Surviving a shipwreck in Lake Rudolf, being crushed by an elephant & an encounter with a lion in the middle of the night, Peter Beard wld have been 85 this week. Beard was heir to 2 fortunes - railways & tobacco - a child of privilege: Upper East Side, Buckley and Yale. Africa and its wildlife.
In the late 50s, he bought Hog Ranch, near the Ngong Hills & adjacent to his friend Karen Blixen’s coffee farm. In 1972 he acquired an estate at Montauk Point near Andy Warhol.
Explosive, collagist, his works combine his photographs with his diaries - paper clippings, dried leaves, insects, old sepia photos, phone messages, India ink marginalia, quotes. Blood from the nearest butcher - and his own. Photographing wildlife, wild personalities and living an extravagant, untamed, life, Peter Beard was the personification of the word “Wild.” Baptised “the last of the adventurers,” Beard is as famous for his very public private life as he is for his idiosyncratic collage diaries and assemblages. Bringing together found objects, contact sheets, literary text and photographs from Tsavo, Kenya, his work subverts craft, control, and intentionality, typically associated with conventional artistic practice.
‘I’m an expert on futility and I like the futility and the pettiness of my diaries. It's a sort of laundry list of the day.’ It began when Jacqueline Kennedy gave him a leather-bound journal. He collaborated with Andy Warhol, Francis Bacon, Karen Blixen, Truman Capote, and Salvador Dalí. He also became a portraitist. In the jungle that is Manhattan & in Kenya (clad only in a kikoi) he proved as irresistible as he was insatiable. He was the great passion in the passionate life of Lee Radziwill. He would say sleep was such a waste of time.

Beard himself referred to his devotion to photography as something to be taken not too seriously, introducing himself as “a dilettante,” or amateur. However, the artist played an undisputed role in portraying an impeccable artistic vision of Africa to the West, although many accused him of offering a slanted and idealised perception of the continent - the only lover he remained loyal to until the end.
After once finding a big game poacher on his property, “Hog Ranch,” famously next to Karen Blixen ́s (author of “Out of Africa") coffee plantation, Beard tied the man up in wires, stuffed a glove in his mouth and left him there. Although this cost the artist a week in African jail and a few more of press and rumors in NewYork, these solitary but outrageous acts of protest slowly but surely granted Beard an environmentalist status within Western and African preservationist circles. Ultimately, the artist was years ahead of his time in his efforts to sound the alarm about environmental damage, and became a walking symbol for a future generation of artists who would use their art to send urgent social messages to the public. “The deeper the white man went into Africa, the faster the life flowed out of it,” Beard wrote in his most critically acclaimed book, “The End of the Game.”

He had two failed marriages before a third to a Kenyan Muslim, Nejma Khanum, brought him a measure of peace and stability with the birth of a daughter, Zara. But he remained untamed. One time, in the Sth of France, he sold off a valuable photo to pay off a $20,000 bar bill. His long suffering wife, Nejma, sought to regain the art he had given away or loaned in a haze of drink and drugs.
Peter Beard, who lived in Montauk, on the eastern end of Long Island, New York, disappeared on 31 March 2020 and was found dead in Camp Hero State Park, not far from his home, after a 19-day search on 19 April. He was 82. His family wrote on his website, “He died where he lived: in nature.”

Method Murder

Inspired by A Lesson in Vengeance by Victoria Lee (I love that book).
Synopsis: An author is writing a book about murder, and decides the best way to write it realistically is through experience....

Winter had always been her favorite time of the year. She loved the quietness of it, the sacrifice that came with the first frost, the final snow. The fish wriggling in the water as the lake froze over, the numbness as she lost feeling in her toes and fingers when she stayed out too long in the snow. Everything had a price. Often, it was pain. She should know. New York in the winter was especially interesting. What a city, New York. Thousands of people milling about, their own separate joys and pains as they all passed by blissfully unaware of anybody else’s. Here, you could be anybody, go anywhere, and you where still one in millions of others. It was one of the few places that made her feel small enough that she became careless. And when she was careless, the words flowed easily. No more wondering about the placement of every letter, every word in relation to the next. She just let the road of the story twist and turn and detour in any which way. After all, she was just one person typing furiously trying to finish a chapter. Nothing special, not here. Not like Charleston. Where she had to write in the darkness with a flashlight under the covers as she scrambled to write down everything in unrecognizable handwriting that she would struggle to decipher the next morning.
Speaking of which, her agent was on her tail to finalize the last scene, the completion of 3 years work. But she just couldn’t twist the ink into the perfect shape to convey the heartbreak and delusion in that final scene. The horror as her main character saw the blood dripping from the curtains and the stained floor. The moment she realized it was her who had been in possession of the knife as it cut into the soft flesh of skin and dug deep as red liquid dripped down.
How could a writer possibly show such human feelings? That was why she was on her way now to Ray, her agent. To gather inspiration. She walked past the snow-covered central Park and reached her agent’s apartment, an alarm red apartment, easy to spot. A disadvantage to Ray, although her agent didn’t know it yet. She walked up to the steps and spoke into the intercom, asking to meet a certain Ray Wilder. She was buzzed in and immediately went to 22E, Ray’s apartment number. When she arrived, it was apparent that Ray had expected her to call first. Her agent, however, still graciously opened the door. Ray was around the age of she, so young to be thrust into a high-demanding job, often times with picky clients. She was not ashamed to say that she herself was one of them. Ray was bright and universally kind, the type of person who always knew what to do in any situation. Even when she was angry (as she often times was with such clients), she held a certain standard to herself. Never petty, never vindictive.
When Ray opened the door, the first thing she said was, “Oh! I thought you would call first. Well…… how did you know which one was my apartment anyway?”
She, of course, had an answer ready. “I asked the woman at the desk, Daisy, I think? She didn’t sound very happy that somebody was visiting you.” Her main character, Camilla, would be proud of her deception skills.
Ray snorted. “Understatement. I made one joke about her name and now she hates me forever. I mean, who names their child Daisy Tulip anyway?”
She shrugged and let Ray bring her in. Ray’s apartment was in a state of “messy organization”, as she liked to call it. A large pile of dishes sat in the sink, waiting to be washed. Laundry was strewn inside and overflowing some dingy baskets. Clearly, Ray had been in quite the crunch to convince the publishing manager to give an extension.
Ray cut to the chase quickly. She took out a bottle of cheap red wine from her fridge and two glasses as she said, “So, obviously since you’re quite the method writer, you might want to search up on the psyche of a killer. What motivates them.” She almost sighed in annoyance but caught herself at the last second. She needed to keep Ray disarmed, for the sake of the plan. But, really? Of course, she’d read and researched all there was on the internet, after 3 years of being her agent, Ray was still so blindsided by her own innocence.
“That sounds interesting…. But I think I’ve read all there is…isn’t there anything else I can do?” She said slowly, trying not to let her words slur and mix together like she usually did when she was cross.
Ray sighed. “I don’t know what else to tell you. Aside from actually committing murder, there’s not much more you can do.” Ray, amused at her own joke, started giggling. Perhaps the wine had gotten to her already. She didn’t notice that the writer herself hadn’t joined in the laughter.
When Ray had recovered from her giggling fit she said, “ Well maybe we should try working with what we already ha-”
“No. It needs to be perfect.” Finally, something that wasn’t a lie. Dear reader, you might think that I enjoy this deception (or should it be she? Funny how the lines blur…), but truly, it is quite meticulous.
By now, the alcohol had made Ray’s mind wander to whatever topic she fancied. For the time being, she could relax. She fingered the smooth glass resting peacefully in her pocket, unaware of the bloodshed it would soon cause. It was almost time.
Ray continued talking about some boyfriend she’d had in college once, lost chances blah, blah, blah. The writer tuned out Ray’s insistent chatter and instead removed the vial from her pocket, very slowly.
“Shall I get another bottle of wine?” She asked slowly, although, in Ray’s drunken state, there was really no point in caution. Ray just giggled and nodded, onto some story about a bank scam. I felt bad for her at that moment, really, what a shame it was to die - or, shall I say kick the bucket for the sake of the children - in such a mundane way. Ray, did not deserve this type of death, the effortlessly selfless person she was. I, however, am not.

I was typing away as I tried to finish my work for the day as quickly as possible. Unfortunately, the internet connection kept screwing me up as I tried to get the latest photos and articles online.
It was frustrating, but I didn't let it dampen my good mood. I was so happy to finally get back to work. But to be honest, it was more because I was finally able to spend a lot of time with Damian again than with my work.
Besides, there was the planning for the wedding. Somehow I never expected how many tiny decisions had to be made. And that's not easy when there were so many wonderful options. I just had such a hard time deciding.
But these thoughts left me very quickly as I felt warm lips that nestled against my neck. I smiled and turned my head to the side to look into the beautiful eyes of my future husband.
Damian had been an absolute sweetheart. With everything. With my stay in the hospital, with setting up and redecorating the house, and even with planning the wedding. Well, with the small part we had already done.
"Hello, you gorgeous man." I breathed.
"Hello to you too, Ellie-Bell. How's it going? I thought I'd stop by before getting ready for the show." he replied after giving me a loving kiss and then sitting down next to me.
"I'm finally done for the day. It took a really long time. But that's nothing new. I look forward to seeing you in action later. Oh and I've been looking for options for the wedding in New York. I'm afraid the Empire State Building is not an option for us." I said as I took his hand in mine so I could play with his long fingers.
"Oh no... Why not?" he wanted to know.
"Well... it's only possible for selected couples to get married there. You have to have a really good story in store to be chosen. Also, they only have weddings there on Valentine's Day. I think there are only 3.
And as sorry as I am, a February wedding in New York doesn't sound very appealing. I would freeze to death in a beautiful dress. Then I looked at a few rooftop options with a view of the Empire State, but they don't allow decorations, flowers. Nothing at all. Not even chairs for the guests. And that would also mean we would need another location for the reception," I explained to him.
"Too bad... Maybe it wasn't such a good idea to celebrate in New York. I'm sure we'll find another alternative," Damian said.
He sounded so disappointed. I knew he wanted to celebrate our wedding in his city. Fortunately, I already had an alternative.
"I think I found something that might be even nicer...what do you think of the Loeb Boathouse in Central Park? It has a great view of the lake and in the spring when the trees are green and everything is blooming it sure will be beautiful. They have a big room that adjoins the restaurant, a big deck, and you can even rent gondolas," I replied, barely able to contain my excitement.
"Someone is very passionate about this, huh? I think I could be convinced to like it." said Damian, his voice low as he brought his face close to mine and rubbed my nose with his.
"I think you already love the idea and just want to take advantage of my weakness for you, love." I replied softly as I began to slowly stroke his thigh with my hand.
"Hmm.... no... I think I definitely need convincing." He murmured, his face still close to mine.
"Oh? I think I can be very persuasive. Too bad you have to get to work now. Otherwise, it would be very easy... to give in to... temptation here and now. But don't worry... There'll be plenty of time for that later," I whispered against his lips.

This year I made the decision not to do a traditional holiday card with some cat photos. So I drew this: my year as a path. We start with Dec 1, 2021, with my series of dates with my girlfriend at the time (coffee, a walk, the ducks - my usual, plus a museum). This path is sidewalk. Then we move to rocks and snow, with a hiking boot, for a little hike I took up the canyon in March. This is followed by a road, for my trip to the midwest and through national parks, featuring a [state] to Wisconsin, a geyser, and a mountain lake.
Next is the dirt, with hiking boot prints, then a sidewalk again. Another dirt path follows, this one with grass, surrounded by a stingray for my aquarium trip, a laptop, and a tomato plant. My next segment is the pattern of my patio (the tiles), with flowers and my leek soup. The path ends with more sidewalk - and a kayak front, my cat in his costume, a brain, a camera, and a sketchbook. The year ends with 2023 and a drawing of fields out a plane window with a wing.
I tried to avoid work things, emphasizing what I did in "real life." A few things snuck in, because I truly do not live a full life outside of work. But I hope to in 2023.

Echo Lake, 1998
Peter Doig
Echo Lake is a large, dark painting of a scene at night. Like many of Doig’s paintings of the late 1990s, it is landscape in format, with a composition based on horizontal bands of colour overlaid with detail. The painting is bisected by a line of white representing the shore of a lake. Above it is a band of earth and scrubby vegetation painted in white and pastel colours. This area is illuminated by the headlamps of an American-style police car located at the centre-right of the image. The bright lights on the car’s roof are roughly level with the top of the vegetation. Above this point, filling the top third of the painting, is an area of purplish black. A few twinkling lights suggest distant habitations. On the right side of the painting, the trunks of trees growing above the shoreline are partially illuminated. Their branches extend up into the darkness. They are compositionally balanced by a telegraph pole on the left side of the painting at the level of the road on which the police car is parked. A man wearing black trousers, a white shirt and a narrow black tie (presumably a policeman) stands at the lakeshore looking out of the painting towards the viewer. His hands encircle his face and his mouth is an o-shape indicating that he is shouting out into the dark lake. The title suggests that nothing comes back to him but his own voice. The bottom half of the painting represents a blurry mirror image of the landscape above the shoreline. This mirrored reflection provides the visual version of an echo. Images reflected in water are common in Doig’s paintings. Doig has commented that ‘reflections function as entrances to other worlds’ (quoted in Bonaventura, p.15). His painting Ski Jacket 1994 (Tate T06962) consists of two abutting canvases bearing scenes which mirror each other as a compositional device. Doig makes his paintings from photographs derived from a variety of sources including family snapshots, books, newspapers, magazines, prints, postcards and film stills. The photographs are usually put through such processes as sketching or painting over, collage and repeated photocopying, before they reach the state from which the painting is derived. Doig frequently creates several versions of an image as both large and small paintings as well as more intimate works on paper using various media. Echo Lake is based on a still photograph Doig took from the cult horror film Friday the 13th (1980, director Sean S. Cunningham). He has made several paintings based on this image, including Canoe Lake 1997-8 (The Bailey Collection, Toronto), Untitled (Canoe Lake) 2000 (private collection) and Study for Echo Lake (Screaming Cop) 1999 (private collection, Florida). Related works on paper are Echo Lake (Reflection) 1999 (watercolour, sugar and ink on paper, private collection), Study for Echo Lake 1998 (colour photocopy on paper, private collection), Canoe Lake 1999 (oil and charcoal on paper, private collection) and Canoe Lake 1999 (watercolour on paper, private collection New York). The etching subtitled Canoe Lake (Tate P11545) in the portfolioGrasshopper 1997 also belongs to this series. Doig typically applies oil paint in a variety of consistencies, ranging from thin washes which seep into one another to areas of thick impasto. His paintings are about the sensuous materiality of paint as much as the figurative subjects which they portray. He has commented: 
People often say that my paintings remind them of particular scenes from films or certain passages from books, but I think it’s a different thing altogether. There is something more primal about painting. In terms of my own paintings, there is something quite basic about them, which inevitably is to do with their materiality. They are totally non-linguistic. There is no textual support to what you are seeing. Often I am trying to create a ‘numbness’. I am trying to create something that is questionable, something that is difficult, if not impossible, to put into words ... I often use heightened colours to create a sense of the experience, or mood or feeling of being there ... I think the paintings always refer back to a reality that we all have experience of ... I am using ... natural phenomena and amplifying them through the materiality of paint and the activity of painting.

Doig has cited an early influence as the famous ‘zip’ paintings of American artist Barnett Newman (1905-70) in which a vertical band of light colour bisects the painting’s usually monochromatic ground. In Echo Lake the narrow strip of white paint representing the shoreline provides a horizontal version of Newman’s format. The figure of the policeman calling towards the viewer opens the picture plane out into a vast imaginary space beyond the painting. His shout recalls The Scream 1893 (National Gallery, Oslo) one of the best known paintings by Norwegian artist Edvard Munch (1863-1944). With its sinister atmosphere and dark emotional register, Echo Lake stages generic fear, distress and unease in a contemporary setting.

From the deserts of western Texas to the gorgeous landscapes of Texas Hill Country, there are crystal-clear waters to discover across the state, but is open-water swimming in Texas safe? The answer is yes if you know where to go. 
We’ve compiled a list of options for “wild swimming” in places that are privately owned or located within a Texas State Park, so you can swim peacefully knowing the areas are well monitored and maintained.
Here are seven of the best natural swimming holes in Texas:
1. Blue Hole Regional Park, Wimberley, Texas

Discover one of Texas’s most-loved natural swimming spots: The Blue Hole. From May to September, the Blue Hole Regional Park invites visitors to swim in the see-through blue-green waters, swing from rope swings, and experience true relaxation. The Devil’s Waterhole is a favorite among visitors and locals alike. You’ll find it towards the northern end of the Inks Lake State Park in the Texas Hill Country. The surrounding landscape is famous for its fiery sunsets and picturesque beauty. Thanks to the steady flow of the Colorado River, the water in the deep pool at the Devil’s Waterhole is cool and clear and makes for an invigorating dip. It is surrounded by stunning rock formations and smooth, pink granite slabs, making it very popular for rock jumping.
Stay: 
Explore the town of Burnet, which is famous for its swathes of bluebonnets in the spring.
3. Garner State Park, Uvalde, Texas

Swim: 
With its deep canyons and imposing cliffs, a road trip to the gorgeous Garner State Park is something Texans have been raving about for years. Within Garner, the sparkling Frio River is lovely, especially on a hot day. There are lots of options for watersports, from kayaking to river tubing. Freshen up and spend evenings dancing the night away at the summer dances—you might even learn to do a Texas line dance!

There are two cabins to book, or you can pitch a tent at several spots in the area.
4. Balmorhea State Park, Toyahvale, Texas

Swim: 
Described by the Texas Parks and Wildlife Department as a “cool oasis in the high desert,” the Balmorhea State Park in west Texas is home to San Solomon Springs, the largest outdoor pool in the world, measuring almost two acres. Bring your swimming goggles and enjoy gliding through the cool waters, which stay around 72-76 degrees Fahrenheit all year-round. The water is so clear, there are even opportunities to scuba dive and meet resident turtles and catfish. If you ever find yourself road-tripping across the Texas desert, this is a great place to stop.
Stay: 
Treat yourself to a night in San Solomon Springs Court, a retro-inspired motel.  
5. Lost Maples State Natural Area, Vanderpool, Texas

Swim: 
Famed for its fall foliage, a visit to Lost Maples between late October to mid-November is well worth it to see the leaves of the mighty bigtooth maple trees change color. There are 10 miles of hiking trails to explore, including a trail to the fascinatingly shaped Monkey Rock.
You’ll come across a pleasant spot to swim beside the Sabinal River campgrounds, where you can wade in for a quick plunge.
Stay: 
Lost Maples is a designated Dark Sky Park. Book into the Sabinal River Lodge or camp beneath the stars.
6. Guadalupe River, Ingram and Canyon Lake, Texas

Swim: 
Just a short drive from both Austin and San Antonio, the Guadalupe River flows from Kerr County into the Texas Gulf Coast. Near the Kerr County town of Ingram, Schumacher Crossing is a little dam with several waterfalls flowing into a larger pond, which has become something of a secret swimming spot. Further along at Canyon Lake, the Horseshoe Loop is a fabulous place to enjoy an energizing day of river tubing.
Stay: 
Discover New Braunfels, a small Texas town with German heritage and a fascinating downtown area to explore.
7. Krause Springs, Spicewood, Texas

Swim: 
Krause Springs is a beautiful day out, just 30 miles west of Austin. With 115 acres of natural beauty to explore, there is a lagoon for swimming, with waterfalls and rope swings, as well as a man-made swimming pool. All 32 of the springs flow into both swimming areas and out into Lake Travis.
Don’t forget to explore the peaceful Butterfly Garden while you’re visiting the springs, with wind chimes and relaxing sounds leading you through a plethora of exotic plants.
Stay: 
The site is privately owned by the Krause Family and offers camping with 24 RV sites with water and electricity.
Tips for ‘Wild Swimming’ in Texas 
Always research where to swim before taking a dip. Throughout Texas, there can be issues with water quality, bacteria, and wildlife.
To be safe, swim in state parks or designeated state natural areas where the safety of the water is monitored.
Purchase a Texas State Park Pass to enjoy free entry to more than 80 parks for you and the family for a year. The parks also offer great places to camp with several campsites, cabins, and places to park an RV.
Some swimming holes require reservations to control numbers, so check in advance to avoid disappointment.
Bring a backpack with bug spray, water, water shoes, and SPF.

Another one of Pat's old articles. I figured we could rerun it since the mayor wants more stuff about the lake, but he stepped in at the last minute and pulled it. His advance copy came back oozing with red ink. I'm gonna post the whole thing here because 1) I had to work late on a Friday to redo it so fuck him, and 2) why does he want this stuff cut out? It's a little weird, sure, but nothing inappropriate. Why doesn't he want the town reading this?

It's the first day of summer and the outdoors are calling! With Black Cedar State Park in our backyards, we are incredibly lucky to have a wealth of natural beauty and recreation at our fingertips. To make sure we stay safe and get the most out of our summer adventures, I sat down to chat with Ranger Bryn from the NYS Department of Parks, Recreation, and Historic Preservation. Pat: Hi Bryn! Thanks for chatting with me today. What are you most looking forward to this summer? Bryn: Of course! I'm really excited to get out on the hiking trails. We've just repaired the Orange Trail, my favorite, and it's now open to visitors!
Pat: That's wonderful. Do you have any safety tips for those hitting the trails with you?
Bryn: Make sure to wear bug spray and check yourself for tics after you hike. Stay on the trails and only hike in the daylight. And please, if you come upon any building ruins, don't climb inside to explore.
Pat: I'll have to second that. When I was younger, I went exploring in the old Cayhill mansion and cut my arm open something awful!
Bryn: Right. I know how cool the old houses look, but they're not maintained or safety tested. So just think about whether that selfie's worth a broken ankle or a tetanus shot. Pat: One area of the park that we expect will receive a lot of traffic is Candor Lake. Do you have any advice for someone visiting the lake for the first time? Bryn: Yes. Uh- please don't run away. (Laughs) I think people are put off by its appearance when they first see it. But it's actually a really unique piece of nature. We've known about the lake water's qualities for a long time, like when people used to take it therapeutically to clear their airways and soothe their muscles. Animals are smarter than we give them credit for, and they come to the lake to soak their injuries or to relieve pains when they're dying. And so you end up with a lot of dead animals. It's perfectly natural. Pat: That's fascinating. Animals really do know better than us sometimes, don't they? Long before we knew about depletion, they were already avoiding drinking from the lake. Bryn: Yep. That's an example we should all follow. When the water drops below a certain level, Candor Lake isn't able to support a healthy community of fish, amphibians, and other creatures. The ripple effects spread to the whole forest. The best thing you can do to take care of our environment is to leave the water where it is. Pat: Thanks for the reminder! We all need to do our part. What are some healthy activities you'd recommend at the lake this summer? Bryn: Swimming for 60 minutes or less is a great way to cool down on a hot day. You can catch bugs and tadpoles by the shore as long as you release them, and you can fish with a permit or go kayaking. You'll find lots of cool species that have adapted to the lake's unique environment. I also love to walk along the shore and identify bones. I do it with my little niece a lot, and she's already becoming an expert! Pat: Adorable. A new ranger in training! Bryn, thank you very much for your time today. I hope our locals and tourists alike will learn a lot from what you've told us. Have a great summer season!

Burton-Katzman inks $240 million recapitalization deal with New York firm

A new joint venture with local ties is recapitalizing more than 2.2 million square feet of light industrial real estate in Michigan with $240 million in new funding.
The JV between Bingham Farms-based Burton-Katzman LLC and New York City-based DRA Advisors LLC said it is recapitalizing 24 properties, which are 99 percent leased to more than 40 tenants. None of the tenants takes up more than 15 percent of the portfolio square footage, according to the JV.
Andy Boyce, who is partner, COO and CFO of Burton-Katzman, said Burton-Katzman bought out some of its equity partners from its portfolio and brought in DRA, which was looking for a local partner in the region.
"We got strong returns. A lot of these are our B, B-minus properties, not the A-plus pretty ones," Boyce said. "But when you package them all together, you get a little more efficiency and better returns for our overall investors, including ourselves."
DRA, whose website said it has about 30 industrial properties in the state, expands its light industrial presence at a time when the market for industrial and warehouse properties has been pumping out spec buildings at a regular clip for years.
A fourth-quarter report from the local office of New York City-based brokerage Newmark says that in the last decade, nearly two dozen spec warehouse buildings have come to the market totaling some 10.2 million square feet, and an additional 16 totaling a little over 5 million square feet are set to be completed in 2023.
Boyce said most of the 24 properties are in Southeast Michigan, although some are in Grand Rapids. Within the two dozen properties, there are close to 40 buildings in all as part of the deal.
It closed in a couple phases, wrapping up in March, Boyce said.
"Building on our over 100 years of industry experience, we're looking forward to a long and prosperous relationship with DRA Advisors, one of the most dynamic and intelligent teams in our industry," Peter Burton, one of the heads of Burton-Katzman, said in a release.
Burton-Katzman has Michigan properties in Taylor, Auburn Hills, Grand Blanc, Sterling Heights, New Baltimore, Lake Orion, Rochester Hills, Howell, Lincoln Park, Canton Township and elsewhere around the state, according to the company's website.

WHITE ON RICE TO BUGS ON STINK
When Mister Nice Guy, aka Gov. Spencer Cox, goes off, you know it's gotta be bad. Check this out: “Cable media is evil. CNN, Fox News, MSNBC… They are all evil. They have psychologists that help them program stuff to keep you addicted to what [Harvard professor] Arthur Brooks calls contempt,” he said, according to The Salt Lake Tribune. You're right, Wilson, he's not all wrong. Watching any TV news is... well, pretty sucky. But watching hour upon hour of bad news often reported without proper context will drive most people criminally insane. Still, comparing CNN and MSNBC to the Murdoch B.S. Machine —Fox — is like equating white on rice to bugs on stink. For example, Dominion Voting systems is suing Fox for 1.6 billion for broadcasting over and over that its voting machines discarded Trump's votes or transferred them to Biden in the 2020 election. It's hard to un-ring that bell once millions of viewers have heard it time and again. After tracking Fox broadcasts, Media Matters For America reported this: “Fox News viewers are subjected to a constant torrent of lies, misleading statements, and half-truths as the network's hosts, guests, and on-air personalities weave a comprehensive web of misinformation...” Actually, Wilson, bugs on stink would be an improvement.
LOCK THEIR BUTTS UP!
In our quest to do away with homeless people, our brothers and sisters at the Pioneer Park Coalition have hit on a “compassionate” solution: They can get off the streets or find their butts in jail. The Salt Lake Tribune calls the Pioneer Park Coalition a “consortium of businesses and advocates,” which sounds very warm and fuzzy. And they are freakin' sick and tired of homeless people screwing up the ambience and jaywalking and not adhering to standard grooming and dress codes — it's bad for business. Last week, in what has been called a new approach, the coalition outlined a three-point plan that would fix just about everything — reducing serious crime and public urination. The plan would provide more housing and services (why didn't we think of that?); making the miscreants “accountable” (somehow); and strictly enforcing laws and arresting those losers if they don't get it together. In essence, homelessness would be illegal. Letting them sleep on the streets isn't charitable, said Brother Scott Howell. They should be where they can get medical and mental healthcare. “Put them in jail, that's the solution.” Of couse, there's no room at the jail and medical and mental healthcare are woefully lacking, but at least the coalition isn't offering empty promises like those real homeless care providers.
DENIERS, DENIERS, PANTS ON FIRES
So, what exactly is an “election denier?” No,Wilson, only some of them wear tin-foil hats and believe the earth is flat. The easy explanation is they believe the “Big Lie” that Donald Trump won the last presidential election because he said so. “We won big!” Why they believe him remains mysterious — it's as weird as Mormons insisting Harry Potter isn't really into wizardry and witchcraft. Some believe Trump's victory was thwarted by a conspiracy involving disappearing ink and Italian satellites. But no less than 60 courts tossed Trumpist claims that the election was fixed because there is no evidence — none. Still, some two-thirds of Republicans say Biden won by fraud. It's magical thinking, of course, kinda like believing Mike Lee is a Constitutional expert and the United States is not a democracy. As Nazi propagandist Joseph Goebbels said: “A lie told once remains a lie but a lie told a thousand times becomes the truth.” The 300 or so Republican election deniers running for Congress and important statewide offices know the Big Lie is Big B.S. It's a Trump litmus test, pure and simple: You can kiss the emperor's ring or suffer the consequences. But not everyone believes the emperor has new clothes and they desperately wish he would get some— bright orange jumpsuits.
Post script — That's a wrap for another awesome autumn week here at Smart Bomb where we keep track of Republican racism so you don't have to. At a recent Trump rally, Alabama Sen. Tommy Tuberville described all African-Americans as criminals. Democrats want reparations for descendants of slavery, he said, “because they think the people who do crime are owed that." Yep, Wilson, he actually said that. In a poll conducted by the Public Religion Research Institute, where a score of 1.0 is extremely racist and 0 is not racist at all, the Republican median score was 0.67, compared to 0.45 for independents and 0.27 for Democrats. “Put differently, Republicans are much more likely to buy into the notion that Whites are victims,” said the study's authors. By the way, Mormons median score was 0.55 — just a little racist. White evangelical Christians scored 0.64 — no, Wilson, don't ask, what would Jesus do? White Republican men who dominate the Utah Legislature insist that racism no longer exists, so they quickly passed a resolution against the teaching of Critical Race Theory (CRT) in public schools even though they didn't have a clue what it is. After all, we don't want kids learning about slavery and institutional racism — they could turn out to be Democrats.
On second thought, Wilson, maybe we should ask what Jesus would do. What would he think if he showed up today and saw these so-called Christians who are wrapped up in fear and loathing. We know the band isn't religious, but we're betting you and the guys have just the right thing to steady our nerves, if not save our souls:
