yes, and landlords as a drag on the economy has been pointed out by economists foundational to the field, like ricardo and smith, but as long as you have private real property of any sort, and as long as leasing that property is legal, you will have some quantity of landlords in your economy
the question is, what specific negative outcomes are you looking at and wish to avoid? because only once you begin to identify those can you begin to make real policy decisions. is not enough housing being built? are rents rising too fast? is it too hard to enter the property market? do you just want to increase the rate of home ownership? these are all, like, operationalizable. you can do something with them.
"landlords are parasites" isn't, really. it has a negative effect in both directions: it raises the hackles of anybody who owns property (which, again, unless you're in favor of mass expropriation and/or collectivization of housing, is something a nonzero number of people in your society will own), and it doesn't suggest any specific policy solution, besides "do things which hurt landlords' interests."
but hurting landlords doesn't actually necessarily help everybody else! there are lots of ways to make life worse for random groups of people that do not, in fact, help society at large. and the policies that do in fact make a difference very often aren't, like, satisfying as revenge. they're boring, unsexy stuff like improving tenant protections, or encouraging tenants' unions, or building social housing, etc., etc.

thoughts on the Ai art debate?
hmmmm I honestly think ai art is really funny but I understand it can get really cool.
I understand why artists might feel threatened, artists felt threatened by photography when if was invented but ai art often uses art from others without their permission ( this is a potential lawsuit )
arguably isn't ai just referencing somebody's art to create something new ? That includes all types of art photography , painting, charcoal , digital just maybe not sculpture (well maybe not yet ) I would have thought so but digital assets used in creating a program need to be bought or made right?
I am a little new to the debate but I have kinda have a few questions I wanna answer before I can have a position on the debate
What is acceptable forms of referencing? What makes an image somebody's property and what is acceptable to take from it?
I can think of a case Ai art is incredablly useful and welcomed by artists , motion image capture has ai translate movement of something without the artist having to draw by hand (red dead 2 used motion image of horses) now does it matter that ai did the base art , no would it matter if somebody used the ai art ? Not if they bought it or set up the motion capture themselves.
Photography, motion capture , virtual brushes and digitally made models are all fine if they are bought , gifted or made by whoever uses them.
Now ai art that you filter an artists whole portfolio and the ai can now draw in their style? hmmmmmmmm that is where things get grey.
I don't think pose and style theft is a thing although if somebody is heavy referencing something they don't own they need to bring their own life to it, this is where being an artist good at realistically imitating a photograph or real life but unable to change an image more than recoloring kinda blows and although they have great talent they have to gather or get permission for every reference they use . I remember seeing this dude get in trouble for heavy referencing this mana drawing , he showed a video of him drawing it *look I drew it myself* but that wasn't the issue , the issue wasnt *what skills do you have* it was *what images do you own?*
If you rob a bank with great skill you dont get a pat on the back because somebody else stole with less skill so that is where we get to ai I don't think there is an issue with people who cant draw using ai to make beautiful art as long as the are upfront about the ais role if asked *how did they make it or where did they get it*
That is the Kantian take om image ownership there is also the consequential take.
How will ai art effect real people? There was a case of an artist that died and somebody programed their lifes work into it to make more art like it, and well it was kinda assholey cus they even asked the family to give art for their project.
If a person drew art in the dead persons style but made a new image and used the dead artists work would that have the same effect emotionally on the family? Is this just the way it effects somebody ( which how something effects other people is still a legitimate concern )
Is this a case where skill does matters? well no if you have amazing skill developing ai but copy paste images you dont own into the ai they become digital assets right? Whereas if you have assets in your brain nobody can nag at you for that, no more than if your mirror reflects a tv you dont own.
There is another thing that is important to mention does Ai art reference properly ? if it copy pastes one photo and recolors it a little that could be an issue.
So my current take on the debate of Ai art is, I don't think Ai real replace the need for real people making art but it could effect some commission artists , bad ai design could be a new way to steal art
I feel like there is a simple solution though just like with motion capture set up your own studio actors and props , for ai art employ artists to draw for the ai art to create something , copy pasting art from dead people is kinda shitty even if the ai creates something new remember a stolen image is used in its programing and that is a copyright issue

You’ve been here for ten days and you’re starting to think staying here isn’t as bad as you thought it would be. Your books, and the maids keep you company when Baekhyun isn’t home. When he’s home, he’s either purposely rattling your cage to annoy you, flirt with you at every turn, or instigate the Truth or Dare game. It is true that the two of you have bonded through this game. Although lately, the questions he threw have been all over the place, ranging from trivial to inappropriate.

You were lying of course. You just didn’t want him to get a big head about it.

As for you, there were times when you put little thought into your question because you just want to get it over with, and times when you are genuinely curious about what you asked. Through this game, although silly, you get to learn so much about Baekhyun. Something serious like him giving up his career as an architect to be the heir to his father’s company, to something unimportant like how his ex-girlfriend dumped him because he pours his milk first before his cereal.
If ten days ago he was merely an acquaintance, today he has graduated to a friend. The kind you get annoyed at so often, but can’t stay mad at for long.

It is a Friday morning and you’re in the dining room all by yourself. Baekhyun has left to work after having a quick breakfast with you. It has become a daily occurence since the start of your stay here. He’ll also be back in the evening for dinner.
You take a sip of your tea and stare at your phone as the screen lights up. There’s a message from your Dad that says, ‘The lawyer will get in touch with you soon. If there’s anything you’d like to add to the contract, please don’t hesitate to let him know.’
Apparently, your Dad has summoned a lawyer to help you draft a prenuptial agreement. You don’t understand what’s the hurry. To be honest, you haven’t given much thought to what happens when three weeks are over, but you are not one to go against your Dad’s order. So with a sigh, you lift your phone off the table reply to his message with an Okay and a Thank you Dad.
Later that night, you’ve finally come up with a few demands you’d like to negotiate. You’ve typed them out in the notes section of your iPad. But now you’re debating if you should discuss about it with Baekhyun before emailing the file to your lawyer. After a moment of quiet consideration, you look for your phone to text him.
You: My room, now.
Byun.B: You think I'm your dog?
You: Can you see me in my room please? :)
Byun.B: What for?
You: There's something I want to show you.
Byun.B: You, naked?
You: Maybe.
Almost immediately, you hear the echo of his door opening and closing, followed by the sound of his footsteps, and lastly, the door to your room swing open. Baekhyun appears wearing a plain white tee and black shorts, his disheveled hair falling slightly over his eyes, they look so soft it makes you want to run your fingers through them.
His eyes found you and you giggle at the dissapoinment raining on his feature when he sees you, not naked.
Baekhyun grunts and mutters something inaudible under his breath.
"Come sit with me," you say before glancing down at your iPad. The door closes and he walks over to you.
He stops by your side, shoving his hands in the pocket of his shorts as he stares down at you. “Why did you invite me to your room?” He asks. “Please tell me we finally doing the deed? Because I am so fucking ready.”
You roll your eyes. “Why do you have to relate everything to sex?”
“If you didn’t invite me here for naughty purposes, what for then?” He asks once he is seated next to you on the ottoman.
"My father has hired a lawyer for me," you told him. "You know, to help me out with the marriage contract and stuff.”
His eyes go round like saucers. "Fuck, we're getting married for real?"
"Oh, I wouldn't hold your breath," You dismiss. His eyes narrowed at you. "But," You carry on. "If I do agree to this arrangement, there are demands that must be fulfilled." You pass him your iPad. "Take a look, I thought it'd be good to review this with you before I email it to my lawyer."
On your ipad is a list of negotiations you've typed out in bulletpoints. They’re not written in legalese but that’s not your job to mind, but the lawyer’s.
I get to finish my studies and find a job of my choosing here.
We move to a new place (preferably a villa and NOT haunted)
I want a pet pig.
He stops reading to stare blankly at you, like he thinks you are crazy.
“What? Pigs are smart okay?”
“Where do you think you're living in? FarmVille?" He says sarcastically.
"We can get a teacup pig!” You protest. “Have you seen them? They’re so small and cute.”
"There’s no such thing as teacup pigs. They are just piglets and will eventually grow into a motherfucking pig. On top of that, they stink and poop like it’s no one’s business.”
You raise your chin at him. ”How are you so sure?”
”I know someone who’s a pig breeder,” He says.
You take a moment to think before reluctantly accepting that Baekhyun is right. You can’t have a fully grown pig in the house, they easily weigh 300kg.
“Fine...I’ll cross that out,” You say, relenting.
Baekhyun notices a slight pout on your lips, and the way your face falls in dissappointment. Feeling bad for letting you down, his heart aches a little.

You peer over his shoulder and watch as he taps on the edit icon on the bottom right of the screen. The keyboard appears and his fingers start moving.

“It means if you want babies, I’ll give you babies...But there’s a problem,” He says, folding his arms over his chest. The muscle in his biceps bulge. It's very distracting. 
Damn him.
Stop ogling! you chide yourself. Look up!  
You glance up at him. “What’s the problem?”
“How are we going to make babies if you always run everytime I come near you?” He asks. “You won’t even let me touch you.”
“I’m not going to run,” You say, averting your eyes.
“I don’t believe you.”
Feeling the need to prove him wrong, you lift your chin and will yourself to meet his eyes. “Try me.”
There is a lull of silence that caused the air to grow tense. His gaze dark, intense, hinting at something sexual. “Come sit on my lap,” he finally speaks.
Your eyes descend to his thighs and you gulp nervously. Slowly, you rise from your seat and move to stand before him. You look between him and his lap, hesitating.

“What now?” You say, trying to defuse the awkwardness.
“Put your arms around me, sweetheart,” he whispers slowly into your ears. Goosebumps prickle along the back of your neck at the sound his low voice. Under normal circumstances, you would be chiding him for calling your sweetheart. You don't like it, it's patronising as hell. But this is no normal circumstances, and you are too nervous to even speak. Instead, you take a long shaky breath and soldier on.
When your arms are circled around Baekhyun’s shoulders, he looks straight into your eyes. If you are any other woman in this situation, he would have pulled you in for a kiss already. But you are not just any woman. And it doesn't help that he has no fucking idea whether you're attracted to him or not. He studies you for a moment, his own gaze is twitchy, showing slight hesitation. “Am I making you uncomfortable?” He whispers.
“A little,” you voice out softly. “but not in a bad way.”
He keeps his eyes interlock with yours as he draws in a breath. “And If I touch you, will you push me away?”
“Depends where you touch,” you reply, your voice sounding small.
Looking at how tense you are, Baekhyun doesn’t know where or how to start. The last thing he wants it to scare you away with his advances, but the urge to kiss you is so fucking strong. He keeps his eyes on you. Slowly, almost tentatively, he lifts his hand and smooths his fingertips along your jawline, cupping your face. “Is this okay?” He asks, looking into your eyes.
His hand feels warm against your skin and he’s surprisingly gentle. You sigh and nod. “It’s okay.”
Baekhyun's lips tilt up into a smile, as though he is relieved. “You have such a tiny face,” he wonders as he strokes the back of his thumb over your cheek. “it fits in my hand perfectly.”
Hearing that, you scoff. “You know any guy would say something like you have such a beautiful face or eyes or things like that.”
"You know I am not like any guy,”
“You’re right,” you say with a soft smile. "I've never met anyone like you."
It is only now that you’re realizing how close your face is to his face. There’s a strange tenderness and intimacy in the way he looks at you, and to you own disbelief, you like it. You like him doting on your like this.
“If you keep staring at me like that,” He says to your semi-dazed self. You blink out of it, only to find yourself chained under the intensity of his gaze. “I’m afraid I can’t hold it much longer.”
“H-how do I stare at you?”
Gingerly, he swipes his thumb over your lower lip. “Like you want me to kiss you,” He murmurs. 
You heart misses a beat, and your pale cheek is slowly growing rosy.
Then, he is leaning closer and closer.
Your mind starts to spin like a carousel. You know the right thing to do is to push him away, tell him no. But you can't move. It's as if he has just casted a spell on you to render you paralyzed. Thus, the last thing you see before you close your eyes is how close his face is to yours, and then the light went out and you feel the softness of his lips brushing against yours. You are stiff as a board and it surprises you that he is just as tensed as you are. None of you are moving your lips. This isn't how you expected kissing Baekhyun to feel like. It almost feels like a first kiss all over again because you really don't know what to do. Do you open your mouth? Pull him closer? Or what?
A few seconds passed and Baekhyun eventually pulls away. You open your eyes to meet his eyes, but his gaze is unfathomable. Your brows pulled together into a frown as you try to decipher the look on his face. Is he dissapointed? Oh God, does he think you're a bad kisser? Must be...
"It's late," He says somewhat coldly, looking anywhere but you. "I should go now."
"Oh...Okay," You say, immediately unclasping your arms around his neck and slid off his lap. You turn your back to him once you rise to your feet, too embarrassed to face him after what has just happened.

Fast forward three days later...
The last few days have been hectic for Baekhyun. Ever since his father announced his retirement, Baekhyun has to step in to take over his role as the CEO of the company. Which means, more meetings, more engagements that he needs to attend. In fact he is currently on his way to his third meeting of the day. It sucks because he doesn’t get to spend time with you as much as he would like to.
Good news is, things have been progressing steadily between you two. And Baekhyun realized that for the first time since you arrived here, it felt not so much like you were arguing with him because you despised him but more like you did it because it was fun. 
However, he still doesn’t know where you stand at this point. What happens when three weeks are up? Will you pack your bag and leave, or will you stay?
Fuck.
The thought of you leaving kicks him hard in the gut. He admits he has grown to like you. A hell, hell lot. It is silly because you’ve only been here for two weeks but you’ve became the first thing he thinks about when he wakes up, and the last thing in his mind before he goes to sleep. Maybe it has to do with the fact that you’re slowly letting your guard down around him, and now he gets to see more of the real you.
He knows you had a complicated relationship with your parents. You were abandoned at a very young age and will forever be nursing a broken heart. He couldn’t begin to imagine the pain you went through, to be left behind by your own mother and have your own father sent you away. He knows all of that have left you feeling rejected, unwanted, and often, inadequate about yourself. That’s why you are always shy and reserved around everyone.
Everyone except him.
Whether you like him or not, he doesn’t know. One thing he knows is, you’re never afraid to voice out your opinion or tell him off when you need to, he guess that’s why he loves provoking you so much.
It’s only been a few days but he really missed all the playful banters and bickerings he had with you. He misses the wicked gleam in your eyes when you are firing something back at him. He misses the sweet sound of your laughter when he makes you laugh. He misses the way he feels when he makes you laugh, as if he has just won a grand prize. But more than anything, he misses you.
The last time he talked you was on the night he kissed you. And he fucking ruined everything. He had no idea what the hell happened to him. He has never been that nervous around a girl before. He is a damn good kisser and he knows that. But the moment he pressed his lips against yours, it felt as if he has never kissed all his life. Yet, it didn't stop his heartrate from going overdrive whenever he thinks about how your lips felt against his.
He could've done so much better, but there's no point dwelling on the past. All he knows is, the next time chances like that arise, he swears to kiss the hell out of you and make sure it's the best damn kiss you’ll ever have.
And that next time better be soon because time is running out between you and him.

I’m On Fire | Drabble |
Summary: Years of hazy summer memories that aren't quite coherent.
Written for my series Bury and Friend and Distract and Sedate.

I didn’t proofread because it’s real cringe.
Roman had never visited his father's grave before. He had been buried in the Godfrey's private cemetery. It sat in the former back yard of an old farmhouse, originally belonging to Roman's great-great-grandparents. Now an administrative building for Hemlock Acres sat there, or just about.
Before his death, J.R. had been trying to get the graves exhumed and moved to the mansion's property but Olivia opposed that. She never said it aloud, but Roman suspects she hated the idea of a graveyard destroying her gardens. Or possibly because the Godfrey family never meant as much to her as the name did.
It's a hot August day when he finally makes the trip. It's two days after his 16th birthday to be exact. He's finally taken full ownership of J.R.'s old car and loves to drive around in it. He had spent the whole summer teaching himself how to drive it. Luckily he seemed to have a natural response to the gears and clutch.
He makes the decision to go like he makes most of his decisions, on impulse. As he drives towards town he makes another decision on impulse and quickly turns down a side street. 
He parks his car and walks towards the front porch, sunglasses still on. Then he hears it. He can hear the sound of pop music quietly lingering around the corner. He follows the noise towards the backyard.
"What are you doing? It's hot as shit out here," he calls out before seeing her. Emma's sitting in one of those cheap dollar store lounge chairs that go by pools. She's not wearing her bathing suit but there is no pool in sight. She looks up from her book and pushes her sunglasses back in her hair.
"Air conditioners out," she explains, looking over her shoulder at him.
"Gross," he grumbles and keeps walking forward.
"What's up?"
"I'm going for a drive," he says. "Want to come?"
"Where to?"
"Does it matter?"
She contemplates this briefly before deciding it doesn't. 
When the roof is down on the Jag the wind blows too loud to speak. The music is barely audible, but Emma doesn't mind. She leans back on the headrest and enjoys the warm sunlight that will disappear in just a few weeks. Roman drives down the winding roads carefully. She only realizes where they're headed when they pass the Hemlock Acres sign. 
She stands back as Roman stares down at his father's grave. He bounces from leg to leg uncomfortable for no more than a minute before he's satisfied. He spins on his feet quickly and walks right past her. She chases after him to the car. "Let's go swimming," he says to her.

"You go first," she says. He looks at her like she's crazy. "You wanted to come here!"
"Yeah, but it's cold... And I don't know-"
She pulls her shirt over her head and drops it onto the shabby wood dock. Her denim shorts follow suit and Roman sees her running past him. 
With a groan, he's not far behind her.
The grimy feeling of the lake water washes over her as she rises back to the surfaces. She hates this fucking lake. The water from Roman's jump splashes in her face. When he rises back up he looks up at the sky. "Okay, it's not that cold."
"And it's like really fucking hot outside," she says as she lightly kicks her legs.
Roman sinks himself into the water. Rising back up, he flips his hair back and shakes the water out. They swim around in the water for only a few minutes before something touches Emma's foot and she shrieks.
"Can we go?"
"You're such a pussy," he laughs back.
"Well, excuse me for not wanting to get bit by a snake."
"You're fine," he assures her.
"Why do you insist on coming here?" She swims towards the dock. "You have a perfectly clean pool. One that you can see in."
"There's no one here," he says with a shrug. "I feel like someone's always watching me at home."
At least when he's outside of his room he does. There are always housekeepers watching or landscapers. He never got in trouble for anything he did, but their eyes lingered and it felt invasive. Whether or not he was punished, his mother knew every single thing he did.
Roman swims to the dock and pulls himself out next to her.
The sun is setting when he parks the car haphazardly in the middle of the driveway. 
Olivia is standing in the foyer with a glass of red wine when they enter. She clicks one heel on the marble floor. Both of their faces straighten up and they stop in their tracks. "You missed dinner."
"Sorry," Roman says biting back a giggle. 
"You're filthy," Olivia points out. "There are leftovers, but don't come into my dining room until you've rid yourselves of that scent."
Roman preferred baths, but the dried mud on his ankles demanded a shower. Emma waits on the counter attempting to pull apart the knots in her hair. The lake water had dried and formed some sort of ungodly coating that made brushing it impossible. 
They were much too old to exist so casually. Roman remembers the first time he seemed to discover this.
Only a few years ago, when they were 13 or 14, Olivia had taken them along on a business trip with her. It had started out a disaster with Roman fighting with his mom about why Shelley couldn't come. She tells him that he'll be going with her to work things. She insists that it's time for him to become involved with the company. Roman is enthralled by that. He is finally old enough. It's a lie, of course.
Olivia had bought Emma her first two-piece swimsuit earlier that summer. she spent most of the trip fidgeting and pulling at it. It never quite fit comfortably.
His mother disappears during the day, and often late into the evening with well-dressed men and Norman. It leaves Emma and Roman all the time in the world to wander around the resort. A couple of the other girls their sown vacation take a liking to him and are always giggling nearby. 
"Are you a lesbian?" He asks seemingly out of the blue. 
"What?" She snaps her head towards him.
"Are you a lesbian?" He asks again, innocently. He had been watching her watching the girls watching him. Her face was a mixture of curiosity and disgust. 
"No. Why do you think that?"
"Because you never seem interested in guys."
Ironically, when the returned to school that fall Emma catches the eye of a guy in her math class. He does not catch hers in return. And when he asks her out, or whatever it is they do at their age, she says no.
"I'm sorry," she gives him a sympathetic smile.
"Whatever, slut," he says with a huff. It's the biggest insult at that age. It would be a few years before slut-shaming became, for the most part, frowned upon. Now, at 14, the word stings. When one person said it, it would only be a matter of time before more joined it.
"What?" She asks. Her face turns bright red.
"I said: whatever, slut," he repeats with more attitude. "You're just Godfrey's sloppy seconds. Bet you're loose, anyways."
"That's not- that's not true," she stutters before walking away. In some way, Emma felt violated. She didn't feel old enough, mature enough, for someone to speak about her that way. She was just a kid, but that didn't matter to that guy.
His words never catch any traction. 
.....
"What's for dinner?" He asks the elderly lady in the kitchen.
"Lamb loin with red cabbage and cranberry jam."
The two teenagers' faces are pure horror at what she had described. In no way, shape, or form did a lamb loin sound appetizing. They share a quick glance before he looks back at Anna. "Can we just have, like, pizza or something?"
"Anything," Emma adds.
"Fine, but if your mother finds out it is your problem," she responds.
At their age, Olivia had already had and given up her first child. The scheme had hatched in her head not too long ago. She could have her son longer if his aging slowed now. The temptation was always there. Push harder, keep him close.
Maybe it was sympathy, or jealousy, or a little of both, that stopped her. 
When they sit on his floor sharing a cheese pizza he feels it rising again. She looks back at him curiously. He turns back to face the TV and flip through the channels. "What are you looking at me like that for?" She asks, feeling him still glancing over.
"Like what?" He glues his eyes forward.
"Like this," she says then proceeds to obnoxiously recreate his facial expressions.
"Because you're weird-looking," he quips with a smile.
"Creative," she remarks sarcastically then finishes her soda with a burp.
"And disgusting." He pushes her hands away and she tries to smack his arm. 
They sit in silence again. It's never uncomfortable, but it is often empty. Now that Roman can drive she's sure they'll have more things to do, but this was a familiar scene. There's nothing to do where they live. Nowhere to go other than to the ice cream shop that closes early or the diner. It's the first time the two of them really become victims of boredom.
Roman had kissed a girl before- girls really. They flocked to him like they do in the movies. His phone was flooded with unknown numbers texting him and giving their best try. He was never interested in it beyond the show. He loved the looks the guys at school would give him. They were jealous. Roman could be as big of an asshole to these girls and it didn't matter because he was Roman.
She knows that he's inexperienced beyond short make-out sessions during lunch. It didn't seem like a good or bad idea at the time because it was never an idea. There was never some grand scheme or plan they made. They never talked about it before, and it would be a long time after until they did.
Looking back, it's another instance in which Emma feels like she was too young. 
Now at eighteen, the air conditioning had once again gone out at Emma's house. Even with the windows in her room wide open and the fan on high, she can't seem to cool down. She's been sleeping only with a loose knitted blanket and thin layers of clothing. 
She hates it like this. Their skin sticks together too easily, and one wrong look and they've made eye contact. She hates how his doe eyes look up at her, begging for that contact. It's the only time he looks up like that. He looks up her like she has or is the solution to all of his problems. Like she could make things okay again. 
He reaches out and grabs at any flesh he can touch. He cranes his neck up to bite at the exposed skin under the breast. Her breath hitches when he latches on to her like a baby. There was something so innocent in it. Then it's over.
Without a word, she moves to the bathroom to take a cold shower. It's a trick she had learned over the summers. When she returns to her room, Roman has fallen asleep. The draft from the fan mixed with the small water droplets that haven't dried yet provides just enough relief for her to fall asleep.
Bro, trying to write this and not feel real cheesy about it was really hard so i gave up. This is al I got but thank you for reading this trash.

1. Timeshare Salespeople Are Notorious for the Hard Sell
Many people go to timeshare presentations with no intention of buying a timeshare. Often, they want the promised free round of golf, spa treatment, or restaurant meal. Unfortunately, some of those folks walk out of the presentation as timeshare owners. Other people might go into the presentation thinking they might buy a timeshare, but get pressed into signing a contract without carefully weighing the pros and cons or assessing the total cost of timeshare ownership.

2. You Are on the Hook for More Than Just the Mortgage Payments
If you cannot afford to pay cash for the timeshare, you’ll have to get a mortgage. But read the fine print of the timeshare contract – you’ll be responsible for other costs in addition to the mortgage. In most timeshare contracts, you will be liable for special assessments, property taxes, maintenance fees, and utilities. If you don’t pay these, the timeshare developer can foreclose on your timeshare.

3. Timeshares Are Not a Good Investment
There are very few buyers looking to purchase a timeshare in the after-market, which makes them very difficult to sell. The bottom line: You will likely lose money when you go to sell your timeshare.

4. Timeshare Resale Scams Are Rapant
Because it’s so difficult to sell timeshare interests, a whole industry of scam artists has popped up – timeshare resale brokers. These folks tell you they have a buyer for your timeshare and can broker a sale – but not without a price. The scammers charge you hefty up-front fees and then, lo and behold, never manage to sell your timeshare.

5. You Cannot Deduct a Loss on a Timeshare Sale on Your Tax Return If you sell your timeshare at a loss (which is almost certain), you won’t be able to deduct the loss on your tax return. There are a few exceptions. 6. If You Default on Timeshare Payments, You Will Face Foreclosure When you buy a timeshare, you are purchasing an interest in real estate. If you take out a loan (mortgage) to pay for part of the timeshare price, you will face foreclosure if you default on those payments. But that’s not all. If you default on your other timeshare financial obligations, like special assessments, taxes, and maintenance fees, you will also face foreclosure.

7. After a Timeshare Foreclosure, the Lender Might Be Able to Get a Deficiency
In many timeshare forclosures, the sale proceeds are not enough to cover the amount you owe on the timeshare mortgage. The difference between what you owe and the sale proceeds is called the deficiency. Luckily, some states prohibit timeshare mortgage lenders from coming after you for a deficiency after a timeshare foreclosure. But some states don’t. 8. You Cannot Count on Renting Out Your Timeshare
While many timeshare contracts allow you to rent your timeshare to others, the reality is that this is difficult to do. There are usually many timeshares for rent and few people who want to rent them. 9. Scheduling Your Allotted Time Might Be Harder Than You Think The sales presentation may make it sound like booking the timeshare resort will be a piece of cake. Unfortunately, this is not always true. In fact, misrepresentations about the ease of scheduling has become such a problem that some states have passed laws that specifically outlaw such deceptive statements.
10. Renting Accommodations in a Similar Resort Might Be Cheaper Many people think that buying a timeshare is a great deal, saving them money over booking a hotel room.
