Sometimes my clients start out their real estate journey believing these myths. They think it’s not a good time to buy, it’s too expensive, or that their credit isn’t good enough. But none of those objections are a good reason not to buy a home! Let’s break it down. - I can’t afford it: there are many programs designed to make buying your first home for little or no money upfront possible. Plus, you could save money compared to renting while building equity, which goes back into your pocket when you sell. - I don’t have good credit: Buyers can get a mortgage with as low as a 500 credit score. If your credit score is above 580, you’ll have more loan options and be able to put down only 3.5% though an FHA loan. - It’s not a good time to buy or sell: this one is so wrong! Now is both a great time to buy and to sell. The market has balanced out, which makes it a lot less stressful to buy and sell. In a changing real estate market, it’s hard to know what’s definite and what’s speculation. This much is for sure: the market is leveling out. After skyrocketing home prices, lack of inventory, and stiff competition in 2021 and early 2022, the market was due for a change. Now, we’re seeing that change. Housing inventory has increased, which means that there are more homes on the market. At the same time, showings have decreased. The rising interest rates have made some buyers reconsider their buying timeline, which has tamped down buyer demand somewhat. For buyers interested in owning a home in 2023, this is good news. It means less competition and better chances of scoring a home that you’ll love. But this can also be a great time to sell for current homeowners. What do mortgage rates and inflation have in common? A lot, actually. Mortgage rates go up when inflation goes up. This is because the Federal Reserve will raise consumer interest rates as a way to decrease the amount of spending happening. This is what we’re seeing right now. There’s a lot of money flowing in and out of the economy, and the Federal Reserve has raised interest rates to try to slow that. On the flip side, that means that when inflation goes down, interest rates will go down as well. Inflation will go down, especially because of the interest rate increases we’ve seen over the past year. One of my favorite things about real estate: equity! Quick refresher: equity is what you build when you pay your mortgage every month. Basically, it’s the amount you’ll get back in your pocket when you sell your home. Equity is what makes real estate such an amazing investment. Instead of having the money you pay for housing just disappear each month like it does when you’re renting, that money ends up in your home as equity. But you don’t have to wait until you sell your home to tap into your equity. With a home equity line of credit (HELOC) and other equity-based loan options, you can put that money to work for you. Interest rates should NOT stop you from buying a home in 2023. In fact, if you want to buy a home, you need to look past interest rates. The longer you wait to buy a home, the longer you miss out on building equity and appreciation in your property. Fun fact: you don’t need 20% down to buy a home! This is one of the biggest real estate myths out there. It keeps so many people from following their dreams and becoming a homeowner. The truth is that you can buy a home with as little as 3.5% down for some mortgage programs. Even if you don’t have a huge nest egg saved up, you can become a homeowner. There is one thing to watch out for though: private mortgage insurance or PMI. If your down payment is less than 20%, you’ll have to pay a small fee every month for mortgage insurance. This protects your lender if you ever default on the loan. Most of the time, PMI averages out to .05-2% of your loan amount each year. But you’re not stuck with PMI forever. In fact, once you have 20% of the loan paid off, you can get rid of your PMI! Not needing a 20% down payment opens the door to homeownership for so many people. The biggest mistake you can make in real estate isn’t… -Buying a house right next to nosy neighbors -Giving your home to your brother with the promise that he’ll pay you back -Ending up in a house across the street from your in-laws No, the biggest mistake you can make is not taking action. I’ve seen this a million times. A would-be buyer or selling starts taking the steps to enter the real estate market, but then they start double thinking everything. They wonder, “What if home values will actually be higher next year?” or “What if interest rates will go down in a couple of years?” over and over again. They get stuck in the loop of analysis paralysis and end up not taking any action at all.
