If you are in Miami, you already noticed the influx of tourists coming in, and all the energy surrounding the city due to the Super Bowl LIV happening this Sunday. After all, it’s been 10 years since the city hosted this enormous event – but before the game starts and Patrick Mahomes, with Kansas City Chiefs, takes Jimmy Garoppolo, and the San Francisco 49ers, there is a lot for you to do. For this reason, we created your Ultimate Miami Guide, because there is much more than just beaches in our Magic City. Ready to dive in?
The Cuban Experience
Nothing else screams more “Miami” than Cuban coffee and croquetas. If this is your first time in the city, you can’t miss the opportunity to try a Colada, the strongest of the Cuban coffees, served in a small plastic shot cup. Here is a guide to all the different types of Cuban coffee.

Located in Little Havana, Miami’s vibrant Cuban heart, Calle Ocho is the home to Versailles, a historic venue visited by many celebrities and politicians. There, or in almost any other cafe in the neighboorhood, you can order your Cuban coffee in a walk-up window. 
While in the area, don’t forget to visit Ball and Chain for live music and drinks, Azucar for some excellent ice cream/paletas, and watch locals discuss politics over dominoes at Maximo Gomez Park, entitled Domino Park by locals.

Wynwood, South Florida’s art hub, will host the Super Bowl Fan Fest at Wynwood Marketplace. However, if you are not into that, we still have a few recommendations before you move to our next selection, after all, you can’t visit Miami without spending at least a day in the neighborhood of colorful murals, tasty food, bars, and lounges.
Wynwood Walls: murals, and nearby galleries with works of emerging artists from all over the world.

Phillip and Patricia Frost Museum of Science: you might have seen the massive aquarium oculus lens that’s become Instagram famous, but there is plenty to do in this first world-class science museum.
Perez Art Museum Miami: The PAMM is a contemporary art museum in downtown Miami, close to American Airlines Arena, home of the Miami Heat. 
Vizcaya Museum & Gardens: This historic 10-acre landmark is covered with European architecture, marvelous gardens, and fountains overlooking Biscayne Bay.
Fairchild Tropical Botanic Garden (South Miami): Enjoy 83 acres of rare tropical plants and garden exhibits.

Veza Sur (Wynwood): A Latin craft-beer bar with an outdoor patio and live music.
Funky Buddha (Fort Lauderdale): One of the best breweries in Florida, don’t forget to order some yucca tots to go along with your beer.

1-800-Lucky (Wynwood): A mini-Asian food hall with features that includes a hidden karaoke room and an outdoor area for live music and drinks. 
Time Out Market Miami (Miami Beach): Twenty-one different food or drink options at your disposal, let’s leave it like this. 
Politan Row Miami (Miami Design District): Previously known as St. Roch Market, this is another gourmet, chef-driven food hall where you can enjoy an eclectic mix of food options varying from Peruvian, and Vietnamese, to Southern Comfort.
Luna Park (Brickell): Formerly known as La Centrale, this Italian food hall located inside Brickell City Centre hosts 14 different eateries, five bars, a cooking school, a wine shop, and a coffee shop over three floors.
Casa Tua Cucina (Brickell): This is the other Italian food hall inside of Brickell City Centre. Ten different stations are ranging anywhere from pasta to pizza, meat and cheeses, seafood, and steak.

Mister 01 Extraordinary Pizza (Brickell, Wynwood, Miami Beach): Definitely try the Star Luca (the star-shaped, ricotta-filled pizza) or Claudio, another specialty pizza loaded with burrata stracciatella cheese and white truffle oil.
Harry’s Pizzeria (Design District, Coconut Grove): Crispy Polenta Fries and classic cheese pizza, you can’t go wrong.
Ironside (Little River): Bring your wine and enjoy cured meats and cheese boards before asking from one of four pies options: Fresca, Funghi, Capricciosa, Quattro Stagioni.
Crust (Miami River): Try the Fried Calamari or the Grilled Octopus before you build your Custom Pizza.

While sports gambling is still not legal in Florida, there are a few places you can go for some poker or slot-machine action:
Seminole Hard Rock Hotel & Casino (Hollywood): You might have noticed a huge guitar-shaped building when flying over Miami. That’s the new Guitar Hotel located inside Seminole Hard Rock Hotel & Casino in Hollywood. Besides the casino and its incredible light show every night, there are also bars, lounges, pools, and cabanas if you’re not into the casino.
Gulfstream Park (Hallandale Beach): Live purebred racing Wednesday through Sunday, along with the slots and live poker games.

Brazilians Are Leading Foreign Real Estate Investments in Miami
Brazil is the number one foreign country purchasing real estate in Miami, according to a report by the MIAMI Association of Realtors Commercial and the National Association of Realtors (NAR).
According to the report, Brazilians were responsible for 12 percent of all foreign purchases in South Florida last year, followed by Colombians and Venezuelans (11 percent each), Argentinians and Canadians (8 percent each), and Mexican, French, and Italian buyers (4 percent each).
Brazilians bought the most properties in the Miami-Dade County, where Miami Beach is located, but invested in the Palm Beach and Broward counties as well.
Miami Chairman of the Board José María Serrano credits the cultural diversity and subtropical climate of the city for its popularity among international property buyers, especially Brazilians.
“South Florida welcomes all cultures, is growing its economy, adding cultural institutions, and attracting more companies,” he adds.
In 2018, there was a 23 percent overall increase in activity from foreign buyers in South Florida, with US$1.6 billion more spent on homes.
Doing business with foreign buyers is better, the report shows: 58 percent of the sales were paid all in cash (compared to 47 percent for national transactions), and around 5 percent of buyers closed the deal without even visiting properties first.

Photos: Downtown Miami’s New Tri-Rail Station is complete
Downtown Miami’s Tri-Rail station is apparently completed (with Starbucks now under construction at the entrance). Although the station itself looks ready, the best case scenario is for Tri-Rail service to start in late 2019. The delay is caused by a new federal safety requirement called Positive Train Control which needs to be installed and inspected before service can begin.
The station includes tracks on the third floor, with two levels of escalators bringing passengers up from the entry level. A pedestrian bridge is also in place connecting to the Government Center Metrorail and Metromover stations.

Sawyer’s Landing: Released New Renderings
Swerdlow Group has published new renderings of their Sawyer’s Landing project planned to be built in Overtown. The project will include Retail (290,000 square feet of vertical big-box national retailers), Office (72,000 square feet of Class A offices spread across 4 stories), Residential (506 rental apartments) and Parking, with1,116 parking spaces.
Miami’s Southeast Overtown/Park West Community Redevelopment Agency voted in March 2018 to award the development rights for the property, known as Block 55, to an affiliate of Swerdlow. That affiliate, Downtown Retail Associates LLC, obtained some type of financing from an entity named Block 55 Lender LLC in December.
Last year, Swerdlow said that there were Letters of Intent to occupy 71% of the space, including a fitness club, pet store, retail, and entertainment.
According to the plans, Arquitectonica is the architect, along with Robin Bosco. The project has not been reviewed yet by Miami’s Urban Development Review Board.
Construction is expected to take two years. 3 MiamiCentral is across the street.

20 New Buildings in 2020: Here is a List of Projects Rising Vertically this Year
This year we should see more construction cranes all over Miami, building the city’s next generation of high-rises. Here is a list of new towers scheduled to start construction, all projects listed are in the areas of downtown Miami/Brickell.
2000 Biscayne (36 stories, 408 feet, 396-unit apartment) Groundbreaking expected in the first half of 2020.

830 Brickell (50 stories, 734 feet) Foundation work started in 2018, and a $300 million construction loan has been acquired. The project is set to become the second tallest office tower in Miami.

AC Hotel By Marriott and Element By Westin Hotel Brickell (24 stories, 263 feet) Foundation work started in October, and a tower crane was recently installed.

Aston Martin Residences (69 stories, 816 feet) Vertical construction has begun. The project is many stories up with two tower cranes installed.

Why Miami is the Best City to Invest in 2020
If you’re looking for a city to invest in real estate in 2020, look no further, Miami is your best choice. At least, according to Vladislav Doronin, the owner and CEO of luxury hotel brand Aman Resorts and chairman of real-estate development firm OKO Group.
While New York could be considered “the center of the Western world,” Miami “recently become a global city,” Doronin shared with the press. “In recent years, Miami has become a global hub, with one of the US’s biggest airports enabling easy access to North America, Latin America, Europe, and the rest of the world,” Doronin said. “It is the fastest-growing city in North America.”
The Magic City also had the fastest-growing job market among main US cities between 2012 and 2017; the population increased by 12% in the same time period, a CityLab study discovered.
Another win for the city is the federal tax reform passed in 2017, and Florida’s lack of income tax, making Miami more attractive to individuals and companies, Doronin told.
“On top of the market conditions, Miami offers a great quality of life to residents with the great weather, and active outdoor lifestyle,” Doronin stated. “It is attractive to business owners, CEOs, and those working in a high-stress job, as it enables them to de-stress and recharge after working hours.”
In Miami, Doronin recently announced he’s opening an Aman, with a luxury hotel and private branded apartments expected to open in 2023. He also has ongoing projects such as Una, a 47-story waterfront condominium in Miami’s Brickell neighborhood, and Missoni Baia, a 57-story luxury tower in East Edgewater.
And although Miami is his first choice, Doronin will keep investing in New York. He’s inaugurating Aman New York in 2020, the first urban Aman location in the US.
The real estate market in New York City will perpetually have “globally-recognized value and will continue to attract international investment,” especially in the luxury division, Doronin stated.
“That said, the market conditions for developing New York – very high construction costs, expensive insurance, and significantly higher taxes – make Miami a much more attractive city to invest in currently,” he concluded.

New Pictures Reveal What Alton Road Park Will Look Like
Crescent Heights has provided new pictures of the retail building and public park they are developing along Alton Road, which is to become part of Miami Beach’s tallest tower. 
The developer submitted an application to obtain a construction permit on November 26. Based on city records, Crescent Heights is working in conjunction with Terra Group.
Crescent Heights was granted permission in the building of a tall tower so long as the company would create the park. This park will be three acres, have a dog park, a tot lot and green space. A raised pedestrian bridge will connect the beach walk to the baywalk.
Mayor Dan Gelber told residents earlier in 2019 that the projected date for park completion is 2021. 
According to the Crescent Heights’ website, it’s going to be 15,000 square feet of commercial space with a 410-residential unit high rise. The preliminary name of this tower is Park on Fifth, and it’s slated to become Miami Beach’s tallest building.
The developer submitted plans and applications to the Federal Aviation Administration to build a high rise at 553-feet above ground.

Simkins Proposes Building Mixed-Use Village in Overtown Culture & Entertainment District
The developer Michael Simkins is proposing a redevelopment of Overtown following a master plan included in a deal with Southeast Overtown/Park West Community Redevelopment Agency.
Next week the CRA board will vote on concluding the deal. Three bidders presented proposals for the property, with the Simkins design ranking top by a selection committee.
A mixed-use community will be created inside Overtown Culture & Entertainment District. Simkins’ Overtown Associates, LLC, will purchase 14 parcels with the requirement that they will be finished in accordance with the master plan approved by the CRA.
In the trade, his company will give the title to 4 parcels and perform a cash payment. The CRA meeting is scheduled for December 16.

Diesel: Another Fashion Brand is Putting on a Construction Helmet
What if you could “live” in one of your favorite brands? From Fendi to Armani or Porsche, and now Diesel, the luxury branded condo trend has hit Miami in a big way.
Diesel, owned by the OTB Group, just released on the market a total of 143 t-shirts at prices ranging from $1,5 million to $5,5 million, one of the most expensive piece of clothing in history. These t-shirts “will come” with an apartment.
The t-shirt design issued just in time for Miami Art Week and Art Basel, correspond to one of the 143 apartments in the Diesel Wynwood residential building. Each shirt carries a print of the floor plan, with all technical details, and the apartment number correspondent in the complex.

The building was developed under Diesel guidelines, together with the international studio Zyschovich Architects and the Bel-Invest Group. This is the largest and most ambitious project from Diesel Living – the brand’s interior design arm. The company designed a residential complex that fuses the artistic and post-industrial landscape that characterizes Miami’s Wynwood district.
The property is clad in black brick with wood paneling and large windows and is certified as a WELL certified building. It features seven duplex houses, as well as a comprehensive list of amenities, including a pool, gym, meditation room, meeting space, and a large lobby, all under Diesel’s creative vision. It would have 129,000 square feet of residential space and 22,000 square feet of commercial space.
Bel-Invest intends to break ground on the project in April 2020. It’s currently accepting reservations for $10,000. Units will range from 395 to 3,021 square feet.

Bal Harbour Shops Starts its Expansion, 250,000 Square Feet of Retail will be Added
The expansion of Bal Harbour Shops started last week, at the end of the project a new wing will be added to the famous mall, Whitman Family Development CEO Matthew Whitman Lazenby told the press. The shopping mall will have about 700,000 square feet of space in total, in comparison to the current 450,000 square feet. 
Whitman was granted a $550 million construction loan over the summer to support the expansion, in what brokers said was one of the biggest mortgages ever declared in Miami.
Bal Harbour Shops registered its highest sales in 2014 at approximately $750 million. Sales decreased since then due to competition and a slow global economy, but they once again resemble their peak, according to the press. 
Besides the new wing, the expansion also includes a grand entrance and a third level.

Under Construction: Meridian Island Gardens Will Open Super Bowl Weekend With Lady Gaga Concert
Meridian Island Gardens is coming to Watson Island. The new entertainment venue is planned to open on Super Bowl weekend with a Saturday night concert by Lady Gaga, which should be broadcast on AT&T TV.
The venue will feature 65,000 square feet of space over multiple levels. Jack Murphy’s Consortium Entertainment is building the project; he is responsible for producing many annual Super Bowl parties in host cities.
Construction started last month, and permits filed with Miami’s Building Department state it will cost $1.2 million to build. Taxpayers own the land, but it is leased to a Turkish company called Flagstone, which recently won the right to postpone construction of a complex they had promised to build on the site until 2037.

Art + Real Estate 2019: BRG Opens Miami Art Week Featuring Brazilian Artist Guilherme Calil
Last Wednesday, December 4th, art enthusiasts met at the BRG office, in the heart of Miami Beach, to check out the works of Brazilian artist Guilherme Calil. Since 2015, the annual event Art + Real Estate has brought together community leaders, real estate and design professionals, up-and-coming entrepreneurs, and established business owners in support of BRG’s selected artist.
“When I saw Guilherme’s paintings for the first time, I could only translate into energy. His works are such a whirlwind of energy and excitement and enthusiasm; it’s like a magnet, drawing our attention”, commented Matias Alem, CEO of BRG International.
Calil, that was also present at the event, lavishing talent and creativity, couldn’t explain better when he said: “Art is simply channeled energy. I make art with the utmost hope to create a pause for the viewer to connect with their emotions.” He is known for using colors in imaginative ways.
During the event, BRG International displayed videos of some of the most desired homes available for purchase as well as their portfolio of newly renovated luxury condos, some of which are collaborations with renowned architects and designers recognized worldwide.
Art + Real Estate is an annual event sponsored by BRG through the Art Basel Week; our office is located within walking distance from the Convention Center, where the fair is held.

Martha Stewart to brand real estate developments in the United States, Europe, and Asia
Martha Stewart is eager to leave her mark on the real estate market. During the FAB Summit 2019 in Portugal, which counted with the presence of Matias Alem from BRG Homes, the business mogul announced to be in negotiation with real-estate agency Brand Labs International to explore cities in the United States, Europe, and Asia that could be a good fit for her planned developments. 
Stewart, who has an empire of home goods and entertaining essentials, is said to be extremely engaged in the design of the properties. Properties type could include everything from single-family homes to condos, townhouses, and assisted living communities.
In a press release, Stewart’s team explained that her own homes have “acted as laboratories” for the imminent developments, which is supposed to be equipped with all of her signature charm and comfort. She said she looks forward to building developments that “will fit our needs and offer practicality, usefulness, beauty, and comfort.”
“I love Martha’s concept and style which she has developed from creating her beautiful homes. She is a brand of style and comfort which will connect to the American and international home buyer. I believe her brand will be very valuable for development projects,” said Alem, from BRG.

CitizenM Breaks Ground on 351 Room Micro-Hotel at Miami Worldcenter
The CitizenM Miami Worldcenter had the foundation work, and an official groundbreaking ceremony this week. City records show that contractors were granted a phased foundation permit while they expect approval for a full construction permit.
The project will feature 351 micro-sized rooms, with the hotel chain promoting the new property and its “wall-to-wall beds.”
A rooftop bar, called CloudM, will be located on the 10th floor, as well as a pool and sundeck, with an exercise room on level 11.
Gensler is the architect.

Books and Books Building at Lincoln Road is Proposed to Get a New Hotel
Plans submitted to the city of Miami Beach shows that Lincoln Road could soon gain another hotel, this time at the top of the building where Books and Books are located.
Sam Herzberg, the owner of the Sterling Building, hired Kobi Karp to plan the hotel that will be constructed at the back of the present building that will be partially demolished.
The new seven-story hotel building planned will feature 120 rooms with a commercial space in an existing building that will be converted into another 24 rooms.
The Miami Beach Planning Board will review the proposal on December 17.

Legacy Tower is Coming to Miami with a ‘Singapore Inspired’ Glass Pool
A new project was recently added to Miami Worldcenter; now it’s time to the Legacy Hotel & Residences, how the project is being called, make its appearance. The mixed-use project will feature 255 hotel room keys, along with 278 condo-hotel units. A cantilevered glass pool juts out off the top of the 50-story tower is planned.
According to a press release, the pool is declared to be “Singapore inspired,” which is most likely a reference to the infinity rooftop pool at the Marina Bay Sands towers in Singapore. Right next to the pool, there will be a bar, and a seven-story indoor atrium located on the same floor.
More pools are being planned, the developer Royal Palm Communities is also advertising they will build downtown Miami’s largest pool deck (a total of an acre) at the top of a five-story podium included on the project.

The renderings for Legacy place the tower on the block north of the NAP of the Americas. The project was designed by Kobi Karp with interiors by IDDI. The construction is presumed to begin in mid-2020.
