New Home with Black Exterior
  Hello, my wonderful friends! How are you today? I hope you’re feeling healthy, happy and are having a great week so far. I am excited to be back with a new post for you guys and if you were missing seeing a home with character, you should be very happy today!
Built by Willow Homes (previously featured here, here, here & here) and with interiors by Willow Design Studios, this gorgeous new-construction home features a black exterior with black windows and white trim to accentuate the architecture. The interiors are filled with fresh decor ideas, which include beautiful decor, lighting and textures.

  New Home with Black Exterior
Black Siding: Smooth Hardie Plank Lap Siding, color is Sherwin Williams SW 7020 Black Fox.
Exterior Trim: Hardie Trim.
Soffits: Hardie, closed soffits with underneath venting, painted to match trim.
Brick: St. Charles, Queen Size. Mortar Color: Buff – Brick rollock between siding and brick on front of house.
The bronze vinyl windows were provided by Southern Window Supply.
White Trim Paint Color
What a beautiful front porch! The white trim paint color is Benjamin Moore OC-45 Swiss Coffee.
Porch Ceiling: 1×6 Pine Tongue and Groove, painted in SW 7020 Black Fox.

Great Room
The front door opens to a large Great Room with vaulted ceilings. I love this view of the front porch with that large tree… isn’t it beautiful?
Fireplace
The decor and this entire room feels warm and inviting. Fireplace features shiplap surround from floor-to-ceiling.

This transitional rustic kitchen mixes reclaimed wood with white and black cabinetry. There’s a fresh feel to this space that you simply don’t find in every house these days and that’s very refreshing!

Before & After Bathroom Renovation
  “Before and After” renovations are always a hit whenever I share them here on Home Bunch and I am sure this bathroom remodel done by a dear friend of mine, Mary Joseph of Interior Solutions by Mary – @interiorsolutionsbymary, will inspire and give you a little push to finally start planning on that master bath renovation you have being waiting for so long.
Here, the designer shares how she transformed a dark and dated bathroom into a dreamy modern farmhouse spa-like bathroom:
  “My goal was to transform my clients bathroom from a 1998 dark and dated bath into a Modern Farmhouse Spa Bath. After looking at the space and learning what my clients needs were, I started the design plan process. I wanted to use a clean and monochromatic look, so I chose to use a creamy white paint color throughout the space. Once that was decided, I layered in a mix of texture and design elements for visual interest. Those design elements included: the shiplap around the tub, the stained wood beam, stained wood floating shelves, the wood beaded chandelier, and the iron vanity mirrors. Based on the lighter color scheme, I also knew I wanted to use wood tiles in the space to help warm up the room and ground the space.
What the before photo doesn’t show, is that the bathroom was also lacking in storage. I created extra storage by designing custom vanities that were taller than their existing vanities and had deep drawers and full extension drawers. We also added electric to the drawers for hot irons and blow dryer. I also decided to raise the archway above the tub to open up the full view to the plantation shutters and accentuated the ceiling height of their bathroom. The addition of the wood beam was done to add warmth and character to the space. I decided to add shiplap around the tub area in order to add another layer of texture and dimension to the space. Both the beam and the shiplap work together to draw your eyes into the room and directly to the spa tub. And, the beaded wood chandelier, which is the same color as the floors, accentuates it all, just beautifully!”

Things to Consider When Designing a Pool
Getting a pool for your home needs to be planned well. It’s not just about digging a wide space, putting tiles and filling it with water.
You will be considering certain factors in order to build one and make it effective and efficient. And be just the right pool for your home.
To help you get started, we have this helpful guide on the things you need to consider when designing a pool!
Have a budget.
You need to know your budget so that you could decide how big your pool could be.
This includes the construction and other unexpected expenses that will arrive.
Then, look for a contractor who can do the work for you with the design you like and the budget you have.
Consider the users.
The users are important especially if there are kids.
With kids around, you can make a separate pool for them or you can have a pool with different levels of depth so the kids can enjoy on the shallower part. Well, that still depends on the space you have for the pool. Other pool features will also depend on the users.
Review how you intend to use it.
Are you a swimmer?
If you are and you intend to practice your swimming skills at home, then a lap pool is right for you. But if you just want a pool for the family’s recreation, then you can choose a different type and style of pool.

Now, think of how you want your pool to look like and which of the items you want to add. This will also be needed for your budgeting.
Place pool accessories.
After completing the design of your pool, you can now think of certain accessories you would like to use.
You may want to places slides especially if there are children in your home.
You can also add boulders and water features that will not only make your pool look good but will also make it more fun.
You may also do some landscaping around the pool to make it look more appealing.
Choose outdoor furniture.
You can get outdoor lounges for your pool or you can also provide a seating area where you can also dine.
Some people really like to eat near the pool area especially that it feels refreshing to be sitting near the water.
Some even place a pergola near the pool where they can put up their own kitchens, bars and dining areas.
Well, this goes back to item number one, it again depends on your available space.
Add a water feature.
Bring the outdoors in by using water features.
This is perfect when you cannot go out to swim since the sun is too brisk. You merely open your windows and you will feel the coldness of the air through water features. It also adds beauty to your pool.
You can use a waterfall that tumbles into the pool, an urn pouring water into a basin, a tropical waterfall oasis, bubblers, spillway of stone, artistic statuaries, laminar jets and spring jets.
Choose a water feature that suits your design and your budget.
Have good landscaping.
You also need to consider your landscape setting. Let your pool design complement with it.
This is the case if your landscaping were fixed first before you had your pool. But if your pool is designed first before the landscaping, then you will have more freedom to decide on the design of the pool.
Whatever comes first, make sure that the landscape and the pool will jive well together.
You can bring nature by the pool through good landscaping. Use larges rocks or boulders on the sides of the pool giving it an effect of being a remote canyon.
You can have some plants around them, too. You may also have a cabana from rustic logs. Be creative in landscaping to make your pool a truly happy place.
Put dramatic lighting.
There are many pool lights that you can use.
Choose in-ground pool lights, above ground pool lights, fiber optics, laminar fountain, spa lighting, lighted floating fountains, and others.
You can place uplights under bushes and place spotlights to highlight focal points.
Consider your safety.
Of course, a well –designed pool is useless if it can create a safety hazard.
If you have children at home, you should see to it that your pool is safe for them. Especially that they will be spending more time in the water.
You can have a separate pool for kids. Make it simple so that it won’t be slippery. Also, do not place decors in kid’s pool to avoid danger.
But even if there are no kids, you should still see to it that everyone using it observe safety pool rules.
When kids are swimming, someone must be watching them. Do not let them go near the drains, too.
Do not bring glass or anything breakable in the pool especially with kids around.
If possible, you can place a fence around your pool. You can even put in some alarms if someone intends to use it without your permission.

This pool at a Split-Level Home in Vancouver is quite relaxing with its blue tiles and gorgeous views of the ocean.
The pool at this Secret Garden House in Singapore has a relaxing and peaceful ambiance. The area is beautifully landscaped with trees around. It would be amazing to swim here.
This pool at a Mid-Century Modern Palms Residence is impressive with its wood and concrete materials.
Hamptons Residence’s pool is stands out with its blue-green tiles that reflects the light outside. It is surrounded by several lounge chairs for people to be lazy outside.

Beautiful Homes of Instagram: Coastal Farmhouse
  Happy Easter, my friends! I hope you’re being able to enjoy this long weekend surrounded by your loved ones! I’ll be cooking, baking and enjoying quiet time with my family. But before I do that, I wanted to leave you guys with a very special “Beautiful Homes of Instagram” feature.
Jessica of @carcabaroad, along with her husband Jody, designed and build this coastal farmhouse to raise their growing family. They tried to keep costs down while building this beach house and Jessica is sharing a few details about that here on Home Bunch.
Besides being busy raising their four children, they also have FOUR rental properties in Florida and, listen closely, they have renovated or built and designed all of them. How do they do all that? I am sure Jessica hides a “Superwoman” cape somewhere in her closet!

  “People often ask how we keep our home so tighty and WHITE with four children. Our home is not always as seen on Instagram, it took days to make the entire home photo ready for the shoot. With endless options in design I tend to play it safe with neutrals and white because you can always add greenery or a pop of color with a rug, its easy to switch up a space once you become bored with it if your base is light. Our house lives well and is most definitely lived in! We make slime, we bake, we build forts, but we also are intentional about our purchases. Lately when we go on a target run we try and ask ourselves “do we need this?” One refreshing thing about moving was simplifying and decluttering and I have tried to keep up with that organization and clean slate. Rather then each kid.coming home with a junk toy, we will buy a family board game or legos, a seasonal craft. something they can do together. Like every child it can a challenge to do chores but we try to make them keep their rooms clean.”

Welcome to our Florida farmhouse! My husband and I designed and built the 2,900 sq ft 6 bedroom 3 bath home after finding this beautiful 75 by 130 sqft lot in Paradise just a block from the beach and short walk to the intercoastal.
Curb Appeal
We kept a basic exterior to stay in the budget and added versatile siding, a double door entry, front porch and back upper deck to dress up the exterior.

Welcome
Our main goal as a family of 6 with 4 growing children was to build a house with an open floor plan that we could grow along with. I am one of six kids and we did a lot of room changes through our adolescence some of us as siblings would share rooms and then at other ages we would want our own space. I was sure to keep the future in mind while designing this floor plan. We shrunk the sq footage of the bedrooms to maximize living space and added a second upstairs living area. We we’re blessed with a beautiful view and windows and transoms were definitely on our top must haves.

Definitely there’s no need for a fireplace in Florida but I’ve always dreamed of one and my husband surprised me one day and came home with it. That began the search for the perfect mantle and believe it or not the old piece of drift wood we used was sitting in our garage brought back from the Bahamas by his uncle. It was part of an old ship and all of the holes are from sea worms. Adds the perfect amount of character to this modern space.

Dark Exterior Farmhouse
  It’s always wonderful to have Pike Properties LLC  (previously featured here) on Home Bunch. They are one of my favorite builders in Charlotte, NC and it’s easy to see why… just take a look at this newly-built modern farmhouse with dark exterior. Here, the builder share more details with us:
“Pike Properties was presented with a relatively flat lot with large dimensions, and therefore it was time to go about building something truly special. It isn’t uncommon for Pike to build a special home, but this home took everything to new heights and was full of new design ideas and concepts never before seen in Pike builds.
One important thing to note is that Pike Properties isn’t a custom builder. We are purely building homes on a speculative basis. We buy the dirt, design the home, bring it to life, and sell it to its new owners. That said, many features you find inside this home and others we have built are at our additional cost. Did we need copper gutters? No. Did we need a stacked stone wing wall? No. These are the extra sizzle features we add to our homes to make them stand out and live up to our high standards.

  Interior Design Ideas: Dark Exterior Farmhouse
This home is so very eye-catching. The contrasting colors and boldness of the overall design ensures that brake lights come on as cars drive by and that people stop and let their dog sniff just a bit longer. The overall design is actually just a slight tweak on this home: “Farmhouse-Style Home Inspired by Chip & Joanna Gaines“.
Tired of white, white, and more white, Pike Properties decided to take a slight risk and go dark with the main body paint color (Benjamin Moore Raccoon Fur). This color is very unique and actually can look more dark gray in some lights and more dark navy at other times. If you are looking to paint your home this color, definitely throw up some samples at different locations (shade and sun) to ensure you like the looks.
As briefly mentioned before, the gutters are genuine copper. It is an upgrade of around $2,500 over aluminum gutters, but WOW. They make such a statement against the dark facade that we knew we just had to splurge on them. Looking now, we don’t think the home would have felt “complete” without the copper.
CertainTeed Weathered Wood architectural shingles cover the roof, while a metal accent tops the window awning, a classic farmhouse feature.

Shingles
To lighten the facade up a bit and to ensure a focal point of the design, we used cedar shake and a stacked stone wing wall to coat the gabled bump out. A window box adds a feeling of quaintness and homeliness. The shake, as well as cedar columns, a front door are all stained in Benjamin Moore Hidden Valley 50% formula (semi-transparent). The front decking/skirting is Hidden Valley full formula (solid). 
Front Door
The front door is very inviting and is made from genuine Fir. We used a Schlage electronic keypad door lock with matching handle, found here. The ease of use and ability to not have to carry around a key is a great added benefit.

Garage
From this angle you can see the detached carriage house as well as side entrance overhang with custom crafted bracket supports.
Living Room
As you walk into the home, you are greeted by this living space. Located at the front left corner of the home with plentiful windows facing east and south, the natural light is incredible. Access to the rear wrap around porch is granted via the glass door, adding to the farmhouse vibes. Your focal point in a living room tends to be the fireplace, and that is no different here. For the surround we went with a curved trim detail that supports the cedar mantle. The hearth is black granite. We always paint the inside of the firebox in a heat resistant black paint, as it is much more pleasing to the eye than leaving it tan. This fireplace wouldn’t be complete without the designer tile.

Kitchen
Taking some of our favorite elements from previous kitchen designs and blending them created the masterpiece that you see here. A Modern Farmhouse kitchen that possesses both Modern and Farmhouse ingredients and feels warm and welcoming, while sustaining that ever so slight feeling of exquisite luxury.
Navy cabinetry is trending big right now, and for good reason. We went with that trend and painted these custom cabinets in Benjamin Moore Lead Gray. Although the color refers to Gray, they are truly a gray/navy. This tone is perfect because it isn’t too deep or bright of a navy that would lend itself to be too casual or unsophisticated. These cabinets were custom made by a local Charlotte shop.
The 10′ center island anchors the kitchen and creates a natural gathering spot. It is topped off in a white Quartz that contrasts beautifully against the cabinetry. Speaking of contrasting, we feel that the brass accents in this space pull everything together so wonderfully.
The custom range hood really exemplifies both Modern and Farmhouse elements. Making it squared off with hard edges and no flare and or trimmed edges, it is a very modern statement piece. Add in the shiplap look and you have the epitome of a Modern Farmhouse range hood.

Refrigerator
From this angle you can more thoroughly appreciate the great expanse of the island. In addition, to keep scale with the rest of the kitchen, we choose a jaw dropping 60″ French door refrigerator! It comes in two separate pieces, the fridge and freezer columns.

Range Wall
This may just be one of the most beautiful tiles we have ever seen before! The striking intricacies and brass branding is truly special. We went with a simple marble tile for the main backsplash that is full height up the wall, and then for the picture frame accent we splurged big time for this amazing tile. It was quite worth the extra money!

Kitchen Island
This angle of the kitchen is truly stunning. It shows off the open floorpan between kitchen, keeping room, and dining area. Windows galore offer loads of natural light. The space elicits warm and cozy feels, as a Modern Farmhouse should. This home is certainly perfect for those who love to entertain.
To the left of the apron front farm sink is a trash drawer with two built-in bins, a functional upgrade. With the press of a button, the Jenn-Air microwave drawer opens up and allows you to easily drop in whatever it is that needs heating up.
Hardware: Cabinet Hardware is all from the Emtek Alexander Collection in various sizes.
Kitchen Sink: Blanco Profina.
Dishwasher: Jenn-Air.
Dining Room
This dining space serves as the sole dining area in the home. It is the formal dining room, the breakfast room, and everything in between. Is the formal dining room going out of style? In many cases we tend to say yes. With that said, it was important to ensure that this room maintained elements of formal and informal design. The open concept ensures some informality, while a striking chandelier and stained ceiling trim detail keeps the formality in check. From a standpoint of being in this room in person, we would say the stained wood ceiling accent trim is what really sets this room apart and causes visitors jaws to drop. Take that away and it is a typical dining room. This is a prime example of our belief in going a little above and beyond the ordinary to create spaces that are truly extraordinary. This dining space is perfectly situated overlooking the backyard as well. Wow!

Flooring
We will dive into the Keeping Room next, but first we’d like to take a moment to talk about the wood flooring that spans throughout this home. The floors are 3.25″ White Oak site finished with an eco-friendly durable finish called Rubio Monocoat. The name of the finish is Havana.

Keeping Room
A brief history. “Keeping rooms can be traced to 18th-century Colonial America, when most cooking was done around a home’s only fireplace. Since this was the warmest part of the house, family members were drawn to the kitchen; but to avoid being underfoot and annoying the chef, they gathered in the next closest area: the keeping room. It was typically furnished with a comfortable couch, where they could lounge and accomplish small tasks such as sewing or writing letters.” (Via Realtor.com)
With that history lesson under our belts, we feel like having a keeping room in this home further extends the coziness and livability of this home. While things aren’t like they used to be in many regards, people still have a tendency to gather in and around kitchens, so why not have a cozy spot for them to sit?
This ceiling is vaulted 20′ high and boasts exposed cedar beams, keeping things just a tad rustic. When faced with a tall, focal point wall there is almost no better choice than to cover it with shiplap, so we did just that! Something about having that trim and not just drywall enhances the coziness of the space. The second fireplace of the home is more informal with simpler trim and a black granite surround, versus tile. Keeping with the hint of modern found throughout this home is the Visual Comfort Ian Fowler Bistro Chandelier.

  Powder Room
This picture really and truly speaks for itself. This is the sole bathroom on the main floor and functions as the go to bath for visitors. Imagine your guests reaction when they walk into this? Many synonyms for “jaw-dropped” come to mind, no doubt.
What we have here is a floating cast concrete vanity that is mounted to the wall. It is a custom made piece but shockingly costs no more than an average Restoration Hardware vanity. With no base, your piping is exposed. Luckily they make champagne bronze pipes! The brass look against the black wall tile is simply unbeatable.

Stairway
When walking into this home, the stairway is one of the first things you see. That said, we wanted to ensure it made a great impression. This was our first time doing tile risers as well as our first time using metal railings. Well, it certainly won’t be our last. We love the look and think you will too!

3rd Floor Bonus Room
It is a great added benefit to have this finished space on the 3rd level that would have otherwise been unfinished attic space collecting dust. It could be used for a variety of uses like a media room, billiard space, exercise room, etc. We even incorporated a built-in desk perfect for kids homework or a crafting table.

Are the kids having a sleepover? Well, we’ve got you covered. These built-in bunks are not only functional but also stylish. Carrying in a nautical theme makes them feel like ship bunks.
Fun fact: Inside that small door to the right is a kids play nook with lowered ceilings!

Guest Bathroom
This bathroom is great for kids. It is connected to a secondary bedroom as well as the hallway to service a bedroom across the hall. Plenty of countertop space and drawer storage abounds. Carrying the hardwoods into the bathroom is a great look, especially given the white furniture vanity.

Neutral Bathroom
An en-suite bath, this is the private bathroom to one of the secondary bedrooms. One of our favorite elements is the basket weave tile in black and white. It has a 3D look to it in person, and takes you back to earlier, simpler times.

Master Bedroom
A relaxing oasis was created with the use of neutrals and earth tones. This room features abundant sunlight throughout most of the day, and is just the perfect spot for an afternoon recharge. The diagonal shiplap accentuates the recessed bed wall. If the shiplap isn’t enough, we also put V-groove on the tray ceiling inset!

Master Bathroom
This is the home of absolutely gorgeous bathroom vanities it so seems! What a great way to start your day each morning. Get out of bed and splash some water in your face in front of this beautiful accent wall.
With this bathroom overall, we went with a more so coastal theme. The blues and whites abound. It is truly causal elegance at its finest.
With such pretty tile, we wanted to hide the least of it possible with mirrors. That led us to these beautiful and unique round mirror that hang with leather straps. It’s also a bit nautical which was fitting.

Tub Nook
Feel like a king or queen in this rectangular freestanding tub raised on an elevated platform. Doing a small raised platform where the tub sits helps to define the space. The tub goes from feeling inside the bathroom, to having its own defined space that feels separated. Stylish cedar floating shelves are perfect for candles and towels. Romantic evening, anyone?

Shower
Carrying the coastal theme onward, we went with this bold and beautiful baby blue tile for the master shower. Adding the brass banding and brass hardware really compliments the look. To not overwhelm the eyes, we went with white/grey tile on the floor. This shower has the rain head as well as a wall mounted head that is not seen in this photo.

Mudroom
Heading inside from the detached carriage house via the side porch entrance you are welcomed by this space. Have muddy shoes? Is it pouring rain? Whatever the case, these floors are meant for handling anything. Durable brick tile from Jeffrey Court ensures that you don’t ruin your floors and allows for easy cleanup of messes. On top of that, it is simply stylish, especially when laid in this herringbone pattern. In all honesty, having a brick floor in a mudroom just feels right!
Hooks and cubbies and a built-in bench add all the functionality you expect from a drop zone. We didn’t have to add the shiplap backing but we figured, why not!?

Computer Cove
Everyone needs a spot where the junk and extra stuff can be hidden away. Everyone needs a room where they can retreat to in order to get things done. This computer cove, or small home office space is just what the doctor ordered. Located off the back hallway through a pocket door, is this handy room. Plenty of built-in cabinet space for extra storage and granite countertop space for accomplishing work.

Built-In Dog Station
One of our favorite sizzle features to add into our homes is what you see here! It is relatively cheap ($500-$750) and is such a cool WOW factor and talking point. It is a ledge that is framed and trimmed out and topped in granite with stainless steel bowls set in. Tile lines the walls to prevent water as your dog splashes with their tongue from messing up your wall. A pot filler makes it super simple to refill. How cool is that!?

Rear Porch
A Modern Farmhouse wouldn’t be complete without an expansive covered rear porch. With access from the keeping room and dining/living space it is easy to take a step out and enjoy the amazing North Carolina weather. With room enough for dining and sitting, there is no limits with what you can do with this space. It overlooks the flat rear yard which is very large for an in-town location!

2019 Home Renovation Ideas
  This was a wonderful two-phase project that began when these clients decided they wanted to remodel their kitchen. This east-coast family had been living with builder-grade finishes that were dark and “Tuscan-Inspired” and were ready to have an updated kitchen that reflected their New Hampshire roots. Amy Tausk of Swoon Interiors and Stephanie Frees of Plain & Posh (previously featured here) worked together to design all new custom cabinetry that is more functional and beautiful.

The kitchen felt dark and outdated before Amy and Stephanie worked their “magic” in this space!

Kitchen “After”
Kitchen Renovation: The designers revamped the kitchen into a clean, white and fresh space – but with a warm and cozy vibe like the rest of their house. Quartz countertops, clean-lined white cabinetry, a farmhouse sink, reclaimed wood and handcrafted subway tile laid in a herringbone pattern really transformed the space.

Kitchen Island Design: Keeping the island a square size made the best spatial sense in this room – and lent itself to using one larger chandelier instead of two pendants. Amy decided to make that the main light feature in the room and just reconfigure the can lighting around the rest of the space.

Breakfast Room
Their clients also wanted a cozy spot for their family to gather – in the mornings with coffee or for dinnertime conversation. The slip-covered chairs and weathered-wood table are now a favorite spot in the house. Even on a cloudy day, it feels bright and cheerful … truly the heart of the home for this wonderful family.

Bar
Previously the corner of the kitchen housed a tiny desk and became a catchall for a little bit of everything. They knew they could turn it into a much more usable and beautiful space. Now it is an entertaining-workhorse – with antique-mirrored upper cabinetry and a beverage refrigerator and wine rack below.
Home Remodel
Fast-forward a couple years and this family knew it was time to transform a few other rooms in their home into the fresh clean look we had given them in their kitchen. On the list, the Master Bathroom, Laundry Room and first floor Powder Room.
Powder Room
“Good things come in small packages! The jumping off point for this room was this fantastic watercolor-inspired wallpaper. We matched the color on the custom-built vanity and added shiplap to the back wall. A favorite library sconce, fun crystal knobs and this gorgeous wall-mount faucet are other details we love. Once again, we warmed up the space with a touch of natural wood, in the form of this wood-framed mirror that ties in with the existing wood floors. Finally, it’s hard to see in photos, but the quartz countertop has a lovely textured, “leathered” finish.”

Master Bathroom “Before”
“The builder of this home was obviously of a “More is More!” mindset … more arches, more walls, more steps – all if it making what is not a huge space to begin with feel even more cramped and choppy. While the colors were neutral, they still felt dark and dingy.”
Master Bathroom “After”
“We wanted to make the room feel light, bright and luxurious. Now, it is the exact same square footage as before but it feels huge!”
Ceiling
“Even with all of the lights off – it is so bright and cheery. And check out the ceiling! With all of the arches gone, Stephanie was able to see what it could become! She created this unique hexagon shape which inspired the rest of the room layout. The gorgeous wood bead chandelier looks stunning in the space.”
Flooring
“One of our preferences when doing bright white spaces is to bring in a warm element. We could have easily done a light floor – white or gray marble, and it would have been beautiful, but maybe a little cold – and certainly not as cozy feeling. Amy approached our client about doing a wood-look tile in a herringbone pattern for the floors – (especially since the adjoining bedroom is carpeted … we wouldn’t be competing with more wood), she wasn’t sure if she would be on board. Thankfully, she loved the idea of giving the room a slightly more rustic, farmhouse element.”

Vanity Layout
“What used to be one straight vanity and a big empty wall … … is now a beautifully designed double vanity that wraps the corner with mirrors and provides and extra spot with seating for putting on makeup.”
Make-up Drawer
The two small drawer fronts under the makeup area mirror are actually doors that swing open to hidden outlets. Genius!

“And … just the right quartz counter tops are still a win-win in our book, for both their beauty and durability. This one has such great movement and even some soft brown tones that tie in with the flooring.”

“Amy had been dying to find just the right project in which to use these vertical double light sconces, and I knew this was the one. As big as they are, they don’t take up much visual space when mounted to the mirror, yet they still make such a statement in the room.”

Faucet & Sink
Bathroom faucets are Rohl, Palladian collection.
Sinks are Kohler Caxton Rectangle (K-20000-0) in White.
Hardware is by Atlas – The Elizabeth pull in Polished Nickel Both 419 and 420PN.
Freestanding Tub
Tub is by Signature Hardware and is the Rosalind Pedestal tub.

Wooden Stool – Dip Dyed Stool from Serena & Lily.
Shower
The entrance to the shower is now on an angle.
Window
A  large window was added facing the tub to allow you to see through to the gorgeous mosaic tile on the back wall.
Shower Window
A high window was added inside of the shower to bring in light. The water closet (with cabinets for extra storage!) is located on the left.
Tiling
In addition to the sparkle the mosaics add, we dressed up a classic white subway tile with beautiful marble hex tile on the shower floor, gleaming polished nickel fixtures and a stunning lucite door handle.
All of the plumbing fixtures are from Rohl Palladian collection.

Laundry Room “Before”
Next – the laundry room. Like most builder-grade laundry rooms, this one was functional with no style. And … it was not even functioning to its full potential. The entire right wall was left blank … our clients put in their own table as a makeshift folding area.
Laundry Room “After”
“The cabinets were painted this lovely custom shade and given new doors and hardware. And in a room like a laundry room, why not go fun and bold with the flooring? We selected this tile that mimics the look of more expensive cement tiles.”
Tile is from Home Depot and is the Merola Tile and is the Arte Grey encaustic porcelain– similar here.
Sink Area
A new sink, countertop and faucet updated the old utility sink.
Color
The cabinetry is Plain & Posh collection. Stephanie, was extremely kind and called the cabinet maker to get the cabinet color just for you! The cabinet color is Slate Tile by Sherwin Williams SW 7624.
The faucet is the Litze pull out spray Square spout and industrial handle from Brizo in the brilliance stainless finish.
Laundry sink is from Sterling the Latitude 995-0.
Washer & Dryer: LG.
Cabinet Countertop & Hardware
“Of course, we had to add some warm wood tones too, which we did with a custom built wood countertop over the washer and dryer.”
The counter top on the washer and dryer are a wood top in a custom stain.
Hardware is by Atlas and is the Bradbury pull in their black finish.
Dream Laundry Room
“And on the other side of the room … brand new cabinetry was added, along with a true designated area for folding laundry and wall-mounted drying racks.”

Storage
“But that’s not all … previously this corner behind the door was just a place for piling up all of the tall household items that wouldn’t fit elsewhere. Now, this “bottom-less” cabinet is the perfect place to hold a clothes steamer or vacuum that you can simply roll right out and use when needed.”

The folding area counter top is Caeserstone Pebble (4030) in a honed finish.

Interior Design Ideas: Lindsay Hill Interiors
  Hello my dear friends! I am so happy to have you on my blog today. Thank you for your visit. I have being waiting to share this home with you for some time now. The interior designer, Kathleen Field of Lindsay Hill Interiors, worked really hard to collect all the information I needed for this post and as you will see, it was worth the wait. Kathleen is the type of interior designer that is not only talented but she also knows when to stop. Her home exudes harmony and a balance that is becoming quite rare to find.Nothing was overly done in this home!
Here, the designer share more details about her inspiring home:
  “My husband and I began building this home in the foothills of the Wasatch Mountains in Utah in 2017. It was completed in August of 2018. It sits on 28 across of rolling sagebrush and scrub oak covered hillside. We will never have any neighbors behind us or on either side of us, and we love the privacy and serenity of our little slice of heaven!
The home is 2,003 sf on the main floor (our HOA minimum square footage was 2,000 on the main, and we were determined to keep it as close to the minimum as possible). This is a forever home for just the two of us, and we tried to be very conscious of size and budget. It consists of three bedrooms, four full baths, utility room, front and rear entryways, living room, kitchen, family room, movie room, exercise room, and office. We have a lovely covered patio that faces the valley and the mountains beyond, as well as a smaller front porch and breezeway entrance on the flip side that faces the hills.
In addition to the main floor, we also have a walk-out basement that is 90% finished, and a finished space over the garage.”

“I call the style of our home “Modern Mountain”, which is appropriate I think for our mountain setting. I chose finishes in keeping with my love of black, white, and wood. I love simplicity in design, and rely on contrast and textures for visual interest. While designing our home, I worked hard to keep things functional and pretty without being fussy.”

Painted Brick Cottage
  Hello, my friends! How are you today? Many plans for the weekend? I certainly hope this brick cottage brings you some joy!
Recently built by Gerrard Builders Hillside House and with interiors by Shannon Bowman Interiors and Carolina Design Associates, this cottage is truly a dream home! In my opinion, it is the perfect size and features interiors and an exterior that will overcome any trends. You can look at this home in ten years and you will think it was just designed.
Here, the interior designer Shannon Bowman, whom I am very thankful for for sharing all the sources below, explains more about the style of this home: “Cozy and Cottage Chic was our goal, however keeping a light and airy pallet almost gives it a coastal vibe. We wanted to keep the charm of the original architecture and blend it with a newer farmhouse/cottage design.”

Kitchen
“The kitchen cabinets were built by Hardwood Creations in Charlotte, NC. They are paint grade flush inset frames with a recessed panel cabinet doors. The door style includes an interior bead for interest and detail. The smaller top drawers have an outer bead on a slab drawer front to keep the style consistent. We added a decorative and profiled light rail at the base of the upper cabinets to add one more layer of dimension and help hide the under-cabinet lights. The cabinet hood matches the profile of the cabinet doors in one large recessed panel and includes beaded/cove moldings below to create a low-profile mantel design. The cove corbels that attach the hood to the wall are 3” wide and line up with the overall frame of the hood above. The cabinet base includes a furniture style “proud” base with a decorative cove valance cut out.” – Shannon Bowman.

The countertops are Calacatta Florence marble from In-Style. The perimeter countertops are 3cm thickness with an eased edge and the Island is a 2.5” thickness with a Dupont Laminated Edge. Ceiling Treatment
“The ceiling design creates two large diamonds set into a soffit with perpendicular beams meeting in each corner. We lined the entire ceiling in 6” ship-lap with a nickel gap. The craftsmanship was very important here, we wanted to line up the shiplap with the ceiling and the soffit so it created a seamless look. The beams are 4” high x 6” wide and include a small bead in the interior edges to connect the beam to the shiplap ceiling and create one more detail.”

Equestrian Home Interior Design Ideas
  Do you know the feeling you get in life at times when you see a good friend you haven’t seen in a long time? This is the feeling I am having for sharing this beautiful Equestrian home by Garrison Hullinger of Garrison Hullinger Interior Design. I remember falling in love with a gorgeous kitchen he designed back in 2010 and that was enough for me to become a big fan of his work. Since then I have shared many of his beautiful projects on the blog, which makes me think how wonderful it is to be able to share the work of people that have inspired me from the very beginning of the blog and that still inspire me after all of these years, after all of the trends. But more importantly, how wonderful it is to be able to be surrounded by talented and kind people, who year after year have allowed me to share their beautiful work with all you, my wonderful readers and friends! To say that I feel blessed for all of that is an understatement.
Here, Garrison shares more details about this exquisite home he had the pleasure to design:
  “Sometimes you meet clients and you know you’re going to have more fun than normal. We know building a home is a very stressful point in our client’s life…but it has some added stress when it involves bull-dozing a parent’s home to make way for the new one. We were the home designer and interior designer for this project completing all the design for the build. Our clients have great trust in us to design the house for their blended family of five children. The 8,500 sq ft home sits on 40 acres and an equestrian farm.
Our job in designing can become a balance of desires…the husband wanted rustic elements and the wife wanted soft and elegant but we all agreed that we didn’t want the home to be traditional or modern farmhouse. This home from the front elevations to the powder wallpaper were not about impressing guests or wanting to please others. The design is really one that fits the family with great purpose.”

“We took our clients to High Point Furniture Market in North Carolina to select all the furnishings for the home. During that several day trip we found the mirrored cabinets that are now flanking each side of the fireplace…we all felt like they really add a lot of character to the space. Small Lot Modern Farmhouse
  There’s no question that modern farmhouse is the most popular home style and this type of home is being built from coast to coast, even reaching and changing many quaint streets of beach towns in California. Built by Graystone Custom Builders, Inc. (they created and provided all of the interior details associated with the home, including cabinetry, wall treatment, flooring, etc), interior design by Blackband Design (they worked their magic with furniture, textiles and window coverings) and architecture by Teale Architecture, this home offers all “modern farmhouse must-haves”, such as shiplap (and lots of it!), white oak plank hardwood floors, black windows, board and batten siding, painted brick, reclaimed barn wood, barn doors, barn lights and comfy decor that, although beautiful, is far from being stuffy.

  “A local family with three college-age daughters built their dream home in Corona del Mar, and we had the pleasure of furnishing it! The build is a classic Graystone Custom Builders; clean, coastal style with splashes of fun tiles and finishes. We continued this balance of aesthetics bringing in staples such as neutral linen sofas and reclaimed furnishings while incorporating eclectic patterns and earthy-tone accents. The master bedroom is a serene retreat with a slipcovered bed and bathroom full of amenities, and the three daughters’ rooms with attached bathrooms each reflect their individual personalities. With the limitations of a tight lot in the renowned flower streets, we maximized the space for entertaining keeping an open floor plan on the main living level and including multiple seating arrangements that span the length of the rooftop deck (there’s even an elevator to get you there!). The home opens to indoor/outdoor living on the front patio and back courtyard with sliding doors and furnishings that flow seamlessly to expand entertaining and living spaces once again.” – Katie from Blackband Design.

It’s easy to see why I am featuring this gorgeous home today, right? The architectural details are impressive and they weren’t compromised because of a narrow lot. The exterior features over grouted stone walls and wood fence.

According to the builder, they get involved in the interior design details with their clients early on. They love adding texture to ceilings and walls throughout the home. For this dining room, they chose a reclaimed wood ceiling detail which complimented the wine wall designed by the homeowner. Their design team selected the custom Green blown glass jug cluster lighting.

Beautiful Homes of Instagram: Lake House
  Doing what you love doesn’t mean that it will always be perfect, nor that some difficulties will never cross your path. But when you love what you do, you have a certainty in your heart that you’re doing the right thing because when you look deep inside, it feels right.
Creating the “Beautiful Homes of Instagram” series has allowed me to share not only inspiring interiors, but also inspiring stories and I am happy to have Pamela of pamela.saumure on the blog today. In fact, I was just talking to Pamela and I thanked her not only for all of the hard work she put into this feature, but especially for truly capturing the essence of this series. This is a space where I want you, the Home Bunch readers, to get to know the homeowner, how they live, how they decorate. It’s an opportunity for us to learn from real people – people like you and me – people that share the same passion for interior design and most importantly, the same goal of creating a happier home. Real people are not looking into creating a home that is perfect, one that looks pretty but feels cold on the inside, and I am a big believer that this series is so unique and original because it showcases homes of people that have a warm heart and create a home equally warm, where not only beautiful decor exists, but where real love grows…  Pamela’s home is a good example of that.

To have our home featured alongside other homes that belong to some of my favourite Instagram accounts is truly a huge honour.  I can not thank Luciane enough for this amazing HomeBunch series that not only inspires me, but also inspires so many others with every article she writes. 
My husband Chris and I grew up in rival towns about 15 minutes away from each other. We’ve been married for 28 years and have three grown daughters and a golden retriever. We’ve always lived in the area but closer to “his“ town. Building or renovating is not new to us, as Chris grew up in the construction industry. His father began a home building business almost 40 years ago, and now Chris is Vice President of the company which now focuses on commercial development along with our own property development. 
In late 2016, we became empty-nesters and it was time to sell our “farmhouse“ style home that we built about 15 years ago and downsize. I had reservations about selling our home that we raised our daughters in and struggled about where would we would move to or what style of house we would build.  We had always considered living on the water but finding waterfront property that was “perfect” and affordable is almost impossible, so when the opportunity to purchase this current property with an old cottage on it came up, located on the Big Rideau Lake, in a little village with lots of heart, we jumped at the chance. So, we had the property, now we just needed a style of home to build. 
I spent hours looking at all of the homes on the HomeBunch website. I was so inspired by the talent and beauty of so many and fortunately was able to take bits and pieces from each home I loved and give it to our company’s draftsperson, and have him design our own home.  I enlisted the help of my best friend Michelle, along with Maire of Elizabeth Interiors, a local interior designer, and her assistant Terri. 
I have transitioned from a modern farmhouse look that I had previously designed in our other homes to a traditional lake home look, with a bit of a French feel on the inside that inspired me after several trips to France.

Our home is located on a flat waterfront lot at the end of a quiet road on a point. We are surrounded by water and are fortunate enough to enjoy a peaceful lake view from every window in our home.

Our kitchen is the heart of our home. Located on the east side of the of the house, the kitchen enables us to enjoy our breakfast with sunlight streaming in the windows, and the afternoons bring an abundance of natural sunlight.

 The 5’ x 8’ island is a perfect size for prepping, dining or entertaining around. It contains a Fisher Paykeldouble drawer dishwasher fitted with custom panels, a fireclay undermount prep sink from Franke and special fittings in drawers to allow for adequate storage.

Backsplash Above Range
 Backsplash is Statuary Classique from MSI Stone.
Pot filler: Perrin and Rowe, polished nickel.
Range
Range is Lacanche Savigny. The Lacanche matte black Savigny model was purchased through the French Barn and was an absolute must to our kitchen.
Cabinet Paint Color
Cabinet colour: Benjamin Moore OC-117 Simply White.
The fireclay main double sink is from the DXV collection from American Standard (similar here & here) with Rohl Perrin and Rowe kitchen faucet and soap dispenser in polished nickel.

The wall colour from the master suite continues into the master bath, where there’s a striking shower area. The small mosaic floor tiles with the soft curve of the shower wall effectively work to enhance the spa effect. The multiple shower heads and jets create an exhilarating and relaxing shower experience.

The sunroom lets us not only enjoy the stunning lake views surrounding the room, but also the afternoon sunshine and the gorgeous evening sunsets. We designed this room to have a light, casual feel with a comfortable sectional sofa and chaise lounge (from Perri Fine Furniture.)

Stone Fireplace
The high vaulted ceilings allowed for a full height traditional heritage stone fireplace. The mantle was salvaged and restored from the original cottage on the property. The white shiplap walls lend nicely to the cottage feel.

Here, the designer explains more details about this coastal farmhouse with fresh home decor ideas: “The inspiration behind our Timber Trails Beach House was thinking about when it was going to hit the market. It was built as a spec house that we knew would hit the market in February. February in Chicago is pretty dreary and everyone seems to be looking forward to spring break. I kept seeing the hanging chairs from Serena and Lily coming through my IG feed and I was inspired to build a house that would be worthy of those cool chairs. The beach house was underway!”

“I selected this wallpaper after all the colors were selected. It just happened to have the PERFECT shades to tie the whole house together. Every contractor that entered the house was sure to tell me how much they loved the wallpaper. That never happens as they usually have a lot of opinions about choices like that. I could not have been more thrilled the day it went up. The whole house was tied together. I think people underestimate the power of wallpaper. “I knew I wanted the element of floating shelves in this kitchen but couldn’t really find a good spot. The horizontal lines on the windows inspired me to take the shelves all the way across the windows on the main wall of the kitchen. When we solidified the beach theme the color I choose for the island and shelves was the next decision. The color is actually far darker and more grey in person than in the photos. I based the color of the island on the tile I chose for the fireplace.” – Julie Howard.

Rustic Modern Farmhouse
  This rustic modern farmhouse was designed and built in 2017 by Rafterhouse. They collaborated with Integrated Design on the architectural inspiration and design of the home. The neighborhood is comprised of modest 1950’s range homes so their concept centered on recreating a modern version of the post war ranch home. The home stayed modest in its proportions and relation to the neighboring homes, despite offering all the amenities of a present day home. The interior was warmed up with the grey ash cabinetry and an extensive use of warm wood tones while being balanced by the elegance of the many marble surfaces.

The Heart of the Home
The front door opens to an open-concept kitchen and dining room.

The kitchen has a very rustic farmhouse feel thanks to the ceiling beams and the barnwood island details.

Farmhouse Island Detail
From the builder: One of the memorable details of this home is the custom island we designed and built. The concept involved taking a semi-custom cabinetry line and building a full custom island around it. The island ends and underside of the island overhang were skinned in vertical shiplap. To bring in a contrasting material we added the custom barn wood ‘x’ detail to each end of the island. We then used a piece of scrap barn wood to add an apron detail across the front of the range hood to tie to the two kitchen features together.

The kitchen countertop is Bianco Venatino Marble, in a honed finish.

This “Diamond shiplap” wainscoting is so fun and very creative! I’m loving this idea. According to the builder, the diamond design is made is ¼” oak veneer. It was ripped down to thinner strips to use for the diamond design.

The kids’ bathroom features a dark charcoal cabinet with white marble top, double sinks and a large barnwood mirror.
Mirror Details from the Builder: “Over the years we’ve enjoyed incorporating barn wood into many of our homes. One simple and easy DIY application for the material is a custom bath mirror frame. It generally only takes a few pieces of scrap barn wood to build one. We prefer to miter the corners for a cleaner and more custom look and also add a coat of wax for a finish grade furniture type look and feel. Add a mirror and you’re done!”

Modern Farmhouse with Front Porch
  Designed and built by Todd Wilson of Wilson Design & Construction, Inc., this modern farmhouse with front porch brings beauty to our day and shows that modern farmhouses don’t need to feel cold, bare have all-white interiors.
Being one of the most popular Southern Living Showcase Homes, this Valdosta, Georgia project began as a custom home and it’s actually part to Southern Living House Plans for resale (“Whiteside Farm” (SL-1979)), so if you’re dreaming of building a farmhouse, this home might be the inspiration you were waiting for. Just make sure to send me pictures or invite me over for a glass of a lemonade on that porch after your home is ready.

This home has plenty of curb-appeal without feeling pretentious. In fact, it feels very approachable and welcoming.
Roof
The roof is a combination of Gaf Elk Pewter Grey Blend roof shingles and metal roof.

Windows are Integrity by Marvin, Ultrex, Black.
Siding Paint Color
Siding is James Hardie, Plank & Trim, Smooth. Paint color is Sherwin Williams SW 7004 Snowbound in satin.
Porch Floor
The porch flooring is AZEK, Harvest Collection in Slate Gray. Notice the classic square porch columns and the coffered ceiling.

Beautiful Homes of Instagram: Rental Home
  Hello, my wonderful friends! It’s really great to start this week with a new Beautiful Homes of Instagram and I know this one will inspire many readers.
Dani Ferretti of @GoldCoastCanvas is talented, brave and she is here to show us that we can make of our home a “home-sweet-home” wherever we are, regardless if it’s our forever home or a rental.

  Hey friends, Dani of @goldcoastcanvas here! I’m so humbled that Luciane reached out to me and it is truly an honor to be featured among such incredibly talented designers here on HomeBunch. I never would have imagined that our once plain-jane rental home would someday be worthy of this. I am feeling excited and grateful (and maybe a little bit like the new girl at the lunch table!).
My boyfriend Brad and I both grew up in South Florida and we are true barefoot, ocean-loving Florida kids at heart. We’ve both bounced around the country (and the globe) quite a bit since leaving home. We most recently moved to Austin, Texas where we’ll stay until it’s time to make the permanent move back home to Florida.
As you can imagine, being away from family and the ocean takes some adjusting to. This is why it was so important that our home in Austin, no matter how temporary, still have space for guests and still reflect that breezy lifestyle we love most. We chose a modern, new-construction home in South Austin not far from downtown. It was the perfect jumping off point for the activities we love most: hiking the greenbelt with our chocolate lab Soko, hitting up our favorite taco truck, or catching some waves at the surf park (yes, you can surf in the middle of Texas!)
I have always loved coastal decor, but it took me years to hone in on my true design aesthetic. Once I started focusing on how I wanted our home to feel rather than how I wanted it to look, everything clicked into place. For this house, I really wanted to create a home that felt like a sanctuary and that was easy to live in – where spaces felt organic and nothing was too precious. I think that is what makes coastal homes so appealing to me. They are meant for the happy messes of sandy feet and salty hair.

Living Room
I continued the neutral palette into the living room so as not to overwhelm the open space. I grounded it with an amazing collection of pillows from my favorite shops and an earthy, warm coffee table that everyone can gather around. We are just weeks away from getting a brand new custom sofa. I wish it had come in time for pictures but I’ll definitely be sharing it on my feed when it does arrive – so stay tuned!

The thing that sold me most on this house was the kitchen. As serial renters, we were used to dealing with suboptimal cooking spaces (our kitchen in our San Francisco apartment had about two feet of counter space!) This one felt like a long-awaited luxury to us. I softened the modern finishes with more organic selections like the vintage-inspired rug, aged cutting boards and handmade ceramic dishware.

Dining Area
Our dining room is small but I knew we needed a sizable table for big dinner gatherings. To make it work, I opted for benches that could be pushed under the table when not in use. I love how it created a cozy little nook on the wall side. The photos above the table are actually sketches of the different homes we’ve made memories in: Brad’s apartment in Sydney, the St. Louis bungalow my father grew up in and the 120 year old Victorian we lived in in San Francisco.

Down the hall is our guest bedroom. I reupholstered an existing bed to give it a clean linen look like the one in our own room. This room really challenged me to flex my creative muscles and I love the unexpected combination of old and new. The aged metals, rugged handmade nightstands and modern decor accents all come together to create a space that I hope any guest can appreciate.

I took my time designing our master bedroom and it is my absolute favorite room in the house. I wanted to keep this room clean and simple, while still giving it enough layers to feel cozy. I stuck with two main colors – a blue/grey and cream – and brought things to life with lots of different textures. From the driftwood nightstands to the chunky cotton quilt to the faded rug, everything in this room is meant to feel a bit organic and weathered, yet still refined.

Interior Design Ideas: Home Renovation
  Hello everyone! Do you have plans for the weekend? The weather is still very cold here and I am planning on slowing down and making some healthy and hearty meals and read “Design your next chapter” by Debbie Travis. I just got it and I am excited to start reading it. Let me know your thoughts if you have already read it. It seems to be a short and fun book – perfect to be read on a weekend.

But before I take a few hours to read my book, I hope you enjoy this beautiful home renovation done by Molly Griggs Interiors and with photography by Marina Storm of Picture Perfect House (also featured here). This is a two-story colonial home that belongs to a young family of four. They purchased their home and it was gutted to the studs to make it more open and functional for their family.
In my opinion, this home feels trendy without being ridiculous. I am sorry, but please correct if I am the only person thinking that people are overdoing when it comes to trends lately. There’s too much of the same and very little authenticity out there. Every house looks the same and everyone seems to be using the same “formula”. I have been working hard to find spaces that have a “soul” and I hope you enjoy seeing how beautifully renovated and decorated this home was. Nothing feels overdone and you can picture people actually living in these rooms. After all, that’s why we spend time and money with our home; to comfortably live in it.

  Interior Design Ideas: Home Renovation
White kitchens will always be a classic choice, add neutral walls and dark-stained hardwood flooring to the mix and you certainly will end-up with a space that will stand the test of time. I feel that you can and should have fun with accessories, such as decor, lighting and even with certain pieces of furniture, but try to keep the main elements classic, especially if this is not your forever home. Classic and neutral sells.

This kitchen features a fantastic layout and plenty of natural light, which is so important.

Counters are Taj Mahal Quartzite. Taj Mahal Quartzite is a natural stone and it features a soft white background and subtle gold veins.

Walls feature 3×6 white subway tile wainscotting.

Mudroom
This home keeps getting better! The mudroom is filled with creative ideas, from its herringbone tile to its cabinetry.

Working Station
You can’t go wrong with a working station and this is a great spot for it. By elevating the desk you create enough height for a file cabinet on each side. Countertop is stained wood.

This has to be one of my favorite powder baths I have shared lately. This space features classic wainscoting, blue and white floral wallpaper, acrylic bathroom basin and a dramatic dark hardwood flooring.
