a/n: hi this is ONE SAD FIC i’m having the worst™️ time at the moment so i thought i’d throw all my sadness into a long ass drabble lmao have fun. i sort of bent the time scale with this one it’s not exactly to date with gotham

thinking of him made you ache. physically, you felt it in your chest. it squeezed on your lungs and pressed down on your heart. being in love with someone THAT beautiful, unpredictable and criminally insane was never going to end well. you didn’t care though, it really didn’t matter. knowing that someone so unhinged could still be just as in love with you, as you were with them. even though he got himself into all sorts of trouble every single day, his death still shocked and deeply disturbed you.
sleep wasn’t something that came naturally for at least a year afterwards. everything would trigger you, any kind of blood, high pitched screams, laughter, the colour yellow, broken glass, even ginger people. there was no avoiding most of these things either. there was one particularly triggering afternoon when you went to the corner shop to buy some more tissues and some chocolate when a tall, ginger man was walking arm in arm with someone around your height. as they walked past you heard her chuckle something and call him ‘J’. he was wearing a yellow shirt. you picked at the skin around your nail that little bit too much and it began to bleed. this was only 5 weeks after he died and it was well and truly all too much. you found the nearest café, ran into the bathroom and just broke down in tears. you missed him so, so much.
around 2 years and 6 months later, you managed to oh so slightly pull yourself together and get a job. you worked at a bar that you knew harvey bullock attended at least 7 days a week. he knew you were wanted for questioning but he also knew that you seemed different. in a good way. he never grassed to gordon and you payed him in free whiskey. men and women would flirt with you everyday. depending on your mood you’d flirt back, but no one ever really interested you. it didn’t matter how many gorgeous, well rounded people walked through that door, there would always be something that brought your mind back to him. sometimes his old followers would come in dying to meet jerome’s infamous partner in crime but they barely recognised you anymore. there was no more life in your eyes, no colour in your clothes. you felt and looked like a zombie.
then your worst nightmare came to life in front of your eyes. jeremiah walked in, head down low under a hat and doing everything in his power to hide himself. but you could recognise that chin anywhere. he was the last person on this earth that you thought you’d ever want to see but as soon as he started talking, your heart melted and the tears immediately started falling. he set you straight back to phase 1. even though you knew it wasn’t jerome, you knew it would never be the same and you knew this would only end in disaster, there was nothing you could do. your heart lead the way leaving no room for your brain to make any rational decisions.
cut to 5 months later and you were living with him. you don’t even remember how it happened, all you did when you first met him in the bar was argue but somehow from that came passion. only passion. he told you he loved you, you told him you loved him and even though you’d lie to his face everyday it kind of worked. you didn’t love him, you barely even cared for him. but he had that face, that voice and that body. they weren’t identical to every single last detail but they were for the most part. you worried every day that you’d slip a ‘jerome’ instead of his name, so you mostly called him ‘J’. it was difficult at first but once you slept with him and all your self respect was gone, it became easier. you knew it was wrong, but you were in too deep now. every night when he was fast asleep you’d imagine him with jerome’s scars around his face. you’d stick up his hair and trace smile lines on his cheeks. you worried he’d wake and realise what you were doing. you worried echo would sus you out and expose you. you worried jerome would be resurrected again, find out and kill you. or worse, just want nothing to do with you. yet none of this seemed to stop you.
the line was eventually crossed when jeremiah came downstairs one day wearing a yellow shirt with blood on his chin from where he’d cut himself shaving. you looked deep into his eyes and it was like something snapped inside you. you couldn’t believe this is what you were doing with your life. you almost missed being the lonely barmaid. anything had to be better than this. your stomach churned and you felt dirty. ‘i am so sorry jeremiah’ was the last thing you ever said to him. he never got an explanation, you never went back for any of your belongings.
when the news eventually reached you that jerome was ‘back’ you threw up on sight. you ran straight to the GCPD not caring that you’re technically still wanted, just screaming for him. harvey knew this would happen but there was nothing he could really do to stop you. not with that much adrenaline racing through your body, you were almost invincible. finding out it was all jeremiah brought back that painful feeling on your lungs and heart. just because you had already lost him twice before, didn’t make it any easier. you figured it was karma for what you put jeremiah through.
things went back to normal for you pretty quickly, even though gotham was in ruins, that didn’t matter to you at all. you went back to your crummy apartment, one of the few buildings still standing, laying in jerome’s old clothes, waiting for jeremiah to kill you. you knew he would, why shouldn’t he. you just hoped it was sooner rather than later.

Douthat has a good piece this morning about how there are times when conspiracy theorists are actually closer to the truth than their critics.
In early 2002, shortly after the Boston trial of Father Geoghan blew open the Catholic sex scandal nationwide, I received a tip from a priest that Cardinal Ted McCarrick of DC had a history of sexually abusing seminarians. The priest said a group of prominent lay Catholics who knew this about him flew to Rome at their own expense, trying to prevent McCarrick from being named as Washington archbishop, which would have made him a cardinal. They met with an unnamed Vatican official to tell them what they knew about McCarrick, but it made no difference. McCarrick got his red hat.
The priest gave me the names of two men who had been on that trip, both of them well-known in their professions. I called the first one, who said yes, he had been on that trip, but didn’t want to talk about it. The second one told me that “if that were true, I wouldn’t tell you about it for the same reason Noah’s sons covered their father in his drunkenness.” Translation: yes, it’s true, but I’m not going to talk about it to protect the Church.
I didn’t know what to do next. But then I was called into my editor’s office. He wanted to know what I was working on (I hadn’t told anybody, because I hadn’t made any progress on the story). He told me that he had received a phone call from a very well known public conservative (I’m not going to name him here) who identified himself as a friend of Cardinal McCarrick, and said that the cardinal was aware that Rod Dreher was going to report a story that was true, but not criminal, and that would be very embarrassing to the cardinal. The caller asked my editor to kill the story.
I was stunned. How did McCarrick find out? I told my editor what I was working on, and he simply asked me to keep him informed. Back at my desk, I called the priest who tipped me off. “McCarrick knows,” I said. I asked him how that was possible. I had told no one else. I’m quite sure that neither of the two potential sources I called tipped him off, because it would not have been in their interest. So how did he know?
The priest was shocked. “The only person I told,” he said, “was my spiritual director, Father Benedict Groeschel.”
This was a useful lesson to learn, both as a journalist and, well, as a life lesson in how the world works. It happened over and over and over again as I wrote about the scandal. A progressive Catholic journalist and I once shared war stories about covering the scandal, and agreed that the ideological convictions of both the Catholic Right and the Catholic Left prevented people from identifying malefactors who happened to share their ideology. Beyond that, most Catholics simply could not grasp the idea that the institutional Church was in fact honeycombed with networks of perverts. I interviewed a seminarian who told me that his own parents considered him to be a liar when he told them about the homosexual decadence at his former seminary. They found it easier to believe that their son was a lying fantasist than to believe that his seminary was a gay whorehouse.
I hardly need to go into detail here about what we discovered over the ensuing years about the networked corruption in the Church. For me, one of the great lessons is that in any institution, corrupt men will take advantage of it, especially if they can work beneath a canopy of presumed innocence. It can happen in a police force. It can happen in the military. This is not just a church thing, not by any means.
Some conspiratorial types like to believe that the media knew all about McCarrick, but refused to report it. That’s not really true. Yes, the stories about McCarrick’s abuse of seminarians were known to some other journalists, but nobody could nail them down. There’s a good reason we have libel laws, and professional journalistic ethics. It’s a very big deal to claim that a man — especially a cardinal — is sexually abusing others. Strong claims like that — claims that could destroy a man’s life — require strong evidence. Off-the-record stories, and the absence of documentation, are not enough. It could have been the case that McCarrick was the target of a conspiracy of liars determined to take him down. Not only would it be morally wrong to accuse McCarrick publicly on the basis of what amounts to hearsay, but any individual or publication that did so could be sued for libel, and could conceivably be destroyed. The only way McCarrick was ever going to be outed is through court documents, and through on the record interviews with victims and others in a position to know what he did. I was dying to tell the truth about McCarrick, but I could not do so without more solid information.
But what to make of this story that follows?
The Times had this story six years earlier, but didn’t publish it. Why not? There are people who assume that the media would never, ever sit on a story that could make the Catholic Church look bad. I am convinced that’s exactly what the Times did in 2012, even though it had hard evidence that McCarrick was guilty. In truth, I have no idea why the Times suppressed the story its own freelancer had, but I’m telling you, do not ever assume that the ideological orientation of a media outlet can reliably predict what they’re willing to report, and refuse to report. Loyalties are complex.
These days, it is impossible to find a clear line between realism and cynicism, between a valid critical disposition and sheer paranoia. If we ever do get the true, reasonably complete story behind McCarrick’s rise, it will likely expose the nexus of power, sex, and money in the Catholic hierarchy, with unpredictable results. Similarly, if we ever get the true, reasonably complete story of who Jeffrey Epstein was and how he did what he did, we are likely going to see the nexus of power, sex, and money among the international elites, with unpredictable results.
The world is not ordered as we wish it were. It’s not even disordered as we wish it were. I’m thinking this morning of something a faithful Catholic layman told me in the spring of 2002, about the abuse scandal. He was a close friend of Cardinal Bernard Law, and active in the Archdiocese of Boston. This man — a very intelligent, morally upright gentleman — had direct knowledge of widespread homosexual corruption in the seminary at the time. He told me that he informed his dear friend the cardinal about all of it … and that the cardinal had done nothing. I asked the man how he reconciled his love and respect for the cardinal with the fact that Law had allowed this kind of corruption to flourish unaddressed.
The man sat across from me, unable to speak. The cognitive dissonance left him paralyzed. He could not accept that the world was ordered in such a way that his dear friend the cardinal could be guilty of such gross negligence. I used to be pretty naive, the kind of person who believed that good men (like my interlocutor) almost always wanted to know the truth, and to fight for justice. What I couldn’t have truly grasped until that extraordinary conversation was how the mind will protect itself from having to face something intolerable. That man was not asked to believe a conspiracy theory; he was asked to put two and two together — facts that he did not dispute. But he couldn’t bring himself to do it. He literally could not summon the will to face the terrible truth about his friend the cardinal, and the truth about the Catholic Archdiocese of Boston.
What’s so frightening to me today, thinking about that, is how every one of us is susceptible to that same paralysis.

Alex doesn’t bother trying to sleep. The bed is comfortable, bigger and softer than anything he’s ever owned, nearly warm enough to compensate for the unseasonable cold clinging to every corner of the room; it does nothing to dispel the steadily thickening air, or the wet, rotting musk clinging bur-like to the back of his tongue.
Shadows scrawl across the ceiling, thick enough in places to look nearly tangible. Coarse like fur, maybe, or slick like the roof of a large, gaping mouth. Alex looks into the dark until his eyes ache, a sharp pressure deep in his head. He sits up, gropes over the covers until he finds the worn fabric of his sweatshirt. The added layer doesn’t do much against the strange cold working its way into his bones, but it’s something.
He thinks of Washington’s sweaters, all warm and finely made. The corner of his mouth twists into some expression he doesn’t have to see, doesn’t have to think about in the dark.
He pads out into the hall, leaves his book bag slumped somewhere in the dark. Nothing in Washington’s vast collection has helped them yet. Washington took a thick binder to bed with him, scraps of dead languages leaking from the corners of it. He’s wasting his time; whatever company they have in this house doesn’t recognize any language they could find in the written record.
Washington knows it too, even if he hasn’t admitted it yet. There’s no other reason for Alex to be here, miles past the middle of nowhere; Washington could read old spells by himself.
The scent is stronger in the hall, meat and spoiled milk. Alex’s stomach lurches uneasily for a few moments before settling. It took him by surprise, how easy it was to adapt. To the scent, to the feeling of moving through something living. He curls his toes against the floorboards – blood-warm, they almost give beneath the pressure.  
He pauses by the master bedroom. There’s a faint light spilling out from underneath the door. Alex wonders if Washington slept at all, if nightmares woke him or if he submerged himself in work to avoid it altogether.
He could knock. Washington would let him in, and –
The floor creaks under Alex’s feet. He keeps moving. Empty bedrooms gape like mouths down along the hallway. Alex glances away from their doorways, keeps his eyes on the floor as he makes his way downstairs.
Something scratches at the door to the basement; Alex ignores it, makes his way towards the kitchen. Upstairs, heavy footsteps. The door creaks, wood straining as if bearing the brunt of a sudden heavy weight.   
“You can’t fucking have him,” Alex mutters, feeling his way around the fruit bowl until his fingers slide across smooth, waxy skin.
The house settles, a low, roiling sound. Alex takes the apple between his teeth and bites down, loud. One of these things sounds like hunger.

Alex leaves his room at sunup, finds Washington’s door wide open. He’s sitting on the floor, his head tipped back against the wall. The early morning sunlight doesn’t quite reach him, but Alex can see the sweat dripping down his throat, trickling to the fine chain he wears around his neck. Gold and sweat glisten where they catch the light.
The room is thick with the scent of sage and sulfur, Washington’s hands smudged with ash, his shirt soaked through. Alex can smell him from where he’s standing, salt and heat.
“You’re wasting your energy,” Alex says, because it’s the truth and he owes Washington at least that.
Washington’s hand curls and uncurls around air, the movement so perfectly expressive it could be a spell of its own. Alex would teach him, if he could – how to know the power before the words, how to speak it, think it into being without leaning on paper or fragmented traditions. But Washington can only borrow, and it’s a heavy weight on him.
“If you have a better plan, I’d be happy to hear it.” Washington brings his head forward, something like a challenge in his eyes despite the exhaustion carved into his face.
“We go down and we extinguish it at the source,” Alex says, like it’s obvious. It is obvious, has been since the first time he suggested it, but Washington doesn’t see.
“No.”
“But –”
“You’d be walking straight into its mouth. I won’t allow it.”
“It doesn’t want me.” And god help him, he understands the house right now. Washington’s heat thick in his nose and he understands craving that warmth, wanting it all to himself. That bright sun in Washington’s chest – Alex would swallow it down, warmth in his own belly.  
“No, Alexander.” Washington’s jaw tightens, that familiar stubborn set.
“So I’m here to do what, exactly? Sit on my ass and watch you slowly get eaten alive?”
Some of the sternness fades from Washington’s face, his gaze softening. “It’s not your responsibility to worry about me, son. We’ll find another way.”
Something bitter and burning sits on Alex’s tongue, but he swallows it. “You should get some rest,” he mutters. The air feels heavy, humid like a breath. Washington’s gaze sharpens, just for a moment.
He leaves Washington there on the floor.

The last dregs of sunlight reach across the living room floor. Alex stretches his foot out, toes catching the light. There’s a book in Alex’s lap in case Washington gets suspicious, something old and Latin and patently useless, but Alex can hear him moving around the kitchen, the staccato of his knifework as he prepares dinner.
Alex presses his hand to the door, and waits. Nothing surges to meet him, scratching at the door like some desperate animal. It’s quiet. The wood is warm, smooth to the touch. It expands slow but sure beneath his palm before retracting again. Repeating, rhythmic, like the contractions of some great organ.
He tries to follow the movement of it, tries to look inside the veins and ventricles and see what’s inside. Long black corridors, labyrinthine, a body curling in on itself with dizzying detail until Alex pulls his hand away. His palm is warm and sweating, and he’s left with the sense of a vast, gaping dark. It sits in him, opening up inside his chest, pushing against his lungs, scrutinizing all the hidden places with eyes and tongues and teeth.        
Washington is humming something slow and sweet. Alex pushes himself to his feet and follows the sound into the kitchen, watches Washington’s back, watches Washington’s knife glint as it catches the light.
Washington pauses at the sound of footsteps and glances over his shoulder, eyes wary. He glances at the book. “Any luck?” he asks, his voice carefully level.
Alex opens the kitchen drawer, collecting cutlery. “No, nothing useful.”
The scrape of metal on wood as Washington clears the cutting board. His sleeves are rolled up past his elbows, exposing the strong lines of his forearms. Alex drops his gaze, watches his guilty reflection in the silverware instead and feels something inside of him unfurl.

Alex wakes up in the dark. The scent of rot is everywhere, the air in his room molasses-thick and the darkness so complete he can feel it, a slick thing sliding against damp skin. For a moment his mind is blank panic, a perfect mirror of the shifting, humming blackness. He swallows the fear down whole, the fur and the teeth of it, and struggles to sit up.
His heart is a skittering animal thing in his chest, burrowing down for safety, for warmth. There’s an ache deep in his jaw, dull and persistent behind his teeth.
He’s standing at Washington’s door, running his palm along the wood. He knocks, he must have knocked, because there’s footsteps and then there’s Washington, standing in the doorway with the light at his back. The animal in Alex’s chest whines and then goes still.
Washington frowns, his brow furrowed. “Alexander? What’s wrong, are you alright?”
“Bad dreams,” Alex says, because it’s easier, simpler. It takes him a moment to recognize the rasp of his voice. He swallows, dry-mouthed. “I fucking hate this place,” he says, which is also simpler than the truth.
Washington sighs. “I know.” He rests a hand on Alex’s shoulder, squeezes once before guiding him into the room. “Lie down, try to rest. I’ll be here.”
The bed is still made, untouched. Both bedside tables are covered in books, Washington’s notebook sits open on the armchair. Alex glances at the clock. “Shouldn’t you be asleep?”
Washington smiles, brief and wry. “Probably, yes.”  
Alex makes his way into Washington’s bed. There are shadows in the places the light can’t reach, and something prickling sits on the back of his tongue. The sheets are cold.
“You’re not going to find anything tonight,” Alex says. “Maybe we can both get some sleep.” Washington’s brow raises for a moment, but he nods. Alex shifts over, gives more space than he needs to. Washington’s hand goes to the waistband of his sweatpants, but he pauses, aborts the movement and climbs into bed fully clothed.
His thigh brushes Alex’s as he rolls onto his side, firm and warm through the soft fabric.  
Alex’s stomach rumbles, a low, roiling sound. He edges his head forward until he’s on Washington’s pillow, and breathes him in.

Washington’s nightmares are quiet. Alex can smell them, the rot and the animal fear that Washington has no part of, but Washington is silent, his back a steel line even in sleep. Alex lays his hand on Washington’s back, the fabric sticking wetly to his skin, to Alex’s. Alex thinks warmth, thinks safety, thinks of a small animal curled in a soft nest. Washington’s breathing eases for a moment, and then the fear again, the terrible longing turning the air liquid-thick around them.
Alex rolls over, fits himself against Washington’s back and reaches for his arm. His fingers slip against Washington’s bicep, his skin slicked over with sweat. Alex can feel the beat of Washington’s pulse, steady and strong, and below that the murmur of his power, warm and golden where it threads through his bones. Alex wraps his hand around Washington’s wrist, feels where the gold unspools into the arteries and the marrow, fraying sunlight.
He rests his forehead against Washington’s back. Something scratches at the floorboards, at Alex’s back, bitter and stinging even through the fabric of his shirt, but when Alex breathes, he can only smell Washington’s skin, the clean and the salt and the bright of it.   
You can’t have him, Alex thinks, again and again until the words are just fragments at the back of his tongue. All that perfect, awful warmth in his hands and he just holds it, just holds him and doesn’t take any of it.
Washington eases, after a while. Alex’s chest is raw meat, clawed open bloody from the inside. He unwinds his body from Washington’s and rolls onto his back. The light is terrible and beautiful and bright and he doesn’t want to look at it, can’t look at it.
The light goes out.

The house is tense and waiting. Alex’s supplies are in his bedroom; he doesn’t bother retrieving them, won’t need them where he’s going. He veers off to the kitchen on a whim, pulls the knife out from the block. Upstairs, there’s silence. Alex flips the bolt on the basement door and shines his flashlight down.
The staircase fades out into the thick, liquid dark. The flashlight shines and stops abruptly, as if it’s hitting something solid. The scent is almost unbearable this close.
He steps down into the dark, and pulls the door shut behind him.

There’s a crack in the basement wall. It oozes water, a fine, steady flow pooling by Alex’s head, mixing with the blood. It’s warm, the water or the blood. The drip of it is the loudest thing in his ears, liquid on concrete, solid on concrete, shoes on concrete, Alex’s skull against the concrete and –
“Alexander, what have you done?”
Washington’s shoes against the concrete.
“You’re not supposed to be here.” Then, because that’s not exactly right, “You don’t belong down here.”
“Neither do you, son.” The rustle of clothes, Washington’s hands on him, laying over his chest, smoothing back his damp hair.
“You need to leave.”
“I can’t,” Washington says. “The door locked behind me.” He presses two fingers to Alex’s pulse point. His thumb brushes Alex’s mouth, for a moment. Alex opens, and something trickles out, the water or the blood. “You’ll just have to get me out of here, since you seem so keen on protecting me.”
Alex chokes on a laugh, or on his own spit. Not so shocking, that Washington figured him out in the end. “You were supposed to leave.”
“And you were supposed to stay upstairs.”
“I couldn’t. It hurt.”
“I know.”
“I’m starving, sir.”
“I know, son.” The scrape of hard rubber soles on concrete as Washington settles beside him, his back to the wall. “I’ll take care of it.”

this is eun su, and will y’all believe me if i say he used to be a good egg before he turned into the rotten egg i’m presentin y���all with today ??  i kid u not.. bs free zone. he did once ..  have a hort  he was born to a cult of witches, his twin brother absorbing all the magic that was meant to be equally distributed between them in his mother’s womb, which pretty much left eunsu as the black sheep of the family. said cult had been living on a small, near enough desolated island for literal decades, entertaining themselves with magic, seeking out knowledge, observing the unassuming populace, and toying with other supernatural creatures who dared cross their paths. unfortunately for eunsu’s family, tragedy struck when one of his aunt’s tried to over throw the high priestess ( his mother ) in their coven. unyielding in her position and untouchable to the magic she was exposed to, her sister went about other ways to break the woman’s spirits, dabbling in black magic predominantly to achieve her goals. eunsu’s brother was, thus, cursed before he was even born with an incurable heart defect that would see him dead before he reached double figures. eunsu’s mother was broken not mourned over how much he missed out as on a child: but she mourned for the fact that he was the only child that harboured any magic in their veins, the only child that could’ve carried on their lineage.   queue entrance of eunsu and his Whats the Worst that Could Happen Attitude. being young and naive, thought he could’ve been able to solve it by himself, solve the issues and earn his mother’s lacking affections. eun had heard about dark vessels that could miraculously grant wishes through summonings. though he didn’t have magic in his veins he had a fire in his heart, and after all, demons cared not for who or what they fed from: so long as they appeased their hunger.  all it wanted in return was a good, pure soul, and that’s what the demon stole from him before it mended his twin brother’s heart, giving the boy a new lease of life that wasn’t intended for him from the start. pity that eunsu died before he got to the age of twenty, following a quick and hungry fever that overtook his frail body and too soon turned deadly. there was no surprise that, come judgement day, he was turned away at the gates of heaven, in exchange for becoming one of lucifer’s own.
as a result of being eternally cursed with immorality and a tainted soul, he's lived some hundred-odd years and is coping by making the current populace in jeonseoul suffer along with finding purpose in digging out the secrets of his past life, mayhaps trying to find the demon who cursed him.... which could definitely be a wc.. and strengthening his abilities as a demon.
his personality is a bit insufferable; eunsu keeps himself distant and cryptic, because he likes it that way. he's a real weirdo ( if u have ever watched hxh he’s hisoka.. THAT weird )  that's hard to forget: completely mischievous, dramatic, and malicious to boot. some days he's waxing poetic about the futility of having a sense of justice and the next he's using his demonic powers to make some innocent tourist think they're hallucinating as they attempt to walk into a steady flow of traffic. 
ultimately life's a game to him and bih.. he’s here to have fun ! he's outlived his actual family and friends ( well, aside from his brother who he barely remembers, prolly be a wc if anyone’s interested ) and he's not looking to get attached to anyone. it would be great to Die because it’s his forever Mood but he also gets furious if anyone tries to actually expel him for real - so he'll simply prod at the world and its people until he gets the reactions he wants.
fair warning: it is a pain to genuinely care about eunsu and not many people will wanna do it. he comes and goes into people's lives as he pleases, stops reaching out once he's bored and only ever grazes the surface of a relationship based on its worth or his curiosities, innocent ppl, cute ppl, etc are just gonna be eaten up by him then dropped. 
the people who will be closest to him are doubtlessly other demons ig ? but he also hates y’all too so.. don’t get too friendly like he’s not here to make friends he’s here to be Jeonseoul’s next top Demon. also since he died sumn like 200 years ago it’s possible some wizards / familiars knew of him and his coven, it’d be super interesting for someone to have known cute human eunsu in exchange for chaotic bastard demon eunsu 
⇢ MISCELLANEOUS
since he’s a young demon, his horns are small and his wings barely span about two inches above his shoulder bones, he got itty bitty bat wings lbr he’s kinda pissed abt it. there’s tattoos over his scars from clashing with other demons / hunters / angels, but his devil’s mark lining the back of his neck, performed by first demon who took his soul, has never faded away. 
he also works as an info broker, which ties in with the fact that he’s a contractual demon ! it's more of a hobby than a job, something he does for kicks and to restock his gambling money and alcohol money, but he offers a helping hand to solo clientele for private cases if need be, just remember to bring your negotiation skills because his manipulation skills are a1.
he's well-versed in witchcraft even if he can’t actually possess the abilities that actual witches can. while hardly the mentoring type, he could be convinced to equip people with his knowledge of latin, spells or dark magic they want if he's interested enough. then again he might decide to screw them over for kicks so ask him for favours with caution.
for someone who carries a ton of spite and secrets, he passes as an easygoing, casual literature major on the daily to disguise his true intentions. find him at the university pretending to be a student and failing miserably at it like edward’s thousand year old ass in twilight
he cheats at the casino with his demonic powers but does it infrequently enough to pass it as luck. play games with him at your own risk. casinos are one of his favourite places but he can really be found anywhere with ease but some other places he frequents are: beaches, libraries, museums, bars, etc !
he'll get on people's nerves, but getting him to care to the degree of hate is another story. living this long has numbed him; people don't surprise him anymore and he doesn't care to spend time thinking about others. the secret to getting him to turn deathly serious is as simple as telling him you can tell that he was once a good person - because the cheesy truth is he was. he just convinces himself that he's given up trying to remember his human life and finds it easier to live like he’s dead.. yknow which he is.
romance makes him queasy, he's a spiteful old bastard and the concept of sweet love rubs him 100% fictional. there's someone he fancied before he was cursed but i'll save you the story: that's a distant dream now.
he might quote romantic works or put some pretty words together but he's fake as Fuck. if he notices someone innocent and unsuspecting crushing on him they are in so much trouble. he'll kiss their hand then twirl them right off a cliff. corruption kink central right here laid ease
as of rn he’s trying to master how to teleport and shadow control but he really is like on level one and he’s got to get up to level 50 to achieve even a fifth of what these other demons can do

Jared’s POV:
   Shannon returned to the room with me for our meal, and once everyone had finished eating I called Emma and Tomo to come by the suite. Caroline was curled up in the oversized armchair reading while we waited for them and I became lost in the sight of her for a moment. She was dressed in her usual jeans and a band t-shirt and her her hair was loose around her shoulders. I wondered at how she seemed to almost be glowing even in that simple attire and then I realized it was the warm smile on her face. It had been a while since I had seen her truly happy and relaxed. I hoped I would never again be a source of heartache for her.
   Once everyone was present Caroline joined me at my side, weaving her fingers into my own. Tomo noticed and smiled immediately. “So Care and I have something we want to talk to you guys about,” I began but that was as far as I got before he let out a whoop. 
   “The bitch is no more!” he shouted triumphantly. Shannon started laughing.
   “Yes, it's true,” I confirmed. “Not only are Cynnamon and I not getting back together, Caroline and I have decided to move forward together in our relationship. So I would appreciate it...”
   “Oh no, little brother,” Shannon interjected, “We are the ones who appreciate it. Believe me.”
   “I would appreciate it,” I began again, “if you all could start treating Caroline like my actual girlfriend instead of an unwilling hostage.”
   “Are you sure you about that?” Tomo asked Caroline. “He doesn't have your mother stashed in an underground bunker somewhere, does he? I know Morse code, you can blink out an answer if you need help.”
    Shannon, of course, couldn't resist pilling on Tomo's teasing. “What if she doesn't know Morse code? Blink three times if you want us to rescue you, Care.”
   “Maybe she has a head injury. Do you need us to take you to the hospital?”
   “Maybe she's not Caroline at all. Maybe she's been switched for a look alike. Jared do you have the Caroline tied up in a trunk?”
   Tomo laughed. “I bet that's it. You know how Jared likes rope...”
   “Har har har,” I sneered, cutting him off before he could go any further down that road. Caroline just smiled that bubbly smile and gripped my hand a little tighter. 
   “I am happy for you two, I truly am. And I admit this makes my job a little easier,” Emma said in approval. “I am a little worried about what Cynnamon might do once she realizes. She's already in violation of the NDA we had drawn up when we started this arrangement.”
   “And maybe she needs to be reminded of that fact. Have the lawyers let her know we'll hold off suing her as long as she fades quietly into the background.” I suggested. We only hadn't gone after already because I thought it would give her accusations an air of legitimacy and draw more attention to the situation. 
   “I don't know if threatening her is the way to go, Jared.” Emma pointed out. “You know how volatile she is.”
   “Fine. Handle her however you think is best. I just never want to have to see her again. I can't believe how wrong I was about her.” I admitted. I really had been completely blind to Cynnamon and her manipulations right up until the end. I knew I had made a choice to cling to the romanticized notion of her I had formed in the beginning and that I was to blame for all the grief she had caused those around me. “I'm sorry I put you all through what I have these last few months. Thank you for sticking by me anyway. Especially you,” I added as I turned to Care.
  Caroline leaned up and kissed my cheek gently. “It's over and done. We've all done stupid things before, especially where Susan is concerned,” she said. Her eyes clouded for a moment and I realized she was referring to herself as well. I knew I still didn't have the whole story of what had happened between the two of them. Now wasn't the time to get it, however. 
   “Do you want me to change the hotel reservations for the rest of her stay? Or do you want to keep the suites?” Emma asked.
   I looked at Caroline. “I kind of like the suites,” she confessed. “But I'm not sure how much longer the label is going to keep me out on the road so don't go to a lot of effort on my part.”
   “Speaking of Caroline's job,” I clarified, “I'm going to go with her to hear this band this evening. And I'd like to go with her going forward too. Can you see if you can make my schedule accommodate that as much as possible?” I asked Emma. “I'm hoping if I go to these auditions and scouting events too it will encourage your bosses to keep this up a little while longer” I explained to Caroline.
   “Let's hope,” she confirmed. 
   Once everyone was updated they dispersed, leaving Care and me alone again. “We have a few hours,” I purred suggestively as I pulled her toward the sofa. She was officially mine now, and I wanted to make up for the time I had foolishly wasted keeping her in my back pocket while I placated Cynnamon. 
  “Well, you do have that press thing later...” Caroline teased, but she followed me down onto the cushions, wrapping those long legs around me as I positioned myself between them.

Round 52 – Clay Mathews Round End
Oakwood Park Golf Course, Franklin, WI 53132 Par 36 Front, Blue Tees, 3,373 yards, 71.9 rating / 122 slope, $0 Friday, December 29th, 2017, 12:45pm, 15 degrees, 7-10 mph winds, light snow
I ducked back into Milwaukee from Portland late last night after spending a great Xmas week with all 3 of my kids and their families.  After enduring flight delays in Portland and the connecting Minneapolis, I didn’t get back to my cozy Port Washington condo until around 1:30am.   Ok so that’s early THIS morning.  My car was in the outside long term airport parking lot for the bitterly cold week and it barely started on my return.  On my 45 minute ride home from the airport, my radio suddenly stopped.  My battery warning light, which I have never seen before on my 2008 Lexus, popped up along with a few other bright red lights.  I quickly turned off my radio and heat and anything else outside of my lights that could be draining the battery.   I made it home ok but was worried that my drive to my final golf round later this day would be in jeopardy.

Define “Closed”
The weather forecast for today (Friday) was mid teens and light winds compared to a -25 wind chill and high winds forecasted for tomorrow.  So I was all in on getting my final round of the year done on this day without chancing it tomorrow, the final day of my official golf week.  I had chosen the premium Oakwood Park county course, back south of the airport, as my final course in my 52 WI course in 52 weeks quest.   I headed back that way around noon and played it very safe with leaving the car radio off during my long ride.  I really didn’t want a stalled car stopping this final round.  I had scouted the course on Google Maps earlier in the day and figured I’d park right outside the locked gates at the park entrance.  From there I’d jump to the 2nd tee box and then play number 1 after finishing the 9th around the clubhouse.  The course also looked fairly remote, nestled up against farmland, commercial warehouses, and a major medical complex.   Scouting course layouts is certainly a unique aspect of winter golf.

Snowy Par 5 second.  No driving over the creek on this day.
While the snow blanketed the course, it wasn’t quite as deep as what I ran into with Riverdale.    More like an inch of snow and a bit harder to lose balls.  But I soon found out on the long par 5 second that the gray sky made it very difficult to follow my shots in the air.   I sent a soft opening drive in front of the daunting creek and then I lofted a decent second shot over the creek but into the trees to the right.  After my third shot brought me back up another 100 yards to the fairway, I proceeded to hit my fourth and fifth shots for a combination of about 10 inches.   After taking a big swing on my fourth shot, I saw my stringed tees fly a few feet in front of me and I struggled to find my ball in the gray sky.  I figured that my rubber tee distance meant that I got way under my ball and popped it up 10-20 yards in front of me.  As I started walking forward I noticed that my ball was still at my feet.  Too funny.  I teed my ball up again with my tall tee and swung hard again.  I hit it farther this time, but only about 10 inches.    I decided to bench my tall tee and use my short tee to make it much easier to cleanly hit a long shot.  A very smart decision that I should have made back during my snowy Riverdale round.  I ended up settling for a monster 10 on my first hole.  Exhausting start.   And at this pace I’d be spending 3 hours to “play” just nine.
On the par 4 third, I lost my bright yellow ball near the green on my third shot.  I scrambled for a 7, finishing up with a new orange ball in honor of my Fighting Illini alma mater.   But so much for not losing a ball this round.  I was still having issues picking up my ball in the air but at least the short tee strategy was proving very effective.  And I was using the tall tee for little pitch shots with my driver, again the only club I’d be carrying today.  On the par 3 fourth, I hit a nice 150 yard drive just right of the green and into the bunker.  So close to a par.  On the way to the green I checked for my lost yellow ball from the previous, adjoining fairway and was able to find it after just a few minutes.   The “no ball left behind” mission for this round was back on.

On the long par 5 sixth, I hit a solid drive which I quickly tracked in the gray sky.   But it turned out to be a bird that suddenly turned 90 degrees and I was left wondering where my drive had actually gone.   First time all year that I had tracked a bird off the tee.   I was very lucky to find my drive actually went a nice 200 yards down the center of the fairway and was propped up nicely on top of the snow.    Better to be lucky than good my friend.  I musty have swung a bit too hard on my third shot as my winter hat flew off my head and covered my eyes on the way down.  I had no idea where my shot went around to the green some 180 yards away.    After looking for my orange ball for 10 minutes, I brought back my yellow ball to finish up a double bogey.  Not too bad of a score considering the lost ball penalty shot, but I was down a ball again.  Dang.
Not one to give up on a winter golf ball, I peaked around for my orange ball at the start of the seventh and low and behold I found it after just a few minutes.  Back to my Illini orange.   I double bogeyed the seventh with a poor “chip”  but my drives and long fairway shots were doing much better with the short tee strategy.  Interesting.  The 175 yard par 3 eight was fronted by a huge pond and I hit a low flying drive just over the pond, landing it before the green and possibly resting on the green for a par.  When I reached the green I saw that the ball had skipped on the green 9 times before dumping off the back edge.  Another inch of snow on the green would have caused it to stop on the dance floor for a cool par.   Much of the unique winter golf challenge is gauging how much the ball will roll/bounce on a snow covered green.

I doubled the ninth and then headed to the clubhouse area for a picture with my Clay Matthews Packer jersey sporting the “52” number which would magnificently commemorate my golfing journey.  I quickly stripped off a couple of layers of sweatshirts to expose my jersey, lit up a nice Cohiba cigar, and then struggled to get a few more seconds of power from either my work or personal iPhone.   Both phones went dead around the 5th hole, but there’s always a chance to get them to repower up for a few seconds to get one more picture.  I was looking to get the ultimate money shot with my “52” jersey and the clubhouse in the background.   I had just upgraded my personal iPhone to IOS 11.2 a week ago to support Apple Cash for a work project and it looked like I was suffering from faster battery drain now and the infamous Apple slowdown on the older iPhones that Apple was just now being sued for.   I was just giving up on freakin’ Apple when a county park ranger drove up in his truck and rolled down his window.  I’m sure he was wondering what the hell I was doing out on the snowy practice green trying to take a picture with my cigar and Packer jersey.  I’d certainly be wondering.  Anyways he simply said that he’s fine with me being out on the course but to just stay off the greens to avoid packing down the snow on them.   Nice. Off with just a warning.  I acknowledged his request and threw my sweatshirts back on and headed to play the first hole on my way back to my parked car at the park entrance.

I doubled the final hole with my usual weak play of taking four shots to get to the green and I ended up with a reasonable 55 for the round.   I did walk lightly on the final green to retrieve my last shot of the year.  Back at the car I warmed up my iPhone 6’s and I was finally able to get a money shot of my jersey, cigar, golf club, tees, etc.   I can imagine the folks driving by me on the remote country road wondering what the heck I was doing.   The only thing I forgot to do for the pic was to put my U of Wisconsin baseball cap on to further emphasize the Wisconsin angle.  Dang memory chip malfunction.  Must be the cold.  I’d try for a personal upgrade but it would probably just slow me down further – like my phone.
Final Score:  55, 0 pars, 0 lost balls.  Wow, 52 WI golf courses in 5 weeks.  I made it.   And no lost balls for the second winter round in a row.  Whee!  Oakwood looks like a very nice course to play, maybe just a tiny notch below the premium Brown Deer county course.   I loved the woodsy remote setting, the friendly clubhouse and beer garden buildings, and the challenging hole layouts.   Definitely a place to return to next year for a regular round with the golfing buds.    I still have a final year summary post where I’ll thank my friends and golfing buddies for supporting me and I’ll offer more suggestions about winter rules golf and the possibilities for expanding play while not trampling on the greens.  Ok, maybe I’ll just close out the final post with the tank you stuff.   I think I’ve said enough about the golf stuff over the past year…

How Caller ID Predicted Our Current Privacy and Robocall Nightmare

Congress may be mired in impeachment and Iran right now, but things are still getting done in Washington, and one of those things is the passage of legislation late last year that aims to stop robocalls.
People hate robocalls, especially on their smartphones, and the easier it is for people to detect those robocalls before they happen, the better. It’s hard to imagine now, but there was a time that a key functionality that makes detecting robocalls possible, Caller ID, was seen as a major privacy issue. The fact that it’s not seen as much of a privacy issue anymore reflects a major shift in public sentiment.
Privacy started in one place, then swung to another—and the 58.5 billion robocalls made in 2019 might be a big part of the reason why.

A company made hundreds of millions of dollars in revenue off of standalone caller ID devices in the 90s
In the 90s, Cidco (not to be mistaken with Cisco, an error many algorithms made as I was researching this) was one of the biggest sellers of dedicated caller ID devices in the world—something that the world once needed before smartphones.
Founded in 1988, the firm was built specifically around the then-new Caller ID technology, which had yet to emerge nationally. (Its name literally stands for Caller ID Co.)
This may sound like a really specific niche, but it turns out that there are a lot of phones, and nearly all of them needed access to this information. Per a 1996 San Francisco Chronicle article, the company had sold 9 million products by that point, earning $194 million in revenue by that point, along with a 60 percent market share. This, despite the fact that the device was literally just an LCD screen with a board that could interpret a code built by the phone companies.
The secret to the firm’s success was a mixture of great timing (it launched devices well before just about anyone else) and the fact that it had worked with the Baby Bells, the regional telecom providers created after the Bell telephone system was broken up by the federal government on antitrust grounds, to distribute the devices.
“We have a quality-control record second to none,” said the firm’s marketing director, Dayna Nielsen, in comments to the newspaper. “The defect rate is less than one-third of 1 percent.”
Per Hoover’s Handbook of Emerging Companies, the company’s partnerships played a big role in the success of Caller ID, which, in some markets, had uptake of as much as 20 percent.
Clearly, it had hit a nerve as a concept, even though it wasn’t overwhelmingly widespread. But Caller ID, despite its benefits, was looked at with skepticism by some before it became a fact of life.

— Belinda Hines, a Detroit-area woman who ran into a bizarre situation in 1995 where her Caller ID device, made by Cidco, appeared to display phone calls from a number of former presidents and historic figures, including John F. Kennedy, Thomas Paine, John Hancock, and Abraham Lincoln. As the Detroit Free Press noted, it led to concerns of something paranormal happening, but the truth is that it was likely something more innocuous: The founder of Cidco, Paul Locklin, was also listed as a prior caller, so it’s likely a series of test numbers showed up.

When Caller ID was first introduced, people were most concerned about the privacy of the callers
In 1987, when New Jersey Bell first tested out its Caller ID offering, it was sold to the public as a huge form of convenience for users—which is generally how it’s seen today as we try to avoid robocallers bugging us at all hours.
But during this period when the artists in this upcoming tour were at the top of their game, Caller ID was actually seen as a privacy risk not for the recipients of the phone calls, but those dialing.
Part of the issue, as the Los Angeles Times noted in 1990, was that it actually created major headaches for the public at first, in part because of bad actors who took advantage of the system when it was still new.
Remember in the 1980s and 1990s when people were frequently encouraged to call 1–800 or 1–900 lines to access some sort of hotline or something similar? Well, it turns out that some of the sketchier telemarketers out there were misusing a related technology, Automatic Number Identification. Per the L.A. Times, these marketers would gather up callers’ phone numbers, match them to a database, and then reuse that information for future pitches, getting a full profile of you.
Caller ID was not nearly that advanced, but it did create problems for people in sensitive situations—say, police informants or drug dealers. (Good thing for burner phones.) Even those in less sensitive situations, like doctors or teachers, didn’t like the new technology because it exposed the fact that they often made phone calls at home. And it should be emphasized that this was still during a time where phone books were common, meaning that a phone book could also expose a person’s address. (A related service, called “call trace,” allowed people to track a caller’s information after they made a threatening or malicious call.)
And this led to often tense situations. Perhaps the most notable example of this came from Pennsylvania, where the local chapter of the American Civil Liberties Union successfully sued the state to prevent the spread of Caller ID unless there was an option for the public to disable it easily and for free.
But the fact is, Caller ID was the perfect solution for the Moe Szyslak problem. You know the one, where people take advantage of public phone lines and jam them up with misleading or even prank calls.
And this very point was often promoted in commercials for these services, showing how caller ID could successfully foil a prank caller who was messing with someone’s mom for kicks.
And even blocking the phone number on the caller’s end was often enough to get people to question the source, as it was listed as “private” rather than “unlisted.”
So, in many ways, you could see the benefits all around—as could outside observers. Famed New York Times columnist William Safire gave his view of the technology in 1989. Safire, a self-described privacy nut, saw the issue from both ways, both as an “electric peephole” and coming with an inherent “loss of privacy.” His answer to the problem, accordingly, was fairly balanced:
We do not have the choice of stopping Caller ID. That’s already selling through local phone companies. We do have a way to set a thief to catch a thief, however: that’s called “Caller ID block.”
Companies selling the ID service should sell customers the ability to protect their numbers from appearing on the screen of the people they call. (It’s a great business; the phone companies get you both ways.) Say I have Caller ID, and you call me, but you don’t want me to have your number. You activate your Caller ID block; I look for your number and it’s not on my screen. Ho-ho, say I, it’s one of those jokers who has my number but doesn’t want me to have his or hers; I won’t answer.
That, it seems to me, levels the privacy field. You don’t have to share the secret of your identity in advance with me and I don’t have to take your call. Give nuthin’, get nuthin’.
Safire’s essay drew a number of letters to the editor, by the way, including some that questioned the high costs of the technology for consumers on both ends.
This debate, honestly, could have gone either way. But a few key concessions—including the option to block Caller ID on individual calls using the *67 code—helped ease the uptake of Caller ID in a way that felt agreeable.
But the key thing is that the benefits of privacy for the recipient started getting more attention over time.
Case in point: One of the biggest hits of 1995, No Doubt’s “Spiderwebs,” featured a protagonist, Gwen Stefani, who was screening her phone calls—something made easier with Caller ID. And after the release of the movie Scream, which prominently featured the technology, Caller ID use exploded.
The public figured out that the person whose privacy needed the most protection was not the caller, but the recipient.
And once that point clicked, Caller ID became fairly normalized. It even became a common feature of cordless phones and, later, smartphones—meaning that there was no need for a dedicated Caller ID device anymore.
And that meant Cidco, the company that sold all those Caller ID devices, was in need of a pivot. In 2001, after switching to phone-enabled email devices, it sold to the ISP Earthlink for $5 million. It was a natural case of a company doing its job so well that it killed its primary product.
These days, our privacy is spread out in many more dynamic places than just our phone number. Our IP address, our purchase history, the websites we’ve viewed? It’s all on display.
The dedicated Caller ID device, despite being around today, feels like something that might struggle in this modern context.
Certainly it’s way easier to block your number on a modern smartphone, but because of shifts in the telephone market, it’s also harder to figure out what’s a robocall and what’s not. Voice over IP, or VoIP, has helped turn robocalls into a game of cat and mouse. When a Caller ID is spitting out fake or unexpected numbers, the integrity of the whole system is screwed.
Fortunately, the phone industry is working on this, with the help of the Federal Communications Commission, which is pushing a two-part solution called STIR/SHAKEN (or SHAKEN/STIR). The STIR part refers to telephone identity standards that the phone industry follows, while the SHAKEN part refers to a token-based signature system.
While the standard won’t do everything, it shows that the phone industry is upping its game as the problem gets more serious—something also reflected by the new law, which requires phone companies to take steps to verify and block calls. And strangely enough, if we didn’t have Caller ID in place, this problem would be about a thousand times worse.
Good thing we bought all those devices back in the 90s.

You were downstairs working on a new project that you were just given. You had to design a logo and business cards for an upcoming stylist. She was very specific on what she wanted which made it fairly easier for you, after all working with your boyfriend on some of his projects also taught you a lot of patience when it came to stuff like this.
While you sketched out the picture you had in mind, your thoughts were immediately interrupted when your boyfriend of 3 years, Chris, stormed into the house huffing and slamming the door behind him, causing you to jump and mess up on your drawing. "FUCK!" He shouted, frustrated. He swung his fist, knocking over a glass vase you had sitting on the small table next to the sofa. You jumped up and immediately went over to get a broom to sweep up the broken glass.
He didn't even acknowledge your presence. He went straight upstairs to the room you two shared. Your eyes followed his movements, a bit concerned. Once you finally got all the glass off the floor, you slowly made your way upstairs to find Chris in the room you share, his shoes were separated on the floor as if he kicked them off. He was pacing around the room, picking up small things, like markers and little notepads, throwing them as if he were a pitcher. "Chris?" You questioned standing in the doorway, leaning with your arms crossed across your chest. He continued pacing as your eyes followed him. You took a step further into the bedroom.
"Baby, what's wrong?" He huffed before stopping in his tracks. He stormed up to you, his face hovered over yours.
"Remember that complete bullshit ass incident just to paint me as the bad guy?" He asked.
"Which one?"
"Exactly" He walks to the bed and sits down on the middle of it. "Now we gotta go legal and sue for defamation cause some chick said I raped her in Paris"
"This is annoying. I know baby." you sat down next to him. "But you gotta stop throwing shit" he shook his head and lied back on the bed, staring at the ceiling. "Annoying? Baby it's beyond that. Try being in my shoes and every time you do something good, something bad outweighs that because people wanna see you fail. Ever since 2009, I've been painted as this guy I know I'm not. I did my time for that incident and it's like people would rather see me dead. I'm sick and tired of it Y/n."
You sighed and laid back next to him, listening to him rant. "Why don't you take a break and separate yourself from the media for awhile?" He turned his head and looks at you. "Don't you think I've tried that. It doesn't matter my name is always dragged into some bullshit, and then when I respond trying to defend myself. They either never believe me, or they don't even fucking care. What I say no longer means anything and they'll take anything and run with it"
You saw and heard in his voice his genuine frustration for the situation. Over the years it's just gotten worse, and you felt bad for him. He knew you tried your best but it never seemed like it was enough for you. You peered over at him and watched as he clenched his jaws, visibly angry. You sighed and nodded. “After 9 years of this, you're still strong and all this washes over you like nothing happened. Eventually this will too."
He ran his hand down his face and shook his head. "Nah, because this time I'm actually suing someone. I can deal with the 'oh he threw my phone' 'he kicked me out and yelled at me' but this?? Framing me for rape? You've got to be fucking kidding me. I have a daughter, and you have all these tabloids eating this shit up, like it's the truth, I haven't been asked anything about this situation." You ran your hand up his shirt and began feeling around on his chest. "Well.... I know what can cheer you up" you smiled and sat yourself onto his lap, staring down at him. He put one of his hands on your hips and used the other to guide your face down to his. Smiling, you gave him a peck on his lips and pulled away. "Promise me you won't let this get to you?" He bit his lip and shrugged, you sighed and grabbed his face, leaning in to kiss him. This time he took it deeper than the last kiss.
You had your hands resting on his chest, while he had both of his on your ass. The kiss deepened and his slid his tongue on your bottom lip begging for entrance, you accepted and ran your fingers along the trim of his shirt, desperately wanting him to take it off. He obliged and immediately went back to kissing you and began trailing kisses from your jaw down to your neck and often sucking a mark into your neck. Your hands roamed his chest as he found your sweet spot and nibbles into it. "Mmmmn" you whined and let out a small gasp when he bit down and left his mark. You could feel him smirk against your skin and move down to your collar and leave kisses there as well, while he began to move his hands causing there to be a bit of friction between you two, making him let out a small groan.
He was focused up until his phone began ringing, looking at the Caller ID he saw it was his lawyer, so he put his finger up to you and answered the it. You tried to continue to kiss him but he eventually pushed you off and went into another room to take the call else where. Pouting, you crossed your arms and sighed before jumping up and going in your drawer to change into a red lingerie set he bought for you a few months ago. You walked to the mirror and smiled, messing with your hair before jumping back in the bed. You watched the clock as five minutes pass and you hear Chris sigh and enter the room again, tossing his phone on the nightstand.
He looks up at you and smiles, his eyes scanning your body and admiring the view he had. You get up and walk towards him and grab his hand trying to get him back to the bed.

You grabbed his length with your hands and gave it a few slow, you watched as he bit his lip and ran his fingers through your hair.
You have him a seductive glare as your tongue barely licked the tip, teasing him further. Swirling your tongue around him, he began to get impatient "stop fucking playing y/n" you playfully rolled your eyes and gave in, slowly took him in as far as you could. He was well endowed. "....fuck baby" his hand tightened around your hair and you watched as he threw his head back against the wall. You bobbed your head, his hand helping you get to a pace that would send him over the edge. You loved hearing Chris moan, it was one of the best sounds you ever heard from him. You pulled away from him with a loud pop and you began jerking him off as his moans got louder. "fuck... fuck.. oh shit" It only encouraged you to keep going, he pushed himself away from the wall trying to get you to stop, but you pushed him back letting your hands trail up his abs and sucking harder. You were now lying on top of him and bit down into his neck, twerking on his dick. You didn’t take it easy on him, you made sure every time your hips came down with a loud smack. "Fuck! Fuck! Damn baby" he moaned out and grabbed your hips, starting to slam your hips harder down onto his dick. Your moans were muffled since your face was buried in his neck.
He flipped you both over "Face down, ass up baby girl" you turned on your stomach, and arched your back the way he liked it and he slipped right back into you. Teasing you once again and giving you slow but hard strokes. You sighed and moved your hips back into his to meet his pace. His eyes closed in pure bliss as he grabbed your hips and started going harder. "Mmmmn, fasted daddy" your voice was hoarse from all the screaming you had been doing, but he obeyed and fucked you faster. He pounded into you harder, causing you to become mute. Once again silence filled the room as all can be heard was how wet your were. You reached your hand between your legs and rubbed yourself, trying to get your orgasm to come now. His hips began to stutter, as his thrusts became sloppy, signaling his was about to cum. You took this to your advantage and grabbed his hands and you began to throw your ass back against him. He whimpered and shook his head. "baby please let me go" his voice raspy, you accidentally clenched around him and he hissed, and let out a drawn out moan. Moving away from you, and lying on his back next to you. "I hope I can get you mad more... the aggressive side of you is what I love in bed" you laughed and draped your leg over his, he chuckled and shook his head and yawned. "I love you baby" his sleepy voice took over and his eyes were heavy. He kissed the top of your head before his breathing starting to level out. "Thank you" you smiled and congratulated yourself "you’re welcome... knocked ya ass right out"
"Mmmmhmm" he groaned and stretched, wrapping his arms around you and drifting off to sleep, no longer letting this case hover over him.

Fanfiction stuff, just posting for proof-readers. 
Please note: This fanfiction is purely based around a fan-character for Voltron. It’s not meant to be taken literally, and I merely want to share his story and to write out the ideas in my head circling him. I hope you enjoy.
The distress signal blared across the intercoms of the castle in the early hours of the morning – or rather, the ship’s internalized clock. It was Shiro that was up and ready as usual, having already been awake training when the alarm went off. Allura and Coran filed in shortly after. It took a few minutes for the other paladins to wake up and gather their bearings, but sure enough everyone was up and ready to face whatever new threat surfaced. “Why did the alarm sound?” Shiro’s calm voice broke the silence, eyes intently focused on Allura’s facial expression as the princess read over the illuminated panel before her. “It seems there is a distress signal not too far from here.” Her voice was filled with suspicion and a hint of curiosity. “I believe we should check this out. However, after the last incident.. I’m not too sure that would be wise.” Everyone shared their fair share of glances between each other. It was Keith that spoke up next. “Maybe we should check it out. What if it’s someone who’s actually in trouble?” Pidge and Shiro both seemed to agree with this, nodding their heads. “I don’t see what harm it could do.” The green paladin’s voice chimed in softly, shrugging her shoulders. “But what if it’s another trick?” Hunk murmured, eyebrows furrowed as he remembered Lance being chained down on some strange planet. “Yeah, that really wasn’t fun. I didn’t hear the end of it for weeks!” Lance chimed in, tossing his hands out in a dramatic gesture. “I don’t want to take any chances!” If it weren’t for Shiro’s interjection, Keith would have argued that it was Lance’s fault to begin with. “I still think that this may be serious. Suit up, paladins. We’re going to see what this distress signal is about.” Hunk and Lance made troubled faces, obviously not keen on the idea. However, the majority ruled and Shiro gave his orders, so the paladins headed for their lions and dispersed around the castle. --------------------------------------------- Allura’s voice sounded through each of the paladin’s helments. “Alright paladins! The distress signal has been located up ahead on a tropical planet. According to our information, this planet is called Butania, and it should be safe for you to venture on. It seems to have a stable temperature and organic life, along with bodies of water. There may be natives on this planet, so be cautious.” Lance scoffed into his headset, sticking his chin up confidently. “Cautious is my middle name, princess! We’ll settle this in a jiffy, that way we can all go back to sleeping!” There were a few tired groans of agreement from the other paladins, but Keith’s voice chopped clear through them all. “Cautious my ass. You’re going to rush in head-first without thinking.” “Well excuse me, Keith! Wasn’t I the one to stop you from rushing in back when we took down that Galra trading hub?” When there was no immediate response to that, the blue paladin found himself smirking. “Still, we should all stay alert. There’s a chance this could be a trap.” Leave it to Shiro to squash all arguments. “Let’s go.” Upon arrival to the planet, the paladins all felt something was off. It looked entirely too peaceful, almost untouched by any sort of intelligent life. No spaceships were to be found, and luscious trees tangled underneath as the paladins continued their exploration. “Nothing seems to be out of the ordinary.” Shiro murmured to himself, eyes peeled for any sort of trouble. “Yeah.. it’s almost too ordinary.” Keith commented. “Should we go down to the ground to take a closer look? It’s hard to see anything through all these trees.” Pidge said as she leaned forward in her seat, squinting her eyes at the ground below. “That’s a good idea. Let’s be cautious, though. Nobody wanders off on their own.” The black paladin led the descent to the ground, gracefully landing his lion followed by the others. One by one the paladins emerged from their lions and took a good look around. The trees stood far taller than any on Earth, girthy and full of life. “It’s beautiful.” Pidge commented, looking around in awe. “Yes, it is. But we’re not here to sight-see, let’s get to work.” Shiro kept on guard despite his internalized wonder, looking over the paladins and placing a hand on his hip. “Let’s split into teams of two. Keith, you come with me. Lance, you take Pidge and search south. Hunk, you stay here on the lookout. Let us know immediately if something’s up.” The yellow paladin stiffened at that, but nodded his head nonetheless. This was something Hunk knew he could do. Once the plan was solidified, the teams split off to their own directions, scanning the planet for the source of the distress signal. Almost an hour passed with no results until Shiro spotted something that made him stop in his tracks. Hidden amongst a canopy of trees lay a Galran ship, parked next to a structure that he assumed was built by the Galran Empire. “Keith, do you see that?” The ravenette nodded his head, keeping low just as Shiro did. “Guys, we have company here. I don’t think they know we’re here, but there seems to be Galran forces here.” That caused Lance and Pidge to stop in their tracks, looking at each other with concerned expressions. “Should we assume it’s a trap?” Lance murmured, surprisingly serious for the situation. They were currently lionless and their forces were split up. This would be a perfect moment for the Galran Empire to attack. “No, I think we’re safe for now. You two continue your searching. Me and Keith will try to get to the bottom of this.” Keith raised an eyebrow at that, staring Shiro down with an all-knowing look. The black paladin merely shrugged his shoulders, trying not to smile and failing. “Let’s say we give them hell, huh?” The roll of the eyes that he was met with made Shiro laugh. “You’re absolutely crazy. Let’s do it.” Keith responded, and together the two advanced on the ship. --------------------------------------- Lance and Pidge were struggling to make their way through the overgrown vines underfoot, getting tangled and often tripping. This caused a slur of colorful curses to escape Lance’s lips as he scowled. “This is stupid! Are we even going to find anything out here? We’re in the middle of nowhere!” A growl ripped free from his throat as he kicked at the vines underneath him. He was surprised to find that instead of a vine snapping, his foot hit something solid with a loud clang. “Quiznak! That hurt-“ His eyes shot down to whatever the hell he kicked, and his jaw dropped. Lance shot a look at Pidge, and when he was met with her equally confused expression, he tapped his helmet. “Uh.. guys? I think we may have found something.” “What do you mean?” Shiro’s voice cut in almost immediately, however there was a bunch of feedback from his end. It sounded like there was an all-out war on his end. “Well, there’s something right under us, covered by a bunch of vines. It looks like it’s metal—wait, I think I see glass, too. What the hell is this?” Lance leaned down to get a closer look, ripping away the vines from the structure. When it became clear as to what it was, both he and Pidge gasped. “What’s wrong? Guys?” Shiro’s voice sounded once again, panic filled with his voice. “It’s..” Lance stuttered, never taking his eyes off the structure. “Uh.. Allura? You might want to see this.” At the mentioning of her name, the princess chimed in almost immediately. “What do you mean, Lance? What is it?” There was a moment of hesitation from the blue paladin as he looked to Pidge for conformation. When she nodded, equally as shocked as he was, he continued. “I think we just found another Altean.” A sudden clatter was heard from Allura’s end of the channel as she pressed some buttons on the ships paneling, pulling up a thermal image of what was around Lance. “Are you absolutely sure? Whatever you’re standing on has an obvious heat signature, so it’s alive.” “Well, it has ears like you do—and strange face markings.” Pidge responded, watching as Lance dusted off years of dirt from the glass. Once the dirt was cleared away, it was easy to see what lay inside. Underneath them appeared to be a figure with long, ginger hair. There were twin triangular markings stretched across each cheek, and their skin was faintly tanned. The expression on this being’s face was calm but they were in bad shape. The clothes they wore resembled something akin to a Galran prisoners. However, the clothes seemed extremely tattered, exposing some unhealed wounds underneath. “This thing doesn’t look too good, Allura. It might need the healing pod.” Lance’s eyebrows were furrowed as he started down this being. Was it male, or was it female? With hair as long as theirs, it was hard to tell. “Should we take him out?” Silence sounded on the communications channel as Allura thought it over. If it was an Altean, then that meant there were survivors of her race. This was a chance she could not pass up. “Yes, bring them back to the ship immediately. I want to see them for myself. Shiro, please finish up what you have started and join us.” Sticking around was never good, especially when the Galran Empire was involved. Allura wanted to head out before reinforcements came. “Yes princess.” Shiro responded immediately, motioning for Keith to follow him as he made haste back to the lions. They had made a significant dent in the Galran forces at that base, which they later uncovered was a storage hub for the Empire. Meanwhile, Lance and Pidge dug out the stasis-pod that the Altean resided in, tilting it upright for easier access. Pidge did some tinkering with the wiring on the pod, and soon enough the glass capsule top slid open, the Altean slumping forward almost immediately when not supported. Lance was there to catch the limp body, making sure to cradle them carefully. When he took a closer look, it was obvious this Altean was male, albeit very feminine looking. ----------------------------------------- It didn’t take long for Lance and Pidge to hurry out of there, Lance carrying the Altean bridal style and rushing with Pidge. It was almost like the vines underneath were forgotten and a distant memory, and soon the lions were in sight. However, the peace didn’t last for long as the male in Lance’s arms shifted, coming back into consciousness. It stopped Lance right in his tracks when those eyes opened to reveal a color as captivating as rubies, as red as an apple. They were confused, and for a split second, innocent. But that fantasy was short-lived, the male almost immediately fighting against the blue paladin and punching weakly against his chest. A jumbled mess of Altean dialect was hurled at Lance and luckily his translators were able to pick it up with ease. “Who the hell are you, and what the hell do you think you’re doing? Get the fuck off me--!” It wasn’t a request, it was a demand. And judging by his fierce snarl, he meant business, even in his weakened state. Lance tried his best to soothe him and keep a tight hold on the wriggling Altean, but it was proving to be a difficult task. “Why are you wearing the blue paladin suit? You aren’t the blue paladin of Voltron! What did you do with her?” Okay, that was a first. Lance gawked at the feisty male, unsure of how to respond, before he stuttered. “Wha.. What do you mean? I pilot the blue lion. I don’t know who you’re talking about. Maybe you need your head checked—“ His rambling was interrupted by the Altean slapping him across the cheek hard. There was a howl of laughter from behind them, which came from Keith. He couldn’t contain it. Never before had someone dared to slap the shit out of Lance, and oh boy was it needed. Shiro nudged him in the side with a stern expression, before glancing over at the two. He noticed that the Altean was staring them down with a look of sheer and utter shock. Shiro felt uncomfortable under that scrutinous gaze, and he almost spoke if not for the soft voice that escaped the male’s lips. “What the hell happened? That’s.. that’s my suit.” His gaze was locked on Keith now, and everyone that heard those words froze in shock. Even Keith stifled his laughter to stare at the Altean. “What do you mean?” Shiro was the one to break the shocked silence, his voice gentle and calm as though he were speaking to a cornered animal. “What the fuck did you think I meant? That’s my suit! I’m the red paladin of Voltron—What the hell is going on! Who are you fakes?”

The recent Texas church shooting, the terrorist driving a truck through a crowd in New York City, and the Las Vegas massacre may seem shocking – but to anyone who has been paying attention, they should not.
Our culture is undergoing a hostile takeover. American society used to be governed by Judeo-Christian do-unto-others morals. But we have drifted (been pushed, really) into a hedonistic YOLO (You Only Live Once) cultural morass. The upshot of this is a distinct lack of respect for human life in general, as well as a pervasive, insidious obsession with self.
This is the “me” generation, the “selfie” culture, the “entitlement” mentality. And what is entitlement, except the narcissistic assumption of deserving and demanding what is not earned?
Our cultural crisis is exhibited by egotistic multimillionaires demonstrating on football fields against the police instead of seeking solutions to rampant inner-city violence; coddled young people demanding free birth control and socialized health care; and even the major media ignoring the corruption trial of Sen. Robert Menendez, D-N.J.
No amount of self-love can fill the God-shaped hole in someone’s heart. We are created and called to love each other, and no self-absorbed spa treatment or Instagram post can supplant our innate yearning for love from God.
Another example of the crisis is the lack of attention the mainstream media are paying to the Clintons’ collusion to sell Russia 20 percent of U.S. uranium.
We’ve replaced our moral imperative to do what’s right with a personal obsession of what’s in it for ME?
But no amount of self-love can fill the God-shaped hole in someone’s heart. We are created and called to love each other, and no self-absorbed spa treatment or Instagram post can supplant our innate yearning for love from God.
The spirit of our time is gradually revealing in our culture a subversive, resolute, and increasing hatred toward God and Christianity, and an irresistible temptation toward evil that betrays man’s innate desire for power: a longing to be God.
The Harvey Weinsteins of the world (and they are myriad, both in Hollywood and out) seek to force others to do their will, much like they envision a capricious God would be, if they believed in such a being.
It is much easier, however, to deny God than to acknowledge him. God, being good, condemns evil-doers. So, like a child throwing a tantrum in a toy store, some people must deny the existence of God and his inherent goodness, and lord their power over weaker people. “I can make you watch me shower.”
Society, still trading in our inherited moral capital, might verbally condemn the behavior. But that’s just lip-service, because we’ve succumbed to the YOLO moral relativism and forgotten our metric for right and wrong.
“I forbid you to see me as a sex object,” screamed the gal in the pink hat! And those who claim they wanted to expose the bully – and they all say that now – confess they were too afraid of retribution. Translation: I like my money and position more than I believe in right and wrong. “Followers” on social media beat morals every day of the week in YOLO land.
When a righteous dad wanted to expose a high-powered elitist climbing in bed with youngsters, the Hollywood leftists and atheists sided with the pedophile over the conservative. Status is more important than virtue in YOLO land.
The growing YOLO culture seeks to silence the stalwart dissent of facts. Feelings are more important than truth in YOLO land.
Threatened by disagreement and privilege, yelling triumphs over logic. The YOLO culture seeks not content of character, but equality of outcome. Hatred is so much easier than forgiveness.
Self-destructive loathing and jealousy stems from the hypocrisy that started in kindergarten, when children are taught: You are an accident of nature, and survival of the fittest is the law of the land. Now, don’t bully.
And so, they distrust the dark abyss of irreligion, even as they embrace it.
Attacks against the only one who preached forgiveness and grace, goodness and love – and any who support him – will increase: He challenges the YOLO worldview taught in public school.
As it becomes more and more costly to be an adherent of Christianity, with stories of the persecution of bakers, florists, teachers, and T-shirt makers splashing across newspapers every day, the truth gathers defenders.
Though meant to intimidate us, these stories do the opposite. They galvanize Christians to stand firm in the light of understanding, and the peace that surpasses it.
The people who still trade in the Judeo-Christian ethic of “love one another” and “life has value” are not called simply to defend their position, but to fight for it, before the overwhelming tide of YOLO selfishness inundates us with the intolerance and bigotry integral to the religion of self.
The YOLO culture divides people against the each other.
To survive and prosper as a nation, we must reaffirm our Judeo-Christian heritage, indivisible, under God. Because if you only live once, it’s survival of the fittest, and it’s all about you, then laws are meaningless.

Developer Series: A Conversation with Steve Erdman of Canfield Development
Steve Erdman is a Los Angeles-based real estate developer specializing in the construction of multifamily and mixed-use developments.  An Israeli immigrant and graduate of Cal State University Northridge, Steve began his career over 40 years ago working for Jona Goodrich at Goldrich & Kest, Inc.  After 20 years working under Goodrich, he left to found Canfield Development, where he still serves as President. He has built thousands of units over the course of his career, and currently has projects in Westwood, Koreatown, Hollywood, and Downtown.
Learning under Jona Goldrich at Goldrich & Kest in 1977 gave you the opportunity to start developing in one of the largest real estate housing booms in Los Angeles history. Please tell us a little about your formative years in that market.
Goldrich & Kest Inc. was a unique company with a unique working environment. I started at the bottom with only a degree in accounting and no real estate knowledge. I was placed in the construction department as a customer service representative because it was the first time Goldrich & Kest developed for sale housing. They had no experience because at the time the firm only produced low- income housing. I started at the bottom and eventually rose to become Vice President of Construction.
Forty years ago, the business was a lot easier, with less competition, less regulation and an easier entitlement process. It was an amazing experience and really the “school of hard knocks.” Jona Goldrich was the ultimate immigrant; make it on your own, who did not make it easy. You were allowed to learn from your mistakes but were advised to not repeat old ones.
G&K was really a family operation, and since it was such a small company, no one was boxed into one specific department. After moving out of customer service and into construction, I became a superintendent, then a project manager, and then the VP of construction. I dealt with bankers, lenders, and city officials. G&K did a lot of low-income housing through HUD, so there was a lot of interaction with government officials in addition to dealing with architects and engineers. This exposed me to the entire process of development from acquiring land to either selling it or renting out the project. And at that time Los Angeles was growing. There were many opportunities to get in on available land, and, as I said before, the process was a lot easier. There was less anti-development sentiment than we have today, where people don’t want you to build next to them. It was easier with neighbors, easier with the City, and I obtained tremendous experience that eventually let me go off and to do it on my own. I didn’t have many connections or a lot of money- that came later. But I learned a lot about how to navigate and maneuver in the industry.
You mentioned earlier that you were encouraged to make new mistakes and not old ones. Can you please reminisce on some of the mistakes you made early on in your career and how you got over those hurdles?
Well, some of the mistakes were simply due to a lack of knowledge. So that knowledge came with time as I got deeper into the business. And some of it was naivete.
Starting out, you don’t know that some people will take you for a ride, that you shouldn’t believe everyone, and that you need to develop a “sixth sense.”
There are certain things you don’t learn in school and you have to learn from experience or by listening to your own gut. You can go to business school, but you also have to be born a businessman. There are many people, and Jona being the ultimate example, who did not go to business school, or have an MBA in real estate, yet still had the foresight, knowledge, and instinct as of how to develop.
So, I made many mistakes, got my head beaten up because of these mistakes, and learned from them. How to build, what to build, when to trust people, when not to trust people, how to proceed with a deal, how to negotiate, how to shake hands and how to finalize a deal.
Were you ready for the crash in 2008?
It was one of the biggest busts in history, not only did the housing market crash but, basically, the entire monetary system crashed. So just like everyone else, I was somewhat blind. Obviously, hindsight is always 20/20, but if I had to guess it was what Alan Greenspan described as “irrational exuberance.” So, banks were extending tremendous credit to people who did not deserve credit. Prices skyrocketed to where it got to a point of unaffordability. A lot of people who might have had the credit, but not the experience, tried to get into the market.
So, if you had $20 million in the bank and asked a bank to give you a construction loan, they said “Hey, this guy has a lot of money, so I’ll give him or her the money” without asking “Have you ever developed?” So, consequently, people with a lot of money with no experience in development or construction got into the market and made major mistakes. The early signs: too much construction, cheap money and too much credit, too many projects that shouldn’t have been developed, and only developing because money is cheap.
In addition, and you see it now, people are paying a high price for land, people don't know the real cost of construction, the real time it takes to entitle, and consequently people are developing projects that should have never been developed and paying too much because they know too little.
So, to piggy-back off that answer, after the 08’ crash, how does your investment decisions change? What criteria changed when evaluating new deals?
Well, being a boutique development company that does the complete gamut of development, we find the land, we do the due-diligence, we get the entitlements, we do all the planning with architects and engineers, and we execute the construction. Because we do the entire scope, we are very familiar with the costs associated with each phase and the time that it will take.
So, what I learned is to be realistic, to know there's a limit to how much people can pay to rent or buy an apartment, and understanding rents are not going to rise forever. That sometimes there is an oversupply in certain locations. If you look at the market now, there is definitely oversupply in Downtown. The City allowed everybody to develop, there was no opposition, so a tremendous number of units were built Downtown and resulted in lots of competition.
On the other hand, there are very few developers on the Westside due to the restrictions and NIMBYs. No one wants you to build next to them, saying there will be too much traffic.
What I have learned is to be cautious and know we are in a cyclical business. We go through ups and downs and timing is key. You can have a very successful project in terms of development, but if you showed up at the wrong time, you are going to lose. Or sometimes, you are going to have a mediocre project with the right timing, and you are going to make a lot of money. Timing is key, and with the right timing, you can make a lot of money.
It is similar to the stock market, no one knows where we are at in the cycle. If you ask me, we are fairly close to the top if we are not there already. So, we are going to begin going down and I am exercising caution and being very selective. But I must say: I see a lot of people that don't follow this route and are paying too much, mostly because of being overly optimistic on the one hand and lacking knowledge on the other hand about what it takes to build, what it costs to build, and how long it will take.
According to an LA Times report from 2017, of nearly 1,000 cases, about 90% of re-zoning requests were filled. Throughout your career, when has it been the hardest to rezone a property?
I try and stay away from re-zoning simply because it takes a lot of time and you do not know when you buy the land whether the re-zoning request will be granted. What happens if the zoning request doesn’t go through? I always look at a piece of land and try and measure “OK, what is the worst-case scenario?” And if it works in the worst-case scenario, I will go for it. Then I can say this is the “worst case scenario,” and if I can re-zone it or up zone it then it will be a bonus.
You cannot buy an unentitled piece of land and think that you will be successful in re-zoning. I had a project that I just recently completed in Silver Lake where there was a difficult homeowner’s association I had to deal with. I worked closely with the association and had the support of the City Council of the area, but then one neighbor sued me, and it ended up costing me about half the project.
So, I don’t know what the L.A. Times refers to as “re-zoning.” Changing zoning in LA takes a long time, is expensive, and you never know what the result will be. If I go to a piece of land and someone gives me the option of two years to find out if I can re-zone it or not, I would do it, but otherwise I would not.
The Seven West Apartments and the Kenmore are the two most recent projects by Canfield.  Can you tell us about them?
The Seven West Apartments are located in “City West,” which runs about four blocks to the west of the I-110. I bought the property a few years ago at a discount; the prior owners lost the land to a bank because they didn’t know what they were doing.
The Kenmore (located in Koreatown north of Wilshire) was a home run. The people that sold the land really sold it just as an apartment without understanding the value of the land. We finished the project about a month ago and it is already about 70 percent leased.
Koreatown is one area where I came in early and a lot of projects have followed me. I do not know how they will do, or if they will take some of my people, but Koreatown happened to be an up-and-coming area. There is a wealthy clientele; it’s close enough to Downtown without being in Downtown, and there is a lot of shopping and restaurants. It’s a good area, but in a year or two there might be the problem of oversupply because there are so many projects coming along in the pipeline.
You recently obtained entitlements for a 73-unit apartment building near USC. If you don’t mind, can you please provide some highlights of the process and how it went?
I have been holding onto this property since I bought it from a lady in 2011. The property had a historic home on it, so we had to remove the house, ship it to another location, and remove power lines. Later, we purchased the fourplex next door to give our project better frontage. Then we started the entitlements. It took a long time to work with the Councilman’s office; we had to do a density bonus with six or eight units as low-income, which took a lot of negotiation. There was a lot of feedback from the Councilman’s office and other parties who wanted the architecture to match the architecture of USC.
So, the entitlement took a long time, and got really lucky working really closely with the neighborhood to make it successful. It took a lot of patience, a lot of caring cost, and, as you said, super close to USC.
Why do a traditional multifamily property versus a mixed-use property? Why didn’t you put a ground floor Starbucks or Cafe?
Funny you ask. They just closed the Fat Burger next to us and opened up a Starbucks. The reason is that it is a very small project with a very small footprint. It is not on a major throughway so there isn’t a lot of traffic. If you do a retail or commercial component, there needs to be parking for it--which takes away from the residential parking. So, that specific location was not right for any commercial use. We used that first floor to have more amenities for the project.
At our Seventh Street project, the City made us put in a commercial component, and it’s still empty. I fought with the city to not do that, and they eventually allowed me to reduce the amount of space, which is still empty to this day. We all know retail is in decline because of e-commerce, so unless you are on a very busy street with a lot of parking it just doesn’t always work.
In the financing package from Fig 31 you talk a little bit about Linkage and Quimby fees. Can you please tell us a little about those newly implemented development fees?
The City, in its desire to help the homeless problem, added a new host of fees we cannot fight it and there is no choice but to pay it.
Every time the city adds a fee, it makes the development costs more expensive. It’s not good or bad, it’s just the reality we need to deal with.
It certainly makes development costs more expensive. Fees are fees, no one likes them but just like taxes the City imposes them, and you need to pay them. At the end of the day, it just makes it more expensive and will either be paid by the renters or the buyers of the project. That’s the reality in LA where there are a lot of fees and hidden costs that many people are not familiar with that make the cost more expensive.
Can you tell us a little more about those hidden fees?
What’s going on right now is that a lot of people are getting into development without knowing the ins and outs. They really don’t know how long it will take, the real costs, all the obstacles; things like plan check fees, utility fees, and DWP fees. There will be a lot of developments that come to a halt because the cost is too high.
So, for people that bought the land three or four years ago for a good price, but expected lower construction costs, their projects no longer make sense. If you bought a project for X amount of dollars and you thought you were going to develop it at $200 per square foot and now it's $300, it just doesn’t make sense anymore.

What to Do if You are Arrested in China
Before I explain what to do if arrested in China, let me explain the following “whys” behind this post:
Foreigners get arrested overseas all the time. Not just in China.
Foreigners get arrested all the time in China, for all sorts of things, including for things that would be crimes in countries like Canada and Denmark.

Yesterday, a reporter called me to discuss what Michael Korvig (this is the Canadian who was just recently detained by China) should do. My response was somewhat along the following lines:
It is hard to know without knowing more. When I was asked what Mr. Korvig should do, the only rumors about his detention were that they were in retaliation for Canada’s having Seized Meng Wanzhou, the high level Huawai executive. I said if this is in fact the case, there is probably very little he can do as his freedom will likely need to be negotiated government to government (Canada to China).
I now know a little more. This New York Times article, China Says Detained Canadian Worked for Group Without Legal Registration, states that Mr. Korvig has been detained because the organization for which he works was not properly registered. Not a big surprise. Earlier this week, in How to Avoid Being Detained in China, I listed out the following seven things to do to avoid arrest in China:
If you are doing business in China without a Chinese company (and by China, I most emphatically do not mean a Hong Kong or a Taiwan company), you had better be damn sure you do not need a company, especially since the odds are that you do. Doing Business in China Without a WFOE: Will the Defendant Please Rise.
It means paying whatever taxes you or your company might owe. See China Taxes, Getting Legal, and Some Good News.
It means having your visa and the visas of all of your employees in good order. See China Visa FAQs.
It means not deciding you are operating legally in China based on some crap you’ve read on the Internet that feeds into your desire to believe that you are. See China Law Online: It’s All Wrong.
It means protecting your company from your China employees because the odds are good it will be one of your China employees who leads to your downfall either by reporting you to the authorities or by suing you and thereby exposing something you are doing that you should not be doing. Trust us on this one. Please. See China Employer Audits: The FAQs.
It means that if you are not 99.99% certain you are operating in China completely legally you either immediately do something to change that or you immediately leave the country and you take all of your foreign employees with you. And if for some reason you don’t care about one or more of your foreign employees getting into big trouble in China, note that people who go to jail for something that their company do have a tendency to sue their company.
If you are in a dispute with anyone in China regarding money, you should consider paying it and getting a valid and legally sound  release in Chinese making clear that you paid it. See Maybe Owe Money To China? Don’t Go There. Or you should consider immediately leaving China.
Note how many of these things may apply to Mr. Korvig, if the New York Times is accurate as to his detention “Wait a second,”  you may be saying. Do you really believe Mr. Korvig was detained for some alleged corporate violation of his company and not because he is Canadian and, more importantly, an ex-diplomat. I believe it is probably a combination of these things. China could no doubt have legally justified the detention of at least hundreds of Canadians but it chose this particular person, probably because he is a former diplomat and his detention sends a clear message to Canada. I called the reporter back this morning with this new assessment.
3. Contact your Nearest Embassy or Consulate. There is little doubt that the Canadian government is all over Mr. Korvig’s detention already, but what should you do if you are arrested or detained in China and you are not a former diplomat and your country is not in the midst of a knock-down drag out fight with China? Your first step should usually be to contact your nearest embassy or consulate, but recognize that it will be limited in the assistance it can provide. Foreigners arrested in China are subject to Chinese laws, not the laws of their own country. This should be obvious, but not everyone knows this.
Your embassy or consulate should be able to help you with the following:
Providing you with a list of local attorneys who speak your native language
Contact your family, friends or employer
Visit you in jail and provide you with reading materials and maybe food.
Monitor your situation in jail and help ensure that you are being treated appropriately.
Provide you with an overview of the local criminal justice process
2. Hire a LOCAL Criminal Attorney. You will need a local attorney. This means if you are arrested in Qingdao you need a Qingdao criminal lawyer and not a Shanghai one. China has many terrific criminal lawyers and they usually require relatively low upfront flat fees to take on a new matter for a new client. This means it is usually relatively easy to find a good and cheap Chinese criminal lawyer, but few speak English.
It is absolutely critical that you get a good local criminal lawyer as quickly as possible. Far too often when our China lawyers get contacted regarding a criminal law situation in China, the detainee or the detainee’s friends or family believe that because the arrest was a “mistake” no lawyer is needed. Some claim they do not need a lawyer because they or someone they know has sufficient guanxi to handle the arrest lawyer-free. Even if these people are right (and they pretty much never are), it still behooves them to get a good local criminal lawyer immediately.
No ifs ands or buts: if you are arrested in China, you need a local criminal lawyer and fast. 
How do you find such a lawyer? That depends. By way of an example, one of our China lawyers was recently asked to find a criminal lawyer in a small Chinese city. This lawyer immediately emailed all of the China lawyers in our firm and we all emailed our China lawyer contacts in various cities to ask for the names of recommended Chinese criminal lawyers in this small Chinese city. The client ended up hiring a lawyer who was mentioned multiple times by the Chinese lawyers we know.
4. Contact Family and Friends but Keep Them Quiet. Sometimes. Sometimes you want your family and friends on the outside to scream up and down about your arrest. Sometimes that is the worst strategy possible. It is generally a good idea not to publicize your case unless your local criminal lawyer instructs you to do so. China is not going to release you because your hometown newspaper is saying you are being held unfairly. Instead, your publicizing the unfairness of your arrest might just cause the local prosecutor or court to double down. But see here for a case where the strategy was to generate bad publicity for the arresting country.
4. Hire an Attorney in Your Home Country (Sometimes). Our China attorneys get contacted by arrested Westerners maybe ten times a year. If the matter is something like a shoplifting arrest, we usually do little more than provide the family or the arrested with a few tips and find them a good local criminal lawyer and sometimes a good local translator. This is the case for nine out of ten. But in some cases — when the Westerner arrested is from the United States or Spain or Germany where we have our own attorneys — we do considerably more.
By way of one example, our firm a few years ago represented an American charged by China with massive financial fraud. We stayed involved in this case from its beginning through sentencing (note that more than 99 percent of those charged with a crime in China end up being convicted). For this client we did the following:
Found him a top-tier criminal lawyer. This lawyer did not speak Chinese and so we often served as the intermediary.
We often served as an intermediary with the US Consulate.
We would communicate with the detainee’s family in the United States
We gathered up key mitigating documents from the United States and other countries outside China.
Perhaps most importantly, we explained China’s legal system to the detainee and his family and, in particular, the huge benefits of admitting to the crime and setting up a procedure to reimburse those who harmed by the crime and a rehabilitation plan. We also explained China’s sentencing and early release laws and the importance/benefit of reimbursing the victims so as to get a sentence term that allowed for early release.
We did this in Japan a few years ago in a very high profile case and you can go here (CNN), here (The Guardian), here (ABC News), here (Los Angeles Times)  to read more about that case. In that case, our goal was to publicize the trial as much as we could, so as to convince Japan that releasing the detainee would make life better/easier for Japan than holding him. We also used the press to send various messages to the Japanese authorities to make them feel better about releasing the detainee. It worked. The detainee was found guilty but immediately deported instead of being imprisoned.
But these two cases on which are firmed worked were long ago and the rare sort of case. In the typical case, you do not need a foreign lawyer and you will want to stay quiet.
The one thing you must bear in mind when doing business in China is that China criminalizes many things related to doing business that are not typically criminalized in the West. We actually wrote about this in 2006 in a post entitled, Criminal Law And Business In China — A Strong Caution:
In the U.S. and in Europe, it is quite uncommon for a dispute between two business people to become subject to criminal law enforcement. This is not true in China. In doing business in China, you need to be aware of two things: the scope of economic crime there is far broader than you probably expect and the Chinese party with whom you are conducting business is far more likely to pursue a criminal complaint than you would expect.
China has developed elaborate laws concerning “economic crimes” that parallels its civil law system. The area of economic crime is quite extensive. My Chinese textbook on economic crime is over 1500 pages long and it describes 105 separate crimes, divided into eight categories. Dealing with economic crimes has become an increasingly large portion of the workload of the average Chinese court. Many of these crimes are garden variety crimes, such as smuggling or passing bad checks, that would be considered a crime in any jurisdiction. However, a whole host of crimes applies to areas most Western business people would think would be dealt with by private litigation. For example, one general area of crime is “Disturbing the Market Order.” Another is called “Damaging the Management Order of a Company or Enterprise.” Crimes in these categories can be very broadly described and can often be applied in areas that are surprising to a Western business person. For example, criminal fraud is very hard to prove in the United States. This is not true in China.
Here are some examples of the ways Western business people can find themselves in China’s criminal system:
There is a sale of product. The Chinese party complains that the product is defective. The foreign seller insists the product meets standards and it is the buyer’s own processing that caused the problem. This normal business dispute may be transformed into the crime of sale of defective products.
A Chinese company pays a substantial deposit to a foreign service provider to develop a sophisticated market access program for the United States. There is a dispute over the quality of the service provided by the foreign provider. The foreign provider does not collect the remainder of its fee, but refuses to refund the deposit. This normal business dispute may be transformed into the crime of contract fraud.
A Chinese company insists on a guarantee of payment from a foreign seller through deposit of promissory notes issued by a foreign party. When the Chinese party attempts to collect on the notes it cannot do so due to banking regulation or some other technical matter. The foreign seller does not make alternative arrangements for payment. This normal business dispute may be transformed into the crime of financial fraud.
The offended Chinese business person is also much more likely to pursue a criminal complaint than his or her Western counterpart. This is particularly true outside China’s major cities, where the private court system is less developed. There are a number of reasons for this. First, there is the longstanding tradition in China that law is basically a criminal matter. Many Chinese judges are more comfortable handing out criminal sanctions than deciding the merits of private commercial activity.  Second, many Chinese businesspeople are more comfortable beseeching the police, the prosecutors, and/or the courts for justice than pursuing justice on their own. Third, there is an economic incentive. If the state pursues the claim, the offended person or company saves on the expense of hiring a lawyer. Fourth, as part of the criminal action, the state will seek to force the defendant to pay redress to the offended party. In China, the state is more likely than a private party to be able to obtain assets from a defendant.
If you are involved in a business dispute in China, you should immediately consider the risk it will be transformed into a criminal matter. If the other side in your business dispute threatens criminal sanctions against you, you should take this seriously. You need to make sure you are completely prepared to deal with the issues. Moreover, you need to be completely sure that what you consider to be an entirely innocent commercial dispute is not in fact a potential crime under the wide application of economic crime applied in China. And if it is, you need to prepare for that
