That was the time I fell in love with the city and when I got my first posting as a banking officer, it was in Kolkata which made my love for the city more intact. I used to rent an apartment back then in Kolkata and I used to just love the blend of city life with the greenery this city provided and I had always said to myself that I will buy my dream home and live the rest of my life in this city. Just before retirement, I was given an option by my bank to choose the city of my choice before retirement and I can retire from there. As you can expect I chose the city of Kolkata to retire and settle there for the rest of my retired life. But the city of Kolkata to my surprise had changed a lot over the years when I returned as there were more high-rises in the city as compared to the time when I lived there as a student and during my first tenure as a banker. But the city had the same blend of ultra-modern life with the blend of greenery. Several residential projects were ongoing in the heart of Kolkata as well as around the city as the city was expanding with rapid development. Homebuyers Leverage Resale Market
Weak economic scenario, perceived high price level and lack of consumer confidence in the developers with respect to project completion has led homebuyers looking towards investing in the secondary market

Among the many realizations that have dawned on us in the current crisis is the security offered by own home – physical, emotional as well as financial. The intent to buy homes is greater than ever but, the gap between the customer’s purchasing power and affordability is rising due to job losses and pay cuts.
Moreover, with construction coming to a standstill throughout the strict lockdown, project delays have become inevitable. With the fear of delayed or incomplete homes, interested homebuyers have sought respite in ready-to-move-in homes and the resale properties. According to Amit Wadhwani, MD & Co-Founder SAI SECCPL and Co-founder SEMSI, there has been a cautious wait and watch approach in the industry. “We feel both the primary market and secondary market will witness a revival of sorts but it’s hard to say when the pre-covid levels will be seen. With interest rates at record lows and the market expecting a slew of Government measures to revive demand, we see a V shaped recovery in the short term. But the real estate sector as a whole is set to underperform for a couple of years.”
As per an industry survey report, 60 per cent of the home buyers across major cities of Delhi (NCR), Mumbai region, Kolkata, Hyderabad, Bengaluru, Pune, Chennai, Chandigarh, Ahmedabad, and Lucknow. are still planning to buy their homes within a year. Almost 85 per cent home buyers believed ready to move in properties were safer than an under construction property .In fact, the share of ready-to-move-in residential properties in the overall housing sales may rise to 30 per cent during the current fiscal, driven by nil GST and no risk of any delays.
“Over the last few years, we have seen an increase in the sales of ready-to-move inventory which now accounts for over 20% of total residential Tier 1 cities sales  compared to around 10% a couple of years ago.  Readyto-move units are also advantageous since buyers do not have to pay GST on such inventory. Given that buyers seem to prefer ready-to-move inventory, this trend will extend to the secondary resale market as well. We also anticipate that sellers of resale units will lower their prices in many markets and buyers can negotiate the prices for these units,” said Mani Rangarajan, Group COO, housing.com, makaan. com, Proptiger.com
WHAT’S DRIVING THE GROWTH?
Considering the current market scenario, the resale market is likely to fare better than the primary market. In the economic downturn, many investors are now releasing their properties for sale at deep discounts. On one end there are now many property options available in secondary market, secondly they are available at great deals. Prices of resale properties across the country are down 10% to 25% as cash strapped owners, most of whom had picked up their second apartment as an investment, are now trying to liquidate. Resale properties have no execution risk, there is no service tax and one doesn’t have to bear the interest cost paid on a home loan during construction. Apart from cost advantages, the main driver of the growth that the secondary market is experiencing is affordability.
While  there is not much of a fall in primary sales as developers are waiting to see how the post moratorium period is emerge, there is a definite decline in resale prices, in some cases by as much as 25%. According to 360 Realtor, fall in prices are a bit sharper in the western suburbs of Mumbai that have fallen by 5.5%, in Thane by 3.6% and central suburbs by 10.1%.
The project delays by multiple builders have shaken buyers’ confidence in the primary property market, thus homebuyers are inclining towards resale properties. In the last few years the secondary real estate market in India has started showing signs of growth.
As cities and states begin the slow process of reopening, we’re going to see a see-saw recovery with ups and downs that will favour the nation’s secondary market in the shortterm. After experiencing life under quarantine, many buyers are searching for affordability and greater space, which is driving demand out of the nation’s largest metros and into surrounding smaller towns.

Warehousing plays an important role and is a fundamental part of the transportation of goods in the infrastructure of the business. It collectively helps in building robust economies for the procurement, distribution, and manufacturing of services. There is a growing tide in the industrial and warehousing sector of India due to increasing demand in the e-commerce companies, manufacturing, and third-party logistics (3PL). Heavy industries occupiers such as the aerospace sectors, automotive, and auto ancillary often spend, INR 28-35 per sq foot per month on leasing the facilities of warehousing for meeting their specific requirements. There is growing importance on the warehousing rent, which accounts for 10 – 15% of total logistic cost along with the optimization of customer services, transportation cost, packaging, inventory management, and handling.
According to property consultant CBRE, India records a growth of 31 percent crossing 13 million sq ft every year in the leasing of warehousing. Leasing activity of more than 60 percent got contributed by Mumbai, Chennai, and Bengaluru. Now, development is taking place for the making of extensive and centrally located warehousing facilities by companies. Hence, the hub-and-spoke model will become more prevalent in the future.
E-commerce development with a large consumption market– The warehousing demand by e-commerce sectors is mostly visible from the significant investment made by Amazon and Flipkart. In recent years, there are more e-commerce portals like Amazon and Flipkart with a vast and growing demand for warehouses. They pick up the products from the sellers and take them to the warehousing facilities, known as the fulfillment centers for sorting and packaging the goods.

Chennai’s activity regarding warehousing is currently concentrated from the city center between 40 to 60 km in a location such as Periyapalayam in the north and Thiruvallur, Oragadam, Mappedu, and Sriperumbudur in the west. There are two major warehousing clusters in Chennai. The western locations constitute one cluster known as the Sriperumbudur-Oragadam cluster, and the northern areas form one cluster, known as the NH 5 – Periyapalayam warehousing cluster. The western locations primarily fulfill the Auto and Auto Ancillary industry requirements, and the eastern areas meet the FMCG sector company’s needs.

Andaman is one of the safest place in India. This is my activities: Just before going there I noticed lots to good review regarding safety in Andaman. In our honeymoon trip we went there. In Havelock I rented a scooty and that is best way to patrol around the island. Therefore don't worry. Go and have fun.

Andaman and Nicobar island is completely safe for everyone. As you haven't described whether safe in conditions of crime or natural calamity. I will answer both.
In conditions of crime: You can least bother about any offense in Andaman than any other mainland states of India. The primary reason is one are not able to back off after committing a crime. This island then is so tiny no person can run and cover in another island. The population is very less, so people also notice if they see any new face apart from tourists. People literally leave their motorbikes, scooters on the road sometimes without even hand locking them. The people in addition there are very humble and helpful. You can lost your way everywhere, because the remote areas you have to travel with the tour guide or with jetty group. Mostly the taxi motorists play the tour guide's role. The reserved jungles are not allowed to enter without the permission. The Port Blair town is really small and beautiful, you can walk around the town easily. Though general public transport is easily available in the city.
Right now in conditions of natural calamity: The tsunami has damaged tourism in this island very badly. Just about all of the locals making it through on tourists. But over time the tourism has produced. Natural calamity is totally unpredictable, different places have different issues, Other then Tsunami you cannot find any other danger of natural disaster there. But the relief is that Andaman now have advanced Tsunami detector technology, which is able to raise an alarm few of minutes or maybe an hour prior(depending on the distance of center). You will be kept with in this time. And no-one actually should posses almost any fear of natural disaster, it can happen anytime, anywhere, even when you are going to bed peacefully at your home and feeling safe, a 8. 5 scaled ground quake and boom!! you are buried under the debris of your safe house.
Other than that, if you are really planning for Andaman, I must suggest you to take those ship route to reach there. The pleasure of this journey will be remembered forever. Not everyone get sea-sickness but in case. And for your perfect honeymoon stay at Havelock Island, it's beautiful.
