MELOETTA POSTING
(This is specifically about competitive, don't bother reading if you don't care about competitive pokemon or Meloetta)
isn't it tragic how Meloetta-Pirouette isn't viable, even in the tiers where Meloetta-Aria is passable? WRONG. Meloetta-Pirouette is a terrifying sweeper in RU, using this pseudo double-dance set (song and dance?)
Tumblr media
Step 1: Swords Dance while in Aria Forme. They won't see it coming. Just remember to tera against dark types and bug types.
Step 2: Relic Song. Won't be doing particularly impressive damage since it's a 75 BP move and this Meloetta has a Jolly (special attack lowering) nature, but will still be respectable since Meloetta-Aria's special attack is so high. The main thing is it will transform it into Pirouette Forme, which is criminally underused due to the catch of having to use relic song, but very powerful.
Tumblr media
Here is a comparison between Aria and Pirouette. Aria is what Meloetta is when it enters battle and until it uses Relic Song, in which case it transforms into Pirouette until it's switched out. In SV RU (the lowest tier Meloetta is legal in for Gen 9, and thus it's best chance at success), Meloetta-Pirouette's speed is AMAZING. when fully trained in speed, it hits 390 speed, which in RU is only topped by Jolteon (394 speed), Barraskewda (408 speed), and Electrode (438 speed). None of these 3 are particularly common, and none of them can KO Meloetta in one hit. this means the ONLY way to outspeed and OHKO Meloetta is Speed Boost Yanmega (after surviving 1 turn), and that is why it's held item is mirror herb, to take the boost from Yanmega to prevent the Yanmega from defeating it. (also lets you basically win instantly by stealing a shell smash boost from Torterra.)
Step 3: destroy everything. The only thing standing in your way is Yanmega (who is proven above to not be an airtight solution). Slither Wing seems like a check but only does ~50% with 252+ Atk CB Tera Bug First Impression (Meloetta is still pretty tanky), and is (albeit barely) always an OHKO from 252 Atk +2 Pirouette Tera Fighting Close Combat (doing 100.9% minimum)
Conclusion: SV RU isn't ready.

[on writing] the corruption of alicia florrick (or: 'show, don't tell' pushed to the brink)
i've touched on this really briefly already but i've recently engaged in a partial re-watch part of TGW (s1 to s5e2 - if you've also seen the show, you know why i stopped there) and i've been having a lot of thoughts about it, lately. this will probably be of interest to no one (apart from @tessiete, maybe, hello 👋 tess) but i still reckon it felt like something i wanted to write about, so here, this is my tumblr, and i can ramble on about whatever i want.
rewatching this show has led me to a lot of reflections about the portrayal of anti-heros in media. particularly: how to introduce one, and how to write one. and that's what i wanted to talk about here.
Tumblr media
BACKGROUND:
for anyone who hasn't seen it, the good wife is a political and legal drama that ran on CBS between 2009 and 2015. it follows alicia florrick, wife of peter florrick, former US state's attorney for Chicago's Cook County. at the start of the show, she is presented as a housewife and a mother of two who, due to her husband's unconscionable behaviour (cheating on her with a sex worker and being accused of corruption in his office), is thrown into a sex scandal and turmoil that basically upends her life. she loses her house, her husband goes to prison, she has to go back to work as a lawyer - a profession she gave up to care for her family ten years ago - in an incredibly cutthroat and competitive environment, worsened by the 08 financial crisis.
now, as you may already know, a few years before the show aired, the early/mid-00s saw a resurgence of the anti-hero trope in american television. characters like gregory house or walter white became incredibly popular, as well as other main protagonists whose behaviour was portrayed to viewers as objectively immoral and objectionable, but for whom they were still encouraged to cheer (a more recent example of this would also be tommy shelby in peaky blinders). generally (though not always), these characters existed in a world of crime and/or drug trafficking, killed hundreds of people on a good day, but - deep down - kind of tried. had a good heart. or, at least, a moral code you could understand and relate to, or valid reasons for doing the things they do - even though the overall behaviour itself was criminal. even in the case of gregory house (who is not a criminal but still very much an anti-hero), he is someone whose impact on the world is at least partly positive because, well, he is a macho arsehole who treats people like absolute scum but, you know, he saves lives.
for a lot of viewers (and people who enjoy this trope - myself definitely included) the main appeal of these stories is this obvious tension between good and evil. no one is pretending these characters are good people - often, not even themselves. the interesting part is actually in whether you can (and should) root for a good person. and: this question as to whether good and/or evil exists, and this grey space in between. god knows i love reading (and writing) about that grey space. in the case of house or tommy shelby, there is something deeply fascinating about the knowledge that this person whose struggles you're coming to understand, and who you do empathise with, is objectively very problematic and questionable. these shows work because the viewer is constantly driven to question their own takes on the world, their own morals, the main protagonist's behaviour, and to try and understand their point of view. as a person, i'm generally pretty fond of this trope, because when done well, i find it very engaging.
Tumblr media
MY POINT:
now, when it comes to the good wife, on the surface, alicia florrick is the complete opposite of the above. from the very beginning of the show, she is purported to be a Good Person™. she is dedicated to her marriage and to her children. she is intelligent and kind. she is a good lawyer and someone who exhibits a lot of empathy for her clients (in fact, the firm often assign her to "hand-hold" them). she is a bit of a relief. someone you can always root for, without having to check yourself and be like "omg, didn't she just kill three people in cold blood?"
and, of course, that is not to say she has no flaws. alicia is a fully-fledged person, and a very good character at that. she is a Good Person™ but also someone who is chronically incapable of making decisions. she can sometimes be cold and quite calculating. but, generally speaking, she is a Good Person™. she is trying to get her life back on track, to prove herself in her work, to raise her two teenage children as a single mother, and you end up rooting for her very easily. because her life is hard and even if you wouldn't necessarily react the way she does, or carry yourself the way she does (i - personally - probably wouldn't have tolerated peter's behaviour, etc.) you understand where she's coming from. the show tells you she is a good person, who is struggling and she is trying. it is mostly told from her perspective and really helps you see that she is always doing her best, and always having the best intentions (even though they don't always materialise). she's not some mass murderer, or sociopathic doctor who hates her patients, where you're constantly thinking: "omg, why am i rooting for this arsehole?" she is someone who tries so hard to be kind, and who tries so hard to always treat everyone with respect. because - again - she is flawed, but a Good Person™.
except, well, if you've seen the show, you know: she isn't.
Tumblr media
and, if you have watched TGW, i'd be interested to know: think back. when exactly did you realise that? i don't mean: when did you start having doubts? i mean: when did you sit there and think "omg this woman is unbearable". for me, on first watch, it was probably somewhere between s5 and s6. on re-watch? probably as early as s2/3. i think everyone who was in the TGW fandom (and, to a larger extent, everyone who watched the show) had this thought once: when did this start? and where did Dark!Alicia (a characterisation i am stealing from @tessiete) come from?
and, honestly? looking back, i'm sorry to tell you this but: she was always there, you just didn't see it.
i only really realised this on rewatch but alicia is pretty much unbearable from the very start of the show. because, i mean, sure, she's a bit traumatised, but she's also: arrogant, self-centred, and incredibly hypocritical. she is (unlike peter, actually) a terrible parent. she is unforgiving of kalinda for Literally No Reason (other than archie and juliana not getting on, but that's a different conversation). she treats will appallingly, exploiting and toying with the fact that he's been in love with her for twenty years (which she very clearly knows), and after the event that must not be mentioned i am not over it romanticises their relationship like she ever gave a fuck about him. objectively speaking, and this throughout the show, alicia florrick isn't a Good Person™. she is a Fucking Bitch™.
and, as a writer myself, what i find very interesting about this show is that until the very end, you're never actually told alicia is a terrible person. you're shown it, and in hindsight, given Many Many opportunities to make that determination yourself, and yet, didn't it take us all So Long to stop excusing her behaviour? to stop being like "oh, but peter cheated on her," and "oh, but she loves them both." as an example, in s5, the show even almost succeeds in making you think will's reaction to her leaving the firm is an overreaction when omg if you look at the facts, it Really Isn't. think about it this way: if you were one of will's mates and he was telling you this story, you would be Out For Blood, wouldn't you?
Tumblr media
rewatching this show has really made me realise that the "education of alicia florrick" (which the writers pitched was the overall arc of the show - or, also as you might see it, the "corruption of alicia florrick") is actually an example of how 'show, don't tell' can be pushed to the brink. because, this isn't even 'show, don't tell', it's 'show one thing, and tell another' and let the viewer come to their own conclusions. and, whilst i think that most people started out going with what the show was telling the viewers, there is a point where they stopped empathising with alicia and constantly excusing her behaviour, even though the show kept telling us she really was a Good Person™ and was #trying. there is a point where #trying becomes #pretending, and #pretending becomes fake and unforgivable.
and, this revelation arrived earlier for some than others but generally speaking, i think took a really long time to dawn on most of us. to realise that actually, alicia florrick is an anti-hero with very few redeeming qualities who is constantly and inexcusably toying with people's feelings and then excusing her repeated fuck-ups by the fact that she's #wounded and #trying, while still being presented like a hero. she is a Fucking Bitch™ because on top of this, unlike people like house or tommy shelby who are, in no way, shape or form, pretending to be good people[1], alicia and the show keep insisting that she is good, (really, trust her), and there comes a point where as a viewer, you have to look at it critically and say: nah, you're full of shit. and, i think that is what is most disconcerting about the show.
and, don't get me wrong, in hindsight, i believe this was one thousand per cent intentional. i don't believe this is an emily in paris type case where the writers wrote a character as a hero when she was in fact an awful person, and it took thousands of outraged comments for them to realise it. i think with TGW, it was definitely done by design. you see examples of alicia's terrible behaviour very early on in the way she parents her children (zach "watching" porn, for instance) but she always finds excuses for herself, and you initially lean into that as a viewer. like: oh, well, she's just a bit conservative. or: oh, well, it's hard being a single parent. the fact that this escalated into her appalling behaviour of going no contact with her own son because, oh my god, he got his girlfriend pregnant and dared hide it from his mother, shouldn't have come as a surprise. it's there from the get-go. and, it's not that the writers didn't know this, it's that they gradually made it more and more heavy-handed until it became unavoidable.
Tumblr media
and, i think as writer, what's also interesting is: when alicia's true nature was revealed, it actually alienated a shit tonne of people. they truly lost a whole chunk of their audience because of it. i even stopped watching the show, and that's someone who wrote thousands of words of fanfiction for it. i remember telling a friend "ugh, she's just become too unbearable." and, i wasn't the only one. i know so many other people in fandom who dropped off around s6/7. whereas, there is a case to be made for the fact, as someone who actually loves rooting for Bad People™ and loves the anti-hero trope, i probably would have been able to stand her, had the show itself portrayed her as a problematic person to begin with.
but the fact that we had genuinely rooted for, and excused the behaviour of, someone who was objectively unconscionable for so long was so disconcerting and disgusting and disappointing that we... stopped caring? and so, whilst in hindsight, i do think the general idea of this was brilliant, objectively, the execution... wasn't much of a success, was it? it cost them a lot of their dedicated viewership. or: was it such a success that it rightfully alienated people? was this the objective all along?
because: is the main goal of a piece of art to cater to its audience or is it to make a point?
---
[1] small caveat with tommy who does sometimes seem to think he's a good person, but it never lasts very long.

Ratings and articles about ratings.
Here’s a longer guide to ratings, what they mean and why we shouldn’t panic about them as well as the articles.
During the save campaign a media outlet has reported that renewal will come down to ratings and Magnum P.I. gathering new viewers and better ratings. That statement is a bid of a double-edged sword.
The show has gathered new viewers, mainly seen on social media as new friends slide into the new warm and fuzzy blanket that is the comfort show called Magnum P.I. We also left some viewers behind on CBS, which is perfectly natural. CBS is known to be a ratings giant, in large part to the general audience CBS gathers that simply turns CBS on no matter what is on. Think background music that consist of explosions and gunshots. These viewers are the ones we haven’t managed to bring over to NBC and we weren’t going to be able to bring them over anyway.
But let’s look at some things in more detail.
What are ratings?
Ratings are a measuring system, by which networks gage the audiences interest in their shows. Based on ratings advertisers also decide what ads to place and potentially how much they pay for it, which is income for the networks. The sales demographic (18-49) is specifically interesting to those. Networks as well as the companies have access to far more data than the simple sales
Are our ratings bad?
Simply said, no. For a Sunday show on NBC in our timeslot our ratings are solid. Even the recent ‘drop’ in numbers is just a reflection of the competition currently on. Sundays are some of the weaker days in terms of ratings. At the moment Sundays generally don’t gather stellar ratings across the board. Every show and network suffers from this downturn (Hello streamer competition, anyone?)
Why did we suffer a drop in ratings in the recent weeks?
Simply said: Competition and natural viewing behavior.
March Madness is an event people watch live (as are Oscars, but March Madness much more so). These people record their shows instead of missing the game. March Madness also consistently ran overtime a little. People don’t just switch to other channels to catch half an episode. If they haven’t set a recording they will watch on Peacock.
It’s also somewhat natural for shows to lose a few viewers along the way. The reasons are as many as you can possibly imagine. Some lose interest, some have a different working schedule, lose access to NBC, aren’t in the right mindset to watch, have to go to the hospital, stubbed their toe, die (yeah, people annoyingly do that in which case their rating isn’t counted).
Where is everyone who saved the show and why aren’t they watching?
It’s a frequent complain and one that is perhaps the most stinging to the fans that have become active to try and save the show. It’s also an unfair question. A little over 14000 people signed the petition, only a fraction of those have donated to the fund, a handful have organized initiatives (billboard, anyone). You will have to subtract international viewers here, who have made up a large portion of that number. As you can see those specific fans are around – if they can. The international fans have no way of contributing to ratings other than social media engagement.
What ratings do we need to get renewed?
Impossible for us to tell. Ratings are only one factor in a large grid of data that NBC has access to and we don’t. We like having control, I know, but in this case we don’t have any.
Data we don’t have but that factors into renewal decisions:
Production cost (including rent for stages, compensation for cast, crew and so on)
How much money the ads actually make
How much money product placement in the show brings in
Number of people streaming
Contract requirements for the ads
Social media engagement (beyond the cold numbers) and the value they put into it
Projected ratings and expectations
To make it simple: A show that has high production cost and high ratings can still be canceled if the income the show brings doesn’t match the cost of producing it. Shows with lower ratings can still be renewed if there’s a solid profit.
Why do ratings look so different on a Sunday than a Friday?
Viewer behavior and circumstance. Friday is the beginning of the weekend, a lot more people have time to just kick back and watch TV, whereas Sundays people prepare for the new work week, maybe go to bed early. The reasons are endless, but it comes down to this: Sunday ratings and Friday ratings are wildly different overall. More people watch Friday in general, so our numbers would be higher there, too, but our Sunday ratings do reflect the higher ratings we would have on a Friday, translated to the circumstances on a Sunday.
We would have better ratings on a Friday, why doesn’t NBC put us back on a Friday?
It comes back to the data we don’t have. Yes, we performed well on a Friday, but NBC has analysts who thought it would be most beneficial to have Magnum P.I. on a Sunday. They had a reason to put it there. Also we would have likely experienced a rating drop on Fridays, too. Mainly because, as pointed out, the people who habitually watch CBS, wouldn’t watch NBC now.
CBS has a much higher rating than we do. Should we be worried?
No. NBC won’t make renewal decisions based on what CBS does. NBC makes decisions based on how their own shows do. Ultimately the shows that bring (and are projected to continue to bring) good profit, not ratings, are likely the ones that will be renewed. So don’t look to other networks, we’re not in direct competition with them for a timeslot at NBC, we’re in competition with other NBC shows. And among them we’re far from the worst performer. (And again, we have very little data in order to gage profitability)
Why are articles reporting so negatively about the shows ratings?
It’s simple journalism. Similar to shows, articles have a bit of a rating system behind them: Clicks. Highly clicked articles = more income.
Now as yourself which headline are you more likely to click and which article are you more likely to read through:
Magnum P.I. plummets to a new all-time low.
Or
Magnum P.I. has 0.5mil viewers less this week than last week.
You’re more likely to click the first one, because it tickles your emotions, in this case in a negative way. The same way the content does. This type of language grabs you more, which increases click rates and the chance that you read the entire thing through, which is what they want.
Ultimately they pick the language to manipulate you into a reaction, not because it reflects their opinion or the meaning of the ratings. The content is the same, though: The ratings dropped.
Matt, who almost writes daily articles about Magnum P.I., is a great example for it. I am sure we all remember when he had headlines during the save announcing statements by a star of the show only to click the article and realize it was just talking about a recent social media post by a cast member which we had already seen. The objective here is, like with every other website: Gather clicks. In this case by tickling your curiosity. It’s nothing more, nothing less.
The reason why the articles sound negative is simply to get you to react. They in no way reflect NBCs opinions, nor are they able to tap into more data than we do, which is the ratings. All they have is a bit of experience with previous shows, but when it comes down to that, they consistently point out that Mangum P.I.s ratings are a win for NBCs Sunday line-up.
Why aren’t streaming numbers released?
Internal decision, but maybe this quiets your mind: Procedurals like Magnum P.I. are known to have great streaming numbers. They’re one of the best performing genres on streaming platforms. One of the reasons for that is how easy one can get into the plot at any point due to the stories contained within an episode. Magnum P.I. and all the other procedurals are a show where you can watch an episode without context of previous seasons and still enjoy it due to the mystery of the day. From there maybe the serialized aspect makes viewers go back. Or they continue to watch. But our streaming numbers could very well be good.
Does the drop mean it looks bad for renewal?
No. Right now what you want to look at is context: Magnum P.I. brought NBC the strongest Sunday ratings in years. Our decline is happening within the context of a sport event/natural decline and NBC will have expected it. Other than that our ratings are stable.
We also consistently adjust upward from the preliminary ratings we get on a Monday to the final ones we get the week after. That means something.
Ultimately we will not be able to judge our renewal chances on the ratings alone, due to the multitude of factors (and there could be more) I already mentioned.
There is no point in getting overly worried about ratings. We can’t control them! No matter how much we want to.
What we can control is this: If we can watch it and have our view counted, do. Engaged with the official accounts on social media and enjoy the show. There’s really nothing more we can do.

Check out this classic! A 1972 Lake Placid Blue Fender Competition Mustang in its original grey hard shell case! 🏁 - Link in our profile. - The Mustang was Leo Fender's last major original design before the CBS buyout, launched in mid-1964 to immediate success. The Competition models were introduced in 1969, with more contoured bodies and automotive themed hot rod trim that seem particularly suited to a guitar sharing its name with Ford! By the early 1970s the proliferation of cheaper Japanese guitars had undercut the market and sales were down, but the easy handling 24" scale Mustang endured through the decade as a classic in its own right. This one has more date markings inside than many from this decade; the neck is clear-dated MAR 72, the pots coded to the 5th week of that year, the lead pickup ink-stamped "7202" and "May 1" stamped small under the pickguard. Two sperm producers disappointed in the birth of a girl but it’s in a “but we paid for a male child” way. Maybe the Church of England can offer them some words of wisdom. 🙄
A UK-based online magazine dedicated to queer and transgender interests worldwide is facing backlash after appearing to show hypocrisy on the subject of gender identity. On July 7, PinkNews posted on its website a news story titled, “Gay couple who wanted a son sue IVF clinic after surrogate gives birth to daughter,” sourced from CBS News.
According to the report, Albert and Anthony Saniger, a male, same-sex couple, desired to have two sons.
The duo, who have been married since 2013, sought the services of HRC Fertility in Pasadena, California. HRC markets its clinic as “dedicated to helping the gay and lesbian community achieve their dreams of parenthood,” the same-sex couple explained in court documents filed later.
Tumblr media
At a cost of $300,000 to the couple, HRC and fertility specialist Dr Bradford A Kolb arranged for donor embryos to be fertilized with sperm collected from the Sanigers, and for a surrogate who would gestate and birth the child. The couple informed the clinic and Dr Kolb that only male embryos should be transferred to the surrogate’s uterus. HRC determined which of the embryos were of the male sex, and allowed the Sanigers to select the exact embryos they wanted used in the process, court documents show.
However, HRC and Dr Kolb “negligently, recklessly, and/or intentionally transferred a female embryo to the Sanigers’ gestational carrier,” resulting in the birth of a baby girl in 2021, the couple is now alleging.
The Sanigers considered “this error” a “staggering” financial loss, states their lawsuit, which was filed in Los Angeles Superior Court. The couple is accusing the HRC and Dr Kolb of breach of contract, medical malpractice, negligence and fraudulent concealment and violation of the Unfair Competition Law and the Consumer Legal Remedies Act.
The summary by PinkNews includes condemnation of the fertility industry for using a process that results in those who are not “cisgender couples” paying a comparatively “hefty amount of money to experience the joy of parenthood.”
Backlash against the pop news website was swift across social media networks. Many social media users pointed out the hypocrisy of PinkNews recognizing the infant in this case as female, while over the years consistently backing “the right of transgender women to assert their own identity” and branding any acknowledgement that “transgender women” are members of the male sex as “anti-trans” and “misgendering.”
Tumblr media
A July 10 tweet by Twitter user Dan Fisher, which remarks that “So Pink News does, in fact, know the difference between male and female – when it comes to buying babies,” had by press time garnered 8,445 likes.
In the face of heightened scrutiny, PinkNews vowed on Facebook the following day that it would more heavily moderate its comment section on the platform:
We know that our page hasn’t been the safest place for our amazing community. We’re incredibly sorry that this has been the case. We know we need to do better. After listening to your feedback, we’ve built a team to better moderate our platforms and deal with hateful comments as quickly as possible. This includes removing comments, banning repeat offenders from our page and, in some cases, turning comments off.
We want you to feel safe when interacting with PinkNews and we know that this is an important part of that.

Moreover, together with your team, the bookkeeper you call upon will create frequent financial reports, audit your internal financial processes, balance your cash flow statements, and, not least, work with your payroll management team, ensuring compliance with regulatory policies like the ACA.
What Is the Difference Between a CPA and a Bookkeeper?
The main difference between a CPA and a bookkeeper is the level of expertise and daily responsibilities they are expected to handle. To become a Certified Public Accountant, interested individuals must have obtained a degree from a nationally accredited program in accounting, passed their Uniform Certified Public Accountant Examination, and have professional experience in the field. On the other hand, bookkeepers, for the most part, are usually only required to have completed a CB certification program and have on-site training and experience with financial recordkeeping tasks.
CPAs are expected to perform a wide variety of accounting services, the complexity of which may differ depending on the level of competitiveness in the client's industry or the number of employees of the company. What services can be provided by a CPA? Anything from financial statement preparation to tax filing, comprehensive financial consulting, and audits of past books. Bookkeepers, on the other hand, typically focus on the recording of day-to-day transactions and assist CPAs with proper documentation. However, bookkeepers can also maintain general ledgers, reconcile bank statements, administer account payables and receivables, and generate fiscal reports, usually alongside senior accountants.
Why Use Two Bookkeepers?
Do you require bookkeeping in San Antonio? In that case, an excellent suggestion would be to use the bookkeeping services near me of a company that can send two separate bookkeepers, one junior and one senior, for your venture's requirements. The junior bookkeeper will handle the day-to-day financial recording tasks that would typically fall on the shoulders of your employees.
Data entry can detract from your team's productivity, so it's best left in the hands of professionals. However, it doesn't require a superior skillset, so it can be performed by junior bookkeepers, who will incur fewer costs. On the other hand, complex financial tasks that need professional experience will be addressed by the senior bookkeeper. Complex financial recordkeeping operations are rarer, and therefore, the services of the senior bookkeeper will be used less regularly, which will lower the costs.
Moreover, using two bookkeepers is advantageous in case you require professional training for your employees but simultaneously need to optimize your financial data for audits or tax returns. Two bookkeepers instead of one can give you the flexibility your business needs to grow at a predictable level. Are you looking at bookkeeping services near me?  Then, an excellent idea is to choose the offers of a firm that can provide multiple bookkeepers for your tasks. Dividing financial recordkeeping tasks according to complexity leads to lower costs and permits business growth regardless of market conditions.

What to Look for In a Bookkeeper?
Are you a firm based in Texas and need quality bookkeeping services near me? If so, before choosing a company to handle your financial tasks, you should consider a few things. Number one, the company you call will need to have the expertise to handle your financial recordkeeping tasks. A good idea is to look for certified bookkeepers who have obtained an optional certification and who are open about their past work and the transnational recordkeeping methods they employ.
Number two, it is essential to choose a bookkeeper who has experience working with companies active in your field of activity and who is knowledgeable about the latest fiscal developments in your sector. The bookkeepers with whom you collaborate should be able to migrate your financial books to the cloud, offer remote services that match your employees' schedules, and, not least, be transparent with their pricing and provide an opportunity to scale their offers without further hassle. High-quality bookkeepers are a must for firms active in national and international markets, and their services can be the foundation of your long-term commercial success.

Spring Buying Season Trends: Sellers Adjust Prices Amidst Rising Mortgage Rates
Tumblr media
Increasing numbers of homeowners looking to sell their properties are reducing their initial asking prices to attract potential buyers as the spring home buying season kicks off.
According to Realtor.com, 14.6% of homes listed for sale in the previous month saw price reductions, marking a rise from 13.2% compared to a year ago, marking the first annual increase since May. In January, the percentage of homes with price cuts stood at 14.7%.
The proportion of home listings with lowered prices is slightly above the monthly average dating back to January 2017.
This shift is advantageous for homebuyers navigating a market where affordability remains a challenge for many. A persistent shortage of available homes for sale has consistently driven up overall home prices, even as U.S. home sales declined over the past two years.
Last year, housing prices in the country's 20 largest metro areas increased by an average of 6.7%, as per the latest S&P CoreLogic Case-Shiller data. Nationally, housing prices rose by more than 5% over the past year. The driving force behind this increase is the higher mortgage rates, which have made homeowners hesitant to sell due to the increased costs associated with buying a new property, compounded by the limited supply of homes on the market.
"In February, Javier E. David, managing editor for business and markets at Axios, described the situation as a toxic combination where homeowners are reluctant to sell due to unfavorable conditions, while potential buyers face limited affordable options and inventory shortages," reported CBS News.
As spring approaches, however, there are signs of a pricing adjustment.
"We're observing sellers reducing prices, resulting in more moderate price increases compared to what could have been," explained Danielle Hale, chief economist at Realtor.com.
The increase in the proportion of homes with price cuts indicates a shift in the housing market towards a more balanced state between buyers and sellers. The exceptionally low mortgage rates in the initial years of the pandemic empowered buyers, leading to intense competition and substantial increases in median sale prices for existing U.S. homes, which surged by 42% from 2020 to 2022.
"Essentially, the reductions in prices indicate a return to a more typical housing market environment compared to the past few years," stated Hale.
The peak for properties with lowered listing prices was in October 2018 at 21.7%, and it nearly matched that level at 21.5% in October 2022.
Last year, the proportion of home listings with reduced asking prices surged to 18.9% in October, coinciding with the 30-year mortgage rate hitting a 23-year high of 7.79%, as reported by Freddie Mac.
December saw a moderation in mortgage rates due to expectations of reduced inflation, potentially leading to the Federal Reserve cutting its key short-term rate starting in spring. However, these expectations were tempered by strong inflation and economic reports in the current year, causing mortgage rates to rise for much of February.
This has compelled sellers to adjust their asking prices to align with buyer expectations, as Hale pointed out.
The pressure on sellers to lower prices may ease if mortgage rates, as predicted by many economists, decrease throughout the year.

It's very rare that someone gets the drop on Colter Shaw.
Colter prides himself on being very aware of his surroundings, a trait built during a childhood that saw an almost 'survival of the fittest' competition play out amongst his family.
He's parlayed those experiences into his role as a professional reward-seeker, but during Tracker Season 1 Episode 5, we'll see Colter take on a different kind of case that will find him in some trouble, and TV Fanatic got an exclusive clip from the hour!
Colter is used to tracking down missing persons with a cash reward on the line, and we've seen him find missing teenagers and even free someone from a cult during Tracker Season 1.
Here, we'll see Colter headed to the Gateway of the West, where he'll be looking for a potential witness who could help a convicted murderer prove his innocence.
That is certainly a case that's a little outside of Colter's wheelhouse, but we're slowly learning throughout this season there isn't much Colter isn't willing to do.
Not only does he love a challenge, but he likes to help people, and it's easy to see why he'd feel compelled to take this case when said convicted murderer's daughter is the one making the request.
No one wants to believe the worst about their parent, and Clay Porter's daughter wants to help her father. If there really is a witness out there in the wind who could help exonerate her, she will surely do whatever she can to find them.
Not many are equipped to find just about anyone, and the case may take on a personal note for Colter as it deals with finding a witness who could help a potentially innocent man get his life back.
There must be a large part of Colter who wishes there was a witness the night his father died so he could get some closure about just what happened out there at Devil's Notch.
We haven't had much movement on the Shaw Family drama, but this case may reopen some things for Colter and provide more information about this season-long mystery.
But while the jury is out on whether or not we'll hear more about Russell's cell phone habits, we will see Colter and Reenie working together, a partnership that has been a lot of fun thus far.
Reenie keeps Colter at a safe distance due to their history, but she still cares about him and knows he's the best at what he does.
It's been fun seeing them continue to bond each week and slowly develop a new normal in their dynamic, which is one of respect for the other's talents and a willingness to help.
In this clip exclusive to TV Fanatic, Reenie expresses concern for Colter, who seems to take her words in stride but nonetheless powers on with his next move.
His next move takes him to confronting a woman named Mallory and then promptly getting knocked out!
Colter often finds himself in predicaments, and at this point, we've seen him be shot at and stabbed, but a clubbing to the back of the head is brand new territory.
No one said reward-seeking was easy or safe, for that matter, and we'll have to see how Colter can get himself out of another sticky situation.
Check out the exclusive clip below, and make sure to leave all your thoughts about the upcoming hour in the comment section as well.
We'll be back after the latest episode with a comprehensive review and much more to discuss!
You can watch Tracker at 9/8c on Sundays on CBS.

If Elin would have been fit, i don’t think seger would have started
I don’t agree of her starting anyway, but i can see why in this case, no elin who is the obvious replace, nattis will probably play CB because mandy is not fullt fit and so on. Yeah the midfield without seger, Elin or nattis at the 6 would maybe function, but this is a competitive game after all and maybe they don’t want to gamble as i also think seger will not play both of the games and they probably thought the one on friday will be the least tough at the midfield
yea I mean the reality is I think if Elin was fit she would be starting over Seger. think nat will likley start in defence

https://parade.com/tv/great-american-family-christmas-in-july-2023
Love them or hate them, Christmas movies abound. There are so many out there now that you can pretty much find a Christmas movie playing somewhere year round. Hallmark Channel was first to corner the market on holiday films over a decade ago and they literally have hundreds of films to choose from. Lifetime, Freeform, CBS, Netflix and others also have a variety of holiday films in their cache. Upstart network Great American Family also has a growing library of original Christmas movies.
Headed by former Hallmark exec, Bill Abbott, Great American Family launched their Great American Christmas lineup a few years ago and they have a couple dozen films under their belt. To celebrate these films, they're bringing back their "Christmas in July" lineup which features holiday movies 24/7 beginning June 30 and running through the month of July. You'll see plenty of old favorite Great American Family movies as well as the premiere of a brand-new holiday flick, A Belgian Chocolate Christmas.
In A Belgian Chocolate Christmas, a photographer takes her best friend's place at a Belgian culinary school at the holidays and connects with the chocolatier leading the class. As romance begins to bloom, the only problem is a case of mistaken identity. The film stars Jaclyn Hales and Zane Stephens and premieres on Saturday, July 8 at 8 p.m. ET. Check out the trailer for the film below.https://www.youtube-nocookie.com/embed/6o7JBCIisU0
The network also announced production has begun on Paris Christmas Waltz, a sort of sequel to Hallmark Channel's popular Christmas Waltz. Former Young and the Restless actor Michael Damian directed the original film and will also direct Paris Christmas Waltz. He and his wife, Janeen Damian collaborate on writing again for this follow-up that takes viewers to the City of Light. Paris Christmas Waltz stars Jen Lilley and Glee's Matthew Morrison.
In Paris Christmas Waltz, Emma (Lilley) relinquishes her job so a colleague with a family will keep his. Contemplating life’s next steps, Emma meets a professional dancer, Leo (Morrison) whose love for competitive dancing is waning, until a once-in-a-lifetime opportunity arises for the novice to join the pro and sweep all of Paris off its feet.
Great American Christmas begins on Oct. 21 with new holiday movie premieres every Saturday and Sunday and 24/7 Christmas movies through the end of the year.https://www.youtube-nocookie.com/embed/2pVQyHyeITw
