My family, including my ex husband, were all house hunting together. We found a really cool home that had a holodeck, a pizza restaurant and was haunted. It was super expensive but the ghosts caused a lot of drama so the seller dropped the price so we bought it.

Went to look at, as in literally just drive by, another house today.
I was pretty charmed tbh. It's near a lake and the neighborhood is clearly built around it, but not in a vacation home way.
The yard of the house I'm interested in was overgrown so I couldn't really see the backyard from my car. But once cleaned up it seems like it'd have a nice view of the lake, which is really cool. Also the house is up a decent hill so flooding shouldn't be a concern. The other houses I saw looked cared for, gardens and intentionally left wild but maintained patches among mowed lawns.
On my way back, about 10 minutes from the house, I passed a shopping complex with a Tractor Supply store so I stopped in. I brought Forte in an off duty capacity. Literally every employee greeted me kindly and had a compliment for Forte.
At one point an employee asked if he could give Forte a treat, milkbone, so I said yes. He told Forte to sit and Forte just looked at me so I gave him the sit cue and he sat. Then the guy offered the treat to Forte and he once again just looked at me until I told him he could have it. As Forte was taking the treat another employee came up behind the guy and Forte dropped the treat.
The guy, playfully, scolded his coworker for scaring the dog and I explained that actually Forte is just more interested in saying hi. This lady wasted no time pushing her past her coworker to make herself available to Forte. I warned her he's a licker and she knelt down and opened her arms. I gave Forte the go ahead and they became instant best friends with Forte kissing her and pressing himself into her while she pet him and told him how sweet he was.
If I were someone else he would have made for an excellent therapy dog because he loves to be physically affectionate with people.
Anyway I'm glad I took the extra two hours out of my day to check this house out. Obviously this doesn't tell me everything about this place (house/community). But it does tell me I want to further investigate.

[Mis]Adventures in House Hunting
Why do realtors think everyone wants ultramodern turn-key new builds/remodels that are all white and grey and awful?? I want a shabby mid-century modern in need of love. I want a Tudor with good bones. I will go absolutely feral for a victorian fixer-upper. Just give me wood floors and embellished doorknobs, curly wrought iron garden gates, casement windows, and pretty custom light fixtures. Give me character, whatever its form.
For god's sake, I want to live in a home with some color and whimsy and personality, not one that used to have all that before someone gutted it and now it's just a sad white-on-white shadow of its former self.

any tips on what to look for when buying a home? any mistakes that are obvious to those in adjacent industries?
Some quick tips. The location is one of the most important things to consider. You can improve a crappy house in a nice neighborhood but there's not much you can do if the neighborhood is unsafe or inconvenient.
Usually the most expensive things to fix are the things you can't see. Structure, utilities, etc. Pay the most attention to these.
And, a piece of architectural advice. Stay away from houses with vertical siding. 95 times out of 100 it is installed in a way that will cause serious rot.

Went to tour the house I looked at last week.
It was cleaner than I expected though very a mess. There were things I really liked about it in it has potential way. And as we poked around it was starting to seem like a real possibility.

Sadly the deal breaker came when we went into the basement crawl space. It's massively dry rotted. And that on top of all the other work it needs puts it out of my financial ability. Not to mention out of my logical assessment of what's worth renovating.

I knew it was a long shot going in. But still bummed this place won't work. It would have been really cool to restore.
Ah well.
