House Hunting 101 | Buyers Guide 
Beginning your home search?  It can be a confusing and overwhelming process.  Where to look, and more importantly what to look out for!  A good REALTOR® will guide you though the process and give you the tools to buy your dream home.
Narrow down your search area.  Do you want to be near the interstate or beaches?  A gated community or one without deed restrictions?  Many home owners have boat’s and other outdoor toys that are not allowed in certain communities.
Step One | Secure Financing
Do you go car shopping without a budget?  NO!  
You want to know what you can afford, and what your total monthly payment will be.  Thats why its important to speak to a lender before you schedule your first set of home showings.  Many local lenders can get you a pre approval letter in as little as 24-48 hours as long as you dont have bad credit and solid employment history.  Self employed or buyers with bruised credit may take a bit longer. Many companies offer incentives such as down payment assistance, or free appraisal fees.   Your agent can assist you on a reputable lender in the area.

Step Two | Ask your REALTOR® to send you properties NOT Zillow
STOP LOOKING ON ZILLOW.  No seriously.  Zillow and other home search sites have OLD and OUTDATED information that reels you in only to disappoint you. Or gives false estimate to a home owner looking to sell their home.  Your time is precious and your attention should be focused legitimate information.  Every time you click on “learn more” via one of those sites it goes to a REALTOR® that pays for the service.  
Have a question?  Email or text the realtor you are working with. They have access to ALL properties for sale and will send you alerts directly out of the MLS (multiple listing service) for your area.  This search is great because it also alerts the user to any NEW listings as soon as they appear.  This puts you AHEAD of other sites and lets you see it as soon as its live.  
Be Realistic With Offers
“He didn’t even counter when I offered 60k below asking”.
If you offer too low, you risk offending the seller.  Legally they do not need to respond if they aren’t going to accept your offer.  The market is up and homes are selling with in 97% of listing price. While there are still deals out there, its not the same market as a few years ago.  We see much less foreclosure and REO properties.  
Homes that are priced right often have bidding wars.  That is why you need to come in with a STRONG offer.  Your realtor can provide you with comparable sold properties to assist you in your decision.   Proof of funds is always required when presenting offers.  Do not be offended when your realtor asks your pre qualification lets the buyer know you are as good as cash!
