Words can’t capture how amazing this trip was. I had such a fantastic time with Mohit, Saloni and Srishti. Shapers that I feel I have grown close to as a result of this trip. Have not had so so much fun in a long time. Extremely grateful for this!

Bangkok: Central Group kauft Grundstück an der Ploenchit Road für Millionen Baht pro Quadratmeter

Der Grundstückspreis pro Quadratmeter im Herzen Bangkoks ist rekordverdächtig: Die Central Group hat der Familie Sukosol ein Grundstück an der Ploenchit Road für 4 Millionen Baht pro Quadratmeter (16 Millionen Baht pro Quadratmeter) abgeknöpft. Das begehrte Drei-Rai-Grundstück, der ehemalige Morakot-Parkplatz zwischen Central Chidlom und Soi Somkid, ist seit 2018 ein heißes Thema unter den Bauträgern. Eine Insider-Quelle verriet, dass die Familie Sukosol frühere Angebote abgelehnt hat, aber ein neuer Spieler ins Spiel gekommen ist: der unerbittliche Anstieg der Grund- und Gebäudesteuern. Der Wendepunkt kam mit der Einführung der Grund- und Gebäudesteuer im Jahr 2020, die nun in diesem Jahr in vollem Umfang erhoben wird. Darüber hinaus veranlassen die im letzten Jahr eingeführten neuen Schätzungspreise selbst die hartnäckigsten Vermieter, ihren Besitz zu überdenken.

Der jüngste Bericht des Finanzministeriums zeigt einen atemberaubenden Anstieg des Schätzpreises für Grundstücke an der Ploenchit Road um 11 % für den Zeitraum 2023 bis 2026, der von den bisherigen 900.000 Baht (2016 bis 2022) auf 1 Million Baht pro Quadratmeter ansteigt. Diese seismische Verschiebung bedeutet, dass ein 3‑Rai-Grundstück (4.800 Quadratmeter) an der Ploenchit Road mit einem Schätzpreis von 1,2 Milliarden Baht mit einer kolossalen Steuerrechnung in Höhe von 7,2 Millionen Baht belastet werden würde. Wutthiphon Taworntawat, der Geschäftsführer von UHG, einem Bauträger für Gewerbeimmobilien, berichtet, wie die Grund- und Gebäudesteuer die Vermieter in der ganzen Stadt in Zugzwang bringt. Einige bieten Nachlässe von 30 bis 40 % auf ihre ursprünglichen Preisvorstellungen an, was gewieften Investoren neue Möglichkeiten eröffnet. Phattarachai Taweewong, Direktor für Forschung und Kommunikation beim Immobilienberatungsunternehmen Colliers Thailand, stellte die sich verändernde Landschaft vor. An erstklassigen Standorten ist ein Trend zur Verpachtung von Grundstücken oder zu Joint-Venture-Entwicklungen zu beobachten, da die Grundstückseigentümer es sich zweimal überlegen, bevor sie sich von ihren wertvollen Grundstücken trennen. Das zentrale Geschäftsviertel ist nach wie vor ein Hotspot, und die Entwickler lassen sich von den steigenden Preisen nicht abschrecken, berichtet die Bangkok Post. Jährlicher Anstieg In Sathon wurden Ende 2022 Grundstückstransaktionen für sage und schreibe 2 Millionen Baht pro Quadratmeter abgeschlossen, ein deutlicher Anstieg im Vergleich zu 2017 mit 1,45 Millionen Baht. In der Zwischenzeit verzeichnen die erstklassigen Sukhumvit-Zonen einen jährlichen Anstieg von 10 %, wobei einige Thong Lor-Geschäfte einen historischen Wert von 2,86 Mio. Baht pro Quadratmeter erreichen. Colliers meldete für die ersten drei Quartale 2023 einen satten Anstieg des landesweiten Wertes von Grundstücks- und Gebäudetransaktionen um 26 % auf beeindruckende 780 Mrd. Baht.
