Modern Family Mansion VII
Contemporary luxury family mansion for your Sims. With this one, I tried to blend in a modern buid with lush tropical gardens. This build comes in 2 versions, one including CC and one without. Both have the exact same exterior (aside from a few doors), landscaping and floorplans, but are different when it comes to the interiors. The photos shown are from the CC version, the CC free version does have the same interior style.
Lower level : Guest/Butler studio (with it's own kitchen and bathroom), garage, workshop, gym/spa/pool/sauna/full bathroom, cinema, lounge area, wine room, utility room, 2 half baths and vault. It's possible to add more rooms on this level, a corridor has already been built.
Main level : Entry, main hallway, formal living room, dining room, kitchen + chef's kitchen, laundry, office and 2 half bathrooms. Access to the front balcony equipped with planters for gardening.

"Hotch, turn on your tv. Channel 54."
"The cooking channel? No."
I refused to watch anything to do with cooking shows since she'd left. I let my television schedule return to normal. Absolutely minimal unless Jack wanted to watch something.
"I'm serious. You'll thank me later."
Dave was already ending the call, so I humored him, flipping to the forbidden channel to take a small peek at whatever Dave wanted me to see.
"We're here at The Pink Palace, the bed and breakfast hotspot of the summer! This place has it all, folks! A spa on site, complete with hot tubs, pools, and a gym which is all available to use during your stay."
There was a montage of scenery, from a spiral garden maze to the massive spa with a public and private pool, Y/n's house was hardly recognizable.
"That's right, we're here with the owner who is completely booked for the summer season, but the restaurant here is open to the public year round. Let's take a look at some of the summer specials coming up for the season!"
And there she was, tan and glowing, doing an interview like she'd been coached to perfection. I couldn't believe my eyes. In a years time, she'd completely flipped her life around. I was calling Dave back, dumbfounded.
"Did you know?"
"I helped with the menu, Hotch."
I shook my head, rummaging through my closet for something nicer than usual to wear.
"Want to catch dinner there tonight?"
He chuckled, silence filling the line as he contemplated my offer.
"I suppose I could call and see if she has a table for 2 available for 6."
3 hours. I could wait three hours.
I hadn't seen her since that morning at the hotel. Sure, Penelope mentioned her sometimes, but she offered no real details about the last year of her absence.
"What should I wear?"
"She was expecting this, you know." Rossi's voice cut through my reminiscent thoughts, and I should have known. I hadn't moved on. I wouldn't. She was it for me, and when she left, I returned to my shell.
She blossomed without me. She found her whole life in a year, who she wanted to be and what she wanted to do. I was curious as to when she made the decision, and why. Honestly, I just wanted a glimpse of who she was in real life now, and not on the goddamn television.
"I'll be ready at 5."
"We can take a tour of the place. I know the owner."

"I asked for peonies, Clarice. Why are you in my face with lillies?"
Clarice had a permanent scowl on her face as she buzzed around the dining room, trying tirelessly to swap bouquets around as you made your annoyance known. You wanted opening night to be perfect. After the camera crews left for the day, you did a quick outfit change; a deep cut baby pink dress with big puffy sleeves and matching pink shoes. It was the same color as the house, and the flowers you'd ordered specifically for this occasion.
"They delivered these too. What do I do with them, dear? Send them to the spa? It could use some sprucing," she said optimistically, waiting for your approval. You told her whatever she wanted to do was fine and took a peek at the crowd forming outside the restaurant. They were mostly reporters, all waiting on the cutting of the ceremonial ribbon for photos to commemorate your little slice of Victorian history that would now live on forever.
Who you had hoped to see in the crowd was waiting patiently with Dave, and that made your heart skip a beat before you composed yourself. It had only been a year, but you promised yourself if he showed up wanting to talk, you would listen.
"4:55, dear. Want to head out there? You'll do wonderful, I just know it."
Your relationship with Clarice had taken a dramatic turn since you started the Pink Palace. Now that your life had direction, without your internet career to keep her bitter, she was much more tolerable. In fact, she'd been your number one supporter throughout the entire process, helping you with permits, contracts, and interior decoration.
"I'm heading that way. Wish me luck."
"I would, but you don't need it."

Her dress fit her body like it was tailored just for her. She hadn't changed much in a years time, but the subtle differences were there. Her hair was a bit longer, skin shiner from the glow of the radiant sun. She looked like she hadn't missed a sunrise in her life.
She kept her speech short and sweet before cutting the pink ribbon and letting in the horde that had gathered out front. Once she had the line and host stand situated and flowing smoothly, she was making her way towards Dave and me.
"I'm glad you guys could come," she sounded genuinely happy to see us, and I was overjoyed to see her. It had been too long. After she left, she'd changed her phone number, any trace of her was gone and I had no one to blame but myself. I didn't even see her moving her stuff. It was like one day she was in my bed and then poof—gone. I spent the first week so drunk I couldn't walk, canceling plans and reservations I'd made for us when reality set in that she was, in fact, gone. I knew I deserved to feel like shit; it was a more than massive lie. But with her here now, smiling at me like she wanted to reach out and hug me, I felt a strange shift in the universe.
"This is all incredible. You've done an amazing job," I told her, my cheeks sore from the dopey grin I wore. The harder I smiled, the more she turned her body towards me and away from the crowd.
"Thank you. Dave helped. Clarice and a team of others too. Denise handles all of my public appearances, so there's a lot of credit due," she replied, cheeks heating up at my words. Cute girl. She was blushing like crazy.
"Don't be so humble. Her mansion is right across the field from mine," Dave bragged about his new neighbor and she rolled her eyes playfully, crossing her arms over her chest.
"Mine isn't nearly as impressive, and I have Clarice to thank. It was a gift for getting my business degree. I actually had the business license and the permits before I had the degree, but I managed to get it in like, ten months."
She'd been on a roll since she left, and I couldn't have been more proud of her. She was the true definition of success and it quite literally dripped from her aura.
"I told you, when you decide what you want, it'll all fall into place."
She nodded at Dave's statement before she directed her attention towards me.
"Come find me after dinner and I'll give you guys a tour," she said, giving us a small wave as Clarice pulled her towards a flock of reporters. We were seated and I marveled over it all, sitting down and letting the reality sink in that she'd made all of this possible.
"She's incredible," I muttered, watching her answer question after question, a dazzling smile never leaving her face. Occasionally she'd glance in my direction and I let her catch me staring. I wanted her to know everyone, including me, thought she was the star of the show. I couldn't take my eyes off her, gravitating towards her throughout the duration of our meal. No matter how interesting the conversation with Dave was, I'd spot her in the crowd and like a magnet, I'd get stuck on watching her.
"Well, that was exquisite. But I'm skipping the tour. I think you two have a lot could catch up on."
He paid the tab and I sat for a moment before going to the bar, grabbing two glasses of her favorite wine and taking one last deep breath. I knew exactly where she was, and she'd just excused herself from the conversation she was in as if she had been waiting for me all along. I wasn't sure what to expect from her; she clearly wanted to see me on what was am enormous night for her career, and that was special.
If she planned to be rude, reject me again, the smile on her face as I made my way to her gave no indication. It was like no time had passed, and my tunnel vision was blinding as her satin dress clung to her body gorgeously.
"Hi," I barely heard her over the chatter of the full dining room, everyone laughing, enjoying the one of a kind experience she had to offer. She accepted my glass gratefully, clinking her own against mine before she took a satisfying sip.
"Hi."
Just like that, I didn't know what to say. She sucked the wind out of me and all of my vocabulary along with it. Everything came rushing back all at once, the nostalgia enough to nearly knock me over. I knew she felt it too by the way she clutched her glass with both hands, as if to ground herself. Gravity had a way of pulling and tugging us back together, and I prayed that was the direction gravity had planned for us.
"Now that you're here, I'm not sure what to say, Aaron."
I nodded, taking another sip of my wine. I was nervous, terrified. My brain was buzzing with a million racing thoughts. I wanted to apologize but I didn't want to dampen her evening with sadness. I wanted the entire night to be about the recognition she deserved.
"We don't have to talk about anything. But I would like a tour, if the offer is still open."
She nodded, offering me her arm. I hooked mine through it and let her show me everything, from the garden that they used for the dishes in the restaurant to the massive spa and the areas she hoped to expand on. She showed me blueprints and schematics in her bright pink office, and let me see the entire bed and breakfast. Each room was completely unique, offering an individual experience every time you stayed. She had plans to expand it too; eventually turning into a hotel that could accommodate up to 300 people comfortably. Clarice would call her if any issues arose, but the night had went smooth and mostly quiet. It was nearly time for the sun to set. We could see it through the giant bay window in her office.
"How does it feel to have a segment right before James Ricci?"
"He, uh... He came here, actually. Last week. Dave and I finalized the menu Monday and he helped."
I'm sure I looked as stunned as I felt. She'd managed to get everything she ever wanted and I missed it all.
"How was it? How did you feel for your childhood favorite to be in your own restaurant?"
She was leaning on the edge of her desk and I was right in front of her, staring up at her like a lovestruck fool.
"You were the first person I wanted to call and tell about it. But it's been a long time. I didn't want to just call—"
"You can though, you can call me whenever you feel like it. I've gotten a lot better about answering the phone."
She gave me a sad, soft smile before releasing a shaky breath.
"I didn't think I'd have to do this because I didn't think you would come. I promised myself if you showed up, we would talk—if you want to talk to me."
"You want to talk to me about something else?"
She nodded, her lip pulled between her teeth in frustration. It shouldn't have been so erotic to me, but it was.
"I do. But not here. Do you have plans later? I have to make sure everything goes as planned here tonight but if you'll be up later..."
I'd be around at 2 AM if that's when she wanted me to meet with her.
"Just tell me when and where."

Posted: 2/13/24 | February 13th, 2024 Brisbane is the third-largest city in Australia. Most travelers visit the city on their way to the Gold Coast or as they head up toward Cairns. They tend not to stay too long, as the city doesn’t really have the allure that other parts of Australia do. But Brisbane actually has plenty to see and do, and I think people should change it. Home to just over two million people, it’s a very outdoorsy place, with lots of parks and even an urban beach. There’s a high quality of life and a hip restaurant scene, and the largest koala sanctuary in the world is just outside of town. And, since it’s not too spread out, you're never really too far from anything. To help you plan your trip and figure out where to stay during your visit, here’s my list of the best neighborhoods in Brisbane: Where to Stay in Brisbane for Sightseeing: Inner City/CBD If you want to be in the center of it all, stay in the Inner City, known colloquially as the CBD (Central Business District). A ton of restaurants and cocktail lounges can be found in the area, along with some fantastic attractions like the Queensland Holocaust Museum, the City Botanic Gardens, and the Museum of Brisbane. The Brooklyn Standard is a speakeasy-style bar with a NYC theme, featuring excellent live music. Make sure not to miss it. There is also the large Queen Street Mall nearby if you want to go shopping. The main transit hub, from which all long-distance buses and trains depart, is located in the CBD, making it an ideal starting point for visitors planning trips elsewhere in Australia. Plus, it’s located between South Bank and Fortitude Valley, two other popular neighborhoods, so it’s easy to get to both from here. Simply strolling along the river promenade or getting food while people-watching is something I truly love to do. one of the priciest parts of town, there are not many truly affordable places to stay in this area. You’re better off either staying in the West End just to the south or across the river in Inner City. The closest hostel to the area is Somewhere to Stay Backpackers. MIDRANGE: Novotel Brisbane South Bank – This sleek hotel offers an outdoor swimming pool, a fitness center, and a restaurant serving a delicious breakfast buffet. It attracts a young crowd that comes for the plethora of clubs and bars in the area. If you’re looking for some nightlife that isn’t so wild, head to the formerly industrial Howard Smith Wharves along the river, which have been transformed into a pedestrian boardwalk brimming with some of the city’s best restaurants and bars. Craft beer fans shouldn’t miss Felon’s Brewing Co. If you’re into cocktails, head to Mr. Percival’s overwater bar for excellent drinks with even better views. The best places to stay in The Valley: BUDGET: Bunk Brisbane: This hostel attracts younger travelers, though it’s surprisingly not that social (there’s no bar, and there aren’t many common areas). It’s located in a renovated warehouse, meaning that there are high ceilings and large windows with lots of natural light flooding the entire place. There are both private rooms with en-suite bathrooms and dorms (including female-only ones). All rooms are quite spacious and furnished with wood furniture. The showers have great pressure, and there’s a guest kitchen and laundry facilities too. MIDRANGE: The Constance Fortitude Valley This funky boutique hotel is decorated with colorful street art and murals by artists from around the world. All rooms have a desk, a pod coffee machine, a walk-in shower, blackout curtains, and a minibar; some have spa baths and a private courtyard. There’s a rooftop bar, a café offering breakfast, a fitness center, and free access to a nearby pool and gym. It’s great value for your money. LUXURY: Crystalbrook Vincent Located on the edge of Fortitude Valley, this sleek five-star property almost feels like a resort. It features an infinity pool with magnificent views, two restaurants, and a fitness center. The spacious rooms are all uniquely designed, with curated artwork and bold accents (like emerald-green couches and brightly colored throw blankets). All rooms have comfy beds, walk-in rainfall showers, plush bathrobes, flat-screen TVs, desks, and blackout blinds, and most even have a couch. The hotel has a strong focus on sustainability, with waste-free bathrooms and upcycled furnishings. It is also entirely single-use plastic-free. Where to Stay in Brisbane to Feel like a Local: West End Just south of South Bank, the trendy West End is teeming with great restaurants, independent stores, bookshops, craft cocktail bars, and breweries. It’s an especially popular area for brunch; you’ll find lots of Greek restaurants here too, thanks to the thriving Greek community in the area. The alleyways are adorned with beautiful murals, and on the weekends, several markets pop up, taking over the streets. This is the best place to stay to soak up local life, but it’s also not far from the attractions of South Bank and Inner City, meaning you can truly have the best of both worlds here.
The best places to stay in the West End: Budget: Somewhere to Stay Backpackers: This hostel offers both affordable private rooms and dorm beds. It almost feels like a resort, with an outdoor pool set in a leafy interior courtyard, a veranda with fantastic views over the city, yard games, hammocks to lounge in, and a massive, fully equipped kitchen. The rooms themselves are pretty basic, but this is the kind of place where it’s more about common spaces anyway. MIDRANGE: Atlas Apartments by CLLIX This condo hotel offers apartments with a clean, modern, minimalist design. All have floor-to-ceiling windows, fully equipped kitchens, a dining area, walk-in showers, and a balcony or terrace. The property has an outdoor pool, a fitness center, a steam room, a barbecue area, and laundry facilities as well. It’s a wonderful place to stay if you’re traveling as a group or family. Luxury: As more of a residential neighborhood, there aren’t any true luxury hotels here. If you’re looking for something high-end, head to the Emporium Hotel in nearby South Bank *** Brisbane is a fun city whose cultural diversity is reflected in its eclectic neighborhoods, each contributing to the city’s identity. When choosing where to stay in Brisbane, don’t fret too much, as it’s pretty small and easy to get around. You’re never too far from anything. Types of Drainage
Drainage is a vital part of landscape design. It helps prevent soil erosion and protects plants and animals. It’s often out of sight, but it’s crucial to your property’s health.
The components of drainage systems include an outlet at the lower end; a main and submain ditches that collect water and convey it to outlets; and lateral drains, which remove water from the soil. Laterals can be arranged in either a uniform or random pattern.
Main Drains
Located in the deepest part of the pool or spa, main drains are designed to draw water into the recirculating pump. When working properly, this is a simple and effective way to provide drainage solutions.
Pool main drains work off of the suction created by the recirculating pump to suck water through them and into the PVC piping that leads to the skimmers and the pool or spa’s circulation system. Unfortunately, main drains have also been the cause of a fair share of tragedies in swimming pools and hot tubs, including human and animal entrapment deaths.
Because of this, main drains are required to comply with VGB regulations aimed at reducing the risk of entrapment. To do so, they must feature dual suction outlets, a safety vacuum release system, or a suction limiting venting system to break the pressure buildup or limit the amount of suction that can be created when the drain is blocked.
A main sewer line, which is sometimes referred to as a sewage line, is the large-diameter pipe that all your smaller drain lines connect to. Wastewater from your showers, sinks, garbage disposal, and toilets all make their way down these lines to the sewer system or septic tank outside your home. If the main line becomes clogged, all the fixtures within your home will be affected. Often, this is the most obvious sign of a major problem that will require professional plumbing services to resolve.
Mud Drains
A mud drain, or area drain, can be used to help mitigate a muddy paddock problem by channeling surface and subsurface water to another location. They consist of a small underground catch basin with one or more drain pipes. A metal or plastic grate covers the drain in the ground, and the pipe(s) carry runoff water to some termination point-typically a street curb, municipal storm drain, or retaining area.
If a mud drain is not maintained properly, the piping can be blocked by sludge and other materials, which will reduce its efficiency in mitigating muddy conditions. Blocked drains can be flushed using a rubber drain bladder that attaches to a garden hose and when turned on shoots a blast of water into the pipe to dislodge any obstructions.
When constructing your drainage system be sure that the trench has good slope (1% grade or better) to ensure gravity does all of the work of channeling water away. Also be sure to use proper drain fill material. 1-1/2" clean natural round gravel provides the best permeability to allow water to flow freely and minimize blockages.
Be sure to check with your local utilities before starting any digging projects. The locations of buried electrical, telephone and TV cables and gas piping may influence your drainage plan. If you cannot get clearance, consider other drainage solutions such as trenching with Lighthoof.
Inclined Pipes
The inclined pipe is a common particle-conveying structure and is widely used in many industries such as boiler combustion, oil refining and solar thermal power generation. In these systems, the inclined pipe is often equipped with a valve that regulates the particle mass flow rate. During the conveying process, the descending particles oppose gravity by either creating lift and entraining the bubbles (dilute phase) or by sliding friction against the pipe wall (solids phase).
The different characteristics of the flow phenomenon in an inclined pipe-valve system can cause significant pressure fluctuations and severe vibration of the system. The aim of this study was to experimentally investigate the dynamic pressure and displacement features in an inclined pipe under varying particle mass flow rates with different valve positions. The results showed that the downward gas-solid two-phase flow in an inclined pipe could be characterized by three distinct flow patterns: creeping stratified flow, upward channeling flow and dense phase fluidization flow.
Statistical analysis of the interface wave type map reveals that the wavy interface shape is significantly dependent on the inclination and azimuthal angle of the inclined pipe. The interface wave height distribution and the liquid film thickness decrease with increasing inclination angle, while the interfacial waves attain higher amplitudes and lower propagation velocities with inclination. It is also shown that the Limit of Stationary Deposit Velocity increases with the inclination angle.
Subsurface Drains
Drains can provide drainage solutions for a wide range of conditions. The type of drain to use depends largely on the soils in the area being drained. Refer to soil maps available from natural resources or Cooperative Extension Service offices, and dig test pits where necessary.
A properly designed system will provide years of trouble-free operation as long as it is properly planned, constructed, and maintained. The design should be based on the water table level desired and a drainage coefficient, or rate of removal, selected for the field.
The location and spacing of drains depend on the soil types and conditions. In sandy soils, for example, drains should be spaced about 200 to 300 feet apart. In moderately permeable or clay soils, they may be spaced closer together, depending on the drainage coefficient selected.
Each drain should have a proper surface-water inlet, which can be a metal cone grate or a metal mesh, to float debris and protect the bottom of the drain. Inlets should be located on grades sloped away from the field to prevent silt and other materials from building up around them. A sediment trap should be used where water flows into a drain from above.
Each drain should be blinded and backfilled before work is suspended for a day, to protect the drain from damage during the construction process. The drain should be backfilled to a grade that is determined to give it the capacity required for the area being drained. Breathers should be provided to vent the drain and to assure maximum flow.

Hot Tub Cartridge Filter Maintenance - What You Don't Know Could Hurt You
Hot Tub owners, I thought it would be good to start by describing a task that is often overlooked and costly over time. I'm talking about maintenance of your spa's cartridge filter. If you don't already know, cartridge filters are a cylindrical shaped, pleated polyester that is bound at top and bottom by molded plastic. Filters are usually located in a "bay" or "compartment" on inside or top part of your spa's shell. Sometimes they have a "weir" or "basket" that covers the opening where the water intake is as to trap the largest debris before it even reaches the cartridge filter.
The cartridge filter of your spa acts as the lungs of your hot tub, filtering out all the solid debris that develops or enters your hot tub so keeping it operating correctly is key. Along with the skimmer basket (if your spa has one) the cartridge filter is the only mechanical method your hot tub has to clean the water. In most hot tubs the entire amount of water will pass through the filter many times per hour. So a dirty filter will pass less water and ultimately increase your maintenance needs. With a clogged filter your spa water can be hazy, dull, green and smelly. You will use more chemicals, have to clean your spa more, run a increased cartridge filter manufacturer risk for disease and irritation, put added stress on your equipment and ultimately enjoy your hot tub less. To correctly clean and maintain your spa's cartridge filter you will need only a small amount of time, a few household tools, a cleaner or two and the knowledge you learn here.
The first thing you should decide is the schedule that your filter will be cleaned. Most manufacturers suggest cleaning the filter three to four times a year. This may be sufficient if your spa is used only a few times a month but if you use your tub more than that, I recommend a partial cleaning twice a month (at least once a month) and a thorough cleaning four to six times per year. Now that sounds like a lot but when you see how easy some of the steps are you will be surprised. The benefit to your hot tub operations and reduced cost for you will pay off greatly for the time spent cleaning. In fact, there is no one thing you can do for your hot tub upkeep that has more value.
To clean your filter you will need a few supplies. Some of these supplies I'm sure you'll already have around your house or even next to the hot tub. You will need a five gallon bucket, garden hose with sprayer nozzle, plastic scrub brush (I like the long handle style) and a bottle of filter cleaner/de-greaser. Remember to turn you hot tub off before you remove the filter for cleaning as the suctions involved with your spa's circulation could be very dangerous without the filter in place.
The partial cleaning that you should do every other week is very easy. All you need to do is pull the filter from the spa and set it on the ground, deck, so on. Then take the hose and nozzle and spray off the filter in a with the stream tilting diagonally down in a top down sweeping motion. You will be spraying the nozzle in the "valley" of each pleat forcing the debris to the bottom and then off the filter as it hits the plastic ring. Once you've gone all the way around the circumference of the cylinder, return the filter to the spa and turn the power on. Verify the tub is working properly and your all done. Simple huh! The more in depth cleanings are a little more time consuming but not much more actual work for you.
To complete a more aggressive cleaning, start by rinsing off the filter like you've been doing every other week. Then put the filter in to the bucket and add some filter cleaning solution following the bottle's label and top off the rest of the bucket with water. Then leave the filter alone to soak for 4-6 hours or more. It's OK if all the filter doesn't fit in the bucket under the water. Just turn the filter over at the half way point of soaking. After soaking the filter, take your scrub brush and scrub the filter pleats up and down to dislodge debris. Sort of like your brushing your teeth. Then rinse off the filter very well before returning it to the spa for use. Make sure you get all the cleaner off the filter before you put it in your spa or you will have a bubble bath of grand proportions. After turn on your spa and making sure it's all working normal, your all done. Simple as that
