Higher Interest Rates May Help Housing Market, But Is It the Right Time?
Higher Interest Rates May Help Housing Market, But Is It the Right Time?
The housing market has been experiencing a rough patch in recent months. House prices have plateaued, mortgage rates have risen and homebuyer confidence has taken a hit. But there could be a silver lining for buyers looking for a bargain. Higher interest rates could be a sign that the housing market is bottoming out and will soon rebound. If you’ve been looking to buy a…

‘We’ll buy your house now…’
What a lot of sellers don’t realize when you use one of these type companies you are not getting full price for your home. Of course it’s understandable that some people just want to sell their house and be done with it. BUT, what a seller may not realize is the additional fees a seller would pay can be up to 6-8% of the purchase price.
That’s a pretty big hit on a bottom line. Of course I will…

Whining about losing an offer…
One of my colleagues was whining about not getting a contract accepted. I think he believed that he was not being treated fairly when attempting to show the property.
Unfortunately what has been happening in this market is properties are being snapped up almost immediately. We are literally selling homes that are in the CONING SOON status which means we are letting you know ‘this property is…

When is enough ENOUGH?
When is enough ENOUGH?
When I take listings I will take it at 4%. For those who don’t understand what that means is there are TWO sides to a real estate transaction. There is a seller side (person selling their home) and a buyer side (person buying a home). As a listing agent I take the listing and the seller agrees to what he/she is willing to pay for my services.
In traditional times this 4% fee is split 2% for the…

Fair Housing month? National Association of Realtors is a JOKE!
Fair Housing month? National Association of Realtors is a JOKE!
The National Association of Realtors has deemed April to be Fair Housing Month. This is extremely hypocritical as every Realtor I try and work with ANTI FAIR HOUSING when it comes to working with the Housing Choice Voucher Program (aka Section 8).
Fair housing basically states you can not be denied housing based on race, color, creed, familial stays, gender, or finances. The problem is that most…

I offered a helping hand but…
Someone posted on our internal message board they were looking for a study guide to a neighboring state. I am licensed in that state and have a study guide albeit from 2018 but useful nonetheless.
When I spoke to the agent she insisted she only needed the state portion of the exam test questions. I explained it is a general study guide for the entire test. I don’t have one specifically for the…

‘ I need showing help…’
This is a personal pet peeve of mine. Unfortunately A LOT of Realtors are lazy or just not a full time Realtor. These Realtors have other Realtors showing their clients property.
If I am your client you should be showing me the property not a random person you contact to show the property. My biggest problem with this is in the extremely crazy market many times when a property is shown the…

Should I attend an inspection he asked?
I can’t really get on this guy for this question. But as your Realtor I always attend the home inspection. The home inspection let’s us know what is going on in the house. What we see isn’t always what we get.
Also after an inspection it can open up a new round of negotiations. Not tons of dollars but it opens up a line to get credit for things that have to be fixed in the home.

How long should my buyer take to respond to an offer
This was the question I saw yesterday. Seeing that we are in such an aggressive market your seller should respond to an offer within 24hours.
This is just common courtesy. We submit an offer and we want an answer asap so we can counter or if there just won’t be a meeting of the minds then we move on
I thought this was common knowledge but as I said my colleagues may not always use their…
