The blue book here in the S2 Opening Title is Modern Magic: A Practical Treatise on the Art of Conjuring by Professor Hoffmann from 1876 and can be read online under the Project Guttenberg :).
From wiki: Modern Magic by Professor Hoffmann (real name Angelo Lewis) is a treatise in book form, first published in 1876, detailing the apparatus, methods and tricks used by the magicians and conjurors of that era. Hoffmann was considered to be one of the greatest authorities on the theory and practice of magic, despite his own limited professional experience as a magician.
The first edition of Modern Magic "sold out within weeks and subsequent printings continued to fly off the shelves." Its popularity was due in part to the scarcity of teaching materials available to would-be magicians in the late 19th century. Modern Magic was the first book in the English language to really explain how to perform magical feats The publication of Modern Magic was controversial, however, as some magicians were outraged that their secrets were now published On the other hand, it appears that Hoffmann only published secrets with their creators' permission.
Modern Magic, and Hoffmann's writings in general, influenced several well-known magicians including Howard Thurston, Chung Ling Soo, Alexander, and Harry Houdini. David Copperfield's private museum is home to Hoffmann's personal copy of Modern Magic. Copperfield believes that "the book eventually played an essential role in elevating the art of conjuring and may have acted as a catalyst for the entire golden age of magic".

Ok I'm giving my thoughts on this question.

You can. Put simply don't include fantasy races if you're just going to make them superficially re-skinned humans. Remember, they are entirely different species with their own history, biology, way of life, abilities etc. If your POV character is human, leave some room for mystery and discovery in the fantasy creatures.
Give them homes with different architecture, give them customs humans don't (or can't) understand. Give them certain talents and aptitudes but don't shove them all into the same box. Be imaginative, ask yourself how and why they live among humans and how this made society different. Don't make your urban fantasy civilization a bland carbon copy of the real life modern world. Just because modern technology and civilization is included that doesn't mean there isn't room for fantasy, mystery, and wonder.
Also, don't do what Bright did and code fantasy races as real-life human ethnicities. They're probably already present in your story anyway and can represent themselves.
There are some good urban fantasy series out there, despite my gripes. Honestly the biggest mistake you can make is making it boring. The game/visual novel series Coffee Talk is an example of this that just bugs me. There are orcs and werewolves and elves but they all talk and act just like any PNW millenial burnout working a 9-5 and its so goddamn borrring. Little subplots like an immortal vampire having a forbidden romance with a mortal fall flat when he just acts like a regular dude in every other regard.
I guess just don't let the "modern" part of the modern fantasy squash the fantasy. Fantasy is fun because of the wonder, discovery, and feeling of being transported to a different and unfamiliar world. You absolutely can do this in a setting that has modern technology/societal structure as long as you remember it's still supposed to transport the reader's imagination somewhere new. If the magic, fantasy races, etc, feel like a tacked on gimmick, you've missed the mark. If they feel like a fully unique, living part of an unfamiliar setting you did it well.

Angel Roommate being a roommate
I did a post a long time ago on my other blog about an angel roommate and their shenanigans so, I wanted to make a longer post about it too with some headcannon’s along the way. 
Angel wings (depending on the angel) can be pretty damn big. They can stretch their wings out pretty far which is kinda annoying when trying to share a space. A few times you’ve been hit with a wing or have walked in trying to sit down on the couch only to accidently sit down on their wings.  Human: [Lightly kicks the angel’s wing]  “Adriel, can you please move you’re wing? I’m trying to sit down.” Angel: “But, I am cozy. Human: “Yeah, but, you’re wings are huge.” Angel: “Yes.. but, I am under the blanket of weight. I cannot move.” Human: “....”
Also imagine introducing your angel roommate to different things. About the world. Since they’ve never been out in the human world before they are super curious about  the world...or the city there roommate live in. City tours are a normal occurrence where the angel just loves to watch everyone and everything. Also ask a lot of questions. They’re almost like a kid in a candy store watching all the amazing things that the world has to offer. 
However, you had to explain to them that no you may not keep the raccoon as a pet...Or the opossum...Or the bear. 
Angels have no concept of shame and or embarrassment when it comes to their bodies. They wear loose clothing because it’s comfortable to them. They are uses to wearing flowing robes, shirts and other items of loose clothing since they also live up in their own realm and it can get pretty warm up there so they have to wear clothing like that.

Another awesome book with tons of witchcraft and magic knowledge 💎 Fun fact, a huge part of books used to establish my path have a blue cover.
I also have the feeling that every new book bought these days is like ''Am I not exactly what you needed?'. They're like living beings, familiars establishing links between unrelated things to help me establish my cosmogony and future practice. Or may be I learned how to chose them well! Or both !
