I'm confused by this 1915 Greek Revival home in Waco, Texas. The description says that it was once owned by, and featured on, HGTVs Fixer Upper with Joanna and Chip Gaines. But, this 4bd, 2ba home doesn't look like Joanna's work. She doesn't paint wood black. So, since it was from Season 1, which was a while ago, I'm going to say that it was remodeled again, since. $449,900. Let's look at this interesting house.
Tumblr media
The entrance hall. Joanna Gaines doesn't do this.
Tumblr media
And, especially in Season 1, she didn't do artsy modern, she was famous for modern farmhouse.
Tumblr media
The dining room is so large, it has a piano in it, with room to spare.
Tumblr media Tumblr media Tumblr media
There's the farmhouse sink, shiplap walls, quartz counters and floor tile that Joanna likes.
Tumblr media
Cabinet in the pantry looks original.
Tumblr media
Spacious main bedroom. Joanna didn't use modern gray in the first season, she had those very distinct "griege" colors.
Tumblr media
Nice bath, but I don't care for the shower curtains.
Tumblr media
Secondary bedroom.
Tumblr media
This is a little tight.
Tumblr media
3rd bd.
Tumblr media
Shower similar to the one in the other bath.
Tumblr media
Finished room on the upper floor.
Tumblr media
Plus it also has a bath.
Tumblr media
Old stone patio in the back.
Tumblr media
There's a large yard.
Tumblr media
And a garage, but no driveway to get to it. I don't know if this home is worth the asking price.

Materials like tiles, glass, or even peel-and-stick options offer a variety of styles and colours to match your design preferences. Get Ready to Upgrade: Kitchen Remodeling in San Diego
Tumblr media
The heart of any home is its kitchen. It's where we whip up delicious meals, bond with our loved ones, and often showcase our interior design flair. But what happens when your kitchen starts to look tired, and the layout just doesn't work for you anymore? This is when the idea of a kitchen remodel in San Diego comes to the rescue. And it's not just an upgrade; it's an investment that can transform your entire home life.
In this blog, we'll discover the benefits of kitchen remodeling, popular San Diego styles, layout tips, and how EZ Plumbing can assist.
Why Kitchen Remodel in San Diego is Essential?
1. Increased Home Value
One of the most convincing reasons to remodel your kitchen is the substantial boost it can give to your home's value. By sprucing up your kitchen with new features, rearranging the layout, and installing shiny new appliances, you're increasing the worth of your property.
2. Increased Functionality
A kitchen remodel isn't just about aesthetics; it's about making your kitchen more functional. You can redesign the layout, add extra storage space, introduce a stylish kitchen island, and optimize the workflow. All of these changes will make cooking and entertaining a breeze.
3. Energy Efficiency
Modernizing your kitchen can also lead to long-term savings on your utility bills. Upgrading to energy-efficient appliances, incorporating LED lighting, and installing low-flow faucets can make your kitchen greener and more sustainable.
4. Upgraded Style and Design
If your kitchen feels like a relic from a bygone era or doesn't match the rest of your home's design, a kitchen remodel can give it a fresh and contemporary look. Say goodbye to outdated aesthetics and hello to a stylish, cohesive space.
5. Personalize Your Space
Perhaps the most exciting aspect of a kitchen remodel is the opportunity to personalize your space. This is your chance to align your kitchen with your unique tastes and lifestyle, making it a warm and inviting place for you and your family.
Popular San Diego Kitchen Styles: You Must Know
Your city has diverse tastes, and your kitchen should reflect that. Here are some popular kitchen styles in the area:
1. Modern/Contemporary
A modern kitchen boasts clean lines, sleek surfaces, and a minimalist approach. It often combines natural materials like wood, stone, and metal for a chic, urban feel.
2. Traditional
Traditional kitchens exude timeless charm with their detailed cabinets, decorative moldings, and warm color palettes. They offer a sense of nostalgia and elegance.
3. Transitional
Transitional kitchens strike a balance between contemporary and traditional styles. They incorporate modern features while maintaining a hint of classic charm.
4. Farmhouse/Rustic
The rustic charm of a farmhouse kitchen brings warmth and nostalgia. Think reclaimed wood, exposed beams, and vintage fixtures for a welcoming atmosphere.
5. Mediterranean
Inspired by coastal regions, Mediterranean kitchens in San Diego embrace earthy tones and textured surfaces. They often feature arches and natural materials like stone and wood for a warm, vibrant look.
Kitchen Renovation Layout: Quick Tips
When planning your kitchen renovation, the layout is a critical factor. If you intend to keep your current layout, the project is relatively straightforward. But if you're considering major changes like moving appliances or knocking down walls, prepare for a more complex task.
Here are some tips for redesigning your kitchen layout:
Create a Square/Rectangular Shape: Opt for a simple shape like a square or rectangle rather than odd configurations like an L or U shape.
Kitchen Triangle: Ensure a good flow between the fridge, sink, and range, often referred to as the kitchen 'triangle.'
Adequate Aisle Space: Maintain wide enough aisles (minimum 36 inches) to allow easy movement in the kitchen.
Counter Space: Include sufficient counter space for food preparation and other kitchen tasks.
Fridge Placement: Avoid placing the fridge right next to the oven/range to prevent temperature conflicts (hot vs. cold).
Kitchen Cabinets and Cabinet Knobs
As you embark on your kitchen remodel in San Diego, don't overlook the importance of cabinets and cabinet knobs. Cabinets play a vital role in both functionality and aesthetics. They provide storage space while defining the overall look of your kitchen. Choose cabinets that not only complement your chosen style but also meet your storage needs.
Cabinet knobs may seem like small details, but they can make a big difference in the overall appearance of your kitchen. Whether you opt for classic knobs or modern handles, make sure they align with your chosen style and provide easy access to your cabinets.

Bathroom Sink Buying Considerations: Size, Mounting, and More
Tumblr media
When it comes to designing or remodeling a bathroom, the sink is often a focal point. It's not just about aesthetics; the right sink can improve functionality, enhance comfort, and even increase the resale value of your home. From small stainless steel sinks to 30-inch farmhouse sinks, bathroom vessel sinks, ADA kitchen sinks, and more, there are numerous options to consider. This guide will walk you through key considerations when buying a bathroom sink, including size, mounting options, and additional features.
Size Matters
The size of your vessel sink can make a significant difference in both its functionality and appearance. Standard rectangular sink sizes run between 19-24 inches wide and 16-23 inches long, with an average water depth of 5-8 inches. Round sinks, on the other hand, are generally 16 to 20 inches in diameter.
The size of your bathroom and countertop space will determine the most suitable sink size. For instance, a small stainless steel sink might be an ideal choice for a compact bathroom. On the other hand, if you have ample space, a 30-inch farmhouse sink could provide a striking focal point and plenty of room for washing.
Mounting Options
How a sink is mounted can significantly influence the overall look and feel of your bathroom. There are several types of sink mounts to choose from, each with its unique benefits and aesthetic appeal.
Undermount Sinks: These sinks are installed beneath the countertop, offering a seamless look. They're easy to clean and provide a sleek, modern aesthetic. An undermount sink could be a perfect fit for a minimalist or contemporary bathroom design.
Vessel Sinks: A bathroom vessel sink sits on top of the vanity counter. It can serve as a statement piece in your bathroom, adding a touch of elegance and luxury. Whether you opt for a glass, stone, or ceramic vessel sink, it's sure to stand out.
Top-Mount Sinks: Also known as drop-in sinks, these are mounted directly into a hole cut out of the countertop. They're easy to install and work with most countertop materials.
Wall-Mount Sinks: These are mounted directly to the wall without needing a cabinet or pedestal for support. This option can save space, making it a good choice for small bathrooms.
Pedestal Sinks: These are free-standing sinks supported by a single pedestal designed to conceal the plumbing. They offer a classic look and can be a great space-saving solution.
Material Choices
The material of your sink can impact its durability, maintenance, and aesthetic appeal. Stainless steel sinks are popular due to their durability and ease of cleaning. A stainless steel sink protector can further protect your sink from scratches and other potential damage.
Ceramic sinks are loved for their classic look and high resistance to staining, while stone sinks can add an organic, luxurious feel to the bathroom. For a rustic or farmhouse style bathroom, a fireclay or copper sink might be just the ticket.
Accessibility Considerations
If accessibility is a concern, consider an ada kitchen sink. These sinks comply with the Americans with Disabilities Act guidelines, featuring easy-to-reach heights and lever handles or touch controls for easy operation. Despite their functional design, ADA kitchen sinks don't skimp on style and can blend seamlessly with your bathroom decor.
In Conclusion
Choosing the right bathroom sink involves careful consideration of several factors, including size, mounting style, material, and accessibility needs. Whether you're drawn to the modern appeal of a small stainless steel sink, the rustic charm of a 30-inch farmhouse sink, the elegance of a bathroom vessel sink, or the seamless look of an undermount sink, understanding these key considerations will help you make an informed decision and choose a sink that's perfect for your space.
