Birmingham Expert Reveals the Solution to Efflorescence Staining
A client from Great Barr in North Birmingham discovered a leak in a water pipe, which had been running in to the Quarry tiled living room for some time. The leak was repaired but had resulted in a lot of water soaking into the quarry tiles. This led to a significant amount of efflorescence appearing as the floor dried out leaving them in a poor condition.

I paid a visit to the property to see the condition of the tiles for myself and conducted a few tests to work out the best method to remove the efflorescence and restore the appearance of the quarry tiles. From this I worked out a quote which was submitted to my client’s insurance company.

The job was then put on hold for a couple of months until the client’s insurance company agreed the claim. This as it turns out was not such a bad thing, as the floor needed time to dry out completely (aided with dehumidifiers) before work began.
Cleaning a Quarry Tiled Living Room Floor
On the first day I started by taking moisture readings from the floor, which were quite low, and confirmed the floor had indeed dried out. Next, I gave the floor a general clean using Tile Doctor Remove & Go, I used a strong dilution and sprayed it onto the floor allowing it to soak in for ten minutes. Then I went around the edges and corners with a piece of black scrubbing pad to get the awkward areas clean first. I then used a 120-grit carbide silicone pad fitted to a rotary machine to loosen up the dirt.
The floor was then rinsed with an air flex pro machine which applies water at high pressure to the floor and then simultaneously extracts the dislodged dirt with a built-in wet vacuum.
To deal with the efflorescence I applied Tile Doctor Grout Clean-up and worked it in with a 240-grit carbide pad as before. This product is acidic and is perfect for dissolving the alkaline salts that form efflorescence. The solution was then rinsed off and extracted as before, and I set up a couple of air movers to aid drying the floor, for a couple of hours.
Sealing a Quarry Tiled Living Room Floor
Before leaving for the day I applied a coat of Tile Doctor Stone Oil and let that soak in for twenty minutes before towelling off the excess, the floor was then let to dry off fully overnight, again I left a couple of air movers in place to assist with the drying.
The next day I applied two coats of Tile Doctor X-Tra Seal, leaving an hour between coats to dry. The Stone Oil and X-Tra Seal will give great protection going forward and give the quarry tiles a slight sheen which really lifts the appearance of the tiles. Another benefit of the sealer is it improves the colour of the tiles and being fully breathable it will allow moisture still in the floor to rise through and evaporate at the surface.

Finally, I buffed the Quarry tiles with a white pad to bring up their appearance even further. My client was very happy with what was a complete transformation to the floor and left the following review.Very helpful insurance repair. Visited whenever necessary to give advice and helped with ongoing maintenance suggestions.
Before leaving took time to discuss aftercare cleaning for which I left them with a complimentary bottle of Tile Doctor pH Neutral Tile Cleaner.

It's a romantic night in and that means that sometimes a lot of feelings come out.
Eddie Munson x Gender Neutral Reader
CW: This is a lot of fluff, but some minor heated moments. Post S4, cannon divergent.

The day was boiling--no breeze to cut through the stiff air. But now, as the evening settles, the curtains from the open windows billow just a little. The air is a whisper on the back of your neck as you bring your knees up to your chest. The notebook slips down just a little on your thighs, but you push it back up to get the right angle. Eddie will undoubtedly have a snide remark about your position, but you know the moment he settles back down on the couch, he too will be curled up. Most likely around you, and you’re praying the night gets just a little bit cooler to withstand the walking furnace that is Eddie. 
“Fuck me,” Eddie groans. 
You look up from the work you’ve been doing in coloring in the drawing Eddie sketched out earlier in the day to find Eddie frantically swinging open cabinet doors. He opens another door, without closing the other. Disaster flashes before your eyes. Stitches, a bloody puddle on the floor, should Eddie not be careful and--
Thunk! “Son of a bitch!” Eddie howls, holding the back of his head. In all his hurry, he popped up from the cabinets at the bottom only to smack his head on the corner of one of the open cabinet doors. 
“How many fingers am I holding up?” you call out with a giggle. 
“Looks like 16,” Eddie calls out, eyes narrowed in a squint. There’s only four fingers up. 
“Hmm, I think you’re fine,” you laugh but push up off the couch. There’s the slight shuffle, the almost silent peel of feet off the tiled over kitchen floor. Part of it due to the whatever waxy cleaner you’ve convinced Wayne to use. “Let me see,” you command gently after your approach.
“Careful now, I’m fragile,” Eddie pouts but pulls hand away from the spot. 
“Gonna need a flashlight to get through this thicket,” you tease but gingerly touch at his scalp. There’s nothing damp so you don’t think there’s blood. Eddie tenses under your touch. “Sorry,” you whisper. It doesn’t stop the assessment, but you are more mindful of the pressure you’re using. 
“It’s okay,” Eddie returns his voice soft like yours. 
“What are you even looking for?” So far, you don’t think he broke skin. One good thing, but you are a little worried about something deeper too. 
“A cup. I could’ve sworn I did dishes,” Eddie huffs. “I’m running out of, like nice cups.” You watch Eddie point to the plastic cup on the counter--ones that you’re pretty sure were holding some sort of soda from a gas station in their first life. “Those are the only ones left.”
“Honey,” you coo, urging Eddie to turn around. He doesn't budge, but you press into his back, right above his hip and he turns then. “Those cups are fine.”
“No they’re not,” he sighs. 
“And what makes them not okay, huh?”
“You deserve your Coke in a chalice. Not the 7-11 trash.”
“Perhaps I consider 7-11 cups a chalice,” you return, pressing Eddie’s cheeks together. His lips bubble at the force and you plant a kiss on them. He tastes vaguely like vanilla. The frosting off the cupcakes you two shared earlier still paints his lips sweet even though it’s been a couple hours since they’ve been consumed. 
“You know you don’t and so do I,” Eddie whispers against your lips. His hands find your hips. 
“Hmm, I think I could be convinced.”
“You sure they’re okay?”
“Cups won’t ruin the night, I promise.” 
You don’t need anything fancy. You never have. But you get it. You know Eddie’s always going to want to give you the best. The thing you just wish you could convince himself off is that it’s his best that matters. Whatever Eddie gives you is the best because it’s him--it’s him giving it to you. But you don’t think the words will penetrate. Eddie’s hard headed in his own way, stubborn to his core when he wants to be so you hope that actions do speak louder than words. 
You seal your lips around his again and hum into the kiss when Eddie tugs you in closer. He’d promised a night in--dinner, movies, laughs, anything and everything as long as it was just the two of you. And he’d delivered thus far. Pizza had been called and delivered promptly. When you asked if he had any more Cokes from the case you brought over a week ago, he proudly declared he’d left the last two just for you. Your requests for a cup is what started this, but cups don’t mean a thing when all you’re thinking about is how the scent of Eddie presses against your nostrils and into your lungs like heaven. 
You’ve missed him--missed this. Your new job took more time than your old one. Not a bad thing considering that it was only an extra hour, but it meant having a new routine. It meant one hour less in your day for you to get through the slog of laundry, and dishes, and bills, and errands so that you could sit like a schoolgirl on the phone, twirling your fingers around the cord to talk to Eddie on the phone when you couldn’t visit him. Weekends now are more sacred than ever and you cherish the thought of being able to spend quality time with your boy. 
Eddie’s fingers press through the cotton of your shorts. He tugs you closer, and closer, and closer to his body. He’s warm--as always. But beyond that, beyond the wild curls that always call out to your fingers to be tugged on, or just caressed, Eddie is real beneath your fingers. Through the cotton of his t-shirt, you know what lies beneath. But you are grateful that the t-shirt is still warm. Arousal settles into your stomach, tightening your muscles as Eddie drags his fingers up your spine. But you pull back, the wet echoing smack of a broken kiss hanging between two of you as you both pant. 
“If you don’t stop, we’re going to have a problem,” you laugh as Eddie’s teasing touch moves further and further south on your body. 
“Maybe I’m looking for a problem,” he teases. 
“I am looking for a cup to put my Coke in to have pizza with my boyfriend while we watch movies we’ve seen a billion times. Because you are trouble.”
“You started it,” Eddie squawks indignantly. “You kissed first!”
His hand doesn’t stop traveling. He’s cupping you over the shorts and the ache hits you--bone deep but you don’t falter in your resolve. “Pizza. Movie.” It’s all you say before peeling yourself from Eddie’s hold. “Bring the chalices please,” you call out over your shoulder as you walk back to the couch. 
Eddie snorts but you hear his shuffled steps behind you and you know he is following. The lid to the pizza box is flipped back and the melted cheese greets you with a hefty waft. You grab a slice, the cheese pulling slowly away from its neighboring pieces. Eddie grabs a napkin and holds it just under the slice which you can only assume is threatening to drip grease onto the carpet or your lap. 
“Three good things,” Eddie commands as he reaches for his own slice, asking for the details of three good things that happened in your day. 
You hum around your bite, the pizza still hot just a little as you recount the day. “I’m no longer on the probationary period at work as of yesterday which is great. No one’s breathing down my back anymore. I finally got those jeans hemmed. And I get to enjoy pizza with my boyfriend. Three things--your turn.”
“I got the interview for the record shop,” Eddie starts. “I actually finished a drawing, speaking of which, I swear if you get grease on it,” he laughs pulling the notebook from your lap and tossing it floor away from the coffee table. 
“Sorry, sorry,” you rush out. “I’m still working on coloring it though. Forgot.”
“No harm, no foul. And lastly, I, too, am getting to enjoy pizza with my lovely partner, who did not do such a great job at making sure I wasn’t concussed.”
“I’m newly licensed to sell insurance. I am not licensed to make sure you’re not a walking threat to your own safety.”
He presses a kiss to your cheek--wet and greasy, but you don’t shy away from it. “You’re lucky I love you.”
“Oh, I know,” you laugh, turning to look at Eddie. His gaze is soft, big eyes dripping with sincerity. You think you can feel the adoration radiating off him. “Why are you looking at me like that?”
“Because I love you, you know.”
Your first inclination is to shove it off with a joke. But you can imagine how well that would go--not well at all. “You’re going to make me blush,” you huff, ducking your head. 
“Aw, no, don’t be like that. Let me see it. Let me see you blush,” Eddie laughs, reaching out to bring your head up by a gentle tug on your chin. 
Your face is hot; you can feel it warming the longer Eddie takes you in. His gaze is intense, eyes taking in everything from hairline to chin. You watch the flick of his gaze, as he stares down at your nose, back up to your eyes. His smile is soft and sweet, like the stroke of his thumb over your bottom lip. 
“I’m going to make you proud,” Eddie whispers unlike his normal bravado. Where you know Eddie carries himself with the mask, the loud and brash man unafraid, the quietest remarks are the ones that usually send you into a flatline. 
“You should make yourself proud,” you correct. You’d be a flimsy goal--something akin to trash billowing in a strong wind. It could change all in an instant.
“Making you proud makes me proud.”
“I’m already proud of you.” 
It’s Eddie’s turn to duck, hair falling into a wavy curtain around his face. You discard your crust--which you’re more than likely never going to fish--to a corner of the box and find Eddie’s face behind his hair. “No, you can’t hide either.” Your thumb strokes along his jaw and his eyes flutter close. “Tell me,” you return softly but it’s clear you want an answer, “Do you like that? Being told you’re making someone proud?”
“And you’re telling me you don’t?” Eddie scoffs. 
“Oh, no, I do. But I just want to hear you say it.”
“I like being told I’m making someone proud.” The sentence wavers at first, like Eddie might not be sure he can even get the words out. But the end is strong. Like the mere utterance is enough to solidify the truth within. 
“I’ll make sure I tell you more often then, okay?”
“Okay.”
His gaze drifts down and you know what he’s asking for, so you press in, lips sealing his again. A kiss soft enough that even you think twice if it’s real or not. Eddie hums this time, when you pull away, his head pressing into your shoulder. You can feel the smile on his face as his lips brush over your bicep. 
“Your slices are going to get cold,” you tease when Eddie stays buried in your shoulder for another minute. The third slice you’d been reaching for will go cold too, but that matters much less. 
“Let it,” he hums, burrowing now in your armpit. 
You grab the TV remote before you reach behind yourself to make sure the throw pillow is in place against the arm of the couch for an added layer of cushion. Once you’re sure that it’s in the position you want it, you recline back and open your arms for Eddie to crawl into. He wastes not a second to settle his head onto your chest. 
“Good thing we’ve got microwaves now, right?” you tease, pressing play for the VHS.

hot cocoa
tim drake x gender neutral reader. 987 words. notes: secret santa gift for @glorified-red! five times hot cocoa with tim went awry, and one that didn't. (check out the other gifts from @unmotivatedwrit3r, @quillsareswords, and @birdy-bat-writes!) warnings: n/a!
♡ tim was a wonderful friend to have. this was doubly true when it was just shy of freezing and he greeted you with a smile. "i brought hot cocoa," he said, gesturing at a thermos sitting beside him on the fountain's ledge. "want some?"
an easy yes.
(you did question the wisdom of sitting by a fountain when you were trying to stay warm, but decided to keep your doubts to yourself.)
"so- look out!" he pushed you to the side, and a frisbee between the two of you- striking his bag, sending it tipping over towards the water.
the ploink of his wallet falling in would have been comical, if it weren't so unfortunate.
♡ a few weeks later found you and tim getting into his car with two more cups of cocoa, laughing about the little girl that had been in front of you in line.
"she was so cute!" you said, setting your cup into the cupholder between you. "did you hear her ask her mom whether marshmallows grew in marshes or trees?"
he chuckled, turning the key. "i missed it." the choking sound of the engine brought you both to a stop, both slowly looking up at the steering wheel. he cleared his throat and tried the key again.
another choking noise, and silence. he tried a third time with similar results.
"i don't think she likes the cold," you mused.
tim dropped his head forward to rest against the wheel and groaned.
♡ an hour late.
and he hadn't even texted until twenty minutes after you were supposed to meet up.
he had no idea how lucky he was that he was cute- because had the apology and offer to take you to get a proper meal not been accompanied by the most adorable grimace you had ever seen, they may not have been enough to keep you from leaving him standing with just a cup of cold cocoa to keep him company.
the two of you turned, moving towards a restaurant (your choice, as he had insisted), and you noticed a stiffness in his step. "are you alright?"
"aw, you still care," he teased, easily sidestepping your attempt to playfully smack his shoulder.
"obviously. i'm mad, not heartless."
"good to know."
"tim..."
"i'm fine. i just, uh, slept wrong," he said sheepishly. "my knee aches, is all."
you hummed noncommittally, not buying it- but also knowing that when tim dodged a question, he was fully committed to dodging the question.
♡ "where do you want- woah!"
before you could even turn to look, you heard the tell-tale sound of something hitting the ground, followed by tim groaning.
"i'm starting to think we need to avoid hot cocoa," you quipped, staring flatly at the soda bottle rolling on the floor and liquid dripping from your cabinets. "how did that even happen?"
"i was opening it, and my hand just... gave out," he grumbled, flexing his hand with a grimace. "i'm sorry."
you set the two mugs of steaming cocoa you had just made on the counter, stepping carefully around the pooling cola. "at least it wasn't eggs."
tim sighed, tugging his coat off and rolling up the sleeves of his shirt. "where do you keep your towels?"
even with the entire kitchen smelling like soda, you couldn't really bring yourself to be upset. tim's help and half-annoyed-half-resigned jokes about a sticky situation made the clean up go by much faster than usual, and soon the two of you were admiring your handiwork.
"i think it's even cleaner than it was before the incident," you observed happily. "you can practically see yourself in the tile."
"i'm not sure it was bad enough to warrant being called the incident-" you raised a brow, and he raised his hands in surrender. "okay, maybe it was."
you scooped up your mug with a hmph, confidently taking a sip- only to sputter at the temperature of the no-longer-hot cocoa.
♡ you were officially convinced that hot cocoa was a perfect way to ruin a fine day.
"in my defense-"
"please don't," you all but whined, almost laughing at the sheepish way his mouth clamped shut. "can you go see if any of these stores have managed to stay in one piece and will sell you a sweatshirt or something? this whole cocoa-soaked-hoodie situation isn't exactly comfortable."
tim nodded, making his way through the crowd of celebrating gothamites and leaving you by a blinking happy new year sign.
twenty minutes later, with you in a fresh (and hideous) gold sweatshirt and tim's coat, you found yourself watching him instead of the countdown on the screen in the coffee shop's window.
he was somehow coated in glitter, but the shine of his skin was nothing compared to the sparkle in his eyes as he glanced over at you.
"happy new year," he mouthed through the cheering racket around you.
you grinned at him, leaning over to kiss his cheek. "happy new year."
♡ "i thought we decided hot cocoa was cursed?" you asked, carefully taking the warm paper cup he offered and cradling it close to your body.
"lots has changed since then," he shrugged, taking your spare hand in his, intertwining your gloved fingers.
you sighed playfully, taking a sip of your drink. "i suppose it has."
"for the better," he added pointedly, squeezing your hand. "because now, i can do this." he leaned in to kiss your cheek, making you roll your eyes fondly.
"i'm still waiting for the disaster, tim."
"see?" he asked, stopping in front of your building. "home safe and sound."
"mhm," you hummed dubiously. "maybe-"
he tugged you forwards suddenly, and you heard something hit the ground behind you.
"do i-"
"you do not want to know that the light fixture you were standing under suddenly fell, no."
you pulled out of his hold to throw your to-go cup in the trash.

Sober and intoxicated reminiscence over the past takes a darker turn in the midnight indigo eyes of a stranger.

genre: modern vampire, crime, angst (i need a new genre called edge because this isn't even angst) pairing: nakamoto yuta x osaki shotaro x gn. reader warnings: alcohol and drugs, implications of sex, compared to other works in this series, this is pretty tame word count: 1.3k
note: This can absolutely be read on its own, and contains no spoilers for any of the other works in the series; though there are definitely a few things that tie back to respice finem. For those who have read respice finem, this blurb takes place at the same time as part vii., while Johnny is at 0 Mile. Canonically, the reader character here is male, but I've kept it pretty ambiguous and neutral for the purposes of being a fucking slave to Tumblr meta. At some point I'll probably update this with a little rundown of that hehe.

YUTA STARED INTO the swirling, amber depths of his drink and tried his best to ignore the chatter.
This wasn’t his type of venue. Far from it. The place reeked of beer, piss and sweat, all barely masking the stench of vomit and floor cleaner used to wipe away the mess. His shirt stuck insistently to his skin with sweat, and the legs of his bar stool squeaked against the slimy floor tiles with every subtle shift of his weight. Staying still would certainly help—diminish the sights and noises attacking his senses, keep him from losing his mind so early on and to all this insanity—but he couldn’t help it. So he kept at it: a steady rhythm back and forth, his gaze continuously following the red contours of his drink.
The chimes above the front entrance tinkered with a sinister melody, and he paused his rocking to look. A hot breeze tore through the establishment, carrying the smell of tobacco and car exhaust. He caught a glimpse of a boot, worn leather and rusty buckles, a muddy stain below one’s knee, rips in a plaid shirt. Two men entered and stood illuminated by the neon lights for a brief moment, but Yuta had already turned away. He was waiting for someone else. 
Though quite frankly, he didn’t think it worth waiting any longer. 
“They’re not coming,” he muttered beneath his breath, and quickly summoned the bartender with a demanding hook of his finger. A young vampire with grey skin and blue eyes, all nervous and skittish, scurried over. “Your best whiskey?”
“Ah—” Only a split second of hesitance, but Yuta’s patience had been wearing thin all night. He couldn’t wait a split second. 
“Kirin? Yoichi?”
“Kurayoshi, sir,” the bartender finished in a near-stutter, reaching for something. A glass bottle hit the counter with a resounding thud, and Yuta reeled at the noise. “Would you like—”
“Forget it,” Yuta snapped, and flicked at his half-finished drink in irritation. It was a clear and definitive gesture for the bartender to take the offending liquid away—but the young man only stood in stupor and confusion. Finally, Yuta plucked the stained glass from the table and placed it directly in his hand. He scoffed in annoyance, and the bartender hurried off. 
“Were you expecting Yamazaki?” came an indignant groan from next to him. The voice then continued in a simper: laced with feigned pity, unusually pitched, an artificial sweetness that could rot and blacken teeth. “The poor thing. He did not deserve that.”
“They’re not coming, Shotaro,” Yuta repeated calmly. He’d made himself clear enough the first time and he knew the younger vampire had heard him; the tight repetition was just to expel any murderous thoughts from his head before they spiralled out of control. 
He was normally a patient man, content to scheme over the course of months, years, even decades if needed—but irrational urges came with age. After all, it was in his nature. Borne of night and ancient blood magic, all vampires were inevitably monstrous, suppressed only by their peaceful coexistence with their human counterparts. Yuta was bound by several contracts, bound to humans who couldn’t fathom what horror he really was; so bloodshed in his hometown was no mess he wanted to clean up. 
“Wait a little longer, darling,” Shotaro chided, knocking back the rest of his drink. He grimaced at the taste, but swallowed anyway. Osaki Shotaro was far too particular for warm beer in a glass that someone had likely spit in, but he was also—presently—too high to care. His eyes had darkened with a silent, contemplative pleasure: amber and brassy yellow hues pouring into each other, all glossy like he was on the verge of tears. Empty emotion, despite the boredom, anger and annoyance Yuta often witnessed. “They know what will happen if they do not negotiate with us.”
“No, they don’t,” Yuta snapped. “I don’t even know what I’ll do if they don’t show. I won’t track down and maul people on the street. Not now. The accords, the company, and all the—”
Shotaro looked up at him, confused; the drugs had rendered the concept of time meaningless to him. He stared at him a little longer. “What year is it? 1965?” 
“2016.”
“2016?” The two of them had ceased their drunken, high, lustful adventures with each other in the early 70s. There was no embarrassment, only a short moment of sobriety. Shotaro tilted his head, suddenly noticing the dated accent that had graced his speech. Then his words came out flat and fast, more appropriate for the present day. “Oh. Suppose I had a bit too much to smoke earlier.” 
“You reminisce when you’re high,” Yuta realized. It wasn’t as endearing as it was entertaining—and maybe a little deserving of mockery—but when the reminiscences concerned Yuta himself, he couldn’t help but smile. Just a wry twitch of his lips as his mind went spinning back to a simpler time. 
“I get confused,” Shotaro corrected him, now a bit more sober, and rather abruptly. Such were the benefits of vampire anatomy: being able to indulge, to lose oneself, to drink oneself into stupidity but still resurface from it if necessary. No matter how far gone, they would always come back to their senses for pressing matters. 
And apparently, this was a pressing matter for the younger vampire. 
“I confuse the past with the present. Like I did just now.”
“You got confused with a rather… interesting part of the past,” Yuta mused, as vivid images presented themselves to his mind’s eye: the two of them sprawled out on a barren mattress, entangled in drugs and each other, and maybe another person every now and then. Moonlight spread thin across the sheets, soothing irritated skin and burn marks left by the sun. Drifting, meeting, indulging, leaving, with no complex emotions or obligations. Being regarded as vile and malicious by humans, yet knowing an all-consuming, euphoric freedom.
“Perhaps.” Shotaro gave a coy smile, and leaned closer. His teeth—sharp fangs tucked away so they were more or less harmless—gleamed dangerously beneath the flickering lights of the bar. Closer, a little more, still closer; until Yuta could smell blood on the younger vampire’s breath and see black specks in his eyes. Breath against his ear, a frozen heartbeat, and gentle vibrations when he spoke again. “I think they’re here, Yuta.”
You stood at the entrance, shaking water from your hood and surveying the premises for your contact. Newly-turned but bold, confident, barely phased by the hostile looks sent your directions; the older folk could tell new blood from their own, and didn’t like the stench of turning bodies. You ran a hand through your hair, did another sweep of the room, and then focused in on the two vampires seated at the bar.
“Just one? And new blood?” Yuta questioned, enraged again. “They must be joking.”
“Pretty thing,” Shotaro simpered, now easing himself back into the high and throwing caution to the wind, his voice to irrational thoughts. He reached for Yuta’s hand, trailing careful fingers over his pale skin. “What do you think, darling? If you won’t maul the pretty thing to get your answers, maybe we can have some fun instead?”

Surrey Expert Details the Cleaning of a Victorian Hallway Floor in Surrey
This client from Farnham had been in touch regarding their Victorian tiled hallway which needed deep cleaning and re-sealing. As usual I paid them a visit, surveyed the floor, and provided a quote for renovating it which they were happy to accept, there were no broken tiles to remove and replace so it was a straightforward clean and seal. It was a lovely floor which had been laid in a herringbone pattern with lovely black and gold floral inserts and a beautiful green border.
Whilst discussing dates it became apparent that they were planning on having some decorating done in the same area, so I recommended they book me in for a date after the decorators had left. It’s always good practice to get the floor cleaned after your last tradesperson has left, decorators especially have a habit of not covering floors properly.
Cleaning a Victorian Tiled Hallway Floor
I turned up on the agreed date and was pleasantly surprised to see there were only a few paint splashes on the floor so I wondered if my comments to the owner must have been passed onto the decorators. The hallway led onto several rooms many of which had new carpets, so with my own advice in mind I made sure to cover them with a plastic sheet before starting work.

The first job was to remove any existing sealer from the tiles using Tile Doctor Remove and Go, this is brushed onto the tiles, left for ten to fifteen minutes, and then scrubbed in with a black pad fitted to a rotary floor machine running at slow speed. The resultant slurry was then rinsed off and extracted with a wet vacuum. It was a small floor so I planned to seal the floor later that day and so I only used a minimal amount of water and used the wet vacuum to remove as much moisture as possible.

Next, I gave the floor an acid rinse by carefully smearing Tile Doctor Acid Gel over the tiled surface. Leaving it to dwell for half an hour yet keeping it moist with water. I then introduced my weighted burnishing machine. Circling the floor, it slightly cuts the tile creating a slurry of tile and dirt. The pads can struggle to get right into the corners so once that was done, I scooted around the edges hand cleaning them with a scrubbing brush and ensuring any paint splashes the decorators had left were removed.
All the waste was extracted, and the floor given a rinse with hot water. I left a small heater on them while I had my lunch. As the gel doesn’t penetrate the tiles like fluid it didn’t take long for the floor to dry sufficiently enough for sealing.
Sealing a Victorian Tiled Hallway Floor
Finally, I applied three coats of Tile Doctor Seal and Go Extra. This is a hard-wearing colour enhancing sealer. Each coat takes twenty to thirty minutes to dry. After the final coat I ask that it’s not walked on for a good hour.

Once done to the floor looked really clean and the new sealer should keep it that way for many years to come. Before leaving I took time to discuss maintenance cleaning and of course get their feedback which they gladly gave and is copied below:
