There is a lot of chatter lately that the market is picking up. It has happened so recently that I thought it was just in our local market but when you start to see your brokerage pushing marketing propaganda across the whole company it is safe to say that everyone else might be talking about it too. I suppose it remains to be seen but I am a firm believer that even if it is not happening and people begin to talk about it happening then the phenomenon can manifest itself. This may be a case where we speak the market shift into existence. Grateful of course for every positive review. I am even more grateful that I have never received a bad review. Actually, that isn’t true; I did receive a bad review once and the person was really nice and listened to our side of what happened and took the review down. I think this might actually been my most favorite review ever even though it stung to first see it. Anyway, I digress. . . A real nail biter! This listing took some time to get to the market after renovations that needed to get done but we did so just in time when it seems things were starting to turn. In fact, after reviewing many offers we chose the best one we could and even then that buyer had to switch loans at the very last minute due to the big interest rate hike that affected their loan approval. Buyers and sellers out there, beware of the changing market and be patient! Working with a great realtor who can create results and pivot with the changes is key! These sellers were also great people to collaborate and serve. Many times I am sad to not get to talk to some sellers every day after the deal is finished and this family was one of them. . . Here is a great example of why a recession doesn’t necessarily mean a housing crash. Our recent memory of the 2008 mortgage crash accelerated our paranoia but as we look at other recessions we see that housing prices stayed relatively stable. It’s hard to look objectively at dropping prices when we still have 2008 fresh in our minds but until we find other reasons why we shouldn’t automatically assume that is where we are headed. Now when we look at what recessions do to the interest rate we start to understand what a great opportunity we are in. If prices are pulling back from a rocket trajectory and stabilizing and interest rates start correcting, then we are going to soon be in another slingshot. Right now is the beginning. Once the slingshot is let loose things will get competitive hectic fast again so take advantage now while competition has lessened! . . I think a lot of buyers over complicate things sometimes. I do it shopping online and on Amazon all the time so I don’t blame buyers; and I understand this is the most expensive purchase a person might ever make so they think they gotta get it right. I get all those things but I highly recommend making it as easy on yourself as possible. If you have to, I highly recommend to make a short list of 5 things you must have; and once you start shopping, narrow it down to 3 because you probably won’t get all 5. This world we live in where our self entitlement allows us to think we can have everything while we search within an over priced west coast real estate market with a salary job that may or may not have caught up to current living wages can make it near impossible to settle on anything. At the end of the day realize that a granite countertop island really does nothing but stoke your ego and the superficial admiration of your friends and family. Understand that a home is a long term investment you live in and no matter what you buy it is great as long as it keeps your family safe and dry from the elements. That is all. . . It is always a good time to buy real estate! Unlike stocks that go wildly crazy up and down, real estate tends to have a rather stable trajectory of appreciation. Many of you out there will say, well what about the mortgage crisis in 2008 that ruined the housing market? Yes, but this was a real estate related economic event that did in fact affect housing prices negatively. However, if we look at appreciation with the exception of this event we will see that home prices steadily rise with recent times climbing rather sharply. We expect home prices to keep climbing from here but at a much more chill pace. Having said this, it is like my financial advisor told me once and I never forgot, “Don’t spend time timing the market. Are you confused by the real estate media headlines? I have always said that the mainstream media is pretty much always about 6 months too far ahead or behind of what is really happening. I think the only time they got it completely right was during the pandemic and the reason why was because the insanity was completely palpable. Everyone agreed that time was nuts and the headlines sold clicks; everything was in alignment to tell the truth and for anyone not directly in real estate they ate it up like tabloid news; only it wasn’t. Fast forward now to opinionated and controversial times and we have a hundred different headlines going out and one time and all reporting in different directions. I think the only way right now to see the truth is to go out and look for it yourself by actually participating in the purchase or sale of a house. It feels quite chaotic from my perspective and I think many real estate professionals will agree on this one thing: the real estate market right now is changing. This means opportunity and the window is small! We act like it but the real truth is nobody has any idea what actually will happen.
