Look. I know that like. Pluto is not the god of business and that wealth is not equivalent to business but like 1) the meaning of wealth has changed over time and differs among people and I'm pretty sure now when you think of wealth and wealthy people, you think of people who own fortune 500 companies and know what stocks are, and 2) I love the concept of tired businessman Hades/Pluto who just wants to spend a quiet day with his spreadsheets and a pencil, and not have to deal with whatever nonsense is currently being drummed up by his employees
Anyway -- Nico's wealth being generational due to his grandfather (and I want to assume that politics was a family thing so likely also before him) vs Hazel's wealth being hard earned, which, at least in the current age, means business know-how and being able to file a tax report and reconcile a balance sheet sheet and understand excel (I might be slightly projecting here lol)
Hazel being almost an obsessive accountant, monitoring bills, income, every single expense and penny off the street vs Nico who knows the value of things, like antiques, stuff with history. He can do surveys of property, anything that has the potential to be passed on. He's good with valuing a will - splitting assets between family members. Or managing a trust, devising different funds for the future. I think he's probably very good at looking at the long-term. And thus pretty good at noticing when someone is scamming another person with the whole "it'll be cheaper in the long run" thing, or "it'll increase in worth over time".
And since generational wealth is mostly familial, I don't think all of it has to be specific to monetary value either. Emotional wealth, the value something carries emotionally, is also something he can sense. A cheap wedding ring passed down from generation to generation could be more valuable than a standard cut diamond bought today.
Like he could look at old vase on sale at Goodwill for $2 and know it's monetarily cheap, but emotionally it's valued in the thousands. I think it could be kind of cool for things that carry high emotional value and were a part of a family's lineage for generations, if he could touch them and see the history behind it - but that doesn't really fit in with the scope of his current powers or the general theme of the Underworld so :/
They're both good at investments as investing is kind of the core of wealth management and plays a big part in building generational wealth these days, although, I'd gather that Hazel is probably better at it.
Nico, however, is very good at being able to calculate future value of a long-term investment (at least 20+ years).
Hazel can calculate future value of any kind of investment - short term fixed deposits, long and short-term investments, property changes (she absolutely hates house flippers, especially when they change or cover all the older original work, because it cuts the value down so much more than they realize), other stuff that has slipped my mind because my brain is stalling, etc.
Hazel's your go-to for reviewing the split of assets during a divorce. She's extremely meticulous and can track down even the most hidden of accounts. She's also the one you want to talk to about getting the most out of filing your taxes. She will go through every single one of your purchases, no matter how minor, to find a loophole she can work with to shave even only a couple cents off.
(disclaimer: bermuda does not have income tax so i have no idea how filing taxes actually works, other than the two canadian tax classes i took over five years ago as part of my degree)
Hazel can also assess depreciation somewhat automatically. Someone trying to choose between types of equipment can go to her and be like "which one will depreciate in value faster if I do X with it" and she'll look and point and if you ask her why, she can sprout off some nonsense at the top of her head without thinking - like percy with sailing, or my hc about jason/thalia and their inherent diplomatic schmoozing skills.
However, unlike them, she maintains understanding of what she's said when she's exited the environment, either because the power just does that or because Hazel is an amazing busy lady. if you casually said "hey hazel, between X brand and Y brand, which will drop in value faster" she'd have to think about it because it's not really "business" related.
In that sense she's also REALLY good at noticing trends. most of it is subconscious - what brands are becoming more popular, what clothing styles are losing touch. I put this in a previous fic, but she's very receptive gemstone trends. She can tell which stones are moving up in popularity and which are going down. In my headcanon about her business with Walt, this is very useful.
Her ability to notice trends, especially from a monetary standpoint, also helps with her managing stocks, and allows her to invest in high interest but riskier equities with very minimal loss (trends aren't set in stone, you know? Sometimes things happen and everything sudsenly shifts)
Plus back to the whole wealth is conflated with succesful business these days concept, putting Hazel in charge for just a day can boost a business's ability to turn a profit. In just a few hours, she can have all major flaws analyzed.
In New Rome, if someone is opening up a shop or whatever, they'll ask Hazel to review their plans because she can immediately point out all the issues and devise a better way to go about things. A couple times she's just taken them gently by the shoulders and said in the kindest voice ever, "This is going to fail. Do not put money into this." Sometimes it's the business concept, sometimes it's the person behind the concept. They either listen or they don't and if they don't, Frank is there to listen to all her complaints about them going against her advice.
Also - as an U-turn back to the splitting assets in a divorce concept, I'm not sure about pre or post-nuptial agreements. I think pre-nuptials are pretty straightforward in a "this is what im bringing in and want to keep separate from marriage" kind of thing, which Hazel could handle easily. I know in both cases it's important to declare all assets - which again Hazel could easily handle.
Post-nuptials are probably more of Nico's thing because at that point the assets in question have become merged and become familial, and much of generational wealth is in the idea of building wealth to leave behind to your family so they may have a better opportunity to build wealth to leave behind, etc, etc. Especially since post-nuptials, I think, are typically created after children are born, and those are the people who wealth is supposed to be left behind to.
This also kind of plays with my idea that the underworld is inherently familial/communal - as a person cannot bury or perform the proper funeral rites on themselves. Plus the Cocytus is the river of lamentation (aka grief and sorrow) and I imagine some of that comes from the people left behind, crying over their lost loved ones.
Also I think the idea that children of Pluto are resistant/immune to monetary greed. Since Hades was never technically the god of wealth, and was only conflated with him over time (to which, I would imagine some things and behaviours began to pop up, like they'd always existed and then becoming Pluto in the Roman era just solidified that conflation), his kids don't really have this innate resilience, but their dad is also rich and loves them, so their ability to fall prey to it is lower.
Oh! Oh! And Hazel can inflict plutomania on people, which is a word I discovered just now that means "the excessive desire for wealth". I don't know how this would be helpful but idk - social wealth is something I found popping up a lot so maybe if Hazel needs information on something that a person won't give, she can utilize plutomania to inflict a desire for social wealth in the person to get them to spill the information
(Social Wealth is about connection and network, having a sense of belonging and trust essentially. Someone with a lot of social wealth will have a lot of connections versus someone with no social wealth)
(oh yeah in my hasty google search to fact check my understanding of generational wealth when I started this post yesterday, I discovered there are many types of wealth. The number kind of varies from result to result, but essentially the 4 mains ones are: Financial Wealth (obvi), Social Wealth, Time Wealth, and Health Wealth (haha, it rhymes). But anyway yeah. Not sure how it could all loop into her without making her too all powerful but like. Hazel is also super cool and deserves to be godlike in consideration so 🤷‍♂️)
I love that when I started this yesterday it was a lot more clear cut and then I came back to finish it and ended on a ramble 😂 I do not have the energy to go and tidy everything up into something more coherent and uniform so this is what it be 👍
Oh, also, Hazel is amazing at gambling and poker. Nico is also good at poker but that's because he's reading people's souls to figure out their tells. Hazel is good at it because she attracts cash money and therefore always wins. That's why whenever anyone plays poker or places a bet with her, money can't be involved.

It came to my attention a little while ago that AAs have criticized my stance on Jensen's house purchase under the guise of "making fun of fan fiction". Included in the points these AAs were making pertaining my blog specifically was pertaining to how "buying a beautiful historic home was a poor choice". Yes, it was a poor choice not only from a spiritual standpoint but also for more logical, physical reasons.
Tumblr media Tumblr media
There are multiple cemeteries within a 2 mile radius from this house. Maybe not close enough to be a big deal but given there are quite a few in this general area, depending on your set of beliefs this may or may not be a deal breaker.
A potentially big public health issue is there's a landfill not even 3 miles from the house. Some of the concerns with sanitary landfills include methane gas and leachate leakage, general habitat destruction at the landfill site, potential scent issues during summer months especially, more rodents, etc. While this might not be an "open air" type of landfill where garbage is not buried or otherwise separated from land outside of the said landfill, there are still potential health hazards associated with living within a 3 mile radius from a landfill. According to one cohort study spanning from 1996 to 2008 of about 250,000 people states that people who live within 3 miles from a landfill in central Italy were more likely to be admitted to a hospital or die with lung disease compared to those who lived further away from landfills. One of the biggest culprits with the reported health ailments higher in prevalence and incidence in these areas is hydrogen sulfide. While it's said that trash regulations are different from US regulations where this house is located and therefore some like that expert try to say this doesn't apply to the US, is it really that safe to live near a landfill (looking at you Love Canal)? Other studies conducted in the past which are mentioned in this paper listed on the EPA's website suggest there too are health hazards of living near landfills in the USA as well, not just Italy or even England. Point is, it may be debatable as to how "safe" it is living near any landfills let alone this one but it is nonetheless a factor one should consider when buying any home. Location, location, location as any real estate agent can tell you...
According to the Home Details per Zillow, this house has depreciated greatly over the years. Back in 2001 this house sold for $48.9 million dollars. This house was listed in September 2013 for $62 million dollars and removed April 2016. In August 2021 it was sold for $17.5 million, which is a good bit less from the $48.9 million it was previously bought for. Part of this property sold (separated into 7 separate lots, as it was once a 20 acre property) for $5 million back in May 2023 with another part of this property being listed for sale for $44.5 million. The portion of the property Jensen bought in July 2023 was purchased for $9.375 million and appears to be the main house on this property. Overall, the value of this house greatly depreciated over the years. It appears that in order to make this house actually sell the property had to be reduced in size to make it more affordable to buy. Chris Mark's property that's also for sale in Woodstock, CT property also shrunk in size. This particular house which is about an hour and 45 min Northeast from Jensen's CT property also greatly decreased in value. It seems that the decrease in number of acres included in the current price was a move done to make the house more affordable or in other words, so someone buys it. It was listed for sale in Oct 2022 for $50 million, down to $35 million in March 2023, $29.995 million in April 2023 and taken off the market in May 2023. However, the house returned to the market in July 2023 for $26 million, increased to $39 million in September 2023 and again removed early Oct 2023. The Chris Mark mansion was listed yet again 2 days before Halloween for $29 million and is still on the market as of today, February 18, 2024.
4. I mentioned this before but some people in the past speculated the Ackles may intend on opening another brewery or even a B&B at this house. According to the zoning type for this property (AAA), they would not be allowed to open any manufacturing facility on this property (or really most any kind of business), nor would they be able to have a B&B on this property per current Fairfield city ordinances. Someone else about 4 miles from the Ackles' property over 10 years ago tried to get a law passed to allow for B&Bs in residential areas, which ultimately did not pass. This same house a woman wanted to turn into a bed and breakfast was sold a few years later.
Overall, the general rule seems to be that buying houses may not be the greatest investment when crunching the bottom line numbers but this is especially true with the larger houses. Given the Ackles' history of buying homes to renovate and then eventually sell, they most likely intend to sell this house at some point down the not too distant future. Given they also probably won't make this their forever home, the cost of the upkeep of this house compared to what they purchased this house for and ultimately sell it for probably will not churn out the profits they are hoping to gain by selling down the road. If the Ackles' had any intentions of using this house for anything other than as a personal residence (which was not listed on the real estate paperwork at the time of purchase back in July 2023), their plans would/will be foiled rather quickly.
I brought up the Chris Mark house as another case where McMansions just aren't a good investment. Not only is this house not a good choice for an investment as is the case for a family like the Ackles, the location of it is in my humble opinion not the greatest overall despite it being an affluent neighborhood due to some of the landmarks in this area.

Swedish Wind Farms Facing Bankruptcy
By Paul Homewood
From the Brussels Signal ;
Two Swedish economists have issued a warning that the country’s wind-power industry is on the brink of a wave of bankruptcies.
Christian Sandström and Christian Steinbeck analysed wind-power companies’ annual reports in Sweden and their work revealed “significant financial problems”, they told Swedish media outlet Kvartal on February 28.
“The total loss for the years 2017–2022 amounted to 13.5 billion Swedish krona [€1.2 billion], which meant a loss margin of 39 per cent,” they said about the sector.
Such heavy losses seem to be the rule rather than the exception for wind-power companies in Sweden, according to the annual reports.
The Swedish Government has been pushing its national energy policies in a “green” direction, promoting wind power and decommissioning nuclear power plants. But the cost appears to be much more painful than previously thought, the economists stressed.
Sandström and Steinbeck have been pointing towards profitability problems in the wind sector for some time “despite suppliers benefiting from Government support through electricity certificates and being exempt from covering the entire expenses associated with grid adaptation for wind energy or the depreciation of properties near installations”.
Since the economists’ initial findings, Markbygden Ett, Sweden’s largest wind-farm installation with 179 turbines, is already facing bankruptcy, stacking up hundreds of millions of krona in debt.
The firm is not alone – many other alternative-power companies in Sweden are in trouble.
Sandström and Steinbeck pointed out that the sector as a whole has not made a profit in any year since 2017.
Company losses have ranged from 19 per cent to 90 per cent of turnover between 2017 and 2022, they said.
“The losses are simply because the industry cannot produce electricity at a cost below the market price, despite extensive subsidies,” the economists noted.
“That would put any other industry out of business, [although] the rate of investment has been very high.”
Both newer and older plants in the heavily subsidised industry shed cash, while economies of scale are also a limitation. The biggest farms make the biggest losses and only moderate-sized wind farms, with between 20 and 30 turbines, are turning any profits and those are at best described as “modest”.
Costs have failed to come down despite growing experience among those operating in the sector and the researchers did not observe any correlation between time elapsed and increased electricity production from existing turbines.
“Just as sailors on sailing ships once had to pray to higher powers for wind to get somewhere, wind farms can only wait for the right amount of wind,” they added.
On top of that, just 20 per cent of wind turbines in Sweden are Swedish owned. The rest are operated by foreign enterprises. Some 13 per cent of the reviewed turbines are Chinese.
Sandström and Steinbeck said the Chinese investors made their calculations based on “wind mapping” carried out by the Swedish Energy Agency and they have doubts about the accuracy of the data.
Also hammering profits is the fact that large parts of the Swedish wind-power industry cannot transfer or save power over-generation, meaning electricity needs to be consumed instantly or not at all – making it effectively unsustainable.
A few wind farms in the South of the country have gained financial momentum in recent years but all the others are stacking up more losses.
The academics noted that the change in the Swedish energy mix – decommissioning nuclear plants in favour of wind power – was politically driven and that no robust, financial independent industry has subsequently emerged.
A peculiar paradox also haunts the sector, the economists stressed. Low levels of wind leads to high electricity prices yet it also hinders electricity delivery.
On the flip side, when the wind is more powerful, oversupply drives down prices when there is ample electricity for sale.
“It is difficult to see a way out of this dilemma,” Sandström and Steinbeck concluded.
Three things stand out here.
Tumblr media
Second is the fact that low winds mean high market prices, and vice versa. Obviously wind farms make their money when the wind blows, so low prices at those times drastically impact earnings.
In the UK, the CfD subsidy protects wind farms from these fluctuations, whilst ROC subsidies are generous enough to offset low market prices.
And thirdly, the article rightly notes that wind farms don’t have to pay for grid adaption and other wider system costs.

A House committee on Friday made public six years of former President Donald Trump's tax returns, which showed he paid relatively little in taxes in the years before and during his presidency.
The House Ways and Means Committee had voted to make the thousands of pages of returns public in a party-line vote last week, but their release was delayed while staffers redacted sensitive personal information like Social Security numbers from the documents. Friday's release, the culmination of years of legal wrangling and speculation, included both personal and business records.
Trump on Friday blasted the release in a statement and on his Truth Social platform, saying “the Democrats should have never done it, the Supreme Court should have never approved it, and it’s going to lead to horrible things for so many people."
He also maintained the returns he fought to keep hidden — despite modern precedent that Presidents make their returns public — "show how proudly successful I have been and how I have been able to use depreciation and various other tax deductions as an incentive for creating thousands of jobs and magnificent structures and enterprises.”
The panel’s top Republican, Rep. Kevin Brady of Texas, called the release of the documents “unprecedented,” and said Democrats had unleashed “a dangerous new political weapon that reaches far beyond the former President, overturning decades of privacy protections for average Americans.”
“This is a regrettable stain on the Ways and Means Committee and Congress, and will make American politics even more divisive and disheartening. In the long run, Democrats will come to regret it,” Brady said.
The returns confirm much of what was contained in a 39-page report from the Joint Committee on Taxation released last week, including summaries from Trump’s personal tax forms and business entities.
For example, in 2020, Trump appeared to owe nothing in taxes, the report showed. That was thanks to Trump claiming $15 million in business losses, which resulted in him having negative $4 million in adjusted gross income. Trump then claimed a $5 million refund.
Tumblr media
Trump reported millions in negative income in 2015, 2016, 2017 and 2020, and he paid only $750 in federal income taxes in 2016 and 2017.
In 2019, Trump and his wife, Melania, reported significant losses of more than $16.4 million but reported a total income of $4.4 million.
The returns also show Trump had numerous foreign bank accounts between 2015 and 2016, including in China, the United Kingdom, Ireland and St. Martin. The existence of the China account was first reported by the New York Times in 2020. Trump Organization lawyer Alan Garten told the paper then that the company had “opened an account with a Chinese bank having offices in the United States in order to pay the local taxes” after opening an office “to explore the potential for hotel deals in Asia.”
The other accounts were in countries where Trump had properties. His 2018 through 2020 returns only note having an account in the U.K. “I have many bank accounts and they’re all listed and they’re all over the place,” Trump said during an Oct. 2020 presidential debate. “I was a businessman doing business.”
The committee report also listed several overarching issues it believed the IRS should have investigated. For example, Trump claimed large cash donations to charities, but the report said the IRS did not verify them. The report also said that while Trump’s tax filings were large and complicated, the IRS does not appear to have assigned experts to work on them.
The Ways and Means Committee separately released a 29-page report summarizing its investigation into an IRS policy that mandates audits of returns filed by presidents and vice presidents. The committee found that the IRS had largely not followed its own internal requirements, beginning to examine Trump’s returns only after the House panel inquired about the process. Just one year of Trump’s returns was officially selected for the mandatory review while he was in office, and that audit of Trump's 2016 taxes was not complete by the time he left the White House, according to the report.
An audit of Trump's 2015 taxes was started shortly before the 2016 audit in 2019 — the same day the Ways and Means committee asked for information on the mandatory audits. Neither the 2015 audit nor audits of Trump's 2017-19 taxes that began after he left office were marked as being part of the audit program, and as of last month, none had been marked as completed either, the committee said.
The committee obtained Trump's tax returns in November, following a yearslong court fight for documents that other presidents have routinely made public since the 1970s.
The dispute ended up at the Supreme Court, which rejected Trump’s last-ditch plea to block the release of his tax records to House Democrats in a brief order handed down just before Thanksgiving.
Trump's refusal to release his returns led to a swirl of suspicions about what he might be trying to hide — foreign business dealings, a smaller fortune than he'd claimed publicly or paying less in taxes than the average American.
During the 2016 campaign, Trump maintained that he couldn't release his returns because they were under audit, and that he would make them public when it was completed — a vow he walked away from after he took office.
Information about his taxes has dripped out over the years.
In October 2016, The New York Times published some of Trump's 1995 state taxes and reported that he'd declared a $916 million loss that year. Three tax experts hired by the paper said the size of the loss and tax rules governing wealthy filers at the time could have allowed Trump to legally pay no federal income taxes for 18 years.
After Trump took office in 2017, reporter David Cay Johnston went on MSNBC's "The Rachel Maddow Show" with what he said were two pages of Trump's Form 1040 from 2005.
The documents, which were published on Johnston's site DCReport.org, showed that Trump had paid $38 million in federal income tax on more than $150 million in income.
In September 2020, the Times reported that it had obtained two decades of Trump’s tax information, which showed he had not paid any income taxes in 10 of the prior 15 years, mostly because he reported significant losses. In the year he won the presidency and his first year in office, he paid just $750 in federal income tax, the paper found.
Asked about the report at the time, the then-president said the story was “made up" and that he’s “paid a lot of money in state” taxes. He later tweeted that he’d “paid many millions of dollars in taxes but was entitled, like everyone else, to depreciation & tax credits.”
Trump also fought unsuccessfully to keep his tax information out of the hands of investigators in New York, who were probing his business practices. That clash also went all the way to the Supreme Court, which denied Trump's attempt to block a grand jury from getting Trump’s personal and corporate tax returns in February of last year.
Those returns helped prosecutors from the Manhattan district attorney's office build a tax fraud case against Trump's company, the Trump Organization. The company was convicted this month of carrying out a 15-year tax fraud scheme that prosecutors said was orchestrated by top executives at the company.
During the trial, Trump's accountant Donald Bender testified that the former President had losses totaling $900 million in 2009 and 2010.
The company is scheduled to be sentenced on Jan. 13. Trump, who was not charged in the case, has dismissed the allegations and conviction as part of a politically motivated "witch hunt."

Why Is It Important To Invest Real Estate Philippines?

Filipino expats and OFWs who work abroad struggle to live far from home. Overseas Filipino Workers are modern heroes because they sacrifice much to improve lives back home. But what better way to build their money than investing in Philippine properties?
Most OFWs work hard to spend their money carefully so they can provide a good life for their families and be reunited. One way is to Invest Real Estate Philippines.
Property investors' key
Lamudi, a real estate platform, reported 21% more demand for residences outside the Metro in the first quarter of 2021 than in the first half of 2020. This is driven by a desire to invest in a home that encourages a safe and comfortable lifestyle, a real estate investment turned into a permanent home, and one where the whole family can feel safe, comfortable, and stable.
Real estate offers little risk and large returns. Property value inflation protects it. Horizontal property investors prioritize income generation and dwelling. Buyers can boost their alternative income by buying strategically located developments near premium and commercial areas and renting out their own properties.
Invest Real Estate Philippines Reasons
Most young Filipinos buy Metro townhouses. Townhouses make independent living easier. Filipino investors love real estate for these reasons.
1. Value rises.
Automobiles and devices frequently depreciate immediately after purchase. Real estate is the opposite. Real estate appreciates. In densely populated cities, Philippine real estate appreciates. If you picked the right location, townhouses and condominiums for sale may increase in value over time.
A paper showing investment price and value increases.
2. It's safe and profitable.
Real estate investing may offer security in an uncertain world. It will grow despite current hurdles.
With the help of respected Philippine real estate agencies, even first-timers can profit from real estate opportunities.
3. Control your investment.
Real estate investing does not give you land with restrictions. Real estate gives you full control over a physical asset. Property can generate passive income. Storage is useful if you have other businesses. You can live in it and sell it at a higher price if market prices climb.
Philippine real estate plain.
4. Payment flexibility
Real estate developers created investor-friendly payment options after the outbreak. Real estate developers increasingly offer investors more payment options than just a down payment.
Philippine real estate is expanding and profitable, making it a wonderful investment opportunity. The country's steady economy and constant growth make real estate investments a great method to gain money.
Any investment has risks. When choosing an investment property, you must be knowledgeable and consider many factors. Before buying a residential or commercial property in the Philippines, investigate the property, location, and your finances and goals. This will maximize profits and achieve your financial goals.

Why should you invest in real estate in Canada?
Buying a house or commercial space in Canada can be very beneficial for you if you understand their laws properly. To begin with, ownership of property in Canada does not need residency or citizenship. However, if you want to stay in Canada permanently, you must complete immigration requirements first. Annual tax reports are required by the CRA for non-Canadian owners of rental property in Canada (CRA).
Property Taxes
First, $200,000 is taxed at one percent, while the rest is taxed at two percent when purchasing a home in the province of Quebec. First-time homebuyers in Canada may be exempt from this program. Annual property taxes based on market value are also levied by municipalities. Schools are included in municipal levies. The data on a property's tax bill is widely available. A portion of your GST can be refunded if you're moving into a newly constructed or builder-renovated house for sale west island Montreal or in any other location. GST does not apply to resale properties.
Rental Property Taxes
Canada's Income Tax Act mandates that all rental income be taxed at a rate of 25 percent per year. Filling out Form NR6 allows non-residents to deduct 25% of their net rental revenue (after expenses). If the rental property is losing money, you can deduct the losses from your taxes. If you're a co-owner or a partner, the tax treatment of your rental or company revenue will differ. The operational and capital costs of renting a property are tax-deductible expenses. The latter option is more advantageous. Rental income cannot be reduced by the expense of renting furniture or equipment. Expenses for products that depreciate can be subtracted over time. Allowance for future costs of capital (CCA).
It is possible to deduct investment property taxes and the interest paid on mortgages, bank loans, and credit lines in Canada.
Putting commercial, residential, or Industrial real estate for sale Pointe-Claire
Non-Canadians who sell Canadian real estate face a 50% withholding tax. Those who make a profit from their investments must notify the Internal Revenue Service (IRS). A foreign tax credit can be claimed if the gain was taxed in Canada. CRA clearance certificates are required for non-residents selling Canadian property. With no proof of residency, a buyer could be held accountable for any unpaid taxes by the Canadian Revenue Agency (CRA).
If the home is your principal residence and you're a Canadian resident, you won't be subject to capital gains tax. It doesn't matter where you live, as long as it's where you spend most of your time. 3 For those who prefer a cottage or mobile home, this is an option. Each family is allowed to have only one principal residence at a time. Consequences follow from this need. As a result, you must decide which of your properties to categorize as your primary residence based on the number of capital gains. You may also consult with specific brokers in areas such as Montreal commercial real estate brokers.
Prorate capital gains if the property was not your primary residence for the whole time that you owned it. Taxable capital gains may result from moving from a rental to a primary residence. It is possible to delay this gain until the sale of the property.
Taxes on capital gains accrue when you leave Canada with appreciated Canadian assets. When a non-resident property owner dies or transfers property to a firm or a relative, this "deemed disposition" may also apply, even if no money is transferred.
Home equity
If you have equity in your Canadian home, you could benefit from a reverse mortgage or an equity line of credit (HELOC). If you're 55 or older, you can get up to 55% of your home's market value with a reverse mortgage. Tax-free and non-returnable. Long-term ownership of a home is an option for those who have saved their money and invested it wisely. Upon the death of the homeowner, or the sale of the property, the loan is paid back. 5
There is a second mortgage on your home that is used to secure your HELOCs. There is no penalty for paying down the principal at any time. However, lines of credit have a lower interest rate than unsecured loans, but higher interest rates than mortgages.
In general, property laws in Canada are fairly lax. Non-Canadian citizens can deduct property taxes and interest payments from their taxable income. Owning, inhabiting, renting, and selling property all have tax implications that should be understood before making an investment.

Understanding Initial Recognition of Property, Plant, and Equipment under IFRS
Tumblr media
Property, plant, and equipment (PPE) play a significant role in the financial reporting of companies, representing tangible assets used in operations. Initial recognition of PPE is a crucial step in accounting for these assets, governed by IAS 16: Property Plant & Equipment. In this blog, we delve into the process of initial recognition of PPE as per the provisions of IAS 16, outlining key principles and considerations in a concise manner.
Tumblr media
Definition of Property, Plant, and Equipment:
Property, plant, and equipment encompass tangible assets held for use in production, supply of goods or services, rental to others, or administrative purposes. These assets are expected to generate economic benefits over multiple periods and are distinct from inventory or financial instruments. Examples include land, buildings, machinery, and vehicles.  Criteria for Recognition:
According to IAS 16, PPE should be recognized in the financial statements when:
It is probable that future economic benefits associated with the asset will flow to the entity.
The cost of the asset can be reliably measured.  Measurement of Initial Recognition:
The initial recognition of PPE involves determining the cost of the asset, which includes all expenditures directly attributable to bringing the asset to its intended condition and location for use. This may include purchase price, delivery costs, installation charges, and initial testing expenses.  Components of Cost:
Initially a PPE will be recognized at cost. There are three elements of cost:
Purchase Price: The amount paid to acquire the asset, including import duties and non-refundable purchase taxes, after deducting trade discounts and rebates.
Directly Attributable Costs: Costs directly associated with bringing the asset to the location or condition necessary for it be used as intended by the management. Such as transportation and installation.
Initial Estimates: Any initial estimates of decommissioning, dismantling, or restoration costs that are included in the asset's cost.
Subsequent Recognition:
Once initially recognized, PPE subsequently can be carried at cost or a revaluation model. PPE is measured at cost less accumulated IAS 16 depreciation and any accumulated impairment losses. Depreciation is calculated systematically over the asset's useful life to reflect its consumption of economic benefits.
Disclosure Requirements:
Entities are required to disclose significant accounting policies related to PPE, including the measurement basis used (e.g., cost model or revaluation model), IAS 16 depreciation methods, useful lives, and residual values. Additionally, disclosures about the carrying amount, accumulated depreciation, and any revaluation adjustments are necessary.  Conclusion:
The initial recognition of property, plant, and equipment is a fundamental aspect of financial reporting under IAS 16. By adhering to the criteria outlined in IAS 16 and accurately measuring the cost of PPE, entities can provide transparent and reliable information about their tangible assets to stakeholders. Understanding the principles of initial recognition ensures compliance with accounting standards and facilitates informed decision-making regarding capital investments and asset management.

Demystifying Financial Management: Oracle vs. SAP FICO
In business software, two giants stand out for Enterprise Resource Planning (ERP) systems: Oracle and SAP. Both offer robust financial management modules within their respective ERPs. This blog post examines Oracle's Financials module and contrasts it with the well-known SAP FICO solution.
Understanding Oracle Financials
Oracle Financials is a comprehensive suite encompassing various sub-modules that handle critical financial processes. Here's a breakdown of its core functionalities:
General Ledger (GL): The heart of financial accounting, the GL records all financial transactions, providing a centralized view of your company's financial health.
Accounts Receivable (AR): This department manages customer invoices, payments, and credit limits, ensuring efficient collection of receivables.
Accounts Payable (AP): Streamlines managing vendor payments, including invoice processing and approvals.
Cash Management: Provides tools for forecasting cash flow, managing bank accounts, and optimizing liquidity.
Fixed Assets: Tracks and manages the depreciation of long-term assets like property and equipment.
Oracle Financials, available in both on-premise and cloud-based (Oracle Fusion Cloud Financials) deployments, offers a scalable solution for businesses of all sizes.
Where Oracle Shines
Oracle Financials boasts several strengths:
Flexibility: Caters to diverse industry needs with various features and functionalities.
Scalability: Adapts to the growing needs of your business, accommodating increasing transaction volumes.
Integration: Integrates seamlessly with other Oracle ERP modules, fostering a unified data environment.
Reporting & Analytics: Offers robust reporting tools for generating financial statements and gaining business insights.
Oracle vs. SAP FICO: A Brief Comparison
While both Oracle Financials and SAP FICO are robust financial management solutions, some key differences exist:
Structure: SAP FICO combines two modules – Finance (FI) and Controlling (CO) – focusing on financial reporting (FI) and cost management (CO). Oracle Financials offers a more unified structure.
Customization: SAP FICO can be highly customized, but this flexibility comes with increased complexity. Oracle Financials offers a good balance between customization and ease of use.
Ultimately, the choice between Oracle Financials and SAP FICO hinges on your specific needs and preferences. Consider factors like industry fit, budget, and desired level of customization.
Conclusion
Oracle Financials presents a compelling option for businesses seeking a comprehensive and adaptable financial management solution. Its scalability, integration capabilities, and robust reporting features make it a strong contender in the ERP landscape.

Unlocking The Benefits: Understanding Tax Deductible Real Estate Expenses
Are you a real estate investor looking to unlock the hidden benefits of tax deductions? Understanding tax-deductible real estate expenses could be the key to maximizing your returns and minimizing your tax burden. This blog post will delve into the world of tax-deductible real estate expenses, exploring the types of deductions available, how to determine eligibility, and tips for proper record-keeping. Let's unravel the mysteries of taxes together and discover how you can make the most of your real estate investments!
Types of Tax Deductible Real Estate Expenses
When it comes to tax-deductible real estate expenses, there are various categories that property owners should be aware of. One common type of deductible expense is the cost of repairs and maintenance to keep the property in good condition. This can include anything from fixing a leaky roof to painting walls.
Another critical category is operating expenses, such as insurance premiums, utilities, and property management fees. These costs incurred in managing and maintaining the property can often be deducted from taxable income.
Property taxes are also typically deductible for real estate investors. These taxes paid to local governments based on the property's assessed value play a significant role in determining overall deductions.
Depreciation expenses allow property owners to deduct a portion of the cost of their investment over time. This non-cash deduction accounts for wear and tear on the property and can provide substantial tax benefits.
Understanding these different types of tax-deductible real estate expenses is crucial for maximizing deductions and optimizing tax benefits for real estate investments. How to Determine Eligibility for Deductions
Understanding the rules and regulations is key to determining eligibility for tax-deductible real estate expenses. Ensure the expense was incurred while conducting business or managing your rental property. Personal expenses are typically not eligible for deductions.
Ensure the expense is considered ordinary and necessary for your real estate activities. This means that the cost should be expected in the industry and helpful in running your property efficiently.
Keep detailed records of all transactions related to your real estate investments. Documentation such as receipts, invoices, contracts, and bank statements will support your deduction claims if you ever face an audit.
Consulting with a tax professional or accountant can also clarify any uncertainties regarding which expenses qualify for deductions based on current tax laws. Their expertise can provide valuable insight into maximizing savings while complying with regulations. Maximizing Tax Benefits Through Proper Record-Keeping
Real estate investors must stay organized to maximize tax benefits through proper record-keeping. Keep detailed records of all expenses related to the property, including maintenance costs, repairs, and upgrades. Utilize software or spreadsheets to track income and expenses accurately.
Maintain separate accounts for each property to simplify tracking and reporting. Save receipts and invoices in physical and digital formats for easy access during tax time. Consider hiring a professional accountant specialized in real estate to ensure compliance with tax laws.
Review your records regularly throughout the year to identify any potential deductions you may have missed. Stay informed about changes in tax regulations that could impact your investment strategy. You can maximize your tax benefits as a real estate investor by diligently maintaining accurate records.
Additional Tips for Real Estate Investors When maximizing tax benefits as a real estate investor, some additional tips can help you make the most of your deductions. One important tip is to stay informed about changes in tax laws and regulations that could impact your eligibility for certain deductions.
Another critical tip is to consider working with a knowledgeable accountant or tax advisor specializing in real estate investments. They can provide valuable guidance on which expenses are deductible and how to document them properly for tax purposes.
Furthermore, keeping detailed records of all expenses related to your real estate investments is crucial for maximizing deductions. This includes receipts, invoices, bank statements, and other relevant documentation supporting your claims.
Additionally, it's essential to separate personal expenses from business-related ones regarding real estate investments. You can avoid potential complications during tax season by maintaining clear distinctions between the two.
Regularly reviewing your investment strategies and financial goals can also ensure you take full advantage of available deductions as a real estate investor. Stay proactive and organized to unlock the maximum benefits come tax time. Maximizing Deductions through Proper Record-Keeping
Keeping thorough and organized records is crucial for real estate investors looking to maximize their deductions. By accurately tracking expenses related to your properties, you can ensure that you are claiming all eligible deductions come tax time.
Create a system for documenting every expense incurred throughout the year, from property maintenance costs to interest payments on loans. Utilize software or spreadsheets to keep everything in one place and easily accessible when needed.
Save receipts, invoices, and other relevant documentation supporting your deduction claims. Proper record-keeping not only helps you take advantage of potential deductions but also serves as a safeguard in case of an audit.
Stay diligent about updating your records regularly and staying up-to-date with any changes in tax laws that may impact your deductions. Proactively maintaining accurate records will benefit you financially by minimizing tax liability and maximizing savings.
