Sean Posner, partners sell new Highland Beach townhouses for $12M
3621 South Ocean
UPDATED, Jan. 9, 5:02 p.m.: The developers of a boutique townhouse project in Palm Beach County’s Highland Beach sold two units to a banking executive and a digital marketing investor.
Grafton Street Capital, led by Sean Posner and Jed Resnick, and Halstatt Real Estate Partners developed 3621 South Ocean. Property records show the group just sold townhouse 3 to JHJ Family Trust, managed by trustee Jeffrey Herzog, for $6.05 million. Herzog is chairman and CEO of ZD3 in New York, according to LinkedIn. He describes himself as an investor in the digital marketing space.
The development group also sold townhouse 4 to Christin and Joseph Kohls for $5.75 million.
Joseph Kohls was a senior managing director of Guggenheim Securities’ healthcare investment banking group. Before that, he was co-head of global healthcare investment banking at Bank of America Merrill Lynch.
3621 South Ocean recorded two previous closings in November 2018, including one sale to SBA Communications’ founder and chairman, Steven E. Bernstein, for $6.9 million.
The five-bedroom, six-bathroom, four-story townhomes each feature a pool, rooftop deck, high ceilings and two-car garages. Jennifer Kilpatrick of the Corcoran Group is handling sales of the six-unit project, according to a spokesperson. Two units remain unsold.
Posner is the grandson of the late real estate mogul and former corporate raider Victor Posner. Sean Posner’s past projects in South Florida include spec homes in Miami Beach, built in partnership with Todd Michael Glaser, one of which traded for about $30 million and another for $19.5 million.

SBA Communications founder first buyer at Highland Beach townhomes
Rendering of 3621 South Ocean
A new luxury townhome project in Highland Beach just recorded its first two sales, including one to the founder and chairman of SBA Communications, Steven E. Bernstein.
The north building of the six-unit townhome project at 3621 South Ocean Boulevard was recently completed by a joint partnership between Sean Posner’s Grafton Street Capital, Capital Development Group International and Halstatt Real Estate Partners. The south building consists of three units and is expected to be completed as early as next week.
Property records show Bernstein paid $6.9 million for townhome U-1 at the development. Bernstein’s SBA Communications, based in Boca Raton, owns and operates wireless infrastructure in North America and Latin America.
Townhome U-2 sold for $6.6 million to Joel Zychick, who acted as a trustee of the Stuart Siegel irrevocable trust.
Bill Hennessy of the Posner Group said the partners bought the land in 2015 for about $11 million. The property spans a little more than an acre and features 201 feet of ocean frontage. The development team broke ground on the project in 2016.
“Highland Beach zoning for multifamily is very rare and probably not available right now,” Hennessy said. “We thought there was an opportunity at that price point, because new single-family homes in the area are selling between $15 million to $20 million.”
The five-bedroom, six-bathroom, four-story townhomes each feature a pool, rooftop deck, high ceilings and two-car garages. Chris Leavitt and Ashley McIntosh of The Leavitt McIntosh Team at Douglas Elliman are handling sales for 3621 South Ocean. Prices begin at about $6 million.
Leavitt said he’s recently seen strong interest from buyers based in New York, and is planning a fourth showing for some of the remaining units.
Grafton was co-founded by Posner, the grandson of the late real estate mogul and former corporate raider Victor Posner, and his business partner Jed Resnick in 2014. Past projects in South Florida include at least three spec homes in Miami Beach, built in partnership with Todd Michael Glaser, one of which traded for about $30 million and another for $19.5 million.

LILY IN THE GRINDER (2015) - HBO Project Greenlight Finalist from Michael Morgenstern on Vimeo.
With striking visuals, tells the story of Ryan's search for meaning in his bare New York City existence. Set to an original string quartet score. Lily in the Grinder is about alienation, existence, sex, death, and time.
What if a human life is a static four-dimensional entity that cannot be said to truly begin or end? What if we already are everything we will ever be?

Q&A: Jed Resnick
Tumblr media
Where are you from? Born and raised in New York City - Roosevelt Island, to be precise
Broadway Credits: Avenue Q
How did you hear you booked your first Broadway Show? I was at home at my mom's apartment when I got the call. I had already been on the National Tour of Avenue Q, and my agent called to let me know there was an offer to bring me in to the Broadway company. I remember a prevailing sense of relief, if that makes sense. Like phew, I'm doing the right thing.
What is your favorite event in the Broadway community? BC/EFA's Gypsy of the Year and the Easter Bonnet. I've helped steer Avenue Q's efforts and written some of our skits. This past spring we actually won for Best Presentation, poking fun at The Lion King.
What’s something about Broadway that fascinates you? Fog machines. Bubble machines. Anything, other than lights, operated by a light board.
What, other than theatre, has inspired you recently? I went to Hillary Clinton's campaign kick-off at Four Freedoms Park on Roosevelt Island in June. I am hesitant to climb on board with any politician, but she really convinced me that she is running for the benefit of the average American.
If I could have coffee with any living person, it would be... Jon Stewart.
If I could trade places with anybody for a day, I would choose... My niece Lana. She's three months old. And very well-loved.
To be successful in this business, it takes... Endurance. No one knows the secret, right? You just have to keep chugging.
Tell us a secret. She's pregnant!!!!

OH OKAY SO
I don't feel like going into the details of my New York trip right now because I am lazy (although I will say that Memphis and Avenue Q were both great, Jed Resnick and Adam Kantor are still cuties, and Adam Pascal is as much a gentleman as always) BUT...
I do have to say that CASEY(!!!) is coming home tomorrow and is bringing home the mysterious boyfriend with her to visit... So basically Dr. Watson is coming back and bringing... Mary, I suppose?
Eek. Yay.

Week Three. [The "Day Off"? Uh, sure...]
Let's just start by saying there is no such thing as a day off while in production for a show. Whether it's emails, shopping for props and set pieces... so much to do, so little time!
Tonight was the Times Square Social hosted by TheMenEvent.com. Jed and Dan were our show's celebrity guests (see forthcoming photo for evidence!). I had to stay at the table the whole time (I had an elaborate-ish spread set up, including a computer for video clips, my iPad, a bowl of pins, postcards, a baguette, fake flowers, period flyers promoting an end to the Algerian War...) but thanks to other wandering NYMF teams got to meet some of the other NYMF folks there. Definitely have some shows to add to my "must see" list!
In other news, tomorrow first up on the docket is dancing-- IE, the dream ballet between Claude and Esme. Our choreographer, Rhonda Miller, began work on this on Tuesday-- it's going to be something fierce. Frightening, exhilerating, beautiful, creepy...
Also tomorrow? Finishing Act II. Which means I'm totally going to cry. I'm forewarning everyone...
Also, there will probably be a more interesting update with more waxing philosophical soon. We're overdue for one (even if hardly anyone is reading this thing...).
