Could I ask for 141 with a southern male reader? I’d like to know what the boys would think of a heavy southern drawl (cowboys are all the rage now a days lol)
Wish I could write more, but I don't have much time rn. But I wrote as much as I could and on my blog theres more fics about y'know cowboy/southern reader
141 BOYS X SOUTHERN MALE READER
Tumblr media
Price is probably the least bothered by your accent. But he is interested by it. It's not everyday that he hears a southern accent like yours.
He secretly likes the silly nicknames you give him.
Anytime the team has a free day or something you'll take him to see you ride at a rodeo.
He probably knows how to ride a horse so you and him would spend time together riding around valleys and mountains and hike and camp. Like some brokeback mountain type shit.
As you two grow closer one day you'll just plop down your cowboy hat on his head and just walk away like nothing happened. Like your hat would just be a symbol of y'alls friendship when you give it to him.
He's not a messy person, but when it comes to arguing and he hears your accent thickens as you argue with the person, he'll watch from afar only stepping in when it becomes heated.
You teaching him how to use a lasso and how to make a lasso.
He likes to playfully correct your grammar when you say things. "Ain't isn't a word L/n."
He likes to help out on your ranch/farm from time to time.
Likes to call you outlaw.
Tumblr media
"It's hotter than a witches cooch ain't it soap?" *Soap stares at you like your were some fucking weirdo.* Your guys first ever conversation.
From that day forward y'all became the most annoying duo inside the whole military.
Steals your cowboy hat and boots all the time.
"Yer got a ol' lady at home or what?" Soap asks in a teasing tone.
Him laughing his ass off if you ever get thrown off a bull/horse.
If you have a ranch and you invite him over he would not help at all with chasing/ hurdling cattle. But he does help you groom the horses and milk the cows.
Him not trying to giggle while you scold him, because your accent is thicker and louder every time you do it.
Likes to poke fun at your accent even though he cannot be talking like at all.
Watching you in awe as you lasso an enemy and tie them up as if they were just some light sheep.
If you like to chew on wheat straw he'll side eye you a couple times as you just mind your business.
At your ranch he'll make a little competition to see who can lift more hay barrels.
Likes to watch you argue because you have a small temper and can be angered easily. So he just likes to see a good southern brawl from you.
Tumblr media
He was finally at peace once that he heard a familiar accent from where he was from.
The boy was thrilled to hear an american accent let alone a southern one. He was over the moon.
He probably grew up with people with a southern accent so once he heard yours he knew he had to get you on his side.
He knows how southern people get with their temper and feelings so he tries his hardest for you to not hate him like the others do.
Slowly you two begin to bond.
And once you two become friends y'all begin to hang out. He knows alot about farm animals and etc so he would help out at your farm/ranch. He loves taking care of the crops and all that.
The others on the team call you crazy for trusting him, but with your small temper you shouted at them with your accent coming in full force.
You calling him "City boy." while he calls you "Cowboy."
Him picking up your accent and words.
Since your accent begins to rub off on him he'll start calling you"darling." or "sugar."
Slowly tries to make you betray the team with him. He wouldn't force you, but he'll just go on and on as to why you should side with him.
THE END

HWS Switzerland headcanons
Multilingual by default. Also speaks the langauge of his businesspartners fluently.
Speaks extra thick Schwyzerdütsch with Gilbert, Ludwig, and Roderich just because he can. Gradually elevates difficulty levels to Berndütsch if they seem to slowly understand the previous levels of Schwytzerdütsch
A lot of Norse countries get credit for surviving harsh winters but he's equally tough. Surviving in a mountainy region with drastic winters is tough work.
Survivalist to the max. MacGuyver's himself through any rural environment.
Good with animals, especially more "difficult" to handle farm animals, like goats, cows, and donkeys. Trains his shephearding dogs perfectly. Doesn't like horses though. Not sturdy enough and too much maintenance. Adores his wildlife, especially vultures. Usually he doesn't like talking more personally to people but will hold an entire lecture on vultures and their significance in the ecosystem when prompted.
Also trains avalanche-rescue dogs.
Crafty in many departments: Can make his own food (from wheat to bread, milking to tasty aged cheese, etc.), expert forager, knits comfiest socks, hats, and sweaters, excellent first aid skills, expert woodworker, understands the physics of technology in extreme weather conditions, knows how to handle animals (wild or domestic), can fix almost any machinery. For some reason believes that qualifies him to cut his own bangs.
A bit intense when organizing. He's always organized about every event: Winter, business, travel trips, party planning. But he gets irritated if others are lax in this deparment when they're trying to organize the same thing.
Likes the finer things in life. Everything he surrounds himself with is of good quality whereas not boisterous. It's all very tasteful.
Likes to eat well.
Still drives over the border to shop at the grocery stores of his neighbor countries because the prices are much lower. Still complains about the cheese quality though.
Can be surprisingly charming at first meetings. Treats prople with reserved politness, makes small, light hearted jokes. But he's extremely difficult to get close to on a personal level.
Even spontaneous meeting just too chat are already too familiar to him.
Not uninterested in others but enjoys being mostly by himself.
Actually can be very funny. It's mostly dry humor yet he has an unmatched timing. When he doesn't laugh at anyone else's jokes it's not for not getitng them but because he purposefully wants to signal that he doesn't want to dignify that comment with a laugh.
Deadpan comments are politely formulated yet ice-cold.
Quiet interested in culture. Loves to go to art exhibits, museums, or watch movies. Even enjoys experimental stuff. Yet, if he doesn't like something he will tear it verbrally to shreds for having wasted his time.
Uses many food metaphors without him noticing.
In modern days he has fun creating hip-hop-tracks. Nobody but him likes that.
Although he enjoys the refinery of urban environments, when he gets overwhelmed he retreats into the mountains to do craftswork, tend animals, and generally avoid human contact.
Terrific at any sport related to winter and mountains. Has to ski well by necessity although his first attempts at snowboarding were hillariously clumsy. Equally passionate about hockey and figure skating. Hiking and mountain climbing are his summer time passions. Very convinced by his climbing skills, so he died on several ocassions doing freestyle climbing. Stubbornly doesn't accept his failure though.
Many of his early deaths include death by avalanche, guessing what herb is edible or not, freezing to death, and getting in a wresting match with a billy goat once.
Interested in science as so far as it serves to better human living conditions in natural enviroments, or how to do things more practically. Loves riding the train to watch the panorama although not keen on Ludwig nerding out about trains.
If he had to choose, his favourite neighbour might be Francois (don't tell him that though).
Of course he's a pretenstious schmuck about his chocolatier skills. Belgium and him have silent rivalry about who's choclate gets more praise.
Never leaves the house without a Swiss army knife.

A main pillar of PiS’s campaign has been the festive picnics held in rural areas, organised to ensure this key part of the electorate sticks with the party on October 15. Yet the mood at these events could hardly be described as enthusiastic.
It’s Saturday around noon and a few hundred people are celebrating Mass on a football field on the premises of the agricultural school in the village of Mietne, in the Garwolin commune, about 70 kilometres south-east of the capital Warsaw.
Prime Minister Mateusz Morawiecki, flanked by Polish Agriculture Minister Robert Telus, is sitting in the front row, diligently singing fragments of the Mass or crossing himself at the appropriate times. Law and Justice (PiS) parliamentary candidates from the region, including Maria Koc who is first on the PiS electoral list, are seated next to the prime minister, the piety on their faces broadcast live on a huge screen above the stage.
The picnic, under the banner “Gratitude to the Polish Village”, is organised around several elements: a religious Mass, a market where local producers display their foods and a recruitment point for the Polish military. But the main reason everyone is here is to listen to the speeches of the campaigning politicians.
“As of midnight today, just 12 hours ago, we prolonged the embargo on Ukrainian grain independently of what the European Commission decided,” Morawiecki announced from the stage at the September 16 event, referring to an import ban on Ukrainian wheat, corn, rapeseed and sunflower seeds that are destined for foreign markets but which actually remain on domestic markets, causing prices to collapse.
“We did this because we are taking care of Polish farmers. We are the ones who cared about Polish farmers during the COVID-19 pandemic, the ‘Putin-flation’, the big energy crisis – and we are the ones caring about the Polish farmers today, during the Ukrainian grain crisis,” he explained.
“Tusk and that ‘Judas’ went to Brussels and got nothing – because, over there, it’s German interests which dictate,” Morawiecki said, referring to the leader of Civic Platform and the farmers’ leader Michal Kolodziejczak who was persuaded to run for parliament on the lists of the main opposition party.
While people who live in the countryside have traditionally supported PiS, farmers have become increasingly disenchanted with the governing party over the last few years. The points of contention include poor management of outbreaks of animal illnesses, the weak position of farmers in relation to the multinationals that dominate the retail sector, the rising cost of fertiliser, and lately the dumping of Ukrainian grain on the Polish market.
Yet despite Kolodziejczak as well as Poland’s small agrarian party joining the opposition ranks, the solutions that the liberal-democratic bloc are offering rural voters ahead of the October 15 general election do not seem attractive enough to draw many away from PiS – even if they are no longer enthused by the governing party.
‘The mayor told us’
Among those exhibiting their products at the picnic were women representing so-called “Country Housewife Circles” from various municipalities in Garwolin and the broader western Mazowsze area. These Circles, an important element of Polish rural life, bring together women not only to cook and showcase food products from their regions, but also to integrate and socialise. Many Circles also organise activities such as hiking trips or computer classes.
Without exception, all the women representing Circles interviewed by BIRN said their clubs do not have any clear political orientation.
“We are here because the mayor told us to come, to display the traditional food products in our region,” one of the women said. “But our Circle does not have an official position of supporting or opposing PiS – our members are free to have any political views they want.”
“It is not easy to make a living out of farming these days, and we do not get enough governmental support,” another of the Circle women, herself a farmer, said, revealing a hint of more negative views on PiS than the organisers of the picnic might imagine.
Other women explained they are not farmers but rather work in sales, agro-tourism or areas not connected to farming, and that the Polish countryside has changed dramatically over the years. That is, the cliché of the Polish farmer that the PiS event seemed to be designed for – deeply Catholic, tied to local traditions and faithful to state institutions – no longer seems to correspond to most of the inhabitants of rural areas these days.
According to the National Statistical Office (GUS), about 40 per cent of the 38 million Polish population live in villages and – contrary to expectations – the number of people living in rural areas has been slowly increasing over the last few years as urban dwellers migrate to small localities or villages nearby.
However, only a fraction of rural dwellers are farmers. According to official data, there were around 1.3 million farms in the country in 2020, a fall of nearly 13 per cent compared to the previous census in 2010.
And, importantly, according to the 2022 edition of a periodic mega-study on rural life published by the Foundation for the Development of the Polish Village, the way of life of inhabitants of cities and villages no longer differs as much as might once be assumed.
The study shows that while rural inhabitants tend to have more conservative values and be more supportive of PiS than city dwellers, as of 2020 the opinions of inhabitants of villages and farmers have become more negative towards the government – even if those negative views are less strong than seen in the general population.
At the same time, the authors of the study found that “although before rural dwellers and farmers used to be more optimistic about their future than the general population, those differences have significantly decreased as of early 2022.”
Rural inhabitants and farmers, it seems, have become less certain that PiS can ensure a good life for them and their families than they used to be.
If at the last election 56 per cent of rural voters chose PiS, an April poll indicated that only about 38 per cent would stick with the governing party this time around. This has contributed to PiS’s lead over Civic Coalition narrowing to 6 percentage points as the election approaches, according to Politico’s latest poll of polls.
“I will be voting for PiS, but I am 60 per cent satisfied with them and 40 percent unsatisfied,” Waldemar, a 75-year-old retired building administrator from the village of Mietne, told BIRN at the Garwolin picnic. “I worked hard my entire life and I have a comfortable pension. But they’re wasting too much money – was it necessary to spend so much on such a fancy event?”
Who else to choose?
The main liberal opposition party, Civic Platform (PO), engineered a surprise move back in August when it announced that Agrounia leader Michal Kolodziejczak would run for parliament on its lists. Kolodziejczak has been the most vocal among farming leaders protesting against PiS and the Ukrainian grain and other exports flooding the Polish market.
“Putting Kolodziejczak on the PO list was smart, but the impact is not likely to be that huge,” Ruta Spiewak, a researcher from the Institute of Rural and Agricultural Development at the Polish Academy of Science, tells BIRN. “Kolodziejczak appeals to big farmers, and there are about 300,000 big farms in Poland. It’s not a few, but it won’t dramatically change the election result.”
She adds that there’s a danger some farmers could regard Kolodziejczak as a “traitor”, hence Morawiecki’s use of the “Judas” perjorative in his speech at the Garwolin event.
Spiewak draws attention to the diversity within Poland’s rural population; “there is no one rural area, there are many rural areas in Poland,” she explains. For example, city dwellers recently relocated to villages who still keep connections to urban life might be interested in the PO offer, but some might also be attracted to the far-right Confederation, the expert thinks. Another demographic that could be drawn to the far-right in rural areas are the youth, who see little options for a good life and prosperous future where they live.
Some rural voters will also still prefer the small agrarian party PSL, now united with the Catholic progressive political party of Szymon Holownia, under the banner “Third Way”. The alliance is broadly affiliated with the liberal opposition, though some polls indicate it will struggle to meet the threshold to enter parliament.
“We may expect that those living in rural areas further from the big cities will continue to vote for PiS,” Spiewak says. “Many of them do not make a living out of farming, and they don’t make a lot of money. They are frustrated with the sky-rocketing costs of living, so they need the PiS subsidies. And then their main source of information is the PiS-controlled state television.”
“The problem, really, is that no one else talks to these people directly, apart from PiS. You go to some areas deeper into the countryside and all you see are election posters of PiS – no one else goes there,” she says.

1.  At least 1,000 killed in Earthquake in Afghanistan.
A magnitude 6.1 earthquake struck Afghanistan Wednesday, killing at least 1,000 people with death tolls expected to rise. The earthquake struck the south east of the country near the border with Pakistan, hitting cities like Khost particularly hard. The response will be a test of the new Taliban government and will also highlight the outside world’s willingness, or lack thereof, to work with them. The damage is already devastating and assessments are still early and coming in so much of that work remains to be done and how well and effectively it happens remains to be seen.
2. Former treasury secretary Larry Summers says unemployment may need to rise as high as 10% to fight inflation.
Larry Summers says he saw inflation coming. What made Larry Summers unique is that he immediately called for the Fed to raise interest rates at the very idea that it could be possible we might start to get inflation. Raising interest rates will lead to a recession, especially because the Fed has engaged in a decades long saga of pumping as much money as humanly possible into the IV that is hooked up directly to capital’s arteries. Quantitate easing is a policy by which the Fed literally buys the bad debt of businesses that they want to sell. It has pumped trillions of dollars into the economy. This has happened essentially without pause since 2008. This was all fine, until we started getting unions, and Summers knows that the reason to hike interest rates doesn’t have anything to do with the high prices, it has to do with keeping the loose labor market that capital depends on. Summers wants to fight workers.
3.The average home in the United States costs 484,523 pieces of avocado toast.
Millennial Review Facebook commenter Jonathan urged us to “cut out avocado toast for 40 a month” and “buy a $15,000 beater home” to get started. I was just crunching some numbers. And according to the St. Louis fed, the average price of an avocado in the U.S. is $1.26, the average price of a loaf of wheat bread is $2.56. Assuming 12 slices in the loaf, and we’re eating the butt, and two pieces of avocado toast per avocado, we’re looking at .84 cents per slice of avocado toast. That puts us at 47 pieces of avocado toast a month to meet the $40 a month threshold. It also puts us at 484,523 pieces of avocado toast to meet the average home price in May of $407,000. And 17,857 pieces of avocado toast to match his $15,000 “beater house.” The problem isn’t avocado toast, it’s capitalism.
4. Joe Biden chooses Social Security privatizer to oversee Social Security Administration.
Joe Biden has a long history of at least being open to privatizing Social Security. Infamously during “the grand bargain” of the Obama administration, Biden was the point man working with Mitch McConnell for the administration trying to get Obamacare passed, and on the table were significant cuts and private carve outs for Social Security. So it should come as no surprise that Biden just appointed conservative Andrew Biggs, who has advocated for wholesale privatization, to the Social Security Administration Advisory Board. A career think tank ghoul who has long tried to ax Social Security now has significant oversight and power over the program. Great job Joe.
5. Inflation, gas prices, up in much of the world, not just the U.S.
Inflation and in particular rising gas prices are becoming a fundamentally important political issue in the United States. Much of the blame for the economic woes those higher prices causes falls on the shoulders of the Biden administration. Some of that blame is warranted, Biden is the president after all. But looking to the international situation shows that blame should at least be geared toward structural solutions and not just taking pot shots at the president. Inflation is up in much of Europe, particularly in the U.K., it’s also up in Canada, Japan, and South Korea. Gas prices are up universally as well. These problems aren’t unique to the United States and a Republican administration certainly won’t fix them.

Due to the price hike, India will sell Bharat brand rice at Rs 25 per kg.
The government is taking steps to reduce inflation in rice. Now they are selling rice under the Bharat brand at 25 rupees per kilo.
Tumblr media
Kisan App It will be available for purchase at the Nafed, NCCF and Kendriya Bhandar outlets. Can you believe that the government is now selling bread flour and lentils under the same brand? This is amazing! worlds!
Krishi App The cost of cereals went up by 10.27 % in November which increased the overall food inflation rate to 8.7% in comparison to the previous month's rate of 6.61%. Almost 50% of the entire consumer price basket comes from food inflation. The government is controlling wheat prices by selling it more in the market, but the sale of rice is very low. If you see prices of basic food items rising, it can impact the voters in a negative way during the polls. Recently, the Food Corporation of India (FCI) made some changes to its rice OMMS rules. Now, it is a bit more relaxed. The amount of rice that a bidder can bid on has been set to a minimum of 1 ton and a maximum of 2000 tons. This step has been taken to improve the sale of rice in the market through OMSS and make more grains available to consumers.

Food Extrusion Market to Record Steady Growth by 2026
The global food extrusion market is estimated to be valued at USD 73.1 billion in 2021. It is projected to reach USD 99.7 billion by 2026, recording a CAGR of 6.4% during the forecast period. The demand for ready-to-Eat (RTE) snack foods is growing due to their convenience, nutrition value, attractive appearance, taste, and texture. Cereal-based extruded snacks are the most commonly consumed snacks. Extruders blend diverse ingredients to develop novel snack foods. The quality of the final product depends on the processing conditions used during extrusion, which include the composition of the raw materials, feed moisture, barrel temperature, screw speed, and screw configuration.
Tumblr media
Download PDF Brochure:  https://www.marketsandmarkets.com/pdfdownloadNew.asp?id=221423108
Drivers: Increase in demand for processed product types
The food extrusion market is primarily driven by the growth of the processed food industry. The changing lifestyles and high disposable incomes of the population have led to an increased demand for ready-to-eat product types as they help save time and effort. Additionally, the demand for processed product types from the urban population of developing economies is expected to subsequently drive the demand for food extrusion equipment. The rising per capita income and the increasing trend of snacking between meals are also fueling the demand for extruded product types. Consumer preferences in emerging economies such as China, India, Brazil, and the Middle East have gradually transitioned from traditional homemade breakfasts and snacking meals to ready-to-eat products over the last couple of decades.
Restraints: Volatility of raw material prices
Changes in climatic conditions across the globe have reduced the production of raw materials, such as potatoes, corn, and tapioca. Snack pellet manufacturers suffer a shortage of raw material supply and are unable to meet the rising demand. Due to the volatility factor, the prices of other raw materials, such as wheat and vegetable oil, vary by more than 40%, along with the fluctuation of natural gas by more than 25%. In addition to this, the high price of snack pellet ingredients, such as binding agents and savory flavors, also act as a restraint. Due to a hike in the pricing of raw materials used for snack pellets, manufacturers are experiencing a declining trend in their profit margins.
Make an Inquiry: https://www.marketsandmarkets.com/Enquiry_Before_BuyingNew.asp?id=221423108
Single screw extruder has uniform expansion of raw materials
A single screw extruder consists of a live bin, feeding screw, preconditioning cylinder, extruder barrel, die, and knife. It uses one single screw in the barrel of the extruder to transport and shape multiple ingredients into a uniform product type by forcing the ingredient mix through a shaped die to produce a uniform shape. Single screw extruders typically consist of three zones: feeding zone, kneading zone, and the cooling zone. In contrast to twin screw extruders, single screw extruders have poor mixing ability, owing to which the materials are required to be pre-mixed or preconditioned.
The European region dominated the food extrusion market.
The presence of a developed snack food market offers the European food extrusion market a prominent consumer base with opportunistic growth prospects. The growth of the food industry in this region is estimated to be driven by increasing consumption of processed product types in the Eastern & Southeastern European countries. Increasing consumption of snack product types in this region has also compelled manufacturers to source extruded snack products from other parts of the world for an uninterrupted supply of raw materials, as domestic production is not sufficient to meet the demand from the food industry of Europe.

What You Should Know about Selling Farms and Agricultural Land
Farms and agriculture land for sale are areas of land that are primarily dedicated to the cultivation and production of crops, livestock, and other agricultural products. They serve several important purposes for those interested in purchasing these types of land for sale:
Crop Production: Agricultural lands like coconut land for sale in Sri Lanka are used to grow a wide variety of crops, including staples like wheat, rice, corn, and soybeans, as well as fruits, vegetables, and specialty crops. These crops are essential for human and livestock consumption.
Livestock Farming: Some agricultural lands are used for raising livestock, such as cattle, sheep, pigs, and poultry. These animals are raised for meat, dairy, and other products.
Forestry: Some agricultural lands are dedicated to forestry, where trees are grown for timber and other wood products.
Horticulture: Agricultural lands can also be used for horticulture, which involves the cultivation of ornamental plants, flowers, and landscaping materials.
Fibber Production: Some lands are used for growing crops like cotton, flax, or hemp, which provide fibres for textiles and other products.
Biodiversity Conservation: Agricultural lands can also play a role in biodiversity conservation when managed in a way that supports wildlife habitat and environmental sustainability.
Agricultural Research: Some agricultural lands are used for research purposes to develop new farming techniques, crop varieties, and livestock breeds, aiming to improve agricultural productivity and sustainability.
Recreation and Aesthetics: Agricultural lands can offer recreational opportunities such as hiking, birdwatching, and photography. They can also contribute to the scenic beauty of a region.
Economic Activity: Agriculture is a significant driver of economic activity in many regions. Farms and agricultural lands provide employment opportunities and contribute to a country's GDP.
Agriculture is essential for providing food, fibre, and other raw materials for various industries. It plays a crucial role in ensuring food security and supporting rural livelihoods. The specific use of agricultural lands may vary depending on factors like climate, soil type, and local economic conditions. Sustainable and responsible management of agricultural lands is critical to ensure the long-term availability of these resources and minimise their environmental impact.
What to consider when selling farmland and agricultural land?
Selling farms or agricultural land is a significant decision that requires careful consideration to ensure you get a fair value for your property. Here are some important factors to consider when selling agricultural land:
Property Valuation: Determine the fair market value of your land. Consider hiring a professional appraiser with experience in valuing agricultural properties. They will take into account factors like location, soil quality, water availability, and potential for development.
Zoning and Land Use Regulations: Understand the current zoning regulations and land use policies that apply to your property. These regulations can impact the potential uses of the land and, consequently, its value.
Property Condition: Assess the condition of the land, including the quality of the soil, infrastructure (such as irrigation systems or buildings), and any environmental concerns like soil contamination. Buyers will be interested in these details.
Market Conditions: Stay informed about the current state of the real estate market and the demand for agricultural land in your area. Timing your sale to coincide with favourable market conditions can have a significant impact on the selling price.
Legal and Financial Considerations: Consult with legal and financial professionals, such as lawyers and accountants, to ensure you understand the tax implications and legal requirements associated with the sale.
Improvements and Infrastructure: Document any improvements on the property, such as barns, housing, or irrigation systems. Buyers may be interested in these assets, which can affect the property's value.
Water Rights: If your property has water rights, make sure to clarify the specifics of those rights, as they can significantly affect the land's value. Water availability is crucial for agriculture.
Environmental Issues: Address any potential environmental concerns, such as soil contamination or wetland restrictions. Being upfront about these issues can build trust with potential buyers and prevent legal complications down the line.
Market Your Property: Invest in a marketing strategy to reach potential buyers. This may include listing your property with real estate agents, using online listings, and promoting it through agricultural networks and industry publications.
Negotiation and Terms: Be prepared to negotiate with potential buyers. Consider the terms of the sale, such as the payment structure, financing options, and any contingencies, and be open to flexibility if it benefits both parties.
Legal Documentation: Ensure that you have all the necessary legal documentation in place, including the deed, title, and any necessary permits or licenses.
Consult Professionals: Seek guidance from professionals who specialise in agricultural real estate transactions, including real estate agents, lawyers, and accountants, to navigate the process effectively.
Tax Implications: Be aware of the tax implications of the sale, including capital gains taxes and any available exemptions or deferrals.
Selling agricultural land can be a complex process, and it is essential to approach it with careful planning and due diligence. Working with professionals who have expertise in agricultural real estate can help ensure a smooth and successful sale.
How to sell farmland and agricultural land
Selling farmland and agricultural land involves a multi-step process that requires careful planning and consideration. Here is a step-by-step guide on how to sell agricultural land:
Determine Your Goals and Reasons for Selling: Identify your motivations for selling the land. Are you looking to maximise profit, downsize, or relocate? Understanding your goals will help shape your sales strategy.
Property Valuation: Get a professional appraisal to determine the fair market value of your land. An experienced appraiser will consider factors such as location, soil quality, water availability, and improvements on the property.
Prepare the Property: Make necessary repairs and improvements to enhance the land's appeal. Clean up the property, repair buildings and infrastructure, and address any environmental or zoning issues.
Gather Documentation: Assemble all relevant documentation, including the deed, title, survey records, tax information, water rights, and any permits or licenses. Buyers will want to review these documents.
Zoning and Land Use Regulations: Understand the zoning and land use regulations that apply to your property. Be prepared to explain these regulations to potential buyers and how they might affect land use.
Environmental Considerations: If there are environmental concerns on the property, such as soil contamination, be upfront about them and provide information on any remediation efforts that have been undertaken.
Market Research: Research the current real estate market conditions in your area and the demand for agricultural land. This information will help you set a competitive price and determine the right time to sell.
Select a Real Estate Agent: Consider hiring a real estate agent with experience in selling agricultural properties. They can help market your land, find potential buyers, and guide you through the sales process.
Marketing and Listing: Develop a marketing plan that includes online listings, advertising in relevant agricultural publications, and reaching out to your agent's network. High-quality photos and detailed descriptions are crucial.
Showings and Tours: Accompany potential buyers on property tours to highlight its features and answer questions. Be prepared to provide information on soil quality, water sources, and any other relevant details.
Negotiation: Be prepared to negotiate with potential buyers. Discuss the terms of the sale, including the purchase price, financing, and any contingencies.
Accept an Offer: Once you receive an offer that meets your requirements, carefully review and consider it. If you accept the offer, you may enter into a purchase agreement or contract with the buyer.
Due Diligence: During this stage, the buyer will conduct due diligence, including inspections, soil tests, and an assessment of any potential issues. Be responsive to their requests for information.
Closing the Deal: Work with a lawyer or real estate agent to navigate the closing process. This involves transferring the property title, settling any outstanding taxes or liens, and completing all necessary legal paperwork.
Tax Implications: Be aware of the tax implications of the sale, including capital gains taxes and any available exemptions or deferrals. Consult with a tax professional to manage these matters.
Finalise the Sale: Once all the terms and conditions have been met, and the necessary paperwork is in order, the sale will be finalised. The property title is transferred, and you receive the proceeds from the sale.
Selling farmland and agricultural land can be a complex process, so it is essential to work with professionals who have experience in agricultural real estate transactions. They can help you navigate the process, ensure a smooth sale, and protect your interests.

The Impact of the Russia-Ukraine War on the Global Economy
Tumblr media
It’s been more than a year since the catastrophic Russian invasion of Ukraine began. Today, as the war between the two countries continues, the rest of the world is strongly feeling its impact.
Why should we know about it?
Now, it might be slightly surprising for a few people to think of how the Russia-Ukraine war is affecting the rest of the world. Well the truth is, it is, and in a major way. The impact is being felt and seen throughout the international economic landscape. Therefore, it is important that all of us know about how this evolving situation is causing a financial slowdown globally.
What aspects are affected?
The main aspect that is affected by the war is the commodities channel. Both Russia and Ukraine are global exporters of some essential commodities that are in high demand across different parts of the world. For example, Russia is the largest exporter of wheat and countries like Egypt and Turkey are highly dependent on it for their food supply. Apart from this, Russia is also one of the largest producers of natural gas and oil. About 201.7 billion cubic meters of gas via pipelines were exported by Russia in 2021 (source 1).
Moving on to Ukraine (the breadbasket of Europe), it is known to be one of the largest exporters of wheat, corn and barley. Also, about 46% of the world’s sunflower oil demand is met by Ukraine (source 2). Countries like Lebanon and Indonesia depend heavily on Ukrainian supplies to feed their people.
Both Ukraine and Russia individually hold a strong position in the global trade market. In fact, both these countries have large reserves of precious metals and rare minerals too. But since this war all these commodities supplies have suffered, and severely been impacted.
In an effort to bring about peace, many countries have made international sanctions on Russia. To retaliate, Russia has stopped export and import trades with many of these countries. As a result of this, the global ability to carry forward usual trade channels has been greatly minimised. Therefore, a great shortage in supply of essential commodities has taken place all across the world.
Ukraine too in its bruised lands is making the most efforts in providing for its inhabitants. But on the global spectrum, its ability to export and provide to others has been reduced or completely diminished.
The ultimate impact on the financial economy
As the war continues and as seen in the past year, the insufficient supplies and cut off trade channels have stirred up the financial stability across the world.
Supply shortages have led to high commodity prices because of which inflation rates have hit a record high. In order to control the inflation situation, central banks are raising interest rates, which in turn is causing a slowdown in economic activities. All this has ultimately caused a lot of distress amongst ordinary people. Their pockets have shrunk as their spending ability has lowered due to hiked prices of essential items, lesser job opportunities and stagnant or low wages.
Stock markets have incurred significant losses too. “The average loss across countries was 0.8 percentage points through high trade exposure to Russia, with a median loss of 0.47 percentage points. For firms with an affiliate in Russia, the average loss amounted to 0.73 percentage points, and the median loss was 0.52 percentage points. The losses, operating through both channels, are substantial” (source 3).
Final thoughts on the situation
There is neither a prediction of when the Russia-Ukraine war might end, nor is there a real idea of what will this end look like. All that is known is that this war has costed us heavily. We have lost countless lives, families have been ripped apart, children have suffered their worst trauma, and humanity stands a little crippled today.
While we anticipate, calculate and measure the losses in numbers, we must not forget that these are the times when we can truly count on our hard earned resources to support ourselves as well as our larger community. It is our responsibility to use our wealth in helping the war-stricken people living in the invaded areas during this time of distress. At Cogito Metaverse, we believe in supporting our residents in becoming financially stable, so in such times we can all be empowered to help each other.
Join us today and be a part of our digital country where fairness, justice and peace prevail, always.

One year to the Russia-Ukraine War: Effects on the Indian Economy | BDBIPL
As 2023 begins, the world is still dealing with the 3 Cs (covid, conflict and climate) a set of risks that feel both wholly new and eerily familiar. These concerns feel both entirely new and uncannily familiar. With the threat of these “older” risks—inflation, cost-of-living crises, trade wars, capital outflows from emerging markets, widespread social unrest, geopolitical conflict, and the spectre of nuclear war and constant climate changes.
The war between Russia and Ukraine has already lasted a full year. Since then, both sides have been actively waging a full-fledged war against one another a number of infrastructures have been destroyed, the war is still raging. But the ongoing Russia-Ukraine conflict has sent numerous shocks to the global economy, including that of India.
A year ago, following Russia’s invasion of Ukraine, there were concerns that the Indian economy would face increased uncertainty in at least three particular areas.
Increased inflation risks would provide additional difficulties for those in charge of overseeing India’s monetary policy.
The government’s fiscal consolidation plan would be in jeopardy if commodity prices increased, especially those of crude oil and fertilizers.
The external sector of the Indian economy would be under pressure due to an increase in import costs, while exports may suffer as a result of a potential slowdown in the world economy.
The war’s severe trade interruptions, spikes in food and fuel prices, and overall weakening of the world economy are all factors in the rising inflation and accompanying tightening of financial conditions worldwide. Conflict and a shift in geopolitics have created a new global alignment that is upending the global economy, including India’s.
How did India handle the conflict between Russia and Ukraine?
The conflict in Ukraine will likely be the least anticipated of the economic surprises India is going to encounter in 2023. There are no signs of a resolution, and it has been difficult to foresee how it would affect the different sections of the Economy.
India is in the incredibly fortunate position of almost surpassing China as the most populous nation on earth. Although far more drastic reforms would be necessary, its demographics indicate that it has the ability to grow at a rate closer to 8% annually over the next ten years.
There have been two direct effects for India and another, equally significant indirect effect that is it pushed up our import bill for both energy and fertilizers. Both these (and the rising price of wheat globally) have also contributed to rising inflation globally, promoting Indian policymakers to raise interest rates in tandem with the rise in global rates resulting in Higher inflation and lower growth for India in the initial phases of the conflict. The situation now has however come to a changing point for India with the changed policy and economic condition.
Domestic Equity Markets – The benchmark Sensex on the BSE lost 2,700 points and the Nifty50 on the NSE fell 815 points after Russia announced its military activities in Ukraine. The Sensex saw its steepest fall on February 24, 2022, since the Covid pandemic began in March 2020. That was also the fourth-worst fall in the index’s history. Sensex and Nifty fell to their 52-week low last year in June, due to rising concerns over the conflict and its impact on inflation, and the economy. Sensex touched a low of 51,360.42 on June 16 last year, while Nifty tumbled to 15,293.50. However, markets have also scaled new peaks over the past year. On November 30, Sensex crossed the 63,000 mark, and the Nifty breached 18,758 points, for the first time ever. The Index is not significantly impacted because of government policies and international support for the Indian market, even though recent stock market changes have caused instability.
India’s inflation and RBI’s rate hike – India’s GDP numbers have also been affected due to the ongoing conflict. According to experts, inflation will be a persistent issue for a while and the economy has been tackling a surge in prices for a while now. The conflict in Ukraine had a number of significant effects, one of which was the effort to keep domestic prices of important commodities in check, which widened demand-supply imbalances. The Russia-Ukraine conflict has crippled the global supply chain, triggering a global food shortage, and subsequently resulting in high inflation rates in countries. Retail inflation in India reached an 8-year high of 7.79% in April 2022, two months after Russia invaded Ukraine, and remained above the Reserve Bank of India’s (RBI) tolerance level of 2-6%. This was mostly fueled by the enormous rise in crude oil prices around the world, which exceeded $139 per barrel as a result of supply chain difficulties and numerous sanctions on Russia. Financial institutions have forecast that this year will see a slowdown in global economic development as inflation rates continue to rise in many countries. Yet analysts predict that India will continue to be a “bright spot.” India is anticipated to grow 6.8% in FY23 as a result of digitalization, cautious fiscal policies, and large finance for capital investments announced in the Budget this year. Russian oil imports into India have significantly increased during the past few months. It has insisted that it has a fundamental responsibility to ensure that Indian consumers have the best possible access to international markets under the most favorable conditions.
India’s crude imports – India’s decision to increase crude oil trade and economic engagements with Russia would have huge diplomatic and economic repercussions. It is significant to remember that India mainly relies on imports to meet its needs for oil. Over 5 million barrels of the nation’s daily average need for crude oil—or about 85%—are imported. In February 2023, India’s imports of crude oil from Russia reached a record high of 1.6 million barrels per day, surpassing the sum of imports from its two main suppliers, Iraq and Saudi Arabia. For a sixth consecutive month, Russia maintained its position as the sole major supplier of crude oil, which is refined into gasoline and diesel. Russia provided more than one-third of all the oil that India bought. Prior to the start of the Russia-Ukraine conflict in February 2022, Russia had a market share of less than 1% of India’s imports; when the conflict began, that percentage increased to 1.62 million barrels per day.
Impact on exports – In its monthly economic report, the ministry of finance highlighted that the country’s major export markets are anticipated to experience steep declines in 2023, which could result in lack lustre growth for India’s exports this year. The volume and value of trade are likely to continue to drop in 2023 as a result of slowing global output, which caused a decline in global trade growth in 2022. The slowdown in international trade, particularly from the US and two of India’s top export destinations, may have a big effect on the country’s exports as well. Lower demand for Indian goods would result from a slowdown in their economy. India’s exports have grown significantly in the last few years due to robust manufacturing across a number of industries and supportive policy conditions. India’s merchandise exports soared to a new high of US$417.81 billion in the fiscal year (FY) 2022, above the government’s target of US $400 billion. According to government projections, India will reach its US$450 billion export goal in FY 2023.
India’s currency devalued – The rupee has declined against the US dollar by over 800 paise (9.8%) in the year since Russia invaded Ukraine. The depreciation has been almost 11% lower overall in 2022 than it was in all of 2013. The external industry has demonstrated resilience on numerous fronts despite the downturn being the most severe since the taper tantrums of 2013. The Reserve Bank had to repeatedly draw from its reserves as a result of the currency market’s volatility, which was brought on by a rise in world oil prices after Russia’s invasion of Ukraine, making it difficult for policymakers to address imported inflation.
Russia became India’s 5th largest trade partner – During the period of April through December 2022, according to data from the ministry of commerce, Russia became India’s fifth-largest trading partner. Russia moved up the list of India’s top commercial partners this was because of an increase in oil imports, from position 25. China and Russia are the only two of India’s top five trading partners whose shipments declined in the first half of the year, despite a 17% increase in overall exports. Despite pressure from the US and other nations to limit imports after the start of the conflict in Ukraine, the government has allowed oil corporations to acquire additional petroleum from Russia, which in October became the largest supply of crude for India.
