FAQ
What is the average cost of a ground floor rear extension in London?
Answer: The average cost for a ground floor rear extension in London typically ranges between £1,500 to £2,300 per square meter. For a standard extension of about 20 square meters, the overall cost can vary from approximately £30,000 to £46,000, depending on the specifications and finishes chosen.
How does the size and shape of the extension affect the overall cost?
Answer: The size and shape of the extension significantly impact the total cost. Larger and more complex shapes require more materials and labor, which increases the expenses. Additionally, unconventional shapes might require custom solutions for construction and design, further elevating the cost.
Are there any additional costs I should consider when budgeting for a house extension?
Answer: Yes, besides the basic construction costs, you should account for additional expenses such as architectural design fees, planning permissions, building regulations, and interior finishes. These can add an extra 10-20% to your overall budget. It's also wise to set aside a contingency fund for unexpected costs during the project.
What are the cost differences between conservatories and orangeries?
Answer: Conservatories are generally less expensive than orangeries, with costs starting around £1,000 per square meter for conservatories and about £2,000 per square meter for orangeries. The higher cost of orangeries reflects their more robust construction and the use of more substantial materials, which typically results in better insulation and durability.
How can I reduce the cost of my house extension project without compromising quality?
Answer: To reduce costs effectively while maintaining quality, consider simpler designs and standard materials that are easy to work with and readily available. Additionally, sourcing multiple quotes from contractors can help you find the best value. Planning the project during off-peak seasons might also reduce costs, as contractors are often willing to negotiate during less busy periods.

I am so interested and invested in that Malec fighting after second marriage prompt.
I think the way Alec behaves in those moments of avoiding conflict is such an interesting arc cause we saw at the start of Tlnd how expressive he could get when angry. Whereas now it’s him holding himself back when certain things concern him and sort of going with the flow more. Which in hindsight can be a good thing but I think Magnus is very perceptive and would pick up on it very quickly. Like ‘oh, I thought you’d be more bothered that I’m taking Minnie to London for a month??’. Especially knowing how passionate and protective Alec usually is, I think the tempo shift would spark a very deep and emotionally open conversation.
Ngl my inner angst hoe was like: what if Magnus found Alec teary eyed on his office couch after coming back to the loft cause he forgot his phone. I kinda like seeing Aled being soft and vulnerable cause he’s normally the one who ‘holds it in until the job is done’. He wants to be strong for everyone but sometimes forgets he can let people be strong for him too.
Imagine if Max was the one to pick up on it too. Like ‘dad is so calm these days’ and Magnus is like ‘right?!?! what is with that!?’
Lots of questions in my head! I’m sure if you decide to explore this further it will reveal a lot of how we often revisit wounds is different forms until we sorta of find peace within them.
Thank you to the person who brought this one to your ask box!! It had my head working overtime!
100% agreed that Magnus would pick up on it and it would certainly lead to a conversation. I also see this happening a year or so after they get back together (not so immediate) and that prompts a conversation about divorce ptsd (which is rather real - especially for alec) and i think it might be something they'll address with Luca (since he is a trauma specialist) - to be a fly on the wall during this session.
To be very honest, this scene is definitely stuck in my head if i want to write something tlnd-related again.
Another possibility stuck in head is Alec's third term and the election. Because we know Magnus didn't get to vote the first (in london) or second (had an episode) time. So, imagine all the feels surrounding the third election. magnus being extra cautious so he doesn't get sick or doesn't get run over by a car (ha!) or just doing everything he can to make sure he doesn't miss it this time. oof. the possibilities.
i got off track but i shan't apologize.

Basement builders in London
Tumblr media
Basement conversions are one of the best ways to maximize your home ownership and increase its value, but where should you start a project? Is basement conversion a viable option?
If extending your home into the attic to create a loft or stepping out into the garden isn't an option for you, digging may be the only viable way to extend your home. Adding an underground level to your property can be a surprisingly cost-effective way to increase area, especially if you already have a basement or coal mine, as much of the excavation required has already been done.
Basements are common in many historic buildings, but because they were designed primarily as storage spaces, converting this dark and often cramped area into attractive, livable accommodation can present some challenges. Headroom is often one of the biggest obstacles to overcome, as a minimum clearance of 2m is required.
Additional structural work, sealing, and insulation may also be needed, not to mention you'll probably want to incorporate ways to let in natural light. Here you will learn more about the 5 most important steps to successfully complete a basement remodel and transform it into a new habitable apartment.
Maximize Clearance in a Basement Remodel
Don't make the mistake of skimping on ceiling height in your new basement renovation, or the room will never benefit from the same light, airy feel as the rooms on the upper floors of your home. "We recommend at least 2 m," says Katerina Spetsiou, project manager at Scenario Architecture. "For a basement remodel, you could get by with about 8 feet, but ideally you'd need 8 feet or more."
Even if the existing floor-to-ceiling height provides sufficient standing room, installing additional floor insulation and new finish above may result in excessive loss of overall height. If there is not enough space in the existing basement, additional excavation work may be necessary.
This significantly increases basement conversion costs. Therefore, it is important to consider this aspect at the beginning of your project. “For a finished basement conversion, depending on what is done, we would estimate between £1,500 and £3,500 per m² for a simpler scope project,” says Katerina. “With excavation costs, we would save between £4,000 and £6,000 per m².” Factors such as access, soil conditions, and labor costs in your area also play a role.
2. Excavation and preliminary construction work for the transformation of the basement.
Much of your basement renovation budget will likely go toward additional structural and excavation work, which may include measures to strengthen the structure and ensure the floors are supported. According to (Essex and London Construction: Builders for Basements, Lofts and Extensions), there are several key structural changes that homeowners typically want to make when carrying out basement conversions. “The first is to remove an internal retaining wall to create an open space. A gate/patio will then be created at the rear of the property which will lead out to the garden,” she says.
The third step is to lower the existing basement to create additional free space. Scenarios A and B require RSJ columns and steels, while the latter requires excavation and subfoundations.
3. Make sure your basement conversion is waterproof
A high-quality, durable waterproofing system is essential if you want your basement to look like any other room in your home. Barrier solutions are designed to keep water completely out of the building structure, while others assume that water will penetrate. This latter type of system allows water to drip into internal drainage channels before being removed through a sump/pump system.
Keep in mind that insurers typically require two types of waterproofing, designed and installed by specialists, so there is an alternative recourse if the first line of defense fails. “There are lots of different options. You need to evaluate the location and type of basement to decide which is best.”
The only way to get it right is to involve a professional waterproofing specialist in the early planning stages, certainly well before arriving on site. The floor must also be sealed and provided with cisterns. “Sealing is a crucial element and is very expensive to repair if it is not correct from the start.”
4. Follow building regulations
If you are converting your basement into a living area, you must adhere to the standards set out in Building Regulations. “The key requirements for basements are fire safety regulations (Part B), waterproofing/moisture resistance (Part C), ventilation (Part F) and soundproofing (Part E).” A key requirement is that you must ensure a clear escape route, ideally via an additional staircase leading from the basement in case the main hallway is blocked.
5. Hire the right professional for your basement remodel

There are several Basement builders in London for basement conversions that offer the expertise of structural engineers and waterproofing and drainage consultants under one roof. Or if you hired an architect to design your basement and manage the project, he or she can appoint any of them on your behalf. Whichever route you choose, it is important to work with a team that has a lot of experience in this type of construction.
For example, if you are inclined to demolish the basement, a thorough investigation of the site is required and you need the advice of a specialist engineer. “It may be necessary to dig test pits to check the height of the home’s foundation or to ensure that digging the pit will not impact existing services,” says Katrina.

5 Types of Windows for Loft Conversions | Window Ideas for Loft
Tumblr media
One of the most important aspects of a loft conversion is your choice of windows. This is because the windows determine the amount of natural light and fresh air your space will get.
If you aren’t sure where to start, here are the 5 Amazing Types of Windows for Loft Conversions.
Dormer Windows
Skylights or Roof Windows
Balcony Window
Casement Windows
Gable End Windows
Dormer Windows
Dormer windows are one of the most frequently used windows in loft conversions. It’s installed vertically at the slopes of your roof, creating a box shape that provides light and headroom into your loft. You may need planning permission for these types of windows.
Skylights or Roof Windows
Roof windows and skylights are an easy way to get light into your conversion. They fit right into your existing roof, providing direct light down into your new space. Sometimes these windows are called Velux windows, named for the most popular brand of skylight windows in the UK.
Balcony Window
Balcony windows, or Juliet balconies, are a beautiful way to add light to your loft conversion. They will add design and character to your home, setting it apart from other loft conversions. Depending on space and safety concerns, you can build balcony windows with railings and protective glass.
Casement Windows
Casement windows are similar to the rest of the windows in your home. Not all loft conversions can fit them, however, and they can restrict openings. They also need to be compliant due to safety regulations. If you can get casement windows into your conversion, they’re easy to open and let in plenty of light.
Gable End Windows
If you have a home with a ridged roof, the gable is the point where the walls of the building meet to form a triangle. Gable end windows work within this space to make a pleasing looking window that flows with the shape and design of your home. In some cases, you may be able to work these into a dormer loft conversion.
Are you still confused what type of loft conversion windows are best for your loft?
Get in touch with Doran Bros, we have the experience to help you decide which type of loft conversion windows would be best for your Loft. We are loft conversion specialists in South West London. As a leader in home and garden renovation, we can help make your home your dream home.

They provide recommendations for the next steps, additional surveys by experts, and further support or inquiries that would arise as a part of the survey.
