Lethal Creativity
La Squadra x Reader (GN), Platonic/Romantic (Interpretable), SFW
Context: For the sake of clarity, the reader's stand ability is defined as the power to manifest events such as physical harm/healing, the creation of new objects in a person's possession, and other occurances within limits, through visual illustration of these happening. It is limited by the inability to manipulate free will or create new animate beings, as well as the considerable level of detail in the illustrations required for the power to work, making the stand time-consuming to use.
Formaggio- For a stand as simple as 'make things go small', Formaggio sure does put a lot of creativity into using his powers. From crushing a person underneath a car expanded from inside them, to seeking the aid of usually harmless animals to take a minitiarised target out, Formaggio knows how to take a innocuous power and turn it into something flexible and deadly. For this reason, he can see immediately the potential of your stand, and is often the first to suggest the end goal of your plans when you are just starting out with a new drawing. Though he isn't always right you have to admire his thinking. A lot of people tend to take Formaggio for an idiot, which to be fair off the job he sometimes is, but there's a real quick streak to Formaggio when he needs it, which few other than you get to see.
Illuso- You quickly find yourself paired with Illuso on your more high-risk missions, due to the retreat offered by his mirror world. Watching from the safety of Illuso's dimension lets you work on orchestrating a target's doom without the distraction of having to worry about being caught. Unfortunately however, Illuso rarely lets you focus in peace as you shelter in the mirror world, pestering you frequently for more information on what you're doing and asking about your drawing techniques, without really listening to your response. Truth is, it feels weird for him to have someone other than a victim around in his world, and he feels compelled to talk to them as a result. He is enthralled as you draw out how it is your target will perish, the feeling of a predator on the hunt he too can relate to well, through all his years of watching victims through the mirror.
Prosciutto- The more the two of you brain-storm, the more applications you can think of for your stand as support for Prosciutto's missions. The Grateful Dead's two main flaws are slowness and imprecision, and your stand is perfect for creating small, quick-to-draw implements to deal with unexpected problems when his deadly power is at work. For instance, it only takes you half a minute to draw up a bag of ice to save someone from becoming collatoral damage you absolutely must avoid, and it doesn't take much longer to create a simple trap for if the target calls in backup during the slow process of dying through Grateful Dead's powers. You soon make an excellent team, well-versed in each other's needs and communications. It's only natural the two of you would become friends.
Pesci- Prosciutto encourages his apprentice to spend time with you on missions, since the operation of your stand often shows simplified, easy to pick up on, techniques of assassination Pesci can hopefully pick up on himself. Pesci is in awe as your plans slowly come in to fruition culminating in a spectacular demise for your target. He can tell you must be an incredibly intelligent person to come up with the sort of things you do, and frequently mentions wishing he could have ideas as good of yours. He never knows where to even begin with a mission unless someone else tells him! You are confused by this however, as every time you see Pesci in action you only see a skilled, competant assassin. Really, you think he just has issues with his confidence. You only hope you can help him see that.
Melone- His immediate affinity to you is strong because there are many similarities between your stands in terms of practical implications of their powers. Both favour remote operation and lengthy planning, but reward their users' patience with incredible scope and damage potential. You find your routines for missions parallel heavily, and Melone has a lot to teach you about staying safe during the long period of preparation for using your stands. Often you will find yourselves sitting together, Melone educating a young junior as you prepare an illustration of the tools it will use to aid it against the target. Your bond is strong, and you develop a lot of affection together through your joint work.
Ghiaccio- White Album is a stand at its strongest when it's user is capable of quick thinking, immediate response and personal, direct forms of battle. It is hence the antithesis of your own stand, which stresses planned creativity in a calm setting. There isn't much you could do to help Ghiaccio during his missions, since his fights tend to move too quickly for you to possibly draw from scratch as they evolve, so in terms of work your bond with Ghiaccio will be slow. At home however, Ghiaccio is drawn to the peaceful nature of your ability, particularly as you calmly illustrate the patching of his wounds as he lies on the sofa after a difficult mission. Though he can't do it himself, he finds drawing satisfying, and has a lot of admiration for your power.
Risotto- Your creativity in the field is certainly something Risotto can relate to, due to both his own morbid creativity that allows him to fully utilise Metallica, and the fact he's still responsible for at least some of the planning in a majority of La Squadra's missions. He appreciates an ally that can understand the need for nuance and caution when pursuing a target, especially when some of the boys just go out into the field with nothing on their minds but sadism. The two of you have many pleasant nights together discussing the strategy of your upcoming missions in the privacy of his office. Though he has little in the way of art skills himself, Risotto is surprisingly cultured, and will often pick up on styleistic and symbolic references in your drawings you didn't expect anyone to notice.
Sorbet and Gelato- La Squadra's greatest sadists are no strangers to bringing creativity to the art of murder, so learning of your ability fills them with a wicked glee. They frequently give constructive criticism on your draft pieces for a target's elimination, offering improvements that are sometimes practical, and sometimes simply there to make the final product more entertaining for them. They love it when the ideas you built together come to fruition, and will often insist on being there for the show even if you would have otherwise not chosen to be present for when the targt kicks it. There is a high likelyhood that, particularly if you are a newcomer to the trade, you will end up the apprentice of the lethal couple. Their advice may be unconventional, but has you achieving your goals every time without fail.

Sonic Villains: Sweet or Shite? - Part 2: GERALD
There are some villains I like. And there are some villains I don’t like. But why do I feel about them the way I do? That’s where this comes in.
This is a new mini-series of mine, in which I’ll be going into slightly more detail about my thoughts on the villains in the Sonic the Hedgehog franchise, and why I think they either work well, or fall flat (or somewhere in-between). I’ll be giving my stance on their designs, their personalities, and what they had to show for themselves in the game(s) they featured in. Keep in mind that these are just my own personal thoughts. Whether you agree or disagree, feel free to share your own thoughts and opinions! I don’t bite. :>
Anyhow, for today’s installment, we’ll commence Round 2 by taking a look at the mastermind of Sonic Adventure 2, who got a cap popped in his ass 50 years prior: Professor Gerald Robotnik.

The Gist: Gerald was once a kindhearted scientist who wanted nothing more than to use his genius to help benefit mankind as we know it. Seeking to cure the fatal illness of his granddaughter, Maria, Gerald worked on many ambitious projects, such as constructing the Space Colony A.R.K, working on countless potentially dangerous weapons like the Artificial Chaos units and the Eclipse Cannon, and most famously, creating the Ultimate Lifeform and chest hair enthusiast himself, Shadow the Hedgehog. None of these achievements actually cured Maria, but the professor worked tirelessly in his eternal quest all the same.

Here he is here, looking completely fucking terrifying.
Unfortunately, this quest was tragically cut shot when a bunch of dummies from G.U.N stormed the A.R.K. in an effort to shut down all of Gerald's projects. In addition to the professor's own arrest, it also led to the death of his beloved granddaughter. When he found out about the casualty... well, he didn't take it all that well, because the revelation transformed him overnight into a mad fucknugget.
At some point before his execution at the hands of G.U.N, he reprogrammed the A.R.K. itself to collide with the planet should all seven Chaos Emeralds be inserted into the Eclipse Cannon, as a final middle finger to the human race who took everything away from him. He also reprogrammed Shadow to carry out the hunt for the emeralds, to ensure his revenge would go off without a hitch in spite of the somewhat annoying obstacle of being dead. While Shadow would indeed go on to carry out Gerald's plot 50 years later upon his release, courtesy of one Dr. Eggman, an attack of conscience through a talk with Amy Rose convinced him to turn against his creator's corrupt intentions at the most vital moment, going so far as to help Sonic take down the professor's repurposed guard dog - the Biolizard - and seemingly sacrificing himself in the process.
Though Gerald’s pre-insanity days would be delved into more come Shadow’s own spinoff (although making a deal with an obviously evil alien makes one question if he was already crazy from the beginning), his villainous spin is still remembered with dread by the world he once loved. And no one remembers it more vividly than the one who nearly carried it all out. The one who Gerald looked at as a son.

“NOW can I use a better font?”
The Design: There’s a bit of an inconvenience here, because whereas there was a lot to cover with the many designs for Chaos, there's significantly less to speak of with Gerald's design. He’s essentially just a grey-haired (grey-whiskered?), slightly slimmer version of his grandson.

In fairness though, with the way this particular antagonist works, it was never really about the physical appearance in the first place.
The Personality: ...There's not really a lot to say here either, since we've only seen a few moments with him due to his status as a posthumous character. He was a decent, altruistic man, only to turn crazy and vengeful when Maria got bumped off. That about covers it, really.

“I know that human beings and anthropomorphic killing machines can co-exist peacefully.”
The Execution: Now this is where the meat lies with Gerald. But I have to say, my thoughts on the professor overall are very prominently... grey.
On one hand, he's sympathetic enough as a character. The premise of a once pleasant man carrying out his vengeance from beyond the grave is certainly an interesting one, and his voice actor did a really good job with conveying his spiral into tragic insanity (even if it's slightly harder to take seriously when you remember it's the same guy who voiced Vector the Crocodile in Sonic Heroes).
On the other hand, while I don't think the basic concept with Gerald is too out-of-reach for a Sonic game, I do think there are certain elements involving him that go a bit too far and dip it into pretentious territory when you remember what franchise this is supposed to be. Much like Maria getting shot to death by the military, I feel that the recorded footage of Gerald's to-be-execution is a misguided result of being gritty for gritty's own sake.
Can Sonic lend itself to darker moments? Sure it can! But it needs to do those moments right, in a way that works with this franchise, rather than work against it. Moments like Gerald's pre-execution footage don’t mesh well, and make it all too easy to forget that I’m playing a Sonic game at all.

His plan isn't without problems either. While not to the same degree as Mephiles certain other villains who I’ll cover at a later date, Gerald's evil scheme nonetheless has a few loopholes, the most infamous one being: Where did he get the time to do all this?
In order to have been able to program Shadow's servitude and the A.R.K's collision in the first place, he had to have had access to them. That's obvious enough, but here’s the thing: Gerald spent his captivity in Prison Island, which you can tell because his cell is the same one that Sonic was trapped in earlier on in the game. You COULD make an argument as to how he accessed Shadow at least, since the Ultimate Lifeform was sealed away in Prison Island as well, but here's where it gets even trickier: He couldn't have went insane until after his capture and imprisonment, because his arrest happened during the G.U.N. raid, the same event that resulted in Maria's death to begin with, and very little time would have logically passed between that and the professor being taken into custody.
So with what the narrative gives us to work with, either Gerald somehow had access to Shadow and the A.R.K. during his captivity, meaning G.U.N. are extremely incompetent and careless... or he already reprogrammed them before the raid even happened and thus when he had absolutely no reason to do such a thing. (Maybe he did it for a cheeky laugh...?)

“Only through the power of Windows Movie Maker can I make my vengeance manifest.”
Speaking of Shadow, Gerald's manipulation of him to destroy the world in Maria's name kind of falls apart when you remember that Shadow's flashbacks of Maria presented the latter as the kindhearted girl she really was. Maria marked the core of Shadow's own tragedy and subsequent low opinion on humanity, and yet nothing about her presentation in said flashbacks indicated that she would have wanted him to destroy the planet and kill everyone. Gerald clearly altered Shadow’s memories by inserting his own misanthropy and vengeance into his creation, so why did he leave his memories of Maria completely unscathed? 
This is even part of what causes Shadow to eventually change his ways in the first place. And yet, despite the story itself insisting otherwise, it's not like knowing Maria's real ideals was a game changer for Shadow. He already remembered what Maria was truly like.

And finally, there's his relationship with his grandson, Eggman. Or more accurately, Eggman's relationship with him. Either way, I feel as conflicted about it as I do with Gerald himself.
We find out that Eggman considers his dead grandfather to be an even bigger genius than he is, even long after the latter's demise. I don't want to make this all about Eggman, since this post is meant to be about Gerald (don't worry though, the doctor will get his time in the sun soon enough, just you wait), but I always had a problem with this, because I feel it undermines Eggman’s own status when you really think about it, and while I can appreciate the attempt to give Eggman some depth and backstory expansion, I don't think this angle works out for Eggman specifically. Why? Because for a character who was - and still is - loud, proud, and insistent on how he is the best scientist there ever was and ever will be, the sudden revelation that he thinks his grandaddy was better than him honestly feels like a betrayal of the character in a way. If he respected his grandad's genius and maybe got inspired by him when he was a young lad, but still considered himself the biggest genius when he grew up into the man he is today, that would have felt more characteristic of him in my honest opinion.

So yeah. Overall, my thoughts on Gerald are mixed. Decent concept, good acting, and I actually do like the character to an extent, but there's a lot working against him that make me unable to consider him a full winner. Also, he and Shadow fucked Eggman over massively. The game that many consider to be Eggman’s finest moment, and they pull the rug out from underneath him and reveal he was a clueless pawn the whole time.
I’m slightly bitter about that.
Just slightly.

8/15/21
Missed another day. Felt sickly, bailed on everything. God, I really hope I’m sick, in the traditional sense. I’ve unfortunately begun to invite the idea that I’ve got cancer or something, and that’s why I feel this way. So I hope I’m sick, for my sake. Because if this thing ends up being a big deal, my “wait it out until it goes away or I die” approach is gonna feel a little foolish.
It’s a couple things. It’s that sickly energy. That lethargy that feels unexpected, that 10 hours of sleep without making some big plan for that. Like, I feel like if I’m feeling gassed (I can’t think of the word I’m looking for here. Crushed? Fucked? Tuckered? no. Goosed? It might actually be goosed, even though I’m looking at it right now, and that can’t be the right word. It might just be the one I’m thinking of. Oh well) and I acquiesce to sleep real early, and then I STILL sleep til like 9:45; I take that as my body needed sleep and was using it well. Like, if I was just indulging my bored impulses to bail on life and wait for something interesting to happen, I’d find myself becoming restless at some point. I’d cap out on my sleep bucks. But since I’m not, I’m inclined to trust my instincts here. So that’s a point for “sick.”
I’ve also got some sneezing happening. And the general malaise. And instead of cramming liquids and fruit, I have instead done absolutely nothing. So these are all good signs actually. I WANT to be sick. The alternative at this point is that something is seriously wrong with me, and that would fucking suck. That’s not the Fun-employed I signed up for. The point I’m referring to that isn’t pointing directly towards sick is extremely obvious to the me writing this right now, but for posterity’s sake, allow me to describe it. It’s a certain sensitivity on my skin on only the right side of my head. Not my face, my head. It starts at the right side of my face and ends at nearly the center of the back of my head. And on the Y-axis it starts at right around the top of my ear and all the way to halfway down my neck. That sector of my body is EXTREMELY sensitive. Sensitive to the point of feeling pain like a sunburn or rug burn from seemingly any form of contact. Craning my neck around actually is enough to irritate it. You can only imagine that some of my more “intense” activities of wearing headphones and lying down on my side on a pillow are causing me the most concern right now. 
Actually I just scratched the side of my head right now just to see, and it was so extreme of a sensation that I could tell my brain partially blocked it out. This is so weird. I am constantly checking every inch of the affected area for some sort of bump or abnormality, like maybe a spider bit the side of my head and this is my body’s reaction to that. I keep thinking, wow I wonder if anti-histamines would instantly solve this, and then in a week’s time it will subside. But I don’t have anti-histamines, I’ve never needed them. That circumstance has never happened to me in my life. So why would it come into play out of nowhere right now? Also, a quarter of my head? Really? I got some allergic reaction just on a 4″ by 4″ section on one side of my head? Where did that part of my head go that would have suffered some sort of rash that the rest of my body would manage to avoid? (My pillow is literally the only answer, why tf would it be my pillow?) Also, it’s not a rash. I can’t see ANYTHING different on my head. Wouldn’t a rash look at least a little different than the rest of my skin. This is so weird.
Ok, I just looked it up to confirm. It’s literally just an allergic reaction, hypersensitivity. So since I have no allergies, it’s gotta be a bug bite or something. God, this is so weird. It varies in it’s obnoxiousness to be clear. And it sounds like a benadryll would help. Maybe I’ll see if Bonnie has any. Then I can know for sure. But since it’s not getting WORSE, in either scope or intensity, I’m going to stick with my plan to fucking ignore this fucking thing. 
Sorry, this is basically pointless to write about. But I realized this morning something. I’m slowly moving towards proliferation in my writing. I’m writing at such a higher volume, and comfortability, than when I started. I’m defaulting towards writing so much more easily than before, it’s great. I tell myself, I don’t want to do the blog, then I see a post about Voyboy, and I just sit down and write something to him. And that’s an idea I’ve had in the past but balked at. I saw it as writing for it’s own sake;  it wouldn’t be a big deal to him or me to actually do it. But two days ago I just sat and hammered it out. And I didn’t slave over creating it. I mean, I cared about how it looked and what it said, but I never got jammed up on its creation. It just came together, and I was inclined to sit here and make it come together. I’ve crossed a clear threshold, and it feels great. And then! After I wrote it, I thought, “Ok, that’s my creative writing done for the day. Let me post that on the blog and be done.” I sat down to post it, and in my attempt to quickly preface it for clarity, I ended working through what I was feeling at the time. I ended up blogging anyway. I didn’t worry about it. I didn’t sit down and make myself get to work, like I had been doing for MANY of these posts up to this point. And I’m doing that very thing again today. This should be noted and celebrated Max. You can in fact write and you are not an impostor. Congrats!
I noticed it while I was out at breakfast, when I had an idea listening to How Did This Get Played?. I feel like I’ll often have an opinion or a curiosity occur after hearing them discuss a topic about video games, but this time I paused the podcast and pull out my notes app and started writing it out. And after a minute or so of writing, I found that I had A LOT more to write out than my initial question for the podcast. I wanted to record my thoughts and observations about something. I have evolved from listening to, I don’t know, listening+. I’m listening and taking things in and instead of silently absorbing them I’m absorbing out loud. I’m learning things in my own company and unpacking things as they come my way. This “active rumination” functions a lot like chewing in the food sense, better digestion. I’m thinking so much more by making myself explain my own thoughts out loud before I allow them to disappear back into my memory.
I honestly can’t believe I didn’t think this would be helpful for expanding my own ability to generate thoughts. I mean, I suppose I did. I assumed that diligently sitting here and working on this would make this easier to do. I just didn’t specifically think about HOW it make writing easier. It’s easier because I think of things in terms of articulating them. I mean, duh. Oh man, even right now, I’m thinking of so many things at once, and my impulse is to write them all out here. Although my biggest impulse is to consider this amount I’ve already shown up (and the part I worked out on my notes app earlier) a job well done, and I can clock out and go back to checking out and watching LCS. It’s TL vs TSM in Winner’s 2nd round. Winner get’s a guaranteed World’s spot, and the loser will have to go through EG or C9 to punch their ticket. So yeah, this is banger city. I honestly consider these World’s implication games to be more hype than the championship itself. I mean the championship is going to be between two teams that no matter who wins, instantly go into preparing for World’s. And the success of the year is going to be impacted so much more on that stage than on this one. We will remember who won the NA trophy EVENTUALLY. Come Spring next season. But this whole thing is so much smaller once you consider that beating a team from Korea would instantly outshine any accomplishment achieved on American soil. Like, how can you even get excited for the Championship here when it takes place at the foot of the mountain that is a World Championship? Like the Australian Basketball League surely gets excited for their Final for the season. But if afterward, BOTH teams got invited to play in the play-in round of the NBA playoffs? It would actively steal excitement from the original final, by way of siphoning some of the exciting for the Semi-Final. Hype is a zero sum game. If I’m getting EXTRA hype during the semis because of the implications it presents for the future, I think I have to by definition be less hype for the final after that.
I mean, imagine only ONE team from NA gets to go to World’s each year. Holy shit people would tune in for that final like no other. That would be PEAK hype. It wouldn’t be shared with anything else, and the stake’s wouldn’t be split up. It wouldn’t be one team looking for a chance to qualify, and a separate team looking for the Domestic Title. It would be everything. The Title would BE the qualifying act. It would be the end-all be-all, like every other sport. Your victory parade would be a parade TO THE AIRPORT, as you left for the big enchilada. There’s no, “Aww, they lost NA, but that might actually give them a better vantage point going into Worlds. They have a better idea of what to work on in the interim.” I think that’s kinda weak. And now I realize this means I have to grapple with the idea that my dream World’s tournament is only like 6 teams big. Only the champs from each region. Now World’s can’t take like 2 weeks. The coolest event the sport can have would be over in a flash. That is the price we all pay for the true glory of being the REAL NA CHAMP. The chance to be THE ambassador of our region. I guess that’s about all there really is there. 
I’m tuning in and out now. I think I will actually call it there for right now. Maybe I come back later in the day? That could be kinda fun. Who knows? I mean, c’mon. No way right? It’s literally never happened. Eh, whatever. You keep doing you, man. You’re killin’ it (sunglasses emoji)

The Top 10 Mistakes Real Estate Investors Make
Real estate investing is a challenging undertaking. There are incredible gains to be made and equally incredible losses to be had. Much depends on market forces that are out of your control, real estate risk and even more depends on your understanding of those forces and your ingenuity. Real estate investing is much like playing a musical instrument in the sense that it is a never-ending growth process, you can never be good enough, and if you don't play for a while you lose your chops.
As the saying goes, learn from the mistakes of others! Let's take a look at what I think are the most common mistakes real estate investors make.
1. Not Having a Written Investment Plan
Most investors fail to write anything down at all, let alone writing out a detailed plan - don't you do the same. Put your investment ventures into a long-term, big picture perspective. Start by setting a realistic objective then take inventory of your abilities and weaknesses. Be honest, exploit your abilities and strengthen your weaknesses by hiring specialized professional help.
Draw a detailed map from A to B, and show that plan to experts in the field and people whose advice you trust. Invite feedback. Do this continuously; your plan needs to be a living, breathing work. Remember that plans are just guidelines and are not absolutes. Adjust as you go; every step you take will lead to more clarity. It is much like driving your car at night. When you leave the restaurant after having a wonderful dinner, and start your car and turn on the beams, you can only see maybe 200ft to 300ft in front of you, but as you start driving, the road lights up 200ft to 300ft at a time until you get home.
2. Taking Too Much Risk or Taking Too Little Risk
The very nature of investing is taking risk in return for a gain, but be smart about it. Carefully prepare and take calculated, educated risks. The foremost important factor is to protect your principal, and second is to realize a gain. Don't get involved in an investment just for the sake of getting in; it is better to have no investment that to have a bad one.
Know however, that you need to take some risk. Generally, low risk equates with low returns. Some people are so paranoid they never move on anything. Outline a risk/reward ratio that is acceptable to you and get going. The risk of doing nothing in your life is the highest risk of all.
3. Paralysis of Analysis
This first one is for the engineer types - those who undertake research upon research yet never come to the place where they're ready to move forward - paralysis of analysis. At any given time, there is a lot of competition out there looking for a deal. Be assured that when you find a deal, you are not the only one looking at it. If you are inefficient or take too long with your due diligence you will be too late.
At the other extreme, don't get into a deal without knowing what you are getting into. Realistically, you will never know all there is to know about a deal, and you can count on unforeseen issues to show their ugly faces with every deal. The trick here is to establish an efficient system that you can follow when conducting your due diligence. Find out everything that there is to find, in the shortest possible time, make an informed decision and commit on it.
4. Entering into Bad Partnerships
Partnerships in real estate are very common and rightfully so. After all, real estate investing is a team effort. We can achieve greater results when pooling resources. The key is to carefully consider who you partner with, and for what reason. It's not uncommon for partners to have quite different comfort levels and priorities for investing their resources. One may think the other is taking excessive risk, and the other may think the first is hopelessly conservative. This type of undercurrent is detrimental to a prosperous investment partnership. Before you hasten into anything with anybody make sure you see eye to eye.
5. Doing the Work Yourself
Here is the bottom line; do what you do best and write checks for the rest! Many investors fall into the trap of trying to save money by doing all the work themselves... don't do it! Even professional contractors who focus on one trade know to subcontract the rest. You have to clearly define your job description. This may vary, depending on the type of investments and on your particular skill set. Primarily, a real estate investor should know his market, know the particular strategy he is employing, and be proficient at managing the experts he is hiring to do the work. A note of caution, do not delegate critical decision-making. Remember, it's your behind on the line; do not expect others to make up for what you lack in investment expertise.
6. Doing Cheap and/or Bad Work
The art of investing is to contribute value to the marketplace at a minimal cost. Contributing value can be done in many different ways but for the purpose of my example lets use rehabbing. When you rehab a fix and flip there is the constant challenge of staying within budget. Make sure to budget enough money to assure you can do quality work, if there is no money in the deal to pay for quality work, don't do the deal. There are lots of over-eager investors out there who are willing to overpay for a deal and then don't have the headroom to pay for quality work - don't be one of them, turning out a bad product does not help the community, or your bottom line.
With a fix and flip you want to generate what I call the three "wow's." The first wow is generated when the buyer looks at your online listing or flyer and says "wow this looks really nice for the price." Sell under market, always aim to realize your profit with a sales price of 90% of market value. The second wow is generated when the buyer pulls up to the property "wow this is much nicer then on the flyer." Curb appeal; aim to be the best looking piece of real estate on the block. The third wow happens when they open the door "wow this is beyond what I expected." Deliver quality work and have style.
7. Not Working with a Real Estate Agent
Let me be clear that when I say agent, I mean a competent agent that has extensive experience working with investors, ideally an investor himself. Mutual criticism and resentment exist between agents and investors that stems from a difference in business culture, but I want to point out this only happens between the incompetent representatives on both sides - don't be one of them - an investor without an agent is like a drummer with one arm. It can be done, and done really well in some cases (Def Leppard), but you would be much better off with both arms.
8. Not Having a Network of Professional Contractors
You have probably heard that real estate investing is a team sport, and if you haven't, there it is. In order to successfully complete any type of real estate investment you will need many different skill sets that you personally may not possess. Your job as an investor is to gather highly skilled professionals and make profitable decisions based on the feedback you get from them, as well as efficiently managing your labor force in order to get the job done, and done right.
Gather your team. Start with an agent, a loan officer, a title company, a real estate attorney, a general contractor, and subcontractors such as an electrician, an HVAC contractor, plumber, roofer etc... Make sure these guys are licensed. Tip: when it comes to contractors, it does not hurt to have at least one or two backups.
9. Falling in Love with your Investment
"How sweet it is to be loved by you." Make sure your fix and flip is not humming this tune! Let the numbers dictate what you buy and how you sell. Have clear written investment criteria and adhere to it. Do not fall in love with your investment. And don't let impatience and greed enter into your decision-making process.
10. Not Having an Exit Strategy
Make sure you figure out your exit before getting involved. As they say - start with the end in mind. I suggest you give thought to multiple exit strategies. One of the benefits of real estate is that most of the time, we have more than one option to exit our investment. In the case of our fix and flip, the first option would be a straight sale for maximum profits.

I did manage to incorporate some stuff in LOSS itself, though I couldn’t officially namedrop all the game mechanics that I made notes about all those years ago. also, past!me apparently ran out of steam part of the way through the trolls, so it’s kind of piecemeal. some stuff below the cut:
Knight of Blood: 
Conductor - the Pulse 
Abilities - First Blood: if the player deals the first blow in a strife, his critical hit ratio doubles for the remainder of the strife | My Oath Is My Bond: when the player engages in a blood pact with another being, failure to uphold the oath can result in a heightened Doom rating on the timeline; completion of an oath will increase the session's likelihood of success 
Fraymotifs -  Family Don't End With Blood: when a Blood player acts as leader in a game session, overall coopotential in the team is boosted; once the player hits god-tier, they can form artificial "blood" bonds between the aspects and classes of other players - this allows players to access each other's buffs and fraymotifs regardless of classpect limits | Tears of Blood/Blood is the New Black: When the player’s teammates are critically injured or dying, Knights of Blood receive an speed and strength buff while defending them. Said buff will increase exponentially if more blood is spilled, but trigger a corresponding sanity debuff - they become stronger, but enter a berserker mode. Upon reaching god-tier, Tears of Blood can upgrade to Blood Is The New Black, in which all blood in the Medium is weaponized. In conjunction with a Rage player, this ability becomes completely broken and generally leads to an apocalyptic game over.

Conductor - the Breeze 
Abilities - Air From My Lungs: Breath players can give the air of their lungs to other players, literally and figuratively; their pep talks can restore much more resolve and faith to a faltering player and can guide a corrupted loved one back onto the right path; dream selves are more likely to revive when a dead real self is smooched by a Breath player. | Crisis of Succession: in the event certain glitches occur, it is possible for an Heir to enter the line of succession by taking up the King's Scepter or the Queen's Ring to become a King of Misrule or a Queen of Unorthodoxy; however, they cannot wield the full power of prototyping without severe consequences | Eye of the Storm: Breath players are mentally shielded from certain emotional turmoil until the storm of strife has passed; they are able to take strange things in stride with an abnormal level of trust and acceptance that resembles derpish naïveté to the outside viewer 
Fraymotifs - Channeling the Tempest: summons a board-clearing tornado or storm that can either be directed as a weapon or a mass transport | The Song Before The Storm: engaging this motif before a major boss battle buffs the rest of the team | Aeolian Aria: in conjunction with any god tier Time player, a Breath player can unleash this fraymotif for a timeline-spanning attack, capitalizing on Time's fastforward option and Breath's ceaseless mobility

Conductor - the Beat 
Abilities - Take Your Time: any time player can make more time for themselves by traveling back to complete forgotten quests and rescue others, but it takes a Knight to truly abuse the function for the hell of it, leading to improbably complex loops usually guided at least unconsciously by the Beat; a broken Beat can have disastrous consequences 
Fraymotifs - Turning the Tables/Never Too Late: starts as a fraymotif granting the player a higher likelihood of rescuing fellow players from the jaws of defeat; in the higher end of the echeladder and god tier, they can avert bad situations entirely with minimal risk of dooming the time line, as fate begins to favor their in the nick of time rescues | Smash Up/Jam Session: the player receives double the usual buffs for successfully strifing in sync with a fraymotif, stacking more buffs for each player motif they mashup with their own successfully; upon hitting god-tier this enables the team move Jam Session in which all team players can jam out, gaining invulnerability for the duration of a successful combo | I Pledge Myself to Thee - if a Knight pledges service or swears devotion to an Heir, Page, Maid, or Lord/Lady, they receive automatic strength and speed buffs and gain echeladder rungs faster when protecting said player, and suffer debuffs when neglecting them; this is automatically applied to the royalty of their Moon, leading to a glitched debuff for Dersite Knights attempting to combat the Black King 
Debuff - a Knight of Time can never achieve the fraymotif Time Lord. No one can.

Abilities - Foresight: Seers of Light are naturally more likely to predict fortuitous future paths for their team, rather than being distracted by ALL outcomes | Beginner's Luck: Upon entering the Medium at level one, Light players receive an automatic moxiemeter boost 
Fraymotifs - Let There Be: conducts raw light, potential, and fortune through the player's body; strips away void-wards, repels Horrorterrors, and maxes the luck stat for the Light player alone; effectively generates a sun, but can be channeled through wand and needlekind specibi as ranged weapon | So Light 'Em Up: the most offensively powerful a passive classpect like a Seer can achieve; god-tier players max out their luck stat for the duration of the strife, and can engage in a dancestrife that can clear entire Battlefields through strange coincidences and fortuitous happenstance | Clarity: a god tier Seer of Light's most potent support fraymotif; induces clarity of heart and vision in all players on the field, restores all debuffed stats and reveals all enemy weak points; cranks up the team's luck to the max for an absolutely devastating group assault; can restore the sanity of a corrupted or berserker player

Fraymotifs - Orbital Bombardment: Witch of Space players at a high enough level can teleport nearly anything into space and then slam it down at high speeds on top of the enemy before them; could theoretically be used to redirect the Reckoning | Now You're Thinking With Portals: teleport spam at its finest; at high enough levels Witches, Maids, and Heirs of Space can warp and manipulate space to create new, permanent Spirographs that their fellow players can make use of | Double, Double, Toil and Trouble: when two god-tier Witches are on the same Battlefield, they can combine their aspects to heightened effect; in the case of Witches of Life and Space, they can cast an auto-resurrection on the entire Medium for an effective reset | Time and Relative Dimensions in Space: in conjunction with a Time player, both players receive a boost that allows them to teleport spam throughout the entirety of the session, including previously off limit areas; however, until they both hit god-tier, the improbability factor renders this ability too unstable to be properly controlled, and the likelihood of teleporting themselves into a black hole or dooming the timeline is precipitously high in already glitched timelines

Abilities - Babylon: interpersonal communication between players vacillates wildly between incomprehensibility and total accord; in the presence of a god tier Bard of Rage, this may lead to total breakdown and widespread glitching and lag not just in chat programs but in real life conversation | Blind with Rage: Bard-specialized ability; they can match the tempo and mood of the players around them with their instruments to increase buffs throughout a strife; enraged players in close proximity to a Rage player receive double strength buffs but suffer a critical sanity debuff

Fraymotifs - Primum nil Nocere: rarely activated Sylph pacifistic option; if they truly dedicate themselves to healing and non-violence, inflicting zero harm on anyone in the session, they are granted concessions when it comes to required boss battles | Regenerātiō Universi: the Sylph of Space's most flexible and powerful support fraymotif; they can heal the Fabric of paradox space on a fundamental level, sewing tears in space, repairing Prince-level damage, and sealing minor cracks
