Your Guide to Driving in Dubai
Tumblr media
If you’re in Dubai for a short vacation, you can easily use a taxi service or the metro to go places. Tourists don’t bother renting a car or driving around in this busy city if they truly want to enjoy their vacation.
But if you’re here for a longer time or are looking for a place to settle in Dubai, you can’t rely on Metros alone for daily commute. Expatriates often consider buying, renting or leasing cars so that they can travel at their own convenience without any discomfort.
But before turning the key in the ignition, there are some rules and tricks you need to familiarize with to survive in a tourist hub like Dubai.
Road Traffic
Even though this city doesn’t compromise on the quality of infrastructure and road network that it offers to the residents, the traffic conditions can make life hellish for someone new. Arterial links like E311, E611 and Sheikh Zayed Road witness a traffic jam that can keep you stuck for hours. With a gridlocked traffic situation, you can never reach your destination on time. It’s important to avoid these routes during morning as early as 6:30am till 9am, Saturdays till Thursdays and schedule a trip to Ajman or Sharjah, on any day other than these, between 5pm and 8pm.
Tumblr media
Speed Limit
Even though speed limit for highways is set at 120km/h, many cars are still found over speeding. This happens to the extent that the left-most lane becomes a race-track. Don’t shift to the fastest lane if you can’t match their speed and stay within the limit because it can turn into a road safety hazard. The risky maneuvers and overtakes can put you and your car in danger’s way.
Keep Eyes On The Road
For someone new in town, it can get quite unnerving to put up with traffic where cars crawl bumper to bumper. Not focusing on the road and ignoring the side mirrors can land you in some serious trouble on the road. Unlike the highways, the main roads have slow-paced and accidents still happen. During rush hour, you can’t afford to take your eyes off the road for even a second or you’ll have a rear-ending.

Perks of Renting an Apartment
Tumblr media
It’s an understatement to say that deciding on a living space for yourself and/or your family is a hard decision. Before you set your mind to one option, there are a lot of factors to consider. Be it a villa or an apartment, a home is a place where you seek comfort every night after a long day of work. Without a house that says you, you’ll never feel at home in your own home.
If you’re conflicted between renting an apartment or buying a villa, here are a few perks of opting for an apartment for living.
Financial
This factor tops all other requirements for salaried individuals who prioritize budgeting over luxuries. The monthly rent for an apartment is much lesser than the mortgage for a house. Going for a larger house or a villa is not a one-time investment because the regular maintenance, utility bills, and upkeep will be a huge drain on your income. An apartment is in this way more pocket-friendly because it offers a good quality of life for a small family or an individual without costing a fortune.
Maintenance
Maintenance expenses in your own house will fall on your own shoulders whereas if you’re renting an apartment, it’ll be the owner’s responsibility to pay for any issues. Having fewer maintenance issues to worry about is not only a financial benefit but also a stress relief. The mental freedom of not worrying about keeping the lawn trimmed and pretty or during a rainstorm is priceless.
Amenities
Unless you’re able to afford a villa with all the luxuries and amenities that an apartment complex offers, you’ll lose out by buying a house. Apartment complexes offer facilities like an in-door pool, laundry service, gyms, and gardens which are not found in private houses so often. Even though you could get all these built in your villa, but the prospect of splurging on it is not very appealing. Apartments indeed offer luxuries without the price tag!
Tumblr media
Safety
Security is undoubtedly better in an apartment complex than in a privately-owned house. People living in separate houses can install a system of security cameras and employ guards, but it can’t surpass the protection communal living provides. Dependents like elderly and children are also safer around multi-unit dwellings if a caretaker or a guardian in the house.

Living In Style: Popular Rental Spots in Abu Dhabi
Tumblr media
Despite the slump faced by Abu Dhabi’s rental market last year, the city continues to provide several accommodation facilities throughout its parameters. From luxury villa and modest apartments to strategically located office spaces, the city has got them all!
Here are Abu Dhabi’s most popular rental spots.
For Villas
Luxurious living doesn’t get any better than in Abu Dhabi, with the several residential luxury villas sprawled across the city.
The most popular spot for these villas remains to be Khalifa City, which is further categorized into districts A and B. Famous for its “pink shops”, coffee shops, recreation centers, and stores, it’s the perfect place for one to live at. You’ll also have quicker access to the airport through the International Airport Road located just a few miles off from Khalifa City.
Mohammad Bin Zayed City is another popular accommodation option for an extravagant and elegant living in Abu Dhabi. Residents of this locality enjoy a serene atmosphere, away from Abu Dhabi’s downtown. Then there is Raha Gardens which houses various styles of villas, and Al Reef which is a fast developing suburban area.  For off-island rental options, Saadiyat Island is a desirable location, although an expensive one.
For Apartments
If you’re looking for an apartment in Abu Dhabi, then Reem Island is the best place for you! Situated next to the downtown area, the spot is a favorite among those who work nearby as it comes with all the perks of being close to the main city. You’ll find plenty of apartment buildings in Reem Island that are well-planned and offer a good quality of life. Avenues for outdoor activities are in abundance here as well, especially for dog owners.
Khalifa City and Saadiyat Island are also great places for renting an apartment. Al Raha Beach is another favorite, with its close proximity to the ultimate entertainment destination, Yas Island, as well as the airport.
Tumblr media
For Offices
For commercial rent, Reem Island and Mussafah are both popular regions. The latter is an industrial town and is often referred to as the commercial hub of Abu Dhabi. Owing to its economic township status, it’s an ideal spot for rental office spaces. The fact that it’s located near the port makes it even more suitable for several businesses.
Hamdan Street is yet another famous area for renting property for commercial purposes. The Airport Street too, has quite a few office renting spaces.

3 Benefits of Buying Used Cars
Tumblr media
The used car market in UAE has grown exponentially in the past few years, as sales of new cars continue to stoop.  In fact, there’s a special demand for used Toyota makes and models.
Here’s why you should be investing in a used car over a new one.
No Unnecessary & Costly Add-Ons
When you visit car dealerships selling brand new, never used before cars, you’ll discover that their fleet of vehicles comes with plenty of additional features. For instance, they may provide an “anti-rust coating” or a protective film to enhance and strengthen the car’s exterior. Similarly, they may offer advanced tech features that weren’t initially included in the vehicle.
As tempting as it may sound to opt for a new car with these extra features, the truth is you can get these add-ons installed on your own as well and at a lower cost. Often the features are irrelevant and unnecessary; they don’t add to your car buying experience and hike up the price.
In a used car, you can get the necessary built-in features without the additional charges. Not only that but if you search for a specific feature in your used car (for instance a navigation system), you’ll be paying a far less amount for it than you would for a new car.
Huge Variety of Vehicles
Another perk of buying a used car is the variety you get to choose from. Car dealerships usually only offer the latest designs and models. However, when scavenging for used cars, there’s no limit to the car make and model for you to select from.
This is particularly useful if you had a specific model in mind, one that’s no longer made or available at new car dealerships. Even if you hadn’t thought of a particular design, the huge inventory in the used car market will help you make a more informed decision. By going over the altering features included in the different models, you can decide what best suits your needs. You might even discover an old model you didn’t previously know about, but is perfect for your daily commute!
Tumblr media
Fancy Cars at Lower Costs
Buying a car is no small investment. After years of saving up your hard-earned money, you finally get to purchase your own car and take on all the additional costs that come with it. Naturally, you want your automobile to be perfect and similar to, if not exactly, the car you’ve always dreamt of.
This can be a little difficult if you’re buying a new car since those are significantly more expensive than used ones. You may find that your budget can only afford an entry-level car; not quite what you had in mind. However, you’re likely to find several fancier and more equipped vehicles if you look for used cars.
Emirates List provides automotive classifieds and listings of used cars for sale in Dubai, Abu Dhabi, and Sharjah. These include Mercedes, BMW, and Nissan automobiles, among others.

Ultimate Guide to House Hunting in Dubai
Tumblr media
For families that are planning to move to Dubai, the thrill and excitement of living in Dubai are soon overtaken by the dread of house hunting. This is especially true for people who’ve never gone house hunting in Dubai and for thsoe who have never lived there before. Moving is a general cause for stress, and house hunting is a big part of this problem. This problem exacerbates when you’re planning to move with your family, and have greater responsibilities.
Let this article be your ultimate guide on house hunting, as it will save you much time and effort when you’re out there.
Renting
Deciding which area works best for you and your family is a big part of hunting houses in Dubai. If you’re looking for a place to live on your own, renting an apartment with another tenant is a cost-effective and safer option. However, in the event that you have a family, you’ll need to consider the distance from your house to the school and to your workplace(s) in general. The pricing of the houses vary from area to area.
Upfront Payments
Tumblr media
You should also be mindful of the cost that’s required upfront. Previously you had to pay for 12 months up front, but these days you can land a good deal of a 3-month payment.
The rental contract between you and the landlord is always the commitment of a year, with a breach resulting in ramifications. However, keep in mind that the contract also protects you against unfair hikes in the fare throughout the year.
Hikes in Rental Rates
The government of Dubai established the Real Estate Regulatory Agency (RERA) in 2007 to better protect all parties involved in the renting and letting of houses. The hikes in rents are also regulated by the Amiri Decree.
According to the Decree, no landlord can raise the price over 15%. In the event that you feel your landlord is being unfair, approach the Rental Committee for prompt and swift relief.
The Costs
Tumblr media
While before 2008 the rental costs in the gulf city were quite high, they’ve gone considerably down. Renting is thus a cost-effective and easier alternative to buying a new house. The costs on a villa in Midrif can amount to AED 100k at a minimum; while the same villa could cost AED 500k in a place like Palm Jumeirah.
The locality has significant effect on the rental rates. From Arabian ranches to decent apartments, the options are endless and there’s something to suit everyone’s budget and requirement.
For a single bedroom apartment in a good locale, you might be required to pay more than AED 100k for a year. But there are always better bargains if you look hard enough. If you’re low on your budget, go for areas that are less flashy and more populated as they will have relatively cheaper rates—such as in Warqaa. It won’t have a pool and there’ll be fewer shops nearby, but facilities like free parking are always a plus.
Buying A new
If you’re looking to buy a new house in Dubai, you’re in luck since Dubai is one of the few Middle Eastern cities that allow foreigners to buy property. It’s best to have a monthly earning of AED 10k on top of paying AED 1 million for your Dubai property. This will facilitate multiple entry visas for you. When buying a house, bear in mind yearly expenses and management costs that come with gated communities.

Important Tips on Budgeting Your Life When Living in the UAE
Tumblr media
Three of the UAE’s major cities, Dubai, Abu Dhabi, and Sharjah, are on Asia’s Top 5 Most Expensive Cities to Live list. It’s not a surprise, since real estate prices have consistently hiked up the cost of living in the country.
The UAE is a major economic hub in the region and continues to attract expats from all over the country. Despite millions of people looking to live in the country, the cost of real estate, education, transportation, etc. is fairly high compared to other Asian countries.
Even with its soaring rent and prices, it’s still possible to live on a low income—you just need to know how to budget!
Check out these awesome budgeting tips that can make your life in the UAE a little easier:
1. Open a Checking Account & a Savings Account
There’s always so much going on in the UAE that it’s easy to spend your money unnecessarily. If you’re looking to save hundreds (or thousands) of dirhams every month, then open a savings account and make it a point to set aside a specific amount of money the moment you get paid.
Avoid taking money out of your savings account until you really need to.
2. Find a roommate
Most expats working in an entry-level position won’t be able to afford an apartment on their own; getting a roommate (or two) can make a huge difference. See if you can convince a friend to move in together; this way you can split the rent, the bills, maintenance, and other expenses. You may actually be able to save some money and spend on things you really want to do.
3. Take advantage of sales/outlet stores
Dubai Shopping Festival may happen once a year, but sales happen all the time. Retail stores slash their prices every other long weekend so you can buy items from your favorite brands at much lower prices.
If sales aren’t for you, then check out the outlet stores located around the city. Dubai Outlet Mall and The Outlet Village are great places to get deals on clothes and shoes.
4. Live in an affordable neighborhood
Tumblr media
We’d all like to live in the glitzy communities of Dubai and Abu Dhabi with private pools and backyards, but only a few people can afford to live in such places.
Before you go searching for an apartment in UAE, consider your income and how much you’re willing to spend on rent. If more than half your salary goes into your rent, you’re really going to struggle to make ends meet.
Find yourself an apartment that comfortably fits your budget. A studio apartment in a lavish neighborhood or a one-bedroom apartment in a more low-key community—what would you prefer?
Think about your income, your lifestyle, and your needs before you sign any real estate agreements!
Use a UAE classifieds website to search for apartments for rent that suit your needs and fit your budget.
Emirates List is a UAE classifieds website that can be used to find jobs, properties for sale/rent, automobiles, collectibles, and even pets. Enter your price range and find your new home today!

What to Expect in the Dubai Real Estate Market in 2019?
Tumblr media
Dubai has been on every real estate investor’s watch list for decades now. There are few cities in the region that have witnessed the rapid growth that Dubai has experienced in such a short amount of time.
With Expo 2020 just around the corner, construction companies are putting their all into completing their projects in time to show the world all that Dubai has to offer!
Here’s what you can expect from the Dubai real estate market in 2019:
Increase in Residential Real Estate Supply
As more real estate projects come to completion, there’s a sufficient hike in supply in the residential real estate market. At the end of 2018, over 19,800 residential units entered the market. This year another 14,700 are expected to be completed.
If these residential projects are completed on the set dates, Dubai can be looking at an influx of over 35,500 units in the real estate market.
More apartments
Tumblr media
Out of the 35,500 units that are expected to enter the real estate market, more than 29,100 residential units are apartments of varying sizes.
Apartments make up the majority of residential units in the UAE. In expensive cities like Dubai and Abu Dhabi, renting an apartment is much more affordable than renting a large villa.
Many of Dubai and Abu Dhabi’s popular residential communities consist of glamorous high-rise apartments that offer stunning views of the city.
Drop in Real-Estate Prices
With the completion of new projects, the rates of apartments in Dubai are expected to drop as supply surpasses demand in the real estate market.
In 2019, the supply of real estate in the UAE overall is expected to double and even triple in some emirates; demand, on the other hand, remains stagnant.
The UAE has experienced an economic slump the last couple of years and many large corporations have been forced to downsize. Real estate prices may have dropped slightly, but salaries remain stagnant making people hesitant to move.
There is still a sufficient gap between people’s income and their rent in the major cities. It’s tough to find residential units that have an annual rent lower than the annual salary of a low-income worker.
Graduates and low-income workers can take advantage of UAE’s many classifieds websites to find an affordable apartment for rent in Dubai, Abu Dhabi, and Sharjah.
These websites allow them to filter out properties that are not within their price range and narrow down the ones they can afford. They can use the same websites to search for bed spaces at unbeatable prices.
Emirates List is a UAE classifieds website that can be used to find jobs, properties for sale/rent, automobiles, collectibles, and even pets.
