k commercial space.
I’m obviously new so I don’t sh*t lol, but is there anything I should be looking out for? Or did I just hit the jackpot?

Optional resources for certification course / exam? by /u/candlerc
What good resources (books, study guides, podcasts, etc…) are out there to help with the certification course and the exams? (Specifically in Georgia, if it matters) I’m probably gonna do the online course so I can better balance my current job with the class, and I want to make sure I have all the tools to succeed without having access to a live teacher.

Questions for Luxury Agents by /u/ollopAgg
I’m a newer agent, closed some deals. I really want to get into luxury real estate 1mil+. Not just because of the commission but because I think I’d enjoy working with those kind of people. So I just have a few questions.
1) How do you prospect for clients in that price range, listings and buyers 2) Is the commission still 5-6% 3) What do you do to market the property besides professional photos and video 4) Do you still hold open houses, I’d imagine you wouldn’t want random people walking into it just to see a super expensive house 5) Depending on the status of the person I’m sure they’d want to be left anonymous do you have to sign an NDA or something similar?
