A piece on community land trusts as a response to gentrification. They take rental housing off the market, eschew the prioritization of profit, and keep tenants and their rent where they are while involving tenants in democratically running the neighborhood

権力者に対する、"差別・被差別"について
私たちの街が、心が、生活が、
カネと利権に群がる
糞蝿(くそばえ)どもに
踏みしだかれ、抹消されてゆく…
#osakacrisis #antigentrification
#anticapitalism  #fucktheprofiteer
#ftp

Anti-gentrification group assails Dot Bay City housing plans
The UMass Boston Coalition Versus Gentrification – a team composed of campus union and pupil group members – hosted a digital campus local community “Teach-In” final Thursday afternoon in protest of the adverse economic, racial, and environmental impacts they say the latest Dorchester Bay Metropolis (DBC) development proposal would have on neighboring communities.
In the course of the digital meeting, reps of Undergraduate Student Federal government, college from the UMB City Planning and Group Development Department, and community organizers from the Asian American Source Workshop and anti-gentrification alliance DotNot4Sale identified as on UMass, the City of Boston, and the DBC developer to engage with Dorchester’s communities of coloration and other operating-course communities to develop a DBC prepare that improves economical housing, slows displacement, generates fantastic positions and training alternatives for underrepresented teams, and addresses other local community requirements.
Ken Reardon, a UMB professor and director of the master’s method in City Organizing and Neighborhood Development, outlined the coalition’s fears and calls for in a slideshow, underscoring the obligation the university has to its majority Black and Brown scholar and faculty human body, numerous of whom live in adjacent neighborhoods that could confront fallout from the task.
Although acknowledging the far more than $200 million in income that the development would produce for UMass Boston, Reardon decried the “wholly inadequate” amount of reasonably priced housing units provided for in the proposal, warning of a “ripple effect” of gentrification that could distribute from the web page into nearby Dorchester communities.
“We do not oppose the development of the previous Bayside Expo website owned by the UMBA (University of Massachusetts Creating Authority),” claimed Reardon. “However, we adamantly oppose the DBC proposal in its present form, which is probably to more exacerbate residential and commercial displacement even though producing a further racially and socially segregated enclave developed, to a large extent, on publicly owned land in our town.”
The existing DBC proposal also falls limited, contended Reardon, in its lack of physical linkages amongst the new district and the current community, its failure to handle present gridlock around Kosciusko Circle with a multi-modal transportation approach, and its absence of neighborhood amenities this sort of as a daycare, overall health middle, or library.
Listing provisions that the UMB Coalition Towards Gentrification would like to see incorporated into the proposal, Reardon named for a neighborhood gains settlement that “outlines particular procedures, systems, and commitments to guarantee very long-time inhabitants a honest share of task related employment, entrepreneurial and organization alternatives,” and an inside cross-subsidy application that would “enable longstanding local community companies and non profits to secure house in the challenge.”
The developer of the project, Accordia Associates, is now making ready a Draft Undertaking Impression Report (DPIR) in reaction to a scoping willpower issued by the BPDA. A similar process is below way at the condition degree, exactly where the developer is preparing a Draft Environmental Impact Report (DEIR) in accordance with the Massachusetts Environmental Coverage Act (MEPA). These stories usually acquire months to total.
Pushback in opposition to the DBC proposal arrives at a time when the economical housing crisis is a top priority for quite a few Bostonians: a new poll performed by MassINC Polling Group in partnership with the Dorchester Reporter and WBUR showed that “housing costs” was the single most significant issue for 18 % of respondents, next only to Covid-19, which polled at 27 p.c overall.
At Thursday’s assembly, reps from nearby grassroots groups aired grievances about the slow creep of displacement they say is threatening the neighborhood, providing Dot Block as one more illustration of a development with inadequate provisions for actually reasonably priced housing.
A Neighborhood Advisory Committee (CAC) convened for the DBC job that is comprised mostly of gurus, organization owners, and civic association users offers unfair illustration to voices of householders and excludes individuals of renters, they argued.
Markeisha Moore, a member of DotNot4Sale, pointed out that the Location Median Income (AMI) in Dorchester is $48,500, a determine effectively under the 60 per cent AMI benchmark suggested for the proposal. Moore challenged the metrics of that benchmark, which the town calculates with the inclusion of wealthier cities in the Increased Boston place like Sudbury and Wellesley.
“I’m at the whim of individuals who have income and resources to make selections about my lifestyle,” reported Moore. “A matter on general public land really should reward the community that previously exists here.”
