This growth is now-a-days attributed to its large portion of youth population and coming up of new highways. Cities located along the higways will provide more jobs and more business opporunities. Youth of today's generation is majorly engaged in high-technological advancements and they admire them at a great extent. Apart from technological advancements, advanced population has also admired the introduction of various new developments everywhere - be it well connected beautiful over-bridges, hang-out places with beautiful ambience or all-time shopping destinations i.e. malls or shopping complexes.
Shopping complexes are new trends in metropolitan cities of India. These complexes offer them a variety of options to shop as well as to enjoy and celebrate. Development of malls or shopping complexes signifies the rate of growth of the economy of that region. Any city having number of these shopping destinations observe a considerable hike in terms of finance and economy. This hike is due to a huge number of interested customers with varied taste and interests. Many brands and showrooms usually show interest here due to the high foot-fall every day. A good shopping complex, from the shop owners perspective should have low maintenance cost. More the facilities and beautiful ambience, more will be the development in the economy of that particular region. Keeping this fact in mind, a shopping complex is built in Jewar, which currently holds the tag of most talked International Airport. This shopping complex will be named as Ramesh Shopping Complex on Khurja road, Jewar.
Let's know more about Jewar, its geographical features and famous International Airport making it a land of growing and numerous opportunities!!!
Jewar at a Glance:
Jewar is a nagar panchayat of district Gautam Buddha Nagar, UP previously a part of Bulandshahr. It is situated in the heart of Noida (60Kms), Greater Noida and Multi-modal Logistic hub, Dadri (40 Kms) and Gautam Buddha University (33 Kms) via Yamuna Expressway/Taj Expressway. airport. This expressway is a six-lane and 165 km long stretch which primarily connects Greater Noida to Agra. It is located around 72 km from Indira Gandhi International (IGI)
Connectivity to and from Jewar:
Jewar is located on Yamuna Expressway and is well connected with number of buses from Agra and Noida. The distance of Noida from Jewar is 48 kms and 900 meters and the traveling time is 1 hour 6 minutes. It can be reached via personal or public transport. To access public transport i.e. bus, one has to take UP government bus from Noida city centre which is also a main commuting point of Delhi Metro (DMRC). At the other end, Jewar is accessible from Agra (UP), world famous tourist attraction at 130 kms via bus. Passengers will be able to take bus from Transport Nagar of Khandari, Agra via Yamuna Expressway to reach Jewar. It has full-fledged transport connectivity of roads and rail network from other cities also. In addition, it is in proximity of Aligarh at only around 40 kms, i.e. less than an hour drive. The main commuting stops from Jewar are Palwal of Haryana state at 28 kms and Khurja of Bulandhshahr state at 35kms.
Pivotal Attraction of Jewar - Upcoming Jewar International Airport:
Jewar is in news from a considerable time for its upcoming airport - Jewar International Airport. It was first proposed in 2001 and finally got approval from central and state governments in 2017. After Lok sabha elections and results of 2019, the green light has been given to its construction recently with the advent of new cabinet. Before its proposal, the tag of hosting second International Airport in National Capital Region (NCR) was given to Bhiwadi, Rajasthan with the approval of Civil Aviation Ministry. This proposal dashed all the hopes for Jewar International Airport which was in limelight during the Mayawati Government in Uttar Pradesh. The Bhiwadi airport was supposed to be developed by the Delhi Mumbai Industrial Corridor (DMIC). Delhi Mumbai Industrial Corridor (DMIC) is an industrial corridor connecting wealthy north with prosperous west to promote and exchange business with an ease of convenience. Now this airport has an approval of hosting a Green-Field cargo airport in Alwar district of Rajasthan. The senior officials however, found more feasibility and development of the area by constructing airport in Noida of Uttar Pradesh in comparison of Rajasthan.
This proposed airport is second after Indira Gandhi International Airport in National Capital Region and will be added as a distinction in the marksheet of National Capital Region of hosting two airports. It is proposed to be biggest airport after complete operational practices with an estimated sanctioned budget of rupees 15,000 crores on 2,200 acres of land, According to NIAL (Noida International Airport Limited) which is an implementing agency of Governmental mega project.
The airport is expected to be fully operational by 2023 with capacity of 12 million passengers with a vision of occupying 70 million for two runways and 200 million passengers for six runways during its further stages. It will serve 37 domestic flights and 31 international travel destinations. It will act as a major relief for the passengers travelling from western UP and Rajasthan. This is because at present, they had to travel all the way to Delhi's Indira Gandhi International Airport to take flights with extra travelling time of 3 - 4 hours. The proposed site of airport is very close to State highway SH-22A connecting Palwal and Aligarh. It will also be connected with Palwal - Kurja Expressway. The current site is also connected with 100 metre wide Eastern Peripheral Expressway (passing through Yamuna Expressway at Formula one Track) connecting Palwal, Manesar, Gaziabad, Bhagpat and Meerut.
Bright Future of Jewar making it good option to invest
Inspite of having a feather in its cap, Jewar will also reap number of benefits by the introduction of this airport. Directly or indirectly, it will be proved to be a major job provider for more than 1 lakh people. It will be an approachable travelling point for passengers of western Uttar Pradesh, Delhi-NCR, Uttrakhand, Haryana and Rajasthan. Government has proposed the construction of various multiplexes, malls, convention centres, utility centres, etc. near the aerocity of airport. It is expected that for every 100 jobs which will be provided directly at Jewar Airport, additional 610 jobs i.e. approximately six times growth will be observed in jobs of other related sectors. The additional and indirect benefits for investors in real estate, malls, shopping complexes, jewellary and other industries in the near future are listed below:
Increased Connectivity: With the construction of airport at Jewar, the major issue of connectivity will be resolved. Due to which any investment in land or shops will not face any input to output ratio problem i.e. shops will be easily accessible and will attract a good number of consumers. The proposed airport will be connected to all nearby major cities through buses, metro and rail line. Delhi Metro Rail Corporation (DMRC) and Noida Metro rail Corporation (NMRC) has extended their proposal for metro linkage of airport with Greater Noida and other areas of Delhi-NCR. It is proposed to be linked by 2025. The metro line of 35 kms will link Knowledge Park-II of Greater Noida to Jewar international airport via existing aqua line of NMRC having total of 25 stations.
Apart from using most used conveyance option in Delhi-NCR i.e. metro, connectivity via bus and train is also proposed for airport. They will be available to connect airport with Sarai Kale Khan Bus Terminal and Hazrat Nizamuddin Railway station through a dedicated Rapid Rail Transit System (RRTS). Further, it could be connected with newly constructed Eastern Peripheral Expressway joining Palwal in Haryana state with Kundli, bypassing National Capital via a cloverleaf interchange as reported by Yamuna Expressway Industrial Development Authority (YEIDA). This interchange will be built in Jaganpur-Afzalpur area which will serve as a better option for travelers. Currently, passengers have to travel 11 kms to Sirsa interchange at Akbarpur to reach the Eastern Peripheral Expressway (EPE). It will also help commuters coming from Kundli, Palwal, Agra, Greater Noida and other areas of Delhi-NCR. Proposal has also been given for connecting the two prominent airports in Delhi-NCR, IGI and Jewar airport. This connecting passage will increase the market of trades as traders will have an option to spread their business in other parts of Delhi-NCR especially nearby regions of Uttar Pradesh.
Increased Economy: Due to this increased linkage and connectivity, farmers will also have benefit of selling and exchanging their crops with broad world market. It will give a considerable hike in tourism and economic potential of Jewar as predicted by the Union Civil Aviation Ministry. It will positively impact the economy of the region just like the way South Delhi and Gurgaon developed due to their proximal distance from IGI. Jewar will witness opening of several offices and business due to the ease which Jewar will provide to the public. It may lead to the rise in some MNCs as well as customer support system at Jewar. All these developments will add on the existing economy of Jewar which in turn will benefit the shopkeepers or owners of different hubs.
Considerable Hike in Real Estate Market: Jewar has a new status update and rise of being a nagar panchayat. This update has been made more valuable with the addition of a new feather of hosting international airport in its hat of development. This has and will lead to substantial growth in various sectors of market. Earlier, property of one bigha having 843 square meters was used to be sold for Rs 4-5 lakhs but now this has considerably increased to Rs 20-25 lakhs i.e. it get a clear cut hike of approximately 5 times. With the continuous expansion of malls, shopping complexes and other public utility stores, this hike will keep on following the exponential line of growth. It will also provide expansion options to housing schemes and property initiatives. Project builders will have option to shift from expensive markets of Delhi and Gurgaon to affordable commercial and residential development in Jewar. Being a good investment market, it will be the biggest job creator to the local people. It will also open the doors for numerous hotel chains, industries, MNCs, jewellery and other precious stones.
Benefits because of very close to Defense Industrial Corridor city, Aligarh: Aligarh is known for its lock and hardware industries. Recently, it is selected as a nodal point of Defense Industrial Corridor with the approval of Defense Minister Nirmala Sitharaman and Chief Minister of UP, Yogi Adityanath. This corridor has the purpose of constructing tools of security weapons. It will promote job sector for both Jewar and other nearby places of Aligarh. With the advent of airport and its well connected route, Industrialists from all over the world will commute easily to exchange and sell their stuffs. Apart from business, Aligarh will also witness a considerable hike in commercial and private pilot training at Dhanipur. The commercial training course has an expenditure of around 22-23 lakhs while of private training, it is about 5.5 lakhs. Since this cost is 50% less than the foreign courses, so it will attract more number and will increase the business. It will also reduce the cost and time of travelling to and fro from Aligarh to airport. It takes three and half hour and cost approximately 3500 rupees to go to IGT from Aligarh but with the construction of this airport, travelers will only take approximately 1.5 hrs with expense of 2500 of four people. Thus it will be economic for the passengers.
Thus, in a nutshell, land of Jewar can be visualized as a good opportunity hub and good job provider for numerous business. Any investment in real estate in jewar will give good amount of profit to the investors. Owing to these benefits, the upcoming Ramesh Shopping Complex will give opportunity to various shopkeepers to increase their market and make maximum output.
