(AUTHOR NOTE: Sorry if this is kind of bland ,but I am really tired and felt bad for not updating for a while and i've been sick so enjoy)
02/14/2014 12:35 PM Rafael was slammed into a locker, he once again was punched while being told: “You are such a worthless piece of shit!” his boyfriend grabbed his face and kissed his cheek he sometimes wished his boyfriend was not like this Rafael thought to himself “how the fuck did I even get into this relationship” Rafael gave him a sour look “Don’t look at me like that princess” “Just call me prince-” he gets slapped “Don’t fucking correct me you know what you are” Rafael didn’t have the energy to argue with him “Now I got to get to class see you later slut” he smacked Rafeal’s butt he walked away Rafael kept trying not to cry as he picked up his backpack and started to walk to his class the hallways were silent and empty reminded him of how he felt besides all of the Valentines day decorations this holiday made him sick he walked into his class “Mr.Ghali nice of you to show up?” said his teacher he looked at him he had a dead look on his face the teacher showed concern then gestured for him to come to the desk Rafael complied “Are you alright?” “I’m fine why?” he lied “Have you looked at your face?” he pulled out a mirror from his desk and showed him he had a big black eye and hickeys on his neck “Is everything okay at home?” “Just fine” “I heard what happened to your mom” “I’m still fine I just fell down the stairs” he walked away and sat next to his friend Roody immediately tapped his shoulder and signed “Are you okay?” he couldn’t lie to him he signed back “No K-Y-L-E is back on his bullshit” “Did he abuse you again?” “What does it look like?” Suddenly a person sat next to Rafael “I could understand every word you were signing and I just gotta say I’ll punch him for you” Rafael looked at this person fairly androgynous, fair-skinned, wore a black wide-brimmed hat, green flannel, brown eyes had brown and purple hair “Who gave you-?” “Sorry I couldn’t help but chime in my name is Samhain by the way” sticks their hand out to shake Rafael didn’t shake it “I get it I get it, but still sitting here” “No one is stopping you” “Good” Sam started to set up their easel and pulled out an almost complete painting it was a boy in a tight box crying “Wow that looks depressing” “You like it? It’s about my claustrophobia” they take out a lot of oil paints they pull their hair from behind their ear it’s pointed “Hey dude is your ear fake?” Sam looked at Rafael “No its real man wanna touch it?” Rafael was hesitant “S-sure?” he reaches to touch it it is real “Don’t worry man I’m only a half-elf” “Elves aren’t real you stupid fuck!” said a random kid Samhain immediately rebutted with “I’m sorry you are insecure and feel the need to pick on others to hide your dick is tiny!” the kid blushed was silenced Rafael was impressed then he noticed that Sam was wearing gloves “Why are you wearing gloves?” “After class, I’ll show you” then he remembered he had to see Kyle after class or he will get hit again “Can’t my boyf-” “Forget that asshole”
1:30 PM Sam is pulling on Rafael’s arm pulling him to the park near the school and climbed on some equipment into a small area that sat on top of the slide “Why here?” “Fewer people also what I freaks out people” this just raised more questions Sam took off their glove hand held it out “Now shake my hand” he was hesitant, but as soon and he did Sam’s eyes turned white mouth opened with a “Uuuuuuuuuuuuuh” sound Rafael let go and Sam came back again and a tear went down their face and went to hug Rafael “Dude what did you do?” Sam let go and wiped the tear “Well I have an ability to touch someone and see their past” “So you saw-” “Everything man your dad was an asshole” “Why do you think he’s dead” Sam laughed a bit “But seriously dude your boyfriend is horrible to you” Rafael sighed “I know he is, not like I can break up with him” “That is where you are wrong you can you are just scared” Rafael knew Sam was telling the truth and slumped in his spot “I know you just met me today, but I cannot stand and watch someone be in this situation” “I appreciate your generosity, but-” “ You need to stop worrying about him and put you first what do you want to do?” Rafael thought for a minute “I want to break up with him, but I feel trapped” Rafeals phone buzzes it’s Kyle he texted “Bitch where are you??? >:(” Raffy sighed Sam looked sad “It’s him isn’t it?” he nodded he felt like crying Sam took his phone and typed “hanging out with my friend” he replied, “Who tf would be friends with you?” “People who don’t beat me just because they feel like it” “You are on your way to another beating >:( ” “I’m breaking up with you” “No, you are NOT” “I need to put myself first” “That is the shittiest excuse I’ve ever heard” Sam looked at Rafael “Wow he is a dipshit” the phone buzzed again “I am going to beat your sorry little ass in front of everyone to show you are a piece of shit that doesn’t deserve love” They gave the phone back and started popping their knuckles and took off their flannel and wrapped it around their waist Rafael was concerned “what are you going to do? “You’ll see”
2:00 PM Sam was practically marching over to the school Kyle was still angrily texting Rafael he was scared of Kyle when he gets like this yet was following Sam, Kyle was in the lunchroom when he saw Rafael he started to march on over full of rage Sam stood in front of Raffy perfectly still fist clenched “Hey Bitch!” Kyle shouted everyone in the attention of the room was caught Sam still stood still and whispered “Leave this will get ugly” Rafael was still scared suddenly Roody grabbed Raffy and moved him out of the room “HEY ASSWIPE WHERE ARE YOU GOING?” Kyle shouted he was about to push Sam out of the way Sam grabbed Kyles arm Kyle was surprised and shouted “LET GO DIPSHIT” and went for a punch Sam caught it and said “You really need to work on your anger” then kicked him in the stomach Kyles back hit a table full of kids he quickly got up to punch again, but Sam blocked it and blocked another one and proceeded to punch him in the face Kyle was thrown off guard, but his anger raised and finally got a punch in on Sam “Not so tough are ya?” Sam giggled “I can do this all day”.
2:15 PM Rafael and Sam were now sitting outside the principal’s office Rafael kept looking at sam and his new bruises “we are both screwed aren’t we?” Sam said Rafael sighed “With my mom probably yes” “Probably yes with my aunt” “Why your aunt?” “I live with her since my parents died” “Oh dang so you are birdman with extended family” Sam laughed “SAMHAIN MARIE LOVECRAFT” Sam froze suddenly a dark-skinned woman with white tattoos, white long hair, with a pastel purple dress was in the room “What did you do?” “Aunt-” “Rafael!” Khadijah walked into the room “I got a call from the principal what’s happening?” she saw the bruises on him she started to touch them “Who did this?” before he has a chance to answer Kyle walked out of the office with a death glare pointing at Rafael “Ms. Ghali Ms. Lovecraft we are ready for you” they all walked in.
2:30 PM “SO YOU KNEW MY CHILD WAS IN THIS TOXIC RELATIONSHIP!” “Ms.Ghali-” “AND YOU DID NOTHING!” “Not nothing-” “What kind of bullshit school is this” Ms. Lovecraft said “Celine-” “Don’t fucking Celine me! You are going to persecute my nibling for defending their friend?” “Well, she-” “You won’t even use the right pronouns for them!” Sam and Rafael were looking at their caregivers ripping the principal a new one they felt bad yet amused suddenly Khadijah said “You have 24 hours to fix this or I will sue the school for discrimination!” she grabbed Rafael by the arm Celine did the same for Sam as they got to the parking lot Celine started laughing “Are you actually going to sue the school?” Khadijah chuckled “No I don’t even have a lawyer” “I never properly introduced myself I’m Celine Lovecraft I am Sammy’s aunt” extends her hand to shake “I’m Khadijah Ghali I am Rafael’s mother” shakes her hand “Do you have a ride home?” “Unfortunately no my husband has the car I took the bus here” “I can drive you and Sam home my car has enough” They all get into the car the adults started talking about their lives the teens looked at each other and knew this would start a beautiful friendship.

I’m spending the night again!” “I heard don’t break anything like last weekend” “No promises!” The two teens laughed and ran up the stairs. They make it to Rafael's room “Alright crack open the bag what do you got?” Sam sat on the bean bag chair and rummaged through “Well some sunflower seeds, Plateau Condensation, some horror flicks also” they pull out a bag of weed “Ah hell yeah but did you bring the Air freshener” they pull out a can of it.
7:38 PM “Hoe you don’t run from a serial killer!” “Defend yourself!” they proceeded to throw popcorn at the tv a scream came from the TV “Why do we watch these if we are gonna know they get killed” “I don’t know it’s funny and hilarious with your best bud” “I mean true” a knock is heard they start hiding the weed someone opens the door it’s Sahar “Hey bro can I crash in here?” “Yeah man” “Also I’m about to say something I’ll probably regret later” Rafael was skeptical “which is?” “Can I have a hit of the weed?” “Sure man close the door mom will smell” he closes the door and sits on the floor and takes the joint and takes a hit and coughs hard Raffy and Sam laughed and Sam said “If you aint chokin you ain’t toking” Sahar passed it to Sam “So Sahar what made you wanna be a weeder with us” Sahar pointed to the door and suddenly heard yelling “HERMES YOU ARE UNBELIEVABLE” all three teens looked at each other and Raffy sighed and said, “Your dad is here again?” “Yup he just does not learn” “Why is mom yelling at him?” Sahar sighed “He heard about Dembe dying and now just now is deciding he wants custody of me” “Oh hell no” Sahar scoffed “As if mom can’t provide for both of us” Sam passed to Rafael, Sam just said “Dang your family life seems more complicated than mine” “How so?” Sahar asked Sam sighed “Well I live with my aunt who is considered a freak in the elf world because she is a dark-skinned light elf and transgender, she is also fostering my cousin who is drow elf, and she is married to a centaur and is fostering me all because my uncle decided to be racist” Rafael passed to Sahar “Wait a minute a centaur? Isn’t she married to a dude in a wheelchair?” “Yeah he hides his horse half in there like some magic shit” “Wait does he use the horse half with your aunt” he smirked Sam pushed him “Please don’t put that image in my head” “Well everyone has sex” he laughs “Except mom” Sahar laughed Rafeal laughed even harder everyone in the room was then suddenly they hear a vase break down stairs “GET OUT OF MY HOME YOU ARE NOT WELCOME” both Sahar and Rafeal were silently rooting for this, Sam grabbed the remote and turned the volume up on the TV they all silently agreed to deal with this later.

The Indian markets climbed off the day's high, dragged by heavyweights HDFC Bank and Bajaj Finance, but were still trading in the green on Monday.
The S&P BSE Sensex was trading at around 36,750 levels, up 130 points, having reclaimed the 37,000 levels earlier in the session. The broader Nifty50 index conquered the crucial 10,800-mark. Reliance Industries rose over 3 per cent and hit a lifetime high on the BSE after it announced the sale of 0.15 per cent stake in Jio Platforms to Qualcomm Ventures for Rs 730 crore. Besides, Tata Steel and Tech Mahindra also gained 3 per cent each.
Meanwhile, Avenue Supermarts tumbled 5 per cent after the announcement of its June quarter results.
All the Nifty sectoral indices were trading in the green, led by Nifty Metal index, up 1.8 per cent.
Results today

As I entered the bright white building, I heard the quiet whirring of small machines. I weaved through the museum doing my best to interpret and experience the art but couldn’t shake a feeling of familiarity. Then it hit me, I’ve seen this same artist before in NYC! Who would have guessed we would find a slice of the big apple in the small town of Marfa.

25 Coolest Things to Do in Marfa TX
We ended our West Texas Road Trip in Marfa. Before visiting, we knew very little of the area other than hearing about the artsy community and seeing Prada Marfa and El Cosmico on instagram.
Marfa truly surprised us and felt like an anomoly. It’s quaint and charming and has small town vibes, but it’s also is completely different from any small town we’ve previously seen.
We found it hard to describe, and it almost felt like the twilight zone. We expected to find eclectic desert art and instead found an art scene as sophisticated as NYC. Sometimes it felt like a small town in West Texas, and other times it felt like a neighborhood in Brooklyn.

What You Need to Know Before You Visit Marfa
Like a lot of the small towns in West Texas, hours are limited. Visit between Thursday to Sunday for the best experience, but even then there’s no guarantee that all businesses will be open.
Be flexible with your schedule. Even with posted hours, some stores and restaurants may close. Some even run out of food and close once the food is out. They’ve adopted a siesta mentality and close whenever they feel like it.
The closest major airport is in El Paso (about 3 hours away). Take advantage of your location and see other surrounding sites in West Texas. Here is our road trip guide.
Renting a car is the best way to get around town. When we talked to locals and asked about Uber, they said there are only 1-2 drivers locally.
Talk to locals to find out what else is going on around town. We heard about a free concert from a bartender which was the perfect way to end the night.
Cell phone coverage can be spotty. We have T-mobile and it worked in most cases but as soon as we were out of the main area, we lost signal.
If you plan on visiting during a holiday weekend, book early. This has become a popular destination.
Marfa is in a desert climate. it gets hot during the day but chilly at night. Have layers ready. During the winter, it can snow and gets dangerous to drive.
1. Marfa Mystery Lights

The Marfa Lights have mystified people for generations. The glowing orbs appear in the desert outside Marfa and have been described as white, blue, yellow, and red. The first mention of the lights comes from Robert Reed Ellison in 1883 and you can see them from an official viewing platform, although you can’t predict when they will appear.
2. Ballroom Marfa

Ballroom Marfa is one of the iconic contemporary art spaces in Marfa. They curate art from well-known and emerging artists from all over the world. During our visit, we saw an artist that was also on display at MOMA PS1 while we lived in NYC. They also host music acts in their space. Visit their site for their upcoming schedule.

3. Judd Foundation

Donald Judd is attributed with bringing the NYC art scene to Marfa, Texas. The foundation maintains and preserves Judd’s pieces, workspaces, libraries, and archives. You can take a guided to tour to visit different properties in Marfa.
4. Chinati Foundation
1 Cavalry Row,Marfa,TX,79843, Marfa, TX 79843, map
The Chinati Foundation is a contemporary art museum founded by Donald Judd. They specialize in large-scale installations spread over the 340 acres of land where Fort D.A. Russell used to be. Public tours are a great way to get more insight into the pieces or you can explore on your own.

5. Ayn Foundation

The Ayn Foundation focuses on large-scale products by major international artists. It currently includes Andy Warhol’s The Last Supper and Maria Zerres’ September Eleven.
6. Marfa Book Company

MBCo has been around for almost twenty years and functions as a bookstore, publisher, and performance space. Stop by to check out their unique selection of books or visit during their talks, readings, or performances.
7. Freda

This shop is a local favorite where you’ll find jewelry, found objects, vintage clothing and more. A record playing in the corner sets the mood while you shop.
8. Cobra Rock Boot Company

If you love handcrafted artisan products, then you need to see the boots made by Cobra Rock. As you walk in, you are immediately greeted by the smell of leather. You can browse through items by other small independent designers, see the machines they use to make the boots, or order your very own.

If you’re looking to pick up a gift our souvenier, check out Moonlight Gemstone. They specialize in West Texas Agates but carry a wide variety of choices.  They also do custom gemstone cutting. and create custom silver jewelry.

Awarded the Most Beautiful Independent Store in Texas by Architectural Digest, this shop is an eclectic collection of local items, carved wooden pieces, and artsy wares. 
11. Marfa Brands

What started as a hobby, Marfa Brands makes soaps with fans from all over the world. Hand pouring 150 bars at a time, you’ll find combinations like Rosemary Peppermint, Bergamot Grapefruit with Lemon Peel and Earl Grey Tea, and Oak Moss with Kelp and Sea Salt.

This is probably the most popular photo of Marfa, even though it’s not technically in Marfa. The permanent installation was created in 2005 and actually houses items from the fall/winter 2005 collection.
13. Tiny Target

In early 2016, an anonymous artist painted a bullseye and the word Target on an old railroad structure. This is also outside of Marfa (about 45 mins east), but is often associated with Marfa.
14. Marfa Museum Thrift Store

Fans of thrifting can  stop by to see if they can find any treasures in this artsy and ecclectic town.
15. Building 98
Bonnie St, Marfa, TX 79843, map
Once a US army base bachelor offer quarter, it is now known for the WWII German POW murals. The western murals were completed in 1945 and show Marfa’s history in the arts.
16. Marfa Holocaust and Historic Model Ship Museum

Find historic artifacts, documents, and books about the Aliyah Bet (Jewish “illegal immigration” ships). What makes it really special is the collection of over 140 handmade, plank-on-frame ship models.

El Cosmico has your choice of teepees, yurts, and RVs, and looks like it’s made for the gram.

Step into the 80s at one of the most unique bars we’ve ever been to. It was converted from an old home, and the decor is next level here. They host shows and we only found out about it because we asked the folks at Planet Marfa.

The Get Go is an independent grocery store opened in 2007. It features local products, organic and alternative ingredients, and more. Not only can you pick up supplies if everything else is closed, it’s also a great way to get a glimpse of local life in Marfa.

Located in a historic adobe home built in the 1880s, this museum has a little bit of everything Marfa and Presidio County. It coveres ranching, local military, geology, settlers, Native Americans, and more.
24. Presidio County Courthouse

The Presidio County Courthouse was added tot he National Register of Historic Places in 1977. It’s a beautiful building in the heart of the city and you can even check ou the interior.
25. Stardust motel sign

The Stardust Motel sign sits on its own just outside of town. There’s no trace of the motel itself, but the light still flickers from time to time.

Must-Read Real Estate Headlines

I don’t usually do this – post the creative content of others; there’s already enough of that on Facebook, where every news feed is a “share” of an existing online article.
But over the weekend, each of the major Toronto newspapers (save for the Sun, but I did say “major”) had a piece on the Toronto real estate market that was different from the usual recap or roundup, and offered some insight and commentary.
I want to show you those three articles today, and comment briefly, then add a fourth article which sums up the plight of mankind’s future.  Yes, really, it does.  You won’t want to miss it…

When I think “news,” I still think newspapers.
But honestly, raise your hand if you still subscribe to a print copy of a major newspaper that is delivered to your door each and every morning?
I thought I would forever, but when my Globe & Mail subscription expired earlier this year, and it stopped coming, it made me realize that I don’t read it anymore.  I used to read the paper religiously every day on the stairmaster at the gym.
You know how every gym you’ve ever been to has “that guy,” and “the lady that does this or that;” a host of characters that you see on a regular basis and stand out because of an odd trait?  Well I was the insane-o who had a stack of dailies in hand and whipped through them like Rainman, scattering the discarded papers around the base of my machine, all the while, flicking sweat.
When I was done, wet newsprint formed a circle around the stairmaster like a candles surround a pentagram in a lunatic’s house.
I guess that’s not the only thing the lunatic and I have in common…
In any event, my 17-year relationship with the stairmaster ended two years ago, and low-and-behold, I no longer had a need for newspapers.
That, and I find the news to be incredibly depressing.  I can’t read anything in Section-A; I get depressed, disheartened, angry, and frustrated.  People, and politics.  What else is new…
And while I’m fully aware that we can get the newspaper on the Internet now, it’s just not the same thing.  My fingers aren’t black and smudgy after reading online articles, and I miss that!
But whether in print, or online, without fail – there is always going to be a real estate article, bi-daily at the least, in all of the major newspapers.
This weekend provided us with some interesting content.
One of my favourite columnists has always been Marcus Gee, and the fact that he regularly takes Kathleen Wynne to task only makes me like him more.
Gee wrote the following column over the weekend:
“Toronto’s Falling House Prices Signal A Return To Sanity”
What I like about this column is that it’s a somewhat more down-to-earth look at the recent drop in real estate prices than what we’re accustomed to seeing.
I’ve long opined that most newspaper articles about real estate (specifically those not written by a columnist) seek to draw people into the content with the most shocking headlines possible, and as a result, three metrics – price, sales, and listings, are used interchangeably to discuss “the market.”
A headline might read, “Real estate reeling with a 20% drop,” but that 20% could refer to month-over-month, or, year-over-year, as well as any of price, sales, or listings.
Many articles out there today are agenda-driven, and that’s why you see reporters using whichever of the price, sales, or listings metric is the most sexy.  If sales are down 54% year-over-year, but only 14% month-over-month, then use the former, especially if prices are still up year-over-year.
In the above article, Mr. Gee makes zero mention of a single percentage, nor does a number – any digit, appear in the column.
While I disagree with Mr. Gee’s underlying conclusion that the market won’t quickly rebound, and/or that this “dip” is more pronounced, I appreciate the upside that he’s bringing to light.  In fact, all three of the articles this weekend were written as though a drop in prices were a good thing.
But the part about the article that I appreciate the most was drawing attention to the effect a real estate decline would have on the government’s pocket book, and the potential fallout.
Have a read:
“Governments, too, will be forced to change their ways. Toronto’s, for one, has come to rely on the hundreds of millions of dollars it collects every year from a tax on land transfers.
Officials have been warning with rising urgency that the city is in for a reckoning if that windfall should dry up.
Now that it looks as though it might, city politicians will face pressure either to find other sources of revenue or to trim the city’s expenses – all to the good, either way.”
It’s actually quite scary to think what could happen if land transfer tax were to decline significantly at both the municipal and federal levels.
You all know I don’t like Kathleen Wynne, and you can agree or disagree.  But one thing is for certain: she will not be replacing lost revenue from provincial land transfer tax by making cuts to expenditures!  She’ll find a new tax – probably create one out of thin air, and at the very least, it gives you and your friends a cool new drinking game to play.  “What tax will the Liberals invent next?”
In the city of Toronto, things could get really dire if LTT were to dry up.  A friend of mine who works in investment banking told me before David Miller implemented the municipal land transfer tax, “If they don’t bring this tax in, Toronto could literally be on the brink of bankruptcy.  Cities rarely ever go bankrupt, but Toronto would be on the edge.”
In the Toronto Star, we read an unusually positive headline, about a negative take on the real estate market.
Tess Kalinowski penned the following:
“Toronto’s Market Housing Downturn May Have An Upside”
The idea is that some good must come out of a decline.
Individuals, government, society in general must learn from this.
I’ve always said, and I’ll explain in more detail with respect to the fourth article, that people often ignore the exponential world population growth when looking at causes of decreased supply and increased demand in hot real estate markets.
In this article, we got a great line:
“In the 1950s, Canadians consumed about 300 sq. ft. of space per person. Today it is about 1,000 sq.ft.”
It opened the door to a conversation about urban planning, which is where the government should be spending their time, along with analyzing fiscal policy with respect to interest rates, and mortgage regulations.
The government has acted as though a coin has only one side, and has only sought to “cool the market” by decreasing demand through policy changes, when all the while, increasing demand is the more unpopular tails side of the coin that very few people ever call.
It’s well beyond “time” for the government to start focusing on supply, or lack thereof.
Garry Marr of the Financial Post, who in my opinion, has long been a real estate bear, wrote a piece on the weekend that I thought was long overdue:
“Collapse In Toronto Home Prices May Pressure Ottawa To Hold Off Tightening”
I know that columnists and journalists don’t get to write their own headlines, so I won’t fault Mr. Marr for the word “collapse,” which I think is the very definition of hyperbole.
But the idea that the recent drop in prices must call into question further meddling, tinkering, or updating (depending on where you stand) of lending standards and regulations is one that should have been brought to the forefront weeks ago.
Kathleen Wynne was quoted as saying, “Cool, not kill” with respect to the housing market, and if that’s really the case, then we first need to define “cool,” percentage-wise, and then look at what has transpired already.
The market has cooled, no doubt about it.  And as the second article above shows, a lot more people are asking questions of themselves, and the market, who might not have done so earlier this year.
So are more policy changes really needed?
Should we really implement a 200 basis-point “stress test” for uninsured borrowers?
When the government implemented a similar policy in 2016 with respect to insured borrowers, the policy had zero effect on the market, and once again, those in the government tasked with cooling the market had egg on their face.
But those insured mortgages are backed by tax-payers!  I can see how they have a horse in that race.
For uninsured borrowers, does the government really need to step in and protect people from themselves?
Keep an eye on this story over the coming months, as those who thought we might see another interest rate hike in September, are now changing their tune.
Last, but certainly not least, an article that was sent to me by over a dozen blog readers and friends, some of them who sent this out of disgust, and some who sent it because they know how I feel about “kids today.”
“Millennial Pens Open Letter, Says Toronto Real Estate Prices Too High”
This is probably the dumbest thing I have read in a year, and it underscores the ignorance, arrogance, entitlement, and delusion of today’s youth.
I’m 36-years-old, turning 37 next month.
I was told by a very nice lady in my office, who is in her mid-60’s, “Davey, every generation thinks the generation behind them is going to end the the world.  And not one of them remembers when they themselves were being blamed by the generation ahead of them.”
Truer words may never have been spoken.
It’s like recreational golf: you always think the group ahead of you is playing slow, and the group ahead of you is playing up your a$$.
So am I being hypocritical if I ignore all of this, and label today’s young 20-somethings as those who will end the world?
Read the letter, it’s just insane.
The girl who wrote a letter to a city is ignoring so many important things that she probably wasn’t taught in school, such as basic economics, and supply and demand.
But what about a simple understanding of the world’s population growth?  The world has doubled in size since 1971, and the Greater Toronto Area’s population has doubled since 1982.
But her letter, and the quotes from her interview with Global News, make her sound like the lazy, clueless, dreaming, irrational, unreasonable millennial that the entire group, unfairly, gets categorized as.
“I’m still living at home and all my friends are as well and it’s hard. The market isn’t letting us become independent people that we thought 10 years ago we would be at this age.”
You’re 23-years-old.
Living at home is “hard” for you?  I suppose life in your parents’ basement, paying no rent, having zero expenses, full access to groceries and things you never thought you’d pay for like toothpaste, is “hard?”
You thought you would be a certain type of person when you were 13-years-old, and now that you haven’t achieved that, you think it’s “hard?”
When I was 13-years-old, I thought I was going to be a multi-millionaire by the time I was 23-years-old.  I thought I was going to own a yacht, a plane, be married to a supermodel, and light cigars off burning $100 bills.  But that’s because I was 13-years-old.
“Whenever I picture my life and my future, I pictured it with a house and a backyard.”
No kidding, eh?
You’re 23-years-old, and you’ve already given up the possibility that one day you’ll own a house, like a very, very small percentage of the population?
Folks, come on!  Tell me I’m being unfair here!
But this girl is completely out to lunch!
The arrogance of her, probably working a 9-5 job and eating avocado toast with friends by 5:30pm at a swanky downtown pub, to think that the city owes her something.  Her life has been a fantasy up to this point, and now that she’s actually out in the working world, and has to work, she’s telling the rest of us how entitled she is?
It’s “Toronto’s” fault that she can’t afford to buy a house with a backyard.
“Toronto” is a city.  It’s made up of people.  People are consumers.  Consumers buy and sell.  Products and services are bought and sold.  Supply and demand create prices for products and services.
She’s looking for a boogey-man, the same one her dad checked for under her bed no more than ten years ago, and she won’t seem to consider that the explanation for market conditions is more simple.
“It was fun while it lasted Toronto, but it’s time for us to leave.  Why does it seem to us millennials that you don’t want us here?”
Oh poor you.  You poor millennial!  Toronto doesn’t want you!
Who the hell gave this national coverage?
I’m living proof that any idiot can put his or her thoughts on the Internet, but to give this young lady a forum on Toronto Storeys, and then for Global News to pick it up, is just insane.
“…it’s just too expensive to live here now. That first family home we always dreamed of owning in North York, or off Eglinton…”
Are you kidding?
Owning a home in North York?
You’re a child.

Oh great, there’s an even better idea.
Now she thinks she can move up north, teach kite-boarding, and make enough to support herself long term.  Although I’m pretty sure Trudeau’s government will prop her up, so maybe she’s onto something here…

Maybe soon our bosses won’t be able to afford their rent either, and we will all move up north.  And then you’ll have no one. You’ll be forced to lower your absurd home prices. And you’ll be asking us all to come back.”
Wait, you just said you’re moving up north to teach canoeing.  What’s happening?  Wait – your bosses are moving up north, and I guess the TD Towers will too?  In fact, every single industry in Toronto will move up north?
Then “Toronto” will lower his or her prices?
If this is who is going to lead us into the future, then we’re all doomed.

Design Crush: Furlow Gatewood
I posted this picture on Monday regarding what I think will be “in” for this year.  But I wanted to go beyond this picture into the designer behind it and my new obsession (probably so late to the game on this one) Furlow Gatewood.  I received the new book by the staff of Veranda for Xmas (get it) and I fell madly in love with it- particularly Mr. Gatewood’s home, which I had seen before but never really paused to examine.  But when I did– my mind was blown and I had to know more. So I ordered his book (coming any day now!) and dug into the interwebs to see more.
Mr. Gatewood is besties with Bunny Williams and has worked with her antiques dealer husband John Rosselli for decades.  You may recognize this shot of the entrance to his home from Bunny’s last book– this image stopped me in my tracks (he also raises peacocks, because he is THAT cool.)
He has four homes on his land in Georgia, many of which were moved there from other locations.  The one below was sawed in HALF and put back together on his property.  I adore that he saves old, beautiful architecture and makes it new again. A man after my own heart.
His look is HIS, and he is not one to stray from what he loves.  His spaces are a testament to the golden rule of decorating “if you absolutely LOVE it, you will find a place for it in your home”.  No apologies, no careful editing.  A very personal way to decorate in a way that tells visitors all about your life.
From what I’ve read, over the last few decades the only thing that has really changed in his homes are the paint colors on the walls– from yellows and reds to grey and white.  A simple change such as that can give new life to well loved pieces and update a space without trashing everything you have a starting over.
Just OBSESSED with this carved wood brick detail he had made for the interior of his Gothic home.
He loooooves his doggies. Which makes me love him even more.  Each home on his property is a little different– as you can see in the image below, this one has a warmer, more casual, cozy feel.
I mean, how of the moment does this space look and yet i bet he’s had most everything here for as long as I’ve been alive?  A little John Robshaw ikat added to all these antiques brings such life and modern edge to a sunny screened in porch!
More proof that classic good looks are ALWAYS in style.
I love his compositions- busy but not cluttered. Imperfect in symmetry and yet perfectly wonderful.
The architectural detail is beyond words.
These walls, those old doors. Such beauty.
I find it interesting how his spaces are a mix of ornate and casual and it just works.
More proof that big windows are everything.
And again– look at the fabulous woodworking. Bananas.
While Furlow’s a staunch proponent of collecting over time and not tossing the old for the sake of something new– there are ways to start adding this look to your home. A mix of antique pieces found on Etsy and OKL with new items that are clean and simple (or antique inspired!)

The Indian markets moved higher in Wednesday's afternoon trade after media reports said the US Senate leaders had reached deal with the White House on $2 trillion coronavirus stimulus package.
index-heavyweights Reliance Industries and Maruti Suzuki (both up over 8 per cent) lifted the S&P BSE Sensex 545 points, or 2.06 per cent, up to 27,230 levels and the Nifty50 hovered near 7,920 levels, up 125 points, or 1.6 per cent. Sectorally, Nifty Auto index, up 2 per cent, was the big gainer while Nifty PSU Bank index, down 1.3 per cent, was the major drag.
In broader markets, the S&P BSE MidCap index was up 0.7 per cent and the S&P BSE SmallCap index gained 0.18 per cent. Benchmark indices are trading marginally higher on Monday amid weakness in their key Asian peers. While the S&P BSE Sensex managed to sustain above 36,500 levels, the Nifty50 index is testing the 11,000 mark in late morning deals. Among sectoral indices, the Nifty FMCG index gained nearly 2%, led by an over 3.5% rise in the share prices of Procter & Gamble and ITC.
GST RATE CUT IMPACT
Shares of paint, consumer durables and footwear companies have rallied by up to 10 per cent on the BSE, after the GST Council on Saturday reduced tax rates from 28 per cent to 18 per cent on a range of daily use products and appliances.
Among items on which GST was reduced include footwear, small televisions, water heater, electric ironing machines, refrigerators, lithium ion batteries, hair dryers, vacuum cleaners, food appliances and ethanol.
RESULTS CALENDAR
Among key results, Asian Paints, Bharti Infratel, Hero MotoCorp, Larsen & Toubro, Maruti Suzuki, Bharti Airtel, ITC, HCL Technologies and Reliance Industries are likely to announce their June 2018 quarter earnings later this week.
GLOBAL MARKETS
Asian shares declined on Monday, with Japanese stocks pressured by weakness in the dollar after the currency dropped on US President Donald Trump's criticism of the Federal Reserve.
The Nikkei 225 dropped 0.98 per cent in morning trade as the dollar extended its losses against the Japanese currency and the Kospi slipped 0.27 percent as steep declines in blue chip tech stocks.
OIL PRICES
Oil prices fell on Monday because of increasing concerns about fuel demand after finance ministers and central bank governors from the G20 warned that global economic growth risks have increased amid rising trade and geopolitical tensions.
Brent crude dropped 10 cents, or 0.1 per cent, to $72.97 a barrel. US West Texas Intermediate (WTI) futures declined 8 cents, or 0.1 per cent, to $68.18 a barrel.

Must-Read Real Estate Headlines

I don’t usually do this – post the creative content of others; there’s already enough of that on Facebook, where every news feed is a “share” of an existing online article.
But over the weekend, each of the major Toronto newspapers (save for the Sun, but I did say “major”) had a piece on the Toronto real estate market that was different from the usual recap or roundup, and offered some insight and commentary.
I want to show you those three articles today, and comment briefly, then add a fourth article which sums up the plight of mankind’s future.  Yes, really, it does.  You won’t want to miss it…

When I think “news,” I still think newspapers.
But honestly, raise your hand if you still subscribe to a print copy of a major newspaper that is delivered to your door each and every morning?
I thought I would forever, but when my Globe & Mail subscription expired earlier this year, and it stopped coming, it made me realize that I don’t read it anymore.  I used to read the paper religiously every day on the stairmaster at the gym.
You know how every gym you’ve ever been to has “that guy,” and “the lady that does this or that;” a host of characters that you see on a regular basis and stand out because of an odd trait?  Well I was the insane-o who had a stack of dailies in hand and whipped through them like Rainman, scattering the discarded papers around the base of my machine, all the while, flicking sweat.
When I was done, wet newsprint formed a circle around the stairmaster like a candles surround a pentagram in a lunatic’s house.
I guess that’s not the only thing the lunatic and I have in common…
In any event, my 17-year relationship with the stairmaster ended two years ago, and low-and-behold, I no longer had a need for newspapers.
That, and I find the news to be incredibly depressing.  I can’t read anything in Section-A; I get depressed, disheartened, angry, and frustrated.  People, and politics.  What else is new…
And while I’m fully aware that we can get the newspaper on the Internet now, it’s just not the same thing.  My fingers aren’t black and smudgy after reading online articles, and I miss that!
But whether in print, or online, without fail – there is always going to be a real estate article, bi-daily at the least, in all of the major newspapers.
This weekend provided us with some interesting content.
One of my favourite columnists has always been Marcus Gee, and the fact that he regularly takes Kathleen Wynne to task only makes me like him more.
Gee wrote the following column over the weekend:
“Toronto’s Falling House Prices Signal A Return To Sanity”
What I like about this column is that it’s a somewhat more down-to-earth look at the recent drop in real estate prices than what we’re accustomed to seeing.
I’ve long opined that most newspaper articles about real estate (specifically those not written by a columnist) seek to draw people into the content with the most shocking headlines possible, and as a result, three metrics – price, sales, and listings, are used interchangeably to discuss “the market.”
A headline might read, “Real estate reeling with a 20% drop,” but that 20% could refer to month-over-month, or, year-over-year, as well as any of price, sales, or listings.
Many articles out there today are agenda-driven, and that’s why you see reporters using whichever of the price, sales, or listings metric is the most sexy.  If sales are down 54% year-over-year, but only 14% month-over-month, then use the former, especially if prices are still up year-over-year.
In the above article, Mr. Gee makes zero mention of a single percentage, nor does a number – any digit, appear in the column.
While I disagree with Mr. Gee’s underlying conclusion that the market won’t quickly rebound, and/or that this “dip” is more pronounced, I appreciate the upside that he’s bringing to light.  In fact, all three of the articles this weekend were written as though a drop in prices were a good thing.
But the part about the article that I appreciate the most was drawing attention to the effect a real estate decline would have on the government’s pocket book, and the potential fallout.
Have a read:
“Governments, too, will be forced to change their ways. Toronto’s, for one, has come to rely on the hundreds of millions of dollars it collects every year from a tax on land transfers.
Officials have been warning with rising urgency that the city is in for a reckoning if that windfall should dry up.
Now that it looks as though it might, city politicians will face pressure either to find other sources of revenue or to trim the city’s expenses – all to the good, either way.”
It’s actually quite scary to think what could happen if land transfer tax were to decline significantly at both the municipal and federal levels.
You all know I don’t like Kathleen Wynne, and you can agree or disagree.  But one thing is for certain: she will not be replacing lost revenue from provincial land transfer tax by making cuts to expenditures!  She’ll find a new tax – probably create one out of thin air, and at the very least, it gives you and your friends a cool new drinking game to play.  “What tax will the Liberals invent next?”
In the city of Toronto, things could get really dire if LTT were to dry up.  A friend of mine who works in investment banking told me before David Miller implemented the municipal land transfer tax, “If they don’t bring this tax in, Toronto could literally be on the brink of bankruptcy.  Cities rarely ever go bankrupt, but Toronto would be on the edge.”
In the Toronto Star, we read an unusually positive headline, about a negative take on the real estate market.
Tess Kalinowski penned the following:
“Toronto’s Market Housing Downturn May Have An Upside”
The idea is that some good must come out of a decline.
Individuals, government, society in general must learn from this.
I’ve always said, and I’ll explain in more detail with respect to the fourth article, that people often ignore the exponential world population growth when looking at causes of decreased supply and increased demand in hot real estate markets.
In this article, we got a great line:
“In the 1950s, Canadians consumed about 300 sq. ft. of space per person. Today it is about 1,000 sq.ft.”
It opened the door to a conversation about urban planning, which is where the government should be spending their time, along with analyzing fiscal policy with respect to interest rates, and mortgage regulations.
The government has acted as though a coin has only one side, and has only sought to “cool the market” by decreasing demand through policy changes, when all the while, increasing demand is the more unpopular tails side of the coin that very few people ever call.
It’s well beyond “time” for the government to start focusing on supply, or lack thereof.
Garry Marr of the Financial Post, who in my opinion, has long been a real estate bear, wrote a piece on the weekend that I thought was long overdue:
“Collapse In Toronto Home Prices May Pressure Ottawa To Hold Off Tightening”
I know that columnists and journalists don’t get to write their own headlines, so I won’t fault Mr. Marr for the word “collapse,” which I think is the very definition of hyperbole.
But the idea that the recent drop in prices must call into question further meddling, tinkering, or updating (depending on where you stand) of lending standards and regulations is one that should have been brought to the forefront weeks ago.
Kathleen Wynne was quoted as saying, “Cool, not kill” with respect to the housing market, and if that’s really the case, then we first need to define “cool,” percentage-wise, and then look at what has transpired already.
The market has cooled, no doubt about it.  And as the second article above shows, a lot more people are asking questions of themselves, and the market, who might not have done so earlier this year.
So are more policy changes really needed?
Should we really implement a 200 basis-point “stress test” for uninsured borrowers?
When the government implemented a similar policy in 2016 with respect to insured borrowers, the policy had zero effect on the market, and once again, those in the government tasked with cooling the market had egg on their face.
But those insured mortgages are backed by tax-payers!  I can see how they have a horse in that race.
For uninsured borrowers, does the government really need to step in and protect people from themselves?
Keep an eye on this story over the coming months, as those who thought we might see another interest rate hike in September, are now changing their tune.
Last, but certainly not least, an article that was sent to me by over a dozen blog readers and friends, some of them who sent this out of disgust, and some who sent it because they know how I feel about “kids today.”
“Millennial Pens Open Letter, Says Toronto Real Estate Prices Too High”
This is probably the dumbest thing I have read in a year, and it underscores the ignorance, arrogance, entitlement, and delusion of today’s youth.
I’m 36-years-old, turning 37 next month.
I was told by a very nice lady in my office, who is in her mid-60’s, “Davey, every generation thinks the generation behind them is going to end the the world.  And not one of them remembers when they themselves were being blamed by the generation ahead of them.”
Truer words may never have been spoken.
It’s like recreational golf: you always think the group ahead of you is playing slow, and the group ahead of you is playing up your a$$.
So am I being hypocritical if I ignore all of this, and label today’s young 20-somethings as those who will end the world?
Read the letter, it’s just insane.
The girl who wrote a letter to a city is ignoring so many important things that she probably wasn’t taught in school, such as basic economics, and supply and demand.
But what about a simple understanding of the world’s population growth?  The world has doubled in size since 1971, and the Greater Toronto Area’s population has doubled since 1982.
But her letter, and the quotes from her interview with Global News, make her sound like the lazy, clueless, dreaming, irrational, unreasonable millennial that the entire group, unfairly, gets categorized as.
“I’m still living at home and all my friends are as well and it’s hard. The market isn’t letting us become independent people that we thought 10 years ago we would be at this age.”
You’re 23-years-old.
Living at home is “hard” for you?  I suppose life in your parents’ basement, paying no rent, having zero expenses, full access to groceries and things you never thought you’d pay for like toothpaste, is “hard?”
You thought you would be a certain type of person when you were 13-years-old, and now that you haven’t achieved that, you think it’s “hard?”
When I was 13-years-old, I thought I was going to be a multi-millionaire by the time I was 23-years-old.  I thought I was going to own a yacht, a plane, be married to a supermodel, and light cigars off burning $100 bills.  But that’s because I was 13-years-old.
“Whenever I picture my life and my future, I pictured it with a house and a backyard.”
No kidding, eh?
You’re 23-years-old, and you’ve already given up the possibility that one day you’ll own a house, like a very, very small percentage of the population?
Folks, come on!  Tell me I’m being unfair here!
But this girl is completely out to lunch!
The arrogance of her, probably working a 9-5 job and eating avocado toast with friends by 5:30pm at a swanky downtown pub, to think that the city owes her something.  Her life has been a fantasy up to this point, and now that she’s actually out in the working world, and has to work, she’s telling the rest of us how entitled she is?
It’s “Toronto’s” fault that she can’t afford to buy a house with a backyard.
“Toronto” is a city.  It’s made up of people.  People are consumers.  Consumers buy and sell.  Products and services are bought and sold.  Supply and demand create prices for products and services.
She’s looking for a boogey-man, the same one her dad checked for under her bed no more than ten years ago, and she won’t seem to consider that the explanation for market conditions is more simple.
“It was fun while it lasted Toronto, but it’s time for us to leave.  Why does it seem to us millennials that you don’t want us here?”
Oh poor you.  You poor millennial!  Toronto doesn’t want you!
Who the hell gave this national coverage?
I’m living proof that any idiot can put his or her thoughts on the Internet, but to give this young lady a forum on Toronto Storeys, and then for Global News to pick it up, is just insane.
“…it’s just too expensive to live here now. That first family home we always dreamed of owning in North York, or off Eglinton…”
Are you kidding?
Owning a home in North York?
You’re a child.
Assuming you have a job – the adults that you work with, who have slaved for two decades longer than you – they have no chance at affording a $2.5M house in North York.  So why are you lamenting that you can’t afford a house in Roncesvalles?
“Maybe it will be better for us. To own land far away from this busy city, where we focus too much on our screens and less on what the great outdoors has to offer.”
Oh great, there’s an even better idea.
Now she thinks she can move up north, teach kite-boarding, and make enough to support herself long term.  Although I’m pretty sure Trudeau’s government will prop her up, so maybe she’s onto something here…
“But you can’t get rid of us for good. Our careers are still largely here in the city. Maybe soon our bosses won’t be able to afford their rent either, and we will all move up north.  And then you’ll have no one. You’ll be forced to lower your absurd home prices. And you’ll be asking us all to come back.”
Wait, you just said you’re moving up north to teach canoeing.  What’s happening?  Wait – your bosses are moving up north, and I guess the TD Towers will too?  In fact, every single industry in Toronto will move up north?
Then “Toronto” will lower his or her prices?
If this is who is going to lead us into the future, then we’re all doomed.
Anyways, those first three articles were encouraging, right?
