Buy or Rent a Villa in Greece 🇬🇷

Greece has become one of the most popular travel destinations in the South of Europe for many reasons (see my previous post) and with an increase in governmental stability, beneficial corporate tax, the Golden Visa Program, affordable pricing & great rental income, Greece has seen an increase in foreign buyers as well.

Here’s more info on buying & renting a Villa on the best Islands Greek islands 🏝️

BUY

Villas start at €1-2m, Premium Villas start at €5/6m.

• As a foreigner expect to pay cash.

• You pay 10% down at signing, 10% in 2-3 weeks upon completing the survey and balance at close.

• Closing costs are for the buyer which are about 8/9% of the purchase price (includes tax, notary, lawyer, commission).

• The Golden Visa 🇪🇺 this is why many people buy in Greece. If you buy a property over €250k, you can qualify for this visa (you can be a joint owner of the property as well). This gives you a 5 year Greek residency, and you can travel unconditionally to any European country (Schengen) for 90 days per stay per 6 months. Renewable after 5 years.

• There are no rental restrictions. Rental tax is 22% on your profits if rented by a management company or 45% on your income above €45k if rented individually.

• Costs: property tax is about €1-2k per year up to €3k for a premium Villa. Utility fees €6-7k a year and insurance around €2k

• High season in Greece is from April until October (peak June-August).

I feel desensitised at this point, cause this is happening every fucking summer, but might as well make a post.

Attica is on fire again. This time houses were burned in less than a day. At least one stray shelter was burned before they could get the animals out. I don't even want to think how many other animals, wild or not, didn't (and won't) make it. At least, as far as I know, we don't have any human casualties (yet). Fires have been burning in neighbourhoods and houses since yesterday and given how we're going to have yet another heatwave from tomorrow, things are looking great.

But hey. At least in a couple years, when most folks would have forgotten this, look how many more villas will pop up in those places. There was a rich boy bitching how no firefighters were by his villa. Motherfucker, this is how you bought the land and build on it, taste your own medicine for once.

And we're still hiring more and more cops. Within NATO, Greece is #3 (#1 in 2022 (higher than the fucking USA)) in military spending per GDP (x), as if our main enemy isn't in the same fucking alliance.

Meanwhile, our firefighters are constantly understaffed. Meanwhile, we're having yearly fires basically inside the country's capital, with more and more houses being burned each time.

But that's no reason to buy more firefighting planes, helis and general firefighting equipment. That's no reason to focus on firefighter training and recruitment. No, no. See, we just need more cops and more army funding. Oh, oh, and don't forget the priests. We should never forget the fucking priests.

Gonna fight the fires with bullets, bombs and prayers.

Peg promises herself she’s going to see Birdie through the Glass Onion fallout, but that’s it. Until then, she’s going to get her ducks in a row on the sly. On top of that, her roommate moved out while she was in Greece with zero notice so she needs to find someone to help her make rent ASAP.

Whiskey can admit she isn’t dealing with Duke’s death very well. She’s slowly pawning a bunch of his shit because his mom can’t be bothered so she isn’t hurting for cash, but for once in her life, she doesn’t have a plan. Even worse, she’s doubting her ability to plan well.

Birdie throws a “celebration of life” party for Duke where Whiskey gets absolutely shitfaced. She’s ruining the vibe so Birdie tells Peg to get rid of her. Peg cannot get a coherent answer outta Whiskey as to where she lives so, sensibly, Peg lets her sleep it off in her spare room. In the morning, over BECs on kaiser rolls and the RBG-themed NY Times crossword, Whiskey has the solution to at least one of Peg’s problems. And they’re roommates!

Peg spends all day being tormented by Birdie just to go home to be tormented by Whiskey. Whiskey who lounges in athleisure, posts a vid of herself eating a taco that gets 2k views and calls it a day. Whiskey who says things like “I saw boss-assistant porn and it made me think of you.” But also, Whiskey who listens when Peg tells her to wear a mask and waits up for her to get home at whatever ridiculous hour so they can bicker over crosswords and movies and apartment decor. Whiskey who would absolutely break her heart so Peg cannot let anything more happen.

Whiskey thought she knew what it meant to be a complicated person and then she met Peg. Peg who listens when Whiskey explains the thought process behind her grift and makes suggestions on how to improve it. Peg who thinks like her, who sees her calculating nature as an asset, not a turnoff. Peg who’s brilliant yet settles for so much less. Peg who will never leave Birdie, will never put her own needs above Birdie’s. But that doesn’t stop Whiskey from wanting because that’s another thing they have in common—being smart enough to see impending doom and still committing to it.

A lot of the complaints about DLCs being essentially part of a normal gameplay and just being some random upcharge that makes zero sense wasn’t something I understood all too well. Until now.

Like, the Pokemon DLC and We Happy Few, Outer Worlds, and whatever, it was extra quests that you’d know nothing about unless you saw the ads. Like okay. That’s fine. That’s DLC. New area. New Quests. Like $10. Nbd. THEN Comes one i ran into last night. So, I’ve been going through AC Odyssey finishing all the side quests i didn’t get to and just having a good time. Well, I starting working on the Atlantis related stuff. I went through all those hoops and special quests only to be met with a: “Buy this DLC to continue!” only to find that it was a $25 DLC for literally one questline and I was seething. Like. You give me all these things just as a PREVIEW Of A FUCKING DLC?? Wtf man. Why would you do that?? That was like a two hour preview of the DLC. Rude.

Like, I love Assassin’s Creed games but I’ve never bought one full price. They go on sale like twice a year and I usually get one around then for literally less than half the price. This time around, i was like, ‘hell yeah, $12 for the full game’ and bought it, not knowing that TWO QUESTLINES Lead to the fucking DLC. Now I’m thinking I should’ve splurged and got the whole deluxe game while it was on sale, but it was like $24 instead of 12 so i was like, ‘eh, if i REALLY want to do that maybe I’ll pay the $5 to buy the DLC later on.’ Little did i know that it was the same price as a damn indie game when it wasn’t on sale. Maybe when it’s on sale again bc I’m broke and the ‘full’ games are like $90.
