I get asked this all the time . The answer is, “it depends. What part of the market are you interested in ?” Every area is different where some areas are considered Hott some are not. So it really does depend. Are you interested in inventory ? If we are just looking at the greater Albuquerque area, which means abq and all the surrounding cities and towns on an average for detached homes we are a little low on inventory - great for sellers ! This is the market to be in if your selling a pretty average priced home (luxury homes fall into a different category since they are not the “norm” in the greater abq. Area) or thinking about selling- jump on the ship now ! On average sellers are getting 97% of list priced when priced right at market value (i help with this part) more homes are on the market less days and more homes are closing compared to last year. Our absorbtion rate sits at 3.6 which means that if no other homes went on the market we would be out of homes in 3.6 months ! Is that nuts or what ! So all this is great news for most sellers in the greater abq. Area but what about buyers ? Well buyers what this means for you is, if you find a home you believe can be the one you don’t have the luxury of visiting it three times before putting in an offer and if you are looking in some areas in Abq. That have the better school districts you probably don’t even have a night to “sleep on it” because many homes in such areas are selling within hours, or days of being on the market. There are bidding wars . You find something you love ❤️ put in the offer - the beauty about an offer is if done right, your realtor / associate broker will make sure to put in the contingencies that will protect you so you can walk away if there is a material issue with the property, ie; bad roof or plumbing and the seller refuses to fix . Mid Month Market Update - February, 2018
Sales in the first two weeks of February were up over the same period in January in most Central Alberta markets. Sales were down slightly or about the same as the first two weeks of February 2017 in most markets. 
The number of active listings is up in every market compared to last month, which is normal for this time of year. Some of the listing activity is old listings that didn’t sell last year coming on in time for spring. 
It does seem busier thought that hasn’t translated into hard sales yet. A resolution to conflict between Alberta and B.C. over the pipeline would go a long way to improving consumer confidence and market activity.
