ANIME & MANGA I HAVE BINGED IN THE LAST MONTH: May 2021

I've Been Hunting Slimes for the Past 300 Years and Now Ive Maxed Out My Level: incredibly long name aside, cute af slice of life that suffers Same Face Syndrome. I'm still happy to watch it because of how feel good and fluffy it is though, Im probably gonna forget about it in two or three years tho. 8/10.

Don't Toy With Me, Miss Nagatoro: I found out this was a webcomic first and suddenly all the HORNINESS made so much more sense. A Femdom, Degradation, Humiliation, Dacryphilia Bullies to Lovers story disguised as a high school rom-com which, I'm not going to lie, misses SKEEVY CITY by mere inches on a regular basis. However, I'm a Dom/Switch and this entire relationship sets off my dom brain center like New York City just shy of midnight. So if you're into that sort of scene, this anime is for you. If not, it's still fascinating but you're probably gonna be a little put off by how mean the Girl!Bully is to the guy MC. Unless you find out something about yourself, in which case, congrats! Stay safe, sane, consensual, and learn about the traffic light system on top of safe words, I promise you'll have a better life in general after that. Still Ongoing, currently 10/10.

Fruits Basket: IM GONNA CRY I LOVE THIS ANIME SO MUCH???? The original anime came out when I was in... I think middle school and my parents were really strict on what I watched so I never got to experience the first wave and I never bothered to watch the show ever after I moved out of the house years later. However, now that I'm much older I honestly can say this is one of my favorite anime to date, and all the characters are charming, lovable, with their own problems that I can connect to or sympathize with, and I love the MC which is always a treat tbh. Except Akito. Akito can suck a sandpaper dick. I'm only on S2 tho so no spoilers! Anime 11/10.

Monster Girl Doctor: went in thinking it was gonna be a monster girl who's a doctor with a homoerotic assistant (her name is SAPPHY okay sue me for thinking it) and ended up watching the entire dubbed harem series. Honestly, I've seen worse and this one has consistent follow-through on interesting characters and backstory enough for me to shove aside the blatant under-monstrousness of the female monsters and the harem-ness of everything else. Dubbing is honestly really good, which is a treat, and the monster designs are not the worst and the MC is tolerable. Honestly, I don't mind having watched it! The mix of cgi and the traditional animation together work pretty strangely though, and it often doesn't flow super well. 7.5/10

So I'm a Spider, So What: Dubbed version which honestly isn't that bad. Took me a bit to get into it, but after realizing that it's got a mismatched timeline a la The Witcher, it made so much more sense. Heavily done in cgi, and you can definitely tell between the 2D and 3D animations, but not the worst in the world. I went in not expecting much but it ended up being an Issekai I can stand and even enjoy. On god has a decent story... with the spider. I'd be a liar if I didnt say I skipped some of the human parts just to get back to the best part of the show. 8/10.

Somali and the Forest Spirit: I'm so fucking nostalgic for this thing it makes me want to go and hug my dad. About a human girl under threat of being eaten with a monster-dominated world. Very obvious "humans fear what they don't understand" message but instead of the humans learning tolerance it's what happens when they get annihilated first so like, kudos for the mangaka for having the guts to do that. I cried like a baby regularly. It's really good, I watched the dub and ID WATCH IT AGAIN!!! 9/10.

To Your Eternity: Oh my god. O h my g o d. Fell in love on the first episode, ngl. About if an immortal being learned how to be a person from scratch. I love it. HOWEVER. Keep a box of tissues on you at all times because you're gonna need them. I'm only on EP7 because that's all that's out right now but just know. I love it. Not for everyone but certainly for my "what do we define as human and the human condition" ass. 12/10.

Those Snow White Notes: A sports anime without any sports. About shamisen playing which is cool because I never realized how cool this instrument was??? Its neat af. OP1&2 are by Burnout Syndrom so know theyre fire. Gonna be real, its pretty alright, but not extraordinary. You can tell they were using the characters as archetypes rather than actually characters which kinda kills a lot of the emotional value you could've had, but I'm still gonna watch it. It doesn't make me cringe as hard as other sports anime tho so I consider it toptier in that regards but if you're a big sports anime fan you might be bummed out by it. Every single musical performance is INCREDIBLE tho. A solid 8/10.

Toilet Bound Hanako-kun: THE ART OMFG IT'S SO GORGEOUS. Listen, if you took coptic markers and gave them an animation budget with some manga panel direction thrown in there, that's this anime. It's beautiful. Gorgeous. I'm in love with the aesthetic every second. Story? Really good. Characters? I love the MC and his evil little twin brother asshat. Demons? Not super imaginative but I'm carrying on happy as can be anyways. Dubbing? A bit shaky at times but I found the voices charming if a little off for some of them. I'm already waiting for the second season with popcorn at the ready. 10/10.

Prison School: I watched this directly after Hanako-kun and it was like I got slapped in the face by sweaty unwashed titties and some fedora wearing schmuck's piss kink. No character is likable or redeemable. I finished it, but at what cost? 2/10 and only because a character shit his pants and I laughed.

Sleepy Princess in the Demon Castle: watched this right after Prison School and it was NECESSARY tbh. Its so CUTE and honestly, im not even kidding you, the fucking funniest anime I've seen in months. I watched the dub and the VAs are having the time of their lives working on this anime not just giving it their all but literally just going ham. Its great. If I read this im sure id be bored outta my mind but the VAs giving it a joyous performance make it an insta fave for me tbh. 9/10.

Sk8 the Infinity: i watched the dub with my bro and I can confirm that its a spectacular show because we both loved it and we have vastly different tastes. Incredibly SUSPENSFUL AND STRESSFUL for an anime about skateboarding but we finished it in a single sitting tbh. The last episode is not dubbed for some reason but we still loved it. Like if Free! was less obnoxious but the only fan-service here is Joe ♡ a beefcake who owns my lesbian heart. I think there's exactly one named female character tho and I legit couldn't tell you what it was if there was a gun to my head. So, over all, 9.5/10.

That Time I Got Reincarnated as a Slime: I'm going to be entirely honest, I went in thinking it was going to be a boring isekai of no value. I was right about the Isekai part. It was honestly pretty interesting and focused on nation building like you're playing civilization rather than the usual "Get Stronger" narrative or "Get Some Pussy" narrative most isekais take which is delightfully refreshing. Granted there are flavors of that in this which means it doesn't alienate the big isekai watchers out there, but it's not the whole dish and it doesn't make me want to cringe the same way others do. You've got a slime MC just vibing and building a nation of monsters nbd. Does lose points for making the female monsters more humanoid than their male counterparts but makes them back by only doing perfunctory fan-service and nothing that makes me want to cry... except the butt sumo episode but in fairness it was all a terrible dream. Literally, the MC refuses to dream anymore after that. solid animation, decent voice acting, decent story, made me realize how HUGE this is in the Light Novel community???? There's like 18 fucking novels and that's WILD. 8.5/10.

MANGA:

Spirit Photographer Saburo Kono: a one shot special by the mangaka of The Promised Neverland! Honestly a really delicate touch of both super creepy and really touching, and I'm not gonna lie I'm bummed that this isn't a bigger project but the single chapter makes it a good taste for their style. I've been wondering if I wanna read/watch The Promised Neverland and now I think I will. 10/10

Deranged Detective Ron Kamonohashi: from the mangaka of Hitman Reborn comes this Sherlock and Watson derivative! Not even 20 chapters out yet with a sort of spotty schedule, I honestly love it even thought it's exactly as you expect. HOWEVER. Kamonohashi the "Sherlock" character uses mental pressure to kill all confirmed murderers and it's up to Toto the "Watson" character to save all those people before Kamonohashi kills them! It's just recently introduced a "Moriarty" family of crime lords (not a big spoiler don't worry it was obvious) so the tension surrounding Ron's past is amping up rn. Personally, I think the art is GORGEOUS, the characters engaging, and the story quick enough to keep my interest. Most mysteries are solved within a chapter or two so you're not stuck 20 chapters into one locked room mystery which is just peachy tbh. RN, 10/10. If this gets an anime, I anticipate a legion of fangirls who ship the two main characters along with their many friends. I've been alive too long to believe otherwise.

Don't Toy with Me, Miss Nagatoro: Yeah I read the manga after I watched the show. A slower build than the anime, but it works for the format, if theyd done the same with the show then I don't think it wouldve done as well. Honestly? Cuter tbh but just as horny. You dont start really LEARNING about your character until like, chap 65 tho and no real "drama" happens until like 75. A good chunk of the chapters are like 8pgs so its a breeze to get through. I love these slow burn idiots of the century. 9.5/10 because you can DEFINITELY tell the mangaka does hentai too.

Yugen's All-Ghouls Homeroom: one-shot by the mangaka for Food Wars, it's no wonder there's this constant perviness from the MC, a guy who can see and exorcise spirits. Takes place at an all girl's finishing school with KICK ASS monsters tbh, kinda bummed its not longer. The MC? Blatant monsterfucker who is also a CONFRIMED monsterfucker???? Idk i vibe with that single emotion. Everything else is hit or miss. 7/10 for monsters and cool concept, lost points for the MC very pointedly being okay with admitting he'd wait for the teenagers to be adults tho. Creepy af. Could live without that.

Hell's Paradise: I finished the entire 127chps in 3 days and I was really enthusiastic about it 90% of the time thinking about how deep it was and then I actually thought about it and I ended up being very neutral about the whole thing tbh. The art is fantastic tho, but DEFINITELY deserving of the M rating. Tits. Tits everywhere. But not tits to be ecchi over, no, monster hermit tits on beautiful women-ish figures. Now generally I give that a pass but a huge theme in the story is that men and women are "no better than one or the other" but like, lady tits are what you see 99% of the time. Men tits are few and far between. I call bullshit on most of the "deep" themes is what I'm saying, so it's like the mangaka was trying for those deep thoughts but missed the margin a little too far for my preference. That being said, the MC is a married man who loves his wife which automatically makes him my favorite character so like... idk so many good things, so many misses, but overall really spectacular themes and imagery. Unique but classic all at once. It's getting an anime and I have NO IDEA how much censorship they're gonna be doing but they're going to be doing SO MUCH. Oh yeah, and one guy is a plant/human hybrid who fucks a 1000 year old plant-hermit which makes him a canon monster fucker. And one canon non-binary character who I, a nonbinary, actually like. So like... gosh I've got mixed feelings. 8.5/10.

Choujin X: From Sui Ishida, mangaka to the mega hit Tokyo Ghoul comes this brand new manga!... Of one chapter, lol. Not really binge-y because it's just the one chapter out right now but I'm already keeping my eye on it. The grasp on anatomy in the art is PHENOMENAL and you can see Ishida flexing his art skill which is great. Can't give a true rating but I'm giving it a tentative 9/10 because I'm excited to see more.

Shag&Scoob: technically not a manga, its an ongoing webcomic I binged an subscribed to in one day and I just think it deserves more attention. Starts off funny with "what if Scooby Doo had a gun" and has been led to "what if all cartoons are aliens that survive and receive their powers by the humans that love them in an epic war with Martians." On god, its good. I finished the current series in a couple hours so it's a breezy read, highly recommend it. 9/10.

To Your Eternity: Yeah I watched the anime and then finished all current 143 chapters in like 3 days. GOD IM WEAK. I don't buy physical manga unless I know I want to remember the story forever and I'm already budgeting for the current books out. Yeah, this is a good series. That being said, definitely not for the faint of heart or those who suffer under common triggers like suicide, molestation, death, etc. It's all framed as bad and necessary to the story don't get me wrong, but it's there and has lasting affects on the characters. Incredible story telling by the creator of A Silent Voice. Keep tissues nearby at all times. 12/10.

hi do you have any tips/recs for someone who’s just starting new leaf? i had it a long time ago but i stopped playing, and now i want to start playing again but i don’t remember it well 🙈

Hi! This might be long but! When I restarted this last time I was worried it would get boring real fast like with my first save, so I planned out as much as I possibly could ahead of time.

Think of a theme that makes you happy! Do you love witchy/fairy things? A specific color? maybe a season? particular villager animal? Aliens??? If you can figure out a theme you can build around (and it can be ANYTHING) then you will have much more confidence when you first step foot in your new town!

Now I’m gonna use my town as reference, so, I really like the Witchy/Fairy aesthetic and I knew immediately thats what i was going to do. I’m bad at town names, but i like Pokemon and remembered they have a fairy town, so I looked it up and got my name and figured why stop there? That’s how Laverre City became one of my sole inspirations for my town. I was inspired to restart because of hackers so even though I cant hack, I think about things I might like to do, or really want to do when/if i ever can and i have some big ideas lol im so sad. So ultimately i settled on a fall themed town (not perpetual fall but looks best in fall and the dreamcode will be of the town in fall) with lots of pink cosmos and regular saplings to give off a resemblance to Laverre City :)I then looked at a lot of forest and dreamy type towns to get some inspiration like mushroom rings, layout ideas, and items or PWPs to use. I also checked sites like animal crossing wikia to make a list of PWPs I might like in my town and chose 30 possible options (you can only build 30) and check the space requirements.

Once I start for real with a vague idea of where I want to put things I look at all the maps available and if they don’t have specific traits i want (secret beach, desirable town tree location, diving cliff, ponds in places that wont get in the way of projects and landscaping ideas, good spot for the cafe, etc) I restart until a map comes up that I like. Once I arrive in town its time to check my native fruit and rock locations and make sure its up to my standards, and if a resident is important for you to have/not have make sure to check the map too!

Once you get a town you’re happy with and you’ve found the perfect place to call home its time to get serious >: |It’s time for your first shovel and axe.Now, I have always been anti-axe in previous games but this last save changed me. I got a hold of that first axe and chopped down every tree that wasn’t a southern cedar tree! (southern cedars are only possible at the start! If you plant them they’ll only grow in the North, thats the top half of your town.) Now your town will feel barren at first and this is the ugliest stage but also one of the funnest -imo- so lets open up your patterns and get started. Now that you have a blank canvas use your green & blue tiles to signify trees/bamboo and bushes, you can even redesign it and write “T” or “B” respectably and start laying them out. You can also use the Yellow to lay down where you want PWPs (make sure to surround two spaces further than the project requires. a 3x3 fountain should look more like a 5x5 area to ensure no one moves directly next to where you want to build). You should have lots of fruit piled up (remember to stack them) so you can layout bush tiles and plant fruit if you’d rather have a better idea of how its gonna look. I planted all my peaches and would later go back and replace certain ones with new fruit i acquired. Its good to have a “this is all a process” mindset because it will take a while to get your town done even if you time travel, but thats good! because the game is all about making your dream town!

So now you have a good amount of the town planned out and probably have some ideas of what to do next. The next few days will be spent checking out how things are growing and making sure you planted things in the right spots. if there’s anything you’re not liking - change it! Your town Your rules!

Now while you are waiting for things to grow and get pretty its time to gather aaaaaallllll the flowers you can find and organize them in a large free space so they are all diagonally touching (XXXX), this way you can get hybrids early on :)Make sure they are the same breed and check hybrid guides so you know which colors work best to make the hybrids you most want and make sure to water them everyday as they will wilt if you don’t have the beautiful ordinance. Hybrids are good to have for trades when you dont have much money.

After all this you should be off to a pretty good start. Try to keep in mind villagers you would like to have and try to make friends online or IRL that you can adopt from (I always post when i have some one leaving and who I am hoping to replace them with and I usually get an offer fairly quickly, even for villagers I was desperate to get out. No matter who they are someone likes them :)) But if your town is set up in a way that you’ll be devastated if your dreamie moves in that one perfectly made up spot, it might be a good idea to plot set &/ reset.Plot resetting is when you make a *NEW* character save to check and see if anyone moved in overnight, and more importantly, if they moved in an undesirable place. If this happens restart and select the new save option until the villager plots in a spot you like. Once they do that build your tent somewhere and save quit. This will make the new residents spot permanent and then you can select the new save once more and delete their home. This could take quite a while if you have lots of “open” space. “Open Space” is how I refer to non-tiled/pwp or house occupied areas and the way I go about this is covering my town in about 75% tiles and spacing out pwps to where there are as few places houses can plot in as possible. Houses wont build over tiles and will plot at least 2 spaces away from other buildings, rocks and projects and one away from clifs and ponds/rivers. They dont care however if there are trees, bamboo, items, bushes, or flowers so be sure to lay out tiles in any place at risk to being plotted on. I refer to this as “Plot Setting” as you can make 3x3 empty plots you surround with tiles which will help villagers know where to plot. If you do a good job and plot everything out just right, you’ll never have to worry about someone messing up your hard work.

Now here’s the kinda sucky part of ACNL and that is The Limitations.Annoying programmed rules that seem to only get in the way such as the 2-space rule between pwps/buildings. This can mess up your aesthetic a lot and sometimes you will have to completely replan things due to a small fact you may have overlooked or not noticed and suddenly your garden isnt looking right so im gonna name off the biggest hassles and how I have gotten around some of them.

Bush + tree + bush: You can line up 12 trees/bamboo and bushes in a line. This works both straight and diagonally. only 12. Now you can leave gaps in some places that will reset the count or do intricate designs like one cedar in the middle of 4 bushes, a line of bushes with trees spaced out directly behind, a pattern of bushes and chopped bamboo, etc get creative. Visiting others towns or looking at pics people post can help you get lots of ideas. Bushes can touch each other but trees & bamboo still have the one space between rule.

PWP 2-space rule: now I’ve already mentioned this a few times but this rule is always the one that I seem to forget when planning. YOU NEED TWO SPACES. I cant tell you how many times i have planned project locations weeks in advance only to not be able to lay them out as i wanted because I got the space requirement wrong or only left one space between other objects :/

Beach Rules: You may have seen cool towns with pwps, cedar trees and hibiscus bushes scattered around their beach and Ive got some bad news; Those are hacked towns. The only thing that can be planted on the beach naturally is coconut and banana trees, flowers, and clovers. Nothing grows on the beach, not even weeds. No pwps can be built there either, even though it was initially programmed to be possible. I currently use the space for hybrid breeding since i have no space to elsewhere ¯\_(ツ)_/¯

Tear Down and Build Up: I will say though that even though only maybe 15% of my original plans came to life, my town looks way better than i had ever imagined it would. Don’t be afraid to tear things down and try out different locations or setups you might figure something out that looks amazing compared to your original plans.

Finally, while you can participate in the Happy Home Ratings, you dont have too. Decorate how ever the flip you want. Find new things to do everyday as the game can get old fast and you might get temped to Timetravel (which isnt a bad thing if thats what you want to do, but be careful you dont lose your villagers/flowers! Even though I have the Beautiful ordinance, I water all my flowers incase they pop out a hybrid. I try to earn all the badges, I visit dreamtowns for inspiration, redesign areas of my town, farm PWPs, make patterns, try hunting down items to decorate my house with, etc, this is another area where having a theme can help as you will find inspiration easier, and make you feel more immersed like you’re playing an RPG.

uhhhh. shit. i mean theyve all got high and low points, and some i like more for the sandbox they gave me than for anything in canon. i like dragon age: origins and da2, but dao is tedious to replay and i feel like in order to get my ideal ending in 2 i have to trawl the wiki and plan out all my dialogue choices and party constructions for each quest before i start playing. inquisition is pretty and i liked the story i crafted with my lavellan (and also being a knight enchanter, even after the nerf its still super powerful with the right skills picked), but it doesnt really fit other ocs and the first several hours are a drag to play

ive enjoyed what ive played of andromeda so far, although it really couldve benefited from more development time and care from the parent company. i liked me1 and what ive completed of 2, though im terrible at combat, and dont often have the spoons for the level of concentration needed to pay attention to plot things (which is why i like exploration-heavy games, tbh)

fallout 4 is one of my favorites, id say. i tried new vegas, with two different characters,and just couldnt get into it. i think my biggest problem with 4 is that it kinda forces you into a specific character at certain points (ranging from having a nuclear family at the start and automatic attachment to your spouse and child, to being limited in good options in nuka world, down to the very trivial bit in the bradberton quest where you can only object to letting him live bc then you dont get cool weapons, and not bc /hes been living essentially in solitary confinement for 200 years/ and wants to rest, which i only remember so strongly bc i was going through my screenshots the other night and got grumpy about it all over again)

How I'm Living Rent-Free in the Most Expensive City in America (Using House Hacking!)

What is House Hacking? House hacking can be done in many ways, but at its core, its the concept of buying a property to live in while using part of it to generate income. Depending on where you live, there are different opportunities, strategies, or techniques to execute this concept. What wont change, however, is the impact it can have on your financial life and the doors it can open. Namely, its a way to ease yourself into the world of real estate investing. A House Hacking Success Story In addition to hosting the podcast and investing, Im a real estate agent. Id like to share one of my clients success stories. One day Ryan Meinzer heard Brandon and me talking about house hacking on the podcast. He decided to do what many others do not: take action. After calling to let me know about his plan, Ryan and I went to dinner. We broke down his goals, his strategy, and his understanding of what he was trying to accomplish, which was to buy a property in uber expensive San Francisco without having to pay through the teeth for it. Living Rent-Free in the Most Expensive City in AmericaAn Investor Tell-All by Ryan Meinzer My story isnt unique. All thats unique is that I finally put my mind and money where my mouth was. Its what enabled me to live rent-free where I left my heart: San Francisco. Ill first share the house hacking process by which I accomplished financial freedom through real estate. Then, Ill provide an overview of how I found the rare deal I knew my agent David Greene and I could win in one of the most competitive real estate markets in the world. After dumping money into thin air (rent) for 15 years, I decided that enough was enough.I set the goal of living rent-free through real estate. How? By house hacking, which to me meant making the sacrifice to live with others at age 35, in order to have them pay my mortgage. I had heardDavid on theBiggerPocketspodcast talk about this concept time after time. Theres no complicated financial algorithms involved in the process. The idea is to find a place you can afford to buy where the rent you can charge your roommate(s) will exceed your mortgage. In San Francisco, this is not too difficult. Rents are the highest in the nation, and demand is through the roof. House hacking inherently requires sacrifice. It could be sharing a bathroom, wall, and/or kitchen with a roommate. In my case, it was all three. I began by utilizing some of the principles of BRRRR, retrofitting an open living room into a private bedroom. These are definitely first world problems, but sacrificing a bit of privacy required a big mind shift for me, as I had been so used to living in studios (and living with OCD) for the past 10 years. I got over it within a few months by letting go of full control, which turned out to be quite liberating. Who would have thought sharing a toilet with someone would be a blessing in disguise? Many investors have rigid perspectives about real estate. They believe a property is either an investment property (rental) or a luxury expense (primary residence). House hacking allowed me to take a luxury and make it a sound investment, combining both worlds and growing my net worth considerably in the process. If you look at the return on investment (ROI) on my down payment and consider how much money Im saving a month on my previous living expensesnot to mention factor in principle reduction and tax savingsit becomes crystal clear this move not only allowed me to live where I want, it was also an amazing investment of capital. Time was my most valuable asset in finding the deal. I gave myself a full year to research the market and prepare my finances accordingly.From living in the city for five yearsand renting out five apartments on Airbnb, I knew every pocket of San Francisco fairly well, along with its respective rent yields. What I didnt know was how competitive the market to buy was and how exactly to win deals. Unsurprisingly, I vastly overestimated the number of house-hackable properties there were available. I also quickly realized that only millionaires orDINKs (double income, no kids) were winning deals on such properties. They did so by offering upward of 20 percent higher than the propertys asking price. As a single guy who wasnt a millionaire, how could I be competitive in that market? I needed more than money. Finding a deal for me meant finding a very rare type of property in San Francisco, one categorized as tenancy in common (TIC). In short, a TIC property is owned through a legal partnership by individuals. Those individuals then have a separate agreement to designate which areas/units of an entire building are owned and occupied by whom. As TICs are unconventional, they require non-conventional financing (as opposed to conventional mortgage loans)offered by merely a few banks with extremely strict underwriting requirements, including exceptionally high down payments and credit scores. This makes TICs drastically harder to finance/buy and thus reduces the sellers price by as much as 20 percent below the market compared to a standard condominium. Voil! If I could finance a TIC at asking price, I could afford it. Plus, the majority of the competition would be weeded out, unable to bid.

Now all I had to do was save, build my credit, and find a TIC. So, over the course of a year, I saved by reducing my spending as much as possible andbuilt my credit by all the standard means. My car caught on fire due to some electrical wiring, im fully comp, and have never claimed before. But sneaky as they are, they have told me that they do not cover electrical wiring faults, which has caused the fire. But the AA who towed my car in has catergorised it as fire damage. Surely they must cover the fire damage. I took it to a repair centre near me, and have asked them to have a quick check, and they also say its fire damage and what not, this has been procrastinated for so long by the insurance company, (claims company rather) that i can't remember what the repair centre has stated. Surely, fully comp covers something like this? THEIR engineers have said that there was no further damage to the rest of the car, but can i trust THEIR engineers? A full check up costs a lot, as they would have to take apart the car ( i believe? ) When i rang up the lady at the claims centre, she had no idea what case i was on, she literally said 'give me a moment to read up on your case' for me, thats a bit pathetic. While speaking on the phone with her not only was she rude, almost shouting at me (as i pressed on further ) . She told me she would send the company policy booklet to show that electrical wiring is not covered, and a letter stating the case was closed and in detail what the whole case is about. A week and a half has gone by (she said couple of days) This is the most annoying thing. She was rude, unhelpful, unwilling to help, and just taking the pee with the whole thing. I just find it sketchy that the letter has not been made, and no further actions or anything has happened (i have also opened another case about another incident - no info .. still) . I think they are just hoping i'd give this up as they are so unwilling to pay out. This is the reason I have insurance. Whats the point otherwise? Sorry for the long read. Living Rent-Free in the Most Expensive City in AmericaAn Investor Tell-All by Ryan Meinzer My story isnt unique. All thats unique is that I finally put my mind and money where my mouth was. Its what enabled me to live rent-free where I left my heart: San Francisco. Ill first share the house hacking process by which I accomplished financial freedom through real estate. Then, Ill provide an overview of how I found the rare deal I knew my agent David Greene and I could win in one of the most competitive real estate markets in the world. After dumping money into thin air (rent) for 15 years, I decided that enough was enough.I set the goal of living rent-free through real estate. How? By house hacking, which to me meant making the sacrifice to live with others at age 35, in order to have them pay my mortgage. I had heardDavid on theBiggerPocketspodcast talk about this concept time after time. Theres no complicated financial algorithms involved in the process. The idea is to find a place you can afford to buy where the rent you can charge your roommate(s) will exceed your mortgage. In San Francisco, this is not too difficult. Rents are the highest in the nation, and demand is through the roof. House hacking inherently requires sacrifice. It could be sharing a bathroom, wall, and/or kitchen with a roommate. In my case, it was all three. I began by utilizing some of the principles of BRRRR, retrofitting an open living room into a private bedroom. These are definitely first world problems, but sacrificing a bit of privacy required a big mind shift for me, as I had been so used to living in studios (and living with OCD) for the past 10 years. I got over it within a few months by letting go of full control, which turned out to be quite liberating. Who would have thought sharing a toilet with someone would be a blessing in disguise? Many investors have rigid perspectives about real estate. They believe a property is either an investment property (rental) or a luxury expense (primary residence). House hacking allowed me to take a luxury and make it a sound investment, combining both worlds and growing my net worth considerably in the process. If you look at the return on investment (ROI) on my down payment and consider how much money Im saving a month on my previous living expensesnot to mention factor in principle reduction and tax savingsit becomes crystal clear this move not only allowed me to live where I want, it was also an amazing investment of capital. Time was my most valuable asset in finding the deal. I gave myself a full year to research the market and prepare my finances accordingly.From living in the city for five yearsand renting out five apartments on Airbnb, I knew every pocket of San Francisco fairly well, along with its respective rent yields. What I didnt know was how competitive the market to buy was and how exactly to win deals. Unsurprisingly, I vastly overestimated the number of house-hackable properties there were available. I also quickly realized that only millionaires orDINKs (double income, no kids) were winning deals on such properties. They did so by offering upward of 20 percent higher than the propertys asking price. As a single guy who wasnt a millionaire, how could I be competitive in that market? I needed more than money. Finding a deal for me meant finding a very rare type of property in San Francisco, one categorized as tenancy in common (TIC). In short, a TIC property is owned through a legal partnership by individuals. Those individuals then have a separate agreement to designate which areas/units of an entire building are owned and occupied by whom. As TICs are unconventional, they require non-conventional financing (as opposed to conventional mortgage loans)offered by merely a few banks with extremely strict underwriting requirements, including exceptionally high down payments and credit scores. This makes TICs drastically harder to finance/buy and thus reduces the sellers price by as much as 20 percent below the market compared to a standard condominium. Voil! If I could finance a TIC at asking price, I could afford it. Plus, the majority of the competition would be weeded out, unable to bid.

Now all I had to do was save, build my credit, and find a TIC. So, over the course of a year, I saved by reducing my spending as much as possible andbuilt my credit by all the standard means. Although it took David and I nearly six months to find my TIC, it proved to be the easiest part. We were laser-focused on finding a niche property with non-conventional financing that was outside of nearly everyones scope. Its easy to question this complex process and worry about what could go wrong. Its no coincidence that I waited a year and did a ton of research before feeling comfortable. As he mentioned previously, prior to moving forward, I met withDavid to go over my strategy, look at potential hiccups, iron out some smaller details, and make sure I understood the contracts and due diligence involved in the sale. I think this is an important step in covering all your bases. But now that Ive done it, I encourage everyone to house hack if they can. I also recommend they find someone familiar with the process who can look over their plan and address any issues they might have missed. In real estate, its what you dont know that can hurt you. So, having a professional set of eyes look over your deal is a great way to reduce your risk. Its also free if youre the buyer! Currently, I live happily ever after in my favorite city in the world by having roommates pay my mortgage. I won the rare property deal I found through research, time, and fiscal responsibility. Im currently in the process ofconverting my TIC into a condo, a move that will cause it to appreciate by up to 20 percent overnight. Its a value add that will take this deal from great to super greatbut thats a blog post for another day. What I Love About Ryans Journey Its me again, David, with my final thoughts on Ryans journey. Ryan didnt just hear about a cool strategy and sit on it. He immediately reached out and started taking steps to act on it. When problems came up during escrow (which they always will), Ryan didnt let it deter him or make excuses to quit. Instead he systematically broke down each hurdle into smaller obstacles, and we put our heads together to determine the best way to overcome them. Ryan looked forways to make the deal he found happen, as opposed to looking elsewhere for one so easy he wouldnt have to think.
