Underfell Sans & Papyrus character sheets (Updated version)
RED (Underfell Sans)
Backstory : Red survived all along with his little brother in the streets after his father got assassinated by some rivals. Times were hard, and that fragilized the relationship between the brothers, Red being the careful one and Edge trying to rebel against anything he said, and even engaging in the Royal Guard to prove him he had no control on him and wasn't his dad. After that, their life got slightly easier, but their relationship became bitter. Constantly bickering, constantly having to hide to avoid Edge's rivals to see him as a weakness, being force to consider his brother like his boss. Red lost hope of things even getting better, until a smal child fell and made him realize his brother actually still cared for him. Once the Barrier broken, they tried to live together for a while, but that didn't work, as they both fell into their old habits. Choosing to live separate was actually their best decision as they since slowly learned to get along again, and they're trying to fix the mistakes of the past. It's still hard, there are periods where they can'tbear each other, but it's way better than what it used to be.

EDGE (Underfell Papyrus)
Backstory : Edge wanted to be a hero in a world that hated heroes. He learned it the hard way, risking his life stupidly as a kid just because he wanted to prove his brother was wrong to protect him that much. His ultimate defiance? Joining the Royal Guard, despite his brother screaming it was the worst idea ever. It was indeed, but by the time he realized it, he was a Captain, stuck in his role and unable to flee to survive one more day. Stubborn, he refused to show any weakness, forcing Red to follow along even though he never wanted to be the brother of the captain of the Royal Guard. Their relationship became more and more tense, to the point it almost broke. Thanks to Frisk, however, Edge realised how he hurt him these last years, and he's now trying to be better, even if it's not that easy. He's trying, but years of telling himsef he has to be strong and not show any emotion didn't do it any favor. It's better than it used to be, but Edge knows it could never be like it was when they were children. They are too different, they don't have the same objectives. He hopes it can get better one day.

fond canons!
i could probably choose specific people for almost all of my canons, so i'll go through this in parts, and limit myself to only a couple
for duck (dhmis): red. i remember us being in love, or as close to it as we could get with how we were. he made things a lot better. safer. the house and the lessons were bad, but he made things better. even if i got frustrated with him easily. i'm very grateful for just..everything he did for us. he did so much and tried so hard to keep us all safe. i hope he knows that i love him.
for shadow (sth): i can honestly say the whole group for this, but if i specifically had to choose, i'd say sonic. he was always important to me. he taught me how to be good when i didn't..really know how. even after he and the others were gone, i still did my best to act in a way that he would be proud of. i loved him so much.
for amity (toh): luz. no doubt, luz. if she never came to the boiling isles, then nothing wouldve changed at all for me or anyone else. willow and i never would've been friends again, willow would've kept being bullied, hunter wouldve been..Disposed of eventually, i would've been trapped in a miserable family just going through the motions, the collector probably still wouldve been trapped, and that's ignoring the day of unity. she was amazing, and if she never came to the boiling isles, then everyone would just be miserable.
for chara (ut): frisk. they were my best friend. it's funny, really, because we were stuck together and at first i absolutely despised them, but..they were really sweet. they were a good kid, they did so much to free everyone, and even with me they were so..patient. and supportive. even after i got trapped in the void (which i'm not. really sure how it happened, but it Happened!) they were one of the people i missed the most. if they never came, my family never wouldve been freed. and if they never came, for one i probably wouldn't have woken up again but for two i probably would've just..remained bitter and angry. they did a lot, for monsterkind and for me, and i'm forever thankful.

RARE Pra Bodhisat Kuan Yin, Archan Chum Chaikiree, Wat Phra Mahathat Nakhon Si Thammarat, Nua Din. A baked clay amulet with bas-relief of Kuan Yin, the Bodhisattva Avalokitesvara, the pinnacle of mercy, compassion, kindness and love springing holy water from a willow branch, and holding a vase in her hands. In the back is with an imprint of Chinese characters “Namo Kuan Shi Yin Pusa” means Kuan Yin Bodhisattva. Made from mainly earth, blended with countless of sacred materials collected from all over Thailand. Made by Archan Chum Chaikiree for the first Batch of amulets of Wat Phra Mahathat Nakhon Si Thammarat, Nakhon Si Thammarat Province in BE 2498 (CE 1955), and Archan Khun Phantraluck Rachadej was a co-master of this Batch of amulets. The rituals, consecration / blessing ceremonies were performed at Wat Phra Mahathat Nakhon Si Thammarat attended by hundreds of guru monks, and white robe masters.

Kuan Yin, Guan Yin or Guanyin the Buddhist bodhisattva, a Goddess of mercy and compassion who helps those in need. She was first given the appellation of “goddess of mercy” or the mercy goddess by Jesuit missionaries in China. The Chinese name Guanyin is short for Guanshiyin, which means “the one who perceives the cries of the world”.

PREFACE
In June, BE 2496 after Archan Chum performed a ritual ceremony in Bangkok, Archan Chum had a illusion that there was an old Sage aged about 80 came to see Archan Chum and told Archan Chum how to make Pra Pong Thepnimit. The day after, Archan Chum prepared all the necessity for the ritual ceremony at Wat Banphodpinit, Pattalung Province with all of his disciples, during the ceremony one of his disciple was possessed by a Holy Spirit and Archan Chum later asked who in the body of his disciple was, the holy spirit told Archan Chum that He was Ta Krua Kong, teacher of the legendary General Khun Paen, Ta Krua Kong was a Holy Sage who lived at Wat Tarn, Sriprachan, Suphanburi Province, and Ta Krua Kong was in the body of his disciple to tell Archan Chum that he promised to himself once the country was in trouble, people lost faith in Buddhism and do bad thing without any shame, he Ta Kru Kong will come to help. And Ta Krua Kong need Archan Chum for helping him to make the great Batch of amulets.
On the other hand, to prove whether his disciple had faked this “possession of holy spirit”, Archan Chum had asked many questions about the biography of General Khun Paen, Ta Kru Kong himself and all amulets, Khata that Ta Krua Kong had made, and where all the amulets and holy objects were hidden. After that Archan Chum and his disciples were on the quest of holy materials that Ta Kua kong made.

Archan Chum completed the collection of 108 holy powders in April, BE 2497, and paid THB 35,000 on travel expense. Archan Chum kept each holy powders at Wat Sammananam Boriharn, Saphan Kaao, Bangkok until Archan Chum had completed his collection, then Archan Chum took all of 108 holy powders at one time to the Blessing Ceremony at Wat Pra Maha Thadt Nakornsridhammaraj Province.
Archan Chum consulted Kammakarn Wat (people who are taking care of Temple’s business) for the styles of amulets of this BE 2497 Batch, and Archan Khun Phantraruck Rachadej was the Head of Kammakarn Wat at that time, they all agreed to make amulets copied the ancient amulets found in Nakorn Sridhammaraj archaeological sites, such as Pra Wat Nangtra (Pra Nakprok Nangtra), Pra Prokpho Song Ruan Kaew of Wat Ta-rua and Pra Buddha Leela of Sukhothai. At the Ceremony, Archan Chum set a ritual Ceremony to call Archan Kong, a teacher of General Khun Paen to allow Archan Chum to make Pra Yod Khun Pon as the same style of the ancient 3000 pieces of amulets that Archan Kong made after the victory over Chieng Mai of General Khun Paen. Archan Chum made 2,500 amulets copied this type and these 2,500 amulets will be given to Royal Thai Soldiers, and police, and another type of 2,000 pieces of Pra Khun Paen amulets given to his disciples and his followers who attained the Teacher Ritual Ceremony in BE 2497.
Apart from 108 kind of holy material from ancient sites, there are additional Holy Powder that Archan Chum added, for example, Pong Pra Maha Wan (sacred herbal powder) of Archan Thongtao of Wat Kao-or, Pattalung Province, Pong Pra Thepnimit, Pong Napatamang of Archan Chum, 108 herbal powder, powder crushed from broken amulets, Holy Powders collected by Khun Phantraruck Rachadej for years, earth and water from all holy places in Thailand.
The total amount of amulets made in this Batch is 84,000 pieces, the first amulet was pumped out of the mold on Aug 2, BE 2497 and the last was on Sept 1, BE 2497. The Blessing Ceremony was from Sept 14, BE 2497 to Oct 12, BE 2497 at the end of Buddhist Lent. The persons who were allowed to make amulets were monks, novices, and disciple of Archan Chum who helped to make amulets had to obey The Five Precepts, had vegetarian food, wear white outfits, and no sexual intercourse in that period of time. From the 1st day to the end of this ceremony, monks would chant Pra Buddhakhun, Pra Dhammakhun and Pra Sanglakhun 108 rounds everyday with 13 rounds of Pahung Mahaka and Buddhapisek 24 hours a day / 7 days a week non-stop.
The Blessing method of Archan Chum was divided as follows:-
7 days blessing for Kongkraphan (invulnerbility to all weapon attack)
7 days blessing for Klawklad (pushing you away from danger)
7 days blessing for Metta Maha Niyom (gaining loving, kindness, and compassion from people all around you)
7 days blessing for Maha-ut (stop gun from shooting at you, and bullets will niss the target)
7 days blessing for Kan Jorn (protection of crime, robbery, murder, assult..etc)
Archan Chum had done tests on the power his amulets by the followings:-
1)checking the aura of this Batch of amulet by meditation.
2)Archan Chum told his boy disciple to hold amulet in his hand and then Archan Chum stabbed, chopped, cut that boy with a sharp sword, and shot him with handgun, but the boy was unharmed.
3)For Metta Maha Niyom (gaining loving, kindness, and compassion from people all around you), Archan Chum said a Khata and put amulet in fragrance oil, then used that oil to rub on a mouse and a cat, amazingly, those cat and mouse came to play and cuddleing each other.
*After this test, the fragance oil which the amulet of this Batch was put in was called Namman Nu Kap Maew Ruck Kan (Cat and Mouse loving Oil). This magic oil can be made by putting amulet from this Batch in the oil and then pray a Metta Maha Niyom khata of Archan Chum.
*All the tests were done in the public with hundreds of witnesses, monks, novices, and ordinary people included.

“Oh my god, no!” Giles heard Jenny shrieking from the bedroom. “Willow, no, give that back! I swear to god–”
“But you look so cu-ute!” Willow whined, dancing out of the bedroom with a raggedy military jacket in one hand and an old photograph in the other. “Your hair’s so long! You never told me you had your hair that long in college!”
“I cut it halfway through the first semester, Willow, give it back!” Jenny objected, tumbling after Willow and making a grab for the photo.
Giles stepped forward, neatly tugging the photo out of Willow’s hand to get a good look at it himself. A round-faced girl with long, messy hair grinned up at him, her head thrown back and her eyes sparkling in a way that made love rise in his chest. “Oh, Jenny, that’s darling,” he said tenderly.
“I hate you,” said Jenny. “I hate all of you. I looked terrible with my long hair and my family would never let me cut it.”
“But you’re smiling,” said Giles, and held the photo up to emphasize his point.
Willow, meanwhile, was trying on the jacket. It was a bit small on her–teenage Jenny had evidently been just as diminutive for her age as Giles’s beloved was now–but she didn’t seem to mind all that much. “Faith!” she called. “Come tell me how this looks!”
Faith poked her head out of her bedroom, squinting. “That’s kinda small for you, isn’t it?” she asked.
“It was Jenny’s,” said Willow, glowing.
Faith blinked, then saw the photo in Giles’s hand. “Oh my god,” she said, a laugh in her voice, and was subsequently body-blocked by Jenny. “Jen, quit it, I wanna see–”
Willow had awkwardly tugged off the jacket, fluffing out her own hair as if wishing it was a little more like teenage Jenny’s. “Do you have any pictures of that haircut you got in college?” she asked shyly. “Just so I know what cool college girls look like?”
Reluctantly, Jenny smiled, turning away from Faith. “It was very choppy,” she said. “I cut it in my dorm room and it looked like someone had attacked me with scissors.”
“I wanna get it cut like you, though,” said Willow, shy and sweet. “Maybe we could start a tradition, you know?”
Jenny blinked, blushing softly, and a slow smile spread across her face. “Yeah,” she said. “Traditions. For family. Rupert, there’s a box in my closet full of all the stuff I used to wear in college–can you go get it out for the girls?”
Willow glowed.

From desert reservoirs to mountain streams, BLM-managed fisheries and aquatic resources support public recreation and subsistence fisheries and are critical for sustaining the Nation’s aquatic resources and fisheries. BLM-managed public lands are open for fishing unless specifically closed for specific resource protection purposes.

Gulkana Wild and Scenic River, Alaska
The Gulkana River begins in the Alaska Range near Summit Lake and flows south into the Copper River, which eventually empties into the Gulf of Alaska between Cordova and Katalla. Several hundred lakes and ponds are scattered throughout the spruce-dominated forest of the Gulkana River watershed, providing abundant nesting areas for trumpeter swans and waterfowl.
Portions of the Gulkana River were designated for its wild character as part of the National Wild and Scenic River system. The BLM asks that all users do their part to help maintain the wild character of the Gulkana through low impact camping techniques.
Lake Havasu, Arizona
Lake Havasu is a premier destination for water-based recreation, especially for boating enthusiasts and sport anglers.The BLM Arizona Lake Havasu Field Office maintains 87 boat-access-only campsites along the Lake Havasu shoreline, as well as a handful of day use areas and campgrounds south of Parker Dam on the California side of the Colorado River.
Recreationists will now be able to easily attain electronic recreation permits and annual passes for Lake Havasu shoreline sites through the digital marketplace, YourPassNow. More information available on our website.
Trinity Wild and Scenic River, California
Popular with fisherman and pleasure boaters alike, the 43 miles of the Wild and Scenic Trinity River from Lewiston to Pigeon Point is a class I and II segment that flows out of the Trinity and Lewiston Lakes. This clear, cold section of the river is world famous for its fly fishing. Paddlers enjoy the narrow valley with Ponderosa Pine, Douglas fir, Oaks, and Madrone trees coating the walls of the canyons. If you would like more adrenaline rush, the waters below Pigeon Point rage at class III-V. Those interested in a more relaxing experience can enjoy the abundant camping options in the area or head for the trail with your friends, horses, or dog. If you would like to stay at the river's edge, you can always swim, fish or do a little gold panning. The river can be accessed from many locations along this stretch of the Trinity River.
Arkansas Headwaters Recreation Area, Colorado
The Arkansas River is one of the most popular river-rafting spots in the United States. The area also provides some of the best fishing in Colorado. The spectacular scenery is highlighted by the steep, narrow, rocky canyons that provide excellent opportunities to view Rocky Mountain bighorn sheep. There are over 25 developed river-access areas. Popular activities include rockhounding at Ruby Mountain, fishing for brown trout at Hecla Junction, and wildlife-watching at the Five Points Watchable Wildlife Area in Bighorn Sheep Canyon. The area is jointly managed by the BLM and Colorado Parks and Wildlife.
South Fork of the Snake River, Idaho
The South Fork of the Snake River flows for 66 miles across southeastern Idaho, through high mountain valleys, rugged canyons, and broad flood plains to its confluence with the Henrys Fork of the Snake near the Menan Buttes. It flows northwest from Palisades Dam in Swan Valley. For the first nine miles, the river runs through a narrow channel, then widens and flows around several island complexes. A waterfall can be seen just upstream from the Swan Valley Bridge where Fall Creek cascades into the river. Downstream of Conant launch the river leaves Highway 26 and enters a scenic canyon. The impressive canyon scenery continues downstream until near Heise Hot Springs the cliffs give way to a level, but extremely dynamic, flood plain.
Upper Missouri National Wild and Scenic River, Montana
The Missouri is the longest river in the United States, flowing more than 2,500 miles from its source on the eastern slope of the Rockies near Three Forks, Montana, to its confluence with the Mississippi River at St. Louis, Missouri. Congress designated 149 miles of the Upper Missouri as a component of the National Wild and Scenic River System in 1976, calling it an irreplaceable legacy of the historic American west. The Upper Missouri National Wild and Scenic River section starts at Fort Benton, Montana, and runs 149 miles downstream ending at the James Kipp Recreation Area.
49 species of fish (ranging from 1/2-oz. minnows to 140 lb. paddlefish) reside in the river. Fishermen are most likely to catch goldeye, drum, sauger, walleye, northern pike, channel catfish, carp and smallmouth buffalo.
For the family who plays together, the Upper Missouri caters to boaters of all degrees, from the beginning novice to the expert paddler to the leisurely motor boat aficionado. Visitors embark into a capacious river corridor that seemingly swallows even the largest groups and are treated to a remoteness not often found in the 21st Century.
Pine Forest Recreation Area, Nevada
The Pine Forest Range, in northern Nevada's arid Great Basin, is a rare and exceptional area of abundant streams and clear, cold subalpine lakes. Nestled in a cirque and fed by snowmelt and springs, these lakes are not only visually stunning but also possess an excellent trout fishery. The lakes are surrounded by a rare remnant population of white bark and limber pines; stands of quaking aspen and mountain mahogany are also found throughout the area. Fall brings a riot of color found in few other places in northern Nevada.
Gila Lower Box Canyon, New Mexico
The Gila Lower Box Canyon is a true oasis in the desert, 20 miles north of Lordsburg, New Mexico. Since livestock were removed from the river canyon in 1990, a lush native community of cottonwood, willows, and other riparian and aquatic vegetation has re-established and flourished. The area provides some of the best birding in New Mexico. Home to approximately 200 species, it has one of the highest bird diversities in the state. The area provides habitat to many rare and unusual birds including Bell's vireo, peregrine, bald eagle (in winter), golden eagle, black hawk, zone-tail hawk, gray hawk, yellow-billed cuckoo, Gila wood pecker, and Abert's towhee. The river provides opportunities for canoeing or rafting during spring runoff, hunting, and year-round fishing and camping. The river contains smallmouth bass and several species of catfish.
Quartzville Creek Wild and Scenic River, Oregon
Tranquility and water both flow in the wild and scenic Quartzville Creek, where one may hike, camp, fish or simply gaze into the mesmerizing, cascading waters. Quartzville Creek is named for the gemstone that has been mined in the area and a ghost town that was once the center of two brief gold mining efforts in the late 1800s.
Birch Creek Reservoir, Utah
Birch Creek Reservoir is a day-use fishing access site with public parking and toilet facilities adjacent to an excellent tiger trout fishery at the foot of the Monte Cristo Mountains in Rich County, UT. The site is located 10 miles west of Woodruff, UT off State Route 39. Access to the reservoir is walk-in only, non-motorized watercraft only. No fees are charged.
Wisconsin Islands, Wisconsin
Wisconsin, famed for its 84,000 miles of rivers that meander through varying terrain and its 15,000 lakes, is full of places to paddle, float, and fish. Many islands in this region were omitted from the original land surveys conducted in the 1830s and 1840s. Because of this, there is a mixing of ownership between state-owned, privately owned islands. For those under federal management, the BLM - Eastern States administers to almost 500 islands throughout the area. Because of this varied ownership, it's critical that visitors determine whether an island is public land before using it.
The flowages between Stevens Point and Nekoosa are chock-full of more than 60 public islands, ranging from small, low patches of willows and alder, to large stands of mixed pines and hardwoods. Below Castle Rock Lake, the islands down to Prairie du Sac are mostly floodplain forests with broad sandbars that invite paddler-campers. A few of these islands have remnant prairie and savanna vegetation.
Many public islands are perfect fishing spots, lunch stops for your next float trip, or overnight campsites. However, there are no visitor services at any of these locations; as such, it is important to plan accordingly. If you have any questions about visiting the islands, please call (414) 297-4400.

North Platte River, Wyoming
The North Platte River is the only floatable waterway in central Wyoming and has become the destination fishery for the state. Scenic and recreational values of the North Platte River are derived from a combination of environmental factors and management practices. The river is highly valued as a class 1 fishery. The Wyoming Game and Fish Department has rated it as a blue ribbon fishery. Game fish species include rainbow, brown and cutthroat trout. The most common recreation activities are fishing, floating, waterfowl hunting, and observing wildlife. There are also opportunities for picnicking and camping. This river has become a vital part of the social and economic values of central Wyoming.
ll anglers on public lands must have the required state license(s). That’s because states are responsible for managing wildlife within their borders for the trust and benefit of their residents, even if the hunting occurs on federal lands. You can search for state fishing licenses on the U.S. Fish & Wildlife Service website.

NEW CHARACTERS - Fellswap Gold Sans & Papyrus
WINE (Fellswap Gold Sans)
Backstory :
Since he was a babybones, little Wine was obssessed by a one and only thing : join the Royal Guard. He didn't know how, or when, but he knew he was going to join it. When he finally got old enough to be recruted, the Captain laughed at him, because he was so small he would be dusted in seconds. So Wine poisoned him, and did the same with each new captain until one of them says yes. From then, he climbed the social ladder in a few months, until the Queen noticed him and, impressed, chose him as her personal protector. After the Captain of the Royal Guard mysteriously died two days later, he was promoted as head of the Royal Guard, stealing the job right out of Alphys hands. Contrary to Nox who is the Queen's heir only because he had no choice, Wine is very happy to serve her. And also very eager to see her die so he can take her place, but with that new human child around, it seems like his position is in danger.
He didn't really had time to think more since he kinda got catapulted in another world with his brother, breaking his dreams of power. Wine doesn't like the surface. People are too independant. But that makes them easily manipulated too. Maybe there's something to do with that.
Personality : Little shit who doesn't hesitate one second to manipulate people so he can achieve his goals. He's ambitious, proud and has an evident lack of empathy. He needs control over everything and might get aggressive if he can't control something. He's very protective of his brother and will kill you before you can blink if you dare be mean to him. There's no such things as friends with him, just potential allies he can use when he needs it.
Job : He's a lawyer, and one of the most feared one.
Hobbies : He likes collectionning bottles of wine and very expensive art.
Loves : Manipulate people so they get close from each other, people who likes art and expensive things, people who tries to outsmart him, teasing, scaring the hell out of random strangers, not respecting the speed limit on the road and play with the police officers.
Hates : Not having control over things, emotions, waste food, dirty people, when his brother doesn't clean his damn room, insects.
The S/O of his dream : Someone ambitious who is not afraid of playing his little game of power and actually succeeding in surprising him.
Dealbreaker : Hurt his brother (it's kinda a dealbreaker only because he kills you), talking bad to him, cheating on him.

COFFEE (Fellswap Gold Papyrus)
Backstory :
All Coffee wanted was to be peaceful and that everyone let him alone. Unfortunately, because he is so kind and brother of the Captain of the Royal Guard, everyone wants to kill him. Coffee was always in trouble Underground and how he survived is kinda some sort of miracle, or a terrible joke from fate. He's incedibly lucky. Actually, he got teleported into another world only a few seconds before his execution by his brother's rivals. Coffee loves the Surface, and he's terrified because he knows his brother is not too enthusiastic about it and wants to go back. He doesn't know how to tell him he wants to stay here.
Personality : He's a sweet peaceful guy. He hates fighting and he will always flee, even when there's no way out. He's not using violence. He's scared of a lot of things, including very small kitten and water. He's shy, but once you take time to understand him, he's quite mischievous, just like Rus, but in more cuddly. He loves cuddles. Platonic or romantic. Hug the boy. He's begging you. When he's frustrated or sad, he whines like a puppy too.
Job : Hell no. He prefers to read mangas in his room, thank you very much.
Hobbies : Writing, painting, reading. He's an artist, and a great one, but he's too scared to show anyone, even his own brother.
Loves : Cuddles, kisses, being pet on the head, locking people inside his hoodie, lie on the ground and feel like garbage, steal in the fridge (especially things Wine told him not to steal), singing under the shower, the rain, walking naked in the house.
Hates : Violence, being forced to do something he doesn't want to, clean his room, when Wine is screaming, people screaming and arguing in general, animal abusers, cats, jokes he doesn't understand, getting pranked by Rus.
The S/O of his dream : Someone nice and patient that loves cuddling and art, and who can boost his self confidence.
Dealbreaker : Talking behind his back, asking him to choose between something and his brother, screaming at him for no reason.

Lehi Utah Foreclosure Lawyer
Lehi is a city in Utah County, Utah, United States. It is named after Lehi, a prophet in the Book of Mormon. The population was 47,407 at the 2010 census, up from 19,028 in 2000. The land was organized into parcels of 40 acres (160,000 m2), and new settlers received a plot of this size until the entire tract was exhausted. There was little water to irrigate the rich soil, so it became necessary to divert a portion of American Fork Creek. Evansville consumed up to one-third of the creek’s water, as authorized by the Utah Territorial Legislature. The settlement grew so rapidly that in early 1852, Bishop David Evans petitioned the Utah Territorial Legislature to incorporate the settlement. Lehi City was incorporated by legislative act on February 5, 1852. It was the sixth city incorporated in Utah. The legislature also approved a request to call the new city Lehi after a Book of Mormon prophet of the same name. The downtown area has been designated the Lehi Main Street Historic District by the National Park Service and is on the National Register of Historic Places.

What Are the Stages of the Foreclosure Process?
If you’re struggling to make mortgage payments and have missed one or more, you may be wondering what it’s like to go into foreclosure, as a last resort. The mortgage foreclosure process is a long and drawn-out one, and the exact steps vary from state to state. In some states, foreclosure requires a court hearing, and borrowers have the chance to contest the action and even raise defenses. In others, the bank can foreclose on the property without any judicial intervention. Hearing or not, a foreclosure action can cause you to lose your home. It can also have a long-lasting impact on your credit score.
Stages of Foreclosure
The exact foreclosure process is different in each state, but generally, you can expect it to look something like this:
• Default and notice of default
• Foreclosure filing and trial
• Notice of sale and sale of property
• Eviction
Not all borrowers will go through each of these steps. A foreclosure filing and trial are only necessary in states where a judicial hearing is required.
Default and Notice of Default
The first thing that happens in the foreclosure process is that you enter into default. “Default” essentially means you’re late on your mortgage payments—what most lenders refer to as being delinquent. Law dictates that a lender must reach out to a borrower once he or she is 36 days behind on mortgage payments. By 45 days, the lender must provide written notice of the default, including details about any loss mitigation or repayment options the borrower may be able to use. A borrower has to be at least 120 days behind on his or her mortgage for the lender to start the foreclosure process legally.

Foreclosure Filing and Trial
If you’re in a judicial foreclosure state, the next step is the foreclosure filing. The lender will file a foreclosure lawsuit against the borrower, also called a “complaint.” In some states, lenders need to prove that they offered the borrower loss-mitigation options before filing suit. The foreclosure suit will go before the court, and borrowers have a right to contest their foreclosure and raise their own defenses. If the court rules in favor of the lender, the property can be scheduled for sale.
Notice of Foreclosure, Sale
In non-judicial foreclosure states, there is no trial. Lenders simply issue a “notice of intent to foreclose,” alerting the borrower that the foreclosure process has begun. They will also need to advertise the sale—usually in a newspaper, for at least a few weeks prior to the scheduled sale date. The actual selling of the property is done via auction, and usually by the local sheriff’s department. In many cases, banks and lenders are forced to purchase the properties back due to a lack of buyer interest. These are then dubbed “bank-owned properties” or “real estate-owned properties” (REOs), and the lender then makes efforts to sell those directly to a buyer. Many banks and larger financial institutions list their REO properties somewhere on their website.
Eviction
Once a foreclosed property has been sold, the former homeowner must vacate the premises. If he or she doesn’t, the new buyer legally can have them evicted from the home. The exact process for getting someone evicted varies by state.
Deed in lieu of foreclosure
A deed in lieu of foreclosure is a deed instrument in which a mortgagor (i.e. the borrower) conveys all interest in a real property to the mortgagee (i.e. the lender) to satisfy a loan that is in default and avoid foreclosure proceedings. The deed in lieu of foreclosure offers several advantages to both the borrower and the lender. The principal advantage to the borrower is that it immediately releases him/her from most or all of the personal indebtedness associated with the defaulted loan. The borrower also avoids the public notoriety of a foreclosure proceeding and may receive more generous terms than he/she would in a formal foreclosure. Another benefit to the borrower is that it hurts his/her credit less than a foreclosure does. Advantages to a lender include a reduction in the time and cost of a repossession, lower risk of borrower revenge (metal theft and vandalism of the property before sheriff eviction), and additional advantages if the borrower subsequently files for bankruptcy. If there are any junior liens a deed in lieu is a less attractive option for the lender. The lender will likely not want to assume the liability of the junior liens from the property owner, and accordingly, the lender will prefer to foreclose in order to clean the title. In order to be considered a deed in lieu of foreclosure, the indebtedness must be secured by the real estate being transferred. Both sides must enter into the transaction voluntarily and in good faith.

The settlement agreement must have total consideration that is at least equal to the fair market value of the property being conveyed. Sometimes, the lender will not proceed with a deed in lieu of foreclosure if the outstanding indebtedness of the borrower exceeds the current fair value of the property; in other cases, a lender will agree since it will likely end up with the property anyway through the costly foreclosure process. Because of the requirement that the instrument be voluntary, lenders will often not act upon a deed in lieu of foreclosure unless they receive a written offer of such a conveyance from the borrower that specifically states that the offer to enter into negotiations is being made voluntarily. This will enact the parol evidence rule and protect the lender from a possible subsequent claim that the lender acted in bad faith or pressured the borrower into the settlement. Both sides may then proceed with settlement negotiation. The Home Equity Theft Prevention Act in New York has created some confusion regarding this frequently-used method of settlement.[citation needed] It is unclear whether HETPA applies to deeds in lieu of foreclosure since there is no clear exclusion as there is for a referee’s deed, for example. The 2-year right of rescission is not a risk that banks or title insurers are comfortable with, especially given the complexities of compliance, so many banks and title insurers in New York are not willing to work with deeds in lieu.

A more recent 2018 estimate reports a population of 66,037. The rapid growth in Lehi is due, in part, to the rapid development of the tech industry region known as Silicon Slopes. The center of population of Utah is located in Lehi. Lehi is part of the Provo–Orem Metropolitan Statistical Area. A group of Mormon pioneers settled the area now known as Lehi in the fall of 1850 at a place called Dry Creek in the northernmost part of Utah Valley. It was renamed Evansville in 1851 after David Evans, a local bishop in The Church of Jesus Christ of Latter-day Saints (LDS Church). Other historical names include Sulphur Springs and Snow’s Springs. The land was organized into parcels of 40 acres (160,000 m2), and new settlers received a plot of this size until the entire tract was exhausted. There was little water to irrigate the rich soil, so it became necessary to divert a portion of American Fork Creek. Evansville consumed up to one-third of the creek’s water, as authorized by the Utah Territorial Legislature. The settlement grew so rapidly that in early 1852, Bishop David Evans petitioned the Utah Territorial Legislature to incorporate the settlement. Lehi City was incorporated by legislative act on February 5, 1852. It was the sixth city incorporated in Utah. The legislature also approved a request to call the new city Lehi after a Book of Mormon prophet of the same name. The downtown area has been designated the Lehi Main Street Historic District by the National Park Service and is on the National Register of Historic Places.

What Are the Stages of the Foreclosure Process?
If you’re struggling to make mortgage payments and have missed one or more, you may be wondering what it’s like to go into foreclosure, as a last resort. The mortgage foreclosure process is a long and drawn-out one, and the exact steps vary from state to state. In some states, foreclosure requires a court hearing, and borrowers have the chance to contest the action and even raise defenses. In others, the bank can foreclose on the property without any judicial intervention. Hearing or not, a foreclosure action can cause you to lose your home. It can also have a long-lasting impact on your credit score.
Stages of Foreclosure
The exact foreclosure process is different in each state, but generally, you can expect it to look something like this:
• Default and notice of default
• Foreclosure filing and trial
• Notice of sale and sale of property
• Eviction
Not all borrowers will go through each of these steps. A foreclosure filing and trial are only necessary in states where a judicial hearing is required.
Default and Notice of Default
The first thing that happens in the foreclosure process is that you enter into default. “Default” essentially means you’re late on your mortgage payments—what most lenders refer to as being delinquent. Law dictates that a lender must reach out to a borrower once he or she is 36 days behind on mortgage payments. By 45 days, the lender must provide written notice of the default, including details about any loss mitigation or repayment options the borrower may be able to use. A borrower has to be at least 120 days behind on his or her mortgage for the lender to start the foreclosure process legally.

Foreclosure Filing and Trial
If you’re in a judicial foreclosure state, the next step is the foreclosure filing. The lender will file a foreclosure lawsuit against the borrower, also called a “complaint.” In some states, lenders need to prove that they offered the borrower loss-mitigation options before filing suit. The foreclosure suit will go before the court, and borrowers have a right to contest their foreclosure and raise their own defenses. If the court rules in favor of the lender, the property can be scheduled for sale.
Notice of Foreclosure, Sale
In non-judicial foreclosure states, there is no trial. Lenders simply issue a “notice of intent to foreclose,” alerting the borrower that the foreclosure process has begun. They will also need to advertise the sale—usually in a newspaper, for at least a few weeks prior to the scheduled sale date. The actual selling of the property is done via auction, and usually by the local sheriff’s department. In many cases, banks and lenders are forced to purchase the properties back due to a lack of buyer interest. These are then dubbed “bank-owned properties” or “real estate-owned properties” (REOs), and the lender then makes efforts to sell those directly to a buyer. Many banks and larger financial institutions list their REO properties somewhere on their website.
Eviction
Once a foreclosed property has been sold, the former homeowner must vacate the premises. If he or she doesn’t, the new buyer legally can have them evicted from the home. The exact process for getting someone evicted varies by state.
Deed in lieu of foreclosure
A deed in lieu of foreclosure is a deed instrument in which a mortgagor (i.e. the borrower) conveys all interest in a real property to the mortgagee (i.e. the lender) to satisfy a loan that is in default and avoid foreclosure proceedings. The deed in lieu of foreclosure offers several advantages to both the borrower and the lender. The principal advantage to the borrower is that it immediately releases him/her from most or all of the personal indebtedness associated with the defaulted loan. The borrower also avoids the public notoriety of a foreclosure proceeding and may receive more generous terms than he/she would in a formal foreclosure. Another benefit to the borrower is that it hurts his/her credit less than a foreclosure does. Advantages to a lender include a reduction in the time and cost of a repossession, lower risk of borrower revenge (metal theft and vandalism of the property before sheriff eviction), and additional advantages if the borrower subsequently files for bankruptcy. If there are any junior liens a deed in lieu is a less attractive option for the lender. The lender will likely not want to assume the liability of the junior liens from the property owner, and accordingly, the lender will prefer to foreclose in order to clean the title. In order to be considered a deed in lieu of foreclosure, the indebtedness must be secured by the real estate being transferred. Both sides must enter into the transaction voluntarily and in good faith.

The settlement agreement must have total consideration that is at least equal to the fair market value of the property being conveyed. Sometimes, the lender will not proceed with a deed in lieu of foreclosure if the outstanding indebtedness of the borrower exceeds the current fair value of the property; in other cases, a lender will agree since it will likely end up with the property anyway through the costly foreclosure process. Because of the requirement that the instrument be voluntary, lenders will often not act upon a deed in lieu of foreclosure unless they receive a written offer of such a conveyance from the borrower that specifically states that the offer to enter into negotiations is being made voluntarily. This will enact the parol evidence rule and protect the lender from a possible subsequent claim that the lender acted in bad faith or pressured the borrower into the settlement. Both sides may then proceed with settlement negotiation. The Home Equity Theft Prevention Act in New York has created some confusion regarding this frequently-used method of settlement.[citation needed] It is unclear whether HETPA applies to deeds in lieu of foreclosure since there is no clear exclusion as there is for a referee’s deed, for example. The 2-year right of rescission is not a risk that banks or title insurers are comfortable with, especially given the complexities of compliance, so many banks and title insurers in New York are not willing to work with deeds in lieu.
