Jakarta the Indonesian capital of more than 10 million is sinking! As rising sea levels were not bad enough, the capital also suffers of severe subsidence or surface sinking. Its buildings and population extract most of their water needs by drilling water wells into the underground aquifers, rendering it susceptible for collapse. Experts estimate that by 2050 more than 95% northern Jakarta's coastal districts could be submerged. During the past decennia river water became too polluted to be used as the main source for piped water, and a shift was made towards digging deep water wells all over the city. The idea is to create and artificial lagoon in which water levels could be controlled and lowered in order to allow the city's rivers to drain naturally into the lagoon and eventually the sea. This in return would help to prevent deadly floods which are becoming a major issue. Experts and environmentalists argue that such project is not going to stop the sinking of the city for which the sole viable solution would be to stop all ground water extraction and only rely on other sources of water such as piped water from reservoirs filled with river and rain water. For this more effort should be invested in decontaminating and cleaning rivers, dams and lakes. The social impact of the city's subsidence, floods and frantic real-estate development is huge on the autochthon population living along the rivers and in the coastal districts. Neighbourhoods are being nearly permanently flooded, re-claimed for real-estate projects, or partly evacuated to build concrete river embankments and sea walls, or just because the grounds become to unstable to live on them, pushing soon hundred thousands of people in an extreme precarious situation. Fishermen will in the immediate future have their livelihood compromised as the Bay of Jakarta will become clogged with artificial islands and sea wall affecting natural currents and fish stock.

As Disney developed a new town in Florida, after commissioning Michael Bierut to design a town identity and graphics, they chose us to design a temporary real estate sales center. The building, façades surrounding four ready-made leased trailers, is in a prominent field near the town entrance. Sited across the main road from an office block designed by Aldo Rossi, and very visible from the main road, Biber Architects designed the building to be a combination gateway and billboard.
The irony was that the preview center had nothing to preview. The town infrastructure was nearly complete, but there were no homes to inspect. This would be true for the 18 month life of the temporary center, and we recommended strongly that the building demonstrate the dream of Celebration; the image even more than the reality. Our solution was to create a "mirage" of homes, an illusion that could inform and entertain.
The trailers are surrounded by full-size enlargements of watercolor renderings of some typical Celebration home styles. The life-sized drawings are mounted on billboards cut to the profile of the buildings and stand in real 3-dimensional front yards, complete with grass, fences, bicycles, mailboxes, sidewalks and street lights. The visitor can experience the real scale and feel of the homes in a delightful, almost storybook fashion. The entrance to the Preview Center is through the Colonial façade; the Coastal façade, front porch and yard form the children's play area, and the Victorian façade acts as a gate house on the access road to Celebration.
The interior has been treated as an unfinished house interior, a work-in-progress, complete with exposed wood stud walls, rooms defined with doors and open walls, and a floor painted with a blueprint of the actual project design.

While 2023’s 10 priciest real estate transactions racked up a total sales volume of nearly $1.2 billion, slightly surpassing our 2022 list’s tally, these deals were the exceptions. In almost every luxury market across the country, overall volume declined by double-digit percentages compared to the prior year, driven by economic jitters and soaring interest rates. Among the most severely impacted markets was the greater Los Angeles area, where there’s currently a glut of luxury mansions up for grabs, many of them sporting heavily slashed listing prices. Even typically downturn-proof communities such as Aspen and Palm Beach were not immune to the slowdown.
As always, a majority of the top 10 deals were hush-hush transfers inked off-market. And it’s worth noting that all but two of the deals involved oceanfront—or at least waterfront—properties, suggesting buyers are still willing to shell out big for trophy vacation homes with direct beach access. Top: Paradise Cove, Malibu—$190 Million
Coming in at the top of the heap, and the only California property to make the list, was this colossal blufftop complex atop Paradise Cove in Malibu, which sold for $190 million in cash. This year’s biggest real estate transfer was also likely the most highly publicized, thanks to A-list buyers Jay-Z and Beyonce. It’s the priciest-ever deal for a California home, and the second-priciest ever recorded nationwide.
First commissioned in the late 1990s by Bill and Maria Bell—he the son of the soap opera tycoons who created The Young and the Restless and The Bold and the Beautiful—the house took 15 years to plan and build. Completed circa 2014, the monolithic fortress was created, at least partially, to display the Bells’ enormous collection of modern art, including numerous works by Jeff Koons, Andy Warhol, Damien Hirst and Marcel Duchamp. Though the property was never publicly marketed for sale, the Bells had reportedly shopped the place off-market with a whopping $250 million ask.

The titanic spread sold for $112.5 million to an as-yet-unidentified billionaire shielded behind a Delaware entity called Meerkat LLC, with the thrifty buyer negotiating a cool 36% discount off the estate’s $175 million original ask. Bezos reportedly plans to bulldoze both properties to make way for a custom compound of his own creation, so that $79 million was likely just for the dirt alone.
