Pine Terrace is home to both the Pine Grounds rock festival grounds, as well as Pinewood Studios, its filmmaking studio.

Notes:
Both lots require EPs to be fully playable: Pine Grounds takes its lot designation (Live Show Venue) from Showtime, while Pinewood Studios uses the Movie Studio rabbithole from Late Night. Pinewood Studios also makes pretty extensive use of items from other EPs and SPs: World Adventures, Showtime, Island Paradise, and Movie Stuff were most intensively used.
Unusually for a build from this series, the store items function mainly as set dressing here, without a lot of premium / functional items involved. Both lots rely pretty heavily on their EP-specific functions for their gameplay.
Tips about missing CC + notes about playability:
As I did for a few lots I have covered in the past, I am reuploading some of the custom content. I do not take any credit for the reuploaded items, I am merely sharing them after their original creators became unable or unwilling to do it themselves. I have explained the grounds on which I decided which content to include or exclude on the main page for the Cottonwood Hills project.
I want to stress, again, that my reuploading the content is not meant in any way to imply that I take any credit for the creation of these items. They belong to their original creators. I’m just making them available to the newer downloaders who may not have had the opportunity to snag these items when they were still around.
Festival Grounds | Movie Studios
All custom patterns for both lots are properly identified and sourced, partially because Martine didn’t use very many of them in these particular lots. Any patterns used were also totally free of any sims3pack –> package conversion related bugs, which means absolutely no texture adjusting is needed.
As always, don’t be shy about letting me know of any items that aren’t showing up for you, even after downloading everything I’ve linked and/or reuploaded. I appreciate the extra eyes on my work, and rest assured that all the feedback goes back into correcting errors and improving these lists for everyone else who reads them.

First, thank you all for your lovely “likes” and comments on my previous post. It’s good that none of you have taken advantage of cataract surgery, and had your vision corrected. Otherwise, I’d be out of luck with any likes. So keep those cataracts!

Anyway….moving right along. This is the other lot I did yesterday. I based it on one Martine did for her Cottonwood Hills world. Since I plan on using that EA bakery lot – after I “fix” it – I didn’t need another bakery in town. But I liked her idea of a pet store. This is a witchy world, after all, with lots of animal familiars. So I kept her idea of a pet store on one end, but changed the other store into an ice cream shop.

The top level I used for a “grooming” area and a vet office. Anyway, I’ll probably add more clutter to that top floor – because that’s what I do.

Amatxi’s Story

I try to imagine how excited and nervous nineteen -year-old Lina must have felt stepping off a railroad car onto this very station platform in the fall of 1916. Getting here was an epic journey for a young woman from the tiny village of Urepel. And in this story, her Montana adventure is only beginning.
To write this story, I researched the following:

Montana, 1916
Clutching her travel bag and purse, Lina stepped down from the train onto the station’s wooden platform. Behind her the train huffed, then sighed to a final stop, steam rolling out from under the wheels.  Around her other passengers assisted by the porter, gathered luggage and trunks. Lina’s eyes traveled along the long, low station building with its white washed sides, hipped roof and deep overhangs. It seemed practical, sleek, modern standing almost alone in the wide prairie. “This looks like America,” she thought.
A tall young man in work pants and boots rounded the side of the building and stepped up to the platform, his brown eyes immediately resting on Lina.
“Lina!” Ongi etorri, welcome,” he greeted in familiar Basque as he approached.
“Joseph!” Lina responded, her gap-tooth smile wide with delight to see a familiar face from Les Aldudes. This was Jean Etchart’s younger brother.  In Urepele, he had been a year ahead of her in school and, like many boys, not interested in books, eager to make his way in the world.  He left for America in in 1914 at nineteen years old with group of young sheep herders from Banca and Biderray.  Lina remembered his mother Maria sitting with the other village women around the kitchen table, sipping tea, lamenting sadly the children they had lost to America. Now, with his handle bar mustache, American jeans and brimmed hat, he seemed older, experienced with the world.
They greeted each other, kisses on each cheek. “Is this all?” he asked teasingly taking her travel bag, “you travel light.” With that he took her elbow and guided her around the building to a waiting wagon drawn by a team of gray horses. “We need to get going,” he commented, “the ranch is a long ride and the sun sets early here in Montana.”
They rolled out of town, buildings giving way to open terrain and soon they were alone, headed southwest along a worn dirt track through tall blue-joint grass that spread like a blanket over sprawling prairie. The track rose and dipped, leveled off, then rose and dipped again as the flat land melded with rolling yellow-green hills. Coulees creased the ground, their creeks flowing into streams and deep blue ponds, cottonwoods, and alders studding their edges. The air was cool in the October afternoon, the sun already low in the seeming endless sky.
“So much space,” Lina marveled, to which Joseph laughed in agreement. “Takes some getting used to,” he responded. “Those are the Beartooth Mountains,” he indicated the range sprouting up in the distance.  
“Weather’s colder then home, too, lots colder. Hope you have a winter coat in that little bag of yours!”  He laughed at her alarmed look. “Ah, don’t worry, won’t snow for another couple week.”
They paused at the edge of a creek to water the horses, climbing down and stretching their legs. Joseph pulled a basket from under the wagon seat, “Catherine packed supper,” he explained pulling offering napkins wrapped around thick slices of bread, and ham and cheese.  A cool breeze came up, the grasses ruffled and swayed. Lina wrapped her shawl around her shoulders, tucked her fingers into the folds of her skirt.
She caught her first glimpse of the ranch house when road crested a hill and headed into a river valley. The long autumn dusk had settled in, Lina smelled the pungent scent of sheep, heard their collective bleat, felt the presence of the flock in the darkened pastures. The big barn doors were open, lanterns lit the yard, the men moving about. And just beyond, the windows of the Stone House glowed welcome.

“Kaixo, hi!” she heard voices call out as they drew near, “have you found Lina?” The men stopped working, moving toward the approaching wagon.
“Ongi etorri,” one exclaimed. “Bring her here, “said another.  The men gathered around the wagon, arms reached out to help her climb down, all smiles and welcome.
“Kaixo, Lina, I am Jean Pierre,” said one young man taking her hand, then turning to the next man, “Do you know Martin here?” 
“Martin, nice to see you,” Lina smiled at his’s familiar face.  Martin was the older brother of Jean Etchart.  She moved around the circle of men shaking hands and greeting each in Basque.
Finally, she stood before John Etchart, “Kaixo, Jauna Etchart,” said Lina, “I am happy to be here, thank you.” 
John took both her hands, smiling warmly, “Ongi etorri, we are so pleased to have you.  Please, call me John.  It was a long trip and you must be tired.  You can get to know these ruffians later.  Catherine is waiting for you at the house,” he indicated the path across the yard. “Do you need help with your things?”
“I can help, “said Jean Pierre. Lina smiled at him, reaching for the travel bag Joseph handed down from the wagon. “I can manage,” she replied.
“Let’s get this wagon unloaded before dinner,” John said turning back to the men. “Jean Pierre, see to the horses.”
Lina walked across the corral, through a wooden gate then down a path in the house yard. The damp smell of water and musty decaying leaves from the river mingled with wood smoke
Catherine Etchart opened the back-porch door and stood, framed in light, watching Lina approach. She was a small woman, just five feet, with a slender figure and dark wavy hair rolled and pinned on the back of her head. She wore a loose, long sleeved high-waist cotton dress that fell in gathers over her rounded pregnant belly, small gold hoops in her ears. Her beautiful features and warm smile embraced Lina. Lina returned the smile.
“Come in, ongi etorri,” she said, “it is very nice to have a woman from home, in my etxaldea, home.  Behind her skirt Lina glimpsed a small round face. “Come, Ferne, say kaixo to Lina.”

Cottonwood Management Introduces Echelon Lifestyle in Seaport
BOSTON, MA – Cottonwood Management last month introduced Boston and the U.S. and international real estate community to Echelon, its new lifestyle concept, here in Seaport.
At the site previously known as Seaport Square Parcels M1&M2, Cottonwood Management broke ground on June 13 for its new project and for its new Echelon lifestyle brand with a new 1.3 million square-foot, three-tower premier mixed-use development located in the heart of Seaport.

Echelon Seaport is the first installment of Cottonwood’s Echelon innovation and luxury lifestyle brand, which will soon include a New York City Echelon-concepted project, located steps from the Empire State building on Fifth Avenue.
During their remarks at the groundbreaking, both Massachusetts Governor Charlie Baker and Boston Mayor Martin Walsh noted the Seaport’s rise to global prominence, as it continues to attract international brands and investment.

The groundbreaking ceremony was followed by an upscale celebratory unveiling of the Echelon vision and brand, complete with an Echelon inspired cocktail and demonstration by Chef Ming Tsai, a James Beard award-winning chef and owner of nearby Blue Dragon restaurant.

Boasting 887,000 square feet of 733 luxury residential condominiums and apartments, Echelon Seaport will feature two signature outdoor pools, an indoor pool, expansive sun decks, engaging courtyards, and oversized private terraces. Answering the call for new distinctive public spaces to shape the path of the future of Seaport, Echelon Seaport’s three towers will meet in the middle at a destination piazza, featuring an architecturally striking landmark bridge, outdoor seating on multiple levels, distinctive artwork, beautiful tree canopies, and more than 125,000 square feet of luxury restaurants and retail lining the multiple passageways and streets leading to the central courtyard.
Residents of the Echelon lifestyle can expect the finest and the most diverse set of residential amenities, which will be announced over coming months as the lifestyle condominium sales center prepares for a Fall 2017 opening. The condominiums will be branded by the iconic Regent Hotel Group, establishing a premium white-glove level of service for all residents, by a benchmark of five-star luxury hotel service and quality known around the world.

Designed by internationally-renowned Kohn Pedersen Fox and Boston-based CBT Architects, the 3.5-acre development at Seaport Boulevard and B Street has been designed with diverse heights and building materials to reflect Boston’s eclectic skyline and to create a neighborhood-oriented, active, urban streetscape.
“Our design for the project transforms a larger site into a series of three, smaller-scaled towers, where each is given a subtly differentiated architectural character,” said James von Klemperer, KPF President and Design Principal. “The buildings enliven the adjacent streets with active retail, finely crafted details, and smaller scale visual moments of surprise. The central courtyard features several tiers of active programming, resulting in a memorable ‘urban village’ space, KPF is proud to be a contributor alongside Cottonwood Management and CBT Architects, to the latest addition to the City of Boston.”
The building’s exterior mixes glass with masonry to reflect the contemporary vision of the master plans as well the character of the neighboring Fort Point Channel. The design is rich in texture and detail, reflecting KPF’s expertise in creating new landmarks and innovative, memorable mixed-use developments around the world.
“Echelon Seaport’s design honors the Seaport’s rich history and expansive future,” said Phil Casey, Principal at CBT. “In collaboration with KPF Associates, we are honored to help create Cottonwood Management’s vision for community by incorporating the Seaport’s distinct culture and Harbor surroundings throughout residents’ daily experience of space.”
The project began pre-construction in March 2017, concurrent with the opening of Cottonwood’s new East Coast headquarters office, located in Boston at 101 Seaport Boulevard, the award-winning new PricewaterhouseCoopers building. 101 Seaport will also be the address of Echelon’s upcoming residential lifestyle condominium sales center, which will be led by The Collaborative Companies later this fall.

For a lot that couldn’t be more the polar opposite of the last entry in this series.... Oak Valley Ranch is labeled a “Horse Ranch”, a designation that came with the Pets EP.
I think it’s already been well established that there is really no logic to the order in which I’m doing these. Originally I was in doubt that I was even going to do this lot at all, since "farm-themed” gameplay has never really been my thing. But since it bugged me to leave ANY lots out, I decided to give this a shot anyway, just to see how far I could get. Surprisingly, it was really easy: I ended up finding about 90% or more of the CC on this lot before I had to ask for any help. (I was also able to find a considerable percentage of the CC for the art gallery as well, so yes, I will be doing that lot as well.)

Notes:
Obviously you will need the Pets EP to use this lot as-is, since this build uses a lot designation from that expansion, as well as the Equestrian Centre rabbithole. A lot of the build CC (such as windows and columns), and rustic, farm-themed clutter also comes from that EP, as well as all the equestrian jumps and obstacles.
If you don’t have Pets, and you’re not attached to horse-based gameplay, you could still get a lot of enjoyment out of this lot by replacing the equestrian center with other things. Suggestions on possible replacements come after the jump.
There's also nectar-making equipment, as well as harvestables from just about every expansion that has added them... there’s a whole area that’s completely dedicated to a pumpkin patch (pumpkins being an add-on from the Seasons EP), and a lot of harvestables from World Adventures, Supernatural, and University Life.
In addition to store harvestables, this lot used a LOT of items from the list of Store worlds that Martine recommends having installed for Cottonwood Hills (the full list being: Monte Vista, Sunlit Tides, Lucky Palms, Lunar Lakes, and Aurora Skies). Many of them I didn’t even realize were Store world items until I went through each world’s item list, one-by-one. I’ve tried my best to make sure each item that came with a world has its own entry in the spreadsheet, just as I do for any other CC or Store item, but there’s always the possibility I’ve missed a few here and there, so I do recommend installing all the worlds specified by Martine, just to be safe.
Tips about missing CC + notes about playability:
First, the customary “lost content” reupload. As I have stressed before, I do not take any credit for the reuploaded items, I am merely sharing them after their original creators became unable or unwilling to do it themselves. I have explained the grounds on which I decided which content to include or exclude on the main page for the Cottonwood Hills project.
Missing Content for Oak Valley Ranch
As I have said before, this lot uses both a lot designation and a rabbithole from the Pets EP, so therefore both of these things will not be present if you place this lot without that particular expansion. However, that doesn’t mean this lot loses all function, and even without the equestrian gameplay, there is tons to do here. Some ideas for things to add in the extra space left behind:
Martine somehow found room to add the Store cow pen to this lot, and I have no idea how she did it, but with the equestrian centre gone, there will definitely be plenty of room to do this in your own version.
If you have World Adventures, this lot could alternately be designated as a winery, and you could build a building housing nectar makers and a wine cellar in the empty space, as well as farming area to plant more grapes.
This lot was uploaded before all of the store harvestables had come out, so in this state, the Bohemian Fruits and Nuts and the Corn and Cucumber sets that came with Grandma’s Canning Station are not there. Whether or not you have Pets, adding those extra plants could be really fun, if you want to delve further into the gardening gameplay on this lot. And Martine herself later did add at least the berry and nut harvestables to her own personal-use version of the lot.
I also think it could be really fun to build barracks in place of the equestrian centre, or on the upper floor of the barn, and use this lot as a summer camp or day camp for children.
It’s a completely gratuitous extra, but I enjoyed seeing all the plants and flower decor around this lot, and I thought it might be nice to have even more variety. To that end, I absolutely love the Seasons-compatible wildflowers by @aminovas.
The hay bale furniture by Rebecah (warning: T$R link) might be a nice thematic addition to this lot, especially if you intend to use this lot for storytelling purposes.
Any patterns used were also totally free of any sims3pack --> package conversion related bugs, which means absolutely no texture adjusting is needed.

The Blue Room Jazz Lounge is Cottonwood Hills’s swankiest spot, and fittingly designated as an “Exclusive Lounge”.

Notes:
You will need the Late Night EP in order to install this lot at all, due to the fact that it’s built in a high-rise shell that comes with that expansion. Luckily, this means that a lot of the decor items, furniture, and wallpaper and flooring will automatically be taken care of, as they come in the same EP. Other items requiring expansions are mainly from Showtime.
Store items were also pretty heavily used in this lot.
In fact, the casino is basically unplayable without the Store gambling machines. Not just the ones that came with the Lucky Palms world, but also the poker and roulette tables that were released separately, and need to be purchased separately from LP despite basically being the same thing (I know, I know, standard petty EA business practices).
Much of the decor comes from the “Jazz Age”, “Viva Las Vegas”, “Regency Arcade”, and “Le Cinema Plumbob” sets.
Tips about missing CC + notes about playability:
There aren’t a lot of items on this lot that are just plain unavailable… most of the items used were from the Store or expansions, and the relatively fewer items that were used were mostly from well-known creators like Around the Sims or Baufive, or from large sites like TSR.
The only item that could truly be said to be “missing” is the Blue Nude painting by Awesims, from one of her sets for the now sadly defunct LivingSims. It doesn’t really look like the actual painting shown in Martine’s screenshots of this lot, but it does show up on its own, and the mesh looks to be identical, so I’m guessing the original lot used extra swatches that Martine or someone else must have created for personal use or something.
If you already have all of Awesims’s stuff, as many people do, you can just ignore this link, as that painting is the only item that my criteria dictated could be reuploaded. But for the sake of completion, I did make a zip file, so download if you like.
Missing Content for the Blue Room Jazz Lounge
Special thanks goes to @treason-and-plot​ for providing invaluable assistance: there was an item I couldn’t see in any preview pictures, and therefore had no idea where to even begin looking for it, and she was able to tell me what it was. She actually used this build in the Mia-in-Paris subplot of her ongoing story, 5 Years Later, which is absolutely engrossing and chock-full of complex, vibrant, lovable, hateable, love-to-hate characters. If that sounds like something you might be interested, check it out right here!
After uploading this lot, Martine seems to have added the Bistro oven to the Lounge area to make it a dining club. You can see it in her gameplay pics here. The kitchen seems to be put in that 3x4 area towards the edge of the upper storey, between the casino and the lounge rooms.
The door to the the kitchen is the same one that was used for the washroom, with identical CASting and everything. I recommend @anitmb​’s Business as Unusual Bistro mod (hosted at NRaas),
I also cannot recommend the recolorable Bistro menus by @aa6x7 enough… In my personal versions of the Cottonwood Hills lots, almost every lot that uses the Bistro oven has had the menus replaced with either aarin′s version, or SigmundSims’s.
The custom drinks meshes by @aroundthesims Sandy are used to great effect here, as decor bottles placed on the shelves behind the main bar area, to give the appearance of some SERIOUS mixology going on (whether or not that’s actually the case).
That said, this year Sandy actually came out with new versions of most of these drinks (as well as a few new brands) in all-new gorgeous meshes and glass textures, and I couldn’t not try replacing her older bottles with the new versions. (For an idea of what this looks like in-game, check out the pictures from my personal playtest.)
The cocktail glass versions are really nice too, and might be good for adding that extra touch of joie-de-vivre to your lounge experience (hic!).
AFAIK, all custom patterns used in this lot have been properly identified and sourced, with the single exception of a pattern that seems to have been used on some of the curtains (they show up as more or less the same shade as Martine’s preview images though, so I’m not too fussed about actually finding the exact pattern).
Of course, if you’re missing any patterns, I want to hear about it so I can improve the spreadsheets.
Any patterns used were also totally free of any sims3pack –> package conversion related bugs, which means absolutely no texture adjusting is needed.
It should go without saying, but I welcome any corrections and reminders of anything that is missing from the spreadsheets that you feel I should know about… I’ve already had a few people contact me to tell me things I left out of the spreadsheets when I thought I HAD put them in, and it’s been so helpful in letting me know what needs to be updated and fixed. All your help is greatly appreciated, as well as the kind comments I’ve been receiving thus far.

Willoughby Chapel is Cottonwood Hills’s “Graveyard”, which also doubles as a wedding spot. There’s also a wedding arch in the main town park, for those who don’t want to get married in a graveyard / church, but I find Martine’s build to be wonderfully atmospheric and romantic. See especially her screenshots of the cemetery at night.

No EP is required, per se, though you’ll need the Generations EP if you want to use this lot as a wedding spot, and the mausoleum rabbithole is from the Supernatural EP. In addition, a lot of the atmospheric decor items are Simport rewards that come with the Showtime EP.
Many of the items that give the lot its distinctive look come from the Store, and especially from the Midnight Hollow world (which is not included in the list of store worlds required for Cottonwood Hills). Other honorable mentions include the Storybook, Tudor, and Romanza sets.

Missing Content for Willoughby Graveyard
Special thanks goes to @badlittlepoodledog for sending me the crate item used in this lot (and so many others in Cottonwood HIlls), thus finally ending the years-long search for a maddeningly obscure item. Neither she nor I have ANY idea who originally made the item, or where it’s from, and if anyone could tell us, I would be just as grateful.
The white rose bushes used on this lot can be downloaded currently, but they evidently do not carry the same instance IDs as the originals, and are all replaced by that familiar cowplant sculpture. They will need to be replaced in the circular hedge around the fountain in front of the church, as well as toward the road entrance, just outside the gates.
In the end, I was unable to identify two items: one is a bit of potting soil / flowerpot clutter placed on the potting bench inside the groundskeeper’s shed (8th image in this post). The other one is what appears to be a rose on a stem, placed on one of the “graves” (3rd image). I went ahead and uploaded the WCIF without finding those two items, but of course, I would be immensely grateful to anyone who knows where they are from.
AFAIK, all custom patterns used in this lot have been properly identified and sourced. (So if you’re missing any patterns, I want to hear about it.) Any patterns used were also totally free of any sims3pack --> package conversion related bugs, which means absolutely no texture adjusting is needed.
Of course, I also welcome any corrections and reminders of any other things that are missing from the spreadsheets... I’ve already had a few people contact me to tell me things I left out of the spreadsheets when I thought I HAD put them in. All your help has been greatly appreciated so far.

Today will be a three-for-one, as I am not only uploading a WCIF for the Cottonwood Hills Fire Department (”Fire Station”) but also its neighbors, Buckthorn End (”Hangout”) and the nearby parking lot / carpark lot, because this lot wasn’t very involved on its own, so I felt like there was room to squeeze in the smaller WCIFs as well.

Notes:
Cottonwood Hills Fire Department:
This is marked as a “Fire Station”, straightforwardly enough. As such, it require Ambitions to be a fully functional and playable lot (though I suppose you could still install it as a deco lot, if you really wanted). A lot of the appliances also come from University Life, including the mini-fridge and vending machines in the common room.
Store items don’t really play a large part here, but I did notice a lot of decor from the Fast Lane SP, so you might notice the lot looking a bit sparse or weird if you try to place it without that pack.
Buckthorn End:
No EP is required, per se, but you will probably need the University Life EP to experience this lot to its full potential, because that’s where all the graffiti comes from. In addition, the basketball hoop is from the store.
While you’re at it, you might want to switch the designation from “Hangout” to “Rebel Hangout”... just make sure to replace the basketball when you do that, because that’s the item that gets deleted whenever you change lot designations.
For all lots, I have listed some individual items that are from EPs and SPs, when I thought they might be easy to mistake for CC. I have also listed all Store content, where identifiable. Some EP / SP items might be left out, however, just because I forgot to write it down.

Fire Station | Buckthorn End
All custom patterns for all three lots are properly identified and sourced, partially because Martine didn’t use very many of them in these three lots. Any patterns used were also totally free of any sims3pack --> package conversion related bugs, which means absolutely no texture adjusting is needed.
The telephone on the desk of the fire station will not appear. The specific item used by Martine was a Sims 2 mesh by 8x3 atelier, which was converted by Baufive. However, Baufive has since removed his mesh conversion from availability, saying it wouldn’t be fair to 8x3 since he never got permission to share conversions from that creator. I would also like to honor Eric’s wishes, not just because he’s done a lot for the community and has always been a passionate advocate for creator rights in the past, but more importantly, he has always himself walked the walk and been scrupulous about using only his own meshes and textures for his work. You can still find several other versions of 8x3′s telephone mesh, including one he has converted himself (available in this archive of all of 8x3′s work for TS3). My personal favorite version is by Milla.
The bill posters by Alopex will also not appear and will have to be re-placed manually. Alopex did update her files at some point, and must have done it in a way where the instance ID was changed.

A bunch of really lazy, totally unedited screenshots, but it doesn’t really matter, as this was just a playtest anyway, rather than gameplay-in-earnest. The lot being tested is the Blue Room Jazz Lounge, from Martine’s Cottonwood Hills.
I was originally planning to try and post WCIFs for at least a few other lots before posting this one. However, just today Pru from @treason-and-plot supplied  information about the identity of the last unidentified piece of CC, and at this point I’m pretty much just posting WCIFs as they are completed, not in any kind of order. So look out for a Blue Room WCIF post sometime in the coming week.
Also, it’s too bad I didn’t get a screenshot of my boyfriend-sim getting electrocuted when he tried to hack the slot machine.

I’ve mentioned her before on a previous post, but I do have to again give credit to @over-waxedbanister (TurtleEdna at @livingsims​ forums), because she helped me immensely with WCIFs for this particular lot. She’s quite the builder / build-cc creator, so I highly recommend checking out her tumblr even on its own merits!

Notes:
The lot is classed as a “Beach”, but has a lot of mooring cleats and thus functions more or less as a “Port”. (I would not change the designation itself to “Port”, however, as then your sims won’t have a place to have idyllic sunbathing summer vacations anymore, and Cottonwood Hills already has a different lot designated as a proper port.)
The lot also makes extensive use of premium items from the store, including (but not limited to) the bistro oven, the carousel, a surfboard, and various other fair / summer fun-related activities. Basically, there’s a lot to do here, and the Store items also present possible avenues for modding.
I have listed some individual items that are from EPs and SPs, when I thought they might be easy to mistake for CC. I have also listed all Store content, where identifiable. Some EP / SP items might be left out, however, just because I forgot to write it down.

Whether to keep or delete the duplicate files is up to you.

One of the store plants used in this lot seems to have been used directly as downloaded from EA, as a decrapped version will not show up on the lot. Decrapping the lot itself solves the problem: as a general rule, if you are playing a lot where your decrapped store items won’t show up as placed, or will show up only sporadically, the solution is to decrap the lot.
I use a few mods that add functionality or make aesthetic tweaks to the store items on this lot.
In addition to the version of the bistro oven by @anitmb​, I use this custom menu by SigmundSims to replace the menus on this lot (they are made to be compatible with Ani’s version of the menu mod). The “British Pub” version has a jaunty blue-and-red cover that fits in nicely with the overall atmosphere of the lot.
I also have the surfboard replaced with @mspoodle1​‘s edits. Her changes are subtle, but they really do improve the immersion, and her re-skinned seal is just too darn cute. Get the mod here.
I don’t think too many items remain unidentified in this build. I think I’ve located the vast majority of the items, and most all of the unique patterns.
I am missing a pair of flip-flops originally from Sims 3 Marktplatz by Aphrodite (I have since been very kindly sent the missing item by @badlittlepoodledog, and updated the CC zip file to include it) and Bioshock conversions are often not recognized by the game as the same item that Martine used (so you will have to place things like the suitcase manually).
Aside from the Bioshock suitcase conversion, I’m quite sure that everything’s there. Which means, of course, that if you spot something missing that is not the thing that I specified above, please let me know! By giving me feedback like this, you do a service to everyone!

The Magnolia Leisure Centre is marked as a “Gym”, though other classifications are also possible (see “notes about playability” below).
First of all, I’d like to take this opportunity to give thanks to @badlittlepoodledog, who requested this lot ages ago, and also gave me substantial help with previous WCIFs. Apologies for taking so long, but I hope the thoroughness will make up for my tardiness!

Patterns that require extensive modification (fixing “materializing materials” bug, the “7edd20633162e6c*” bug, etc.) in order to be usable as .package files.

In addition to lost CC, I have included a couple of my own creations in the reuploaded zip file. These are override texture files for the Generations EP debug ballet shoes, as well as for the LunaSims ballet shoe wall decor that is based on the EA mesh (itself included in the zip, as it falls in the category of “items from dead sites”). They are completely optional, and I put them in their own sub-folder so you can delete them if you want. But I hand-painted them myself using real satin textures, and they look quite nice in-game, so I thought I would share for anyone who might also like to have them. If you would like to see what they look like in-game, look at my shots of the dance studio, above (the screenshots of the outside façade, the pool, and the dance studio were taken by myself, while the rest of the images are from Martine’s preview pics). They go in the overrides folder.
There is a small flaw in the build, such that there is no way for sims to actually reach the dance studio and the shower room on the upper floor (read more about this on Martine’s own site). This problem can only be solved by “opening up” either or both of these two rooms (as the two rooms do communicate with each other). As things are, I find that the easiest solution is to put a door from the weight room into the adjacent dance studio. I placed a double door (the one from the Japan Dining “Itadakimasu!” set) in this spot. I had to delete one of the weight machines (as well as the underlying rug), and move aside the palm plant and chin-up frame in that corner, but perhaps someone else can wrangle it with fewer changes.
Alternately, you could remove that shower room on the top storey and put an elevator or a spiral staircase there, extending to the gym on the ground floor, which could be an attractive alternate solution, but one which I have not tried myself.
I don’t think too many items remain unidentified in this build, and I’ve been able to find even some of the more obscure items. However, the wood plank pattern used on the floor of the dance studio seems to be lost, as do the flip-flops originally from Sims 3 Marktplatz, by Aphrodite (I have since been very kindly sent the missing item by @badlittlepoodledog​, and updated the CC zip file to include it).

The Blue Anchor Café and the Android Comic Book Shop is marked as a “Nerd Shop”.
As with the pub lot and the pizzeria lot, I’ve provided separate spreadsheets for each of the differently functioning portions.

Notes:
The lot makes pretty extensive use of content from the University Life EP, which is not surprising as that’s where the lot designation comes from. In addition to the coffee register and the comic book register that give the lot its function, about half the furniture in the comic book store comes from that EP.
Given that one half of the lot is devoted to a coffee takeout joint, I imagine you could also designate the lot as a “Java Hut” without losing functionality, as long as the Roentgen register stayed in place.
I have listed some individual items that are from EPs and SPs, when I thought they might be easy to mistake for CC. I have also listed all Store content, where identifiable. The one exception is University Life, simply because it was used so heavily that to list any individual items from that EP would be redundant.

My criteria for which content to include or exclude are admittedly a bit arbitrary. In general, I have not included content that is still available online and easily findable, even if the creator has not been active for a while. I considered including content from dormant creators or those on indefinite hiatus, for fear their content would not stay available for long, but I’ve decided to cross that bridge once I come to it, and avoid reuploading (with only one exception).
Content I have included is from creators who have officially retired from Sims 3 creation. Content that is still readily available but only in backed up archives (rather than on the creator’s own site) are also included. This is because such archives are often time-consuming to dig through, and also because it never hurts to have a backup. I have included ONE item from a creator whose website is currently live (the alien statue conversion by Cathilark), but that is because of a collision of factors: they moved blogs, they reuploaded most of their old creations except for this one, and they have been inactive for most of a year now, making it rather unlikely that they will respond in a reasonable time frame.
There are also a couple patterns I have included, even though they do not fit in the above criteria, simply because they needed to be modded. These are the "Japanese bamboo” pattern by sectumsimpra and the “Sunny Tiles Small” pattern by ShannaSims... the first was offered only in a merged package with other patterns, from which I extracted the individual pattern that was used, and the second was made with CAP and therefore was afflicted by the bug caused by CAP giving all pattern files the same instance ID (a different bug from the “materializing materials” issue).

Update (2018-08-13): I have updated the zip file to include creations from Modish Kitten / Indiemilk, whose website has recently joined the ranks of the fallen.
Blue Anchor Café:
For the first time, II have replaced the Store Bistro Oven with Ani’s modded version of the same item, as I prefer her version (still requires the Store item to function, as it contains the necessary scripts). For the menu, I used the recolorable version by aa6x7.
There is an issue with one of the plants used on the rooftop: Martine used decrapped versions of store items with the vast majority of her builds, but there is one plant from the Renault set that seems to have been downloaded directly from the store. Decrapping the lot itself (as opposed to just your content) seems to fix this issue.
As always, this lot comes with its share of pattern / CASt-related issues.
One of the tables on the rooftop shows up as a blank white texture, even when the correct pattern is installed through the launcher. This becomes apparent when you take the table into CASt: the table actually DOES remember which pattern was used, it’s just that some of the TXTC and/or XML links seem to be malfunctioning so that the image doesn’t show up. Just re-apply the pattern manually, it solve the problem neatly either way.
The checkered floor (used behind the counter, in the washroom and kitchen, and in the corridor towards the elevator as well as on the 3rd / 2nd floor) was not found. I am inclined to guess that it’s a custom patterned floor texture rather than an EA floor texture with a custom pattern applied.
My top suggestion to replace this in your game would be the “Rida” tiled floor from this floor conversion set by @you-lust​ (previews for the specific floor used can be found here, it’s the checkered floor pattern shown 3rd from the bottom).
If you prefer to install your custom textures as patterns rather than walls and floors, OhMySims has converted these into patterns for CASting here (previews here, I link directly to her Onedrive folder because she’s already been swamped with complaints that her links don’t work, and anyway Marion hasn’t been active for ages).
A couple of sinks from the washroom remain unidentified. I have no idea what they are, especially as Martine provided no preview images showing what it’s supposed to look like on the inside. I suspect it does not matter, since even from the blurry outlines I can make out from the floor plans, they appear quite generic. I personally replace them with the Mexican tiled sinks from Around The Sims... they echo the Mexican tiled tables that were used to gorgeous effect on the rooftop, and I can imagine an upmarket coffee shop going to extra expense to install these, even if it is only for the bathroom. They ARE donation, but I do encourage you to donate to Sandy if at all possible!
The use of an end piece rather than a corner piece for the corner of the Ambitions awning results in a gap. If it bothers you (as it did me), it’s easy to just replace this part with the proper corner piece and CASt it to match the existing awnings.

Android Comic Book Store:
This was the lot that pushed me to go through with my newly hatched scheme of sharing lost content myself, as the items  from Levini / Circuswolf and Awesims ended up comprising a significant proportion of the CC in this sub-build.
For once, I’ve identified all patterns used in this sub-lot, including the small-scale ones used to recolor the standing books. (I even included one of them in the uploaded zip file, in case people wanted to install the individual pattern without getting all the other patterns it was originally merged with... apologies to sectumsimpra).
I don’t like the register meshes that ship with the game, so if you’re also looking for a sleeker alternative to the Roentgen register, you’ll be spoiled for choice with all the registers made by @aroundthesims​ Sandy. I happen to really like the one she made as a substitute for the Uni Life register, but if you find a different mesh more to your liking, you can always just clone the one you like better then apply an OBJK script class change.
Meshes by Karas Karas tend not to show up in-game as placed. There is a spot in the display bookcase where her album decor used to be:

Antonio’s Pizzeria and Heirloom Bridal is marked as “Visitors Allowed”. No special function comes from the lot itself, but there is still a ton to do here, especially if you make use of some of the mods that have come out since the Cottonwood Hills world was completed.

The lot makes use of the Theatre rabbithole from the Supernatural EP. and the Subway Station from the Late Night EP. Other than that, however, this is one lot that seems to work just fine without EPs... a few build / buy items will probably be replaced, but the functionality of this particular lot seems to rest on mods and not expansion-only code. You could even get rid of the subway station entirely if your world does not have subways to begin with, it will not affect the playability of the lot.

Tips about missing CC + notes about playability:
Pizzeria:
Martine has placed a deco register as a sort of placeholder. You could leave it as it is, or you can replace that deco item with a functioning food register, if you can’t or don’t want to use the Store Bistro set (otherwise, though, I would use the Bistro, as it works quite well with this sort of restaurant venue). I recommend Arsil’s Food Register mod (so that you can select the menu) with any number of Arsil-based register meshes by Around The Sims (there is even one that is the same mesh as Martine used for her deco version).
I have replaced the Store Bistro Oven with Ani’s modded version of the same item, as I prefer her version (still requires the Store item to function, as it contains the necessary scripts). And for menus I actually use neither the file given by Ani nor the Store, but the menu recolors by aa6x7 (versions are provided to work with both versions of the Bistro Oven) or by SigmundSims (only available for Ani’s version).
The vast majority of content, both CC and EA, have been identified.... there may have been some EP/SP items that slipped through the cracks and which I forgot to list, but otherwise every object should be identified. Some wood plank patterns remain unknown (the ones used in the stage out back, for one), but those are not particularly special and are easy enough to replace.
Bridal Shop:
This shop can be used as a playable bridal boutique with the Shop for Clothes mod by Ani, especially as Sandy’s dress rack was designed from the start to work with this mod. If you have the Into The Future EP installed, and would prefer to use the Shop for Clothes Pedestal,  Ani’s newer clothes shopping mod, you can simply replace either (or both) the dress racks and the display mannequins in the window with the functional ones that come with the EP. For use in most stores, I would recommend using this modified mannequin base by @aroundthesims​ instead of the one that comes with ITF, as it’s much less bulky and less likely to clash with the decor.
Alternatively, you could replace the waiting lounge with an Ambitions EP styling station, if you want to simulate the bride actually trying on her dresses in the game. If you (understandably) don’t want to use the honking-huge one that comes with the EP, there is a de-bulked version by Menaceman44 @MTS, as well as an even sleeker version by @aroundthesims Sandy.
Again, most everything Martine used on this lot is identified, except for the wood plank pattern of the floor, plus possibly a few other patterns that may have escaped my notice because they aren’t that important.

The White Lion Pub and Shops are designated as a Local Watering Hole, as the pub is the only part of the build that requires a special lot designation in order to function. But there is also a boutique (that can be made functional with minimal to modest adjustments, depending on which direction you want to take this in), and a “radio station” that serves no in-game function, but contains a lot of activity / skill-type objects that make it perfect for a photoshoot or storytelling purposes.
There is also a “blank space” which Martine actually decorated to look like a real vacancy to let, and not just an unfurnished extra space. You can put an extra shop or restaurant there if you like, but I rather like the way Martine added those quirky touches, and it seems more realistic to have some vacancies somewhere in the town, so I like to keep it empty in my own game.
Originally I wanted to keep the WCIFs all on one spreadsheet, but 1) there are so many objects AND so many different rooms that it was getting unwieldy to cram them all on one sheet, and 2) there was very little overlap of items used between different "sections“ of the lot, so there wouldn’t have been any point on insisting on a single sheet, anyway.
This lot is one of my personal favorites, even among the many beautiful builds @martinessimblr has done for this world, and I hope my WCIF efforts will help you enjoy this lot as much as I do!

Notes:
Just in case it wasn’t already obvious, the Late Night EP is required for the lot to retain the “Local Watering Hole” designation, as well as for the pub games (dartboard, foozball, etc.) and the actual bartending bar in the pub. The Ambitions EP is also required, if you want to turn the boutique into a functional clothing store (more on that later).
I have listed some individual items that are from EPs and SPs, when I thought they might be easy to mistake for CC items. I have also listed all Store content, where identifiable.

Update (18-03-05): I realized I’d mistakenly attributed the wrong texture to the interior paneling of the White Lion Pub... I’d previously said it was Around The Sims’s “chestnut” wood pattern. It’s not, it’s the “elm” pattern by the same creator. I also managed to find two previously unattributed wood patterns (one for the picnic tables outside the pub, one for the countertops in the clothing boutique) and have updated the files and links accordingly.
Tips about missing CC + notes about playability:
Pub:
Often, most of the decor on the counter behind the bar (see this image to see what exactly I’m talking about) will spontaneously “disappear” when the lot is placed. Don’t worry, it hasn’t actually disappeared... it’s just that all the OMSPs used to place the clutter have sunk back to ground level, below the counter where they can’t be seen. You have to temporarily move the counter aside, and manually raise the OMSP values. Just remember that counter height in TS3 is 1 m high, give or take a few cm, while the lower shelf is approximately 155 cm.
The booths look like benches built into the wall, but actually behave as dining chairs. This is probably the easiest option in terms of hassle-free gameplay, but I don’t like how weird it all looks (plus the benches for the table opposite the stairs on the ground level are just impossible to use, this way). So I use the “disable snapping to slots on alt” cheat to place the booths however I like, then use this chair item (registration required to download, sorry about that) CASted to match the booths, and place them where I think the sims should actually be sitting. Luckily, the overlapping booth footprints don’t seem to interfere with sims using the table to sit and dine properly.
I have replaced the Store Bistro Oven with Ani’s modded version of the same item, as I prefer her version (still requires the Store item to function, as it contains the necessary scripts). And for menus I actually use neither the file given by Ani nor the Store, but the menu recolors by aa6x7 (versions are provided to work with both versions of the Bistro Oven).
Clothing Store:
This shop can be used as a playable boutique with the Shop for Clothes mod by Ani. If you have the Into The Future EP installed, and would prefer to use the Shop for Clothes Pedestal, Ani’s newer clothes shopping mod, you can simply replace some of the deco mannequins with the functional ones that come with the EP. For use in this particular store, I would recommend using this modified mannequin base by @aroundthesims​ instead, as it’s much less bulky and less likely to clash with the decor.
Most patterns used on this part of the lot have actually not yet been identified and/or found... the floral print on the dress hanging on the rack, the muted fabric on the mannequin, the striped pattern on the sliding curtain “doors”, etc. The wall textures also default to white when recolored, so I assume some pattern must have been used on them originally, despite them appearing solid in Martine’s previews.

The only pattern I still have my heart set on finding is the one on the University EP awning out front (the one with the motif of blackbirds / ravens sitting among birch trees), shown just above. I have still not given up, however! Any tip-offs will be greatly appreciated
For my personal use, I replaced the floral pattern on the hanging dress with the Fool’s Parsley pattern by Awesims (can be found backed up at TehSims here, or included in their “Mid-Century Mid/Mod Bathroom” set here). I also added an accent wall to the interior of the shop using this pattern of egrets (”Leaves 6″ by Pilar, and believe it or not, fully CAStable) on it to almost make up for the lack of the bird print for the awning. I use this fabric pattern by Djehmli on the mannequin.
The floorboard pattern I tend to replace with a textured wood pattern that looks like a single large slab of wood. I’ve tried both oak and pine patterns by Madaya74, and usually have trouble deciding which looks better: they both work well with the atmosphere of the store.
Radio Station:
None of the wall patterns have been found for this part of the lot. For my own game, I have replaced the missing concrete / sheetrock textures with modern, sleek wood paneling, using the “Chestnut” wood patterns by Sandy at ATS3, as quite often birch wood paneling is preferred for the interiors of recording studios.
CC from Karas Watching Society (the standing record sleeve decor in the recording studio) does not show up in my game as placed, for some reason. You will have to place the decor item used on this lot manually.
The wall lights used in the antechamber / waiting room area have been lost forever, and I cannot find any backups.
However, I have included notes in the spreadsheet about the best replacement for the missing items. I promise you, my tips will result in the exact same effect!
The light colors will also have to be set anew, after being replaced. Setting them “red” and “green” and both “0.8″ for brightness seems to work fine, but I prefer to set the brightness at “0.6″, and custom colors for the lights: “215,35,5″ and “35,215,5″ respectively. But everyone’s game looks different, so play around until you find a result you are happy with.
