Okay, so I probably definitely watch too many Hallmark movies, but I couldn’t get the idea of Hallmark Movie!Hannix out of my mind for this one 😂 So please enjoy a little snippet of Jake as the charming, small-town rancher and Natasha as the up-and-coming real estate agent, trying to convince him to sell his property for a new hotel chain 🤭

She couldn’t believe she had allowed him to talk her into this.

If you had told Natasha Trace just last week that she’d be trading in her stilettos and pencil skirts for a pair of tattered jeans and cowboy boots—not to mention the fact that she’d be sitting astride a pinto instead of sipping on an espresso at her favorite cafe—she would have laughed in your face. Yet there she was, clinging in terror to the pommel of a saddle as her thighs screamed in protestation, reminding her with every sloping step that she had completely lost her mind.

Damn, she was really desperate to make this deal.

“You sure you never rode before?” came a sarcastic voice from beside her, a smug smirk adorning the face of the infuriating man she had somehow allowed to convince her to do this.

Refusing to let on just how uncomfortable she was, Natasha straightened her spine and jutted out her chin in defiance. “Mr. Seresin, I really don’t see—”

“Jake,” he cut her off, adjusting his cowboy hat as he sat easily in his saddle atop the large black horse that made her admittedly docile mare look like a puppy in comparison.

“Jake,” she ground out in frustration, swatting irritably at a fly. “I really don’t see what the point of all of this is. We could just as easily have had our meeting back at the ranch. Or at my hotel. All of my materials are back there. My laptop, my PowerPoint, my—”

“Have you even stopped to actually look around you?” Jake asked, cutting her off once again. He had a really bad habit of doing that.

Frowning, she looked up at him, trying not to be affected by the green eyes sparkling in that deeply tanned face. “What?” she snapped, growing hot and weary.

“You say you want to buy up this property—buy up this land—but you haven’t even stopped once to look around and appreciate it. Now I’m a reasonable man, Ms. Trace. I’m more than happy to hear you out. But not until I’m confident that you actually understand this place,” he said, his expression serious.

Struck, Natasha found herself momentarily at a loss for words. She could feel her cheeks growing warm at his chastisement, and not from the heat of the day.

“Natasha,” she finally grumbled, awkwardly nudging her horse to follow behind Jake’s as he continued along the trail. When he glanced back and raised an eyebrow at her, she clarified, “You can call me Natasha.”

Jake Seresin smiled at that, and it took everything in her power not to fall off her horse.

“Alright, Natasha,” he said, as if tasting her name on his tongue. “We’re almost there, I promise. And I’ve got water for you in my saddlebag,” he added, his expression softening.

Just a few moments later, they crested a small slope and Natasha let out a gasp at the sight that was laid out before her like a postcard—rolling hills and babbling brooks and pastures as far as the eye could see.

“It’s beautiful,” she breathed out, realizing in that moment that Jake was right. Not once in the four days since she’d arrived in town had she actually taken the time to admire the majesty of her surroundings. It really was something else, especially from this vantage point.

“Told you so,” Jake smirked, but without malice this time. He held out a water bottle to her, which she gratefully accepted.

She tried not to think too much about the jolt of electricity that raced up her arm when her fingers brushed his.

“Mr. Ser—Jake,” she began, correcting herself. “I know I’ve been a bit…abrasive since I arrived, but please know that I never meant any offense by it. It’s just that I have a job to do. I really appreciate you taking me up here to see this though,” she murmured softly.

Jake just looked at her, the corner of his mouth quirking up in a small smile. “You’re welcome, Natasha. I’m glad that you like what you see.”

She was suddenly very much aware of just how much she liked what she saw as she gazed up at the man beside her.

This was going to be a tough job indeed.

Make the ground light and fluffy so that the pumpkin vine grows without any obstacles. Supply the field with water so that the pumpkin drinks to its heart’s content and looks prettier before our eyes, so that it becomes a real supermodel in the world of pumpkins!

But the grown pumpkin is impeccably good! Posing against the backdrop of the creation of your own mind - isn’t this a reward for the wise gardener? You won’t go out to see such a pumpkin in unironed pants and galoshes on your bare feet! That’s why our Rat is elegant, even though he’s dressed at home.

His soft robe is decorated with exquisite white cuffs, and the clasps are made of pure gold. A thin cambric scarf is lovingly tied around the neck. The trousers are neatly hemmed. The pointed boots have been polished. The twisted silk cord on the belt is a tribute to tradition. From time immemorial, owners of rich estates wear soft robes belted with silk cords!

The Rat went out alone to inspect the best of the pumpkins. Somewhere behind, a kind wife is looking out the window, admiring her husband. She looked up from her constant knitting to proudly glance at the figure of her beloved - but turn around, and you won’t notice how she will again find herself in a rocking chair with a ball at her feet and knitting needles in her hands.

Is the Rat happy with the pumpkin? He is, and how! So why is his gaze directed to the heavenly heights? Is he really estimating the size of his next pumpkin? There is no limit to perfection, right? “So there is no limit to pumpkin greatness!” - the Rat decides.

Tremble, breeders and suppliers! Be strong, agronomists and irrigators! Next season you will grow a pumpkin three times larger than this! Hey carpenter! Build a stronger and bigger wheelbarrow: the year will fly by like a day! A new pumpkin is just waiting to be born, to please the Rat and surprise the world.

Remember When The Cream Of Cincinnati Society Performed Circus Tricks?

A circus was the hottest ticket in Cincinnati in 1905, but this was no ordinary big-top extravaganza. The Riding Club of Cincinnati, comprising the very cream of Queen City society, staged a one-ring performance every other year and the stars of this exclusive entertainment were, in fact, the scions of the city’s most established families.

The opportunity to witness various Tafts, Probascos, Hulberts, Graydons, Burtons, Schmiddlapps, and other social-register luminaries demonstrating their skill in trick riding and clowning could probably have generated immeasurable ticket sales. This was, however, an occasion organized by the smart set for its own amusement, so each Riding Club member was issued three, and only three, tickets to distribute to friends and family. The audience never topped 500. Thankfully, the newspapers were invited and so we have a record of the evening’s various acts. And, according to the record, Cincinnati’s upper crust acquitted themselves admirably in the tanbark ring.

The 1905 circus was organized by real estate magnate John Van Buren Scarborough, president of the Riding Club. The performers, mostly younger members of the social set, were trained by the club’s riding master, Leon De Gisbert, and his assistant, Frederick “Fritz” Schaurer.

Ringmaster W.H. “Buck” Harrison narrated the opening parade including, he claimed, “a magnificent menagerie of carnivora, herbivora, omnivora, exotics, epizootics, neurotics, microbes, molecules and germs.” The pageant was led by drum major Murdock Burton, who later went on to Harvard University and the presidency of several Cincinnati companies. In addition to horses, donkeys, dogs and clowns, the procession included two floats occupied by older members of the club costumed as historic figures.

Since it was organized by the Riding Club, it is not surprising that most of the acts featured in the 1905 circus involved equestrian skill – riding bareback, prancing in formation, various jumping routines – but the membership also demonstrated their capabilities in gymnastics, dog training and, notably, clowning.

Even in 1905, with the automobile encroaching ever more ominously onto the city’s streets, the Riding Club’s greasepaint skits were largely directed at mocking mechanical transportation. According to the Cincinnati Enquirer [26 March 1905]:

“The modern way of traveling was illustrated by the clowns’ trouble with the automobile, which finally exploded and was carried from the ring in baskets as kindling wood.”

This anti-automotive theme was a position of long standing among the Riding Club. Two years previously, several members announced, according to the Cincinnati Post [31 October 1903] that they were dissatisfied with the city’s streetcar service. They recommended abandoning electric streetcars in favor of horse-drawn omnibuses.

“A circular letter has been sent out by the entertainment committee, consisting of Messrs. Scarborough, Holland, Burkhardt and Laws, which proposes to start omnibus lines for the accommodation of members of the club and their families. At first this is to be used for the musical rides this winter, but it may be extended later to every-day service. It is proposed to run the lines between Walnut Hills, Clifton, Avondale and Vernonville.”

That proposed omnibus route indicates the neighborhoods in which the Riding Club members mostly resided. Originally organized at Music Hall in 1890, the Riding Club moved out to the hilltop suburbs not long after and constructed a bridle path running from Reading Road in Avondale along Victory Parkway (then still known as Bloody Run) to Walnut Hills.

The headquarters of the Riding Club was located on Reading Road at Asmann Avenue, on property later traded to the Ohio National Guard for its armory. Ranny Matthews recalled that old building for the Cincinnati Post [7 May 1945]:

“It was always murky and cold in the Ohio Guard ring. Our mothers shivered. The horses steamed. And red-nosed, black-habited Fritz, the assistant riding master, had a perpetual cold.”

Despite his ongoing battle with rhinoviruses, Fritz Schaurer saw his role as preparing the upcoming generation for leadership. He told the Cincinnati Commercial Tribune [24 June 1923] that learning to ride was an important component of learning to lead:

“A horse is not the least bit deceived about the rider on his back. That horse knows exactly whether the rider is master or not of himself, and therefore, of the animal.”

Interestingly, since most of the Riding Club trainees were young women, they were, perhaps unintentionally, instructed in how to manage men. This side effect came out when the young ladies of the Riding Club held a leap-year ride in 1904. Since they were trained in horsemanship, and their beaux were generally not, it presented an amusing turnabout for the Cincinnati Post [6 February 1904]:

“There will be beauteous damsels, until now waited on with assiduous attention, vainly striving to assist 240-pound swains into the saddle. Gracious me! And should one of the spirited equines prance and curvet with its burden of bachelor, a snowy hand must restrain its joyous spirit and care for the safety of the rider – it is so nominated in the bond, and a leap-year party means the ‘Ladies Paramount.’”

Eventually, the city’s wealthier families, and the Riding Club, adjourned to greener pastures in Indian Hill and environs more suitable for fox hunting and horseback riding in general. The old Armory, afflicted with dangerously outdated wiring, burned to the ground in 1954.

The memory of the 1905 circus lived on for decades. Among the highlights of that long-ago event was the Maypole Ride, in which 10 young ladies holding gayly-tinted ribbons galloped at full speed around a maypole planted at the center of a 42-foot ring. The newspapers noted that every last one of the riders would “come out” in the next debutante class and be presented to society in a very different setting indeed.

It was a very nice office space - the Millennium Tower left nothing to be desired in terms of location, landscape views or even the luxurious décor that was visible even in the place's common areas. Eirene could see why it had so fundamentally changed Kamurocho after it was built - it was impossible to ignore that landmark, for better or worse; for someone fond of mementos of power and reminders of one's reach, she wouldn't have opposed buying some floors there for Quinn.

Unfortunately, there were none available - but it didn't mean that her personal assistant wasn't instructed to keep a watchful eye over the relevant adverts and contacts through rental agencies.

But real estate acquisitions for Quinn Enterprises was not on her agenda for the morning; a meeting with Majima Goro, instead, was supposed to fill the better part of the next hours. The Sixth Chairman of the Tojo had asked her to speak to his trusted advisor and the individual behind the ambitious plans of Kamurocho Hills to go over mostly financial information - reviewing valuations of the overall enterprise, revisiting the forecasts for the planned operation, combing through all the more relevant agreements associated to the project and other bureaucratic details.

In short, the chairman's idea was to have detailed and accurate data if the worst came to pass and the Tojo was forced into surrendering ownership of the place. Daigo's idea was not one Eirene could dispute - the signs of good leadership were also in preparing for failure and knowing how deep were the holes one could possibly fall into. But the fact was that Majima did not seem to share his boss' mentality to consider all scenarios - given the man's constant pacing in the room, it was obvious that giving up his pet project was not a solution.

"Someone wants to play. But let me tell ya, two can play that game," Majima said at length, stopping the circles he was surely imprinting on the carpet to gaze outside, standing by the window. Eirene smiled faintly at everything - even if his behavior was distracting her from the cold, focused analysis that she was attempting to perform over some old valuation reports, the businesswoman admired his fighting spirit. Majima wouldn't go down quietly - she could see why Daigo valued his counsel and experience so much.

In fact, he was just the type that her father used to favor when hiring new blood; he would have likely fitted nicely with the Irish mafia.

"I'm sure you are a formidable opponent, Majima-san. It would not be a very informed business decision to bet against you or your dedication," Eirene remarked in a pleasant tone, her bicolored eyes flickering towards the man by the window - but he turned around, pinning the Irishwoman under his impressive glare for a hard, long moment.

Eirene Campbell did not move in her seat - the Quinn CEO and founder was very much aware of the distrust that certain members of the Tojo had about her own business and even what she represented as a person; but with Dojima Daigo's word into play, they couldn't move to outright break his oath and the agreement with Quinn. But that didn't seem to be the case with Majima - his ties with Daigo were older, more personal.

But Eirene had no doubt it was a test of sorts for her, too.

"I have no desire in seeing your project going to the Ueno Seiwa - I'm sure Dojima-kaichou has informed you, Majima-san, but our agreement would not extend to anything that is out of the hands of the Tojo. It is in my best interest to see Kamurocho preserved under your control - our policies and goals are entirely aligned on this matter and Dojima-kaichou is aware of that."

Majima didn't say anything, but something in his expression changed - perhaps the words uttered by the blonde woman made sense, or maybe he was suddenly finding her an interesting distraction. At any rate, he approached the desk again and Eirene's polite smile widened even further, her hands expertly moving papers around into a pre-determined order and picking a list where she had flagged several accounts for review with red ink.

"Now, Majima-san - I require your input. from one company president to another," Eirene said, tapping over the piece of paper to secure his attention, "It seems to me that the valuations you have are outdated - the setbacks you faced while protecting Kamurocho Hills from Mutoh likely impacted the construction plans and the cashflow projections for the operational phase may need to be revisited," he glared at her then, but the Irishwoman held a hand up, signaling that there was more to come:

"However, the loss of equipment and other unexpected expenses you had at the time caused you a significant amount of net operating losses, which should turn into a benefit in the future. We need to make sure that we report this properly to the tax office, but all these losses would be deducted from your upcoming profits during operational phase - we would be looking at a substantial benefit once you go profitable, Majima-san."

The yakuza blinked, moving closer to her and staring at Eirene once more with the remarkable intensity of his one remaining eye.

"Lady," he said after a moment of silence, "Yer not makin' a lick of sense."

Eirene chuckled, linking hands over the desk and going back into her chair - her own pair of differently colored irises set on Majima, and she translated her own thoughts into more palatable vocabulary for the masses.

"Money, Majima-san. You may have bled in the past, but this will save you money in taxes in the future. We just need to report this correctly."

The man grinned then, a high-pitched whistle following while he clapped and moved away from the table, calling for his subordinate to bring over something to celebrate - there was money where they had been unaware of it; it deserved a drink (or barbecue). Turning around, his gloved hand pointed at Eirene, grin still very much in place and giving Majima a look of someone borderline maniacal.

"I like ya, lady," he declared, nodding vigorously, "Maybe Daigo's really onto somethin' with ya!"
