(Not So) Sweet Home Velaris
Tumblr media
Sweet Home Alabama AU AO3 link: https://archiveofourown.org/works/19891252
The Illyrian Valley was vast and heavily wooded. The mountains that surrounded the valley were known for being the largest in the country. Millions of nature enthusiasts and outdoor lovers visit the national parks and mountain resorts yet no one knew that there was a small town nestled in the center. Nesta’s rental car passes the welcome sign of her hometown, Velaris population 1,035. Nesta felt her nerves running high. She hasn’t been here since she was twenty-three leaving for law school. Nesta’s hands tighten on the steering wheel.
She knew that if she pulled over and called Mr. Suriel and explained the seriousness of getting the paperwork finalized that he, being a professional, would get it done. But she also couldn’t risk another setback. It was already two years of back and forth frustration, and she now had a deadline that was coming too close to the end.
If that good for nothing two brain celled bastard actually signed the papers like he should have done two years ago… Even the thought of going through this mess for two years gave her a stress headache. It should have been easy, Mr. Suriel was the one giving the papers. He was basically a family friend. He knew Cassian and Nesta since they were toddlers. It was supposed to be simple. She wasn’t trying to get money out of him as if he had any or property. His house from her suppressed memory was a glorified trailer in the woods near Starfall lake with outdated appliances and doors that were falling off their rusted hinges. It was a bachelor shack.
She only wanted a clean slate. Tomas needed a clean slate.
She glanced quickly at her diamond engagement ring. It was a decently sized diamond large enough to stand out but not so large that she looked like she had an unnecessary boulder taped to her finger. Tomas still didn’t know. He doesn’t even know that Nesta was from a tiny town in the north of Prythian. All he thought he knew about her was that she was a Corporate lawyer (true) that was born and raised in Orilon (lie). Absently she rubbed at her ring as she drove her eyes still trained on the road in front of her. She’ll need to slip it off before confronting Cassian. Cauldron forbid that the sight of it will cause Cassian to double down on being spiteful over the thought of Nesta being happy.
She rolls down Main Street. It was quiet for a Tuesday afternoon. There were a few people out and about slipping into the post office or walking out with their groceries from Vin’s General Store. She parks her rental car in front of a blue building in the window a sign reads:
“Suriel LLP For All Your Legal Needs”
She rubs at her ring, debating if she should take it off before heading in. The town lived off of gossip. Even the sight of her being seen could reach Cassian’s ear by the local grapevine before she gets to his door. She leans into her back seat, searching for her overly broad sun hat. In her glove compartment, she finds a pair of large sunglasses. She slips on her poor disguise before leaving her car.
Suriel LLP looked like it did when she was 23 when she was just Mr. Suriel’s Legal Assistant/Receptionist waiting for her letter from Orilon University Law to arrive. Reception was unsurprisingly empty. The waiting room sofa was the same brown tweed with the same coffee stains on the cushions, and she swears that the same magazines sat on the coffee table untouched. Old landscape sketches hung on the wall showing the Illyrian Steeps, the mountain range that surrounded the valley she was currently in. She walks up to the reception and dings the bell. She calls out, “Excuse me. I am here to see Mr. Suriel; I am his 1:30 appointment.”
No answer. Nesta crosses her arms over her stomach, tapping her heeled foot impatiently. Who takes lunch at this hour? Did she forget small town hours? How her lunches used to run an hour over sitting in Rita’s with Mr. Suriel pouring over legal books to study for her LSAT? When Cassian would surprise visit her at work to take her home for lunch? Her scowl deepens. Back home, Orilon is home now; she would go out to lunch maybe three times a month. Tomas was busy running his family’s small real estate empire and would try to schedule lunch dates into his overly stuffed schedule. They would go to a fabulous sushi restaurant that must have been the best restaurant in all of Prythian. Sometimes if Tomas were romantic, he would take her out to the boardwalk to eat by the sea and talk, mostly about the appending wedding and what was still needing to be discussed with the wedding planner.
She really wished she was back home.
The bell from the door rings. “Sorry ma’am I was at a business lunch, and it ran overtime.” Mr. Suriel’s voice came up behind Nesta. She turns to face him. “Nesta, your early.”
She faces the skinny old man that was being swallowed in his tweed suit that matched the sofa. Mr. Suriel’s cheeks were hollow and his lips thin. His thinning grey hair was combed over, giving him a deep part. Mr. Suriel was in his early seventies but looked like he was pushing into his nineties. “Yes, the traffic wasn’t too bad, leaving the city.”
“I didn’t expect you to be here till 1:30. Claire doesn’t come back from her lunch for five minutes.” Mr. Suriel looks up at Nesta, eyeing her large hat skeptically. “Fashion choice or trying to hide incognito till you see Cassian?”
Nesta twists her engagement ring. Mr. Suriel’s eyes are drawn to the sparkling ring a tight smile forms. “Congratulations are in order as well. Have you taken back Cassian?” Nesta’s eyes narrow. “No. It looks like you met someone new. How… Charming. All the same, congratulations on your up and coming nuptials. I am guessing your visit is more business than casual.” Mr. Suriel moves over to the hallway to the left of the reception desk. “Please follow me to my office. I have to print out the papers still. Would you like anything to drink? The breakroom is… well, you know where the breakroom is. We have a new coffee machine, the one that takes the pods. Claire claims that it saves us from throwing out so many pots of wasted coffee. I swear that it doesn’t. Her husband is selling them at Vin’s. I think he conspires with her to push sales, but you didn’t hear it from me.”
Nesta follows Mr. Suriel to his office. His office was neatly organized; all his paperwork was left in neatly labeled file folders left on his long row of filing cabinets. “It looks like you haven’t switched your files to electronic,” Nesta comments taking a seat in an old worn-out leather chair. Mr. Suriel places his briefcase upon his desk beside a similarly old bulky computer monitor circa 2002. “Do you still use WordPerfect?”
Mr. Suriel opens his briefcase taking out a pair of thick-lensed glasses. “Claire switched me over to Microsoft Word 2013… I’m still getting used to the… layout.” He logins into his computer his glasses reflecting the strobing lights of the desktop and his eyes looked double in size. “We’re still not up to the times like your firm must be. I must say well done on your career so far, Nesta. I knew you would make a great lawyer; at this rate, you’ll be a partner soon.” Mr. Suriel’s eyes flicker over to her before going back to his screen. Nesta could see the shortcuts reflecting off his glasses as he searched out her divorce papers.
“I don’t think so. I’m only a junior associate; it’s going to take a couple more years even to be recognized.” Nesta takes her hat off to run her hand over the brim absentmindedly.
“My office is always looking for new talent. If you ever find yourself coming back –”
Nesta cuts in, “I don’t think that will ever happen.”
Mr. Suriel looks at her with the same tight-lipped smile and all-knowing magnified eyes. “May that be the case or not my door is always open, and I’ll be thrilled to have you back as an associate. Ah, here it is.”
Nesta sucks on her cheek. Her living here, again? Working in a tiny firm, again, dealing with small claim cases and drunk and disorderly? Ha, he must be going senile too at his age. She watches him as he clicks open the document and slowly presses print. The sound of the printer in the breakroom begins.
“Would you like me to come with you?” Mr. Suriel asks; his hands are clasped on the desk his attention solely on her; his large magnified eyes were watching Nesta like prey. How easy has she forgotten the uneasy nature Mr. Suriel has. How he lived for small-town drama and what a drama would it be to see Nesta and Cassian see each other again. An eruption of bruised prides and anger would surely rock Velaris to the core like an earthquake.
“No,” she shifts in her seat, straightening her posture. “I can handle this on my own. I am sure he’ll sign if I’m present.”
Mr. Suriel’s eyes narrow. “I don’t know. He was quite… set in his way when I last was over. He actually tore up the divorce papers.”
“You said in your email that he said that he would only sign if I was there.”
“He also said, mind you, that over his dead body would he sign anything without his lawyer present.”
“Good thing I’m a lawyer.”
Mr. Suriel’s eyes sparkle. “I think you misunderstood. His lawyer is Varian; he is out of town presently but…”
“I know that there have not been any changes since they were first sent to Varian’s office for his review. I don’t think his presence is needed to sign two-year-old papers.”
Claire comes in with a large stack of papers. “Mr. Suriel, I believe that these are yours. Nesta! How lovely to see you,” Claire Beddor was heavily pregnant. That was the first thing that Nesta saw, Claire’s large stomach and then the graphic tee showing an ultrasound of a baby holding an eviction letter with what she presumed to be Claire’s due date bolded. Nesta smiles a similarly tight-lipped one that mirrored her old boss’s. “Wow, you look so… fancy,” Claire eyes Nesta up and down.
Nesta thought what she wore was, to her, casual. She wore her signature navy blue office dress with ruffled three-quarter sleeves with a pair of understated Jimmy Choo’s. She defiantly looked more dressed up than Claire Beddor’s jeans and pregnancy tee-shirt. It was surprising to see the most popular girl in her high school look so ordinary. “Are those Jimmy Choo’s?” Claire asks taking the seat next to Nesta, forgetting about the stack of papers she held.
“Yes,” Nesta replies, watching as Claire rubs her stomach with her empty hand. “Congratulations on the baby.”
“Hmm,” Claire replies absently still looking at Nesta’s shoes and over to her Hermès Birkin, all gifts from Tomas to mark their second-year anniversary. “My third. I really wished that Isaac could afford a purse like that.” She sighs.
“Claire, can you please pass over the papers to me?” Mr. Suriel’s hand reaches over the desk. His limbs were long and bony. Claire looks over to him her material daze broken by her boss’s voice. She smiles brightly and passes the papers over to him before turning back to Nesta.
“How is Orilon, I heard it’s the city that doesn’t sleep. How fabulous.” Claire sighs.
“It’s like any city really. It’s busy, loud, and overly crowded.” Nesta says, placing her hat over her purse.
“It must be like living in a fairy tale. I could never picture myself living there myself. I have my world here. Mom and dad are growing old, and the girls have started school. It must have been so scary to move from our quaint town to the city all by yourself all alone.” Claire made it sound like it was far worse than it was. Sure, it was scary, but so is every choice an adult makes. Including starting a family which to Nesta was far more terrifying than moving cross country. “But now you’re some big shot lawyer.”
Nesta tight-lipped smile hurt her cheeks as she watched Claire rub her stomach. Would that have been her if she didn’t leave for law school? Pregnant and regretting her life choices?
Mr. Suriel interrupts. “Nesta, here you go. Everything has been flagged that requires Cassian’s signature. Please bring back the lawyer copy to me once everything is signed.”
Claire moans, “Ohhhh,” Nesta back goes rigged. Please not this, please cauldron anything but this. “Your still not divorce?”
“That’s why I’m here. You know Cassian, stubborn as a mule.” Nesta says, taking the papers into her hands. She reaches down to her purse, and a shocked sound was made from Claire. Nesta’s hand was yanked towards Claire’s face. The young woman lifts Nesta’s hand, eyeing the sparkling diamond on her finger.
“That’s a rock!” She exclaims. “No wonder you’re here. I would want to show off that sparkler to my ex too.” Her smile is wicked as she catches Nesta’s gaze. “Looks like you caught a rich one.”
Nesta pulled her hand back from Claire’s grasp. She grabs her purse and stuffs the divorce papers into it. “I would rather not discuss my personal life.”
Claire puffs her cheeks, “I’m not sure why you wouldn’t want to talk about marriage. It wasn’t like your first one was any good. The groom didn’t even show up to the reception.” Nesta presses her eyes closed tightly and breathes in and out. Count to five. Remain cold and distant. She’s just upset that you left and had a life while she stayed and made hers miserable with the additional three she made.
“I rather keep my engagement under wraps. I still need to get my divorce finalized.” She finally says, standing up. Mr. Suriel gets up as well. He moves around the desk and moves over to the door opening it for Nesta to walk out. He stops her and says, “Remember what I said. My door is always open.”
She thanks him and walks out back onto Main Street with her hat and sunglasses on.
It wasn’t like Claire was wrong. Her first marriage wasn’t great; there was a reason that she fled so far away to attend law school. Cassian was her first boyfriend. The first boy she let herself bring her walls down. He was handsome and cocky, and he knew how to spar with her. They were shockingly, friends before lovers. In her teenage heart and in her diaries, she thought that he was it. He was the one. They would be like Claire and Isaac married with three kids living in a small shack by the lake with Cassian working at the mechanics’ shop and her working at Suriel LLP as a Legal Assistant/Receptionist. But no that was not how her marriage with Cassian was.
She was a fool that got pregnant after a football game when Cassian scored the winning touchdown. They made love under the stars in the back of his pickup listening to the radio. Their marriage was the right thing to do. A respectable young lady needed to be married before she started popping out babies. It was rushed and horrible, and Nesta wished she never agreed to the whole thing. The church service was awful with Cassian running late from his long night bachelor party drinking with his brothers and turning up still drunk. She didn’t understand why he needed to be drunk to marry her. Was this not what he wanted? He always said he wanted to marry her.
Nesta shakes her head. Back to the present Archeron, there is no time to fall back to bad memories. She gripped her steering wheel tight driving towards Cassian’s home.
It was like how she remembered it but also not. The one-story home was painted pale yellow sidings with ivy growing up the sides of it. The front yard was patchy and unkempt. Even the small garden Elain started was more weeds than vegetables. The porch ran in front of the house with the best view of the lake. Two rocking chairs sat under the kitchen window the screen door was still closed, but the front door was open. She could smell biscuits baking. She closed her car door with a clang slipping her engagement ring in her purse as she walked up to the steps from the porch past the rocking chairs to the screen door. She not so polity knocked on the door.
“I’m coming; I’m coming. Hold your fucking horses, Rhys.” Cassian voice rose from the depth of the house. Nesta back straightens. He sounded like he just woke up. Great, Cassian half-awake is the worse Cassian. “Tell Feyre to calm down. I made the fucking biscuits as I told her I would.” She caught sight of him; he wore a tight-fitting tee-shirt and dark joggers. His hands were in his long hair pulling it up into a ponytail. He had yet noticed that Nesta was not Rhys. He groggily moved to where Nesta thought could be the kitchen table picking up a plate of biscuits. “I don’t understand why she still thinks I’ll flake and not make –” He noticed her his shock expression was not lost to her nor how he dragged his eyes up and down her form as if trying to make sure she was, in fact, real and not imaginary.
He walks up to the screen door. His arm rests above his head as he leaned on the door frame. He has his signature smirk on his face, and his eyes looked like they were sparkling. Nesta scowled. “As I live and breathe, my wife has returned. What can I do for you?” He looked so full of himself. So proud of himself. He smelled like Irish Spring and coconut. Nesta tries her best not to close her eyes as she breathes him in. After six almost seven years of not seeing him, he’s acting as if she was gone on vacation and was back home from finding herself. His smile was lovely and warm and so not worth the pain that she was about to give him again. But then again, she didn’t love him. He didn’t love her.
“For starters, I need you to stop being a stubborn mule and sign the divorce papers.” She wills her eyes back to ice. She takes out the divorce papers from her bag and places them in Cassian’s viewpoint against the screen door. Cassian lifts his hand to rub at his jaw his smirk no longer there, and his eyes looked heavy.
“I already told your lawyer that I ain’t signing shit till Varian looks over the paperwork.” He says, looking over the paper to Nesta.
“Varian has seen the paperwork the first time. Nothing has changed.” Nesta pushes the paper harder against the screen door.
“And how do I know that if Varian hasn’t reviewed it. I don’t want to find out that you took all my money and my home from right underneath my nose in the fine print.” Cassian gaze never flickered back to paper. He was only looking at her.
“Cassian -” Nesta begins before Cassian straightens his back. Nesta drops her hand, holding the divorce papers.
“Do your sisters know that you’re in town?” Nesta looks past his shoulder. “Of course not. Why would you want your only family to know that you came to town to harass me about divorce?”
“I have a plane to catch. Can you sign the damn papers?”
“Is Varian here?” Cassian crosses his arms over his chest as if waiting for an answer. “No? Well, I guess there’s your answer. Go see Feyre and Elain. They would like to see their runaway sister.”
“That is none of your concern. What my relationship is with my sisters is for me to decide, not yours. We have been separated for seven years, Cassian. We’re not husband and wife. Just sign the papers.”
“You know what I changed my mind. I won’t speak to you until you talk to your sisters. Varian also must be present, but I want you to talk to your sisters.” Cassian moves closing the front door and locks it.
“For fucksake!” Nesta screams at the door. She pounds and pounds at the door. “Open the fucking door Cassian! Stop being a child!”
She continues to pound as Cassian blasts music. She stops and remembers that Cassian probably still didn’t know where the spare key to the house was. Cassian was not the type to change the locks to his glorified shack residency, and he probably forgot that there was a spare hiding somewhere on the grounds of his home. Nesta ran her hand up the kitchen window. The curtains were drawn, and it looked like Cassian wasn’t in the kitchen. She ran her hand up to the top of the window frame feeling for the – “Ah-Ha!” Nesta proclaims getting her fingers around the key and pulling it down.
She unlocks the door and steps in. The house was neat. Not surprising from Cassian’s strict childhood. The kitchen was clean with old tiled countertops and 50s appliances. His fridge was covered in magnets holding pieces of paper and photographs. She places her purse on the small four-seat table set in the middle of the kitchen and walks over to the fridge seeing a photo of herself and Cassian smiling taken in tenth grade. And there was another of her and Cassian, and another and another with their friends and family and on the side of the fridge next to the oven hidden, but not well enough was the photo. The photo of the ultrasound.
Nesta turns and goes back to her purse for the divorce papers. She hears him humming, happily thinking that she gave up. She moves so she can see the tiny living room. He’s sitting on the couch flicking through channels on his tv. His plate of biscuits sat cellophaned on the coffee table next to his feet. She moves with purpose in one hand the divorce papers in the other the spare key. She moves to the stereo and slowly turns down the music. Cassian turns.
“I am calling the cops your breaking and entering on private property.” Cassian hands go for his cell phone that too was on the coffee table charging.
“It’s not breaking and entering when I know where you keep the spare key,” She waves the key in front of his face, “and also, as I am still married to you this is our property. I dare you to call the cops I’m doing nothing wrong.”
“Nesta, I swear to the Cauldron that if you don’t leave my house this instant, I will drag you out.”
“Is that a threat?” Nesta moves further into the living room. Cassian had his phone unlocked in his hand.
“Maybe, would you want to test it?” Cassian opens up his contact list going through it till he reaches Rhys’s name.
There was a knock at the door. Cassian and Nesta looked at each other. “Cas! Hey, sleepyhead! Feyre is worried that you forgot her biscuits! Cas! Wake up, dude! If you don’t get over here in like five seconds, I am coming in!” Rhys’ voice yelled from the door.
“Fuck…” Cassian rolls his head back. He snaps back, staring down and Nesta, “You stay there.” He gets up, picking up his plate of biscuits and walks out to the front door.
“There you are sleeping beauty. Come on we got to get those to Feyre.” The screen door squeaks open.
“Hey dude, I’ve got to do some stuff before I head over.”
Nesta not taking Cassian’s command began to creep over to the archway separating the living room to the kitchen. She peeps her head around the corner spotting Rhysand wearing a sheriff uniform. His dark hair that was once almost as long and shaggy as Cassian was cropped short showing off his slightly irregular pointed ears. He had the same dashing smirk and childish spark in his eyes.
“Work on a Friday? I thought you said that you would never work weekends?” Rhys said his hands on his waist.
“Yeah… I got some paperwork that needs to be done today. Why don’t you take this,” Cassian passes his plate of biscuits to Rhys.
“That’s not enough; the whole gang is over. This will not last a second.” Rhys takes the plate.
“I don’t really have the time currently to bake three hundred and fifty biscuits for your fiancé to stuff down her throat.”
Nesta’s eyes widen. Rhys was engaged? Not with Feyre, surely not. Feyre would have told her so.
“Hey, it would be Mor too, they share.”
“Yeah, whatever. I’ll be over in like an hour tops.”
Nesta, not wanting to miss her chance, walked into the kitchen. “Rhys,” Nesta greets walking fully into the kitchen.
“Work my ass, Cas. Think of the devil, and she appears. Nesta, what hole have you crawled out of this time.” Rhysand replies. Cassian glares at Nesta moving to the right to let Rhysand into the house.
“Not the one you were hoping of. I am here actually to –”
Cassian cuts in, “to help me review contracts. You know as she is a corporate lawyer, she has a better understanding of… contracts.” Rhysand gives him a skeptical look.
“I am not here to look over contracts if I was; he could hardly afford it.” She looks at him pointily. “I am here to get him to sign this.” She extends the divorce papers toward Rhysand who whistles.
“I thought you dealt with this already,” Rhysand looks at Cassian who was leaning against the tiled kitchen cabinet.
“I thought I did,” Cassian replies.
“Tearing it apart is not dealing with it.” She deadpans. “Can you please force him to sign the damn thing! It costs me a small fortune.”
“As much as I would love to use my badge over my brother that’s an abuse of power that might force me out of office.”
“Can you at least talk some sense into this idiot?” She asks.
“That I could try… But not today.”
“I need this signed today. I don’t have time to play this game anymore.” Nesta huffs.
“I am sure another week won’t hurt you,” Cassian replies. “Varian will be back and will look over the papers then I will sign.”
Nesta goes to her bag on the kitchen table and begins a search for her ring. She puts it on and flings it in front of Cassian. “I don’t have a month for this Cassian. I am getting married in four weeks, and I still have things to plan.” Cassian’s eyes go wide. Rhysand gasps.
“I am guessing your sisters don’t know,” Cassian replies, still looking at the diamond with a stet jaw. She really didn’t want to show the ring, but it was the only card she had left.
“Please sign the papers.” Nesta drops her hand, pushing the papers towards Cassian on the table. He sits down the vinyl chair squeaks at his weight and finally looks at the paper. Rhysand stands back at the door his eyes still looking at the sparkling diamond on her hand. No one knew. She wanted to leave her old life behind. She wanted to start her life new with Thomas with nothing holding her back. She always thought of herself a loner with no family. She pulls out a pen with her firm’s name on it and places it next to the paper for Cassian to reach.
He looks at it then looks over to Rhysand.

Could you maybe write a fic about Mantis and The Wasp teamup (like Evangeline Lily said once)? Love your fics💜
Takes place post-Avengers 4 in a magical universe where everyone is alive and well except for Thanos, who is super dead. Cameo appearances by Scott, Hank, and Janet, with a few mentions of the Avengers and the Guardians here and there.ao3 | word count: 3.9k
Despite spending her entire life wanting to be a hero just like her parents, Hope was determined to stay as far away from the Avengers as she possibly could. Most of it was because of her admittedly shallow dislike of Tony Stark, purely for the way his father had treated hers; another factor was Scott skipping out of their partnership - and relationship - to go running around Germany with Captain America and without her. Then the entire universe was in danger, and Hope didn’t really have the luxury of choosing who to fight with. And well, she also sort of died, but that was beside the point.
Now that the universe was back to some semblance of normal, Hope’s priorities were as follows - continue strengthening her newfound good relationship with her dad, spend quality time with her mom and catch her up on everything she’d missed, restore the good name of Pym Technologies, and enjoy her budding relationship with Scott. She had no interest in mingling with any other so-called heroes, especially not with the government still nipping at their heels, wanting them to cut a new deal.
Then, one evening, the Guardians quite literally came crashing down to Earth.
“The Benatar never did have a great braking system,” Peter Quill had reportedly said to the swarm of SHIELD agents that came for them.
Thankfully, they landed in the vicinity of Avengers Headquarters as (mostly) planned. They were invited back to “Terra”, as they called it, for Tony and Pepper’s wedding, an event that Hope and Scott were also invited to and were attending mostly out of politeness (though Scott was genuinely excited to hang out with the Avengers off-duty, the fanboy that he was). Their ship caused minimal damage - a scuff across the lawn that made Tony bemoan the days that he only had to worry about Thor’s unorthodox method of transportation - but it was enough of a signal that it was time to summon all the heroes to upstate New York. And by “summoned”, it meant a Quinjet touching down outside of Scott’s place (and sort of Hope’s, too, now that they were giving domestic cohabitation a try).
“This is gonna be awesome,” Scott said brightly, carrying both his and Hope’s overnight bags out the door despite her insisting she could take care of her own. “You sure your parents don’t wanna come with us?”
“And have Dad come face-to-face with another Stark? I think I’ll pass,” Hope remarked wryly.
When they arrived at the Avengers complex, it reminded Hope somewhat of the old Pym Tech labs - bright white walls, long stretches of glass and steel, with agents, engineers, and scientists scurrying around with somewhere more important to be. She and Scott were settled in a guest room, then ushered to an expansive outdoor patio where they were suddenly faced with just about everyone who they’d fought alongside in the battle against Thanos.
After some awkward “hello”s and “how are you”s, the two of them lingered on the outside of the circle of people who clearly knew each other pretty well, laughing and swapping stories as they dug into the buffet spread of artisanal meats and cheeses, fruit, and tea sandwiches. “Hello!” Mantis suddenly popped up out of nowhere, carrying a plate laden with food, a sunny smile on her face. “Are you not eating?”
“I will in a bit,” Hope said, smiling in return. It was hard not to when Mantis was so infectiously cheerful. “How are you? I heard you had a rough landing coming back here.”
“I do not trust Rocket and Peter when they try to fly the ship at the same time,” Mantis whispered conspiratorially. “They fight so much. You are so lucky to be working in a partnership instead of a group. Then you do not have to listen to so many people talking and yelling at the same time.”
“Oh, I feel like Scott talks enough for three people,” Hope replied, knowing full well he was standing behind her.
“Hey,” he protested in mock offense. “I’m down to at least…two.”
“Can you grab me a plate?” Hope requested. Scott shook his head half-amusedly but went to do it regardless. “But you guys work in pairs sometimes, right?”
“Sometimes,” Mantis agreed. “Gamora has been teaching me how to fight, but I am still not really a fighter. I am most useful in missions where we have to mentally manipulate people.”
“Interesting,” Hope hummed, quirking an eyebrow. “So, say I were having trouble trying to convince someone of something…like certain members of the government who are still after me and Scott because we haven’t signed the Sokovia Accords…”
“I might be able to change their minds,” Mantis nodded. She paused. “Wait, are you asking me or telling me?”
“Well, it’s not the most…legal thing I’ve ever done, but honestly? I’ve been acting outside of the ‘law’ for a while now, mostly because I don’t agree with it,” Hope admitted. “I have a sit-down meeting with some Accord representatives in a few days. I’m supposed to turn in my suit and sign some papers so they can put me on probation before they ‘let me’ be a reserve Avenger.”
“I am staying on Terra for another week or so,” Mantis offered. “Do not tell anyone, but the only reason we are staying this long is so that Peter can take us to his hometown. He wants to propose to Gamora at his mother’s grave.”
“Who’s proposing?” Scott returned with two overloaded plates of food and the corner of a puff pastry hanging out of his mouth. Hope and Mantis simultaneously shushed him. “Oh, sorry. What’re we talkin’ about?”
“Hope was telling me about your troubles with the Sokovia Accords, and I think I can help,” Mantis explained.
“Really? That would be amazing,” Scott exclaimed, letting out an exaggerated sigh of relief. “They’ve been comin’ after us for the research, the equipment, the suits…they even started keeping watch outside of my house, even when my daughter’s home. It’s not cool.”
“I don’t want things to get too messy, though,” Hope added, patting Scott’s arm sympathetically. Nothing had terrified him quite as much as the time Cassie had shrieked from her bedroom at 3 AM when she noticed a strange man on the sidewalk, seemingly looking right at her through the window. “If this was just about knocking some heads around until I get answers, I could do it in a heartbeat. But for this…I want them to feel like they came to the right conclusion on their own, if you get what I mean.”
Mantis grinned. “Of course. So, what’s the plan?”______
The wedding went about as smoothly as expected. That is to say, a villain of the week popped up during the rehearsal dinner, making Pepper even more anxious than she already was, but once the bad guys were disposed of, courtesy of Peter Parker’s quick feet and even quicker mind, the weekend practically flew by. Hope even enjoyed herself despite her initial reservations towards Stark. The company was good, the entertainment was engaging, and Scott said something rather interesting while they were slow-dancing during the reception.
“I wonder what my second wedding will be like,” he pondered aloud.
Hope looked at him curiously. “Is that so?” He only grinned at her softly in his very Scott-like way, and she could only return it with a smile of her own, both flustered and pleased at the same time.
Then, Wednesday rolled around and Hope was back in a pantsuit and perfectly coiffed hair, feeling a little uneasy with the remnants of her old self. She knew she had changed quite a bit over the past few years, letting herself be happy and relaxed and open again after spending so long wallowing in grief and misplaced anger. Being reminded of her tightly-wound corporate persona made her all the more grateful for how much more comfortable she was with herself now.
“Thank you all for meeting me here,” Hope said diligently, settling down into her chair. The representatives that were sat before her glanced around the office, looking dubiously at their surroundings.
“I thought Pym Tech was defunct,” one of them commented. Hope’s smile tightened.
“My dad decided it was time to resurrect his life’s work,” she said cooly. “And I think it would be appropriate to reinstate him as CEO, don’t you?”
“From what I remember - and correct me if I’m wrong, it’s been a while - you were the deciding vote, Chairwoman,” another said mockingly.
The third one cleared her throat sharply, glaring at her companions in warning. “Let’s not get off-topic here. Miss Van Dyne, your suit?”
“My assistant is bringing it in,” Hope said, folding her arms neatly on the surface of her desk. “And if you don’t mind me asking while we wait for her to get here, is there a reason you asked to meet without my partner?”
They exchanged uncomfortable looks, almost like they were dreading answering the question. “Mister Lang has…a history,” one of them said carefully. “At this point, I don’t know if we can offer him the same deal as we’re offering you.”
“Scott and I are a team. You don’t get to pick and choose,” Hope protested.
“Actually, that’s exactly what it means, Miss Van Dyne,” the woman replied. “Once we’ve cleared both you and your parents - ”
“My parents? My mom wasn’t even here when the Accords were created. And she worked for SHIELD!”
“And we all saw SHIELD for what it really was, so who’s to say she was on the right side?” the second man said dryly, and it took all of Hope’s willpower not to knock him clean across the room.
“Don’t talk about my mom like that,” Hope said through gritted teeth. “My parents are not to be touched, and Scott and I are a package deal. I won’t settle for anything less.”
“You seem to think you have the upper hand here, Miss Van Dyne, and I can assure you that you don’t,” the first agent said, narrowing his eyes at her. “You violated the Accords multiple times - unauthorized use of a powered suit, interference with - ”
The door to Hope’s office suddenly swung open, and her assistant came striding in with an armored briefcase in hand, smiling beatifically. “Good afternoon, Miss Van Dyne, I am sorry it took so long.”
Hope let out a slow breath to calm herself down before she could really lose her temper. “That’s alright, bring it over here.” It was then that the agents looked at her assistant and did a double take in near-perfect synchronicity. “Is something wrong, agents?”
“That’s - ”
“Is there a problem?” Hope smirked. Mantis blinked.
“Alright, we’ll entertain you for a moment,” the woman sighed. “Are you trying to tell us that an alien from a…peacekeeping team of her own is now your assistant?”
“She’s staying on Earth for a little while and wanted to learn the culture, so I offered to let her shadow me,” Hope said, unlocking the briefcase and turning it towards them with the lid open. “Is this what you were looking for?”
“Yes, but - ”
“Wait, is that the right one?” The second man leaned in a little closer, trying to place whether it was really the suit they were looking for. “If you’re trying to con us, we have no choice but to search your office until we find your actual suit.”
“Are you sure? Look again,” Mantis said soothingly. She drummed her fingers in a precise pattern on the surface of Hope’s desk as she leaned against it. The three of them blinked slowly, almost like they were in a trance. “There is no need to be agitated. Hope is only worried about the well-being of her loved ones, that is all. Do you not worry about your loved ones like she does?”
“…yes.” The first agent settled back in his seat, looking remorseful. “I apologize for my colleague’s comment about your mother. I’m sure the work she did at SHIELD was very important to the world and your family.”
Hope glanced over at Mantis, barely daring to take a breath in case it gave away the ruse. “Thank you. It was.” She bowed her head. “I don’t mean to be hostile, I know you’re just doing your jobs, but I want to look out for the people I care about. And I appreciate the chance to be reserve Avengers, but Scott and I work best as partners, not members of a team.”
The woman pursed her lips. “When we spoke with Mister Stark and Captain Rogers, they vouched for you both. Are you going against their endorsement, then?”
“No, we just don’t - ”
“I can tell this isn’t your suit, by the way. I’ve seen enough footage and photographs to know every last detail of the real thing,” the woman concluded, getting to her feet with a disappointed sigh. “You know what? I can tell we aren’t getting everything we need today. Bring us the real one, and we can discuss your new terms another time. I have a feeling they’ve changed…again.”______
“I am sorry it did not work,” Mantis offered sadly about an hour later. She and Hope were now sitting in the lab, having lunch, watching Hank and Scott squabble over something mundane in the distance while Janet tried to mediate as best she could while also getting increasingly exasperated. “The woman’s mind was very strong. I could not appeal to her nature the way that I did with the others.”
“It’s not your fault,” Hope reassured her. “It was a stretch for me to think I could convince them in the first place.”
“You said something about ‘knocking heads’, right?” Mantis asked.
“I’m not going to beat anyone up, Mantis,” Hope chuckled, shaking her head. “There’s a time and place for it, and this isn’t one of those times. It’s not worth it. I’ve already dug a deep enough hole as it is.”
“But you want to get your suit back, don’t you?” Mantis persisted. “And you know where they took it. Maybe you can go get it, while I talk to the agents again and see if I can at least convince them to talk to you and Scott together.”
“That’s…actually not a bad idea.” Hope glanced across the room at her parents. “Should he come with us?”
“I’m telling you, Hank, I didn’t do it!”
“I swear to god, Scott, I saw you - ”
“Go easy on the boy, Henry, I’m sure he didn’t mean to.”
“That ‘boy’ is sleeping with our daughter, I wouldn’t exactly call him a boy - ”
“Never mind,” Hope sighed, rubbing at her temples; she could feel the beginnings of a headache starting to form. “But before we go, let me jump in there before Dad castrates him.”
An hour later, Hope and Mantis arrived at the storage facility, both unusually nervous given their usual demeanors. They stopped several feet from the gates, with Hope shrinking down and zipping through in search of an external vent, while Mantis tentatively approached the security booth.
“Hello, I am here on behalf of Pym Technologies and I have a meeting with some Accord representatives,” Mantis recited neatly, albeit loudly, causing the speaker to screech with feedback. The guard winced, waving her through after a brief glance at the ID badge Hope had given her.
“Not so loud.” Hope’s voice came through the earpiece, nearly invisible beneath Mantis’s hair.
“Sorry,” Mantis said sheepishly. “Peter took us to a drive-thru in Missouri where he had to shout to be heard. We ended up with three more orders of curly fries than we were supposed to. Are you inside yet?”
“Yes. Trying to follow the air conditioning system to figure out where their warehouse storage is located.”
“Mantis!” The moment she stepped into the lobby of the building, she was greeted by the three agents, who looked just as surprised to see her as she was startled by them. “You know, I really thought someone was pulling our leg when we got the call.”
“I would not play such a joke on you,” Mantis said, smiling politely. “I just wanted to talk.”
“My office, then,” the woman replied. They went into an elevator and through a series of hallways until they finally settled in a room, all while Mantis could hear Hope quietly muttering to herself through the line in fervent concentration. “So what’s this all about? Why are you really working for Van Dyne?”
“What she said is true. I want to learn more about the culture here. You see, my leader is like a big brother to me, and he came from this planet. It means a lot to him, and I want to understand him better. Hope seemed like the best candidate for me to follow around,” Mantis explained.
“Why is that?” the first man asked curiously.
“She is not a super spy, she does not have magical powers. She is a normal person who is very brave and strong, all on her own,” Mantis said thoughtfully.
“You really think that?” Hope sounded half-distracted, half-touched.
“She’s also violated a lot of laws,” the second man added.
“I do not know very much about these Accords. I have only heard about them from my friends.” Mantis glanced down at her hands, twisting her fingers in her lap. “I know that you think you have good intentions, but sometimes it hurts them more than it helps. I know that they have fought each other because they do not agree, and they have had to run and hide and help people from the shadows instead of in the light. I know that in some ways, they still have not fully forgiven each other for everything they have said and done. I also know that you have scared people who have had nothing to do with it, like Scott’s daughter.”
“We had no intention of - ”
“I do not understand Terrans very well, but I guess I do not understand much of anything,” she continued ruefully. “I grew up in isolation for most of my life, watching my master hurt children for not being what he wanted. He would only let them have one try before killing them where they stood. I think they deserved a second chance, don’t you?”
“Van Dyne and Lang have had plenty of chances if that’s what you’re trying to insinuate,” the woman said smoothly.
“But you have not let them explain themselves together,” Mantis pointed out. “I heard that you arrested Scott when he did not fully understand the consequences of the fight in Germany.”
“Is that what he told you?” Hope muttered in her ear.
“And Hope and Doctor Pym didn’t even know he was gone until you started chasing them, too,” Mantis added.
“Dammit, I see the case but it’s got a motion trigger. I’m gonna have to switch them out at the exact right time.”
“Like Indiana Jones?” Mantis exclaimed, her eyes widening when she realized what she’d done.
The agents stared at her like she’d sprouted even more antennae than she already had. “…I’m sorry?”
“Mantis,” Hope hissed.
“Peter showed me that movie once. I think there were chases in it, right?” She blinked innocently.
“…right.”
Hope shook her head, annoyed but still impressed that Mantis was well-versed enough to make the reference. The sight before her felt just about as foreboding as the golden idol. She could feel sweat beginning to form on her brow, feeling burdened by both the half-finished prototype suit she was wearing, and the case tucked underneath her arm, waiting to be traded for the real thing.
She swallowed thickly, flying closer to the spot where her suit was sitting, but not so close as to set off the alarm. There was a vague buzzing in her head of Mantis’s ramblings; she seemed to be on a tangent about her fascination with Terran pop culture and Scott and Hope’s predicament at the same time.
“You got this,” Hope muttered to herself, taking a deep breath. She braced herself, lifting both her arms up with her finger on the size trigger in her glove. In one fluid motion, she swept the real case under her left arm, shrinking it down until it was no bigger than a fingernail, grew the prototype case to its full size, and slotted it neatly in place. The motion trigger light flickered briefly, then continued on as if nothing happened. She exhaled. “I did it. Heading back outside now.”
“And that is why they are very under-appreciated compared to the Avengers. Just because they have not saved an entire city from an alien invasion on their own - also, I do not like the way you say the word ‘alien’ - ”
“Oh, Mantis,” Hope sighed with a relieved chuckle.
Mantis exited the building ten minutes later with an unusual amount of pride in her step, meeting up with Hope back where they had started. “You got your suit back?”
Hope held it up triumphantly between her pointer finger and her thumb, so miniscule that Mantis had to squint to really see it. “How did it go in there?”
“They agreed to meet with both of you next week,” Mantis said happily. “And they will stop surveilling Scott’s house.”
“That’s great! How did you manage to get them to agree?” Hope exclaimed.
“I told them I would not leave until they did.” Mantis chewed her lip. “And I may have accidentally used my sleep powers when that man got too close to me.” Hope groaned. “He scared me!”
“At least we got what we wanted,” Hope sighed. She reached out to squeeze Mantis’s arm. “Hey…thank you.”
“Of course,” Mantis grinned. “I do not like seeing my friends get hurt.”
“We are friends, aren’t we?” Hope smiled back. “And friends take other friends to dinner so she can learn more about Terran culture. That is, if you’re free.”
Mantis’s eyes widened. “I am! I think if I go back to my team now, all I will hear about is the engagement, and I have heard plenty .”
“Good.” Hope gestured towards the car waiting for them a little further down the road. “I hope you’ll like tacos.”______
Hope winced as the front door creaked open slowly, almost painfully - she needed to talk to Scott about greasing the hinges, along with another half-dozen home improvement projects they could really use - and kicked off her shoes, tiptoeing up the stairs. She briefly disappeared into the bathroom to change, brush her teeth, and wash her face, holding her breath while she slipped under the duvet, trying not to disturb him.
“Whashappening?”
She sighed in defeat. “Sorry, didn’t mean to wake you. Just go back to sleep.”
“No, hey, tell me…tell me how it went.” Scott yawned, rolling over to face her, blinking sleepily. She smiled, settling down comfortably into the pillows.
“Long story short, I got my suit back, and we have a meeting with them. Together.”
“How?” he mumbled; he was already starting to drift off again.
“Mantis went to talk to them while I shrunk down in the prototype suit - I didn’t have the same problems that you did, by the way - and went through the vent. She started off talking about how she wanted to learn more about our culture and somehow tied the Accords back to her upbringing, and…” She was interrupted by a snort, courtesy of Scott’s tendency to snore loudly and unashamedly. Hope chuckled amusedly, leaning over to briefly kiss him on the cheek before properly snuggling in underneath the blanket, warm and content. “Never mind. I’m sure this will make for an interesting story another time.”

A house purchase is far more than a fantasy for most individuals. Spending years saving up funds to buy a house is a major undertaking. It’s more complicated in reality, especially for first-time homebuyers. It takes a lot of money to invest in property, so making a mistake might cost you a lot of money down the road. As a result, a buyer must be extremely cautious while reviewing the property paperwork.
Even though the land is a tangible asset, proving who owns it cannot be done with a simple claim of possession. It must be confirmed by several papers that show the property’s ownership. The buyer may guarantee that the investment offers peace of mind and security by getting adequate legal counsel, scrutinizing paperwork, and verifying essential facts relating to the property.
Depending on the property you want to acquire, different paperwork is necessary. There are several options available when it comes to buying property, but there are some factors you have to look up for before purchasing a property. This article will act as a house buyer’s guide.
1. Checklist for Legal Documents of a Property:
Generally speaking, a person cannot transfer a title that is better than his own. To begin, the buyer should perform due diligence to verify the seller’s identification, its type, and marketability, as well as the seller’s ability to transmit a clear and transferable title that is free of encumbrances. In the absence of such documentation, papers for a minimum of a decade will have to be inspected, and the seller may be asked to submit the following documents:
i. Sale Deed:
The Sale Deed is an important legal document that proves the transaction and acquisition of property from the developer to the buyer, as well as the terms of the sale. There are times when, years after purchasing a property, a person may want to sell it for any reason, in which case this paperwork is crucial. The sale deed is generally completed before the sale agreement and after the parties involved have met the terms and conditions of the selling agreement.
ii. Mother Deed:
As the name suggests, the Mother Deed is an important document that shows who owns the property. Most banks need this when a buyer wants to borrow money against the property. It is possible to ask for assistance from the local authorities while preparing this document.
iii. Sale and Purchase Agreement:
In a Sale and Purchase Agreement, the sellers and buyers agree on a set of terms and conditions. Negotiating the market value of the apartment is a perfect epitome. Both the buyers and sellers would decide on the price of the apartment in the agreement.
iv. Plan Approval:
Before construction can begin, the builder must get the appropriate approval under the Building Bylaws, Master Plan, and Local Body Acts requirements before starting construction. The Building Plan and The Layout Approval are required for this permission to be granted. Many first-time homebuyers fail to verify that the builder has adhered to all building plan approval requirements before purchasing a property. Checks by local authorities, which are typical in new structures, might result in unfavourable outcomes if the terms and criteria are not met.
v. Letter of Possession:
If you are planning to buy or sell a Flat in Mohali, you will need a Possession Letter from the builder. In this case, it’s the builder’s name, and it’s produced once the Completion Certificate has been obtained. To be clear, this letter is not proof that you are the owner of the property in question. To do so, the buyer must get an Occupancy Certificate.
vi. Completion Certificate:
This paperwork certifies that construction has been examined upon completion and complies with all laws under the jurisdiction of the municipal corporation or the local development authority. Utility services such as water, electricity, and drainage require this paperwork. Buying luxury apartments in zirakpur without a Completion Certificate is not recommended for first-time home purchasers since the building is regarded as unlawful and can result in a fine or even eviction. If the builder fails to get a completion certificate, the buyer can go to the municipal corporation and request one.
vii. Khata Certificate:
To pay property taxes, a Khata is a revenue document that provides information about the property, such as its size, location, and land area. Additionally, it is used to prove your identity when applying for house loans. Because the Khata Certificate is required to apply for electricity and water service, the house purchase procedure must include it.
viii. Allotment Letter:
If you want to purchase Flats in Chandigarh Mohali that are still under construction, you’ll need an Allotment Letter. There is also information on how to pay for the apartment and any other charges you may have to pay for any extra services. This letter is essential to obtain a bank loan since it specifies the price that the buyer needs to pay in advance.
xi. Encumbrance Certificate:
An inquiry at the jurisdictional sub-registrar office or the official online page of the Ministry of Corporate Affairs would show any registered encumbrance on the property that has been recorded if the seller is a corporation. The purchaser may also publish a public notice in newspapers before closing the deal, asking for any claims from third parties who could be affected.
x. Power of Attorney:
This is a legal document that provides another individual with the ability to act as a legitimate owner on behalf of the real owner, known as a Power of Attorney. The Power of Attorney holder has specific rights that you should know about if you are purchasing an Flats in Zirakpur.
2. Land Conversion and Permission
In a period of rising rapid urbanization, the conversion of agricultural land to non-agricultural use is becoming increasingly important. At the same time, some state laws limit the acquisition of agricultural land by non-agriculturists. To begin with, the buyer must review the Master Plan to ensure that the property is built in line with the municipal plan, such as residential/commercial/industrial, public/semi-public, parks and open spaces, etc. If the actual use of the site differs from the notified zoning, the Town Planning Authority must issue a change of land use permit.
3. Tax Payment Records:
A charge is placed on the property when taxes aren’t paid, reducing its marketability. If the seller hasn’t paid his property taxes, the buyer must check with local authorities. Ask the vendor for all utility bill documents. As soon as the property is transferred to your name, you will be responsible for paying any outstanding debts, whether they are utility bills.
4. RERA Approval:
As a result of the RERA, developers are required to register their developments with the organization created by the law. Those looking to invest in real estate within the scope of the RERA are urged to check if that Property price in Chandigarh has been registered. If there are any instances or complaints made against the developer of the project, the information available on the official RERA web page for each state gives helpful insight into the credibility of the developer and the project and helps the buyer understand the information.
If you are buying Flats in Mohali, you should be aware that the law requires all real estate brokers to be registered with the state RERA. Do not engage a real estate agent unless you have verified his RERA registration. Be aware that agents must regularly renew their RERA registration. Verify that you’re working with the proper individual before making any decisions. An important benefit of having a governance framework is that it enforces a standard operating procedure and penalizes those who violate it.
5. Required Documents From the Bank if The Loan is Outstanding
Performing due diligence on the property you are buying is important if there is a loan on the property that needs to be paid off. Potential buyers can ask the seller to pay off a portion or all of the outstanding house loan balance, then get the original property paperwork from the bank, and have the property registered in their name.
You could also ask for the purchaser’s loan to be transferred to your name if you plan to take out a loan to acquire the home. Before transferring the loan to your name, the bank will do a Know Your Customer (KYC) check, verifying your eligibility and verifying the seller’s records. Ask the bank for a copy of the title papers and statements relating to the loan overdue due to check that everything is in order and that there is no confusion. Before making a purchase, the buyer should request that the loan be closed and get a ‘no dues’ certificate from the bank.
6. On-Spot Inspection:
When it comes to purchasing flats, then you must conduct a physical inspection to verify the property’s size and dimensions. If you own land, you should define and delineate the property’s boundaries and access points, as well as any other physical features that may interfere with your utilization of the asset.

The Mogul in Search of a Kinder, Gentler Capitalism A self-made multimillionaire who married into a revered European banking dynasty, Lynn Forester de Rothschild now spends her time calling for higher taxes on the wealthy, stricter regulation of big business and a wholesale reordering of the capitalist system that has delivered her such privilege. It is an unlikely reformation for a woman who came from modest origins, made a fortune in the 1980s and could have spent her later years enjoying a sumptuous life of aristocracy. Born to a middle-class family in the New Jersey suburbs, Ms. Rothschild began her career at the white shoe law firm Simpson, Thacher and Bartlett, then started working with John Kluge, a telecommunications mogul, in the 1980s. Ms. Rothschild eventually struck out on her own, working for, running and founding a series of successful media companies. In 2000, she married Sir Evelyn de Rothschild, a British financier. (Henry Kissinger introduced them at the Bilderberg conference; the Clintons invited them to honeymoon at the White House.) Despite her pedigree, Ms. Rothschild has in recent years come to understand that while she and her associates have enjoyed the fruits of capitalism, not all have fared so well. Many workers are struggling to get by. The environment is in serious trouble. Government often cleans up the private sector’s messes. Sociable and well-connected, Ms. Rothschild has tapped her expansive network to launch a multipronged assault on the status quo. In 2014, she founded the Coalition for Inclusive Capitalism, an effort to get business leaders more engaged in environmental and social issues. And she has parlayed that into a related group, the Council for Inclusive Capitalism, that is working with Pope Francis, and a new fund focused on socially responsible investing she founded with Jeff Ubben, a successful hedge fund manager. This interview was condensed and edited for clarity. Back when you were starting out in your career, were you concerned about some of the negative impacts of capitalism in the same way you are today? It was really different. I don’t think we realized how bad it was. Graduating from law school in 1980, I believed I was living the American dream. I was a skinny girl from nowhere who knew no one, who had aspirations for an interesting life that would make a difference. And I believed that was available to me if I worked hard and played by the rules. The mantra at that time, that was not said disparagingly, was “Greed is good.” There was an Ayn Rand view that if you pursue your interests, all of society is lifted. So I really did believe that all I needed to do was to pursue my career in a legal, ethical, exciting way, and I didn’t have to worry about society. When did it click for you that something wasn’t working? We didn’t anticipate the kind of disparity that developed over those 20 years when we started in 1980. And I don’t think people practicing shareholder primacy were evil. There was just too much greed. But by 2008 it was impossible to ignore. The concentration of wealth in America at that time already was back to levels we had during the Gilded Age. In the 1960s the ratio of C.E.O. pay to average worker pay was 25 to one. Today it is 320 to one. That has very conveniently created enormous personal wealth, which became the objective, as opposed to: What wealth have you left behind in society? How have you made the world better for your children, for your community? “Greed is good” was never a concept for Adam Smith. What do you see as the most problematic symptoms of our economic system today? Inequality of opportunity. We have to be honest that in each of our two recent crises — the great financial crisis and the Covid crisis — the government came to the aid of the wealthiest. Some have called it “socialism for the rich and capitalism for everyone else.” There’s something to that. The elites turn to government when the financial system is blown up or we have a health crisis. Government got us out of both of those problems, and it got us out with too much of the benefit going to the richest. So how do we equalize that? I personally am fine with higher taxes, if higher taxes lead to better distribution of opportunity, particularly for people of color and people in the lower part of the socioeconomic environment. I also believe that it is time that we listen more to our employees. It’s time that we create a more level playing field with respect to worker voice and worker involvement. This is hard stuff, because it can impact profit. A year ago you said Covid was going to change capitalism forever. In what way did you think it was going to change capitalism, and how do you think that all has actually played out? I’m probably always guilty of being overly optimistic. I believed that our moral compass would tell us that we need to take better care of the people who take care of us. But we saw starkly how we treated the people we called essential, how we were exposing them to this deadly disease. I personally find it difficult to understand why that is so hard for us as a society, and that’s why I founded the Council for Inclusive Capitalism. I had the disease. I was really sick. I thought I was going to die. I had a really bad case and I’m scared to death of it. What were the origins of the Council for Inclusive Capitalism? In June of 2015, Laudato Si was written by Pope Francis. By September, the Sustainable Development Goals were agreed to by the United Nations. By December, the Paris climate accord had been signed. You had every reason to believe that there was a sense of the common good. And if you go back and read Laudato Si, Pope Francis writes: “The lessons of the global financial crisis have not been assimilated, and we are learning all too slowly the lessons of environmental deterioration.” He goes on to say that “by itself the market cannot guarantee integral human development and social inclusion.” What are some of the reforms you’d like to see? The Business Roundtable can put out as many press releases as it wants about stakeholder capitalism, but we still have companies losing billions of dollars, laying off tens of thousands of workers and still rewarding their C.E.O.s with tens of millions of dollars. Something is really broken. I do believe that C.E.O.s and boards are willing to share the wealth and do more. But the Chamber of Commerce and the Business Roundtable are going to go for tax policy and trade policy as their primary objective. I remember a person who was very senior in a previous administration told me that in his four years in office, only one C.E.O. asked to go and see him about an issue of the common good. Everyone was coming in to push what they needed for their own book. We need to profitably solve the problems of people and planet. That’s why business exists. Who’s to say that there shouldn’t be a government policy that prices the negative externalities that companies cost the taxpayer when full-time workers have to be on public assistance to lead a decent life? Why can’t there be a tax and a penalty on that? Why is Jeff Bezos the richest man in the world? He’s a nice guy, and at the same time he has tens of thousands of employees on public assistance. Why is that OK? Why do we have a government that lets that happen? Which do you think is more broken, American politics or capitalism? I think their problems feed upon each other. They’re creating a death spiral together and it’s got to be stopped. Politics and capitalism needs to return to a basic sense of decency. And that is actually why I reached out to the Holy Father, because I think that a lot of what it will take to change behavior is a moral and ethical reawakening. It’s not just one policy, it’s not just taxes, it’s not just reforming labor laws — all of which are important, and we need competent ethical people to do it. But at the core of it, it has to come from common decency. God did not invent the corporation. Society allows a corporation to exist, gives shareholders limited liability, and expects something in return. But we don’t just expect cheap widgets. How do you reconcile your critique of shareholder capitalism with the fact that you’re now working with a hedge fund manager? If there is going to be a system change, the capital markets need to reward shareholders. That is only going to happen if there are really talented investors who find the new levers of value creation, and are engaging actively with companies that are transforming at scale to become cleaner and more inclusive, and those companies become the ones that are the most valuable. Then we’ve created a race to the top. That’s why I’m in partnership with Jeff, who’s such a legend in shareholder value creation and transforming companies. I have 1,000 percent confidence in the integrity of Jeff, even though he’s been on the opposite side for many years. I trust many billionaires. When my wife runs into the same problem, I get some sort of compensation. But, of course, it goes to her insurance company to get the money you are going to put into buying a new car. I think in most states, the insurance premium could be lower at least. For example, say you have a 30-year-old female friend, and in the first year on her lease, she owes $2,000. Her auto insurance policy only goes into effect for a set amount of time, but for 30 years (assuming you don t have any auto insurance) she will get what s called an excess liability policy, which means that her insurance policy should forgo any liability coverage she might have in the event of a lawsuit. Her insurance will cancel that coverage if you have any auto or other coverage, and she will have to pay any future damages if the policy does not cancel. This is the type. state farm insurance maumelle archie, nirvida. I have the son. My brother will be in grade school next May. The only time I felt confident that I was going to get the best results was for State Farm to drop me off and have another insurance for my car. That was the first time I had done anything remotely similar. I have no idea why. The other day I met with my agent at State Farm, he also left because he was going to give me an invite for a free review. He was nice to talk to about the insurance and I really want to never feel anything that is wrong with my car. I didn’t get the call back so I don’t really know why he left. I am really looking at changing my name so I get it for the better. I live in a rental home and the insurance is pretty high for a car. I’m looking to rent a place where.

25. Whitney Owens - State Farm Insurance Agent
25. Whitney Owens - State Farm Insurance Agent Property-casualty insurance companies are not required by law. However, the insurance industry does not permit policyholders to reject policies from these providers. It’s still important to read the fine print before committing. The fine print states that certain insurers do not share in risk factors. Therefore, they should not sell policyholder ratings, endorsements, and claims. Even if you do write policies with a good company, there are more risks involved. Insurance companies don’t consider the factors that might affect your policy’s premiums. Rather, insurers consider the cost of claims in the same way a real, live person would. This means that if your premium with your real premium is much higher than with your real one, you should take the risk. For example, if your real policy is $500 more than the policyholder’s real policy when they are driving, they could cancel your policy. Even if insurers consider your accident report.
