11 Tips for an Energy Efficient Home
According to one study, making no cost/low cost changes can boost your home’s value $18,000. Why not implement some of the following suggestions to make your home more energy efficient?
1. Lower the thermostat on your water heater. If your hot tap water is too hot to touch, lower the temperature a few degrees.
2. Check for air leaking around doors. A lot of the air you pay to heat or cool escapes through unsealed doors. Install or replace worn weather stripping. Replace broken or missing storm doors.
3. Close the air vents in rooms not in use. For example, close the vents and shut the door to an unused guest room.
4. Keep heat producers far from your thermostat in summer. Floor lamps and televisions can significantly raise the temperature in the area near a thermostat, turning on your air conditioner too often.
5. Clean your furnace and air conditioner filters. Replace existing dirty air conditioner or furnace filters. During heavy use periods, replacement is recommended every 30 days.
6. Operate large appliances during low-use periods in summer. Use your washer and dryer and other heat-producers early in the morning or late at night. Use the air-dry method on your dishwasher to save energy.
7. Request an energy audit. Contact your local utility company to request a free energy audit. Most electric and gas companies will check for proper insulation, find cracks in the eaves or roof that could leak energy, and make recommendations for improvements. Some electric companies offer low-cost financing for such improvements.
8. Replace existing insulation. A proper barrier keeps heat and cold from penetrating your home’s exterior and provides for even temperatures between rooms. The EPA recently reported that proper ceiling insulation may reduce electric bills 20%.
9. Replace existing appliances. If money is no object, replace old appliances with Energy Star appliances, specifically created to optimize energy consumption. If your budget limits you to replacing one appliance, buy a new refrigerator; a new model could knock off 25% of your electric bill.
10. Buy new light bulbs. Replace incandescent bulbs with fluorescent.
11. Contact the U.S. Department of Housing and Urban Development regarding EEM Mortgages. EEMs provide benefits to borrowers purchasing a home that is energy efficient, or can be made efficient with improvements.

When it is time to sell your home, you want to price it to yield as much return as possible. Pricing strategy is one of the most important elements in selling your home.
A market analysis of your home will help you determine value. This involves analyzing the current competition–other like properties currently on the market. I’ll look at properties that have already sold, to determine what people have been willing to pay for similar properties. I will also analyze properties that haven’t sold, some of which are overpriced.
The goal is to price the property accurately for the marketplace. You don’t want to leave money on the table, but you don’t want to overprice your home either. If you overprice the property, you risk having your home sit on the market. Then you may have to drop the price below what you could have received if it had been priced correctly to begin with. Upon seeing a home that is fairly priced, most motivated buyers offer full or almost full price.

Buying vs. Renting
Is now the right time for you to buy a home? You have many options to consider and choices to make. Buying a home is a big responsibility, financially and emotionally, but most people want to own a home. Home ownership often is referred to as “the American dream.” Why is it so special? Among the reasons: Real estate often is an excellent investment, perhaps the number one source of wealth-building for families. Owning a home has many benefits. When you make a mortgage payment, you are building equity and that’s an investment.
Owning a home also qualifies you for tax benefits that may assist you in dealing with your new financial responsibilities such as homeowners’ insurance, real estate taxes, and upkeep, which can be substantial. But given the freedom, stability, and security of owning your own home, they are definitely worth it! Owning your own home also can be a great source of pride and stability.
But home ownership may not be for everyone. It’s a big financial commitment starting with the initial shock of your purchase (including a “down payment” and fees paid to a real estate agent, the lender and others) followed by years of monthly mortgage payments, real estate taxes, property insurance, and maintenance costs. When you decide to purchase a home, you accept responsibility for paying for these expenses. They are additional costs to your monthly mortgage payment and should be included in your budget estimates: Property taxes and special Assessments, Home/hazard insurance, utilities, maintenance, Home Owner Association (HOA) Fee if applicable.
One of the advantages of renting is being generally free of most maintenance responsibilities and the flexibility of moving almost as soon as you decide. But by renting, you lose the chance to build equity, take advantage of tax benefits, and protect yourself against rent increases. Also, you may not be free to decorate without permission and may be at the mercy of the landlord for your housing needs. Home Ownership also comes with short and long-term tax advantages. The mortgage interest and real estate taxes are tax deductible, which allows you to subtract part of your housing-related expenses from your taxable income and could reduce your tax bill. In many cases, the amount of money a renter spends on rent can be about the same as or less than the amount a homeowner spends on a mortgage. With the tax benefit for homeowners, the savings can be significant.
Buy Vs. Rent: cost comparison
The chart below shows the cost comparison for a renter and a homeowner over a seven year period. The renters out paying $800 per month with annual increases of 5%
The homeowner purchases a home for $180,000 and pays a monthly mortgage of $1,000 (based on a  4% interest rate and a 20% down payment) After a year, the homeowner’s payment is lower than the renters monthly payment.
Consider these questions when making your choice:
Do you want to spend several years in a house and in a neighborhood?
Do you enjoy lawn and garden work?
Might you need to move suddenly to care for family?
Do you want to keep your assets accessible in the bank, or do you want to invest long-term in a home?

Looking for volunteers to help an Elderly Veteran
Volunteer a few hours this weekend to assist this amazing veteran!
Last week I met an amazing gentlemen who was in dire need of help! Not only to help him sell his home, but simply for his health and safety. He touched my heart as he described some amazing stories of his life, of his late wife that passed last year, his years of going out on the water and fishing, and of his children. He is suffering from some health problems and admitted to me that he has fallen a few times. He knew that the house needed to be cleaned to get some buyers interested but he said it was simply too hard for him to do all of it by himself. Normally a listing presentation should take about 30 minutes, but he was so kind, wise, and really enjoyed to have someone to chat with, so I stayed with him for over 2 hours to find out what I could do to help. His home is a cozy 2 bedroom condo, right on the water, it needs to get a few things cleaned up and decluttered so we can get his home on the market and hopefully sold so he can move where he can get more assistance day to day. Currently I am asking for volunteers to help me this weekend April 22 in the morning/early afternoon to help this great man. I’ll provide lunch for all those who can come and assist!
