Jim: Cooking supplies are always appreciated but you'll get a Chisrtmas kiss if you get him vespa parts or mods for his vespa.

Jim is a quiet observer. He'd get you that thing you've been eyeing for awhile but haven't committed too yet. He may also get you something thats sweet and sentimental. He's kind of a sap.

Claire: She'd love concert tickets to Papa Skull but any theater related merch is also cool. If you got her a signed Broadway poster or tickets she'd probably cry.

Claire knows everything about you so whatever it is you'll like it she's sure of it. If her parents bought her tickets to Broadway or a concert you'll be her first pick to be who comes with her.

Toby: Anything related to Sally Go Back or GunRobot is an instant best friend for life. But video game merch or something you made holds a special place in his heart.

He'd get you matching fandom t-shirts and would be excited to rock them at a movie night. He may also get you a video game you can play together or something else thats fun that you can both enjoy (like board games).

Arrrgh: Doesn't understand the holiday but any gift will make him overwhelmingly happy. He keeps whatever you get him close at all times unless he deams it fragile. Than it stays in his den somewhere safe. (Would particularly love tasty human food he can't get that's on the surface or something homemade)

He'd find you some pretty crystals or a cool trinket from TrollMarket as a thankyou. Nuzzles will also be coming in aplenty as he wants you to know how much he appreciates the gift and how kind you are too him.

Blinky: If you find him an old book in good condition or some rare human classic he'd be eternally grateful. He also likes human antiques. He takes great pride in his library and laments how human classics in good condition are nearly impossible to find due to being a troll.

In return he'll get you something only found in TrollMarket. Maybe it's something magical from Rot N Guts or an ancient artifact from Vendels library. Whatever he gets you will be memorable and something that'll make you just as excited as your gift made him.

Draal: Any weapons or battle armor is highly appreciated. If you get him something more meaningful or home made however he will treasure it always and swears to protect this sacred gift you've given him.

Draal would likley give you a weapon of some sort and than offer to teach you how to weild it. Though he may find himself buying you something enchanted as well, like a protection charm or a similar object so he always knows your safe.

Vendel: Potion supplies he can't easily get that grow in the sun or something made with love will make this old goat man soft. Being thought of in such a tender way makes him happy and he'll be in a much lighter mood. If you join him for glug later in the troll pub he'll tell you some crazy stories as a way to thank you.

This old man would gift you with a book from his collection he thinks you'd enjoy or something he no longer uses that he knows you will. His library is full of hidden treasures and antiques, he's sure one of these things will make you light up in happiness.

Mary: Makeup or gift cards is a good go too but something more personal would make her feel special. If you bedazzle something for her by hand or make her something for her room she'll love it forever. A girls night out or a promised one on one hangout is always appreciated as well.

She'd likely get you tickets to someplace where you can have fun and take cool pictures all day. Maybe an amusement park, a concert, the museum, or a movie event. She wants to take you out for a fun time.

Darci: Any sports gear or gift cards for music are a good idea. She spends hours at different team events mascoting when she's not participating on the team. So if you gift her audiobooks, music, or anything to pass the time in the mole suit she thinks of you while enjoying the presents.

She'd likley gift you with school sports tickets so you two can hang out while she's on the bench but she might also get you tickets to a trampoline park or an escape room. Something active and memorable that you two can do together.

Shannon: A new sheet music book with some guitar accessories or art supplies would be awesome. Shannon is a creative soul and having a friend who not only understands but encourages that behavior makes her happy. She just may make you something as a gift for the gift.

As I said before she's a creative soul. Shannon will most likley give you something unique and homemade but she also has a way with money and may give you a gift card to your favorite place with a home made decorated and well thought out card.

Steve: He will literally be stoked to receive any kind of present from you. I feel like his mom worked hard to raise him and didn't always have extra money around so presents weren't always an option in his younger years and if they were they were small. So if you take the time to get him something no matter what it is he loves it. (Anything sports related is totally up his ally though)

He's not the best with gifts but he'll really look for something nice. He wants you to know he cares for you and tries to find something you'll love. He decides to take you on a date on his vespa before giving you the gift blushing the entire time.

Eli: Anything involving computers, gaming, fandoms, spy gear, or alien conspiracy is something he'll remember forever. Eli is just happy to get a gift from someone other than his mom so whether you feel embarassed about it or not, don't. He'll treasure anything from you.

As for gifts Eli's proabbaly searched your entire Amazon wish list. He knows what you want and he's gonna give it to you. Your so important to Eli and he loves being able to spoil you since you do the same for him.

Where did you get the custom enclosure cards?

Any suggestions on a humid hide for a leopard gecko?

i made them! the pictures of the animals on the cards are my actual pets that i photoshopped on there lol. if you want to buy your own i recommend checking out cloudforest.design though, i was inspired by the enclosure cards they make

and yes! i can give you two suggestions.. first if you would prefer to buy one over DIY, i highly reccomend a Zilla rock lair. my leo LOVED this thing. i use it for my corn snake now lol and he loves it too. i recommend size medium or large for a leopard gecko.

but! you could also DIY your own hide if you want. i see people use upside-down tupperware containers that they've cut a doorway into. sand or melt the edges that you cut so they aren't sharp! and, make sure it is dark in there! leopard geckos are much more likley to use a hide if it's dark, since the whole point of a hide is for them to be able to hide lol. so cover the tupperware with something, glue on fake leaves, rocks, whatever. you could also cover it with aquarium safe silicone and press on eco earth or sand (let it cure for 3 days if you use silicone!)

Convergent geometry in unrelated photosynethics in shadey habitats Lichen: 1: Liverworts: 2, 3, 4 Moss: 5, 6 I love the way these grow.

Layered horizonal shingles/scales like balconies or terraces? How commonly unrelated organisms evolve this kinda design indicates it’s highly effective for shadey damp slopes/walls, you can see this everywhere after you start to look. ferns on cliffs, epiphtyes on trees, an alien world would definately have these shapes. I wonder what the forces that are at work are? Which combinations dominate to produce this shape?

the most obvious are the ones perpendicular to the plane they grow on. The light source is up, gravity is down. you can see that on the edges of these shinglescales theres a curvature downwards, perhaps the limiting factor for the radius of the protrusion is the strength against gravity? you don’t want to grow long if your ends do not face sun? but the light here is very diffuse so maybe it’s not sun? the fissidens (pocket moss) in particular loves overhangs where theres rock between the top of the leaf and the sun,,, is bouncey light from below a factor?

The fingerworts fascinate me (below)

they are leafy liverworts, they have terete (circular in cross section perpendicular to length) stem thingo with little clawed hand looking leaf structures down itthier length. microscopically they are beautiful and look like a kinda weird seaweed or coral. macroscopically (naked eye) you cannot see the leaves, you can only just make out the branchedness if you are super close, leaves can look like a ultra thin light green fuzz over the surface when dry, when wet the water film holds the whole thing together like a single angluar leaflet/scale, the water tension holes the branches together. I love how despite it;’s microscopic structure being so completely different, when wet (which it often is due to habitat preferences|) it has the same 3rd profile as the lichens and moss and thalose liverworts. Lichen are already always bizzare and more absurd than any organism, I often think that, if I did not see them so often, I would think they were a joke or prank. A fake taxa. fungi and photosymbionts growing together would be frustrating outliers if we still believed life was an organised Grand Plan.many different fungi and photosymbionts independantly deciding to try out lichenisation and then converging on similar plans is a testament to how powerfully successful such an accidental partnership is. I always maintain that if someone wishes to design an alein ecosystem, and make a convincing alien world, they need only to make it out of existing lichen. scale up some cladia repitroa (below)

and you have an alien biota that people will say “that’s impossible/plausible, unconvicing, no living organism could exist like that in reality!” and then you refer them to that it does infact exist. The conventions used in science fiction and speculative biology are lazy and boring, so often are the same tired pine trees with red leaves trotted out, or giant mushrooms, a single lignified trunk is a painful thing to see., pines and dicots have it, do you think an alien planet has pines and dicots? Cycads, Xanthorhea, Yucca, Kingia, Palms, treeferns, these are the way a short small plant figures out how to big and tall, they all did it by themselves! this shows the design is good! one that a speculative organism may chance upon and bolt upon!. Kelp, darwinia, horsetails, these are also how you can get tall, even acuariaceae (admittedly one of the pinophytes) knows how to have a more interesting central support than most speculative trees.

Okay, so I'm like 99% sure that Rin's gonna survive this

So, l know our fandom is currently even more panicked than with chapter 94, which is really saying something. So I'm here trying to provide some comfort. I really, truly believe that Rin will make it out of this. Here's why.

So, first of, there's no way he got killed by Yukio shooting him. Sure, he was shot on three really vital places, and any normal human would be dead in seconds, but Rin's half demon. We've seen his accelerated healing get him back from some pretty rough Shit before. Liek the time he got stabbed by his teacher, or got his leg cut off by Angel, or when he got One-Punch-Man'd into oblivion by Amaimon. Besides, during the battle with Hachiro, Yukio said it would take him twenty mi utes to recover from a bullet to the forehead. Sure, he could've been lying about that, or been slightly off, but he didn't really have a reason to lie about that little factoid, and with all his medical training, it's likely he was right in point. After all, it took Rin only *seconds* to close that stab wound.

What does kind of worry me, though, is the sword. We're told countless times that it's his demon heart, the source of his power and most vulnerable part of him, etc. But the thing is, Rin's heart is sealed inside the sword, not the sword itself. Chances are, breaking the sword will probably just... free his heart or some shit like that. After all, Satan wanted to break it all the way back in chapter one, and there isn't really much of a reason (especially back before Rin had joined the order) for Satan to want him dead.

But there's one other reason that really secures Rin's life: looking at this from an author's standpoint. With the Gate blowing up and demons invading the world, it is very likely that this is the Final Battle. The climax, the moment we've all been waiting for, the big fight at the end. And you Do Not build up a character, especially not the protagonist, the way Rin has been built up just to kill them off right before the main action starts. Imagine if Harry Potter had died (like actually, permanently died) right before the battle of Hogwarts. Or if they'd killed off Percy Jackson right before the battle against Kronos on Mount Olympus. Or if Naruto had died right before... whatever final battle he had to deal with (I don't know I've never watched Naruto, but he had to have lived, or else we wouldn't have all these Boruto's Dad jokes). And if it turns out that the stakes get even higher, and this isn't the Final Battle, then it's even less likely Rin would die. Killing your main character off right before the climax isn't something you do, but killing the protagonist, the character the story for the most part revolves around, halfway through the series makes absolutely no sense. And even if Rin is gonna die, it's gonna be during of after the Final Battle.

One final reason, though, that could either be the least or the most convincing, depending on the circumstances, is Mephisto. Meph has been trying to use Rin as a weapon against Satan since, like, forever. There is no way in hell he'd let him die now. And even if he did, he's the demon king of time and space. He could easily just, like, reset the timeline and keep doing it over and over until Rin lives, Madoka Magica style. The reason this might not be so convincing, though, is that he's in a severely weakened state right now and can't really do much, but I don't think a little thing like highly immenant death is gonna stop the Candy Coated Douche Bag from carrying out whatever grand scheme he has planned.

So that's it, that's why Rin is alive. Now all we've gotta worry about is the emotional trauma Rin's gonna suffer from having his brother turn in him, and whatever's gonna happen to him now that his heart is likley no longer sealed, but we'll cross that bridge when we come to it. For now, we can all sigh in relief that our precious bisexual half-demon son is gonna live through this.

so,an audio log from henry has been found and the most intresting part of the audio log (for me)is

“On the plus side,i’ve got a new character i think people are gonna love”

who is it though? the canidates are bendy,boris and alice

bendy is not possible since he is the main character.

boris is also not possible since he was most likley at that point planned as an antagonist

so that leaves us with alice,which makes the most sense

alice actually says something that might relate to this in CH3:

“once upon a time,there was an angel.And she was beutiful

and loved by all. She was perfect.

no matter what joey says.”

see,this is what i think happend: henry made alice shortly before he left the company,since joey didnt like henry leaving,he most likley didnt think very highly of her and therefore said negative things about her.

I am sure that this will come as a surprise to most people who know me but truly i do believe this:

The association is following the process that they should be in bringing the best candidates to the table. I have to trust that the committee and the executive recruiting firm that NAR has retained will accomplish that.

Although there are many women and men that are considered industry leaders whose names are bantered about in many conversations, the failure in these conversations is are they qualified to be CEO of a not for profit professional association. The requisites for that position are very different than being CEO or in some sort of executive position of a real estate company or a vendor.

These conversations that take place on the social platforms do have the benefit of making the search committee sensitive to ensure that the candidate will be able to move the association forward in a direction that NAR needs to go as the dynamics of the industry and what is going on around it changes.

I am familiar with many of the names of the people and know several on the committee. For the most part, I hold them highly respect them as leaders in our industry with few exceptions. I have seen several publicly post they will take our calls and emails with our thoughts about the NAR and the new CEO. Unless they prove themselves otherwise I have to trust the process.

A comparison to current tax rates/brackets would have clearly shown that the Trump tax plan would, like all things Trump, benefit the rich (over $415k) by capping taxes at 33% as opposed to 39.6%. And on the other end of the spectrum, the poorest Americans (married, earning less than $18,550) would see their taxes increase by 2% (i.e. $2,220 vs $1,850, or $370). No big deal? It is to others, whether they can qualify to buy a home or not. And if you (and your spouse) make say, $230,000? Guess what, your rate just went from 28% to 33%.

Wendy, to your last comment, you are only taxed at 33% for the portion that exceeds $225,000 (married couple). So, in your example, $5K would be taxed at 33%.. Your first $75k in income will be taxed at 12%, and from $75,001-$225,000 at 25% and so on. I’m ok with a little extra money in my pocket. I’m likley to go out and stimulate the economy with it or even put it back into my business via marketing? Option A is good for our economy and option B will likley increase my income the following year. That’s the idea! Reducing taxes, maybe not such a crazy bad thought afterall.

I am glad to see this story. I am sure that there are a few brokers who genuinely do not enjoy any sort of exchange of benefit whatsoever for the referral (bear in mind it doesn’t have to be a cash benefit, it can be anything). But, I’ve always believed that the majority of the cases involve some exchange of benefit, from outright under the table cash payments, to gifts or services or goods of some sort, or simply even good will/cross-referrals.

However it’s always been my opinion that the much more substantial issue is the impression I received that many sellers had no clue their broker was placing this requirement in the listing. Even if they do, does the broker give the seller an adequate explanation that placing this restriction in the listing will have some deterrent effect of buyers or their agents from making offers on the property to begin with? People don’t want to hassle with having to cross-qualify. All other things being equal, they will deal with the seller (agent) who isn’t demanding a cross-qual.

Though I am a broker, I have used other brokers when selling out of state rental property that I own. Without my permission, a broker put such a clause in my listing. It was there for months, deterring would be buyers. When I discovered it through a third-party, I got rid of the broker and I had an offer within less than two weeks with a new broker.

Yes, leasing isn’t the best choice for marketing your property. As a Realtor here in the New Orleans Metro Area and a former Solar Representative for Joule Solar Energy. Typically the leased systems were low in Kw production in comparison with the monthly lease charge versus the savings. Most homeowners aren’t aware of the Kw production size and warranties that come with the variety of panels available in our market. We purchased our own system for our home and have seen the advantages in lower energy costs which increased our ROI. As for property value, we had a boom of solar installs here in the New Orleans Metro area of both ownership and lease. There also is a big disparity of quality, system KW size and warranties. Fortunately we installed SunPower panels on our own home, which are considered the best in the market. I would caution any homeowner prior to installing leased systems. If you plan on staying in your home for more than 5-7 years, than buying them would be a better choice. Aesthetics are also an important factor in this early stage of the solar boom.
