This shit makes me so mad.
$30 million and they're only building 54 units? That's $555,555 a unit!
We're just talking about studio apartments mostly and a handful of one bedrooms.
A New Leaf is described in this article as a nonprofit but it would be more accurate to call them quasi-governmental because they pretty much only work on government funded projects. This one is being paid for with federal covid money.
The average cost to build a whole new freestanding house in the Phoenix area is only $334k. Why does it cost A New Leaf an extra $220k to build just a studio apartment? Where does all the extra money go?
I wish I could tell you it was something as simple as a board member's vacation home in the Caymans but the real answer is a lot more boring and frustrating: government funding means strings attached. Expensive strings.
Anyone who tells you government can or should solve the housing crisis is a fool. This is how they do it every single time. The Phoenix area needs 50k+ new housing units today to meet existing demands and that number grows daily. If the cost is going to be $555k a unit for a government build, we are looking at a total cost of $28.777 billion - about three times the entire annual state budget, and for just one part of the state. It is never going to be possible for government to spend its way into a solution.
It is negligent at best for government officials to pretend they are doing something about this problem while thousands of people are stuck waiting for help that isn't coming. It disgusts me.
You want to fix this? You want to actually help people? Cut the red tape.
Let the private sector build market rate housing and let them cut out the unnecessary costs. Stop tying them up in endless zoning and permitting delays. Eliminate outdated regulations that drive up the cost without providing any benefit. Lower the cost of market rate housing and people on the edge of workforce and market rate will be able to move up into market rate for the same or less than they pay today and get better quality housing.
Same thing with workforce housing. The private sector can handle that profitably for builders and affordably for residents if we stop making it impossible to do so. It's time to modernize building codes so that we aren't requiring builders to do things like build an entire closet to stick the water heater in because they used to explode - a perfectly reasonable regulation at the time but these days you could just use a tankless heater that fits under the sink and does not carry the same risk, so why don't we let builders do that instead? Or for another example, tiny homes would be a great option for people who don't need a lot of space but we can't build them because zoning categories literally do not exist for the concept. You can build a single tiny house on a full size lot but that pretty much defeats the purpose.
Affordable housing might always need some subsidies. Fine. But we have got to stop doing things that mean building affordable housing costs more than luxury units. Give the contracts to actual home builders instead of going through nonprofits who chew up 20% of the money as "overhead" for being middlemen. Simplify the request for proposal process so that it doesn't cost tens of thousands of dollars to apply for the contract - a cost that gets added to the bid and since you won't get every contract you apply for, you add enough to cover several applications. For $555k a unit, I'd expect these apartments to be sparkling with gold and marble but instead these poor people just get scraps with the leftover money once the paperwork is paid for.

Trying harder to make life easier with Alexa
A little over a year ago I read a Bloomberg article that Alexa use had stalled and that users weren't adopting/integrating Alexa as quickly as Amazon hoped. The article cited internal Amazon data stating, "There have been years when 15% to 25% of new Alexa users were no longer active in their second week with the device." Another Amazon document said that new Alexa users discover half the features they will ever use within 3 hours of activating the device. Beth and I fall into that category... we mostly ask Alexa to tells us the weather forecast and occasionally ask other questions which she occasionally answers correctly. We also have an Echo device in the pantry and use Alexa to add items to a shopping list. When we lived in the apartment we used smart plugs and Alexa voice commands to control a few lamps. I also used smart plugs and Alexa routines to schedule/automate the Christmas lights at our old house.
When building our new house I tried to make it as future proof as possible. We have robust wifi to connect smart appliances (range, microwave, refrigerator, dishwasher, washer, and dryer) as well as Liftmaster garage doors, Moen shower valves, a Ring security system and Lutron lighting. When we moved in, I took the time to connect about half of these items to their 'brand' app but didn't bother with many others. According to the WSJ, I'm not alone. In a WSJ article last month LG Electronics said that less than half their smart appliances stay connected to the internet; Whirlpool said that more than half remain connected but declined to be more specific. This shouldn't be surprising because the process of connecting an appliance isn't very intuitive and it differs from one brand to the next.
The ROI on the effort to connect the devices isn't strong, especially if it is difficult to to do. For most appliances (washer, dryer, refrigerator, etc.) the primary benefit is notification of required maintenance, faults or malfunctions and limited diagnostic abilities. The refrigerator will also inform me if the door is left open, the dishwasher will remind me that the rinse agent is low, the dryer will tell me if the exhaust is clogged and I like seeing the notifications about my oven timer because I usually can't hear it.
Using Alexa to do things is even more difficult. First you have to add the appropriate 'Skill', oAuth into the app of the appliance, then discover the devices and build a routine. Creating the routine frequently requires an additional step of creating a 'Scene' in the subsidiary app, then discovering this scene in Alexa when you connect the skill. This isn't insurmountable for a Gen-Xr or younger, but again it isn't always clear that the juice is worth the squeeze. I made the effort, however and now I can start the dishwasher from my bed before I go to sleep (provided I already added detergent) and find out how much time is left on the dryer. Surprisingly, my life doesn't feel that much richer.
There are opportunities for complex, higher value Alexa routines but these are even more difficult. Leaving the house is a good example. With a great deal of effort, I've enabled the following:

This was difficult because Liftmaster is trying to sell their own Alexa -type hardware so they refuse to integrate with Alexa. Likewise, Alexa refuses to disarm or change armed mode of Ring with a routine (even though they are sister companies). Solving both those problems required use of an intermediary Simple Commands/IFFT skill to backdoor the solution. I think this routine could get even better if I add a command to turn down the heat/ac and turn off recirc of the tankless water heaters but I will need to add wireless control to the Rinnai water heaters.
Having said that the Alexa Leaving and Arriving routines really are helpful and I like scheduling Alexa to automatically close the garage doors every night at 10 in case they've accidentally been left open.
When my Dad died last year I bought several Echos, smart plugs and a Ring system and installed them for my Mom. She loves being able to tell Alexa to turn on lights, show her who is at the front door and play Spotify. She couldn't have set up the system, but she is good at using it and that's what counts.

Chapter #9: Lights Out
Laura let out a long deep sigh as she shut off the jets and finally forced herself up and out of the jacuzzi tub. She and Clint didn’t allow themselves many indulgences. Supporting three kids on two mid-level government jobs didn’t always permit it. When it did, they usually preferred to dote on the kids rather than themselves. The two-person Whirlpool tub with massaging jets and built-in heater was one of the few exceptions to that rule. They didn’t get to use it anywhere near as often as they’d like—between the kids, the farm, and saving the world, it was hard to string together twenty minutes of free time, let alone the hour they felt they needed to justify the amount of water the tub used—so they were always quick to jump on every possible opportunity. A cold winter night, with no kids, husband, or pressing obligations, was definitely one such instance.
Wrapping a towel around herself, Laura opened the drain before glancing at her phone. She frowned as she read the time, 9:45, almost eleven in New York, and she had yet to hear from Clint or the kids beyond the text she’d received from Lila when they’d arrived at the hotel. Never one to shy away from taking initiative, Laura dried herself off, slipped on her favorite soft flannel pajama bottoms and a well-worn SHIELD tee, and called her husband.
It rang four times before Lila’s hushed voice came through. She sounded distant and tunneled, leading Laura to the assumption that she’d put them on speaker. “Hey, Mom.”
“Hey, Sweetheart,” Laura replied, a little surprised and somewhat curious as to why Lila had answered and not Clint. “How you guys doing?”
“Good,” she stage-whispered. “Coop and I are watching some awful vampire movie called Eat Locals.”
“Hey, Mom!” Coop called out loudly, earning him a harsh shushing from his sister.
“Hi, Coop,” Laura replied warmly, choosing to ignore the minor sibling spat in what seemed to be a never ending procession of sibling spats. “Vampires, huh? I’m surprised you guys aren’t watching Christmas movies.”
“We were,” Lila explained, “but it didn’t feel right watching them without you.”
“Aw,” Laura cooed, “that’s awfully sweet of you.”
“Yeah, well—it just sucks that you couldn’t come with us.”
Laura frowned, unable to squelch the guilt that came with the knowledge that she hadn’t fought very hard to be able to go on their trip. That she’d readily accepted the fact that there were only four tickets and had almost immediately bowed out. It didn’t matter that she’d had good reasons, that this was something she truly believed Clint needed, regret still sat heavy in her heart.
“Sweetheart, we talked about this,” Laura asserted gently, reminding herself as much as Lila, “when we first noticed that we’d only gotten four tickets. That it would be nice for you guys to get to spend some one-on-one time with Dad.”
I know,” Lila relented. “I just—we’re going to all be together for Christmas this year, aren’t we?”
Laura hesitated, desperately wanting to make that promise, but knowing there was no guarantee that she’d be able to keep it. Even with Clint retired, their world, their universe, had gotten far too big and they’d been blindsided far too many times. It was to the point that she no longer felt confident in her ability to assure her children that everything was going to be ok. “Dad and I are going to do everything we can to make sure that happens.”
“Mom—” Lila objected, her tone laced with more stress and worry than any fourteen-year-old should have to carry.
“I’m sorry, Sweetheart,” Laura interjected, firm but not without care, “but that’s the best I can offer. Now,” she continued, forcing a levity she didn’t quite feel, “tell me about your day. How’s the trip been so far?”
“Boring,” Cooper deadpanned.
“Cooper,” Lila huffed, before turning back to Laura. “It’s been fun. I mean—all that time in the car kind of sucked, but the plane ride was pretty cool. Plus, you should see this hotel and all the Christmas decorations!”
“Pretty awesome, huh?” Laura asked, relieved to hear the excitement in her daughter’s voice. “What about you, Coop,” she nettled. “You got anything good to report?”
There was a pause, during which Laura could practically feel him shrugging. “The pizza we ordered for dinner was really good,” he conceded, hints of enthusiasm bleeding through his mask of indifference. “And—this hotel room is pretty badass.”
“Language,” Laura admonished, voicing her distaste at her eldest’s new found penchant for profanity. “So,” she asked, circling back to their trip, ”why haven’t I gotten any pictures of all this amazing stuff?”
“I took some!” Lila chirped. “I’m sending them to you now.”
“Thank you,” Laura replied, as her phone pinged, signaling the incoming text. She pulled her cell away from her ear and put the kids on speaker, before flipping through the handful of photos. There was at least one from what amounted to each leg of their journey. Chick-Fil-A, both airports, the plane, the city, the hotel and its lobby—which she had to admit looked pretty spectacular—and their room. The only thing missing—save for one group selfie, which if the pizza boxes were any indication, Lila had taken during dinner—was the Bartons themselves.
“These are great,” Laura encouraged. “Maybe tomorrow you and Dad and Coop could take a few more, but only this time with you guys in them.”
“I’ll try,” Lila deadpanned, “but I can’t make any promises. Especially not with this bunch.”
Despite herself, Laura snorted out a laugh, unable to deny how difficult it was to get any of her boys in front of a camera. “Just do your best,” she offered, before pressing on. “Speaking Dad and Nate, where did they get off to?”
“Dad went to put Nate down in the other room about—thirty or forty minutes ago,” Lila replied. “He still hasn’t come back yet. Want me to go find him?”
“Hhmm,” Laura hummed as she debated her answer. She didn’t want to interrupt, especially if Nate was being particularly difficult. However, she also didn’t want to miss out on the opportunity to speak to her husband. “Yeah,” she decided, “but don’t interrupt if he’s busy or if Nate’s giving him a hard time.”
“Ok,” Lila agreed. “Hang on.”
“Bye, Mom!” Cooper called out.
“Bye, Honey,” Laura replied just before the background static cut out, suggesting that Lila had switched her off speaker. She waited patiently as her daughter supposedly made her way to wherever Clint had taken Nate.

Of course! Unfortunately I feel like this will be more of a warning than any advice but I hope that's still something at least.
So for context, the first winter, me and my mother were living with my sister in her new house, where the heater was actually broken. The house was between 40 and 9 degrees F at all times. The second time, there was no reason it should have happened. My mom bought an uninsulated shed with no electricity and plumbing that she wanted to turn into a tiny home. And me and her slept there but spent most of our waking time in my sister's house (because obviously the shed was miserable).
My mom had a very strange idea of what was and wasn't a necessity and heating, electricity, and plumbing seemed to go in that unnecessary category. 🤦‍♂️
So first off, starting with the best advice I can give if you're unavoidably stuck in a home with no heat: if you have electricity or hot water, get a hot water bottle or heating pad for every person there. Put it under your blankets with you anytime you have to sit/lay down. Blankets/coats/etc alone will not be enough as your body eventually loses energy. Drink hot teas and eat warm foods- it's ESSENTIAL that everyone eat enough as those calories will go towards warming you up. Wear shoes in your house as your floor will get very cold. If you can, spend as much time in heated buildings (even if its public- like a store or library) or vehicles.
If you have hot water and decide to take showers in a house with no heat, just be prepared for excessive steam. You'll want to stay in the blissfully warm water for hours but the steam may become so thick that it's actually difficult to breathe (and I'm pretty sure this could make you sick as well though I'm not sure). On a less dire note, it can also cause water damage to any wood and the ceiling/walls of your bathroom so brief warm showers are probably the best.

October 3rd, 2015
I was a few weeks shy of 14 and I’d had a hell of a year. My aunt’s death had been a wave of ice cold water on my system and my feelings were still frozen when I got the news that my grandpa had died. I didn’t cry when my dad came into my room to tell me the news. I just said “oh, okay” and continued on with whatever I was doing. 
I think it was a Sunday night when it happened. If it was, it was on the 20th of September. I always mix the date up, though. My reason for believing it was that day, specifically a Sunday, was because I remember going to school and telling my friends “yeah, we have Friday off of school, but I’ll be spending it at a funeral”. I was in that ICU waiting room eating Burger King onion rings hours before.
I think my mom was thinking heavily about going to a grief camp after my aunt, who you should know was not technically my aunt, but a close family friend, had died. My sisters were at the Detroit Zoo with my grandma when that had happened, my mom calling her to tell her the news and beg her to not tell them. My grandma is a bit of a loud mouth, in all honesty.
My grandpa’s death was sort of the defining factor for it, the straw that broke the camel’s back, so to speak. After he had passed, after the funeral and the absolutely awful experience of that, she had brought up to me and my sisters that she wanted to help us, and that the zoo in my city was holding one for all ages and that she would like for us all to go.
I didn’t want to go. I really didn’t want to go. I was dealing with crippling anxiety that was not yet diagnosed, let alone treated, and insurmountable grief. The last thing I wanted to do was talk about it with a ton of strangers. I don’t know how I would’ve spent the time if I hadn’t gone, but I would’ve had more fun with that.
Mom threw out information about this grief camp for days leading up to it. How we would probably get free things (god, I’m a sucker for free shit), how they would provide food, how it would only be for a few hours. I didn’t agree to go until that morning. Ultimately, I wanted to make my mom happy.
It did make her happy, by the way.
By the way, I regret going.
It was October 3rd in the middle of Michigan. Apparently kids and parents from around the state had all come along to attend this event. It was held outside, under tents and while it was windy I think they had space heaters in the tents with us. We were split into age categories. I was allowed in the 14-17 group despite still being 13, because I was close enough. I was basically already 14, it just wasn’t official for another couple weeks, you know?
That’s when and where I met him.
There was nothing remarkable about him and his appearance. He looked like any other teenage boy in Michigan during that time. He had dirty blonde hair in what looked like a slightly grown out buzzcut, wore a hoodie and dark blue jeans with sneakers. He really wasn’t remarkable. I went to school with countless other guys that matched his style.
Apparently I was remarkable, though. To him at least.
It was weeks before I was able to cut all my hair off. I had to keep my long hair until after my aunt’s wedding, because it was long and beautiful and she had already hired someone to do our hair and had the consultation. I instead had it hidden in a bun underneath a beanie, grown out side bangs from my wannabe scene-kid haircut sticking out of the FBI hat I had gotten in DC months before.
I was wearing a leather jacket, I don’t recall what was underneath it though. For bottoms I was either wearing leggings or skinny jeans with slightly heeled boots. I don’t remember much about what I wore.
While he wasn’t remarkable, I knew something was going to happen. I don’t believe in love at first sight, but I believe you know when someone is going to have a large impact on your life from the first look. Whether or not it’s going to be good or bad was revealed in time.
We stuck by each other for a majority of the time, along with another girl in our age group. When I saw my mom later in the day she had looked relieved, that I had made some friends. We had exchanged numbers at the end of the event and all went our separate ways, I went home while they had gone to the cities they had come from.
Hours later, while I was out shopping with my grandma, I had gotten a call from a number that wasn’t saved in my phone. At the time, I didn’t have experiences that brought me dread at a mysterious phone number, so I answered. It was him.
I’m not naming him yet, simply because I don’t know if I want to. If I want to put his name out there and be at risk of legal action if someone puts the pieces together and identifies him, or use the nickname I’d used for him online when I’ve talked about these experiences.
We had small talk, most of which I can’t remember. I remember my grandma wondering who I was talking to. I recall him boldly asking me out, over the phone when we had only met just hours before. I remember telling him I didn’t know who or what I was into. That I didn’t know if I liked boys or girls or both.
He said that made me sexier. 
Like I had said previously, I was a doormat. Still kind of am, to be honest. I didn’t know how to say no anymore, considering I had already had my first experience with saying no and it being completely ignored. So, I did what any normal confused, sad teenager would do, and I said yes.
He wasn’t my first boyfriend, and not my last, but fuck he’s one of the more memorable ones for all of the wrong reasons. But we’ll get to that later. 
My first boyfriend was a friend I had since preschool. His family owned a bowling alley in a nearby town and he was a bit spoiled, if not certainly more wealthy than I was. He had a trampoline AND a pool! It was an easy relationship, despite my mental struggles during that time.
I had later found out he only asked me out because he was too nervous to ask out my friend, but we lasted about a year. I don’t regret the relationship and the times I spent at his house, with his family and our friends playing video games or fucking around on Omegle. I cringe, yes, but it’s not something I regret.
There was a boy I dated for a couple weeks not long after my breakup from my first boyfriend. A friend of mine, although not nearly as long as I had been with the first. He’s the one that didn’t know what the word “no” meant, but this is not about him. Yes, I do regret it.
So I had some experience with dating before him. Not much, not as much as many of my peers did, but this wasn’t my first time dating someone. This was different, yes, but not entirely new. While my two previous boyfriends had each lived a walking distance away, he was in a completely different town.
We were two young high schoolers who couldn’t drive, so it was going to be a semi-long distance relationship. Did I have feelings for him? No, not really, we had met and become friends just hours ago, but why not give it a shot? It couldn’t hurt, right?
Right?
So October 3rd of 2015 was when this whole shitshow of a relationship began. I regret this day more than any other. I wish I had stayed home, rotting in my bed with the lights off. I wish I was comfortable with letting him down gently. I wish I had never met him.
