Solving Aotearoa New Zealand's Housing Crisis: Fighting Inequality and Exploitation
Aotearoa New Zealand is facing a serious housing crisis marked by unfairness and exploitation. The housing market, driven by making money, has created a situation where some people benefit while others suffer from unaffordable housing and unstable living conditions. This article aims to explain the main causes of the crisis and suggest possible ways to help renters in Aotearoa New Zealand.
Challenging the Focus on "Affordable" Housing: People often talk a lot about "affordable" housing, but this alone doesn't address the real problems caused by the housing market's profit-driven nature. Simply focusing on affordability without questioning the way we see housing just continues the cycle of exploitation. To make real change, we need to think more critically about housing as a basic right and something that benefits everyone.
Shifting Towards Non-Profit Housing Models: To deal with the housing crisis, Aotearoa New Zealand needs to start using non-profit housing models. Relying too much on private companies and letting the market decide has not helped much. The government needs to take an active role in investing, building, owning, and running non-profit housing. By taking away the focus on making money, Aotearoa New Zealand can make sure housing is secure and affordable for everyone.
Addressing the Decline of Non-Market Rental Housing: Aotearoa New Zealand has depended too much on private companies for rental housing, and this has led to a shortage of affordable options. Government policies that encourage people to own homes and help private companies have made the problem worse. To turn things around, the government needs to get more involved in providing affordable rental housing that is not controlled by the market. This way, people who need it can find a range of options they can afford.
Implementing Vacancy Controls: It's really important to have rules in place to stop landlords from taking advantage of tenants and causing instability. Right now, landlords can kick out tenants and then raise the rent a lot, which makes it hard for people to find a stable place to live. By having rules that control when a rental can be left empty, the government can stop this from happening. It will give renters stability and help keep rents from becoming unaffordable.
Regulating the Housing Market: We need strong rules to stop bad practices in the housing industry. This means having strict controls on rent, rules to prevent houses from sitting empty, and measures to stop people from making too much money off housing. We also need better oversight and more openness in the real estate market to protect renters' rights and stop rents from becoming unaffordable. This will make the housing market fairer for everyone.
Creating a Desirable Market for Non-Profit Landlords: Even if landlords aren't making money, we still want them to want to provide good housing. The government can help by giving incentives and support to non-profit landlords. They could get tax benefits, and the process of being a landlord could be made easier. Non-profit landlords should also get help with things like taking care of the properties and managing them well. By creating a good environment for non-profit landlords, we can have quality housing without taking advantage of tenants.
Transforming Perceptions of Renting: We need to change how we think about renting. It should be seen as a good long-term option, not just something people do until they can buy a home. By making policies that protect tenants' rights, make sure they're safe, and keep rents affordable, we can create a rental market that supports people and gives them choices.
The housing crisis in Aotearoa New Zealand needs solutions that are fair and sustainable. By questioning what we think about housing, using non-profit housing models, having rules on vacancies, regulating the housing market, and making a good market for non-profit landlords, we can start to fix the unfairness and exploitation in the housing system. Making sure housing is affordable, safe, and good quality for everyone is not just the right thing to do, but it's also important for the well-being and progress of people and communities in Aotearoa New Zealand.

Importance of Home Security for the Low-Income Groups
When it comes to the development of an economy, housing takes center stage for reasons that include; the contribution of housing construction to the GDP of a country, employment generated, and the ripple effect it has on other sectors of the economy. The development of a country is marked by collective socio-economic wellbeing, not the wealth of a few.
In India, EWS and LIG form a significant proportion of our population and their untapped potential makes them a pillar of our economy’s growth. A report on the estimation of housing shortage by the Technical Group in 2012, found that the Economically Weaker Sections (EWS) and Low Income Group (LIG) accounted for 96% of the housing shortage in India. Recognizing the importance of affordable housing, the government has taken several initiatives to build homes for these groups including:
 Pradhan Mantri Awas Yojana (Urban)- A Mission launched by the government of India on 25th June 2015 which intends to provide housing for all in urban areas by the year 2022.
Pradhan Mantri Gramin Awaas Yojana-This scheme focuses on building one crore permanent homes with basic amenities for the homeless by 2022.
Rajiv Awas Yojna- An initiative that envisages an India free of slums. The scheme also delivers a financial provision of Rs 75,000 per EWS, for shelters that range between 20 and 40 sqm. 
 While these efforts have helped us inch closer to the goal, there are still several measures that need to be taken to ensure a more inclusive market:
Credit Linked Subsidies- While this subsidy has benefited thousands of lives, it hasn’t improved the affordability of homes. Potential homeowners, unaware of the scheme often overlook this subsidy when deciding whether to buy a home. A few small steps can help CLSs make a bigger difference:
o   A pre-approval process that guarantees the subsidy
o   Extending the reach to semi-urban locations
o   Doing away with the requirement for sanction plans for self-construction on small plots
o   Reducing the supplementary expenses such as GST, stamp duty, mortgage fees, etc
Extend access to credit to slums- In 2018, 14 million urban households lived in slums with poor infrastructure and difficult living conditions. Additionally, the opportunity to deliver home loans to this unaddressed market was estimated at ₹23,000 crores. Although there is a stipulated risk involved, it would benefit low-income households and the progress of the nation through a domino effect.
Incentives for developers- Although affordable housing has a macro impact, it also needs to entail a micro impact for the parties directly involved – lenders and developers.
Buying a home requires access to capital which is a need that has been ignored for too long. Contrary to the past when people depended on their retirement savings to build a house, people today don’t wait as long to set the wheels of owning a home into motion. 
Loans are no longer seen as a societal stigma that leaves you trapped in debt, but rather as an opportunity that triggers the cycle of progress for low-income families. Even people residing in Tier 2 and Tier 3 cities are seeing the benefits of loans when it comes to homeownership. HFCs and NBFCs like Capri Global Capital Limited, with specialized capabilities, require minimal documentation will have had a critical role to play in making the dream of housing for all, come true. Capri Global alone has disbursed 7855 + Housing loans towards the initiative so far.
