Like many growing cities, Gothenburg has had a chronic housing shortage since at least the beginning of the 21st century. Due to legal complexities and nimbyism slowing down permitting procedures in central locations, developers have started searching for more peripheral plots. This is exemplified by Nya Hovås, fifteen minutes by car from Gothenburg, neighboring a prosperous suburb.
Nya Hovås
Nya Hovås was proposed in 2006 by the real estate the developer Next Step Group after they acquired a property containing Kodakhuset. The red brick building, built in 1982 next to the exit of the local trunk road, had been made obsolete by the digitalization of the photography industry.
A proposal was made for a neighborhood modeled on the European city center and Next Step Group joined with other developers including HSB, Skanska and Veidekke to realize their plans.
In the fall of 2017 Skanska invited Unit Arkitektur to a design competition for three apartment buildings in Nya Hovås. Our design, containing 131 apartments and one commercial space, was chosen among proposals from White Architects, Arkitekterna Krok & Tjäder and Skanska Teknik. On adjacent plots, HSB and Veidekke are also developing housing making a total of about 300 units.
All these buildings are to be connected by a common parking garage for 150 cars, also designed by Unit. Our proposal for the apartment buildings is built around the strong expression of continuous balconies with rounded corners. These balconies also provide a valuable and unique amenity. In many cases, apartments have balconies in two or three orientations amounting to outdoor spaces comparable to a small garden.
Because the surrounding buildings are characterized by darker brick facades, the proposal introduced a lighter color palette where the lightest accents are the bronze- and metallic yellow screens on the continuous, rounded balconies.
Other façade materials are perforated corrugated aluminium, aluminium cladding, standing seam metal, formliner cast concrete and wooden screens. The project broke ground in 2018 and will welcome the new residents during 2021.

A wild thing does not like being tamed, but a wild thing also appreciates having a home to come to, and appreciates not being a slave to survival instinct. A wild thing learns to adapt.

Which brings up another addition to our little crew, but first, I want to digress and just go into the way Onyx Path is set up in regards to our projects and the developers who head up the projects.
From our beginning over five years ago, Onyx Path has been almost a central hub, if you will, with very few actual employees. But around that hub spin all of our game lines, and each of those has traditionally had a freelance developer and a team of freelance writers responsible for creating the text for each of the projects for that line.
Following the metaphor, because we must, Onyx Path as the hub at the center exerts a gravitational pull, but we have tried very much to give our developers and their teams the autonomy to create as they need to within the bounds and agreed upon parameters of that gravitational pull.
I’ve gotten the impression over the years that some of our community are imagining we’re some sort of Disney or Hasbro sort of corporation with departments issuing orders and exerting a micro-managing control over each and every stage of the creation process. That’s just not the case, and quite deliberately not that way.
How we do things has been based on the procedures for making our projects that we developed over decades at White Wolf. You could say that our book creation process is developer-driven, which I prefer to marketing or bottom-line driven creative processes.

It’s not perfect, though, as some recent project and line-based adjustments have shown. While still holding to our creative emphasis, we’ve also been evolving and tweaking our development process and the role developers have in the making of our projects for the past several years. More recently, Onyx Path has been able to afford to bring on additional folks to help our developers do that voodoo that they do so well.
As part of this initiative to continue to evolve how we do our books, I’m thrilled to be able to announce that Fast Eddy Webb, our long-time co-worker, the guy who kept White Wolf actively publishing any tabletop RPG material at all during the CCP days, the creator of Pugmire, is coming on full-time at Onyx Path in order to add his considerable organizational and creative developer abilities to individual projects, but also to assist other developers with their projects, as well.
Don’t worry, he’s still running Pugmire and Monarchies of Mau, too!
