Carrelage des coursives : L'ancien carrelage des coursives du 5ème doit être impérativement enlevé en totalité avant la pose du nouveau carrelage.

Les margelles fendues sous les sabots des garde-corps doivent être remplacées.

Malgré plusieurs demandes, ni le M.d'Oeuvre ni le M. d'Ouvrage ne nous ont communiqué le Cahier des Clauses Techniques Particulières et le Cahier des Clauses Administratives Particulières.

De même, une énième demande va être adressée à Foncia afin que soit mise à jour la liste des membres du Conseil Syndical avec leurs coordonnées sur le site myFoncia.

Parking haut : pour faciliter le stationnement, il est prévu d'enlever les cercles béton autour des arbres. Notre gestionnaire se rapprochera de M. Guiraud pour réaliser cette tâche.

Enlèvement des déchets verts et taille des platanes parking haut : CAPRO SERVICES nous a fait un devis de 2520 € TTC. L'Entreprise CHAUVIN nous a fait un devis de 1506,50 € TTC pour les mêmes prestations.

ATTENTION PARKING HAUT : Suite à des problèmes de fonctionnement, le petit et le grand portail s'ouvrent systématiquement ensemble en appuyant sur la touche III ou IV.

Par souci d'économie, plus d'achats de plantes saisonnières.

Abandon du nettoyage annuel au jet des coursives . A la demande de M. Guiraud, après le ravalement côté coursives du bâtiment B, il est prévu la location d’une autolaveuse (en cours, estimation du coût et du temps de réalisation). Il fera un essai sur ce bâtiment.

Nous allons demander à notre gestionnaire de proposer à M. Guiraud une formation à la taille des arbres et végétaux, financée par son compte formation pour lequel le Syndicat des Copropriétaires à l'obligation de cotiser.

Le Conseil Syndical a décidé d'adhérer à L'ARC (Association des Responsables de Copropriété) afin de bénéficier d'une assistance (juridique, comptable...)

Les membres du Conseil Syndical se réuniront en présentiel courant Février 2023 pour visite approfondie de la copropriété afin d'élaborer un plan prévisionnel des futurs travaux à effectuer (ce point sera porté à l’ordre du jour de la prochaine A.G.)

Originally released in 1978, Black Devil's "Disco Club" is an extremely rare disco masterpiece, an epic journey into the deepest electronic disco. The record is credited to Junior Claristidge and Joachim Sherylee, pseudonyms of two french library writers Bernard Fevre and Jacky Giordano, respectively. It was made manually in a recording studio in the suburbs of Paris using synths and occasional tape loops and a drummer. No midi or computers.

Brief bio of a DJ/Producer:  WTF IS TEKNOBRAT? Hailing from Montreal yet currently living in Ottawa, Thomas Stepien aka Teknobrat has been in the scene since 1987! His prior musical training includes having studied the trumpet and piano at the Musical Academy in Canterbury High School in Ottawa. And he has worked for 11 years at ABM Records in Ottawa, a dance music record shop selling all kinds of electronic discoteque music and with several European techno/house distributors such as INDISC, PIAS, PRIME, CYBER and KUBIK. At this time, Stepien had an ever-growing music library comprising of an astounding 5.000+ albums. The early Detroit Techno sounds are in his blood and soul as well as the early Chicago Acid House and Ghetto Trax sounds from the end of the 80's early 90's. A a DJ and recording Artis as well he can been seen weaving Techno, House, Electro, Minimal, Deep House, Detroit TechnoBass & UK/EU style Techno plus essential Underground Disco Classics at the leading and underground parties. Teknobrat recently also holds a DJ residency at Mercury Lounge one of the most mythic House Music venues of Canada's Nations Capital. In addition to playing these venues, he used to have his own Techno/House music radio show, LA TEKNOSPHERE RADIO SHOW on CHUO 89.1 FM, Ottawa, wich aired from Sept 1997 to February 2005. Also he was the main host of the legendary techno house music radio show, PLANET RAVE, aired on CKCU 93.1 FM Ottawa, from 1991 to 1997. Today he's still busy at Otztawa's VANGUARD PULSE radio. By the way, Stepien has been appearing worldwide as a serious producer of House, Acid and Techno tracks on labels such as Komatsu, Ascend, Hemisphere, Missile UK, Communique US, Soiree Rec.Int. and Psycho Thrill Recordings since 1997. Come, friends, and let us glimpse 25 years into the future by looking 41 years into the past. This is a library LP, meaning all the songs were composed specifically to be licensed to film and television productions and the album wasn’t supposed to be released commercially. Bernard Fevre’s only imdb credit is as a member of the sound department in a 1985 movie called Bad Company, so I can’t tell what movies, if any, utilized the tracks on Cosmos 2043. They are designed to be malleable, generally evocative of a sense of space and futurism but without any particular nodes of distinction that would distract from on-screen action. The result is a fascinatingly engaging record that encourages the listener’s mind to wander.

The songs are from a time when the future sounded like disco music that was supposed to make the listener feel anxious and isolated. It’s really quite the feat: on paper, this is dance music, but it’s composed in such a way that dancing to it would be a sign of severe psychosis, like flying a kite in a rainstorm.

Nearly every track sounds like it came from one of those weirdly dubbed Italian sci-fi/horror movies that they played on American cable in the 90’s--think of the ambient sounds from Pod People. I always thought those movies were bad, but oddly appealing in a aesthetic sense, even without the Mystery Science Theater commentary.  I like the picture of walking through a foggy forest and instead of sounding like a forest it sounds like someone pressed the Demo button on an old Casio keyboard. That makes me very happy.

Side B is more enigmatic and brooding, less a happy forest sound than a “futuristic detective going through montage where he makes a breakthrough in the case” sounding. The last few tracks actually do get kinda danceable, with spastic beats that I think are meant to resemble space flight.

This is an enjoyable listen, although I can’t heartily recommend it to most people. If you do any film work or DJing, however, it might be borderline essential.
