Cemre and Kerem Türkmen always knew that they wanted the best for their daughter. That they wanted her to grow up strong, connected to her roots but also have the love to fly. When Zeynep came to their lives, they knew that they loved her more than anything else in the world. They just didn’t realize that their daughter was going to experience quite an adventure as she grew up. For the longest time, they thought that the most adventurous thing they’d explore with Zeyno was her sexual orientation, something she discovered herself when she was thirteen. Alternating living between their home country of Türkiye in İstanbul and Boston, Massachusetts, they had struggled for a while learning about her gender identity and it resulted in her being sent to an international school in Dubai. For a while, Zeyno absolutely hated the school. Yet somehow, over time, it grew to not become too bad and it certainly helped her with her English. She even eventually started seeing someone when she was sixteen.
Falling in love for the first time was one of the simplest yet most beautiful things she’d ever experienced. While she hadn’t been expecting him, she knew that she wanted to spend the rest of her life with him. Even when she told him about her sexual orientation, he only seemed to love her more and more. With both of their parents’ permission and blessings, they were set in an arranged marriage and promised to each other. Everything was going perfectly… Until news of Zeynep’s pregnancy came out.
Zeynep and her fiancé had just finished graduating from high school, the two ready to start university in the autumn and work even closer to starting their life together. But the moment their parents found out that she was pregnant, they were furious. Her meant-to-be-future-in-laws accused her of sleeping around and cheating on their son. In the midst of it all, he had panicked and said that he wasn’t the father, leaving her heartbroken. The engagement was called off, she was forced to say goodbye to the person she loved, and under a lot of scrutinizing pressure, Leticia’s parents cut her off. Giving her enough money so that she’d be comfortable for a while then giving her the slip.
She felt lost in it all. At eighteen years old, she was completely removed from everyone she loved and everything she knew. Having meant to start school at Harvard, she moved out to Boston as quickly as possible. Trying to prepare everything she could before her babies—yes, babies; Zeynep was pregnant with twins—were meant to come and school was to start. With the money her parents gave her, she was able to find a small apartment that worked yet saved the rest of the money to go towards the babies. She’d been quick to get a job, trying to earn enough money so that she could be able to provide for her children. Soon enough, her twins, Leia and Luke (after her favourite Star Wars characters), came into her life.
By then, she had a steady job at Barnes and Noble while also taking a few night classes for her Creative Writing and Theater majors. Eventually, as the years went by and her daughters grew up more and more, the more she continued her schooling and the bills began to pile up, Zeyno took on a second job at a movie rental shop (the beautiful days before streaming became a convenience). She graduated from Harvard and while she had been blessed with many scholarships and grants, there were still loans to be paid. Her children had been the only light in her life. After what happened, she struggled over connecting with others romantically. She slept around a lot, using them the same way they used her to forget her struggles for a while. Then, she met someone rather unexpectedly.
Zeynep (or Hero, the alias they used online and with others in the queer community) was newly 21 and her friends (well, the few friends she had) believed that it was time for her to have some fun and live life a little. With being able to come up a plan to make that a reality and for the twins to be taken care of, she was dragged out to Las Vegas for a couple days. No responsibilities, no worries about the future; Just a young adult being given the freedom to do whatever the hell she wanted. Okay, sure, she struggled high-key with it at first. The urge to check on her children always just too strong. Yet, she soon met someone. At first, it was meant to be a short, 24 hour romance that went nowhere. Just someone who touched her soul and then they both went on their ways. Now, imagine their surprise waking up next morning and discovering that, not only had they fallen asleep together, they had also gotten married at some point during the past 24 hours. Zeynep was freaking the fuck out, trying to figure out how she can annul this without ever letting her kids find out. After awhile, though, they both calmed down. And brewed one of the most insane ideas in the world: what if they stayed married for the next year and see what happens next?
It was batshit crazy and Zeyno stated so. Of course, she was in. That is, until she heard the rest of her semi-partner’s idea: they moved to her partner’s hometown in Colorado. She had her children. They had a life in Boston. She was being looked at for a promotion at Barnes and Noble. How fair would it be to uproot everything for a person she’d only been married to for, what, twelve hours? She wasn’t onboard at first and even stated so. But… she’d be lying if she said she wasn’t tempted. The idea of a fresh start… Her children growing up with another parent… The potential of being a family… She couldn’t resist finally. And in November 2012, the move was made from Boston to a townhouse downtown with her new partner.
In all honesty? It was an incredible struggle at first. She fortunately had been able to get an assistant manager position at the Comic Lab and the twins adjusted better than expected. Yet it was Hero who struggled to adjust for the longest time. She couldn’t find it within herself to settle, struggling to make friends in Providence Peak and challenging her partner the best she could. Pushing their buttons and ready to piss them off. Surprisingly, though? They were supportive and understanding. The last time she had experience that had been with her ex and she soon admitted to them about what happened. Nothing could express the amount of support and care she received. After awhile, things got easier. Then a year went by and they had a vow renewal. Fully cementing their commitment to each other and embracing their love together.
Over the years, her partner adopted Luke and Leia, becoming not just their stepparent, but their parent completely. Six years went by and they were then joined with Meg, named after Zeynep’s favourite Disney character, Megara. For a moment, things were good. But after awhile, her mental health began to struggle as she began to deal with post-partum depression. Nothing was going right between her and her partner, a rift soon growing and growing. It was when they left in the middle of night, claiming that they couldn’t do this anymore that she was snapped right out of it. Well, sort of. She was finally able to reached out to her friends for help and received it, especially after hearing the news about her partner.
Over the past six years as she navigated being a (sort of) single parent again, she went back to primarily making sure her children were taken care of, but also trying to have a life as well. She gained ownership of the Comic Lab and as of a couple of weeks ago, she has now opened up a new business located in University Heights right next to the Comic Lab: A Hero’s Journey, a book-and-movie shop that’s conveniently located beneath the apartment she and the kids moved into after her partner left. She’s even tried to dip her toes back into the dating scene, though nothing more concrete has occurred since then.
Despite things not looking like how she expected when she first moved to Providence Peak eleven years ago and despite her failed marriage, Zeynep is admittedly happy with where she is in her life. After all, she has three children who are healthy and happy. She owns two businesses that she’s passionate about. She has friends in town and a life, something she didn’t really have before. What more could she want?

It lies in the union organizing and strikes by workers at Amazon, Starbucks, Uber, Lyft, John Deere, Kellogg, the Special Metals plant in Huntington, West Virginia, owned by Berkshire Hathaway, the Northwest Carpenters Union, Kroger, teachers in Chicago, West Virginia, Oklahoma and Arizona, fast-food workers, hundreds of nurses in Worcester, Massachusetts, and the members of the International Alliance of Theatrical Stage Employees.
Organized workers, often defying their timid union leadership, are on the march across the United States. Over four million workers, about 3% of the work force, mostly from accommodation and food services, healthcare and social assistance, transportation, housing, and utilities have walked away from jobs, rejecting poor pay along with punishing and risky working conditions. The suffering and instability gripping at least half the country living in financial distress, alienated and disenfranchised, preyed upon by banks, credit card companies, student loan companies, privatized utilities, the gig economy, a for-profit health care system that has resulted in a quarter of all worldwide COVID-19 deaths—although we are less than 5% of the world’s population—and employers who pay slave wages and do not provide benefits is getting worse. And on the horizon, fueled by the economic fallout from the pandemic, are large-scale loan defaults and another financial crisis. The worse things get, the more discredited the Democratic Party and its “liberal” democratic values become, and the more the Christian fascists lurking in the wings thrive.
As history has repeatedly proven, organized labor, allied with a political party dedicated to its interests, is the best tool to push back against the rich. Nick French in an article in Jacobin draws on the work of the sociologist Walter Korpi who examined the rise of the Swedish welfare state in his book “The Democratic Class Struggle.” Korpi detailed how Swedish workers, as French writes, “built a strong and well-organized trade union movement, organized along industrial lines and united by a central trade union federation, the Landsorganisationen (LO), which worked closely with the Social Democratic Workers’ Party of Sweden (SAP).” The battle to build the welfare state required organizing – 76% of workers were unionized – waves of strikes, militant labor activity and SAP political pressure. “Measured in terms of the number of working days per worker,” Korpi writes, “from the turn of the century up to the early 1930s, Sweden had the highest level of strikes and lockouts among the Western nations.” From 1900–13, as French notes, “there were 1,286 days of idleness due to strikes and lockouts per thousand workers in Sweden. From 1919–38, there were 1,448. (By comparison, in the United States last year, according to National Bureau of Economic Research data, there were fewer than 3.7 days of idleness per thousand workers due to work stoppages.)” There are a few third parties including The Green Party, Socialist Alternative and The People’s Party that provide this opportunity. But the Democrats won’t save us. They have sold out to the billionaire class. We will only save ourselves.
Unions break down political divides, bringing workers of all political persuasions together to fight a common oligarchic and corporate foe. Once workers begin to exert power and extract demands from the ruling class, the struggle educates communities about the real configurations of power and mitigates the feelings of powerlessness that have driven many into the arms of the neofascists. For this reason, capitulating to the Democratic Party, which has betrayed working men and women, is a terrible mistake.

Wall Street banks recorded record profits for 2021. As the Financial Times noted, they milked the underwriting fees from Fed-based borrowing and profited from mergers and acquisitions. They have pumped their profits, fueled by roughly $5 trillion in Fed spending since the beginning of the pandemic, as Matt Taibbi points out, into massive pay bonuses and stock buybacks. “The bulk of this new wealth—most—is being converted into compensation for a handful of executives,” Taibbi writes. “Buybacks have also been rampant in defense, pharmaceuticals, and oil & gas, all of which also just finished their second straight year of record, skyrocketing profits. We’re now up to about 745 billionaires in the U.S., who’ve collectively seen their net worth grow about $2.1 trillion to $5 trillion since March 2020, with almost all that wealth increase tied to the Fed’s ballooning balance sheet.”

By the end of the third quarter of 2021, it had $2.28 billion in cash, an increase of $399 million in the first quarter of 2020. Kroger CEO Rodney McMullen made over $22 million, nearly doubling the $12 million he made in 2018. This is over 900 times the salary of the average Kroger worker. Kroger in the first three quarters of 2021 also spent an estimated $1.3 billion on stock buybacks.
“Kroger is the only employer for 86 percent of their workers, making it their sole source of earned income,” Economic Roundtable in a survey of Kroger workers found. “Working full-time to earn a living wage would require Kroger to pay $22 per hour for an annual living wage total of $45,760. The average annual earnings of Kroger workers, however, equal $29,655. This is $16,105 short of the annual income needed to pay for basic necessities required for the living wage. More than two-thirds of Kroger workers struggle for survival due to low wages and part-time work schedules. Nine out of ten Kroger workers report that their wages have not increased as much as basic expenses such as food and housing have increase. Since 1990, wages for the most experienced Kroger food clerks have declined from 11 to 22 percent (adjusted for inflation) across the three regions surveyed. Across the entire grocery industry, 29 percent of the labor force is below or near the federal poverty threshold.”
More than one-third (36%) of 10,000 employees at Kroger-owned stores in Southern California, Colorado, and Washington said they were worried about eviction. More than three-quarters (78%) are food-insecure. One in 7 Kroger workers faced homelessness in the past year. Nearly 1 in 5 (18%) Kroger employees said they hadn’t paid the previous month’s mortgage on time.
More than 8,000 unionized Kroger’s King Soopers employees went on strike on Jan. 12 in Colorado, demanding higher wages and better working conditions from the country’s largest grocery store chain and fourth-largest private employer.

All the openings in our democracy were the result of prolonged popular struggle. Hundreds of workers were murdered, thousands were wounded, tens of thousands were blacklisted in our labor wars, the bloodiest of any industrialized country. Abolitionists, suffragists, unionists, crusading journalists and those in the anti-war and civil rights movements opened our democratic space. These radical movements were repressed and ruthlessly dismantled in the early 20th century in the name of anti-communism. They were again targeted by the corporate elites following the rise of new mass movements in the 1930s. These popular movements, which rose again in the 1960s, moved us, inch by bloody inch, towards equality and social justice. Most of these gains made in the 1960s have been rolled back under the onslaught of neoliberalism, deregulation, and a corrupt campaign finance system, legalized by court rulings such as Citizens United, which allow the rich and corporations to bankroll elections to select political leaders and impose legislation. The modern incarnation of 19th-century robber barons, including Jeff Bezos and Elon Musk, each worth some $200 billion, summon us to our radical roots.”
“Agorist and journalist Derrick Broze speaks often of the concepts of ‘vertical’ and ‘horizontal agorism’. Horizontal agorism is what most of us understand, traditionally, as agorism. It is the use of black and grey markets to out compete the state as outlined in SEK3’s The New Libertarian Manifesto and The Agorist Primer. Examples of such include unlicensed businesses, tax evasion, smuggling, drug dealing, harboring undocumented immigrants, gun running, squatting, and alternative currencies. Vertical agorism is focused on localism and self-sufficiency and is inspired by such books as Karl Hess’ Community Power. While not all vertical tactics are strictly black or grey market activities (such as free schools and farmers markets), they are counter-economic nonetheless in that they challenge corporate and government monopolies and provide working alternatives that are much more libertarian in comparison.
So if not all activities have to strictly be black or grey to be considered counter-economic, then where does that leave such things as worker cooperatives and collectives or even classical wildcat unionism and newer forms of alt labor? Do these not challenge state and corporate power in significant ways, placing more power in the hands of the individual instead of coercive authorities? Rothbard himself pointed out that most, if not every, corporation rested on illegitimate property claims and therefore should be homesteaded by the workers – the wage earners whom Rothbard claimed that agorism could do nothing for – who invested their time, labor, and energy into running the day-to-day operations but is this not just a form of syndicalism?
Karl Hess advocated a combination of such tactics as a practicing agorist, both vertically and horizontally, and a member of the Industrial Workers of the World, a 100+ year old labor union that offers a refreshing challenger to the exploitative business union model of groups like the AFL-CIO while advocating syndicalist tactics. And such tactics do seem to compliment each other in theory and in practice, offering a significant challenge to state and corporate power, while also crossing ideological boundaries between free-market anarchists and social anarchists. In fact, many free-market libertarians aside from Hess have made such alliances with alt labor organizations and unions.
Consciously moving forward in building such alliances could prove to be quite advantageous. While agorists build alternatives to the white market within the black and grey markets, syndicalists could focus on challenging existing white market entities from the inside, eventually taking them over as Rothbard advocated. But it doesn’t have to stop there. Agorists should indeed advocate that syndicalists go even further. Once a white market business is successfully syndicalized, agorist-syndicalists should help transition the business into the agora. The newly collectivized business should eventually do what all good agorist businesses do: ignore state licensing regimes, refuse to pay taxes, engage in the use of alternative currencies, and generally disregard statist interference with their business dealings. They just successfully ousted the boss, why submit to yet another authority? They just got rid of the corporate cronies who became rich by stealing the fruits of their labor so then why let the state do the same through taxes?
For those who object to such claims and scream #notallbosses, I offer the following quote from Konkin:
“In an agorist society, division of labor and self-respect of each worker…will probably eliminate the traditional business organization – especially the corporate hierarchy, an imitation of the State and not the Market. Most companies will be associations of independent contractors, consultants, and other companies. Many may be just one entrepreneur and all his services, computers, suppliers and customers.”
Even Konkin couldn’t help but notice the exploitative nature of corporate hierarchy, believing it to be some of the lasting remains of feudalism and that if the individual were truly respected, bosses would slowly become a thing of the past. In the truly freed-market, labor unions would be allowed to operate just as any voluntary association and groups like the IWW show us a way to unionize without appealing to the state for favors.”

Set post-Season 15, which I know makes a lot of people sad to think about. Square Filled: This entire series will fill my proposal square for BTZ Bingo.

The nature of living with an apple orchard in your backyard was that the house always had a slight tinge of apple scent to it. When you pulled out the season’s first pan of apple cinnamon cookies from the oven, the scent only grew stronger. You smiled; this was the smell of your childhood. You and your grandmother had spent countless hours in this kitchen, preparing this very recipe -- one that had been handed down over four generations now.
You waited for the cookies to cool a bit before using a nylon spatula to slide them from the still-warm pan to the wire rack on the cream-colored, tile counter. Using an ice cream scoop to help you keep the portions fairly equal, you loaded the silicon mat on the cookie sheet and again slid the pan into the oven. You set the timer on the oven and washed the bits of cookie dough from your hands.
Outside the window over the kitchen sink, the leaves of the trees decorating the yard were turning the brilliant colors of Autumn: red and yellow and orange. There was even some brown, which didn’t put you off the way the drab color normally would have. Autumn had a late start this year, but here it was, right before your eyes.
“That bodes well for the Fall Festival,” you smiled to yourself, not caring that no one was around to listen. The festival was something you looked forward to every year since you were a kid; for you, it was right up there with decorating for Christmas.
You finished the cookies, loaded and started the dishwasher, then put the cookies in an airtight container -- but not before sneaking one for yourself.
“Just like Granny made.”
Satisfied with your baking endeavor, you left the cookies alone and went to freshen up for your meeting with the farm’s business manager. This was something you did monthly, to make certain everything was in order, and while you normally didn’t mind the business side of running the place, things hadn’t exactly been looking up lately.
Bartholomew Kemp was a good man. He had grown up with your father and knew your family well. After your grandparents died and your father moved to the Midwest where most of the extended family lived now, you stayed behind in Massachusetts to keep watch over the family farm.
It wasn’t much, really. Thirty-five acres of land, most of which were taken up with the orchard. The main house and the barn took up a couple of acres, and there was a small pumpkin patch that covered a few acres, too. There was a lot of upkeep required, but you loved every inch of the place, and the people who worked the land so that you could stay there and keep everything in your family’s name.
The pleasant thoughts of the place you called home faded away when you saw Bartholomew’s face. As soon as his eyes registered your presence, his expression read regret.
“It’s not good, Y/N,” Bartholomew sighed, handing over the latest financial reports. “Nothing has improved with the ripening of the apples and your sales. They’re not flying out of the market the same way they used to do. More people are buying organic from the store than chancing recalls by buying direct locally.”
You frowned as you looked over the numbers. “I don’t understand. I mean -- I understand these reports coming back from the market, but I don’t understand why I’m not getting more stock back, then. The market is constantly asking for more apples, and they’ve already cleared out of our pumpkins once … it doesn’t make sense.”
“I wish I had an explanation for you, but the numbers are all there. I’ve checked and double-checked them. Triple-checked.”
You drew in a deep breath, willing yourself to not have an emotional reaction until you were alone in your car, if not all the way home. You set your copies of the reports on the desk and looked at Bartholomew.
“So, what does this mean?”
The older man leaned forward on his desk. He looked around as if wishing someone would come in and interrupt. Finally, he looked you in the eye.
“You’re going to have to sell, Y/N.”
Tears stung your eyes, and professionalism went out the window. “Sell? No, Mr. Kemp, I can’t sell! That’s my home -- my family’s home. My dad retired and moved West and he left me the place. He trusted me!”
Bartholomew reached across the table to take your hand. He squeezed, an effort to reassure you. “And you’ve done a great job, dear, but it’s the times. It’s not you. Your father has no reason to be anything other than proud of you.”
“What about -- what about refinancing?”
You could see from his demeanor this wasn’t an easy conversation. “You could try, but -- you are an amazing teacher. The kids and parents alike love you. Your employees all love you. I don’t know if that’s something you can take to the bank against your salary, though.”
“The least I can do is try.”
Bartholomew nodded. He gave you a manila envelope to put all the reports in, and offered his assistance with your loan application should you need any. You thanked him again, then hightailed it out to your car. Before you had the key in the ignition, you lost control of your emotions. The tears flowed freely all the way back home.

While he waited to get off the plane in Boston, Jensen adjusted the ball cap he was sporting, then quietly undid his seatbelt. He didn’t want to catch any complaints from the flight attendants for unbuckling while the seatbelt light was still on, but having the thing secured was giving him some weird sort of anxiety.
The passengers were finally allowed to file into the airport. Jensen shouldered his carry-on and made way for the rental car counter. Once behind the wheel, the GPS told him it was an hour drive from Boston to Attleboro.
“An hour?” he groaned. “Nah. I’ll get a hotel and find the town tomorrow.”
Jensen’s first thought was to head to the Four Seasons, but he made a last-minute decision to book a room at the DoubleTree instead. It wasn’t about money, it was about simplicity. Wasn’t that the whole point of this trip? To simplify his life?
Once settled in his room, he ordered from a delivery service that would bring him both food and alcohol, turned on his favorite playlist, and stared out the window. Below him, cars raced past. People huddled in thick jackets against the chilly wind. Vancouver was probably colder now than Boston, but it was still about twenty degrees colder than Austin.
Jensen took a deep breath and turned away from the window. He pulled clean boxers from his bag and let out that breath as he headed for a hot shower. All he needed was a quick one before the delivery service showed up to get his head straight.
“A quick, hot shower,” he muttered, turning his face away from the initial cold spray of water, “and to find a place to be.”
After fifteen years on the same show with not much to vary his days, Supernatural had ended. He didn’t regret a minute of being on the show, being around the fans, or the family that had formed during his years as Dean Winchester. Now, though, he was restless. Summer was fine; those weeks felt like hiatus. Then August came and, of course, filming still had not resumed, and the restlessness had set in.
No scripts came through that caught his interest. The Austin nightlife wasn’t really keeping his attention, but there didn’t seem to be a point in going back to Vancouver. So, he started looking for other options. How this orchard had even come across his screen, Jensen couldn’t remember. He only knew that once the seed was planted in his mind, he couldn’t stop thinking about it.
So now Jensen was laying on a hotel bed in Boston, watching sports highlights on television and knocking back whiskey on the rocks. Tomorrow, when he woke up, maybe he wouldn’t even be interested in the orchard anymore -- he’d just take a plane back to Texas and be back at square one.
“Put the lid on the whiskey bottle, Ackles. Call it a night.”
Taking his own advice, he knocked back what was left in his glass, put the bottle across the room for now, and turned off the lights. He set the sleep timer on the TV and drifted off to a restless sleep.
When Jensen woke up the next morning, the sun was barely peeking over the horizon. Seeing and potentially buying the orchard seemed less like an irrational choice and more of the quiet, new adventure he was seeking. There were new possibilities here, he could feel it in his bones -- and he couldn’t get on the road fast enough to find out just what those possibilities were.

Anyone with a little extra space can turn that room into a rental. For some, this is an investment opportunity.
As the nation’s housing crisis intensifies, a growing number of homeowners, particularly in high-cost areas, are converting a piece of their property into a garage apartment, granny flat or guest house for short- or long-term rent.
So-called accessory dwelling units, or ADUs, are now a popular way to add an income-generating rental property on the same lot as a single-family home, according to a recent research note by Freddie Mac.
“We’re in the midst of a huge housing crisis; that leads to classic economic supply and demand,” said Caitlin Bigelow, the CEO of Maxable, a startup that connects homeowners with resources to build rental units from start to finish. “Homeowners are looking at ADUs as low-hanging fruit.” (Each Maxable project begins with an evaluation for $199.)

In 2018, Amy O’Dorisio, 40, turned a stand-alone garage into a one-bedroom, one-bath unit. In the last year, demand for those types of apartments has only grown, O’Dorisio said — particularly in San Diego, where she lives and works as a residential realtor.
“I knew that it would catch on and it has,” she said.
O’Dorisio said she spent $130,000 on the conversion, including permits and some furniture. She now rents the unit for roughly $2,000 a month. She is currently working on converting another portion of her property into an additional ADU.
“My goal is to have enough rental income that I don’t have to work as hard,” she said.

In fact, after a year of record low interest rates and soaring home prices, real estate became the most preferred way to invest over the long run, according to a recent Bankrate.com report — topping savings accounts or certificates of deposit and the stock market.
But there are many factors to consider. For starters, whether you can add on an accessory dwelling unit depends on the ordinances, or rules, in your jurisdiction. The scarcity of affordable housing is driving more cities to adopt ADU-friendly legislation, making these units legal in many neighborhoods; however, it’s not across the board.
And turning spare rooms into rentals isn’t cheap. Garage conversions start at about $100,000, according to Maxable’s Bigelow. Building a separate stand-alone structure is even more.
Once a unit is built, there are two main ways to make money: cash flow and appreciation, according to Tendayi Kapfidze, chief economist at LendingTree, an online loan marketplace.
“If your goal is cash flow, you’ll need to know if you can lease the property for enough to earn more than you spend on the mortgage and maintenance,” he said.
The rental income should cover your monthly costs, including insurance and some amount of vacancy.
“All that has to average out,” Kapfidze said.
“If you’re more interested in appreciation, you have to estimate whether the property will be worth more several years down the line,” Kapfidze added.
Like all things in real estate, much of that comes down to location, location, location.
Notoriously expensive cities like Chicago, Miami and Seattle have seen a growing number of these rental units over the last decade while homeowners with ADUs in more affordable cities like Austin, Texas; Nashville and Phoenix could benefit going forward from a sudden increase in rent prices due to Covid.
Vacation towns may be even more lucrative.
Properties in exclusive enclaves, such as Kiawah Island near Charleston, South Carolina; Key Biscayne, Florida; Park City, Utah; Rehoboth Beach, Delaware; Nantucket, Massachusetts and the New Jersey beach towns of Stone Harbor and Avalon, have the highest value as investments, according to another report by MagnifyMoney.
Still, potential rental income can also vary from block to block, Kapfidze cautioned.
“It’s something that’s very, very local,” he said. “Before you figure out the finances, it’s very important to understand the level of demand in a very small geographic area where your home is.”

Further, it can be hard to access your cash once you’ve locked it up in real estate. These days, “even if the property appreciates in value, you can’t usually access the equity with a home equity loan or line of credit,” Kapfidze said.
Since the start of the pandemic, the banking industry has tightened lending standards to reduce risk and several large banks stopped offering HELOCs or cash-out refinances altogether. 
There are tax and insurance implications, as well. “Your insurance needs will also be different, so you should evaluate that cost ahead of time,” Kapfidze said. 
On the flipside, some of those additional insurance costs could be tax-deductible, on top of the potential tax benefits of making home improvements, he added.
“That’s definitely something you’ll want to talk to a tax expert about.”

America faces a housing crisis
Every year, Harvard University’s Joint Center for Housing Studies (JCHS) publishes a comprehensive report on the country’s challenges and prospects for one of life’s most basic needs. This year’s State of the Nation’s Housing 2021 will assess the devastating financial impact of the COVID-19 pandemic while warning that, despite substantial federal aid, more support is needed to ensure everyone participates in an improving economy.
According to the report, many rising housing costs across the country can be attributed to a shrinking housing stock, favoring consumers rich enough to cash offers on homes or those with savings sizeable enough to cover both down payments and closing costs . These market forces only worsen housing options for low- to middle-income households – those hardest hit by the layoffs and / or reduced working hours of the pandemic.
“For those households with a secure job and good living space, their houses offered a safe haven from the pandemic,” says Chris Herbert, Managing Director of JCHS. “But for millions struggling to cover rent or mortgages, housing has become increasingly insecure, and these differences are likely to persist as the economy recovers, as many low-income households are slow to recover. ”
Herbert continued: “Politicians have to adapt to the needs of people who have fallen further behind and ensure that they also benefit from the expanding economy.”
Racial differences in wealth and home ownership
Black America and other color communities already suffered widespread discrimination, often the result of deliberate structural barriers. Higher unemployment and underemployment and low wealth are long-term results. The protracted pandemic exacerbated these circumstances by imposing a dual health and personal finance crisis.
Before the pandemic began, JCHS found that the average homeowner wealth in 2019 was $ 254,900 – more than 40 times the median of $ 6,270 for renters. Even without home equity, the average homeowner net worth was $ 98,500, or more than 15 times that of tenants.
In the same year, 2019, wealth also varied widely by race and ethnicity: the average wealth of white households was about eight times that of black households and more than five times that of Latino households.
But until early 2021, the 28.1% black and white home ownership gap was only a gradual improvement over what it was in 2019 when the gap was 30.8%. Much of this inequality is attributed to racial differences in median income. While the median white household income was $ 71,000, the same data point for black households was just $ 43,000, even lower than that of Latino households at $ 55,000.
Tenants and homeowners are burdened with costs
Housing affordability is so acute in rental housing that even consumers with annual incomes up to $ 49,999 paid more than 30% of their money for housing in 2019. When the pandemic broke out, every fifth tenant was behind schedule – and black households again suffered higher late payment rates of 29%, more than double that of white households with 11%.
“The housing cost burden has also risen up the income ladder,” says Alexander Hermann, Senior Research Analyst at JCHS. “Seventy percent of tenant households earning between $ 25,000 and $ 34,999 and nearly 50 percent of tenants earning between $ 35,000 and $ 49,999 were burdened in 2019.”
JCHS ‘survey of tenants found that an estimated 25% with COVID-related job losses had depleted their savings significantly. About the same number of loans from families and friends, and 10% turned to payday or personal predatory loans.
For these and other households, the American dream of owning a home is, at best, a long way off. Every dollar available is used for groceries, utilities, and other vital necessities. The struggle to get out of debt is greatest for those facing short-term eviction or foreclosure when the current suspensions end. The federal moratorium on evictions ends in July.
Similarly, troubled homeowners who have received loan deferrals and foreclosures only have 18 months to defer or reduce their monthly payments. On mortgage loans, forbearance is a temporary agreement between lenders and borrowers to postpone foreclosure. By March of this year, 7.3 million had left this status, but 2.3 million more Mortgagees were still indulgent.
Expert opinion
America’s growing housing insecurity was also the focus of a June 9th House Financial Services Committee hearing. Under the heading, Ending Homelessness and Expanding Economic Opportunities in America, the forum provided expert evidence that supported many of the findings of the new JCHS report. Key concerns identified in a memo from the committee included:
• The lack of affordable housing is the main cause of homelessness and housing instability.
• Black, Indigenous and Latinx are over 67% of the homeless, although they make up only 12%, 1% and 16% of the total US population, respectively.
• Black men are more likely to be homeless because of their lower income and higher incarceration rates and traumatic events.
• Previously incarcerated people are almost ten times more likely to be homeless than the general public.
While the JCHS report included a recommendation to build more housing to address the country’s housing shortage, California MP Maxine Waters, chair of the House Financial Services Committee, suggested expanded housing vouchers to help low-middle-income families .
“Today’s hearing made it clear that there is an urgent need to legislate to make Housing Choice Vouchers widely available,” said Waters.
The Department of Housing and Urban Development’s Housing Choice Voucher (HCV) program is often referred to as Section 8. Both names are the largest federal rental housing program currently serving 2.28 million homes at a cost of $ 25.78 billion in FY2021. Voucher holders must pay 30% of their income for their rent and utilities, or a minimum rent of $ 50, whichever is greater and at the rate set by HUD as the local market value. The remainder of the monthly rent in line with the market is paid by the state or local agency, usually a public housing authority.
The families looked after by the program include households with children (40%), non-elderly people with disabilities (36%) and elderly people (29%). All institutions in the program must support 75% of participants with incomes below 30% of the local median income and no more than 25% of recipients with incomes of up to 50% of the local median income.
Benjamin Metcalf, executive director of the Terner Center for Housing Innovation at the University of California at Berkeley, testified to the committee: “Coastal states like California, Washington, Oregon, New York and, Massachusetts, come first because they have both the highest percentage of ultra-low income tenants and the least available affordable rental homes. The housing shortage in these states extends the income ladder and also harms those who make up the median income of the region. ”
“[F]For some time now, the rental support from ederal has not been sufficient to cover the demand, ”continues Metcalf. “Today, around one in four eligible households receives support under the current system, with waiting lists for housing choices in many cities being closed for years or entirely. From 2010 to 2020, the funding of apartment choice vouchers grew by 12%, but the increase in households receiving vouchers only rose from 2.1 million to 2.3 million over the same period. ”
The following day, June 10, HUD Secretary Marcia Fudge announced a $ 1.1 billion expansion in emergency housing vouchers made possible by the passed American rescue plan. These funds are to be used over a period of 18 months to create 70,000 residential vouchers, which will be distributed by 626 public housing authorities. As Trillions Flow Out the Door, Stimulus Oversight Faces Challenges WASHINGTON — Lawmakers have unleashed more than $5 trillion in relief aid over the past year to help businesses and individuals through the pandemic downturn. But the scale of that effort is placing serious strain on a patchwork oversight network created to ferret out waste and fraud. The Biden administration has taken steps to improve accountability and oversight safeguards spurned by the Trump administration, including more detailed and frequent reporting requirements for those receiving funds. But policing the money has been complicated by long-running turf battles; the lack of a centralized, fully functional system to track how funds are being spent; and the speed with which the government has tried to disburse aid. The scope of oversight is vast, with the Biden administration policing the tail end of the relief money disbursed by the Trump administration last year in addition to the $1.9 trillion rescue package that Democrats approved in March. Much of that money is beginning to flow out the door, including $21.6 billion in rental assistance funds, $350 billion to state and local governments, $29 billion for restaurants and a $16 billion grant fund for live-event businesses like theaters and music clubs. The funds are supposed to be tracked by a hodgepodge of overseers, including congressional panels, inspectors general and the White House budget office. But the system has been plagued by disagreements and, until recently, disarray. President Biden has tapped a longtime economic adviser, Gene Sperling, as his pandemic relief czar. Mr. Sperling who twice headed the National Economic Council, has been racing to stand up the oversight architecture and is relying heavily on the investigative powers of the Pandemic Response Accountability Committee, a panel of inspectors general, in addition to the Government Accountability Office and the administration’s Office of Management and Budget. “When you have a rescue plan, there is going to be a certain amount of tension between aspiring for perfection and meeting the law’s fundamental aims to move funds out in time to cut child poverty, keep people in their homes, save small businesses, restaurants and child care centers,” Mr. Sperling said in an interview. “You just have to do everything in your power to strike a rigorous and right balance.” But the scattering of oversight functions has led to conflict and complicated surveillance. In late April, Brian D. Miller, whom President Donald J. Trump appointed to serve as the Treasury Department’s special inspector general for pandemic recovery, released a scathing report accusing other Treasury officials of blocking him from conducting more extensive investigations. Mr. Miller was selected to oversee relief programs managed by the Treasury Department, but the agency’s officials believed his role was to track only a $500 billion pot of money for the Federal Reserve’s emergency lending programs and funds for airlines and companies that are critical to national security. Mr. Miller said that Treasury officials were initially cooperative during the Trump administration, but that after the transition to the new administration started, his access to information dried up. After Mr. Miller’s requests for program data were denied, he appealed to the Justice Department’s Office of Legal Counsel, which ruled against him last month. His team of 42 people has been left with little to do. “Rather than trying to squeeze people out, I think we should welcome everybody if they want to roll up their sleeves and perform oversight,” Mr. Miller said in an interview. White House officials dismissed his concerns and insisted that they remained committed to robust oversight and transparency. The Treasury Department maintained that Mr. Miller was trying to operate outside his jurisdiction and said it would “continue to make sure all of our inspectors general, congressional committees of jurisdiction and other oversight bodies have the information they need.” “President Biden has made crystal clear to his team that oversight is a key priority,” said Ron Klain, the White House chief of staff. “That means coordination and integration across the whole of government to ensure that taxpayer funds are being spent as intended and in service of the needs of the American people.” So far, major instances of fraud and waste represent a relatively small percentage of the 2020 initiatives and have been largely confined to small business lending efforts, like the Paycheck Protection Program and Economic Injury Disaster Loans. But federal oversight experts and watchdog groups say the exact scale of problems in the $2 trillion bipartisan stimulus relief bill in March 2020 is virtually impossible to determine because of insufficient oversight and accountability reporting. Mr. Miller has been pursuing cases of business owners double dipping from various pots of relief money, such as airlines taking small-business loans and also receiving payroll support funds. The Small Business Administration’s inspector general said last year that the agency “lowered the guardrails” and that 15,000 economic disaster loans totaling $450 million were fraudulent. Updated  May 12, 2021, 7:36 p.m. ET The Government Accountability Office also placed the small-business lending programs on its “high risk” watch list in March, warning that a lack of information about the recipients of aid and inadequate safeguards could lead to many more problems than have been reported. The report identified “deficiencies within all components of internal control” in the Small Business Administration’s oversight and concluded that officials “must show stronger program integrity controls and better management.” The Government Accountability Office flagged 896,000 errors by lenders that were not investigated by the Small Business Administration and cited problems with the oversight of loan approvals, follow-up reporting and the monitoring of contractors. The agency, now run by Biden appointees, recently responded with a proposal to revamp many, but not all, of its procedures. Oversight veterans and some lawmakers say they want to see a more cohesive approach and more transparency from the Biden administration. “It is just staggering how little oversight there is,” said Neil M. Barofsky, who was the special inspector general for the Troubled Asset Relief Program from 2008 to 2011. “Not because of the fault of the people who are there, but because of the failure to empower them and give them the opportunity to do their jobs.” Senator Elizabeth Warren, Democrat of Massachusetts, said she had pushed hard for more oversight last year because she believed that Trump administration officials had conflicts of interest. Despite improvements, she said, the Biden administration could be doing more. “I kept pushing for more oversight — we got some of it, but not all of what we need,” Ms. Warren said. “We are talking hundreds of billions here.” She added: “The Biden administration is definitely doing better, but there’s no substitute for transparency and oversight — and we can always do better.” In a closed-door meeting with Mr. Sperling, a policymaker with limited oversight experience, Mr. Biden issued a blunt directive: “You better work closely with I.G.s, like I did,” he said, according to a person to whom Mr. Sperling later relayed the story. Later, at his first cabinet meeting, the president pressed his appointees to cooperate with oversight officials. White House officials said the current oversight system, which relies most heavily on the independent inspectors general already working in federal agencies, was operating efficiently, even with occasional turf battles. Mr. Sperling is holding regular meetings with Michael E. Horowitz, who leads the pandemic relief committee, along with officials at the Government Accountability Office and the Office of Management and Budget. They are also requiring states and localities to publish performance reports that explain how they money they received is being used. But Mr. Biden’s team is equally concerned about imposing too many burdens on hard-hit recipients, and Mr. Sperling is especially worried about the slow pace of programs intended to speed $25 billion for emergency housing relief passed last year. Watchdog groups are wary that speed could sacrifice accountability. Under Mr. Trump, the Office of Management and Budget, which is responsible for setting policy in federal agencies, refused to comply with all the reporting requirements in the 2020 stimulus that called for it to collect and release data about businesses that borrowed money under the small-business lending programs. To some observers, Mr. Biden’s budget office has not moved quickly enough to reverse the Trump-era policy. Instead, Mr. Sterling’s team is working on a complex set of benchmarks — tailored to individual programs included in the $1.9 trillion relief bill — which will be released one by one in the coming months. “When it came to recipient reporting, the Trump administration said, ‘We don’t need to do any of this,’” said Sean Moulton, a senior policy analyst at the Project on Government Oversight, a nonpartisan oversight group. “We are seeing improvement under the Biden administration, but they are also basically saying, ‘We’re not going to collect this information either.’ That’s not good enough.” Since last year, Mr. Horowitz, whose group includes the 22 inspectors general, has argued that detailed expenditure information is needed to make adjustments in the criteria, targeting and design of future aid efforts. “We need sufficient data that would allow us to be able to assess impact and effects,” he said in an interview. “Did this deliver the kind of support that was intended? You need to know that, beyond the obvious question of whether or not people stole money.” Some of the overseers have also struggled with internal disagreements. The Congressional Oversight Commission, a bipartisan group set up to track how Treasury is using money for Federal Reserve lending facilities and other funds, became stymied by disagreements about a program to prop up struggling state and local governments. Its legally mandated report to Congress was delayed for weeks, and a member of the panel, Bharat Ramamurti, accused his Republican colleagues of stalling the group’s work.
