Buying Real Estate in Belize Process Belize Real Estate
Buying Belize Real Estate is very easy and the process is much like in North America (USA & Canada). Belize is one of the few countries in Central America & the Caribbean where foreigners enjoy the same property ownership right as nationals in land ownership and tenure. When a foreigner buys property in Belize, they own it outright with a fee-simple land title. The preferred practice of owning Belize real estate is through a fee-simple title which is clear title freehold ownership.
Foreigners can own property in Belize as an individual or through a Belize Chapter 250 (Limited Liability Company) or with an International Business Company (IBC). A property (like Belize land) will have a title that would be issued by the lands department. Condominiums in Belize are purchased through a “Strata” title or co-op share ownership. There are a few types of property ownership in Belize and it is important to learn the differences.
Belize Real Estate Purchasing Process
The property purchasing process in Belize is similar to Canada or the US (countries with fee-simple titles). Before you purchase property in Belize or buy Belize real estate it is important to know and understand the process.
Belize Property Search
Before buying in Belize, make sure you know the area that is best suited for you, your lifestyle, and your investment goals. Check out the different areas and districts in Belize; Ambergris Caye, San Pedro, Caye Caulker, Cayo, Placencia, etc. Belize has a robust landscape from the island beaches of Ambergris Caye to the jungle mountains of San Ignacio. When searching for Belize property, decide what is most important to you; the beach, mountains, inland, river, etc.

There are a lot of opportunities in Belize and a diverse real estate market. In Belize, we do not have a formal MLS, so a real estate agent’s job is a little different. If you are looking at buying or investing in Belize, a Remax Belize real estate agent can help with the search.
Offer to Purchase Belize Property
After the Belize real estate search, and once you find the property you want to purchase, the next step is to put in an offer or draft up an agreement of sale. The real estate agent will require your full name and address to be able to draft up the agreement/offer.
Most real estate transactions in Belize are cash sales. That said, there are opportunities with financing available. Most real estate opportunities in Belize with financing available are through seller or vendor financing. Belize does not have the standard bank financing or mortgages people are used to in the US or Canada. If you are wanting to purchase Belize real estate with financing, talk to your agent and find opportunities with financing. Or include the financing terms in the offer/agreement.
When writing an offer or agreement, make sure you add any contingencies, clauses, or addendums you require. Or include details required for the closing and include any additional services needed for the property transaction to go through.
In Belize, we do not have traditional home Inspectors or property appraisals. If required, you can an hire engineer or trusted home builders to inspect the property of interest and write up a report. If you are purchasing raw land, you can request a copy of the land title and/or a property survey.
You are also able to purchase Belize real estate through a Self-Directed IRA or 401K. Be sure to let your RE/MAX Belize real estate agent know if you want to use a Self-Directed IRA or 401K when you are purchasing the property. After the agreement is signed by the purchaser and the seller, a color copy of your passport will be needed as well as a utility bill matching the address on the offer to purchase.
Escrow Down Payment or Deposit
If you are purchasing a property with financing, you will have to send the down payment to an escrow account or escrow agent. Even cash sale transactions it is suggested to use an escrow account and closing company.
After all the documentation is signed, everything will go to a Closing Company for the due diligence and transfer of property. When buying any property in Belize you want to ensure the process is done correctly. That includes initiating a title search and ensuring there are no liens or encumbrances on the property. When buying Belize real estate you also want to make sure that the seller is legally able to sell the Belie land.
The property history as well as corporate and IBC registration is also something that the Closing Company will take care of. A Closing Company will make sure past transfers of ownership were done properly and that the whole process is done correctly.
You also want the Closing Company to look over the proposed purchase agreement, making sure the information is correct and ensuring it’s in full compliance with the local and governing laws of Belize. A Closing Company is particularly important if you are choosing to finance a property with the seller because a payment processing company is often needed.
It is also common in Belize for a closing company to use an Escrow Agent and/or Escrow Account. This helps to protect the buyer and the seller during the real estate transaction. Since most real estate transactions in Belize are done in USD it is common for the Escrow Account to be in the US and with a US Bank account.
Real estate transactions in Belize are in US dollars and use a US escrow agent or account (a US account or US intermediary is needed for any transaction in USD). The closing costs are paid by the buyer. The seller is responsible for the real estate fee and commission. All money is sent to a US escrow and a closing company releases funds upon closing.
When an offer or sales agreement is submitted a down payment for escrow is required. If it’s a cash sale, it will be the entire balance on the property which will go to escrow during the closing process. If it is a financing agreement, the down payment (20% to 25%) will be sent to escrow during the closing process.
The closing costs are between 1% – 1.5% of the sales price. Due diligence consists of a title search and a company search if the property is in a company name. This is all handled by the Closing Company.
Property Closing & Transfer
Once all the legal processes and closing have been completed along with a title search and closing documents. The legal documents are signed by all parties and original copies are sent to the purchaser. With a financing agreement, the seller will carry the note on the property (similar to a bank in the US). If it is a cash sale agreement, all original documents will be sent to the purchaser (the new owner of the property).
If the property is not in an IBC there is a one-time Stamp Duty Fee of 8% paid to the Government of Belize (GOB). Stamp/Transfer Tax is a tax of 8% on the total sale price and the Government of Belize gives you the first $10,000.00 USD exemption. GOB reserves the right to reassess the Stamp Tax and if they feel you paid too little for the Belize property, if this is the case the purchaser will require you to pay the difference.
If a property is held in a corporate entity like an IBC all the shares will be transferred to the purchaser. IBC property ownership means there is no stamp/transfer tax and the transfer of ownership is much faster.

To Discover an Up-and-Coming Neighborhood, Look for the Museum

The biggest thing at the museum these days isn’t the latest impressionism exhibit or photography talk. It’s the real estate surrounding the museum building that’s generating buzz.
A number of cities around the globe have discovered that a new museum or arts district not only revitalizes downtowns, they improve real-estate values as well. Home buyers are drawn to the buildings’ bold architecture, as well as the rotating exhibits, guest lectures and attractive indoor and outdoor common areas.
What’s more, the museums attract corporate employers and tourists, bolstering the neighborhood’s restaurant and entertainment scene. The phenomenon is what’s now called the Bilbao effect—named after Guggenheim museum in Bilbao, Spain, which opened in 1997 and was a catalyst for the revitalization of the Basque town.
“Museum developments enhance neighborhoods and boost the value of real estate nearby,” says Stephen Sheppard, an economics professor at Williams College in Massachusetts who studies the impact of new museums on nearby real estate. According to his research, property values of homes near museums rise between 20% and 50% over the course of five years to create “vibrant communities.”
In 2015, Steve Freeman purchased a 1954 Midcentury Modern home in downtown Bentonville, Ark., for $850,000. He chose it, in part, for its location on a nature path between downtown and the Crystal Bridges Museum of American Art, which opened in 2011.

Mr. Freeman, who is 55, completed a 2½-year renovation last year that cost about $2.5 million and moved in with his wife, Julie, and three school-age children. To build a 2,000-square-foot addition, they used stone from the same Arkansas quarry that was used in the home’s original construction. The couple added custom outdoor fireplaces, mahogany wood siding, new windows and gutted the kitchen and a bathroom. The location makes the investment worth it, says Mr. Freeman, the owner of a retail-services company. “It’s a good feeling to have a nice safe environment with so many amenities,” he says.

Set on 120 acres, the modern art museum is the brainchild of Walmart heiress Alice Walton. The Moshe Safdie-designed campus has revitalized the downtown Bentonville area, with more restaurants and entertainment venues settling in, says John Mayer, an agent with Coldwell Banker specializing in downtown Bentonville. In 2012, a year after Crystal Bridges opened, only two homes were sold downtown for $300,000 or more. So far this year, 56 homes have sold for over $300,000, including new construction, he says. “All of a sudden…people were concerned about walkability,” he says.
In the Berkshires, the Massachusetts Museum of Contemporary Art in North Adams, Mass., now has one of the largest collections in the country. While high-end homes are still rare, many out-of-state buyers are starting to look in the area and revamp existing properties, says real-estate agent Kim Burnham. “Anything within walking distance to Mass MoCA is exploding,” says Ms. Burnham. Time on the market decreased to 98 days in 2018 from 256 days in 2016, according to Multiple Listing Service data. There are still plenty of bargains: The most expensive homes sell for $250,000, but they need a lot of work, she says.
Near the museum, homeowners are gut renovating a number of brick Tudors and Victorians while keeping the character of the façades. Also near the museum is Greylock Works, a former cotton-spinning mill that now has an events space, artisanal food offerings, a distillery and conference areas. Earlier this month, the planning board approved plans for 51 one- to three-bedroom condos in what was the Main Mill building. Pre-sales will start in spring 2019, but pricing hasn’t been disclosed.
Arthur DeBow moved from Portland, Ore., two years ago to a home that’s just two blocks from Mass MoCA. Now the curator of a local gallery, Mr. DeBow purchased a duplex for under $100,000.
“When we looked at it in the pictures, it almost looked like a haunted house,” says Mr. DeBow, who is 63. He and his partner, William Archer, gut-renovated the 4,500-square-foot 1880s home over three years and now rent out half of it. In making their cross-country move, the couple left much of their previous furniture behind. Their new home features bold wall colors and a more modern style. “We embraced starting over,” he adds.
Even before the year-old Remai Modern art museum in Saskatoon, Saskatchewan, Canada, was completed last year, it had plenty of buzz among luxury buyers. Prices for luxury single-family listings in the River Landing area within walking distance of the museum can reach up to $2.28 million, with an average of $570 per square foot.
“It’s really put River Landing on the map,” says Dawn Foord, an agent with Remax in Saskatoon.
Local developer John Nasser is one of the partners completing No. 1 River Landing, a 20-floor high-rise next door to the Remai in the spring. A weekend sales event in 2016 pre-sold most of the units in the building, with the developers adding another four floors that also sold out. One-bedroom units start at $243,000, with two-bedrooms starting at $531,000.
The Remai Modern has “shifted the center of downtown toward the art gallery,” Mr. Nasser says. Buying the lot was a long bet on the building’s eventual proximity to the institution. “We knew the value of it,” he says.

In Chattanooga, Tenn., the Hunter Museum of American Art and growing arts district have reshaped the residential landscape downtown, says Geoff Ramsey, president of the Greater Chattanooga Association of Realtors.
In the past few years, developers have been buying teardowns to build new single-family homes and townhouses, he says. “Anything within a 15-minute walk of the Hunter has just blown up,” he says. The average sale price of homes with .75 miles of the museum was $573,000 in July 2018, compared with $271,100 in July 2016, according to MLS data.
This fall, hotelier Mitch Patel opened the Edwin, a 90-room boutique hotel next to the Hunter. With the location a draw, Mr. Patel has built a private residence for himself on the fourth floor. The three-bedroom, 2,800-square-foot condo will serve as a weekend home for his family, including three school-aged sons, says Mr. Patel, who owns a portfolio of 34 hotels and lives in the nearby suburb of East Brainerd.

Understanding the Bilbao Effect
When the Guggenheim Foundation completed a museum in Bilbao in 1997, no one imagined it would come with a global moniker. Two decades later, the Bilbao effect is enticing cities to think big.
In Spain’s Basque country, the combination of a futuristic structure by Frank Gehry and a town shedding its industrial past turned Bilbao into a household name.
“There was an entire urban regeneration strategy,” says Adrian Ellis, a New York-based cultural planner who works with museums and other institutions around the world. “The museum was the jewel in the crown.” In 2016, the Guggenheim generated €485.3 million ($554.6 million) as a result of its activities and maintained 9,000 jobs, according to a study of the museum’s economic impact. In 2017—its 20th anniversary—the museum drew a record 1.3 million visitors.
The Guggenheim was the first project that was completed in a re-imagining of Abandoibarra, Bilbao’s former industrial area that separated the city from the riverfront, says Luis Miguel Lus Arana, professor at the University of Zaragoza who studied the Bilbao effect. In the early 1990s, Bilbao worked to reinvent the waterfront area of the city by adding a conference center, a concert hall, the museum and a light rail to create a new arts district, but the Guggenheim is what “placed Bilbao on the map,” Lus Arana says.
Hotels, airline routes, fine dining, luxury real estate and retail followed. “It was a provincial city…suddenly it became fashionable overseas,” he says. Last year, nearly 5 million passengers landed at the city’s airport, an increase of 8.4% over the previous year.
While others have tried to revitalize towns with splashy museums through their own Bilbao effect, it’s not easy to replicate. In this case, the continuing success is credited to the government’s thoughtful involvement, adds Mr. Ellis. “They have a long-term commitment to the operating budget,” he says.

If you are wanting to purchase Belize real estate with financing, talk to your agent and find opportunities with financing. Or include the financing terms in the offer/agreement.
When writing an offer or agreement, make sure you add any contingencies, clauses, or addendums you require. Or include details required for the closing and include any additional services needed for the property transaction to go through.
In Belize, we do not have traditional home Inspectors or property appraisals. If required, you can an hire engineer or trusted home builders to inspect the property of interest and write up a report. If you are purchasing raw land, you can request a copy of the land title and/or a property survey.
You are also able to purchase Belize real estate through a Self-Directed IRA or 401K. Be sure to let your RE/MAX Belize real estate agent know if you want to use a Self-Directed IRA or 401K when you are purchasing the property. After the agreement is signed by the purchaser and the seller, a color copy of your passport will be needed as well as a utility bill matching the address on the offer to purchase.
Escrow Down Payment or Deposit
If you are purchasing a property with financing, you will have to send the down payment to an escrow account or escrow agent. Even cash sale transactions it is suggested to use an escrow account and closing company.
After all the documentation is signed, everything will go to a Closing Company for the due diligence and transfer of property. When buying any property in Belize you want to ensure the process is done correctly. That includes initiating a title search and ensuring there are no liens or encumbrances on the property. When buying Belize real estate you also want to make sure that the seller is legally able to sell the Belie land.
The property history as well as corporate and IBC registration is also something that the Closing Company will take care of. A Closing Company will make sure past transfers of ownership were done properly and that the whole process is done correctly.
You also want the Closing Company to look over the proposed purchase agreement, making sure the information is correct and ensuring it’s in full compliance with the local and governing laws of Belize. A Closing Company is particularly important if you are choosing to finance a property with the seller because a payment processing company is often needed.
It is also common in Belize for a closing company to use an Escrow Agent and/or Escrow Account. This helps to protect the buyer and the seller during the real estate transaction. Since most real estate transactions in Belize are done in USD it is common for the Escrow Account to be in the US and with a US Bank account.
Real estate transactions in Belize are in US dollars and use a US escrow agent or account (a US account or US intermediary is needed for any transaction in USD). The closing costs are paid by the buyer. The seller is responsible for the real estate fee and commission. All money is sent to a US escrow and a closing company releases funds upon closing.
When an offer or sales agreement is submitted a down payment for escrow is required. If it’s a cash sale, it will be the entire balance on the property which will go to escrow during the closing process. If it is a financing agreement, the down payment (20% to 25%) will be sent to escrow during the closing process.
The closing costs are between 1% – 1.5% of the sales price. Due diligence consists of a title search and a company search if the property is in a company name. This is all handled by the Closing Company.
Property Closing & Transfer
Once all the legal processes and closing have been completed along with a title search and closing documents. The legal documents are signed by all parties and original copies are sent to the purchaser. With a financing agreement, the seller will carry the note on the property (similar to a bank in the US). If it is a cash sale agreement, all original documents will be sent to the purchaser (the new owner of the property).
If the property is not in an IBC there is a one-time Stamp Duty Fee of 8% paid to the Government of Belize (GOB). Stamp/Transfer Tax is a tax of 8% on the total sale price and the Government of Belize gives you the first $10,000.00 USD exemption. GOB reserves the right to reassess the Stamp Tax and if they feel you paid too little for the Belize property, if this is the case the purchaser will require you to pay the difference.
If a property is held in a corporate entity like an IBC all the shares will be transferred to the purchaser. IBC property ownership means there is no stamp/transfer tax and the transfer of ownership is much faster.

What real estate agents are saying about Facebook’s rental listings

Facebook has gone full bore into creating a space for rental real estate inside of Marketplace. This endeavor was not just a simple marketplace listing but rather increasing the tools that would-be homesellers have to get their place rented.
A quick look at Facebook’s FAQ page indicates that home sales could soon be available.
Facebook real estate future for 2018
The question isn’t if Facebook will get into the real estate space, it’s when — and what will it look like.
To answer this question we simply need to look at what Facebook is up to with rental real estate, as well as ask a few real estate agents who can keep a level head about it.
The consensus was that Marketplace is an enhanced version of Craigslist to most consumers. There’s more credibility to the sellers, but it’s still not a great experience to buy and sell from unless you’re “hyper local.”
“Facebook getting into the real estate space is no surprise. Agents spend quite a bit of marketing dollars paying for leads from other sources, so why wouldn’t Facebook monetize on this opportunity,” said Jennifer Susanne of Sotheby’s International in an email.

“In its initial phase, I think it’s competing more with Craigslist than Zillow. There is still no substitute for personal touch and quality customer service.”
Ultimately, this initial offering seems to be more for the DIYers and potential “for sale by owners.”
“I have clients that look at other agents’ posts on Marketplace and groups now, and they are simply browsing,” said Michael Perna, a Detroit Realtor with Keller Williams. “When they start to get serious, they look at another portal, such as Zillow. Facebook would need to really do something special I think to change that behavior.”
At least that’s the feeling for now.
Facebook real estate beyond 2018
Although 2018 might mark the first time that you’d make sure your home is listed on the Facebook marketplace, the future is a bit more interesting.
Currently, the only way a property manager can list a rental is by doing it through a third-party services. If Facebook’s rental strategy is any indication, we can peer into a real estate future with Facebook partnering (acquiring?) another listing provider to get real estate listings on Facebook.
Whoever Facebook buys or partners with will certainly create a shift in the marketplace (no pun intended).
What should agents do about Facebook real estate?
As real estate agents across the country hear of this news, it’s sure to cause a bit of panic or at least a good bit of passive aggressive comments about Facebook. It’s time to face reality.
Agents (and brokers) have lost control of their listings. This is nothing new. In order to survive, they’ll need to continue to add value. The “how I found my home” may change, but the “who helped me through the process” doesn’t have to.
Ultimately, Facebook would only do this to generate revenue. If the past is any indication, there will be a free service for all to use, followed by “boosting.”
Unless it partners with a brokerage, I don’t see it touching real estate agent’s commission — well, just the part that pays for marketing.
Milton Coste, Keller Williams in New York said in an email: “Facebook, Amazon and the rest of the giant tech companies have already started to create in our space. For us to adapt and continue to stay ahead of the curb, the real estate agent will need to constantly pivot from one platform to the next and use them to introduce themselves to new clients.”
Finally, when I’m asked about a “future-proof strategy” for real estate, I’d turn it over to Bruce Ailon of Remax Town and Country.
“I have worked in real estate for 38 years,” he said in an email. “Many things have changed; technology has opened access to information to all. What has not changed is that in ever-increasing percentages of buyers and sellers continue to employ real estate agents with high levels of satisfaction at the end of the process. I do not see Facebook changing that.”
