Who would win? ...he can't see hardly anything, he's maybe the size of a toddler, and he's distracted by tinkering with golems. You could crumple him like an aluminum can with one good hit. But also don't.

Should you fight Fhia? For an entirely different reason than Mhonde, no you should not fight Fhia. She is actively cursed and you are liable to die to weird things even before you try to actually fight her. Meteor, heart attack, combustion, getting hit by a car, you name it, it could happen. So no, avoid her at all costs.

Who initiates the fight? I mean she's former Priory, so would rather talk you to death than fight you. You would initiate it but regret it given the nature of her curse.

Who would win? Fhia but not because she tries, just because something fell on you and killed you before you get a swing in on her. Huh! Another statistical improbability for the books!

Should you fight Bhruizz? For yet another entirely different reason, no. Xe is very laid back and chill, not one for getting stirred up easily, and not one for starting drama. However, xe fights unpredictably being a berzerker so it's easy to get caught off guard. Morally, xe isn't a bad person just kinda keeps to xemself so there's not really a reason to.

Who initiates the fight? Yet again it would have to be you, xe doesn't have energy or inclination to fight.

Who would win? It's a 50/50. If you fight xem and they don't enrage, you win. Xe would honestly forfeit like 5 seconds into the fight - letting you win. Don't have energy for that. If xe does enrage, xe is absolutely winning. Bhruizz goes all in when xe does choose to fight and is good at both ranged, melee, and mid - so you're up shits creek there.

While at his core he isn't a bad person, he also just thinks of himself, and an ass kicking might mellow him out for a while.

Who would initiate the fight? You would because he tries to sob story his way through any form of conflict. Once you get past the puppy dog eyes, he will realize that he can't cry and lip quiver his way out of this one.

Who would win? Oh if it was an actual fight you would for sure win, he's a Guardian but most of his magic is defensive and healing based to make people rely on him and trust him. However, it's far more likely that he's gonna run away as soon as he finds out the 🥺didn't work.

Khenazzi

Should you fight Khenazzi? From a moral standpoint, yes. She's made her way high in the Inquest ranks through cruel ingenuity. However, from an actual combat standpoint, I might argue against it. She uses custom poisons she's engineered herself and honestly even if you win against her now - you will be having issues for the rest of your life because of the slow acting side effects. It's her last laugh, she plays the slow game.

Who would initiate the fight? She would. Khenazzi is of the belief that Asura are the natural rulers of Tyria given their intellectual superiority and thus everyone else needs to comply or die. Given that she's higher rank, it would be hard to find her though, you would have had to be looking. Which, is an invitation for death, in her book.

Who would win? She's not physically the strongest but she's great at evading. And while if you can catch her it will be game over, she poisons the dickens out of everything. She would even let you catch her just so she can make sure to be able to stab you at least once with her daggers so you get a taste of the poisons. So yeah, you can kill her, but you will be suffering for the rest of your life. Poisons leading to blindness, organ failure, cognitive deterioration and chronic pain.

Dhizzi

Should you fight Dhizzi? There's nothing to fight about her? She's already stuck in the Mists, you can't kill her. Chances are she wouldn't kill you either, so not real point. Morally, she may be strong willed, but she does what she can to cheat the inevitable for others. Giving everyone more than a fighting chance. She helps, in her own way. So no, it would amount to nothing.

Who would initiate the fight? You would and she would promptly laugh. You're gonna fight her? Really? Don't you have something better to do? She's already broken all the rules regarding death by sneaking people out of various planes of the Mists. Fisticuffs with the forbidden ferryman doesn't seem like a bright idea.

Who would win? No one is. She's unkillable in her current state, more of a force than a person at times, and doesn't have time for skirmishes with people. She's got countless dead to keep track of and make sure they get back into the fight. Maybe if you wanted to see what dying felt like but didn't want to commit to it - she'd oblige you.

Nova Scotia landlords complain about insurance hikes

A proposed rent cap that would max out rent increases at two per cent for the next two years has pitted landlords against tenants and the Nova Scotia government.

Mike Burgess owns eleven buildings in Dartmouth and says his insurance usually goes up a few per cent each year but this year, it'll jump.

"I can't justify that 40 per cent increase, especially with my portfolio with minimal claims," Burgess said.

Add in higher costs for heating, building materials and the two per cent rent cap and he worries costs will outpace revenue.

"If every one of my tenants was given a two per cent increase that would almost cover the insurance increase that I've received this year," he said.

Amanda Dean, vice-president Atlantic with Insurance Bureau of Canada, said we're currently in a hard market where claims have increased and premiums need to catch up accordingly.

Between 2013 and 2018, there was a steep upswing of claims in commercial property and liability.

"Some landlords are likely seeing increases within their policy renewals and some might be staying the same," she said. "But a lot of it comes back to what is the particular risk with that particular building?"

Dean noted there are several factors driving up claims -- including severe weather such as windstorms and hurricanes, buildings having more water-using appliances in units such as dishwashers that could result in leaking as well as deferred maintenance, particularly in older buildings.

"One of the things insurers have observed is that a lot of claims result from deferred maintenance," Dean said.

Kevin Russell with the Investment Property Owners Association of Nova Scotia told CTV News it's a growing trend to see landlords facing insurance hikes of 45 to 50 per cent -- mostly in older buildings.

"Insurance companies are demanding landlords make some specific upgrades to their building units which is adding to their cost," Russell said, "They're being asked to upgrade their electrical panels to 100 amp and also where there's aluminum wire in the building they're being asked to rewire the building and that can come at a cost, an average cost of $5,000 a unit."

Tenants also understand increased costs. Inflation is up and Belinda Marsman lives in a fixed income. She's in favour of the rent cap.

"It's going to help me out a lot, plus other people who I know it having trouble paying rent," she said.

When Houston was asked whether his government would consider raising the rent cap beyond two per cent he said not at this time.

"I'm completely sympathetic to landlords, particularly small landlords," Houston said. "We see the inflation rate, we know costs are going up but when we considered all the factors we need to take dramatic action to address the housing crisis in this province."

Does Homeowner Insurance Cover Renovation Damage?

Part of the thrill of a renovation is dreaming up a brand-new look for your home. The best part of the process is, of course, walking through the finished rooms and settling into your new space.

But that dream can quickly turn into a nightmare if any damage occurs during the process. Falling ladders, broken pipes, and scratches on the hardwood floor are all snafus that can delay the process and cost you serious dough. In these scenarios, who is responsible for the damage? Will your insurance cover it?

“A home insurance policy will cover damage to your home in most cases, even if it’s related to renovations,” says John Espenschied, owner of Insurance Brokers Group in Chesterfield, MO.

“Rewiring the electrical system, updating the plumbing, adding a room addition—all of these come with potential risk to the existing property.”

That’s good news; however, “in most cases” doesn’t guarantee you’re covered. Here’s what you need to know before you start that renovation project.

Where to find out what’s covered

For the details about your coverage, you’ll need to check your home insurance policy document. Your insurance company usually mails a physical copy every year, and it should also be available online when you log in to your account.

“Your policy document will outline what is covered, the applicable exclusions to be aware of, and any specific requirements pertaining to construction, renovations, and other situations where your home’s use or occupancy changes,” says Stefan Tirschler, product and underwriting manager at Square One Insurance Services, which serves the United States and Canada.

When you find your policy, refer to the “causes of loss” section, says Kevin Foley, CPA, CPCU at PFT&K Insurance Brokers in Freehold, NJ.

“The dwelling is usually covered for all risk of direct physical damage, unless one of the exclusions apply.”

Before the renovation starts

Don’t let a single wall be torn down until you’ve called your insurance company.

“You may need to update your policy, or buy extra coverage, if necessary, to extend coverage to the work,” Tirschler says. “If you’re renovating your bathroom and investing $15,000 into labor and materials, your home’s replacement cost should be adjusted to match this new cost.”

Without this pre-renovation step, the value of your improvements may be uninsured and, in this case, you would have to pay out of pocket for any repairs.

What’s covered during a renovation

Foley says that if the damage is not named in your insurance policy, then it’s not covered. So what is typically covered? Fires, explosions, water damage, and thefts.

“Renovations would be covered for the same perils as the rest of the dwelling coverage, as long as the policy is updated to do so,” says James Fleming of Country Financial in Bend, OR.

The same goes for any work performed inside the house.

“If the contractor caused a fire, broke a window, left a hole in the building, dropped a ladder on your dining room table, your insurance covers it,” says Foley.

What’s not covered

“If you don’t like the work, there’s no coverage for that,” says Foley. “If it’s really poor work and you need to have it done over, you won’t find coverage in your policy, but I would recommend filing a claim with your contractor’s general liability carrier.”

Tirschler agrees that damage caused by faulty workmanship is generally not covered by your policy.

“This is because home insurance policies are designed to cover sudden and accidental direct damage, not to provide a warranty for work performed by manufacturers and contractors.”

However, depending on the cause of the damage to your home, another option may come into play.

“If a contractor caused damage, most likely your home insurance company will pay for repairs quickly and then subrogate, or seek recovery of payment, from the contractor or their insurance company for damage,” says Espenschied.

Damage to your neighbor’s property

Let’s say that during the course of the project, your neighbor’s property accidentally sustains damage. Does your insurance cover that? Once again, it depends!

If you were negligent, for example for not removing a tree that you knew needed to be removed, your homeowner’s liability would cover you, according to Tim Surber, owner of Tim Surber State Farm Agency in Yakima WA.

But suppose your contractor causes the damage.

“Since the contractor was the cause of the damage, the contractor’s commercial insurance policy would be responsible for the neighbor’s home damage,” Espenschied explains.

Tirschler agrees that the contractor is responsible for compensating the neighbor.

“Your home insurance policy covers your own liability, not your contractor’s liability for accidental damage to others’ property.”

Your contractor should have a commercial general liability insurance policy to cover any accidents that may happen on the job.

“Request that your contractor have their insurance agent fax or email a copy of this insurance certificate directly to you, as confirmation that it is in force,” says Tirschler.

In fact, he says your home insurance provider may even request this certificate from you in advance of the renovations.

“To help protect yourself against negative circumstances, make sure your contractors are licensed, bonded, and insured,” Tirschler says. “Carefully review any guarantees or warranties they offer, to make sure you are satisfied with how they plan to stand behind their work.”

His writing has appeared in Electric Literature, Publishing Genius, and The Brooklyn Review. He teaches creative writing and literature in the CUNY system.

Carly Dwyer is an experienced director, educator and designer passionate about intersectional learning opportunities and sustainable creative economies. She uses immersive LARP theater as a way to challenge audience boundaries, to provide opportunities for audience autonomy in the story, and to explore the limits of their capabilities from within our worlds. Through collaborations with the venues and communities she works with, she helps organizations diversify their engagement and innovate the way the public interacts with their business.

Rita Banerjee is the Executive Creative Director of the Cambridge Writers’ Workshop and editor of CREDO: An Anthology of Manifestos and Sourcebook for Creative Writing (C&R Press, May 2018). She is the author of the poetry collection Echo in Four Beats (Finishing Line Press, February 2018), which was a finalist for the Red Hen Press Benjamin Saltman Award, Three Mile Harbor Poetry Prize, and Aquarius Press / Willow Books Literature Award, the novella “A Night with Kali” in Approaching Footsteps (Spider Road Press, 2016), and the poetry chapbook Cracklers at Night (Finishing Line Press, 2010). When I started packing to leave Singapore for Bali in 2000, my friends were confused and apprehensive. Why was I leaving their safe and orderly little nation for the chaos of Indonesia? The civil unrest, financial crisis and fall of Suharto in 1998 were still vivid memories in the region. Many of us had sheltered evacuees fleeing from the deadly riots in Jakarta. What was I thinking?

I was thinking like an expatriate.

The definition of an expatriate is someone who lives outside their native country. Thousands of us here in Bali have chosen this role, or perhaps it has chosen us. We're living outside our countries by choice, and our perspectives are very different from those of our fellow nationals. Many of us plan to be here until we fall off our respective perches.

What makes an expatriate? Many of us started travelling to exotic lands when we were young; I was in Bali in 1969. We were seduced by different cultures, cuisines and even partners. Some came to start businesses or do good works, others to retire or fulfil long-held dreams to explore their creative potential. Whatever the circumstances, our reasons are our reasons. We've lost the early programming that kept us safely behind whatever version of the white picket fence we left behind.

I was already an expatriate when I left Singapore for Bali, and have now been living out of Canada for almost half my life. To this day I can't define my reasons. I've just returned from a month visiting the land of my birth and it is indeed a great country; I just don't want to live there. My home is Bali, my roots are deep, this is my place now. Friends and relations in Canada can't fathom it. Neither can the Balinese.

The Balinese have a very strong sense of place. Anchored by their family temples and banjars, men stay in one place for generations. Daughters enter the family compounds of their husbands. Sons bring their wives to the father's family compound when they marry, and so do their sons and grandsons. These days family compounds are sometimes overcrowded and some sons may build a house on family land elsewhere, but will always come back for ceremonies. The soul of the family through the generations is in the family temple.

We foreigners move at least several times in our lives, and some of us have lost count of the number of front door keys we've owned over a lifetime. Just as the Balinese consider it normal to stay in one place for their whole life, it's standard operating procedure for us to change residences, cities and even countries.

I moved into my current house in Ubud in 2002, only the second foreigner/tamu to live on my street. I attended the temple on high holidays, contributed to the ogoh ogoh fund before each Nyepi and paid more than my share of road improvements and banjar events. I was tolerated in a friendly way but of course could never be anything but that strange foreign woman with all the dogs who lived behind the blue gateposts.

I've never had any security issues in my banjar, which I put down to my noisy pack of rescued Bali dogs. It wasn't until recently I learned that my housekeeper Wayan Manis has been murmuring for many years that I had supernatural powers and it was best not to mess with me. I don't, but no one ever has, just in case.

Neighbours were genial, except for one crooked old woman who consistently looked through me as if I was invisible. Perhaps I was, to her. Then a couple of years go I was outside my gate trimming the vines and saw her shuffle up the lane. I greeted her as always, expecting the usual rebuff. But this time she stopped and examined me lengthily from rheumy eyes. At last she declared, “Masih disini (You're still here.)” After 15 years of observation she'd decided that perhaps I was indeed a permanent fixture in the neighbourhood, and worthy of recognition.

Finally, I feel accepted on my street. The bapaks acknowledge me with a lift of the chin as they zoom past on their motorbikes. Kids greet me by name. I visit the little shop in my sarong to buy eggs without raising an eyebrow. And now that I've become rooted in the neighbourhood, I'm about to leave and start all over again.

A 20 year lease feels like a very long time at the beginning. But the dimension of time seems to telescope as we get older, and I'm now just three short years from the end of my lease. Land prices have increased to the point where I can't afford to stay downtown. So I'll be moving out to a nearby village – dogs, parrots, hens, pigeons, turtles and all.

I'll be putting down roots for the last time; the next lease is 30 years. So I have quite a lot of time to get to know my new neighbours, and give them something fresh to gossip about.

To the Balinese I represent a group that is strange beyond imagining. Single, childless women are as rare as dragon's teeth in this society. According to Indonesian law, people are officially geriatric at 60. Yet here we are, energetic and silver haired, refusing to act like old people. Even stranger, we're not afraid to live alone. We take an incomprehensible interest in waste management, unpolished rice and stray dogs. We flit from house to house and banjar to banjar like wild birds. In fact, our eccentricities are endless.

But it's been getting more difficult to transplant ourselves here in Bali. Costs have spiralled and affordable housing is an ongoing challenge. Many of us on fixed incomes are staring down the barrel of an expiring lease in an increasingly expensive rental market.

People are finding creative solutions. Sharing is becoming more popular. And a friend in downtown Ubud has started an interesting project which could be replicated elsewhere.She's building seven pretty little houses as a small intentional community on 17 are of riverfront land. There's a big swimming pool, community club house and shared laundry. It's walking distance to central Ubud and pet-friendly.

The concept is to create a community of like-minded people aged 55 and over who will own their leases and pay monthly maintenance. The houses are designed so they can be adapted to become more elder-friendly as tenants age. Yes, there are all kinds of management and governance issues to negotiate. But this is an imaginative pilot project that could provide an affordable housing solution for aging foreigners. We need less space and less stuff as time goes on, and friendly neighbours.

Our sense of place may have a smaller footprint but our roots will still be deep in Bali.
