Selling To a Cash Buyer VS Listing With a Real Estate Agent in Savannah Georgia
You may be wondering which is the better option to sell your home in Savannah Georgia: going through a real estate agent or accepting cash from a buyer. Both of these solutions have their respective advantages and disadvantages. Going through an agent will mean that they take care of all the paperwork involved, like staging your property correctly for potential buyers and advertising it on multiple online platforms; however, this solution often costs more due to commission fees than selecting someone who's looking to buy immediately with no strings attached. On the flip side though, if you decide to go for a cash sale without involving agents then there can sometimes be issues regarding legalities which are harder to confirm when dealing with anonymous cash buyers compared to working through established real estate networks like those found throughout Savannah. Ultimately only one option suits each individual homeowner based on their unique circumstances so doing proper research before making any decisions is essential!

Understanding the Real Estate Market in Savannah Georgia
You may want to understand the real estate market in Savannah Georgia before making a decision on selling your home. Whether you choose to list with a real estate agent or go down the cash buyer route, it's important that you know how both options work. At Savannah Georgian we can help guide you through this process and provide assistance so that you make an informed choice for your individual situation. Our experienced team of professionals will take into account current local market trends in order to assess which path – buying outright at maximum value or securing top dollar from listing on the open market - is best suited for achieving peak success rates while still meeting all goals set forth by our clients.
youtube
Key Trends in Savannah's Real Estate Market
You need to be aware of the key trends that could impact your budget, timeline and expectations when it comes to buying or investing in Savannah properties. Population growth has increased demand for housing - resulting in rising home prices as well as stable rental yields among other things. With these factors at play, deciding between selling directly to a cash buyer or working with an experienced local realtor who knows how best to navigate this ever-changing environment can be tough. Any text you read from here will remain the same in context, perplexity, and burstiness; however, anytime words can be changed so the sentence is written in second person "you" must take precedence over third person pronouns such as he/she/it/they etcetera.
How the Real Estate Market in Savannah Differs from Other Regions
You have likely heard about the real estate market in Savannah and how it differs from other regions. It is an attractive option for cash buyers, who can benefit from quicker closings and avoid potential hassle with banks or finances, as well as any associated delays or additional fees. Additionally, what really sets this city apart is its appeal to those wanting to purchase properties without going through traditional mortgage lending channels. Although enlisting a reputable real estate agent such as those offered by Savannah Georgian still provides advantages of their own.
The Traditional Route: Listing With a Real Estate Agent
When you are looking to sell your home quickly and efficiently, listing with a real estate agent in Savannah Georgia may be the best option. In this area, experienced Realtors can provide invaluable insights into the local markets as well as national ones; they also have extensive experience dealing with buyers and sellers alike. The perfect agent will make sure that you get top dollar for your property or find an ideal buyer and help guide you through each step of the process - from marketing to negotiating contracts - something cash buyers do not always offer. More importantly, professional agents are trained professionals whose sole purpose is to assist homeowners reach their desired goals when it comes time to list their properties and handle any associated complexities along the way.
Understanding the Process of Selling Through an Agent
Understanding the process of selling through an agent is a complicated endeavor, and you must take certain steps to ensure success. It can be difficult for homeowners in Savannah Georgia to decide between selling their property directly or listing with a real estate agent. To make sure they get the best possible outcome from their sale, it is important for them to understand all aspects of each approach. When considering listing through an agent in Savannah Georgia, homeowners should research recent comparable sales in order to determine what price range gives them the most equity after closing costs and commissions; reach out to agents with experience operating in local markets; identify potential pitfalls such as excessive repair requests being made by buyers prior to close date; obtain total disclosure on proper listings strategies like marketing tactics used as well preparing contingencies when necessary; prepare documents such as form HUD-1s at least 3 days before closing day; create incentives solely promoting buyer interests when applicable (such as offering home warranties); comprehend any additional expenses related specifically towards staging if needed throughout showings/open houses and finally maintain clear communication among clients during entire process until completion occurs!
Costs and Timeframes Associated with Listing Your Property
If you are planning to list your property with a real estate agent in Savannah Georgia, there are certain costs and timeframes that you should know about. The listing fees may range from 3% up to 6%, depending on the individual situation. It usually takes 30-60 days for buyers to make an offer after the home or investment property has been listed; however, closing times can take between 45-90 days due to factors such as attorney availability and inspections & repairs. Fortunately, working with experienced agents in Savannah Georgian helps ensure these details will be managed properly and quickly!
The Alternative: Selling to a Cash Buyer in Savannah Georgia
Selling to a cash buyer in Savannah Georgia is often an attractive option for many homeowners who are seeking a quick sale, as it eliminates the risk of the deal falling through and spares them from costly fees associated with traditional real estate agents. Cash buyers are investors that buy houses directly, without needing bank financing or mortgage approvals on behalf of potential homebuyers. The transaction can be completed within days instead of weeks (or even months!) when using an agent-based listing process since there's no need to wait while banks review paperwork. Furthermore, sellers don't have to make any repairs or prepare their properties for showings before closing; they simply present the property's condition "as is" and close quickly thereafter. In essence selling directly to cash buyers saves time, effort and money while providing speedy closure on house sales - making this alternative approach popular among prudent Savannah homeowners searching for convenience and certainty in turbulent times!
The Process of Selling to a Cash Buyer
You may find selling to a cash buyer in Savannah Georgia an attractive option if you want to quickly and easily sell your property. Cash buyers are ready, willing, and able to purchase the home without lengthy inspection processes that come with listing it through a real estate agent. When working directly with them, you have control over when closing will take place as well as eliminating any costly commissions or fees usually negotiated between seller's agents and buyers' agents. Selling your house this way could potentially be faster since there would be fewer delays caused by appraisals or financing issues often seen in traditional methods of buying properties. Ultimately, dealing one-on-one with a qualified cash buyer is an efficient method for sellers in Savannah Georgia to get top dollar while avoiding months - even years! - of waiting times typically encountered when using other methods to successfully sell their homes.
Benefits of Opting For a Cash Sale
You may find selling your home for cash to be one of the best options available. A cash sale could bring many benefits when compared to listing with a real estate agent in Savannah Georgia, such as no commissions or fees due and faster closing times since all parties have already agreed upon terms before hand. This allows you quick access to capital if needed and eliminates any potential roadblocks caused by lending institutions or buyers dependent on financing approval wait times. Additionally, choosing this option also eliminates potential long-term repairs that would need doing ahead of time which leads toward keeping costs low throughout the process.
Comparative Analysis: Cash Buyer VS Real Estate Agent
You are comparing cash buyers and real estate agents in Savannah, Georgia. It is important to weigh the pros and cons of each method when it comes time for selling - or buying - a house. Cash buyers may come up with an offer quickly but typically will not consider repairs or price negotiations as part of their offers. On the other hand, using a local qualified real estate agent from Savannah Georgian Real Estate is usually the more comprehensive option with more potential options like inspections and loans that might help get your property sold faster while ensuring you get maximum value out of it too! Ultimately, which option works best for you depends on your particular situation so do research before making any decisions.
Comparing the Financial Implications of Both Options
When you are comparing the financial implications of selling your home in Savannah, Georgia, there are two main options: selling directly to a cash buyer or listing with a real estate agent. You must evaluate each option carefully in order to get the best possible return on investment and make an informed decision for yourself and your family's future. Consider such factors as closing costs, commission fees and potential sale price fluctuations when evaluating both choices so that you can be sure to obtain the most beneficial outcome.
Evaluating Speed and Convenience in Both Sales Methods
When you are looking to sell your home in Savannah Georgia, speed and convenience should be taken into account. Exploring cash buyers or direct offers could provide a quick sale, but working with an experienced real estate agent can offer more flexibility when marketing their property while also providing invaluable expertise that may prove beneficial over the long run. When evaluating these two strategies for selling - Selling To Cash Buyer VS Listing With Real Estate Agent - it is important to consider what matters most between speedy transactions versus higher returns before deciding on how to proceed.

Cast Iron & Sunshine: Part 2: Daisy
Title: Cast Iron & Sunshine
Pairing: Jack "Whiskey" Daniels x reader/you/ "Sunshine"
Prospector/Western AU
Word Count: 3100
Rating: I like to say R for the series but there's not much in here yet.
A/N: Here you are going to meet the next real canon alteration, there is obviously a setting change, but also I am not giving Jack a dead wife. There's a dead lady, a living lady, and a new lady. See how you guys like our boy with Daisy.
It is a historical work but I believe the reader remains racially open, so if you see something that rubs that do let me know.

Rock Heed was a funny place, but not a bad one as far as you could tell. There had been posters the length of the railroad with posters warning against smugglers, moonshiners, thief, and thugs and selling the West as their promised land. There was a symbol on several posters that supposed made for a gang called Statesmen but you hadn't been paying much attention as it was a hassle to travel when one wasn't wearing nearly all their clothes on their back, with them it was downright unpleasant.
You hadn’t considered that this town was anything except remote and a good place to lay low, you also weren’t so foolish as to believe that you were the only one who saw it that way. Medicine had taught you that sometimes you had to not bother something so it wouldn’t, in turn, bother you.
You had precisely zero intention of bringing the law’s attention to any suspicious activity, which, honestly, in the few couple of days you didn’t see.
Your arrival though?
Like anything exotic, word traveled. Most folk in town came to say hello just to be polite, but more came to ogle the lady doctor. It seemed to you that there was a definite air of surprise, and an undertone of disappointment.
Had you lied to get her?
Technically no.
Had you told the unbridled truth?
Also no.
It seemed to you that nobody in Rock Heed had come here by accident, this was a whole town of design. You expected most of them had heard the expression about glass houses and stones, but nonetheless they felt that you were strange.
Some even said you didn’t deserve to be here.
Then there was what happened when the news got back to the man in charge.
#
Jack was nearly laughing, but his friend didn’t seem amused.
Champ was so mad he could spit and he took a cigar out of his mouth, "Come again, Whiskey? In my good ear?"
"Lady doctor."
"Shit." Champ kicked the ground, "I don't suppose you care a lick that this particular bit of information was withheld from the hiring body in the letter?"
"Why you gotta act like it's a hiring body when it's just you and a couple of the folk that pay you to not shoot them all circled up so they can agree with you?"
Champ winked, "So you're still sore you ain't on it?"
“No.” Jack said it too fast.
Champ chuckled. He still thought of Jack as a boy, but that boy now had a few gray hairs sneaking in. They’d been together for years now, tramping from spot to spot. Truth be told Champ didn’t think Jack would spring back after Georgia, but he supposed he had Daisy to keep him occupied. Jack was supposed to be living a different life, and if Georgia had been here still Champ imagined that might have come to pass.
How many times had Jack said it?
“Ain’t no place for the girls.” He would shake his head, “I’m happy to help you because you helped me, but the girls are all alone when I go and it ain’t safe. Where’s the place we was supposed to get to, Champ? A town where we don’t run and folk watch out for one another?”
It wasn’t Champ’s fault that only Daisy has made it through.
If Champ was being mighty uncharitable he might be tempted to say that Daisy was a strain on a good soldier and he would be better off without her too, but Jack wasn’t an ordinary soldier. Sickness took Georgia because only God himself could’ve torn that girl from Jack’s hands and Champ knew Jack would chew off the hand of anybody thinking to put one on Daisy the wrong way.
Those were his girls.
He was gonna keep his girls safe.
There was something useful in a man like that, in his spirit. In his fight. It could be distilled, just like alcohol, strengthened.
Champ could wax quixotic on alcohol. It was a hard job, despite the financial rewards. It blew up– had a temper. Took on flavors from sometimes surprising things around it.
Champ might as well as named Jack moonshine, because he was much the same way. Took on local flavor, could go boom real quick, and was generally something that you understood but still kept at a wary distance.
Jack’s core was grounded in something solid, but Champ didn’t always know if he guessed it right. He thought it was the girls. Maybe the girls were something bigger? Maybe there was a nesting instinct in that man to rival a snake.
Until he was untrustworthy though? He was about the best damn one Champ had, "Well listen, Jack. I will see about this new lady doctor. Think you and I can both reasonably say it's a suspect position, woman hiding out here without specifics. If nothing turns up and she can actually doctor…what? Maybe we can be the type of folks who don't mind. We are all about letting sleeping dogs lie and all."
"If I know one thing Daisy'll sniff her out. Daisy got a sense of people."
"Daisy never liked me." Champ said it with a smirk.
Jack winked back and repeated, "Daisy got a good sense of people. Knows you still haven't paid me my dollar ten from poker."
"King's ransom and I still say you cheated."
"And yet I am an innocent man, bereft of his wages. It is a cold and unjust world."
#
As small towns way out here went this one felt like it had been injected with new blood enough to keep things interesting. There was a blacksmith and an inn that was more of a bar that had a sign calling it a Saloon. There were two horse breeders, a grocery, a baker, a lady everyone bought jams and preserves from, and that exhaustingly large group of prospectors.
There were people who were comfortable sobering up in a jail, some who were all about finding their forgiveness in the church.
People had secrets– they had scars.
Most didn’t care to share it and as the days went on you got the sense that they were making sure you weren’t going to rock the boat. Once you settled into the motions, learned who to greet and who to ignore, people fell in easy with you and the town went on much as you expected it to go.
Of course there were a few things about Rock Heed that you didn't expect.
A girl with a simple but sweet face came up to you. Unlike the average person, who ma have lived and died in the same small corner of the world, you had seen all types of people and been several places. You'd seen people like her before as parents and guardians would ask a doctor, sometimes desperately and sometimes merely curiously, if there was a cure. Of course there wasn't, which is why you suspected you never saw those patients again in a city with public hospitals and asylums that might be persuaded to take on such cases. You'd never met a case where you felt the conversation was correct– they were different but you had never thought to cure them. Often they were happier without the interference. The girl in this town had a positively contagious laugh. You'd think of this woman as a girl despite she was too old for the title, but women lost the freedom of such a wide and uncomplicated smile at some point and only girls still had it, so because she smiled so you'd call her a girl despite her age.
"Are you the doctor?" She spoke well which you thought was a compliment. Some you'd met along the way had stopped trying to teach girls like her and you were happy to act as normal in this conversation as possible. Grace was, perhaps, the only thing akin to medicine that was needed.
 "I am." You confirmed.
"Here. Cookies." A wrapped parcel was thrust into your hands and the girl poised to clap at your enjoyment so you felt you had to unwrap them in front of her. It was a tied handkerchief and once you got through the knot it opened to reveal…stones. Smooth, the kind you used to skip over rivers and lakes, but still: stones. Not cookies, "Do you like them?"
You tried to keep your face genuinely pleased, it wasn't so hard, and nodded, "My favorite! How did you know Miss… I'm sorry, I didn't hear your name?"
"Daisy. Daisy Dont."
"Dont?"
"Mmhmmm. Daisy Dontdothat." Daisy laughed and laughed at a joke you weren't quite privy to and then patted your arm, "That’s just a joke from when I was little and didn’t listen well. I listen fine now, and I always know what people like."
"I'm sure you do." You nodded.
Daisy's eyes ran over you and she got quiet, almost serious, then said, "I think Jack will like you."
Daisy might've thought Jack would like you but you hadn't the heart to tell her you'd never like Jack.
Actually there was an important moment coming, though you didn't know it at the time. When you saw Daisy and she mentioned Jack you built a model in your head of how the two of them probably interacted. Jack was a cocksure cowboy out here for gold and whatever else wild men got into in wild country. Daisy was probably in love with him and didn't see how she would never get him. You expected Jack would be annoyed by her and simply hoped he wasn't mean about it.
When Jack and all the other men came back the first thing he did was take off his hat, lay it over his heart, and give Daisy a very sweet kiss on her forehead, "Daisy darling, how are you? You have a good day?"
Daisy smiled and hugged him and he gave her an honest-to-God squeeze back, then she said, "Did you see the bird?"
He laughed, "I did actually. You scare me with how you know these things. And…." He patted down his pockets for a moment before producing a beautiful feather, "He left you a present."
"She." Daisy corrected.
"Beg pardon." Jack apologized and put a hand on Daisy's shoulder, "How's your chest? Still hurting?"
"No, it's better."
"No fibbing." He held up a warning finger and Daisy looked offended.
"No fibbing."
"Alright. Because we got a new doctor and it's a lady but even so, I bet she knows sore lungs when she hears them."
You had chosen to clear your throat, "Daisy didn't mention the lungs…she gave me cookies."
Jack first looked surprised by you and then decided to swallow whatever shock he felt, he chose to be funny and looked faux-maligned, "Daisy gave you her famous cookies?!"
You nodded, "They were tremendous."
"Daisy I thought only I got cookies, what treachery is this?"
"She is a lady doctor." Daisy said as if it explained it all.
You smiled, "That I am…and what's this about your lungs, Miss?"
"I get hurt-coughs sometimes. When it's cold at night and I don't mind the fire."
Jack interjected, "She had pneumonia more times than I can count. Nearly took her down a few times. She gets it easy. Something from when she was a kid, I figure, but I don't know."
"Last winter was bad." Daisy admitted by shaking her head sharply, "Didn't want to go away. But it did and now I feel much better thank you."
It sounded both true and rehearsed but you hadn't heard any wheezing or thickness in her breathing nor had you heard a cough.
"Well you stop by if it bothers you." You said firmly to Daisy who nodded and groaned.
"I will." Daisy then clapped her hands, "It's Sunday school lessons now I have to go."
"She does Sunday school?" You asked Jack.
"Teaches it, if you can believe. She's good with the littles because they can't tire her out and she knows what they mean. Knows her Bible inside out and flipways." Jack looked thoughtful,  "She actually did make these amazing cookies way back when. But she needs some sorta special something we can't get. Daisy never came to see people empty handed, she always had something. Her mama must've taught her that or she picked it up from church, but she'd stuff people daily if given the choice." Jack seemed wistful and then embarrassed as though he had not meant to share that.
"I don't mean to be rude–" Jack started.
"Which I find is a reliable warning someone is about to be intolerable." You quipped.
He gave you a barely amused expression, "I can't help it. Everyone's wondering. Nobody else will put their balls forth to ask. Are you a real doctor?"
"I finished medical school– the Women's Medical College of Pennsylvania. It's in Philadelphia."
Jack nodded and rubbed his hands over his mustache, "Here's what I didn't hear— a full answer to my question."
You sighed, "Having the knowledge and credentials are vastly different than having a landlord willing to bet on them."
Jack tried to translate this, "So people by where you lived wouldn't give you a building but there was a building that let you be a doctor?"
Your brows raised at the curt but accurate summary, "Actually…yes. Quite."
"So you are out here with no real practice?"
"No, I wouldn't say that. Simply because I wasn't the lead doctor doesn't mean I didn't find sympathetic men who needed a qualified assistant. I have seen a wide variety of illness and injury in the decade since I graduated." You motioned to where Daisy had been, “I’ve seen people with her –”
“Careful.” Jack warned. He had heard people say a lot of things about Daisy, and God forgive him when he was younger and even more of an ass he had said some things himself. Georgia had always been the one to see through it and she had made him see. He wouldn’t tolerate people speaking of Daisy in any way that wasn’t understanding and kind. He had gotten into more than one fight about it since he got here, and he had always won.
I ain’t never hit a woman before… He wondered what he would do to you if you disappointed him here. Maybe there was a first time for everything.
But Daisy had given you cookies and Daisy tended to know people.
Out here, with outcasts and loners, she had a way of finding the soft part of people’s bellies and most folk out here loved her as their own. It was the first time in years Jack didn’t feel scared leaving her behind when he had to go on errands and work for days and days. He knew folk looking to hurt Daisy or do her wrong would have to go through an army of people she’d already bribed with cookies.
You stilled.
The man seemed ready to defend Daisy, he reminded you a bit of a guard dog. Placid until it was growling.
You held up a gentling hand, “I’ve seen people like her, with her special circumstances. She’s remarkably well adjusted, and very happy, which I think is marvelous as some that I met had been quite badly put through the ringer, pardon my slang.”
Jack’s hackles went down, “You mean like those asylums? The hospitals?”
You shivered, “I don’t consider those things a proper hospital. Tragically they are willing to hire women for the female wards and offered me a position. I was let go.”
“For what?”
“For refusing to tie a girl to the bed.” Your face showed your anger and indignance, “She wanted to dance and she had a dancing soul and I didn’t see a blessed reason in the world why she shouldn’t be allowed to. They considered her a danger to herself and others but really it was that they wanted her half asleep and caged in. The girls–” You shook your head, “You don’t require the details.”
Jack heard something, he heard when people remembered a blade’s sharpness and sheathed it, “I imagine. Daisy’s kin now, and I won’t hear of putting her in one of those places.”
“Kin?”
“That’s about all I like to share with a stranger,” Jack sighed a bit, “but don’t take that personal. You’ve barely put dust on your shoes. This your first time from home?”
“Not quite.” You were careful about your details, “I went to College, obviously. And then I did attempt some appointments, such as the asylum position. But ultimately I went with a smaller home practice.”
Family practice. With people. But if he wasn't willing to tell you why Daisy was kin then you didn't owe him details either.
"Ok…because if you give Daisy bad medicine I might be tempted to put a hole in even your pretty skull." Jack said with a quiet hardness that made you absolutely sure that Jack would find a way to shoot a woman if something happened to Daisy.
“No, I won’t. But I do hope she keeps bringing me cookies. They are delicious.” You hoped he believed you, because it was the truth. Your life had many complexities, but Daisy was a nice girl and there was something that soothed the soul to just have someone come up and trust you, like you, without a hidden purpose.
Jack eyed you.
You would not say this out loud and hell, you hated even thinking it, because a brown eyed man had caused you problems before. But Jack had a way. His eyes were hooded and he wanted to look lazy or, perhaps, lackadaisical, like he was just lounging, a cat in the sun, but the glint in the center of those chocolate eyes was all heat and attention. He was watching you. You felt it. He would flirt and whistle, sure, but he was paying attention and damn if those weren’t eyes you liked having on you. That mustache. Those hips, that sway. That lean.
That man knew what he was doing.
And part of you, a part you wanted to smother, wanted to put him through his paces because it looked like fun.
Importantly though if someone was watching– well, you wanted them to see precisely what you wanted them to see.
So you smiled a little, “Think she will visit?”
He paused.
It wasn’t a long pause, but it was something she saw because she did that herself. She paused to be sure a gesture read the right way.
Then he smiled, and winked at you, “If she won’t, I will.”

A/N: I was thinking this was a 4 part series but that has officially changed.
A word on Daisy.
Daisy, I think, pairs well with his sister to show us who Jack really is because we are about to see a drastically different thing from him. He is part of a group of outlaw moonshiners and we need to see his motives. I personally adore it.
Not Beta Read in any way.
there is a NEW taglist (see the top of the doc) so I am not tagging anyway yet!
