           Since the advent of the current global pandemic brought about by COVID-19, the renters’ market has changed dramatically locally, nationally, and globally. It forced management to sanitize surfaces frequently, and even maintain an open, unoccupied renters’ space for as long as 48 hours before another showing would be considered safe.            Even without considering the myriad of diverse situations including tenants and global strife that may impact property management safety checklists, we must also keep in mind standard safety checklists have several areas to address, and each must be met appropriately for the domicile to be considered safe. Excluded from these lists but still important to tenant safety includes checking for fire and natural disaster safety. The property should be outfitted with a fire extinguisher, for example, and have working smoke alarms. If the residence is at risk of fire nearby, or other weather-related incidences, it is not the responsibility of the property management to ensure the residence will not be impacted, but it is preferred by many that resources such as evacuation routes and potential shelters be information provided to tenants.
           Finally, the last and most important reason for a property management safety checklist via a property management data system is the communication possible between the tenant and management. These systems offer portals wherein tenants can alert management to new safety issues, or questions they may have about potential issues. These requests or comments can be integrated into the big data used within these systems, accounting for them in future property management safety checklists. In this way, tenants become an integrated part of safety and management can show their responsiveness to new safety concerns. This can only benefit the system moving forward, suggesting the more property managers utilize the system the more efficient safety checklists will become. Additionally, integrating these concerns into future property management safety checklists may also prevent further avoidable harm, and continue saving the property management service money which can then be passed on in decreased rent to future tenants.
           To summarize, this real estate software promises to place any property management service in good standing with tenants, increasing their safety and making them feel like a valid part of the system’s development. The checklists utilize big data and input from all users to continually generate better and more efficient property management safety checklists. They can also give property managers an opportunity to address safety issues often left forgotten or unconsidered, such is the case with disabled tenants or tenants with other specific needs. The system also alerts managers to safety issues falling outside the typical interior, exterior, and appliance checks, such as fire and natural disaster safety, and any procedures that may make those events safer even if they are not the responsibility of the management itself.
