This week i’ll be returning to Horsens to create a new mural piece located near Søndergade 🇩🇰🐴 • As I discovered in my previous project, of the 91.000 people living in the municipality I found that there are in fact residents from more than half the countries in the world - including approximately 100 stateless persons 🌎🌍🌏 • This will be my 3rd project in Denmark’s 8th largest city aaaannnddd I’m excited to see you all ☀️ I’ll be drawing near city centre if you’d like to swing by 🌈 ses snaaarrttt 🇩🇰 • The name of the city also has nothing to do with horses (really). The Danish word for horse is ‘hest’ but not many horses know that. Having talked with many horses around the world while traveling it turns out it’s no.1 on their list of places to visit 🐴🌍 I don’t have the heart to break it to them that there is in fact nothing horse-related in Horsens 🐴 so apologies to any horses out there I misled ... • 📸 @eivindsorgenfryd , Elisa V. So I was reading an article
And because recent trends in urban planning have encouraged a return to mixed-use developments, those sorts of buildings dominate the new construction landscape. It has resulted in some lovely new ground-level restaurants and shops emerging in areas that previously lacked much street life.
But here’s the more common picture: a cookie-cutter five story apartment building over a vacant commercial space. This image is probably also familiar to you if you live in one of those cities experiencing an urban growth spurt. One might expect this set-up to last a few months, perhaps, while the apartment units are in the process of being filled and the building manager seeks a commercial tenant. But in fact, in my city, it’s not unusual to see a commercial space sitting empty for months and sometimes years
- WHAT’S UP WITH ALL THOSE EMPTY COMMERCIAL STOREFRONTS IN NEW MIXED-USE DEVELOPMENTS? by  RACHEL QUEDNAU
There were more words but none of them mattered, because somebody, somewhere, has never visited an old town even once.
There exists a problem, and it’s a real problem, that you can try to fix with mixed use.
That problem is: If you have four buildings - three apartment buildings plus one commercial building - and it turns out if three apartment buildings don’t have enough customers to support a whole commercial building, some of your commercial building will be empty, a criminally inefficient use of land in the urban core.
I will illustrate it so:
Tumblr media
Now there are many ways to solve this problem.
One, and that’s what we’ve been doing for a few decades, is to guess how much commercial space is needed and mandate that it should be put it in a separate building. In the suburbs, the “separate building” is the mall. In the city, it might be like the illustration.
A second one is to designate the buildings as “mixed use” and mandate that the bottom floor is commercial while, above it, you have residential.
But wait! You’re still guessing how much is needed and mandating how much should be available! You’ve done nothing except this:
Tumblr media
This is worse! People are going to take 5d10 falling damage (1d10 for each 10 feet of fall) when leaving their apartments and you still have unused space!
And the issue is that, as I said in the first sentence of this post, the person who came up with that solution has never visited an old town with a succesful urban core.
If you can point to somewhere and say “Commercial space,” then it’s not mixed use, is it? It’s commercial use. The building, as a whole, might be mixed use, but that’s not the mode of mixed use that has been such a success the world over for centuries.
Mixed use means not interfering with use. It means letting the locals, who know their own requirements, decide which building should be used for which purpose.
And then your urban core will look like this:
Tumblr media
Like this example, Nørregade 13 in Copenhagen. The blue is a thrift shop, the green is apartments:
Tumblr media
As you go further left down the street, stores become scarcer. As you go right, towards the urban core, stores start being in the bottom two floors and eventually taking up entire buildings.

It is a win in the city of Aarhus, Denmark! Reiulf Ramstad Arkitekter AS, based in both in Aarhus and in Oslo, are happy to share a preview of the Nørregade- Nørreport Housing Project.
The project Nørregade 6 is to many an unforeseen and overlooked part in the city of Aarhus. The new housing project consists of three clearly defined but cohesive houses located at the corner of the highly trafficated intersection between Nørregade and Nørrebrogade.
The project offers 29 apartments and a public facility on the lower level in relation to the square and the pedestrian street enclosed by a brick arcade. With a site-specific approach referring to the materiality of the neighbourhood of ‘Mengel tower’ and proximity to Aarhus University.
This new addition creates a highly sensitive but bold addition to the city, and with a small piazza a new public meeting point.

Selv…
