Home Improvement Guide: Maintaining Your Garage Door
Maintaining your garage doors is essential to ensure that you have a safe, effective and operating system and to prevent any type of accidents that may occur. Maintaining your door should be done every quarter especially if you have an electric door opener. Most homeowners forget to lubricate their doors causing wear and tear to happen as well as scraping or binding problems. Loose bolts may also occur for wooden doors as well.
Homeowners who own metal garage doors would require minimal maintenance; however, one should follow cleaning guidelines to ensure that the door's protective coating will last for several years. More often than not, using basic cleaning ingredients such as soap and plain water can ensure that the door is free from dirt and any mildew that accumulates over time. It is important that one does not use any strong type of cleaning ingredient as this would damage the metal surface. In case one needs to repaint their metal doors, it is necessary to apply mineral spirit to the surface to remove any waxes. An excellent primer is also needed to ensure that the paint will adhere to the surface in garage door repair tujunga.
Tumblr media
For automatic garage opener owners, testing the system monthly ensures that the whole system works perfectly and prevents any problem from occurring. One of the best ways to ensure smoothness of operation is via the reversal test. Since 1993, the federal law requires all garage door openers to have the reversal feature as well as a "photo eye" to ensure that one is not trapped inside the garage.
To conduct the reversal test, homeowners should first ensure that the door is balanced and if it is, they should continue with the rest of the steps. Put an obstruction piece under the door and push the transmitter to close the door. The door should reverse upon hitting the obstruction piece and if not, homeowners should call a professional technician to check and repair the garage door.
Aside from the balance of the door, one should also check the high tension springs, brackets or cables to ensure that all are in tiptop condition. Lubricating the springs with pre-approved lubricants will make sure that the springs stay in good condition and prevent any wear and tear for a long time. It is also important to check the door manual especially as some doors may have other features that others do not which need additional care.

Signs You Might Need A Garage Door Repair
Garages are more than just a place for the family cars. They offer convenient access and security for tools, bicycles, seasonal items, and so much more. And this is one part of the home that many homeowners take for granted until something goes wrong. Expensive emergency calls can be avoided by simply keeping an eye out for these three signs that indicate you might need a garage door repair in the near future.
These repairs can be simple maintenance, that allow for easy opening and closing. It can also mean correcting damage caused by a student driver, over zealous basketball game, or storm-tossed tree limbs. These jobs are best done by professionals who have the training, experience, and equipment needed to get the job done properly, the first time.
Garage Door Repair Or Back Repair?
Very little exertion should be required when your manual garage door is operating smoothly and at peak performance. Over time, however, dirt and debris can cause problems. The first sign that a garage door repair is needed is when lifting the door becomes back-breaking work, or when the automatic system stops functioning properly. The path used by the rollers can sometimes require adjustments to operate smoothly and the automatic sensors sometimes need replacing. While these are simple procedures, they are not suitable for the inexperienced do it yourself persons in garage door repair novato.
Tumblr media
What Was That Noise?
There is no mistaking the sound of an industrial strength spring when it breaks. A door that was only minutes before a breeze to open, suddenly weighs a ton, if it will open at all. Broken springs do not occur very often but when they do, you need expert help as fast as you can get it. If the door won't open at all, you may not be able to get the family car out. If it won't close securely, suddenly possessions and family are at risk. Reputable companies should be able to provide a fast online estimate and should be available for emergency service calls any day of the week.
Home Improvement
Sometimes improvements are necessary, for instance when a new driver hits the gas pedal instead of the brake. But sometimes homeowners just want to spruce up their home's appearance. Home improvements are an excellent way to improve the value, appearance, and usefulness of a house and the garage door is no exception.
Homeowners can protect their financial investment by being on the alert for increasingly difficult operation, strange sounds, or other cosmetic care needed, as these are all signs that a garage door repair may be necessary.

Do You Need Garage Door Repair Services
Nothing is more annoying than getting stuck outside the house waiting for your garage door to open. We wish at times there was some magic word like 'open sesame' that would just fling the door open. After years of usage, automatic doors tend to start having problems. They need regular maintenance if you expect them to work properly in doremi door san francisco expert.
A Garage Door Repair May Not Be Necessary
Most of the issues with the doors are usually small and can be fixed easily. The moment the door does not open, don't jump to the conclusion that it needs to be professional repaired at once. The problem may be simple and easy to resolve without the need for a technician. Try out these simple methods first to see if it works. These are some of the most common reasons why a door does not open.
Check the Remote: Check the remote to see if it is working. Often the issue gets sorted out when you check the remote for battery power. If you're able to open the garage door manually but not with the remote, then you know where the problem is.
Operator or Power Cable is Not Plugged In: This is a very common issue. When the door does not open, first check if the door motor is powered on and plugged in. If it is, try plugging it into a different power socket. Sometimes there may not be enough power supply in the original socket.
Tumblr media
No Line of Sight: Automatic doors have photo detectors that need a clear line of sight to operate. These sensors are placed to detect an obstruction, like a person standing in the way of the door while closing. It is very similar to how an elevator door operates. If the sensors' connection is disrupted, the door will not open or close. So, first check to ensure that there is nothing in the way of these photo eyes or sensors. Sometimes the lens also gets dirty or murky. As a part of door maintenance, clean the lens with a clean damp cloth regularly.
Torsion Problems: There is high possibility that the springs lifting up the garage door are not working properly or are broken. If this is the case, do not attempt to open the door. Try contacting a garage door repair specialist. You can get springs over the counter, but we do not suggest trying to replace it yourself. This task needs expertise to ensure that the door is safe for use.
Cable Problems: If the cables that move the door are broken, they need immediate replacement. It is a good idea to replace cables through a periodic maintenance program for the door. Cables can snap anytime and it is dangerous to have weak cables doing the job of opening and closing the door.
Remember to check these things before you call a company offering garage door repair services. If, however, none of the above solves the problem then it's time to call in the professionals to do the job. Do not attempt to do it by yourself as that may only lead to further damage and unnecessary costs.

What To Look For When Buying A Garage Door Opener
Garage door openers houston have some great advantages, the obvious one being that you can open your garage without getting out of your car! This is absolutely fantastic when you've just arrived home with a car full of items to unload and it starts pouring cats and dogs. But, with so many models on the market, which is the best option for you?
There are a number of considerations you should think about first before looking for a new garage door package or if you are going to retrofit an opener to an existing door. Thinking about what features you would like in advance will save you a lot of time and possibly money.
Can you fit an opener to the garage door you already have? It can be possible but it will depend on the type of door, its quality and the tracks. The best thing to do in this situation is to contact a professional installer and get them to have a look, many will do this as part of a free quote. If it cannot be done they can give you options on a new door.
How much room is there is your garage? There are three basic types of garage doors, roller, tilt or sectional garage doors. Roller doors are great if you want to make the most of your storage space in your garage, however you do need to make sure you have enough head room for the door top roll up.
Tumblr media
Tilt doors are an older style, simpler but require more space to open as there has to be room for the door to tilt up and down along a pivot point. If you have limited headroom a sectional door may be just the ticket as they tend to roll back along tracks along the ceiling but you may lose some storage space.
Where is your garage in relation to quiet areas in your house? If your garage is near or next to a bedroom you should consider an opener that is as quiet as you can get, otherwise you might be leaving your vehicle outside so anyone having to drive to work early isn't waking up the whole household.
What will you do if there is a power outage? Garage doors openers rely on power. If you have internal access from your home to your garage you can open your garage door from inside by operating the door in manual mode. If your garage has no internal access and the main door is the only access point, it is essential to add a manual key release system that will disengage the motor allowing you to open the door from the outside.
What safety features are there? Garage doors are large moving objects and misuse or failure can cause serious injury. If you have small children or pets which play in or around your garage you should consider automatic motors that feature infra red safety beams which prevent the door closing if a person, animal or object is detected under it.
Another important thing you should consider is installation. Are you a good DIYer (be careful here as self installation usually voids warranties) or are you going to get a professional in to install it? If you get a professional, always check on their installation experience and after sales service.

The History of Garage Doors
As automobiles were invented and came into consumer market, there became a need to safely store them. At the time, outbuildings were a type of unattached garages that kept the horse and buggy. The original outbuilding held the transportation and all transportation related tools. So, consumers naturally begin storing automobiles right next to their horse and buggy in the same outbuilding. High society was the main consumers in the early 1900's and they didn't appreciate their shiny new car smelling like horse manure. A new solution was necessary to keep them happy.
The first garages were one level heated buildings that resembled an enclosed parking lot. Each parking space could be rented for $15-$20 a month. The building normally housed about 100 parking spaces. The garages were publicly and privately owned. The owner would keep the garage clean for the consumers and it was adequate for what consumers needed. There were problems though, $15-$20 was a lot of money for storage, it wasn't very convenient, and around 1910 there became too many cars for the garage's to accommodate.
In 1912, an architect created "a new type of outbuilding". The garage, which comes from the French word garer- to shelter or protect, was invented. The first garage door was essentially a barn door. It was a double door attached to the garage with strap hinges that opened outward. They had the appearance of a basic shed and were subjected to heavy wear and tear. The hinges got rusty and squeaked and the screws would bend and eventually fall out. Snow made it difficult to open and close the doors as well.
Tumblr media
Improvement was needed again. Sliding tracks for doors was then invented to solve one problem. But, that led to a new problem. The garage door would take up less space if the doors could remain within the area of the garage so that they could be moved sideways on a sliding track, across the front of the garage. For that to happen, the garage had to be at least double the width of the door.
So the next invention was created. The garage door was developed so that it was cut into sections and hinged together at internals. This allowed it to fold around a corner and the garage to be only slightly wider than the garage door. But, there had to be an even better way. In 1921, C.G. Johnson developed the overhead garage door professional services. It lifted upwards and folded parallel to the garage ceiling. He saw a further need in the market and in 1926 C.G. Johnson invented the electric door opener. Consumers that couldn't lift a heavy wooden door now could have an electric system lift the door for them.
Improvements were made in the 1950's by Emanuel Mullet's company called Wayne-Dalton. His company introduced new technology for garage door openers, pinch-resistant doors, tamper-resistant bottom brackets, and many other innovations. Garage doors continued to improve with the discovery of new materials to make them with, better insulation, and safer garage door openers.

A Short Timeline of Automated Garage Doors
Nowadays, automation is part of our everyday lives. Home automatic control may range from lighting, heating, and air conditioning to appliances and doors. The ability to control the things around the house with the push of a button, and literally have them at our fingertips, improves our comfort, safety and convenience.
Not all houses enjoy the same level of automation, but these days most homeowners prefer automatic doors when it comes to their garage. However, when were automatic garage doors introduced, and how did they become popular? Here's a short timeline of automatic garage doors and how they've gotten to become so popular.
1926: The Electric Door Opener
Garage doors were opened manually until the introduction of the electric door opener. It was invented less than a century ago, in 1926, by C. G. Johnson. However, it was only after WW II that they became known on the residential market, after a company from Chicago manufactured an opener, which lifted garage doors with the help of a keypad or a switch.
How the Garage Door Opener Works
The considerable weight of the garage door is not lifted by the door opener itself, as you might be tempted to think. There are two other major components, which are responsible for lifting the door. These are the torsion springs and the cables mounted on the door. The role of the opener is to allow you to control how much you want to lift or lower the door and the force exerted by it.
Tumblr media
Typically, an electric garage opener includes a power unit, which provides electricity to a motor. When the motor is on, a trolley attached to an arm is set in motion along a track, making the door open or close. In case of power failure, the opener is turned off, and you can operate the door manually. The motor is controlled remotely with the help of a remote control or button mounted in the wall.
1956: Roller Doors
Also called roll up or rolling doors, they were first introduced in 1956, by the Australian manufacturer B& D. They became popular quickly and were adopted worldwide.
Rolling doors work on the same principle as a window roller shutter. This means they are lifted and lowered vertically, with the roll being stored in a space above the door.
1960s: Sectional Doors
Sectional doors were first designed in the 1960s, but started to gain popularity only in the 1970s. They are called 'sectional' because they are typically made of several panels or sections.
Sectional doors also open and close vertically, but unlike roller doors, they require space inside the garage where the tracks are installed. They are considered to be more secure than roller doors. Because you don't need additional space to open the door, you can stop the car close to it before actually opening it. Panels are connected individually to door tracks, which makes sliding easier, as compared to single panel doors.
Choosing between a roller and sectional garage door expert depends on your particular needs and budget. If you need help with your decision-making, consult a garage door expert to be sure you purchase what's best for you.

How to Change Large Shed Plans to Include A Shed Garage Door
You can install a shed garage door on your storage shed even if your large shed plans do not show it on the drawings. Even if you have an existing large shed you can modify the shed wall to install the new door. Larger sheds usually hold larger equipment; this is probably why you want to add a shed garage door. Being able to move bigger things in and out of the shed like motorcycles or lawn mowers is one of the great reasons to have a larger door on your shed.
If you have a small shed with long walls and want to have better access you may be able to install bigger doors and make it easier to get in and out of the shed. The space requirements for an overhead panel door are about a foot on each side of the door and a foot above the door as well as space for the door to sit when it is in the open position. The following is a brief primer of shed garage door options, what is involved when sizing and installing the header beam and how to install the door.
Tumblr media
Shed Door Options
The most common door being used as a shed garage door is the overhead panel door. It is made up of 4 rigid panels that are connected to each other by long hinges. The door rolls on tracks up out of the way. It is stored in the open position laying horizontal just under the shed ceiling. Panel doors can be bought as a insulated or non insulated. The second option is a roll up door that rolls up into a coil. It is much more flexible. They are made out of plastic or metal. They also roll up on tracks on either side of the door but the coil is stored directly above the door which allows easier hanging storage in the shed.
Installing the Header Beam
When an opening is created in a shed wall there needs to be a beam installed to hold the roof up over the opening. The bigger the opening the bigger the beam needs to be. Since most shed garage doors are six feet or wider the beams tend to be big enough to warrant using a beam sizing chart or calling the engineer who knows about beams to verify that it will hold the roof structure. The manufactures of beams have a special engineering department that provides free beam sizing information to customers. Contact them directly or through your local lumber salesman. You may need to send them a PDF of your large shed plans. To make sure they understand the exact application you will be using the beam for. Once you get the proper size of beam you can then purchase the beam in garage door repair valencia ca.
How to Install the Door
This is really some tips on installing the door. You will most likely have the company you purchase the door from install it. The framed opening for roll up panel type doors is typically exactly the same size as the door. The rails on either side of the door attach to the boards holding up the beam. Because the opening is the same size as the door there is going to be a gap around the door. This gap is covered by trimming the door opening using 2x6 boards as a trim piece. This makes the opening 1 陆" smaller in the vertical direction and 3 inches smaller horizontally. It will give the door a nice finished look.
Using these tips you will be well on your way to update your large shed plans to accommodate the shed garage door. If you have designs for a 12x16 shed plan or similar large shed you can use these tips to add the ultimate in large shed accessories, the shed garage door.

Things To Look For When Buying a Garage Door Opener
You might be surprised at the variety of garage door prices and sizes you face when the time comes for you to buy a garaged door opener. There are at least 10 things to look for when buying one. It includes a number of aspects that you need to take into account to make the best choice for your garage.
First is the type of drive system you want for your garage. This is the most important choice that you have to decide on. There are three types of drive: chain, belt and screw. Chain drive openers are the oldest, common and cheapest type. They can be noisy so putting them under a bedroom or near a room will not be appreciated. Belt-drive openers are the quietest type. Screw-drive openers are the third type which is the easiest to install and needs little maintenance however it is slightly expensive.
The next thing to consider is the amount of power you may need. A single door will work fine with the smallest motor and a double door will work with at least 陆 horsepower. So consider the garage door sizes and power available.
Tumblr media
Another consideration is the door size. The standard size for a door is 7-feet tall, and the standard garage opener will accommodate doors up to 6 inches taller than that. Taller doors will require an extension kit.
Safety is important so when buying a door choose the one with safety mechanism. It consists of stopping and reversing a closing door when some object passes beneath it. Through this reversing mechanism, damage to cars, people and pets can be saved. This mechanism should be regularly maintained and tested.
For security features, be sure to buy a door opener that has a rolling code feature. This will protect you from burglars and thieves. This prevents them from having access to your garage. It makes it difficult for a potential burglar to access the code that will open the door.
Another thing to consider are the lights. Light source is very important in the garage. You may choose units that can handle two 60-watt bulbs or one that can handle two 100-watt bulbs.
Though battery backup is not a standard feature it is available on some models. The backup kicks in and allows you to use the garage opener when your electrical power is knocked out. Without the backup battery you will find yourself locked out of your own home.
Another thing to consider when buying a garage door opener is the remote control. For new garage door opener services two remote control units are standard. Some remotes come with a single button which only opens one door while others have multiple buttons and opens more than one door.
Warranty must also be taken into account. This usually varies from model to model.
Lastly, consider garage door prices. The price for a type of drive you choose varies according to the horsepower unit. Find for yourself the simplest door opener model that suits your needs. With the price, choose the one that will require little maintenance.

Five Steps in a Garage Door Installation
Garage door repair installation is not as hard as it appears. As long as you follow the instructions by the door manufacturer, it can be done in three hours. Bear in mind that larger doors are harder to install compared to smaller doors.
At first, the many parts and pieces could overwhelm you. There are several parts to consider such as the hinges, rollers, metal track, cables, springs, struts, handles, door panels, bolts, screws and many more. However, most large garage-door manufacturers are now catering to making user-friendly door kits with simple instructions made available. While there are still several parts to be assembled, as long as you read the instructions well and follow them religiously, you will be able to come up with a more professional door installation result.
The items below are simple tips in installing a door for your garage.
1. The first aspect of the job is to remove the existing garage door, if there is one. It is preferable to hire a professional to help you with the task of removing since there is a tendency that you might be injured by the powerful springs of your current garage door.
2. For the garage door to operate smoothly it must be level and the bottoms of the tracks should be parallel and level. It is necessary for the first section of the door to be perfectly level.
Tumblr media
3. Make sure you are using only the approved hardware supplies by the manufacturer. Concentrate on the bottom brackets; make sure they are securely fastened on the door. Avoid stripping the bolts by over tightening them.
4. Single-wide garage doors are the easiest to install. Make sure to use the overhead track is securely supported and it should be in perfect alignment. The moment the door starts to go up or the track falls or the door comes out of the track, it can fall. Keep in mind that there are incidents where a garage door fell from the track and hurt people and anything that was under it when it falls.
5. Pay close attention to the instructions on the proper adjustment of the spring. Many springs on doors are adjusted perfectly if the door does not open and close when halfway opened. Make sure to that you are able to lift the door in halfway open position so it will stay there without opening or closing.
Again, you can hire a professional to do the job or help you with the job since most garage doors are heavy, large and sometimes complicated. However, if you are capable of doing it yourself, you will be able to save money and enjoy the achievement and satisfaction of doing the job of installing a garage door yourself.
Never attempt to remove or adjust a garage door with a standard torsion-spring mechanism because these are usually under extreme tension that could make them more dangerous. Instead, it is preferable to call a professional garage door installer to handle the job instead of attempting to do it on your own.

Commercial Garage Doors
Garage doors have more commercial applications than residential and must be versatile enough to handle these applications and the high demand of a commercial environment. The various purposes for commercial garage doors requires that they be made different sizes and from different types of materials. Each commercial door is built with a specific purpose, making them a highly customization product to suit a client's needs. There are plenty of factors to keep in mind when looking for a commercial garage door such as material, insulation, thickness, opening mechanism, inclusion of windows, location, and clearance needed.
Unlike residential garage doors, commercial doors are held to much higher standards to ensure continuous and safe operation in a commercial environment. Commercial doors must be secure but also have to comply with OSHA requirements and local codes. They typically include heavy-duty locks for security and they can be configured into a building's security system rather easily. One safety feature that commercial doors have is the break-away bottom section. This section is designed to allow it to give way during an impact to prevent structural damage to the door or any of the other components. The break-away panel can be replaced easily without the need to call a technician for a repair.
There are several types of commercial garage doors available that differ in materials, opening mechanism, and function. The three main basic types of commercial garage doors are aluminum, steel sectional, and rolling steel. Aluminum doors come in patterns designed to include windows to allow more light and visibility. This makes aluminum doors perfect for internal partitions as well as merging indoor and outdoor spaces. Aluminum doors are most commonly used in fire stations and car dealerships. Steel sectional doors are composed of several steel panels hinged together. Steel sectional commercial doors have multiple gauge and insulation options that contribute to its security and climate control abilities. Some steel sectionals can also come glazed or stucco embossed.
The last type of commercial garage door is rolling steel. These doors are corrugated with strips of steel that allow it to be rolled up overhead. The corrugations also give it the strength to withstand impacts. There are several types of rolling steel doors that serve different commercial purposes. One type of rolling steel door is the service, or security door. These doors are available with the traditional steel slats or perforated slats to allow for airflow and visibility. They are constructed from steel gauges 18 through 24 and can be painted any color. Security grilles are composed of perforated slats and can be side-folding openers as well as rolling openers. They are typically used in malls and schools. The last type of rolling steel doors are counter doors. Counter doors are steel rollers that are fitted for small areas such as a cafeteria counter top. The extra strength of the rolling steel doors provided by the corrugations makes them ideal for commercial uses.
Commercial garage doors are built stronger to meet the harsh demands of the working environment. It is important for them to follow OSHA's safety requirements while still providing the strength and security necessary. Garage door installation companies can help clients decide on which commercial doors work best for their applications and can also offer installation services. It always helps to become informed on the types before consulting with a technician.

Steps To Finding The Right Garage Door Services Company
When looking for a garage door company I like to turn to the internet. Most of the places that a local company place website links are trust worthy and allow past customers the liberty to publish reviews. Informing future customers of experiences that will help them make the choice about where their money is best spent. All of the companies that pop up will have pictures of past work and there are certain things that you need to pay special attention to. Three questions that I would suggest you ask specifically are:
How Many New Constructions Have You Done?
You want to know how many new construction in comparison to how many existing ones to let you know how well the company can adapt. With new construction the company will have the luxury of being drawn into the plans. With an older existing house they'll have to conform to what is already constructed. When you look at the pictures, look around the image that they show you. Pay attention to everything but what they want you to look at. Is it clean and would you like your home to look like that when it's done?

What Kind Of Warranties Do They Plan To Give You?
The company that you do business with has to offer something besides the installation. After all you could more than likely do it yourself if you had time. So when you talk to a company about getting this service performed also talk to them about what kind of warranties and guarantees they are offering as well. If something goes wrong with the equipment or the installation process you make sure you're covered under policy.
Do They Offer A Maintenance Plan?
As time passes you're going to have general ware and tear on your house as well as your garage door. Make sure you talk to the company who installed your door about what you can do for general maintenance or if they have a plan that covers it. If they have a plan to cover it you should definitely look into this and see what about the details. Some plans have insurance to cover any kind of damages that you incur to the device. If there is anything that you can do to make sure that your garage door is running smoothly then you should take the initiative and what ever else is necessary. At the end of it all you're the main one responsible for how your property is taken care of.
