National Park Service acquires new property at historic Forks of the Road ‘slave market’ site
 NATCHEZ, Miss. -- The National Park Service (NPS) today announced the acquisition of a third parcel to ensure the long-term preservation of land associated with Forks of the Road, one of the country’s largest sites for the trafficking of enslaved people during the antebellum era.
The historic O’Ferrall House property on the corner of O’Ferrall Avenue and Devereux Drive in Natchez lies within the 18-acre boundary of the Forks of the Road site, which was defined by Congress in 2017 when it authorized NPS to begin land acquisition.
“This acquisition aids the National Park Service in our work to preserve underrepresented stories and more fully capture the essence of America’s history and culture,” said Chris Abbett, associate regional director for partnerships, lands, interpretation and planning for the NPS
South-Atlantic Gulf region. “We look forward to completing further acquisitions and working with partners to help park visitors learn about Forks of the Road and its effect on enslaved people, local communities and the nation.”
The purchase occurred one year after the NPS acquired its first two parcels of Forks of the Road land by donation from the City of Natchez.
These land acquisitions have been made possible, in part, by support from the Land and Water Conservation Fund, National Park Foundation, Trust for Public Land, and the Archaeological Conservancy.
“Bringing history to life requires a deep commitment to telling a fuller and more complete story of our heritage, our triumphs and our struggles,” said Will Shafroth, president and CEO of the National Park Foundation. “The Foundation is grateful for the opportunity to support the National Park Service and community partners to preserve the Forks of the Road site and the stories of enslaved people whose experience and legacy remain rooted in the landscape.”
“Forks of the Road allows us to both confront a tragic chapter in our nation’s history and honor the bravery of the enslaved people whose lives were forever changed here,” said Dr. Jocelyn Imani, Black History and Culture Initiative director for Trust for Public Land. “We are grateful to be part of this important preservation effort, illuminating vital lessons our history has to offer can strengthen our connection to our national heritage and to one another.”
The park will continue to acquire parcels from willing sellers within the Forks of the Road district stretching along both sides of Devereux Drive and St. Catherine Street from Rembert Avenue to Concord Avenue, then launch a formal planning process for development of the site with public input.

Parking near Congress Avenue Austin
Austin's most prominent street is well-known for the Congress Avenue bridge, where tourists and locals hang out to watch spectacular sunsets. But did you know that Congress Avenue is also a historic district stretching from North First Street to Eleventh Street in downtown Austin? You will find the Texas Capitol building, the iconic Paramount Theatre, the Telephone Building, and other famous landmarks here.  
If you are driving out to watch Mexican free-tailed bats take flight at sunset, remember to book your parking spots at a garage near the Congress Avenue Bridge. It can get pretty hectic close to sunset hours, especially from May to October, when the seasonal urban bat colony nests under the bridge. Even when there are no bats, the view from the bridge is worth a quick stop. Finding a parking space close to the bridge could get tricky at the last minute; you can try your luck at Cesar Chavez Street or downtown Austin parking lots nearby.  
The Austin Convention Center is just a three-minute drive or 10-minute walk from the Congress Avenue Bridge. Down Austing parking space demand is always high around this event hub, with a steady flow of visitors throughout the year. Onsite parking at the Convention center lot costs $5 for two hours – you find entrances to this lot at 201 East Second Street and 601 East Fifth Street. There are around 1500 parking spaces at this garage, which might not be enough to accommodate all visitors during a large event. So, it's better to keep your options open with a pre-booked spot at an off-site parking garage nearby. It's possible to find street parking in the area, but due to time limits, it's not a good idea when attending an event.
The Texas Capitol on Congress Avenue is only a 4-minute drive from the Austin Convention Center and Congress Avenue Bridge. Parking in Rainey Street Historic District Austin  
Just five minutes away from Congress Avenue, the Rainey Street Historic District has many old bungalows with backyards and porches, now converted into stunning bars, lounges, and eateries. The trendy nightlife district is next to Lady Bird Lake and I35 on the southeastern side of downtown Austin. You might not find many parking lots on-site, but 1-17 Rainey Street Parking and LAZ parking at 703 River Street are the closest. There are a couple of parking garages near Driskill Street too. Rainey Street is less than a mile from Congress Avenue; if you are into walking, no better option than to leave your car at the cheapest downtown Austin garage and explore on foot.  
When parking on the streets in downtown Austin, make sure to check signage for time limits or any restrictions to avoid a ticket. Keep an eye on street cleaning schedules and other regulations. Competing Questions in Supreme Court Petitions
I enjoy reading competitive questions-presented in Supreme Court petitions.  Although I don’t have evidence to support this, my contention is that respondents have become much more aggressive at recharacterizing the questions from the way they were presented in the original petition.  As that aggression grows, so does the propensity of petitioners to write even more biased questions.
Briefing in Collabo Innovations, Inc. v. Sony Corp., Docket No. 19-601 (Supreme Court 2020), shows how the U.S. Solicitor’s office has gotten on-board the ‘game.’

When U.S. Patent No. 5,952,714 issued in September 1999, the Patent Act provided only two avenues for challenging the validity of the patent’s claims: ex parte reexamination and district court litigation. Shortly thereafter, Congress added a third method, inter partes reexamination, but deliberately chose to exclude older patents from the new proceeding. More than 10 years later, Congress replaced inter partes reexamination with a fundamentally different proceeding, inter partes review, and made it apply retroactively to all prior patents.

For almost four decades, the United States Patent and Trademark Office (USPTO) has “possessed the authority to reexamine – and perhaps cancel – a patent claim that it had previously allowed.” Cuozzo Speed Techs., LLC v. Lee, 136 S. Ct. 2131 (2016). In the Leahy-Smith America Invents Act (AIA), Congress replaced one of the existing mechanisms for administrative reconsideration of issued patents with a new administrative reconsideration proceeding known as inter partes review. Congress further provided that inter partes review “shall apply to any patent issued before, on, or after th[e] effective date” of the AIA.
The questions presented are as follows:
1. Does the retroactive application of inter partes review to a patent that issued before the passage of the AIA, violate the Takings Clause of the Fifth Amendment?
2. Does the retroactive application of inter partes review to a patent that issued before the passage of the AIA, violate the Due Process Clause of the Fifth Amendment?
The questions presented are as follows:

1. Whether Congress’s decision to authorize the USPTO to conduct inter partes review of patents issued before the AIA’s effective date is irrational, and thus violates the Due Process Clause.
Notice the competing preambles that talk-past each other without addressing the same key points; The US Gov’t then reordered and rewrote the questions.  On the takings question — petitioner uses the trigger keyword “retroactive application” of IPR while the Gov’t refers to the more neutral “cancellation.”  Cancellation is an important term here because cancellation was already allowed pre-AIA under the reexamination statutes. On the due process question, the Gov’t flips the “rational basis” test to ask instead whether the AIA is “irrational.”  The Gov’t approach on this second question incorrectly suggests that Congressional irrationality is the test or perhaps the issue raised by the petition.  It turns out that neither are true because due process is also concerned with arbitrary government action (as indicated in Collabo’s briefing).
What is most interesting to me here is that these shifts and tilts of the question are all transparent to the Supreme Court justices and their law clerks. Still I expect that the alternate narratives trigger an emotional response; and those emotions are typically the root of decision making even for the highly rational.

Low Vacancy, High Leasing Activity Prevails in Q1 2019 in Greater Boston
Boston – The East Cambridge lab market vacancy rate is down to a staggering 0.1 percent, according to Cushman & Wakefield’s first quarter market research report.
Approximately 100 days ago, when Sanofi committed to 900,000 sf at Cambridge Crossing, it didn’t appear the Cambridge market could get any hotter. This has proved to be false: the decade-long Cambridge story of rising rents and non-existent vacancy continued into the first quarter of 2019.  Office vacancy stands at 2.7% while the lab market started the year off with a 1.8% vacancy rate. In East Cambridge, the vacancy rate is 0.1% – or just a mere 9,700 sf in a 6.8 million square foot (msf) market. Office rents are starting in the mid-$90s gross, while lab rents are starting in the mid-$90s NNN. 3% escalations per year are now the norm.
The overall vacancy is 5.9% – the lowest in Cushman & Wakefield’s recorded history – with one exception. In 2000, vacancy totaled 4.7%. Tight conditions mean rents continue to rise and large blocks of space are limited. Just five contiguous blocks more than 100,000 square feet (sf) are available: 601 Congress Street, 200 Berkeley Street, One Post Office Square, 100 Summer Street and 10-20 Channel Center.
It was business as usual in in the suburbs where life science activity and new construction are still grabbing headlines. Lab space conversions are also occurring in earnest. 45-55 Hayden Avenue in Lexington is in the process of being repositioned by King Street Properties, in addition to a speculative lab build at 75 Hayden Avenue.  Boston Properties has commenced the conversion of 200 West Street in Waltham and 33 Hayden Avenue in Lexington to lab space.
Boston
First quarter fundamentals are pointing to another banner year in Boston. Absorption totaled just over 800,000 sf – the strongest first quarter in 13 years. This is predominantly due to the ongoing growth of WeWork and the delivery of new construction.
40 Water Street delivered 100% leased to Digitas (220,000 SF) and WeWork (140,000 SF)
EZCater committed to 100% of the WeWork space prior to delivery
WeWork also committed to 240,000 sf of former State Street space at One Lincoln Street
In Other WeWork news, the co-working company leased 31,000 sf on the 5Th and 6th floors of 711 Atlantic Avenue.
Seaport class A vacancy now stands at a mere 0.7% – conditions as restrictive as in Kendall Square.
Migration into Boston is continuing in earnest as Medidata committed to 117,000 sf at 110 High Street (50 Post Office Square). It will relocate from approximately 30,000 sf in Waltham
Haemonetics also leased 62,000 sf at 125 Summer Street. It will relocate its global headquarters from Braintree.
In other construction news, State Street announced that it will relocate its headquarters from One Lincoln Street into 500,000 sf of new space One Congress Street in 2023.
Cambridge
Overall lab vacancy stands at 1.8%, but in East Cambridge, it’s effectively non-existent – at 0.1%. In the Mass. Ave. Corridor, vacancy is just 0.2%. Cushman & Wakefield is currently tracking nearly 3 msf of pent-up demand, so it seems unlikely that conditions will cool off any time in the near future.
Three significant tenants relocated into the newly constructed 35 Cambridgepark Drive, also known as Alewife Research Center:
Syros Pharmaceuticals leased 53,000 sf
Eisai took 48,000 sf
Ribon Therapeutics relocated from Lexington into 27,000 sf
On the sales front, The Carlyle Group sold 87 Cambridgepark Drive to HCP, Inc. for $1,087 per square foot (psf)
There is speculation that another lab property is in the process of being sold for $1,800 psf
This would make it the most expensive building (on a square footage basis) to be sold in the US in the past 24 months – just behind Google’s purchase of New York’s Chelsea Market last year which commanded $1,998 psf
And speaking of Google, the internet behemoth committed to 360,000 sf at the under-redevelopment 325 Main Street in Kendall Square. That project is anticipated to be completed in 2022. This brings Google’s total Cambridge footprint to nearly 1 msf.
Suburbs
2018 was the second consecutive year of noteworthy life science leasing activity in the suburbs – and the streak continued through the first quarter of 2019. As availability in Cambridge grows increasingly prohibitive, many life science tenants continue to seek rent relief in the Inner Suburbs and along Route 128.
Dicerna Pharmaceuticals committed to 80,000 sf at 33 Hayden Avenue in Lexington
Tesaro renewed in 210,000 sf at 1000 Winter Street in Waltham
200 Smith Street, Waltham, which delivered completely vacant in the third quarter of 2017 is now nearly 50% leased
Elevate Bio committed to 146,000 sf and Deciphera Pharmaceuticals will occupy 45,000 sf in April of 2019.

CELEBRATING INDEPENDENCE DAY ON ANNA MARIA ISLAND — July 4, 2018
Fourth of July — a celebration of the signing of the Declaration of Independence dating back to July 4, 1776. On that date in Philadelphia, Pennsylvania, the Continental Congress approved the Declaration of Independence and formed the United States of America.
The Fourth of July has emerged to be much more than just a historic date as Americans celebrate the holiday in various ways. Even for people from all over the world, Fourth of July is one of the most talked about occasions.
  In order to celebrate the Fourth of July with as much patriotism as possible, many Americans like to have picnics, barbecues or family reunions followed by fireworks and are sure to have the American flag waving outside their homes.
While others are celebrating in every corner of the land each year our family looks forward to celebrating Independence Day on Anna Maria Island. The annual Anna Maria Island Privateers parade signals the start to what is always a fun filled day. The 2016 parade was attended by 20,000 Parade Watchers with 115 Parade Entries and over 850 participants. The 7 mile parade route begins at 10:00 am from Coquina Beach in Bradenton Beach (South Entrance) proceeding along Gulf Drive and ending at the City Pier in Anna Maria. It passes right in front of our condo – Anna Maria Island Condo Rentals – 601 Gulf Dr. N. Anna Maria Island, Florida 34217 so getting a spot is never a problem and front row viewing is guaranteed.
  Following the parade, we like most others love spending the day at the beach. To honour the day you can spot me wearing my red, white and blue swimsuit. You will find our beach relatively quiet compared to the public beaches on the Island that are packed with people socializing and looking to catch some rays before the evening fireworks.
Following a nice day at the beach it’s then barbecue time with our American friends. We pull out our beach chairs and gather around the pool side grill. Many of our friends have their own Fourth of July recipes that they share with us and we enjoy year after year. As Canadians we like the idea of celebrating the occasion with red, white and blue foods. My favourite to make is a white parfait topped with blueberries and strawberries. Traditionally it’s blue lemonade for the kids and red or blue cocktails for the adults. I let my imagination go a bit wild at our Fourth of July celebration showing patriotism for all Americans.
  Pretty much every city in America has a fireworks celebration and the Anna Maria Island fireworks display rates right up there with the best. The Sandbar Restaurant, 100 Spring Avenue, Anna Maria will be hosting its 32nd Annual Sandbar Restaurant Fireworks Spectacular. If you plan to go there for dinner seating at the restaurant is first come, first served. The fireworks display begins after dark, weather permitting and is is free. We will be travelling to the Sandbar firework display on the Free Island Trolley or Island Beach Monkey, tip only service. CELEBRATING INDEPENDENCE DAY ON ANNA MARIA ISLAND — July 4, 2018
Fourth of July — a celebration of the signing of the Declaration of Independence dating back to July 4, 1776. On that date in Philadelphia, Pennsylvania, the Continental Congress approved the Declaration of Independence and formed the United States of America.
The Fourth of July has emerged to be much more than just a historic date as Americans celebrate the holiday in various ways. Even for people from all over the world, Fourth of July is one of the most talked about occasions.
  In order to celebrate the Fourth of July with as much patriotism as possible, many Americans like to have picnics, barbecues or family reunions followed by fireworks and are sure to have the American flag waving outside their homes.
While others are celebrating in every corner of the land each year our family looks forward to celebrating Independence Day on Anna Maria Island. The annual Anna Maria Island Privateers parade signals the start to what is always a fun filled day. The 2016 parade was attended by 20,000 Parade Watchers with 115 Parade Entries and over 850 participants. The 7 mile parade route begins at 10:00 am from Coquina Beach in Bradenton Beach (South Entrance) proceeding along Gulf Drive and ending at the City Pier in Anna Maria. It passes right in front of our condo – Anna Maria Island Condo Rentals – 601 Gulf Dr. N. Anna Maria Island, Florida 34217 so getting a spot is never a problem and front row viewing is guaranteed.
  Following the parade, we like most others love spending the day at the beach. To honour the day you can spot me wearing my red, white and blue swimsuit. You will find our beach relatively quiet compared to the public beaches on the Island that are packed with people socializing and looking to catch some rays before the evening fireworks.
Following a nice day at the beach it’s then barbecue time with our American friends. We pull out our beach chairs and gather around the pool side grill. Many of our friends have their own Fourth of July recipes that they share with us and we enjoy year after year. As Canadians we like the idea of celebrating the occasion with red, white and blue foods. My favourite to make is a white parfait topped with blueberries and strawberries. Traditionally it’s blue lemonade for the kids and red or blue cocktails for the adults. I let my imagination go a bit wild at our Fourth of July celebration showing patriotism for all Americans.
  Pretty much every city in America has a fireworks celebration and the Anna Maria Island fireworks display rates right up there with the best. The Sandbar Restaurant, 100 Spring Avenue, Anna Maria will be hosting its 32nd Annual Sandbar Restaurant Fireworks Spectacular. If you plan to go there for dinner seating at the restaurant is first come, first served. The fireworks display begins after dark, weather permitting and is is free. We will be travelling to the Sandbar firework display on the Free Island Trolley or Island Beach Monkey, tip only service. Low Vacancy, High Leasing Activity Prevails in Q1 2019 in Greater Boston
Boston – The East Cambridge lab market vacancy rate is down to a staggering 0.1 percent, according to Cushman & Wakefield’s first quarter market research report.
Approximately 100 days ago, when Sanofi committed to 900,000 sf at Cambridge Crossing, it didn’t appear the Cambridge market could get any hotter. This has proved to be false: the decade-long Cambridge story of rising rents and non-existent vacancy continued into the first quarter of 2019.  Office vacancy stands at 2.7% while the lab market started the year off with a 1.8% vacancy rate. In East Cambridge, the vacancy rate is 0.1% – or just a mere 9,700 sf in a 6.8 million square foot (msf) market. Office rents are starting in the mid-$90s gross, while lab rents are starting in the mid-$90s NNN. 3% escalations per year are now the norm.
The overall vacancy is 5.9% – the lowest in Cushman & Wakefield’s recorded history – with one exception. In 2000, vacancy totaled 4.7%. Tight conditions mean rents continue to rise and large blocks of space are limited. Just five contiguous blocks more than 100,000 square feet (sf) are available: 601 Congress Street, 200 Berkeley Street, One Post Office Square, 100 Summer Street and 10-20 Channel Center.
It was business as usual in in the suburbs where life science activity and new construction are still grabbing headlines. Lab space conversions are also occurring in earnest. 45-55 Hayden Avenue in Lexington is in the process of being repositioned by King Street Properties, in addition to a speculative lab build at 75 Hayden Avenue.  Boston Properties has commenced the conversion of 200 West Street in Waltham and 33 Hayden Avenue in Lexington to lab space.
Boston
First quarter fundamentals are pointing to another banner year in Boston. Absorption totaled just over 800,000 sf – the strongest first quarter in 13 years. This is predominantly due to the ongoing growth of WeWork and the delivery of new construction.
40 Water Street delivered 100% leased to Digitas (220,000 SF) and WeWork (140,000 SF)
EZCater committed to 100% of the WeWork space prior to delivery
WeWork also committed to 240,000 sf of former State Street space at One Lincoln Street
In Other WeWork news, the co-working company leased 31,000 sf on the 5Th and 6th floors of 711 Atlantic Avenue.
Seaport class A vacancy now stands at a mere 0.7% – conditions as restrictive as in Kendall Square.
Migration into Boston is continuing in earnest as Medidata committed to 117,000 sf at 110 High Street (50 Post Office Square). It will relocate from approximately 30,000 sf in Waltham
Haemonetics also leased 62,000 sf at 125 Summer Street. It will relocate its global headquarters from Braintree.
In other construction news, State Street announced that it will relocate its headquarters from One Lincoln Street into 500,000 sf of new space One Congress Street in 2023.
Cambridge
Overall lab vacancy stands at 1.8%, but in East Cambridge, it’s effectively non-existent – at 0.1%. In the Mass. Ave. Corridor, vacancy is just 0.2%. Cushman & Wakefield is currently tracking nearly 3 msf of pent-up demand, so it seems unlikely that conditions will cool off any time in the near future.
Three significant tenants relocated into the newly constructed 35 Cambridgepark Drive, also known as Alewife Research Center:
Syros Pharmaceuticals leased 53,000 sf
Eisai took 48,000 sf
Ribon Therapeutics relocated from Lexington into 27,000 sf
On the sales front, The Carlyle Group sold 87 Cambridgepark Drive to HCP, Inc. for $1,087 per square foot (psf)
There is speculation that another lab property is in the process of being sold for $1,800 psf
This would make it the most expensive building (on a square footage basis) to be sold in the US in the past 24 months – just behind Google’s purchase of New York’s Chelsea Market last year which commanded $1,998 psf
And speaking of Google, the internet behemoth committed to 360,000 sf at the under-redevelopment 325 Main Street in Kendall Square. That project is anticipated to be completed in 2022. This brings Google’s total Cambridge footprint to nearly 1 msf.
Suburbs
2018 was the second consecutive year of noteworthy life science leasing activity in the suburbs – and the streak continued through the first quarter of 2019. As availability in Cambridge grows increasingly prohibitive, many life science tenants continue to seek rent relief in the Inner Suburbs and along Route 128.
Dicerna Pharmaceuticals committed to 80,000 sf at 33 Hayden Avenue in Lexington
Tesaro renewed in 210,000 sf at 1000 Winter Street in Waltham
200 Smith Street, Waltham, which delivered completely vacant in the third quarter of 2017 is now nearly 50% leased
Elevate Bio committed to 146,000 sf and Deciphera Pharmaceuticals will occupy 45,000 sf in April of 2019.

2018: A year of bigger deals with just seven firms accounting for 1.5 million SF of new leasing activity in Boston
Boston – Cushman and Wakefield released its year-end market research that tracks the performance of the commercial real estate market in Boston, Cambridge and the suburbs, saying that there are only six existing options for tenants in proper Boston for over 150,000 square feet.
If 2017 was the year of the big deal in Boston, then 2018 was the year of even bigger deals. Just seven companies accounted for nearly 1.5 million square feet (msf) of new leasing activity, the report said.
As a result, there are only six existing options for tenants in the market for over 150,000 square feet (sf) – 601 Congress Street, 200 Berkeley Street, 1 Lincoln Street, One Post Office Square, 100 Summer Street and 10-20 Channel Center. So few options means tenants with looming lease expirations are experiencing diminished negotiation leverage on renewals. And we are advising those in the market for new space to have a solid second choice – as there is a high likelihood their first choice will be leased out from under them.
In Cambridge, 2018 was another chapter of the same narrative. At 3.1% and 0.7%, respectively, both office and lab vacancies are effectively non-existent.  Rents continue to escalate – starting in the high $80s to mid-$90s PSF (NNN in lab buildings) – with 3% annual escalations. This represents a 5% increase in lab and a 10% increase in office rents over the last six months. Relentless demand also means available space is rarely marketed in Cambridge – everything is done by word of mouth – and is typically leased before a marketing plan can be put into action. Cambridge is now one of the strongest markets in the world.
In the suburbs, life sciences and new construction are still the prevailing themes. Excluding renewals, nearly 1.0 msf of new life science leases were signed in suburban buildings in 2018. This is in addition to the 1.0 msf of new life science leases signed in 2016 and 1.0 msf signed in 2017 – that’s the equivalent of three Prudential Towers’ worth of new suburban life science deals executed in the past 36 months. This demand is leading to the conversion of office space into laboratory space – Boston Properties has commenced the conversion of 200 West Street, Waltham and 33 Hayden Avenue, Lexington from office to lab buildings.

Boston
2018 was banner year in Boston – 121 Seaport Boulevard and Pier 4 delivered 100% leased to Alexion, PTC, Boston Consulting Group and Cengage.
Other leases over 100,000 square feet signed this year include Verizon Corporate Services Group (450,000 sf at 120 Causeway Street); Amazon (430,000 sf at Parcel L4 in the Seaport); AIR Worldwide (115,000 sf at 500 Washington Street); Nixon Peabody (105,000 sf at 53 State Street); Burns & Levinson (100,000 sf at 125 High Street)
We are beginning to see empirical evidence of WeWork (specifically) and co-working (in general) impacting the Boston market in the form of sublease availabilities that are becoming harder and harder to lease.
Sublease absorption has been negative for the past four consecutive years – meaning more space is put on the market than is being leased.
The average block of sublease space is 9,000 square feet. And has been on the market for an average of 13 months. 24 months ago, it took an average of 10 months for a tenant to sublet their space. While three months may not seem like much, it is a 25% increase in the amount of time this space is on the market – a very real metric when it comes to financial obligations.
We know from conversations with tenants that preferences for the flexible terms and collaborative nature of co-working space is leading companies toward places like WeWork and Industrious and away from traditional sublease availabilities that were customized for someone else.
Cambridge
In the lab sector, vacancy in both East Cambridge and the Mass Ave Corridor is 0.3%. There is currently over 2.0 msf of pent up demand for lab space in Cambridge, so it does not appear conditions will change any time in the immediate future.
The most notable lab lease of the quarter was Invaio’s commitment to 75 Moulton Street – a 37,500 sf lab building renovated in 2016 in West Cambridge.
In the office sector, 121 First Street (60,000 sf) delivered this quarter. The property is predominantly leased to CarGurus
Other notable office deals of the quarter include Boeing’s commitment to 100,000 square feet on four floors at 314 Main Street (also known as MIT Gateway)
Apple and Capital One have also committed to 314 Main Street which is currently under construction and  anticipated to deliver in Q3 2020.
Suburbs 
New construction and growth of lab requirements have been suburban themes for the past two years – 2018 saw the two converge. Tenants are undisputedly leaving the urban core in search of not only affordable, but available lab/life science space. This demand from the life science sector contributed significantly to the 1.7 msf of suburban absorption this year – a figure that surpassed the million square-foot mark for the second consecutive year.
For the past 36 months, 1.0 msf per year of life science leases have landed in the suburbs.
At last count, 130 life science companies occupy nearly 10 msf of suburban inventory
There is another million square feet of pent-up demand for suburban lab space with requirements through 2021
