The final stage of development is the operational phase, which represents the first stage of the development’s lifetime. By this point, pre-development and construction risks will typically have been overcome, although the prospect of obtaining tenants may still be at risk. In the final stage, developers will focus on finding a buyer or ongoing leasing and marketing, determining a holding strategy if they intend to retain the asset and ramping up property management.
